Travel is a wonderful source of inspiration, it inspires us to embark on new adventures and embrace other cultures, introducing us to things we’ve never seen before. It’s the very reason we move beyond the comfort of our own homes – to explore and learn how others live.
Restrictions from the past two years, have not only altered travel across the globe, they’ve also sparked interest in rethinking the design of our personal spaces, where we now spend more of our time.
Travelling brings us important memories and interiors are all about expressing yourself and bringing personal joy into your home. Taking inspiration from far and wide not only creates a visual representation of the places we’ve been, but incorporating objects or photos from those destinations can enhance the space within your home.
Throughout this edition of the magazine, we will be drawing inspiration from different places around the globe to discover diversity through scenic landscapes, cultures, wildlife, architecture and cityscapes.
No matter what direction design takes you, get creative and bring your next holiday into your home.
About the cover

JOURNEY TO HOME OWNERSHIP
Everyone’s home journey is different, but the excitement and thrill of creating a new beginning is shared by all. At BGC Housing Group, we’re proud to play a part in your new home build process, with the guidance and support you deserve to bring your dream to life.
As you move along your building journey, you will see that there are numerous aspects to building a home. Did you know that over 60 trades go into building a home? Many of these trades attend site more than once and need to coincide with material delivery from other suppliers.
It is a balancing act for our Building Supervisors as they manage a range of tradespeople and material deliveries for each new home build.
As we reach the end of 2022, our construction team remain focused on building quality new homes that are backed by a lifetime structural guarantee.
We’d like to take the opportunity to thank our trades and employees for their hard work to get more West Australians into their homes.

Wanderlust from home
We wanted to inspire you with ways to bring your favourite travel memories into your home without having to squeeze your bag into the overhead locker.
Travelling is many experiences in one. It’s a way to learn and grow within oneself and grow with other people by learning about something or someone new. It is about taking a break from the pressures of daily life.
The latest edition of our BGC Home Magazine sparks the same feel of excitement as when you are planning a trip, whether close or far from home. I was fortunate to recently board a plane for the first time in a few years. I was overcome with the feeling of how lucky I am to be able to share the world with my wife and kids. We ventured to Bangkok, one of Southeast Asia’s most popular destinations.
Bangkok is an ever-changing, alwaysbustling cosmopolitan capital with much more on offer than incredible street food (although there’s plenty of that). Our magazine showcases travel experiences like mine.
Along with interior design tips, world architecture and new recipes, similar to when you explore other parts of the world or even hidden gems in your own country. Enjoy being transported across the globe.

Q&A
Yen Yap
Senior Research & Development Designer
We sat down with Yen Yap, a Senior Research & Development Designer at BGC Housing Group, to learn about his career journey and share his insight into the future of home design.
What does home mean to you?
Home can have a different meaning for different people. It will depend on what stage someone is in their life. Overall, I think it should be a place one feels safe and where they have a sense of belonging.
Tell us a bit about your first home?
The first place I called home is a tiny 2 bedroom apartment I purchased in 2005. It was an old run down property. I replaced the carpets and plastered the internal walls before I moved in. Plus, it had the smallest shower area being only 600mm x 600mm.
Can you describe your dream home?
If I were fortunate enough to build my dream home, it would definitely have very high ceilings in all areas, an amazing kitchen, DIY workshop area, a roof terrace, a cinema, a bungee trampoline room (Tomb Raider style) and maybe an infinity pool.
How long have you been with BGC Housing Group, and which brand(s) do you work with?
I have worked for BGC for a total of 13 years, across Perceptions, WA Housing Centre, Commodore Homes, Stratawise, Ventura South West, Ventura Homes, Smart Homes for Living, Aussie Living Homes and HomeStart.
What was your background before working with BGC Housing Group?
After I graduated from UWA with a Bachelor of Architecture I began working with BGC Housing Group.
Is there any particular experience you have had that has impacted your work at BGC Housing Group?
I don’t think I can point towards one particular experience. However, I am always amazed by the efficiency of the project building industry. The building industry has constantly refined its
PROFILE BGC Home 32
"It is important to make sure the house is as energy efficient as possible. Having great access to natural light and a well-designed layout will help to improve this."
building methods and details in order to improve build quality with minimal cost impact. In some cases this has even reduced the building cost at the same time. Therefore, I am always very mindful to make sure my work continues to innovate without losing sight of the efficiency we have gained over the years.
Where do you get your inspiration from when designing homes?
I draw upon my inspiration from current building trends and architecture around the world. I do my best to consolidate the ideas and incorporate them into our displays homes where possible.
What is the biggest challenge when designing new homes?
The hardest part would be to interpret a design brief accurately. The rest is mostly problem solving.
What do you think the most important aspect to consider is when designing a home?
It is important to make sure the house is as energy efficient as possible. Having great access to natural light and a well-designed layout will help to improve this. Additionally, having a long term plan is also important to ensure the longevity of the home. For example, making sure certain areas can be converted to suit new purposes such as having a new born or when teens move out.
How do you see homes changing in the future?
In terms of building, I think 3D printed homes with solar roof tiles may be available in the not too distant future. In terms of design, I personally think that having a single garage or even no garage may become the norm in the future, as we are moving towards a greener and more radical sharing economy.

