Style NewS So far throughout 2021, we have spent a lot of time in our homes, for some this has been a blessing in disguise for others it has revealed flaws in our home design, functionality and of course décor. Throughout what has been a very stressful period our homes have needed to act as a buffer to the outside world not only protecting us but also creating a sense of calm, peace and tranquillity. With this in mind we look at this season’s newest design trends that reflect these attributes.

COttAGeCORe The Cottagecore trend has taken on a more simplistic aesthetic this spring shifting away from cliches to something more wholesome and self-sufficient. Born from a desire to return to a slower pace of life, this standout trend built momentum with its celebration of the rural ideal, idolising the concept of a whimsical lifestyle rich in simple pastoral pleasures.

This spring, the trend has shifted towards a more minimalist approach, focusing on bringing the outside in and creating comforting interiors that work in harmony with nature adding a touch of nostalgic, shabby chic and rustic charm to any home. The trend celebrates furniture that is faded, chipped, bashed, loved, and handmade, reclaimed wood furniture is central to this.

lAID BACK VIBeS The California Home trend is warming just like the sunshine state, utilising warm tones and retro pieces. Mix sunset hues with pop art prints or surfing memorabilia to achieve an all American theme. Retro style lamps and whimsical scatter cushions along with organic rugs and throws can be used to accessorise the home.

MAXIMAlISt For those who love colourful decoration, the maximalist look channels the freespirited essence of the celebrated Bloomsbury artists and their creative flair. Bold and bohemian, this interior design look is about mixing eclectic accessories and quirky wall art with dark Victoriana to create sensory overload. Colours are dark and wallpapers feature big blooms and curious creatures. Shades of sherbet and jewel-like hues offset the dark theme to give this look a richly luxurious feel. Use your imagination to mix a collection of eccentric pieces and you’ll easily achieve a Maximalist look.

Inspired by global influencers the global trend takes influence from nature, nostalgia and the desire for a tropical getaway or safari break, embracing calming colour palettes and familiar patterns that create a sanctuary in any home. For travellers, history buffs, and nomads at heart, global style is a reflection of one’s love and appreciation for the skill and craftsmanship that goes into creating each piece, whether it’s a handmade woven rug or a piece of hand-carved furniture it’s all about texture, culture, and comfort. Furniture is key to perfecting the global look. No standard shelves from Ikea, this is a chance to curate one-of-a-kind pieces from unique shops or thrift shops think Bohemian style but calmer! There are no hard and fast rules for global décor but to fully embrace the trend remember the four p’s: Pillows, Plants, Pouf’s and Patterns. PERFECT HOMES INTERNATIONAL MAGAZINE

SCUlPtURAl FURNItURe

Carefully curated displays of shapely figures and organic forms take centre stage creating quiet drama in neutral spaces turning your home into a work of art. A design trend perfect for minimalist, inspired by deco furniture, this trend allows home-owners to express their personality with unique pieces of furniture creating a sculptural moment. Pieces are made from textural, organic fabrics such as boucle, boiled wool, canvas, sisals, and natural wood. For those with a love of ceramics, group pieces together behind glass or on a humble window shelf.

Situated on a 630,000sqm country estate on the island of Mallorca is Son Serralta, a truly one-of-a-kind mansion house. Valued at €26.5 million and available via auction through leading Mallorcan real estate agents, Imperial Properties, the expansive three-storey, near 3,000 sqm, home comprises 10 double bedrooms, 16 bathrooms, tennis court, two swimming pools, elevator to all floors and a secured garage for up to seven vehicles. The grounds feature landscaped gardens, as well as a large number of olive trees, with the ability to apply for the necessary licences to construct an olive oil production facility, whilst hunting grounds are also attached to the wider Estate. Commenting on the instruction, Mark Ratcliffe, Sales Director at Imperial Properties, said: “Son Serralta is one of the most exclusive private estates available in Mallorca and across Spain as a whole. Recently renovated, the home masterfully blends the original 16th Century features of the building with modern features and technologies making this a truly unique offering to a buyer looking for a statement home. “One of the most important aspects of Son Serralta is that the property has the ability to be economically self-sustaining, owing to its expansive self-contained natural resources and ability to establish the production of Olive Oil or set up an agrotourismo hotel. The new owners could certainly benefit from the property’s ability to pay its own way.”

