WELCOME TO COPENHAGEN'S NEW NEIGHBOURHOOD Copenhagen is sought after. Every month, 1,000 new citizens move to the city. Everywhere, from New York to Melbourne, mayors are talking about "Copenhagenising" their cities. And time after time, Copenhagen ranks high — if not highest — in the lists of "most liveable cities". The whole world wants more of Copenhagen, but what is it that makes Copenhagen so extraordinary? We believe that Copenhagen is all about being a place that means something — to someone — in contrast to pointless car parks or uninspiring blocks of flats. Copenhagen is a city that has and wants much more. Its charming blocks and town houses, old neighbourhoods and parks, distinguish the city from an architectural point of view. But there is something more to it. A Copenhagen spirit. It's all about feeling welcome and safe. It's the special way we encounter each other in the city. For decades, Bella Center has been a meeting point for the whole world. Until now, most of the meetings have taken place indoors. But we are now well on the way to creating an entire neighbourhood, where people can both live and work. In other words we are going to transform the mundane parking areas surrounding Bella Center into a new, genuine Copenhagen neighbourhood. And we're building in an authentic Copenhagen style. We will take the best from the urban environments we know from around the town — their scale, density and vitality — but we will also dare to think differently and innovatively when it makes sense. It's all about building sustainably so people can feel it. About creating a neighbourhood where wild nature starts on your doorstep, and where there is focus on long-term solutions that make a real difference. With Bellakvarter we will create a Copenhagen neighbourhood with character. A local neighbourhood with a strong identity and an international vision. A vibrant, green city, investigating new ways of sustainable and urban living. A neighbourhood that brings out the very best in Danish design tradition. A neighbourhood with a personality that stands out — and makes sense.

We hope you will help create life in Bellakvarter. Frank Jensen Mayor of Copenhagen

BELLAKVARTER IN A NUTSHELL

If you had to explain the essence of Bellakvarter on an elevator ride, it would be imperative to mention five core qualities: Bellakvarter is international, diverse and quintessentially Copenhagen. There is all the nature you could wish for, but it is still close to the city centre and the airport.

1

A NEW NEIGHBOURHOOD with the essence of Copenhagen Inspiration for Bellakvarter was drawn from the classic Copenhagen block — which we know from the old "bridge quarter" neighbourhoods and terraced houses such as Kartoffelrækkerne and Humleby — and enhanced with modern Copenhagen lifestyle and sustainability. Bellakvarter will be a local neighbourhood with everything a neighbourhood should have — homes, shops, kindergartens, cafés, public spaces and pocket parks.

2

AN INTERNATIONAL DESTINATION in a local urban environment As an international conference destination, Bellakvarter will attract visitors from all over the world. With the biggest conference, trade show, and hotel facilities in Scandinavia, the neighbourhood will be a magnet for unique events, focusing particularly on Nordic design, fashion and furniture. The combination of international attraction and local urban environment will make Bellakvarter very special.

6

Bellakvarter Magazine

4

A GENUINE CITY with nature on your doorstep Bellakvarter is close to nature. The neighbourhood is located right next to Amager Common and is designed to create a feeling of nature throughout the expanse. The countless green spaces and pocket parks in Bellakvarter are tied together by verdant avenues, and water makes its presence felt in the neighbourhood's advanced rainwater management system involving refreshing canals and lakes.

5

CLOSE TO CENTRAL COPENHAGEN and the world The location of Bellakvarter is nothing less than great. On the Metro you can get to Nørreport in 10 minutes, to the airport in 15 minutes and, from 2017, to the Town Hall Square in just 8 minutes. If you are driving, the motorway can quickly take you to Sweden or the rest of Denmark. And if you are on a bike, in next to no time you can cycle through the wild landscape of Amager Common to Islands Brygge and

3

the rest of Copenhagen.

A DIVERSE NEIGHBOURHOOD where people come together Bellakvarter will be a diverse neighbourhood, where people will live, work and come to visit. This is where housing, commerce, trade, conference and hotel facilities blend with start-ups, corporate headquarters, accessible residential and student accommodation and ingenious penthouse flats. Bellakvarter will not be a nondescript residential district, but a diverse place brimming with the same character present in the old Copenhagen neighbourhoods.