Something to call home
After excitedly watching a slab transform into her first home, Kayla is excited to collect the keys to the dream house she’s built on the stunning South West coast.
As a FIFO worker in the bustling mining industry, Kayla knew she wanted the freeing feeling of life on the coast. “Ever since I was young, the beach is where I always wanted to be” she said. For Kayla, outdoor entertainment areas to enjoy with family, a sunken home theatre to relax, and large kitchen and cupboard spaces were all must-haves.
Kayla spent over two years researching builders and designs to bring her beach-side retreat to life. “Smart Homes for Living were the only builder with designs that suited my needs. Jeremy was great to deal with, with all his years of experience making my choice easier” she explained.
Kayla worked with the team to tailormake the perfect home design, noting that “the Dawesville poked and prodded
was a dream come true, and The Grand Isla was a great starting point. Me being me changing my mind several times - we tweaked the design and added a portico to soak up the ocean views, and I finally created the one.”
With the final steps almost complete, Kayla can’t wait to host her family and friends on the alfresco and enjoy a relaxing moment in the luxurious ensuite. But, what is Kayla most looking forward to amongst all these features? “Calling it mine and creating a wow factor space that I’ve been working hard on over the past few years” she said.
Kayla has shared each step of her building journey on Instagram to inspire and connect with fellow first-time builders. Take a look for some valuable insights and comfort for your own home creation!

International Design Trends
Design is as old as human history, and it is ever-changing. Over time, interior design trends have been shaped by advancements in home appliances, availability of materials, and exposure to diverse perspectives and cultures made possible by overseas travel. From the first modular kitchens of the 1930s to Feng Shui’s popularity in the 1970s, up to our obsession with Scandinavian design today, for decades, we have evolved and learnt from other cultures to improve our living spaces and make them better suited to our needs. In this way, interior design tells the story of us.
Travel is the best resource for these stories collecting souvenirs and experiencing the diverse interiors and colour palettes of a different country can translate into the physical design of your home. Here, we’ll unpack and celebrate design trends from around the globe.
BGC Home 44 INTERNATIONAL DESIGN
Comfort
Above all, we want our spaces to be comfortable, it’s how we know we are home. When winding down, curating a tranquil space is key. Relaxed modern design is a trending approach in many European countries. As a reinterpretation of luxury, relaxed modern is about an emphasis on fabrics (think leather, velvet, and the current rise of boucle) across furnishings, pillows and ultra-soft throws. Expect to see a lot of layering textures in the following year, both playful and sophisticated. As always, good design is about all the senses. Natural light streaming through floor-to-ceiling windows paired with decorative indoor plants and ceramics are great for merging natural elements with the indoors, bringing life into the home while keeping it cosy and organic.
Colour & Pattern
It is common for Western homes to use minimal colour, and little to no patterns, focusing on neutral tones to create a calm cohesion throughout the home. Similarly, Japan uses colour in moderation, opting for minimalistic living spaces that focus on geometric, clean line work to evoke a quiet sophistication.
In comparison, Indian and Middle Eastern designs thrive on bold colours and detailed patterns to emphasise living spaces, highlighting opulence and vibrancy. Merging these different perspectives is a great way to modernise the home with an international twist.
Above
all, we want our spaces to be comfortable, it’s how we know we are home.
BGC Home 45
Private or Common Space
During the pandemic, working from home became the new normal. Faced with the challenge of keeping work and home separate all under one roof, spaces once associated with family and relaxation now had to accommodate our 9 to 5 obligations.
Although not a new design trend, as seen in the sliding screens commonly used to divide areas in Japanese homes, multipurpose spaces became the name of the game globally. Multifunctional furniture maximises your living space while allowing a room to be reconfigured for a range of functions depending on your current needs, whether they’re business or personal.
BGC Home 46 INTERNATIONAL DESIGN
Multipurpose spaces became the name of the game globally.
Decor
European interiors are timeless. They are known for their artistic decor and showcasing paintings and pieces from a special time or place. Displaying ‘conversation pieces’, vintage items, and ornaments found during your travels will let your home tell your stories for you.
Meanwhile, on the other side of the globe, Australian and American decor trends lean towards the abstract, using colour, texture and light to celebrate diverse ideas and cultures. The exploration is infinite, and in identifying the different design perspectives around the globe, any interior is possible.