Son Serralta is entered through a traditional double-arched gate, which leads onto a central patio. Through the main door of the villa is the “noble” floor, which consists of four bedroom suites, two reception/living rooms, two large dining room, library, music room, kitchen. One of the standout features of the home is a majestic loggia that is characterised by a series of columns that face out onto the grounds. Taking the enclosed elevator or one of spectacular staircases, guests can access the ground floor, which comprises three further bedrooms, living/TV room with a lovely vaulted ceiling, second kitchen and a rustic dining room complete with an authentic Mallorcan “escalfa-panxes” (snug space next to a big chimney). The ground floor also leads onto a spacious garage, with space for seven large vehicles, as well as the technical room – powering the properties high speed internet, security and home management systems. The top floor of Son Serralta includes a number of multi-use rooms, that could be utilised as offices, studies, game rooms, gyms, additional guest suites, workshops or staff quarters. A spacious self-contained guest house is situated alongside the villa, complete with a separate entrance, providing three bedrooms, two bathrooms, kitchen and living room, as well as a terrace. A large swimming pool and full-size tennis court, surrounded by landscaped gardens, provide excellent outdoor entertainment.

Within the property’s grounds is a standalone chapel, which is consecrated and beautifully decorated internally by Nils Burwitz, a famous German artist and local resident of the island. The chapel can be actively used for important religious family events such as weddings, christenings and weekly services. The estate of Son Serralta has it´s roots deep in Mallorcan history, with the site dating as far back as the middle ages (c.900ad to 1229ad). Located within the grounds is a talayot in perfect condition, known as “a little hidden gem in the forest”. Remains of important hydraulic constructions built during the Muslim occupation of the island (c.1018-1203) are still present, as well as an old spring, with an underground gallery and pond, which is believed to have been built during the same period and was carefully restored a few years ago. The Son Serralta estate has also been home to some of the island’s and continental Europe’s most influential families, including the Count of Montenegro. The current owners recently conducted an extensive renovation and restoration programme, which has brought the property’s long history back to life. The wider estate of Son Serralta forms an important cultural centre-point for the area of Puigpunyent. Historically Son Serralta has been a centre of production for charcoal, quicklime, olives, olive oil and associated agricultural materials. The estate also provides rich wildlife resources including game, game birds and goats amongst others. The estate benefits from hunting licences and rights, allowing the current owners to hunt various types of local wildlife throughout the year.

Nestled adjacent to the Sierra de Traumontana mountains, Son Serralta provides unmatched privacy and serene isolation, whilst the city of Palma is a 10 minute drive and Palma de Mallorca Airport just 15 minutes away. Popular among the world’s rich and famours, the island of Mallorca, the largest of the Balearics islands, benefits from three ports (Palma Port, Puerto Portals, Port Adriano), perfect for keeping large yachts. One of the sunniest islands in the Spanish Peninsula, Mallorca enjoys 330 days of sunshine and is surrounded by glorious tide free seas that wash onto golden sandy beaches. Mallorca is home to notable residents and regular visitors, such as the Obama family, Gwyneth Paltrow, Michael Douglas, the Spanish Royal Family and British Royals, whilst it is the birthplace and current home of tennis legend Rafael Nadal. 30

Andy Wren, Sales & Marketing Manager for Marden Homes comments: “Chelmsford has enjoyed a steady influx of homebuyers since it gained City status in 2012, however the pandemic has created even more demand. London leavers moving to the Home Counties will often look to trendy county towns and cities such as Guildford in Surrey, or St Albans, Hertfordshire. However, value and growth potential, combined with fantastic, rolling countryside, excellent London transport connections and internationally renowned cultural and leisure opportunities, means Chelmsford is fast becoming the Home Counties’ hidden hotspot for buyers.” Historic Chelmsford provides every opportunity to live, work and play, from the 11th Century cathedral and neoclassical grounds of Hyland House to renowned restaurants such as Pig & Whistle and The New London Restaurant and Lounge, varied shopping opportunities and educational establishments including King Edward VI Grammar School and Anglia Ruskin University. Regular, fast trains from Chelmsford’s central station reach London Liverpool Street in as little as 34 minutes, while the forthcoming Chelmsford Beaulieu railway station is even closer to Homes at Channels and will provide quick access to Chelmsford city centre as well as direct services into the capital. It is due for completion in 2025 and is expected to continue to propel the Chelmsford housing market upwards.

Prices start from £395,000 for a two-bedroom apartment, and £825,000 for a four-bedroom house at Homes at Channels. To book a virtual appointment or be one of the first to visit the marketing suite, call 01702 437100 or visit homesatchannels.co.uk

SETTING THE TONE! Bold colours 101: how to combine contrasting colours into your interior design The sun is out and after a long, rather stressful winter what better way to celebrate the return of spring than with an interior overhaul using bold colours. Stepping away from the safe and trusted colour scheme of magnolia can for some, be a little daunting, so here we show you how to combine bold colours into your interiors for different occasions and effects.

PERFECT HOMES INTERNATIONAL MAGAZINE

45

BOld COlOurS:

A guide on how to combine them

Pair Complimentary (or Opposite) Colours Normally, when paired, opposite colours look nice to the eye. Blue and orange, purple and mustard yellow, as well as magenta and green, are some good examples. Create a perfect spring living room by choosing one main colour and then add details with the complementary colour. This is an easy way to explore bold colours in your interior.

