A Little History

W

e have come a long way since the beginning of Thailand Professionals. We started Thailand Professionals in June 2012 as a professional networking events company. The company was formed, the legal documents were being processed and we were ready to start business. In three months time, we were marketing and contacting event companies, hotel venues, and event sponsors. The only thing was; we were a new company and we received a lot of feedback that we were not ready to do this kind of business. We brainstormed and thought of ways to solve this problem. We needed to create a brand and gain reputation. We finally came up with an idea to make a magazine. We already had some sort of experience in the media field and sales from our past jobs and we thought we could pull this off. We started to brainstorm again for what the magazine would be all about. We finally figured that this is for people who are and want to be successful. We wanted to feature success and the secrets to finding success. With lots of struggles and sacrifices, we produced the first issue in November 2012. With the success of the first issue, we were inspired and though to ourselves that we were unstoppable. But the success was only short-lived. The next challenge was to make the second issue. There were no advertisers! The next issue was coming out in January but we needed to get some advertisment a month before. Nobody was willing to advertise because of the holiday season. It was a tough time and we needed money. We were using up our savings to get by. We were thinking, “How can we produce a magazine about success when we were failing?” We had to push through. We called more people, we gave more discounts, but still nobody wanted to advertise. We said, “Let’s take a risk and get through this second isssue.” We didn’t want to give up. We got an advance loan from the credit card and printed the second issue of the magazine. From that time on, people started taking notice. We had more distribution channels and were getting noticed by the foreign community in Thailand. At first, the skeptics predicted that we would only last for one issue. When we made the second issue, they predicted that we would only make it to three issues. The third issue happened because we were able to build quality connections at the events from where we distributed our magazine. With connections building, we found more opportunities to partner with other companies and represent ourselves as a “professional” magazine for “professionals.” Advertising was willing to take a risk and give us a chance to represent them through the magazine. It was enough to get by, but we still needed to make more. The fourth issue was coming up and we needed more man-power to help with the marketing and distribution. We were able to go full speed with aggressive marketing and built more connections as we kept striving to produce the best quality magazine. Our lucky break happened from the fifth issue onwards. We were able to sustain Thailand Professionals and get a steady profit from advertisers. We were slowly clearing the debts of the credit card and started to ease off some of the expenses. The fifth to seventh issues featured successful developers from Phuket. We had the opportunity to travel to Phuket and do interviews at their wonderful resorts. The sixth issue was then dedicated entirely to Phuket as we saw the vast growth of real estate, business, and tourism in that side of Thailand. Now, Thailand Professionals has reached one year and we are proud to say that we have overcome the obstacles of starting a magazine company. It was tough, but we pressed on and didn’t give up. We are looking forward to a new year as we venture to the second year of Thailand Professionals Magazine. We hope you have enjoyed reading the magazine and we hope that you will continue to support us for the following year to come. Thank you all for your valued support and we’ll talk to you again soon. Seven Secrets of Self-Made MultimillionairesFirst, understand that you no longer want to be just a millionaire. You want to become a multimillionaire. While you may think a million dollars will give you financial security, it will not. Given the volatility in economies, governments and financial markets around the world, it's no longer safe to assume a million dollars will provide you and your family with true security. In fact, a Fidelity Investments' study of millionaires last year found that 42 percent of them don't feel wealthy and they would need $7.5 million of investable assets to start feeling rich. This isn't a how-to on the accumulation of wealth from a lifetime of saving and pinching pennies. This is about generating multimilliondollar wealth and enjoying it during the creation process. To get started, consider these seven secrets of multimillionaires. No. 1: Decide to Be a Multimillionaire - You first have to decide you want to be a self-made millionaire. I went from nothing—no money, just ideas and a lot of hard work—to create a net worth that probably cannot be destroyed in my lifetime. The first step was making a decision and setting a target. Every day for years, I wrote down this statement: "I am worth over $100,000,000!" No. 2: Get Rid of Poverty Thinking - There's no shortage of money on planet Earth, only a shortage of people who think correctly about it. To become a millionaire from scratch, you must end the poverty thinking. I know because I had to. I was raised by a single mother who did everything possible to put three boys through school and make ends meets. Many of the lessons she taught me encouraged a sense of scarcity and fear: "Eat all your food; there are people starving," "Don't waste anything," "Money doesn't grow on trees." Real wealth and abundance aren't created from such thinking. No. 3: Treat it Like a Duty - Self-made multimillionaires are motivated not just by money, but by a need for the marketplace to validate their contributions. While I have always wanted wealth, I was driven more by my need to contribute consistent with my potential. Multimillionaires don't lower their targets when things get tough. Rather, they raise expectations for themselves because they see the difference they can make with their families, company, community and charities.