First Home Buyers
As your first major purchase, cost, size and timeless design play an important role in choosing the right floor plan for you. As a first home buyer, building is a great option for those wanting to customise their floor plan to suit their needs and budget.
BGC Housing Group's Senior Designer RJ says, "When I design for first home buyers, I always think of the fine line between affordability and comfort. There should be a perfect blend and balance between the two."
Before selecting a home design, consider how you will use your space. Do you want room for entertaining, an area to work from home, or maybe space for a dog? With all that in mind, you want the size of your home to be manageable to clean and maintain.
This 3 bedroom, 2 bathroom home with a study nook provides enough room to suit your lifestyle without the hassle of high maintenance. The kitchen is at the heart of the home, complimented by large communal spaces for both relaxing and entertaining. Plus, large windows open up the space with an abundance of fresh air and natural light.

New Families
Floor plans for new families offer more space, storage and are futureproof. Future-proofing involves more than just featuring the latest technology. Build a home to accommodate your growing children and evolving lifestyle in the years to come. This will allow all your beautiful family memories to be made and held under one roof.
BGC Housing Groups' Senior Research and Development Designer, Yen, notes, "A new family home is generally bigger and has higher specifications than home designs for first home buyers. The kitchen and master ensuite are the key areas that receive the most attention."
New families often look for a design with plenty of space for children to play. This 4 bedroom, 2 bathroom design focuses on indooroutdoor living, providing plenty of space to create long lasting memories. The large living room opens up to a beautifully sized courtyard perfect for entertaining the whole family. In addition, the amazing theatre at the front of the property promises quality time with the family. The nursery even transforms into an office once your kids leave the nest, making the designs future-proof!

Downsizers
Downsizers value less maintenance, opting for bigger spaces and fewer rooms. "One of the key design considerations as a downsizer is to plan for less time upkeeping the property. So you can spend more time on the pleasures of life, like hobbies and travelling," explains RJ.
Bigger areas are great for entertaining your extended family and provide increased accessibility and more room to move. At this stage in life, building is an excellent choice. Your designs can be customised to suit how you plan to live in the property. Plus, new builds need less maintenance than older properties.
Downsizing doesn't have to mean moving to a smaller space. Instead, it's creating more space for life's pleasures! An incredible addition to this 3 bedroom, 2 bathroom home is the opulent master suite, a private sanctuary offering a tranquil retreat for when the family visits.
The large media room doubles as a guest bedroom or a hobby room. In addition, minor bedrooms are to the rear of the property for family sleepovers. All of this, plus a large living area opening up to the alfresco, makes for a great space to both relax and entertain.

Keep your plants healthy while on holiday
You’re on holiday, enjoying the sights, sounds and flavours of a new or favourite destination. But, with so much to experience, the last thing you want to worry about is whether your beloved houseplants are staying happy and healthy.
Here are five tips from Link Residential Group to keep your plants healthy while you take a much-needed break!
Call in a friend
We call upon friends to pet and house sit and it's no different for our green-leaved companions. Call your green-thumbed friends and ask to walk them through your plant care before you head off. As thanks, give them a cutting or two of their favourite plants or bring them back a little gift.
Relocate your plants
Avoid your plants wilting by distancing them from their usual light source the more light your plant gets, the more water it needs! Fill your bath or sink with your humidity-loving plants and 1cm of water. Group them together for combined humidity to keep them happy until you're back and can move them back to their original homes.
DIY a self-watering system
Fill any vase or glass with water and cut a piece of rope long enough to travel from the bottom of the vase into the soil, about 10cm below the surface. Your plant will pull the water it needs through the rope, keeping the soil moist and watering itself while you’re away!
Hold off on fertiliser
Fertiliser is food for your plants. It keeps them happy and helps them grow! However, growing plants need more water. Hold off on fertilising your plants in the weeks before your getaway to slow down their growth and reduce their water needs while you’re away.
Give your plants a trim
You put a lot of energy into keeping your plants looking healthy. In the same way, your plant puts energy into trying to repair its dying foliage. Trim off any dead and dull leaves and flowers before you head off on holiday to help your plants maintain their healthy condition with less water.