46

THE WORLDWIDE PROPERTY BIBLE

Pair Similar Colours In Order to Create a Gradient Look Choose a colour that you love and explore its neighbours! One good way to do this is by exploring a light bold colour and building up to the boldest version in the details.

PERFECT HOMES INTERNATIONAL MAGAZINE

47

Mix Textures with Bold Colours Another way to create a balanced-out bold look is by sticking with the same patterns or mix them, depending on what effect you are trying to achieve. For example an animal effect rug or cushion paired with a contracting effect such as this mellow yellow zebra print creates dimension. But sometimes, choosing one texture can create balance—this way you are able to play with more bold colours.

48

THE WORLDWIDE PROPERTY BIBLE

Use the 60-30-10 Rule This rule looks complicated, but it really is very easy to apply when using bold colours. It basically teaches to create a colour palette with three colours, being one the dominant (60% of the room), the other the secondary (30% of the room), and the last one just to spice it up with some accents (10% of the room). This can be achieved very easily by having navy walls, pillows, bed frame, and blankets, then mixing it with a white ceiling and bedsheets and duvet, and finally sprinkling it with some gold photo frames and vases.

PERFECT HOMES INTERNATIONAL MAGAZINE

49

Warm vs. Cool Colours Purple and mustard yellow are a great way to create this mix of warm and cool tones. Warm colours are orange, red, yellow, cream, and beige; while blue, green, and grey are cool blending these opposing colour schemes can be fun and at times creates a striking and daring look.

50

THE WORLDWIDE PROPERTY BIBLE

PERFECT HOMES INTERNATIONAL MAGAZINE

51

Highlight Bold Colours with White White walls, for instance, always light up any room and highlight bold-coloured details. But the same goes for a navy wall and white details. And in the mix, you can even add a bit of mustard yellow or candy red.

LONDON’S

‘MOST EXPENSIVE APARTMENT’ FOR SALE

Property mogul Nick Candy lists his two-storey penthouse at One Hyde Park in Knightsbridge for a staggering £175million

Looking to capitalise on a surge in interest in prime property across the capital, with continued interest from foreign investors following Brexit and the fallout from COVID19, billionaire property developer Nick Candy has wasted no in listing his palatial duplex penthouse apartment located within the exclusive Knightsbridge residence, One Hyde Park the opulent project developed, designed and managed by Mr. Candy, 48, and his brother, Christian. Situated just a five-minute walk from the famed Harrods department store, the 1,670-square-metre penthouse, which overlooks Hyde Park, was home to Mr Candy his wife, former Neighbours actress Holly Valance, and their two young daughters for five years before they relocated to another luxurious home in London’s Chelsea, includes two wraparound terraces, a champagne room, a wine room for 750 bottles a private spa and gym, a media room, a bar a four-car parking space plus all the home’s content are included in the sale . According to a report by real estate agents Knight Frank, London now reigns as the epicentre for super prime high-end property sales with more deals completed last year than in any other market with over 201 sales achieved totalling over $3.7billion with the sector looking to rise by an estimated three percent this year, according to Knight Frank. If the penthouse sells quickly it will become this second high value deal to take place at One Hyde Park this year following the sale of another penthouse to hedge fund boss Suneil Setiya which was estimated at £111 million.

We’re celebrating those fierce creatures who bring joy into our lives...pets! Whether four-legged and furry, or exotic and scaly, the new collection by Divine Savages delivers three new wallpapers along with their signature Divine and Savage twist. The ‘Cat-titude’ motif has been a key character within the wonderful world of Divine Savages since it launched, and now the brands has embossed this iconic emblem to walls! Fully embracing their love for witty maximalism, their new Cat-titude wallpaper is at once unapologetically eccentric, and at the same time uniquely sophisticated. Inspired by London’s most unusual pets, this detail-rich wallpaper revisits a bonkers, bygone era where you could encounter an array of exotic animals not just at the zoo, but on the streets! Beautifully illustrated, you’ll discover something new each time you look. Lions, leopards and lemurs stroll casually through Regency inspired streets and parklands as they cross paths with other bewildered pets for a playful, pictorial print. Divine Savages have also reimagined the traditional technique of flocking for their Poochi wallpaper! This dreamlike print is a cheeky twist on a classic polka-dot pattern, with fluffy, tactile dog motifs dancing across a sumptuously textured base - it’s just begging to be stroked! The Poochi wallpaper brings a playful, luxurious finish to your walls, creating a sensory, cloud-like backdrop that will coordinate with any interior design scheme.