No. 4: Surround Yourself with Multimillionaires - I have been studying wealthy people since I was 10 years old. I read their stories and see what they went through. These are my mentors and teachers who inspire me. You can't learn how to make money from someone who doesn't have much. Who says, "Money won't make you happy"? People without money. Who says, "All rich people are greedy"? People who aren't rich. Wealthy people don't talk like that. You need to know what people are doing to create wealth and follow their example: What do they read? How do they invest? What drives them? How do they stay motivated and excited? No. 5: Work Like a Millionaire - Rich people treat time differently. They buy it, while poor people sell it. The wealthy know time is more valuable than money itself, so they hire people for things they're not good at or aren't a productive use of their time, such as household chores. But don't kid yourself that those who hit it big don't work hard. Financially successful people are consumed by their hunt for success and work to the point that they feel they are winning and not just working. No. 6: Shift Focus from Spending to Investing - The rich don't spend money; they invest. They know the U.S. tax laws favor investing over spending. You buy a house and can't write it off. The rich, in contrast, buy an apartment building that produces cash flow, appreciates and offers write-offs year after year. You buy cars for comfort and style. The rich buy cars for their company that are deductible because they are used to produce revenue. No. 7: Create Multiple Flows of Income - The really rich never depend on one flow of income but instead create a number of revenue streams. My first business had been generating a sevenfigure income for years when I started investing cash in multifamily real estate. Once my real estate and my consulting business were churning, I went into a third business developing software to help retailers improve the customer experience. Lastly, you may be surprised to learn that wealthy people wish you were wealthy, too. It's a mystery to them why others don't get rich. They know they aren't special and that wealth is available to anyone who wants to focus and persist. Rich people want others to be rich for two reasons: first, so you can buy their products and services, and second, because they want to hang out with other rich people. How to Whiten Teeth With Hydrogen Peroxide Your teeth will naturally darken with age, but other factors can also contribute to yellowing. The chromogenic agents in coffee and tea, nerve damage due to an accident, smoking or certain antibiotics may be the culprit. Most dentist offices now offer teeth whitening to their patients, and you can purchase overthe-counter whitening kits at drug stores. For a cheaper solution, whiten teeth at home using hydrogen peroxide for a similar effect. Bleaching teeth with a 3% hydrogen peroxide solution is acknowledged as a safe practice by the American Dental Association. EditSteps

1. Purchase a bottle of hydrogen peroxide from your local drug store. Hydrogen peroxide is commonly used to treat skin wounds, but its antiseptic properties are also good for oral hygiene. Hydrogen peroxide is typically packaged in a brown bottle. The opaque packaging keeps light from altering the makeup of the solution. Buy a 3% solution, which is safe for oral use. 2. Use the hydrogen peroxide as a mouthwash daily before you brush your teeth to whiten teeth naturally.

Pour about 2 tablespoons (30 milliliters) of the antiseptic into your mouth, and swish it around for 1 minute. The solution will begin to foam; this is how you know it is working. The hydrogen peroxide combined with oral bacteria cause bubbles to form in your mouth. Spit out the solution, and rinse your mouth with water. Brush your teeth as you normally would.

3. Brush your teeth with a hydrogen peroxide and baking soda paste once a week. • Pour 2 teaspoons (10 milliliters) of

hydrogen peroxide into 3 teaspoons (15 milliliters) of baking soda. Mix these together until a paste forms. Play with these measurements until you find a consistency that you like. The paste should be similar in thickness to toothpaste. Add a tiny bit of mint toothpaste to your homemade paste to give it a fresh flavor. You can also add a drop of peppermint extract. Mix in a dash of salt. The salt will exfoliate your teeth as you brush. Dollop the paste mixture onto your toothbrush. Brush the paste onto your teeth in small, circular motions. Once all teeth are covered, let the mixture sit on your teeth for 2 minutes. Rinse the solution off of your teeth by swishing with water from the bathroom sink. Brush your teeth with toothpaste to rid your mouth of any remnants of the hydrogen peroxide mixture.

4. Avoid smoking, and drink tannincontaining beverages with a straw to maintain your pearly whites. Soda, coffee, red wine and tea all contain tannins.

Do not swallow peroxide. Do not use too much as it will damage enamel. Caution when using salt, as is higher in abrasion. Baking soda is the way to go to start with. You may wish to avoid adding salt. Not only does the saltier taste make it difficult to keep in your mouth for 2 minutes, but the abrasion from the baking soda works sufficiently by itself. If you swallow hydrogen peroxide call poison control. To whiten a specific or more problematic area use a q-tip soaked in hydrogen peroxide.