WHAT'S SO GREAT ABOUT COPENHAGEN? Copenhagen has won the prize as "The World's Most Liveable City" several times. But what is it that makes the city so great? We have taken a look at what people from around the world say about the Danish capital. In our effort to find out why Copenhagen is so hyped at the moment, we have met up with Liv Thøger. Liv used to be Brand Director for Open Copenhagen — an organisation that formerly branded Copenhagen all around the world. Today she runs the WAUW Copenhagen blog. We meet Liv on the Snorrebro bridge that connects the two sides of Christianshavn. It's drizzling. A handful of tourists have defied the weather and jumped on board a canal tour boat, which quietly chugs past the countless sailing boats moored in the canal. On a day like today, it is very clear that sunshine is not Copenhagen's major attraction, so we ask Liv what tourists enthuse about when they talk about Copenhagen. "Traditionally it was images of the Little Mermaid and the fairy tale feeling of the old city that drew people's attention. But when you hear people speak about Copenhagen today, it also involves things like our unique bicycle culture. Just think of initiatives such as the Green Biking Lane that runs René Redzepi, NOMA

through the city or the bike bridge, The Bicycle Snake, specifically made for cyclists. Most other cities have never considered prioritising cyclists Copenhagen was ranked Number 1 in Monocle's "Global Quality of Life Survey" in 2008, 2013 and 2014. The survey highlights urban life, urban design, transport, sustainability and bicycle friendliness as the city's essential qualities.

over motorists, so many people are looking in our direction. Our bicycle culture also contributes to another common perception of Copenhagen as a safe, clean and friendly city. Our statement about being CO2 neutral by 2025 shows that we are not afraid to take action and have a serious attitude towards environmental issues. Another matter you can't ignore is the rise of new Nordic food. With NOMA in the driving seat, the Copenhagen culinary scene

“Quality of life in Copenhagen begins with the kind of intelligent, human-centric urban planning that the city is known for. The pioneering rejection of an automobile-centric development strategy in the 1960s paved the way for the city we see today. The human scale is cherished, and bicycles and pedestrians rule the streets." Monocle

has been red hot for the past 10 years, and we have witnessed a big increase of gourmet tourists dropping by." The drizzle has now turned into an insistent shower, so we seek shelter in a little coffee shop. Seasonal depression is just round the corner, so we ask Liv: How on earth has Copenhagen managed to come out on top in the Monocle Quality of Life Survey for two consecutive years? "Compared to many other countries, we have a very reasonable work/life balance. We don't work quite so much, and I believe that enhances our quality

inhabitants at every stage of their lives. 30 years ago, most people moved to the suburbs, when they had completed their education and started a family. Today, families with children continue to live in the city. The fact that it's pretty easy to work, live and get around in the city contributes to a great quality of life. The rest of the world finds it interesting that we are so committed to sustainable urban development – for example in Nordhavn, Carlsberg and Bellakvarter. We're really looking at better ways of connecting work with family life. And the fact that we're creating new urban areas where people can really live with their families. That's hard in many other large towns and cities." The rain continues to drum against the window and we drink the last mouthful of coffee. Half way through the door Liv interjects: "Unfortunately, when it comes to weather, we can't quite compete with southern European cities. On the other hand, we really appreciate it when the sun finally does come out. Then we really make a point of using the city."

About Liv Thøger Liv Thøger was Brand Director for Open Copenhagen. Today she is a freelance brand and communications advisor. She also runs the blog WAUW Copenhagen. Here she publishes stories and information about the perception of Copenhagen abroad.

CAPITAL PARTNERS

Solstra Capital Partners is a venture capital firm with offices in Copenhagen and London. Currently they are managing investments amounting to roughly DKK 10 billion. Solstra specialises in buying up and developing companies. Solstra Capital is currently working on a range of development projects, including the Nordic region's largest hospitality provider, BC Hospirality Group A/S, which includes AC Bella Sky Copenhagen, Crowne Plaza, Copenhagen Towers and the Copenhagen Marriott. Solstra Capital is also the main investor in Bellakvarter.

Crowne Plaza Copenhagen

Solstra Capital was established in the aftermath of the Icelandic financial crisis, when the company, backed by a group of international investors, acquired a number of the Nordic investments owned by Icelandic investment banks - including the department stores, Illum and Magasin du Nord. In 2009, Solstra Capital acquired and consolidated the properties and operating companies of Magasin du Nord and Illum. By deploying a number of successful initiatives everything from optimisation of logistics and new business alliances to a rework of the business models - Solstra Capital was able to make both stores profitable and sold them on to relevant property and shopping operators.