The new Bonaldo collection is the result of the company’s incessant evolutionary process based on its commitment to research and study of new materials, finishes and concepts 2021, in fact, is witnessing the creation of furnishing accessories that increasingly express the passion for design, the attention to detail in workmanship and the perfect stylistic balance of the shapes. accessories that express the wide variety of 100% made in Italy furnishing elements and which are united by their quality, an unmistakable elegance and the ability to convey the Bonaldo vision. Each element encapsulates a world of details and impressions, of sophisticated materials and inspirations, of colours and distinctive personalities which, under Bonaldo’s guidance, become part of that small and intimate cosmos that constitutes the home. The following selection offers a preview of the new Bonaldo collection:

SLOT collection (table, coffee table, console table), design Giuseppe Viganò The Slot collection, consisting of a table, console table and three coffee tables, embodies the extensive formal and technological research that has always underpinned Bonaldo’s products. For this collection, designer giuseppe viganò draws inspiration from the world of geometry, from which he borrows different shapes and harmonizes them in a single design. The collection plays with minimal shapes articulated in space: the horizontal top is supported by two stands with a characteristic h shape, one vertical and one slanted, united by a transverse element that conveys a sensation of movement. The legs and central stem are made of metal, while the top with rounded corners is available in numerous finishes, from wood to ceramic, marble and crystal, creating combinations of materials that are always different and can respond to any furnishing and style requirement.

MIDA seating collection, design Gino Carollo a comfortable and elegant seating collection. The mida collection is named after the mythical King midas who turned everything he touched into gold. Similarly, mida seating adds a touch of style to any space, featuring a backrest with a generous, enveloping shape and a metal base that gives the structure a harmonious design. The soft padding of the seat and backrest, combined with the exquisite upholstery offered by Bonaldo, make mida the ideal element to position in a living area, around a table, or, in the mida too stool version, in front of a bar top. The mida collection includes a chair (mida), a chair with armrests (miss mida) and a stool (mida too) in two different heights.

ALIANTE collection, design Sergio Bicego The aliante collection is a modular seating system that expresses, starting from the evocative name which means “glider” in Italian, the concept of fluidity and flexibility, seemingly without gravity. The aerial, fabric-covered frame matches the cushions and backrests in various sizes, creating a visually light, yet restrained ensemble. The lightness of the ensemble is further emphasized by the slender, minimal shape of the metal foot, available in different colours. Thanks to its versatile elements, the collection assumes different, interesting configurations for a living area with a focus on customization. The system is completed by the aliante side tables, available in Canaletto walnut or with a ceramic top and made in different shapes and sizes, accessories that play with the space when positioned laterally, in front of the sofa or between two elements of the composition.

OPTIC bookcase, design Marco Zito a bookcase that plays with perspective and an optical effect for a result that embodies Bonaldo’s masterful manufacturing expertise. Like in a dance, the optic’s two supporting frames perfectly slide to create a light system of staggered shelves: the shelves are wider in the middle to accommodate large objects, while the side shelves are lighter and cantilevered. The shifted frames give the bookcase a striking 3D effect and permit different configurations in the space: side by side on the wall, overlapping or in the centre of the room joined with an “L” arrangement as a partition within the room. An exclusive show apartment showcasing the best of British design has been launched at Southbank Place’s striking Thirty Casson Square. The fully dressed show apartment has been designed by boutique luxury interior design studio, Portia Fox, set up by former creative designers at Candy & Candy who have also previously worked for David Linley and Katharine Pooley Ltd. The show apartment offers prospective purchasers the opportunity to view one of the best addresses on the banks of the Thames, surrounded by bespoke British made pieces. Prices for the final apartments left to purchase at Thirty Casson Square start from £1.15m, whilst the show apartment is available for £7.75m. The three-bedroom sub-penthouse show apartment is located on the 27th floor and features some of the best views of the iconic landmarks of London, including the River Thames, the London Eye, the Houses of Parliament and the City of London. The distinctive London vistas pair perfectly with the British made and designed show apartment. The show apartment at Thirty Casson Square is truly bespoke, with much of the furniture designed in-house at Portia Fox; it delivers carefully crafted pieces with clever contemporary twists. A common feature in British design, Portia Fox has drawn on the heritage of the area, having been inspired by the former coal and dye works, timber yards and potteries based at Southbank Place. The bespoke pieces, artwork, and colour palette which have been chosen and designed for the show apartment reflect this. Picking up on the former dye works, the colour palette in the show apartment includes bold and vibrant blues, pinks, greens, oranges, and golds. The former coal works are represented by the use of grain blackened timber, hammered and blackened bronze finishes throughout.

Enveloped by trees, Villa Verte will offer the same level of style and soul that Villa Maison Noir does, in a slightly different package. “We hope that people will come to this magical place and feel like they are living in a tree house, with endless views of the mountains and nature all around them,” says Gray. Following the same concept of a ‘village’ of structures as opposed to a single dwelling, Villa Verte has five peaked roofs, reiterating the five elements which are ever present throughout the entire homestead. The circular backbone of the house echoes the circular motif found throughout Villa Maison Noir.