Be careful not to swallow hydrogen peroxide during the whitening process. Swallowing it can cause vomiting, burns or even death. If you have cuts or scrapes in your mouth, you may feel a burning sensation when you use hydrogen peroxide. The cuts may temporarily turn white. This is normal. The opening ceremony was presented by lovely Miss Sonia Couling (the brandambassador of Movers & Shakers); Mr. Oliver Nabarro (VP Corporate Strategy | Heights Holdings) and Mr. KC Cuijpers (Managing Partner of Town & Country Property & Founder of Movers & Shakers). With some mind-blowing special stage effects by MFX Asia people were blown away and even more so with a “Cannes | Monaco styled” firework display commencing right after that… Right after the opening the doors to the stunning Mantra restaurant & Bar opened to the public and a thrilling non-stop entertainment program was staged with artists and live music of world-class standards. Delicious food and a free-flow of drinks never seemed to stop… An excellent event; and it will be again a challenge for the organizers to meet this level, or even higher, for the 5th edition to come in 2013! Steve Cheah is an entrepreneur with a global agenda for Thailand. He is the founder and President of Global Entrepreneurship Thailand and the country host for Global Entrepreneurship Week (GEW) Thailand. GEW Thailand was jointly launched with the Thailand Chamber of Commerce last year and marked the occasion of Thailand joining this global “not-for-profit” movement. GEW is the world’s largest entrepreneurship campaign where, for one week in November, countries around the world organize activities and events to inspire entrepreneurship.

In January 2012, together with Claas Feye (a German national), Bart launched “Bangkok Entrepreneurs” a networking group with a monthly meeting, whose goal is to help local and foreign Small and Medium Entrepreneurs to start a business and make connections in Thailand.

Natt Kawinrachataprida is a self-made entrepreneur. She is bilingual as she has lived in the US for over 8 years. This made her culturally diversified. She was also passionate about business and the social scene since childhood. She says, “Having been back in Thailand, I’ve worked with various industries such as an import/export company and a jewelry manufacturer while attending university. After University, I established a company importing Italian wines into the Thai market with another partner called Vino Assoluto where we sold to restaurants, direct clients and private weddings, and at the same time established a wine shop in downtown HuaHin carrying over 200+ labels that is still there today.

The 5th Issue: Boon Yongsakul

B

oon is the oldest son of Mr. Kanit Yongsakul , one of the big land owners in Phuket and the founder of Phuket Boat Lagoon which is one of the most reputable marinas in Asia. He comes across as a humble and a generous person in nature. People look at him with great honor and respect not for his stature but for the kind person he is. As a local boy, he was born and raised in Phuket. Khun Boon envisions and dreams to set high standards, whether it’s Phuket Boat Lagoon, his love for yachts, his Real Estate Venture or the Boat Development Co., Ltd. Wherever Khun Boon steps, he turns those paths into gold. Khun boon has always been a people person. He is loved by all his co-workers and a 500 strong employee force. Khun Boon foresaw that the Phuket real-estate market still has a room for high growth both in domestic and international markets. Coupling with the local networks and expertise in the construction field, he then decided to go into the real-estate business in 2007 and set up his own company. That’s how the Boat Development Company Limited was formed. It was set up with a vision to be a leading boutique developer for the southern region of Thailand. In 2008, the first project called ‘Samkong Town’ which comprised of 19 commercial buildings and 10 townhouses within 4 rais of land with ultra-modern design and master plan was completed. Samkong Town was quite different from other projects around the Phuket town area. Unexpectedly, all 29 units were sold out within 3 hours of the launch day. After that, what followed was a series of projects under the leadership of Khun Boon. They are the Boat Plaza, Boat Avenue and Grand Boat Plaza. The latest project being the Bypass Biz Town. He had a vision to build this project to be a new landmark of Phuket in order to strengthen the Boat Development Brand. Bypass Biz Town is a business area for business and commercial purposes and an ideal location for corporations and businesses. “I would say that this is an address where business owners are impatiently waiting for the launch of this new Project which is ideally located at the Phuket Bypass road,” says Khun Boon. According to the plan, there will be a big fountain at the entrance of the project to reflect good Feng-shui. Then, there will be a premium office building in the front with commercial buildings and home offices wrapped around the back. Besides, there are substantial land banks behind the project, which will be reserved for the expansion of Bypass Biz Town in the future. The

project will be launched on the 21st of July 2013 in Phuket. At the moment, the feedback is very positive with high demands for commercial products. After all, he sees that most developers in Phuket, both local and international, are mainly concentrated on all type of residential products. Therefore, he decided to set his strategy differently to be mixed-use developments, which

mainly focuses on commercial products. Again, all these commercial projects will be the backbone to support Phuket’s fast growing, tourism properties and businesses in the future. Lastly, as a local boutique developer, he aims to make his dreams come true and raise the standard of living for Phuket in order to make his hometown “a Better Place to Live”.