Bringing Bali Home
Tayla and Dika have just finished building their first home with Aussie Living Homes and while they built in Brabham, Perth, Dika is originally from Indonesia, so they’ve brought their Bali traditions to their new home.
The two met when Tayla was in Bali on one of her family holidays. She ordered the same dish eight nights in a row at the hotel restaurant, Mozzarella, where she met and got to know Dika.
They decided to keep in contact and would meet every time Tayla was in Bali. Eventually, Dika moved to Perth where they got married then built themselves a home of their own.
AUSSIE LIVING HOMES
BGC Home 66
Tayla and Dika now both share the Balinese religion which is predominately Hindu and have made it a big part of their home. In every Balinese household there is a temple to pray to each morning and hold ceremonies on special religious days. It was important to them that their home accommodated this so Aussie Living Homes customised their plan to suit their requirements.
“When considering the design for our home we needed to ensure there was a spot for our temples and for them to be facing in a Northeast direction, so we had our garage extended to make room.”
Before moving in, Tayla and Dika performed a blessing on the home and now that they’ve moved in they will make an offering every morning which consists of flowers, coffee or a drink and a snack of some kind which they put inside the temple. They then light an incense stick and carry out a prayer.
When asked ‘What does being a home owner mean to you?’ Tayla and Dika said “Firstly it means no more rent inspections!” But more importantly, “It means we can have the home the way we want it, to fit in with our beliefs and it’s something of our own which we worked hard for. It’s a secure place we know we can always retreat to and can be proud to show our family and children one day.”

TRAVEL BGC Home 76

KIDS Travelling
Taking a trip over the school holidays is the perfect opportunity to spend quality time exploring new places with your kids. However, packing multiple suitcases and enduring long transits with your little ones isn’t always hassle-free. Thankfully, with some imagination and preparation, your upcoming travels don’t have to be more stressful than they are enjoyable!
Here are our tips to take the stress away from your family's get-away.
Pack an Activity Bag
Bringing along travel-sized toys and activities is a lifesaver while passing the time in transit from point A to point B. Avoid tears over lost or broken toys and pack an activity bag – this helps keep toys clean, easy to find, and protected when not in use. We love the Travel bag from Very Busy Bags!
Learn
The more your kids learn about their destination, the more excited they'll be to begin exploring a new place! Share some fun facts about your destination if you’re headed overseas where they speak a different language, teach them about the currency and a few different words or phrases.
Pack Together
Helping your kids pack for themselves is a great way to get them excited for the trip while developing their organisational and planning skills. Provide guidance on the best items to pack based on the activities you have planned and the climate of your destination.
Kid-sized Headphones
Headphones are an invaluable tool in fostering independence and keeping your kids entertained. Plan ahead and purchase volume-limiting, child-safe headphones to protect their hearing. If your family is flying, pick up a headphone socket adapter for two-pronged outlets most aircrafts won’t support the standard headphone jack!
Scavenger Hunt
Scavenger hunts are a great idea to keep your little ones occupied on a long road trip. Not only are the rules completely customisable to suit the ages of your children, but you can use them as an opportunity to plan different stops and activities along the way.
Snack Tackle Box
Having snacks on hand is a must when travelling with children. Snacks provide a tasty distraction plus added energy for all the exploring you’ll be doing! Pack some variety by grabbing a fishing tackle box and filling it up with your little ones' favourites!

Living on the road
Golden moments turn into memories from life on the road for Jordy and Mattea as they explore Australia in their VW Kombi, Stella.
BGC Home 80
It's been our experience that most people delay their travel dreams in the hope their circumstances improve. The truth is there will never be a perfect time to take the leap and hit the road, but you will never look back and regret the decision.
We've met people with no cash in the bank, who work from place to place and families of four living in a van who are the happiest people around. There are definitely moments where things go wrong. A breakdown in the middle of nowhere, an empty petrol tank, a small accident etc. but these challenges always have a solution and create the best stories.
Do
have any budgeting tips?
We enjoy our life on the road because it allows us to live with a lot less. Previously, our main cost of living was renting our Northbridge apartment, so moving into our home on wheels saves thousands per year on this alone.
At the beginning of our trip we downloaded the WikiCamps App for $7.99 which shows us all the free camp spots around Australia. Each day we pull up the app and scroll through the free camp options in our next destination, most of which are beautiful locations with a campfire and a view.
What inspired the design of your van, Stella?
We knew our van interior had to be designed well so we could get the best out of our trip. Our space is small so light tones were used to help make it feel more open and spacious. Seeing as we own a vintage van we decided a boho feel would be nice inside.
Our seat covers are corduroy, and all other materials are linen, including the curtains. We love the feel of our sanded wood benchtops and soft white cupboards. The details are all inspired by nature which blend well with the views of unique landscapes and breathtaking sunsets seen straight from our van window.
What are some of your favourite places you have been to?
Our recent trip to Australia's Red Centre was an unforgettable experience. Ayers Rock is truly the heart of Australia and holds so much cultural and spiritual significance. We'd say it's a must see place for everyone who calls this place home.
Any tips for staying safe while on
the road?
We converted our van with the help of a few good mates. It took up every weekend for eight months and felt very similar to renovating a home.
Through the process we learnt that having a good power setup was absolutely essential to us. As full time photographers we carry a lot of camera gear including laptops, all the while we enjoy being off-grid. So installing a roof top solar panel, inverter, lithium battery and charger was a game changer. It makes us free to work and create wherever we choose.
One of the beautiful things about travelling Australia is the amazing people you meet. When we plan to travel in an isolated location we always invite a travel buddy to join the trip. There is no better way to stay safe than to hang in a group and when we feel unsafe we don't hesitate to pack up and move on. It is always better to be safe than sorry.
What is your advice for others looking to travel in a van?