The show apartment includes a number of unique statement pieces, which create an element of fun throughout the interiors. This includes a bespoke cabinet veneered in dyed blue birds-eye maple in the snug area that transforms into a bar, perfect for a warming winter drink, as well as a stunning straw marquetry dining table, featuring bold geometric coloured shapes, inspired by the brutalist architecture of the South Bank and the view of the London Eye. In addition, a sculptural marble bust can be found in the master bathroom and the lounge area boasts a colourful contemporary, organic chandelier. The furniture designed by Portia Fox for the Thirty Casson Square show apartment has all been handmade by British makers, illustrating the quality of craftsmanship available from across the UK in locations such as Dorset, Whitby, and Newcastle, to name a few. The exquisite dining table has been crafted by a specialist maker in south west London, the bespoke leather upholstery on the striking kitchen stools has been printed in north London and the bespoke bedside tables in the master bedroom have been handmade by a cabinet maker based in Newcastle. In addition to the furniture, much of the artwork has been sourced from British based artists. The hallway features contemporary artwork by Cornwall based artist, Diane Whalley, the second bedroom boasts a geometric collage created by Cambridgeshire artist, Nicky Knowles, and the master bedroom features poignant paintings by London based Spencer Fung.

Brian De’ath, Director of Residential Sales at Southbank Place, comments: “The launch of the sub-penthouse show apartment at Thirty Casson Square, is a fantastic step for the development. For the first time we can show people around a completed home in this building which brings together all of the best elements of Southbank Place; fantastic design, a perfect location and incredible views. Portia Fox has exclusively designed the show apartment at Thirty Casson Square so that it is completely unique. The bespoke interiors are second-to-none and really reflect the quality of the remaining apartments available.” Portia Fox, Founder of Portia Fox comments: “Through our interior design in the show apartment at Thirty Casson Square, we really wanted to reflect the soul of the area. With its music halls and theatres, South Bank is a place full of culture, so we felt that this offered an opportunity to be experimental with our design decisions; we have created pieces that inspire conversation. “The Brutalist architecture of the area inspired a sculptural and bold approach to some of the pieces we designed in the apartment, with a focus on playful geometric shapes and textures. This can really be seen in the bespoke dining table, where the shapes of the surrounding landmarks are evident.” Developed by Braeburn Estates – a joint venture partnership between Qatari Diar and Canary Wharf Group – Thirty Casson Square, coupled with neighbouring building One Casson Square, are sleek towers clad in stone. Residents benefit from exclusive access to a 18,000 sq. ft. health and fitness facility, designed in the style of a five-star hotel spa by interior specialists, Goddard Littlefair. One Casson Square also benefits from a private residents’ lounge entered directly from the main entrance lobby. This is a flexible space providing business facilities, meeting facilities, relaxation space, screening room and multi-function area. At times, parts of this facility will be available to residents on a bookable basis for private events. Southbank Place is one of London’s best located developments within comfortable walking distance to some of the city’s most popular landmarks and iconic green spaces. Residents also enjoy excellent transport links, with direct access into Waterloo Station, which is serviced by the Jubilee, Northern and Bakerloo Underground lines, as well as rail services to the South and South West of England.

The Space A Way A New Age for Design and Interior Architecture Anna Drakes and Amelia Hunter, Directors of design and interior architecture consultancy Space A, discuss how their understanding of space affects our thoughts, feelings, rituals and routines. The pandemic has impacted almost every aspect of our lives, especially our home space and the way we interact with it. Home has become more important than ever. Interior’s consultancy Space A discuss a new approach to design through psychological and historical knowledge and how this could be the future of post-pandemic design. Space A is co-founded by Anna Drakes and Amelia Hunter. Amelia, a qualified architect, has previously worked for a range of award-winning architectural design practices including Studio Weave; she has designed a range of projects from public realm to bespoke art pieces composed with materials including Mongolian horsehair and ceramic shells. In her spare time, Amelia is a regular participant of the women’s urban environment group, Urbanistas and is a mentor for the RIBA. Anna also trained as an architect, studying in Liverpool and The Royal College of Art. She has worked in China for the award-winning MAD Architects and later in New York where she developed a love of interior design and materials while working for a boutique design studio, with clients such as Calvin Klein. Since returning to London, she has worked alongside independent artists and design studios on projects for Hermes and Tom Dixon and is a visiting critic at the UCL School of Architecture.

Tell us about Space A and how you came to start the studio together? Amelia comments: “We are an interior design and architectural consultancy with a focus on creating beautiful, thoughtful and joyful spaces. We specialise in residential design and truly believe that the design of a home is one of the most important contributors to mental and physical wellbeing, something that has become ever more apparent in the past year! “We aim to provide a better service in the design industry, which can often be quite an echo chamber in terms of style and can leave the client feeling out of control with the design of their own private space, something that is considered sacred to so many. We place our clients at the heart of everything we do, ensuring they always feel in control and are brought on the creative journey. “The story of how we came to start the studio together is an intriguing one. I was actually working for a firm, Architecture 00, when a call to design Mary Portas’ home came in. The project was a tricky one and all-inclusive, as the home is Grade II listed and needed to work as a tranquil space for Mary and her family. “I began to discuss the project in my spare time with one of my closest friends, Anna, who is a whizz at sketchup and before we knew it she was 3D modelling the home and we were discussing materials together. From this point on, Anna and I began to take our informal chats about space and design to the next level and created Space A, founded an organic friendship.”