The 6th Issue: Vista Del Mar

O

ne of the outstanding representatives of Phuket international community, developer, legal adviser and media person, Doctor of Business Law and Master of Finance, SERGEY NESTERENKO has travelled all over the world searching for an earthly paradise for property investments and has discovered it in Thailand. Here, in a unique location on a clean secluded beach of Naithon, he is building exclusive villas VISTA DEL MAR PHUKET with a breathtaking views over the sea, mountains and sunset. Sergey is able to talk about our wonderful island for hours but, like for many other Phuket residents, his first visit here was absolutely accidental. When the Soviet Union fell apart, these abilities appeared to be in a high demand. I started consulting in the sphere of international business - foreign investment, relationships with foreign banks, offshore companies. Our company was among the three biggest CIS companies, rendering offshore services. We had agents all over the world – from UK to US to Virgin Islands to Australia. I must say without false modesty that I am still among the major Russian experts in this sphere of business and that’s is where my legal and financial experience comes from. Then after 15 years of being in active business we started to think more about investments. I honestly travelled through the whole world, from Canada to Caribbean, from Europe to Australia, exploring countries on the issue of their investment attractiveness. I visited almost all possible places – from European and American capital cities to small islands lost in the Pacific where native people live in cabins on volcanic slopes. Four years ago I came to Phuket within the framework of my property investment ‘world tour’. I went all around the island on my own and with a couple of agents and prepared a shortlist of a dozen of off-plan projects. We finally chose two out of the list: 5 star apartments in Naithon and luxury pool villas in Bangtao. tephen Hughes may be soft-spoken, but when the England-based property developer speaks, you take notice. Steve, as he is commonly called, is a business man from England who first came to Thailand as a visitor. However, when his eyes caught the beautiful sand beaches of Naithon in Phuket, he was in love with it. It was then that he saw a huge market potential in the development sector of Thailand. He did his homework before actually investing into the property development business. He never came to Thailand with an intention of being a Property Developer. He first arrived in Phuket in 2005 and bought a villa for his family to go on holidays every year. His main purpose was to enjoy the beaches and spend good quality time with family and friends. “What is the Secret to Getting Rich Today?� by Dr. Joe Vitale

It's Saturday morning as I write this article. I'm headed out to the lake today. A friend bought a boat and wants to take Nerissa and me out for a ride. Since I haven't had a day off in months, I'm ready for the clean air, the sun on my face, and the fast ride with good company. Still, I'm nervous. I'm afraid he's going to ask me about last weekend's seminar. People paid $5,000 each and came from across the planet to attend my private intensive event on Hypnotic Writing skills. I allowed only 10 people in the room. And I screened everyone who attended. I was about to reveal the most advanced strategies known to humanity for persuading with words, and I didn't want any riff raff. I'm not kidding. I even had a guest speaker reveal the chilling little known secrets of persuasion. He had been raised in a cult. Later, he was an undercover agent. He once had a shotgun held to his head for 40 minutes. He used words to escape with his life. It was all, well, hypnotic. This is the kind of forbidden knowledge I revealed in my weekend intensive. My friend knows this. Like a lot of people, he's curious. He heard that I revealed the three secrets to writing copy that I've never told anyone before. He heard that I explained my own private formula for writing sale letters -- a formula I've never revealed anywhere, ever before. (There's one graphic in the manual so gripping that the man who bound the books for me looked at it and said, "Trippy!") My friend wants to know what I revealed. He also wants that manual. Yes, he's a friend. But he's also in business. He knows that if he learns and uses these proven methods, his business will double, maybe even triple. People who attended the event said the experience was a "20" on a scale of 1-10, with 10 being fantastic. My friend is drooling. What am I going to do? Go to the lake, take the boat ride, and prepare myself to be grilled by my friend, or stay here and work on something important? The truth is, the question is for you to answer. Do you want to spend the day on the lake -- or whatever the equivalent of that is to you -- or to