CREATING COMFORT
Indulge in crisp white linens paired with neutral tones and textures to create the luxury and comfort of a hotel room in your own home.

GREENERY
Real or artificial, fill your home with palms and tropical plants to recreate that island bungalow holiday. Alternatively, capture the vibe of the Mediterranean with an indoor potted tree.
RESORT STYLE BATHROOMS
Give your bathroom a resort-style makeover incorporate hotel elements like luxury towels and toiletries, select neutral tiles and soft timbers, or truly indulge with a rain shower head.
PATTERNED TILES
Re-create your dream destination in your own home with patterned tile flooring! Terrazzo captures the interiors of Italy, while bold, colourful patterns radiate the spirit of Spain.
NATURAL MATERIALS
Touches of marble, wood and ceramics instantly embody luxury while blending seamlessly with most colour schemes a timeless way to incorporate inspiration from interiors all over the globe!
DECOR
Unique souvenirs and curated objects make for great statement pieces throughout the home and also serve as lasting memories of special moments.
ARTWORK
We love a gallery wall! Print and frame your favourite travel photos to bring you back to your happy place daily. If there’s one piece you love, make it large-scale to give it grandeur.
LIGHTING
Create the perfect balance of brightness for reading and dimness for an intimate atmosphere with Moroccanstyle lamps. Alternatively, opt for neutral large rattan lighting reminiscent of Balinese resorts.

Smart Investment In the South West
WA’s beautiful South West has long been a dream getaway destination for holiday-makers. With the region rapidly growing, there’s no smarter time to invest in a vacation retreat of your very own.
We look at a few things to consider when building your perfect South West holiday home, plus some of the top spots to be!
YOU’LL BE ENTERTAINING
Dreaming of those big family barbeques and lazy lunches with friends? Make sure your home can accommodate them! Consider a larger alfresco area and benefits of open plan to ensure a spacious, easy to navigate entertaining area.
RECONSIDER CERTAIN SPACES
Think about how you’ll be using and spending time in the home to ensure the ideal use of space. If you’re building a house to relax and get away, will you really need that study nook?
EASY TO CLEAN
Let’s face it no one likes to clean on holidays. Consider including an outdoor shower, or swapping out the carpeted bedrooms for vinyl plank flooring to better suit those sandy feet and wet beach towels!

LOCKABLE STORAGE
If you’re opening your home to other holiday-makers, you may need a safe space to store your family’s belongings. Include a lockable cupboard or storage room to pop away the nice glassware and cooking supplies between stays.
EXTRA-LARGE GARAGE
Kayaks, bikes, paddleboards those holiday activity items need somewhere to live! You can opt for a garage with a workshop or extra space to safely store the summer fun out of sight.
MAKE THE MOST OF THE OUTDOORS
South West holidays are all about soaking up the great outdoors. Make the most of the balmy summer nights with an alfresco and open dining space, or add a fire pit with soft seating for the cooler months.

Sheers & shutters, the best of both worlds
There are so many exciting ways to bring light, air and views into your home, and two of the most appealing and popular ways are sheer curtains and shutters. But, deciding between which can be tricky; it’s not just about style, it’s very much about function too.
FOR SHEER ELEGANCE
Sheer curtains are a beautiful, stylish and practical addition to any room as they help bring the outside in, without compromising your privacy.
The right amount of natural light can transform any room into an open, airy and inviting space. Sheers can be opened for complete natural lighting or closed to soften and filter harsh sun rays during the hottest times of the day. As well as looking gorgeous, sheer curtains will also provide protection from UV rays, reducing glare and protecting your furnishings from fading.
The real beauty of modern sheer fabrics is in their versatility. While new sheers offer privacy in their own right, you can always go for a set of sheers layered with heavier curtains or drapes. This way you can use the sheers to make the most of the sunshine and view outside, and use the blockout curtains when you want some extra privacy and comfort. Who says you can’t have it all?
Your bedroom doesn’t have to be dark and cave-like when you close the curtains! You can enjoy a bright, light-filled room without the threat of uninvited eyes. You’ll find there’s a vast range of linings and backings to complement the sheers you select, so you can enjoy the calming vibe of filtered natural light during the day, while you get changed in total privacy. Finally.

