Advertising Newspaper exposure a hit for agents

N

EARLY 80 per cent of potential home-buyers decide on which agent to instruct based on whether they advertise in their local newspaper, a major industry player has claimed. Colin Shairp, director of Fine and Country Southern Hampshire, was backing up claims made by a large newspaper and media publishing house that property supplements drive web traffic to agents’ sites. Those claims have also been supported by estate agents in Bristol. Mr Shairp was reacting against some industry pundits who have “abandoned print advertising and rely solely on Rightmove, Zoopla, and other portals to do their work for them”. On his blog, Mr Shairp writes: “Call me old fashioned, and you probably will because I’m the wrong side of 25, but newspapers work. How do I know this? “Quite simply, it’s because I follow the figures on the property portals I use – and my properties pop up on almost 500 websites. “I know from experience that when my local property papers come out, the hit rate on the portals for my two agencies goes up. It’s more than just coincidence, too, because it’s always

the properties that are featured in advertisements or my regular editorials that bring people to the portals. “They may then go on to browse other homes, but the visit is prompted by the print promotion and that’s without question. The portal statistics that everyone else relies on prove my point.” Mr Shairp employs a journalist to write property profiles and draft comment pieces which he describes as “money well spent”. He added: “I then use these articles again in my own electronic newsletters which are opened, and read all the way through, by 70 per cent of those who receive them.” Mr Shairp rounded on agents who disregard print media. He claims: “Print brings personal contact – people ring in response to advertisements and immediately you have a name and an embryonic relationship. “Portals don’t bring that, with their anonymous searches, yet personal relationships are the lifeblood of an agency. We are a people business needing people contact to succeed. “People do read articles, remember their content, ask me about them, and come to my agencies because I have a local profile. You may think it boast-

ful – estate agency has never been a business for the shy and withdrawn. You have to be out there.” In Bristol, the power of the press is also proven, to which Manager at Taylors’ estate agent in Emersons Green, Jane Cook, can testify. She recently took on and quickly sold a house that had been on the market for several months. Jane credits the sale with an editorial piece run in this supplement. She explains: “We recently took instruction of a property that had been on the market for several months. The vendor had tried using two other agents and was really at the point of giving up and trying again to sell in spring, as there had very little activity on the property. “I encouraged them to persevere a little longer as I was confident that we would be able to sell it. “We arranged for an editorial to be placed in the Homes & Living supplement of the Bristol Post and, within 24 hours of the editorial coming out, we received two enquiries. “Three viewings had been generated within just a few days of the property coming on to the market with us, and within seven days we had sold the property. The eventual buyer had called us off the back of the editorial.”

AS you’d expect in a house that was built just five years ago, this house is smart and modern inside, with mostly neutral and pale decoration on walls and floors. There’s outside lighting over the deck, then a lawn with sweeping paved path and a border down one side, with shrubs and climbers. Fencing encloses the space on either side and elsewhere are mature conifers and deciduous trees, plus a full-width trellis screen with central arbour leading to a gravel picnic area at the end. A large walk-in storage cupboard adds further shelves and coat hooks to the mix. An oak laminate floor is laid throughout this space, which is plenty big enough for a big dining table and chairs, or perhaps a couple of sofas. Either way, it’s a great place for a party, especially in the summer, when you can throw open the exterior doors. esearch by house builder Crest Nicholson suggests that a large proportion of second-time buyers in Bristol are unaware of how the Government’s Help to Buy scheme could boost them up the property ladder. Across the company’s developments in the South West, only 18 per cent of people using the scheme are “second steppers”. With the average second-stepper now confined to their starter home for 14 years after purchase, it is not just first-time buyers who struggle to ascend the property ladder. Many aspiring second-time buyers bought their first home at the height of the property boom, but with the average deposit now hitting £64,000, they have been trapped by a lack of equity, creating a bottleneck and stifling the wider market. While previous Government schemes were aimed exclusively as first-time buyers, Help to Buy is available to all. Requiring just a five per cent deposit on a property, a 75 per cent mortgage and

a 20 per cent Government loan on new build homes worth up to £600,000, the finances necessary to ascend the property ladder with the scheme are instantly more affordable. Simultaneously, Help to Buy also has an impact on the types of properties that second steppers can afford, with a three or four-bedroom house becoming a viable purchase. At Westerleigh Mews in Yate, for example, the four-bedroom Hallingbury II is on the market for £191,996 with Help to Buy. With a full market value of £239,995, the scheme alleviates the difficulty of having to raise the extra 20 per cent. The three-storey town house has an open-plan kitchen/dining room with two sets of French doors on to the garden and enough room for a dining table and soft seating. The first floor provides the living room, with two full-length windows and Juliet balconies overlooking the garden, as well as the master bedroom, complete with fitted wardrobe and en suite

shower room. On the top floor is another large bedroom and further two bedrooms plus the family bathroom.