Living in Bellakvarter

NATURALLY IN THE CITY

Choosing where to live is choosing how to live. It's all about who and what surrounds you on a daily basis. Today, more families than ever dream about living in the city, but a garden and a green environment are appealing, too. The right balance between city life, the communities of suburbia and proximity to nature can be hard to find. The philosophy behind Bellakvarter is to combine urban quality with accessibility to gardens, green areas and nature. It is the ambition to create housing and public spaces that posses both urban character and natural qualities. And, last but not least, to create a space that embraces diversity and people’s different needs. Bellakvarter will incorporate many types of housing and urban features. There will be town houses and block housing, student housing and penthouse apartments, intimate pocket parks and vibrant plazas, owner-occupied flats and council housing. We believe that diversity creates a more vibrant city to live in. Here you can read about the characteristics of Bellakvarter's two new neighbourhoods: BellarÌkkerne and the KarrÊkvarteret.

35

Bellakvarter Magazine

Karrékvarteret Karrékvarteret will border Ørestad Boulevard, adjacent to the CIFF Showrooms. It will be a compact area with angled streets opened up by green interconnected areas. The buildings will be 3-6-storey blocks blended with taller buildings to create variation in the street space. Karrékvarteret is a modern interpretation of the classic Copenhagen block, optimised by focusing on modern domestic comfort — with lots of light and easy access to the space outside.

RESIDENTIAL STREETS AS COMMON SPACE The residential streets in Bellakvarter will form a shared space for the residents. Broad peripheral zones on south-facing corners will invite people to make use of the street. People can hang out, drink coffee and play. Cars will be parked directly in multistorey car parks, so there will be a minimum of traffic in the streets. On the other hand, there will be an abundance of green areas and space for bicycles and city life.

"We are still in the early stages of the process.

"We aim to create as much life on the streets as possible. For example, by opening up the CIFF Showrooms, you will create more contact between life inside and life outside."

We are developing a catalogue of initiatives, which will be the foundation for the work in the coming years. Bellakvarter will without a doubt be one of the most exciting urban laboratories in Northern Europe in the years to come. We have lofty ambitions, and everyone around the table is working with determination to create an outstanding neighbourhood. We have tried, and we're still trying to create room for the largest roof terrace in Northern Europe. It could be a kind of Copenhagen Highline, inspired by the one in New York. The challenge is to develop practical solutions, which not only create value, but are also economically viable. In the short term, we have the idea of creating an informal meeting and workplace. A kind of C'office: a combination of a cafĂŠ and informal workplace. But we've got loads of ideas. It's basically about incorporating time into the urban development as a strategic opportunity for developing culture."

WHAT DOES IT TAKE TO CREATE A SUSTAINABLE CITY?

62

Bellakvarter Magazine

Sustainability does not happen by itself. It takes a systematic process and tools to drive and qualify the development of sustainable solutions that makes real impact. It requires a holistic approach towards the environmental, social and economic domains. Copenhagen strives to become the most sustainable city on earth in economic, social and environmental terms. That is why the City of Copenhagen has designed a sustainability tool to ensure that urban development projects in the city lives up to the municipality’s aspiration for sustainable urban development. The tool is based on 14 points of relevance which will help drive interdisciplinary development of sustainable solutions. The list can be used to ensure that sustainability is thought in from the beginning of an urban development project and as a way of qualifying new solutions. Since spring 2014, the developers responsible Bellakvarter has been in dialogue with City of Copenhagen and the dialogue will continue in the years to come. The particularly positive initiatives in the evaluation of Bellakvarter include the urban plan's landscaping, the diversity of housing types, the effort in terms of strengthening Metro and bus connections and the innovative solutions for multistorey car parks. LIVING FAÇADES ON BELLA CENTER Bella Center's façades and logistics area are going to be given a significant makeover. The amount of accessible façade will be increased from approximately 900 m to 1,900 m and more than 700 metres of fencing will be removed. CONNECTION BY METRO Bella Plaza will be constructed in close proximity to the Metro and will be an attractive point of arrival for the whole area. The plan "bends" Ă˜restad Boulevard in the direction of the Metro station, thereby strengthening the link between the Metro, Bella Center and the rest of the neighbourhood. It will support access to the neighbourhood and to public transport.

