Our Vision The location of the plot at the corner of Center Blvd. and Vejlands Allé in Copenhagen is the perfect place to define a strong new destination for Bellakvarter —and an amazing opportunity to enhance the urban life and introduce a significant sustainable profile to the Ørestad area. Creating a new headquarters on this exceptional site in Bellakvarter is a great opportunity to set the new agenda for the modern workspace in the modern city, while strengthening a relationship to the surrounding buildings. What is the modern workplace today? What was it before? What should it be in the future? Our vision is to create a complete innovation of the headquarter building—no longer just an office building, but an active, diverse community. Instead of creating a typically static building, we want to enhance diversity and flexibility, introducing a “medium scale” that will make the building more comprehensible from both inside and outside. Instead of a simple modern headquarter, we strongly aspire to introduce a sustainable community; a vertical stacking of activity, knowledge, and innovative solutions; a future way of working; and an agenda deeply founded in the belief of a holistically sustainable future. The building will have a strong sustainable profile and will be certified after the highest DGNB standard with DGNB Platinum and DGNB Heart Through this strategy and approach, we propose a hybrid structure, where the use of wood can be introduced when possible to reduce the carbon impact of the building. Together with recycled and upcycled materials, we have made both grand and incremental design choices that add toward a holistically sustainable building.

A short walk from the Bella Center metro station, and placed minutes away from both the city center and the airport, the area is looking to welcome a diverse range of visitors in Bellakvarter. A Future-Proof, Flexible HQ for Bellakvarter with ABW Workspaces For many years, Henning Larsen has been developing workspace design from activity-based work strategies (ABW), using this strategy as a guideline to achieve flexible square meters that cater to the different needs of employees and workflows, as well as optimizing square meters according to the number of employees. We work strategically to support different work processes, flows and collaborative culture in the physical space. In the wake of COVID-19, we are seeing a general increase in employees wanting 2-3 work from home days per week. Henning Larsen believes that the future office building and workspace supports these developing trends, while prioritizing openness, flexibility, and adaptability for various users and situations. The building will allow the flexibility for add-ons, whereby an extension can be made to accommodate future growth. At the human scale, our vision for the Bellakvarter HQ prioritizes flexibility for various programs, coworking spaces, and specific functions while creating an environment that supports people, and strengthens collaboration, cohesion and culture.

Activity-based work is a way of working that allows employees to choose from a variety of environments and different types of spaces which support the different tasks employees have to perform.
ABW designed offices gives the opportunity to meet colleagues in different settings. This creates more interaction and collaboration, and therefore a greater basis for development.
To achieve a well functioning ABW solution, the office space must be seen as a living organism adapted to the needs of employees.

Wolfsburg Connect Henning Larsen is designing a 13.6 hectare mixed-use masterplan for the Nordkopf district of Wolfsburg, Germany, the hometown of Volkswagen, known as Wolfsburg Connect. The design focuses on reversing the urban sprawl of the city, densifying, reconnecting, and reconceiving its center area into a testing ground for the future of work, mobility, and living. In addition to the urban infrastructural components which support the architecture, Henning Larsen's design for the Wolfsburg Connect masterplan will provide 257,830 m2 of state-of-the-art, sustainable amenities for office employees, users, locals and tourists alike - including, but not limited to office spaces, retail spaces, tech facilities, workshop spaces, and more, complimented by green outdoor spaces to activate the public realm.

A flexible frame for co-working spaces + a testing ground for the future of work, mobility, and living
Havelwerke I & II Havelwerke employs a community-based model that takes the best qualities of Berlin and Spandau to create a tight knit creative community linked by ambition. The value lies in the access to bright minds, state-of-the-art tools, the Havel waterfront, and a professional network. The ambition is for Havelwerke I & II to be the first Start Up Campus in the world that translates all 17 of the United Nations’ Sustainable Development Goals (SDGs) into tangible action. The project uses upcycled materials, renewable energy sources, and carbon-saving strategies. Locating this creative hub in Spandau means being able to tap into the existing hometown network of industries (BMW, Osram, and Siemens, etc.). This network's expertise, combined with the pioneering aspirations of the Havelwerke tenants and visitors has a natural home in Spandau's industrial spirit. The workplace as a community and a model for upcycling, renewable energy, and carbon-saving strategies
Nordea Bank Headquarters Based in Ørestad, the Nordea Bank Headquarters is a 46,000 m² office building designed for a prominent Nordic Bank. Built on a base of slate with scintillating, transparent facades, the bank sets new standards for work in the financial sector by providing an approachable environment that opens up to the city. The LEED Platinum and Energy Class A headquarter building consists of two masses with indoor atrium spaces. One wing houses Scandinavia’s largest trading floor with a capacity of 600 traders, the other buzzes with activity and synergies between employees and clients. The building design also includes activitybased workspaces (ABW) for 2,500 people, a meeting center, and a restaurant for 700 people, plus an additional 7,500 m² of parking area for 250 cars.

A model for activity based workspace (ABW) design and high level sustainability standards (LEED Platinum + Energy Class A 2015)
KAB Headquarters Henning Larsen has designed a new headquarters for KAB, an organization that builds, rents and manages social and communal housing for Copenhagen and the greater Copenhagen area. This new headquarters forms the framework for a healthy workplace, centered around the community. The architectural idea surrounding the KAB Headquarters includes a functional and high-quality building with great aesthetic value consisting of selective material choices and sustainable, technicallysound solutions. The design process for the office space consisted of a collaborative and transparent process between Henning Larsen, the client, and the end users, facilitated through many user and stakeholder engagement workshops. Beginning with a defined GFA, through workshops Henning Larsen was able to maximize the flexibility of the program to suit the unique needs of the tenants. A model for sustainable material selection + the design of a healthy workplace
The Biotope, MEL Headquarters Lille, France
The Biotope, MEL Headquarters Henning Larsen has designed an office building for the center of Lille, France with a vision to create a landmark and a state-of-the-art building for civic and commercial use. The Biotope is designed to be open to the surrounding environment and perfectly suited to meet the diverse needs of its users. The 30,000 m2 building is located between the Grand Palais and the Regional Headquarters in Lille. It features a 300-seat auditorium dedicated to conferences, multiple meeting rooms, work and relaxation areas, two glass bridges, a panoramic cafeteria, and over 5,000 m2 of lushly planted terraces. The building's exterior is home to a forest on the roof, vegetation-rich balconies along the façade, and green elements in the atrium and plaza. The rooftop forest will develop as a self-sustaining ecosystem of plants, birds and insects.

Certifications
We supervise and conduct documentation within LEED, DGNB, BREEAM, WELL, and similar certification systems for projects of all scales – from parts of a building to master and urban planning. The audits can be performed on proposed concepts, or design strategies. DGNB is a German/Danish certification for office buildings DGNB considers six different qualities: economy, environment, process, technic, surroundings and social and functional qualities. The certification is unique in considering the life cycles of the entire building as well as its social qualities. Projects can achieve silver, gold or platinum.