THE WORLDWIDE PROPERTY BIBLE

What is the Space A way? Anna explains: “The Space A way is distilled in three key aspects that cast our philosophy and outlook on design for every project. The first of these is our belief in fellowships, the word conjures images of adventures through dramatic landscapes with threats of problems on the horizon, which can often be what a home renovation project feels like. Through the difficulties though, teamwork and trust remain making the project more magical once complete. “The second aspect is that we believe our experience of space is emotional. We process the environments we live in with a complicated network of neuro-reactions which are impacted by everything from our DNA to memories. By listening to these reactions to space, through cutting-edge research, we offer a tailored service to how our clients want to live. “And thirdly, to round up the Space A way, we don’t just provide interior decoration. Calling on our architecture and design experience we provide a range of services in feasibility, concept, planning permission, historic buildings, 3D visualisations, onsite support, object procurement and interior styling. Our skills give us a flexibility to fit to our clients’ needs and lifestyles.”

What makes Space A unique? Anna and Amelia comment: “At Space A we combine our architecture training with interior design, something very unique to the industry. So often interior design is seen as an add on, something to consider at the end with whatever budget is left over. We see architecture and interior design as equally important is creating homes that respond and adapt to their occupants. By offering the whole package, the spaces we create feel coherent and the client is able to streamline their renovation project budget; making them feel in control. “Additionally, architecture and the design world is often very male dominated which has an impact on the way spaces are experienced. As a female led consultancy, we bring empathy and practicality to each of our projects to create spaces that are right for our clients. Using both our architectural and design experience, we’re able to offer our clients an unmatched experience. “When first thinking about how to design a project, we call on a range of methods and techniques that are very rare to the design world. We use neuroscience, psychological and historical research to delve into the way we experience space, and how it affects our thoughts, feelings, rituals and routines. Our aim is to combine personal taste with the latest research into how spaces affect our health and wellbeing to create spaces that improve everyday life.”

PERFECT HOMES INTERNATIONAL MAGAZINE

85

How does neuroscience and psychology impact your designs? “Our environments have a profound and deep impact on our bodies and brains. The layout and aesthetic of the spaces in our homes have the power to make us feel on one end of the scale, miserable or on the other, content and millions of shades in between. “We believe that by drawing from theories in neurology and psychology, that dictate human behaviour in space, we can finetune our design responses accordingly. This might be in relation to everything from sensory stimuli such as light, sound and smell, to physical aspects such as spatial proximities, affordance and aesthetics. As well as psychological - such as how the human brain processes space both consciously and subconsciously and how those reactions might differ hugely. “We pair general theory with a highly personalised service to understand specifics. We like to build a close dialogue with our clients, so we respond to their memories, family relationships, cultural circles, interests, dislikes, habits and aspirations. We see this process akin to how a therapist might engage a patient. It’s important our clients can trust us to communicate the details that can transform a space into their own personal mecca.”

Can you tell us about a particularly exciting or challenging project? “We’ve worked on a number of very exciting projects, including the complete redesign of Mary Portas’ home, which came with a number of challenges – as many renovation projects do – due to the historic nature of the property. The redesign process was hard and deadlines fast; unwavering commitment was required. Being Grade II listed the home needed special historic planning permissions and there was additionally a complicated party wall agreement involving an awkwardly placed bush. “As well as the home’s historic status, it was also an incredibly tight site when undertaking the excavation works for the lower ground floor living space. So tight that our brilliant contracting team, Sygnet Style, had to cart the excavated earth to the street by hand! “The team involved had such a great energy and passion that meant we sprinted through the design stages to construction. In the end the hard work was all worth it as Mary has said she can be her best self in the home.”

What is next for Space A? “After a year like no other and a better public understanding of how our environments can affect our wellbeing so much, we’re excited for the future. In the next year we’re looking to build the business, branch out into other aspects of the property world and work with more experts in the psychology and neuroscience fields to develop a methodology to create the best design for wellness within the home. “We believe we could utilise this methodology across a range of clients as it wouldn’t be tailored to one audience or type of resident. This methodology will work for individual projects to transform people’s homes but would also transition well to a multiunit or spectacular individual one-off apartment within a building. “Working to design say a show apartment or be brought in as interior architecture consultancy at a large major development would be a great way to expand our thinking and adapt to ever evolving trends and resident needs.”