SOCIAL SUSTAINABILITY The City of Copenhagen and council housing associations have signed an agreement that allocates 20% of the space in Bellakvarter to council housing. A combination of student housing, senior housing and family housing will be integrated into different parts of the area and help to create a good composition of diverse residents.

RECREATIONAL USE OF BELLA CENTER'S BORDER ZONE The west-facing side of Bella Center accommodates a number of logistic functions for conferences and trade shows. Instead of the area remaining empty, when it is not used for conference construction and transport, it will be opened up so that it can be used for recreational purposes: for example, ball games, playing, climbing etc.

Outdoor spaces Near Bellarækkerne part of the multistorey car park's lower floor will be opened up to create a covered outdoor space for activity and games.

LOCAL WATER DRAINAGE The water strategy for Bellakvarter will cut down on water consumption, managing rainwater at the local level instead of drainage into the sewage system. Water will be recycled as much as possible to supply water to the public spaces and excess water will be diverted into canals and pools. This will act as a safeguard against flooding, while the water's recreational value will be used to create features in the landscape.

Working in Bellakvarter

EVERYDAY LIFE IN THE CITY

Less suburbia. More city. Less transport. More time. Less conformity. More diversity. That is what more and more people want in their lives. Also when they go to work. That is why the relationship with the city is something companies are responding to. It's all about recruitment, quality of work and being close to customers and business partners. Technology has changed the way we work. Today we can work everywhere and we do it quite a lot - in a cafĂŠ, in a holiday cottage, on the train. More often than not, work is about sharing knowledge and creating networks. It is more about people and interaction than sitting at a desk. The workforce of tomorrow is increasingly enticed to the life and numerous opportunities that the city has to offer. The development of Bellakvarter is all about realizing the vision of the workplaces of tomorrow. Creating space for the best workplaces possible while making the city and all of it qualities partners. We want to get closer to what is important.

Visiting Bellakvarter

INTERNATIONAL COPENHAGEN Conferences are basically about meeting people. Good conferences are exciting, educational and inspiring. A time for surprises. We believe that active, local urban life on the doorstep will be an asset for many visitors. We also believe that conference and trade show guests help create a vibrant urban environment All over the world, conferences and trade shows are evolving. More and more, it is about being able to offer something special. Guests wants special experiences, inspiration and a sense of intimacy. They want a sense of local qualities. They don't want to be fobbed off with a standard meeting room and terrible coffee. They want a taste of Scandinavian quality. Service and quality naturally come first, and there should be sustainable solutions. Bella Center takes sustainability seriously - in every single detail - even the coffee they serve. Comwell Conference Center Copenhagen and AC Hotel Bella Sky Copenhagen are already famous for their green profile, their design and their capacity to manage even the largest-scale events. In the years to come there will be an even greater emphasis on creating spaces for special meetings.

MEETING IS ALL ABOUT PEOPLE

For more than 30 years, Bella Center has been hosting the biggest events in Scandinavia. A hallmark for conference, exhibition and meeting activities at Bella Center is their capacity to organise large-scale, complex events. But some people may have found the atmosphere in the large halls somewhat lacking. So now they are rearming with a wealth of initiatives. These include establishing cooperation with Comwell Conference Center Copenhagen, which will be perfect in terms of the overall ambition to create a special, locally rooted conference destination. Their explicit aim will be to create special, qualityoriented and sustainable experiences for visitors.

ROOM FOR INNOVATION Bellakvarter has accessed the growth layer and the new design, fashion, arts and crafts scene. This strong link to the design world and the growth layer will generate a very special atmosphere in Bellakvarter. This is particularly evident in the new design and furniture trade show, northmodern. New Danish art

FOOD WITH AMBITION In AC Hotel Bella Sky Copenhagen and Conference Center Copenhagen, the finest chefs cook food based on the very best of Danish cuisine. Ingredients are usually local and most of the produce is sustainable. This is ambitious food.

DESIGN IS PARAMOUNT AC Hotel Bella Sky Copenhagen is a design hotel. Both inside and out. Every single interior has been beautifully conceived — and you can feel the Scandinavian spirit in both furniture and the materials used. Everything is of the highest quality — from furniture to the indoor plants.

THE CITY AS CONFERENCE VENUE The development of the neighbourhood will concentrate on making sure that meeting and conference guests enjoy the public space. Guests will find it easy to work, enjoy a walk-and-talk meeting or just take a short break in the public spaces around Bella Center.