do you want to knuckle down and make some real money in your own business? The question concerns choice, life direction, and your own personal power. Most people get bounced around by the circumstances of life. As I say in my forthcoming new book, "The Attractor Factor," you are the primary creative force in your life. You can choose where you want to go, or you can let the winds blow you around like a mindless feather. This morning my friend invited me to the lake. Will I go or will I stay here and work? The answer is obvious. He's waiting for me right now. But here I am, writing this article for you. This comes first. This is more important. This is crucial. When you're torn between learning how to make a good living online, and a distraction, what do you choose? Anyone serious about making money or even getting rich on the Internet, or anywhere else, needs to come from a position of mental strength. After all, many people say they want to get rich. But how many of them are investing in their own success? How many invest in books, courses, seminars, and trainings? And of those who do invest in their own desire to get rich, how many actually use what they learn? How many choose to "go to the lake" rather than implement what they learn? My question to you today is this:

Who is making your choices? Your answer is the key to your success. As for me, will I go to the lake today? Maybe. Balance is good. Play is good. But I first have to finish this article for you. It contains a message for all of us. It's the top priority. It can help you, and others, discover the secret for getting rich. Am I worried about my friend probing, wanting to get the confidential secrets of my $5,000 weekend? Not anymore. I've set my mind to close that door. Anyone who wants my secrets knows how to get them. We filmed and recorded the entire weekend. The lesson here is this: Who's in charge of you? Will you read this article and make a decision to do what's right for your goal to be rich, or will you go turn on the TV? The choice is yours. Your future depends on your answer. Your wealth depends on your answer. Choose wisely. That said, I'm now headed to the lake.

OS X Mavericks upgrade: 5 things to do by Topher Kessler Apple's OS X Mavericks is now available for free from the Mac App Store, and if your system meets its minimum requirements then you might be considering installing it. However, you may be concerned about whether or not you need to prepare your Mac for the upgrade. Check the specifications First, the only true requirement for upgrading is to ensure your system meets the minimum system requirements for running Mavericks. If your Mac can run OS X Mountain Lion then it should run Mavericks, and in its announcement today Apple reiterated this includes the mid-2007 iMac, MacBook Airs from late-2008, and the Mac Mini from early 2009. Also keep in mind the App Store will check for system compatibility, so if you can download it to your system without error, then it should install just fine. Clear up existing problems Next ensure your system is not experiencing any major problems, which include regular freezes or crashes of applications or the entire system, or the inability to log into a user account, enable sharing services, or establish hardware connections to peripheral devices or networks. Sometimes these can indicate hardware problems, but otherwise may suggest software configuration errors that may migrate with the system during the upgrade. Granted the refresh of OS software may in fact clear some of these problems up, but it may be more assuring to install the new OS over a known working system configuration. Run basic maintenance routines Another step to consider is to run a few maintenance routines on your hard drive before installing. At the very basics, reboot the system into Safe Mode and then use Disk Utility to check the hard drive for errors. If problems are found, then reboot to the OS X Recovery HD partition (hold Command-R after hearing the boot chimes at startup), and run Disk Utility's repair routines there. While you can run a full general

maintenance routine using third-party tools to clear system caches and temporary files, along with resetting the PRAM and SMC on the system, these steps are often unnecessary for preparing a system for an upgrade.

Update third-party software Another commonly overlooked preparation step is to ensure your thirdparty software is fully updated. If you use specific tools and utilities often, be sure to check with the developer for compatibility with Mavericks before you upgrade your operating system. All too often people upgrade their systems only to find their programs now do not load, or regularly crash, only because they have not been updated. This is true not only for small independently-developed tools, but also for major software titles, so be sure to launch these programs and run software updaters, or visit their developer sites and ensure the updates available are Maverickscompatible. Backup Finally, the most important thing you can do before upgrading is to back up your system using a fully restorable backup solution like Apple's Time Machine or a third-party system cloning tool. These options will ensure you can recovery your system as-is if something goes awry during the upgrade to Mavericks. In addition, having a backup allows you to optionally perform a clean install of OS X Mavericks and then migrate your data and programs from the backup, instead of only installing Mavericks over the current installation. While you can attach any external hard drive large enough to accommodate your data, and back your system up to it, consider using at least two backups. For one you can use Time Machine, and then a cloning tool for the second, or even make two clones or two Time Machine backups. Either way, duplicating the backups will ensure redundancy in case one backup drive fails at the crucial time of need. With your backups performed, maintenance completed, and system requirements checked, next be sure to unplug your backups from your system to prevent them from potentially being tampered with during the OS installation, and then download and install Mavericks from the Mac App Store.