SHUT OUT THE SUN
Perfectly suited to the Western Australian climate, indoor window shutters allow a free flow of air into your home, while protecting your furnishings and carpets from harsh sunlight.
Modern-day indoor shutters are incredibly energy efficient. They create an additional layer of insulation over your windows, keeping the air in your home at a comfortable temperature. On colder nights, indoor shutters can eliminate drafts and keep heat inside the home.
Indoor shutters operate by rotating the louvres to adjust the angle of the blinds, meaning you have full control over how much light is let in, and in which direction it shines. Sunlight filtered downward can reduce glare on screens, and sunlight filtered upward casts light throughout the whole room, creating a naturally lit space. You can choose the hinge placement of your shutters to determine which way they will open, letting the sunlight in while still enjoying your privacy.
If you want to explore the world of possibilities offered by both of these wonderful window treatments, come and visit your nearest ABC Blinds showroom. We have the largest range of styles available and can guarantee the ‘best blinds experience’ in WA.

How to finance your next holiday
When the dreary days of winter begin, many of us start daydreaming of an overseas holiday to a tropical destination - or even somewhere in the warm northern climes of Western Australia! However, with rising interest rates and increased cost of living, your dream getaway can feel out of reach. But don’t give up on your dream escape just yet. We have a few ideas that might see you lounging by a pool under blue skies before you know it!

SAVE LIKE YOU MEAN IT
Saving for your next holiday can feel like an impossible task. The good news is, there are ways to save money for travel without compromising your lifestyle.
Below are a few tips to help you reach your goal (you can keep these tips in mind when saving up for a home loan deposit, too!):
1. Cut out the extras
One of the simplest ways to save extra money each month is to cut back on unnecessary extras. Cutting back costs can be achieved without too much hardship. Budget for the essentials and consider cutting down your spending in areas you can live without.
Take a look at your automatic bank account deductions and see if they’re all still necessary. “Stranger Things" has finished on Netflix, so maybe cancel your subscription until the next season is out? Or you could cancel your Amazon Prime subscription now that the sales are over! It’s easy to overlook monthly automatic withdrawals, but they all add up.
2. Commit to saving 10% of your wage
A great way to make sure you save consistently is to put aside a realistic portion of your monthly wages into a separate account – before you spend it on anything else! It needs to be an amount that you know you can stick to. 10% works well for many people, but even 5% will see you saving enough for a holiday in no time.
3. Set up a savings program & get budgeting advice Some mortgage brokers offer helpful services such as budgeting advice and savings programs. Don’t hesitate to take advantage of these! These kinds of services can really help steer you in the right direction, be more mindful of your spending, and help you create a strategy for increasing your savings.
The Loan Company has a knowledgeable team of brokers who will help you review your finances and create realistic goals to get you saving.
TALK TO AN EXPERT
If you've been needing tips on saving for a trip away (or your first home), hopefully, some of these ideas will help. Of course, saving for big purchases like a house or holiday can require a few lifestyle changes and may take some time. But with careful planning, consideration of all your options, and a little discipline, you can make it an achievable short-term goal that doesn’t have to feel like a major difficulty.
The Loan Company’s mortgage brokers are the go-to professionals for all your home loan finance needs, so speak to one today!

The future of the consumer kitchen is now
The latest international kitchen trends as EuroCucina returns after its four years hiatus.
EuroCucina 2022 marks the 23rd year of showcasing the latest kitchen trends and interior design as renowned designers, builders and industry-leading companies including Hettich convened at Fiera Milano, Italy for Europe’s largest kitchen trade show. As EuroCucina returns from its lengthy hiatus since its last event in 2019, kitchen innovation has notably shifted as the role of the home kitchen has become more important than ever. Now emerging are the trends that will define the kitchen of the consumer for the next few years.
A return to form in the style of ‘naturalness’ dominated the kitchen scene, with a preference for beiges and muted colours, together with wood, marble and stone were paired together to create a sense of simplicity and elegance amongst curved worktops and splashbacks. Red tones made an unexpected emergence for cabinet joinery, acting as a representation of joy and activeness in the kitchen.
Additional trending colour palettes included pastel, gold, and copper for metallic highlights, and black which remained the favourable of colours. The characteristics of the different kitchen elements can be paired with the AvanTech YOU drawer from Hettich a design-conscious homeowner’s dream. With design-
focused innovations, it provides the ability to customise to different colours and materials.
The home kitchen can now be transformed into a multifunctional space, with open storage in the form of shelves can be used to blend a space within a room to create hybrid living. The aluminium Cadro frame system from Hettich is optimal for this trend. The matt black framing system has a distinctive framed aesthetic and is compatible with Hettich’s award-winning fittings to offer a complete cabinetry system. Sensys hinges, AvanTech YOU thin-walled drawers and Slideline M sliding doors.
While trends become unpredictable and ever-changing, Hettich’s innovation in the industry as Germany’s finest kitchen and bathroom cabinetry hardware manufacturer ensure that not only the company, but consumers will be at the forefront of new technologies to come.