CLOSE TO LOCAL QUALITIES Unlike many major conference venues, in Bellakvarter you will get a feel of the local environment the moment you step outside the door. There will be families with children, bicycle culture and urban spaces all next to Bella Center. In Bellakvarter we believe that locals and people from abroad can benefit one another.

COFFEE THAT MAKES A DIFFERENCE In Bella Center we have kissed goodbye to coffee that is of low standard in terms of taste and quality - coffee that does not make a difference! The Orang Utan Coffee concept is high quality coffee grown in Sumatra in a protected natural area. Buying the coffee helps to preserve the rainforest and the existence of the endangered orangutans. So every cup of coffee you drink at conferences, meetings and trade shows actually means something - and tastes good too.

CIFF SHOWROOMS — A WORLD OF DESIGN CIFF Showrooms make up the biggest fashion house for professionals in Scandinavia. CIFF's 40,000-m2 permanent exhibition space with its shops, meeting venues, offices and cafÊs houses more than 500 Scandinavian and international brands.

Allan Agerholm – Chief Hospitality Officer for BC Hospitality Group A/S In 2014 Allan Agerholm took up the position of Chief Hospitality Officer for BC Hospitality Group A/S. In 2007 he left the Hilton Worldwide hotel chain after several years in executive positions and took up the position as Director responsible for planning and opening the Hotel Crowne Plaza Copenhagen Towers, which is now part of BC Hospitality Group A/S. Allan is Vice Chairman of HORESTA, Chairman of Copenhagen Hospitality College and a board member of the American Chamber of Commerce. Allan studied at the University of California and holds an MBA from London Metropolitan University.

Copenhagen has a lot to offer — also when it comes to attracting international congresses, conferences, tourists, meetings and events. Allan Agerholm became a hotel manager for the first time at the age of 21. Today he is in charge of one of the biggest operators in the market, BC Hospitality Group. We met him for a talk about how you create exceptional hotel and conference experiences. By Lasse Köhler

We are barely through the revolving door and inside Bella Center lobby before we are greeted by Allan. His suit and tie are immaculate. On the table stands a pot of environmentally friendly coffee, which he studiously pours before we start to talk about what makes Bella Center one of the leading conference and congress destinations in Europe. "First of all we never compromise on quality. In Denmark, we are known for our sense of detail and organisational flair, and it is incredibly important that our guests know that everything will work perfectly when they turn up. At the same time, we do our utmost to give them a real sense of where they are. They should feel that they are in Copenhagen and not just somewhere. Another incredibly important thing is our location. We are close to both the airport and the city and have a good infrastructure for both. A few weeks ago I attended a conference in Athens, where it took an hour before I got my luggage and reached my hotel. If you stay at AC Hotel Bella Sky Copenhagen, which is right next to the conference facilities, it takes 15 minutes at the most from you leave the airport and till you enter your hotel room. The majority of our guests are here for business purposes, so any unnecessary waiting time is really expensive." How do you establish the local feel in the hotels? "At AC Hotel Bella Sky Copenhagen we designed the hotel on the basis of Scandinavian design philosophy. This is reflected, not only in the materials and furniture we used, but also in the actual building, which was designed by Danish architects. We have also decided not to purchase food from producers located more than 300 kilometres away from Copenhagen. That way we can always serve excellent local produce to our guests and save the environment at the same time."

BC Hospitality Group is one of Denmark's biggest operators in the hotel, trade show and conference industry. The group currently comprises the following business areas and brands: • Bella Center Copenhagen • Forum Copenhagen • AC Hotel Bella Sky Copenhagen • Copenhagen Marriott • Crowne Plaza Copenhagen Towers • Comwell Conference Center Copenhagen • Copenhagen International Fashion Fair • International House

AC Hotel Bella Sky Copenhagen is Scandinavia's second largest and possibly most spectacular hotel. All the qualities, comfort and aesthetics of the Nordic region have been brought together under one roof. The 812 custom-designed rooms are divided between two towers, each of which inclines 15 degrees away from the other - which is about 10 degrees more than the Leaning Tower of Pisa.

Crowne Plaza Copenhagen Towers is located in the heart of Ă˜restad South. On several occasions it has been named as one of the most sustainable hotels in the world. Its 366 rooms are fitted with custom-designed furniture, which is based on recycled materials. The electricity is provided by solar panels on the façade and other renewable energy sources.