Located on one of west London’s most sought-after streets, 59 Hammersmith Grove is a fabulous Georgian Villa-style five-bedroom home, spanning five floors. Dating back to the 1830s, the home looks like something out of a Bridgerton set and showcases the classic Georgian Villa architecture of the period, with a symmetrical façade featuring original detailed plasterwork, ornate metalwork and stunning bay windows. The sizeable home of approximately 4,053 sq. ft. is on the market with West London specialists, Finlay Brewer for £5.35 million. Villa-style homes were a popular part of Georgian architecture and they became a feature common around the fringes of cities, particularly London. They were considered ‘ultra-fashionable’ as people moved out of overpopulated city centres and out to cleaner, greener areas. Hammersmith Grove originated from a dusty tree-lined lane, which ran through fruit fields that produced strawberries, raspberries, currants, cherries and apricots. Known as the ‘village garden’ the area was home to a large number of nurseries and markets that provided fresh produce for the City of London . The first time the road was listed as Hammersmith Grove, with a small collection of residential properties was between 1830 and 1840, when 59 Hammersmith Grove and other Georgian Villas were constructed. Over the years as the area developed, Hammersmith Grove became known as a prominent avenue, attracting a wide range of famous names. In the 19th Century George Wimpey (of Taylor and Wimpey) lived on the street, whilst Comedian and recent Strictly Come Dancing winner, Bill Bailey, resides just a few doors down from number 59.

59 Hammersmith Grove is set-back from the road and features off street parking for two cars. Upon entering the home into the raised ground floor, a grand hallway leads to an exquisite high-ceilinged double reception room with dual aspect. The room features a number of original features, including two fireplaces with marble hearths and intricate cornicing that showcases the Regency era’s regal charm. This floor additionally features a good-sized study overlooking the garden, perfect for longer-term working from home.

It has been opened up from front to back to create a stunning, bright, open plan custom built kitchen / living space that is filled with light and features wall to ceiling sliding doors onto a 70’ garden. Crittall doors lead from the kitchen area into a spacious separate dining room. Steps down from the family area lead to a basement cinema / playroom which also features a useful utility room. The two upper floors are home to the five bedrooms and three bathrooms. The principal bedroom on the first floor features a lovely view onto the garden, as well as convenient built-in wardrobe space and a large ensuite bathroom with double wash basins and ample storage. There are two further good sized bedrooms on this floor and a shower room. The second floor comprises a family bathroom and two double bedrooms.

Paul Cosgrove, Director at Finlay Brewer comments, “This big-boned Villa-style Georgian home has so much going for it. Set over five floors, with two floors of sensational living / entertaining space and an additional basement cinema / playroom the home lends itself to contemporary family living. A real must-see!” Historic Hammersmith Grove is a prestigious tree-lined street within Brackenbury Village, home to a wide range of local businesses, shops and cafes. From Shimmering Patterns to Bold on White Contrasts Essential wallpaper ideas to boost natural lighting in any interior

Research conducted by wallpaper design brand I Want Wallpaper has found that natural lighting in interior design is one of the most popular trends of 2021, with searches up by 150% in April so far, so as we finally say goodbye to the cold and dark winter months, people are looking forward to the halcyon days of spring and summer. With days getting longer and brighter, people are finding new and dynamic ways to make natural lighting a key player in their interior design. There are some many things to consider; virtually every aspect of your living space can play a role in encouraging or tempering how natural light imbues a space, from soft furnishings and light sources to the layout of the room itself.

Gone are the days of warm and cozy nights, replaced instead with bright, vibrant and delightful vibes

Perfect Homes International Magazine spoke to Alex Whitecroft, Head of Design at I Want Wallpaper to weigh in on the results and to provide some key tips for people who want to bring some more light into their lives. “Wallpaper is often one of the most underrated elements when it comes to natural lighting. For many, white walls and neutral walls are the go to, but this can often make space feel bland and washed out - there’s so much lost potential. Wallpaper brings subtle yet powerful elements like texture, patterns, reflection and contrast into the mix, adding a whole new dynamic to consider and play with.” We asked Alex to put together some essential tips, tricks and advice on how wallpaper can revolutionise spring/summer interiors for 2021.

Brilliant ways to combine wallpaper and natural lighting for that bright spring look...

UsE YoUR LAYoUT To YoUR ADvAnTAgE When it comes to choosing your wallpaper there’s always a lot to consider, including pattern and themes, as well as the overall mood and aesthetic you want to create. It’s so easy to get carried away, but when it comes to figuring out how to get the most out of pairing natural light and your wallpaper choice, the first thing you should look at is your layout. Where is natural light coming in? How does it interact with the sun, Where does it hit the most? These are all excellent questions, and definitely things that can have an impact on what wallpaper you’ll want to go for. Think about how the light will interact with your design, and use that to help guide your choice.