SIMPLY SETTLEMENTS BGC Home 94
“Electronic Conveyancing has provided a much needed update to the property industry within WA. We have the ability to transact in a faster secure format to keep up with client’s lives.”
Flexible Conveyancing
Whether you’re a first-time homebuyer or property professional, it can be hard juggling settlement day amid a busy life. Thankfully, with electronic conveyancing the settlement process is more flexible and efficient than ever, giving you the freedom to rest easy and enjoy a well-earned getaway. Below, we look at how electronic conveyancing satisfies those big settlement questions.
When will the change in land ownership be registered?
Immediately! The online settlement platform is securely linked with the WA land registry, Landgate. Once settlement is complete, the change of ownership documentation is lodged electronically, and the change of name registered straight away. You can even get your hands on your Certificate of Title within 24 hours.
How long will it take for me to receive the funds from my property sale?
Gone are the days of depositing bank cheques and patiently waiting for them to clear. The electronic settlement platform allows funds to be securely transferred via the workspace, and deposited directly into the seller’s bank account. You’ll be able to access (and enjoy) the funds on the same day, from anywhere in the world.
I’ve got a holiday planned! Do I need to be there in person on settlement day?
Don’t fret! While you’ll need to be in Australia to complete the settlement and mortgage documentation, this can all be done and dusted before settlement day. There’s no need to attend on the day, so you can jet off to your holiday destination and still access your funds straight away!
What about other settlement costs?
Electronic conveyancing makes things nice and easy for everyone! Any costs associated with settlement are linked and immediately paid as part of the process. This includes items like rates and taxes, commission or any repair invoices. This provides peace of mind that all accounts are settled and funds received, so you can sit back and relax.

INGREDIENTS
1kg cassava, finely grated 125g butter, softened 345g caster sugar (you can get away with half of this amount, if you’re not keen on sugary cakes)
4 large eggs
225g coconut, freshly shredded 250ml milk
Cassava & coconut cake
PREP: 15 MINS | COOK: 50 60 MINS | SERVES 24
METHOD
Preheat the oven to 190°C. Lightly grease a square 23 cm cake tin and line the tin with baking paper.
Wrap the grated cassava in a clean tea towel and tightly squeeze to remove the excess liquid.
Using an electric mixer, beat the butter and sugar until pale and creamy. Add the eggs, one at a time, beating well after each addition. Add the cassava, coconut and milk, and mix well.
Spoon the batter into the tin, smoothing the top. Bake for 50–60 minutes, or until the cake is firm and dark golden brown. Leave the cake in the tin for 10 minutes, then turn out onto a wire rack. Serve warm or at room temperature.

No matter where in the world our feet may take us, the familiar aroma of a family meal will always bring us back home. For Vanessa, Marketing Manager at Smart Homes for Living, this has meant always keeping the Brazilian recipes of her childhood close by. Moving to Perth from her home in Sao Paulo 13 years ago, Vanessa explains that home cooking, "is a way to revisit some family memories a way to connect to my home country after so many years abroad".
Food was an important part of Vanessa’s life growing up. From her father’s famous barbeques and salads to her mother’s cakes and desserts, "I’d come home from
school and there was always something in the oven!" Vanessa said. Her grandma had a penchant for cooking up a storm, with school holidays spent feasting on her dishes with her cousins. The valuable lessons learnt from watching her family in the kitchen inspired her own cooking journey when moving to Australia.
Although leading a bustling modern life, Vanessa is always looking for an opportunity to select the perfect recipe, and revel in the joyful process of cooking. Her family menu features a mix of quick-and-easy dishes for those busy nights, and traditional Brazilian cuisine like Feijoada (Black Beans) and Canja de Galinha (Chicken Soup).
Vanessa’s favourite, however, is cooking mouth-watering desserts like Brigadeiro and Beijinho. She always makes sure to involve her daughter for some special bonding time.
Vanessa’s recipe for Bolo de mandioca com coco (Cassava and Coconut Cake) is both delicious and easy-to-make. This traditional cake features the nutty taste of the Cassava root vegetable and is always a hit with Vanessa’s Brazillian friends! Free of grain, nuts and gluten, it’s the perfect choice for navigating allergies at your afternoon tea. Give it a try next time you’re looking to wow your friends with new flavours.

Colour and fresh air
Australians place colour & fresh air at the top of their wish lists.
BGC Home 104
Wattyl, Australia’s leading paint company, says its most recent research shows consumers are opting for more colour in their homes while placing greater emphasis than ever before on clean, fresh air, devoid of toxins.
There has been a 20 per cent increase in consumer requests for colour, says Wattyl, with a clear preference for richer, warmer, earthier hues. Paint is unquestionably the magic ingredient for a fast, inexpensive means of giving our homes a fresh, colourful makeover, as well as for cleverly delineating different areas within a larger space.
Greens are playing an important role in Australian interiors – in part because of our yearning for being more connected with nature as well as our growing passion for interior plants and foliage. Greens are particularly useful in reading and relaxing areas due to their ability to imbue a space with a sense of contemplation and calm.
For dining and working areas, where a sense of confidence and optimism is preferred, warm, mid-tone russets, sun-kissed ochres and raw brick hues are the perfect fit and work well with lighter neutrals and warm whites.
For bedrooms, that often double as home workspaces, the key is to create a calming, thoughtful sanctuary. Blues and lavenders are the perfect fit and work particularly well when used tone on tone or in a layered effect.
Wattyl Imperium and Wattyl Maharajah are two favourites and work equally well together as alone. Other soft furnishings within the room can be selected with varying tonal values from this same area of the colour spectrum and the result will be an exceptionally nurturing sanctuary.
The other essential factor in creating a safe and nurturing living space is to ensure the level of toxins – in particular VOCs (volatile organic compounds) is at an absolute minimum. Wattyl has taken the lead in safe paint finishes with its I.D Advanced ultra-low VOC formula with less than 1g of VOCs per litre – a level that far exceeds greenbuilding requirements.

Delicious, Healthy Food
GH Produce began in the kitchen of South West Chef, Glen Hagger, nearly 10 years ago. After learning he was gluten intolerant, he then noted a lack of tasty, nutritious and allergy friendly glutenfree foods available in cafes and supermarkets around Perth.
Being a chef with almost 20 years’ experience, Glen had to find ways to create new ways to enjoy traditional foods. His focus was on recipes made with wholesome, nutritious ingredients. Through trial and error, The Gatherer Hunter Granola, an amazing gluten free breakfast, was born.
As a Busselton local, Glen has a strong connection with the land and the sea, foraging and hunting what our landscape has to offer.

2 sprigs Geraldton wax (use just the leaves)
1/3 cup coconut oil
1/3 cup coconut yoghurt
2 eggs

Eco-friendly Gift Wrapping Ideas
There is no holiday season sight quite as magical as perfectly wrapped gifts waiting patiently for your loved ones. Once the gifts are exchanged and smiles shared, that beautiful wrapping becomes a daunting pile destined for the bin. Thankfully, there are simple ways you can reduce your gift wrap waste without sacrificing beautiful presentation!
We take a look at five easy and eco-friendly wrapping ideas you can use this holiday season.
KRAFT PAPER
Swap out traditional glossy wrapping paper for an eco-friendly alternative. Kraft paper is fully recyclable and biodegradable, and brings a natural, homely look to any gift. Personalise with a hand-written message or invite the kids to create their own work of art for your loved one.
REUSE BAGS AND BOXES
Hold on to your gift bags and boxes throughout the year and give them a second life come holiday season. A sturdier alternative to wrapping paper, you can count on gift bags and boxes to last!
FABRIC WRAPPING
For a unique and reusable gift wrap option look to cloth and fabric wrapping. A linen napkin, scarf, or patterned tea towel secured with a simple knot makes for a quick, and beautifully presented gift with an additional surprise for your loved one to enjoy.
BIODEGRADABLE TAPE
Replace your single-use sticky tape with biodegradable paper or washi tape. Made from plant-based materials and natural adhesives, these greener alternatives are available in multiple colours and patterns to compliment any gift wrap aesthetic.
DECORATE NATURALLY
Bring a touch of the great outdoors to your gift by adding a decorative sprig of lavender, eucalyptus leaves, or dried citrus from the garden. Pair with plain kraft paper and natural twine for a beautiful rustic look that is fully compostable.

FINANCE HUB
Finance plays a major role in the home-building journey, but it can get confusing at times. Our in-house finance experts, The Loan Company, can help make things a little clearer. No obligation, just good advice.

SMART HOMES FOR LIVING
There was a good reason we chose the name Smart Homes for Living when we opened our doors in 2011. We were (and still are) determined to do things differently: To work smarter, design smarter, finance smarter and connect with customers in a smarter, more considerate way. We set out to put our management team’s 118 years of industry learnings to the best possible use, developing homes people can be truly proud of with processes they actually enjoy.