UsE FoIL sHIMMER To REFLEcT LIgHT When it comes to natural lighting, reflective wallpaper is always an excellent choice. not only is it a fantastic way to create a wonderfully dynamic feeling in any room through patterning and texture, but it can reflect up to twice as much light! And there are so many options at hand. Embossed foil wallpaper combines texture and light to great effect, adding a sense of warmth without sacrificing the light feeling of the room. Light metallic wallpaper is brilliant for adding a layer of sophistication, while shimmer effects are great for catching the summer sunlight, which can make any space feel light and airy.

oFF WHITE Is THE WAY To go While white can be a great colour to draw light in some ways, it’s often overused which can leave a room feeling cold and washed out. In contrast, an off-white shade is better at reflecting natural light which can go a long way to help make a space feel bright and airy. one of the best ways to avoid this is to look for wallpaper that blends off white backdrops tones like white, beige, taupe, and gray. Additionally, off white tones can be combined with everything from punchy pinks to soft pastoral tones to make a statement. And don’t just stop at your walls; paint your ceiling a few shades lighter than your wallpaper - It’s a great way to add a touch of warm contrast and can help create the illusion of height and space. DYnAMIc PATTERns cAn cHAngE EvERYTHIng Wallpaper offers a huge array of pattern options, adding a whole new dynamic to the feel of the space. geometric designs are a perfect way to draw attention across the room, and with its engaging symmetry and angular lines, it can make a room feel significantly bigger and help create a dynamic sense of drama. If you want to incorporate a theme into your interior design, patterned or motif-led designs are a great way to get your vibe across, either as a subtle touch or with a punchy edge.

PAIR WITH oTHER WALL ELEMEnTs Remember, when it comes to walls, wallpaper isn’t the only thing that you have in your interior design toolbox. combining it with other design elements can be a wonderful way to create a whole new layered look. Pair lightly painted wood panelling with a beautiful reflective wallpaper to bring light and depth to your walls. Add mirrors either as a central piece or as an accompaniment to your other wall hangings to maximise the way that light is reflected around the room. And last but not least, team your papering choice up with bold, vibrant artwork to add a bit of colour to your interior styling.

SUNNY VALLEY’ RESIDENCE A stunning contemporary design project by the amazing design firm and studio Bolshakova Interiors PERFECT HOMES INTERNATIONAL MAGAZINE

Incorporating distinct style elements important to the client, Bolshakova Interiors have designed a contemporary home that feels classic, yet functional, and undoubtedly sleek. Taking inspiration from French and American interiors, such as the personal homes of Christian Dior and Ralph Lauren, in addition to influences from the Four Seasons Hotel designed by Pierre- Yves Rochon, the modern interiors were radically overhauled, from staircases to windows, flooring to façades.

THE WORLDWIDE PROPERTY BIBLE

The studio and its amazing leader Natalia Bolshakova are one of the main modern design forces right now in Europe, and this is reflected in the interior design project of this country house which is located in Ukraine, not far from the city capital of Kyiv.

With an areas of 550m2 the contemporary vibe and keen sense of elegance shines through and is accentuated by the details and modern furniture pieces. The Living Room/ Dining Room is a one-of-a-kind open space combo. In the afternoon, the beautifully designed living room is flooded with sunlight. The lounge area has a large window and is perfect for family get-togethers. The owner’s personal collection of pictures and ornaments find their ideal place in the house. In the area it can be highlighted statement pieces of luxury brands such as Baccarat, Boca do Lobo, and Eichholtz in this amazing room. The incredible Heritage Sideboard by Boca do Lobo is placed near the stairs and that it’s, on its own, a luxury design piece of art inside this modern home designed by Bolshakova Interiors. The amazing ceramic pieces by Lladro is also a statement in this project. “Individual Style Is Emphasized In The Decoration Of The House, Which Is A Testament To Our Client’s Active Participation Policy. On This Project, We Worked Intensively With The Client In The Studio And At The Facility Actively Sharing Information.” Bolshakova Interiors The kitchen area is just as stunning as the living room. The austere furniture design and shining marble used in the design of the kitchen are complemented by cheerful textiles on the windows from the Hermes Jungle Life collection. Musing on a predominately white interior, the home seamlessly blends wooden elements with individual color palettes for each distinct area. Deep blue sweep the living room while touches of green encompass the kitchen and soft vanilla plays with light in the charming child’s bedroom. The bathroom design features a panel PAMPA from the French house, Pierre Frey. It contrasts powerfully with the marble textures, resulting in a stunning overall finish. For this design, Bolshakova Interiors Opted For Dark colors that contrast with the more clear color scheme of the child’s bedroom and even of the living room. It was a bold choice, but a strong one! The kid’s room is one of the most touching and charming rooms in the house. Everything in this house is considered carefully to ensure the child is comfortable and safe, but that is also surrounded by a relaxing environment filled with amazing details that can’t be appreciated by the child but that also transforms this room in a relaxing sanctuary for the parents! NO TWO CLIENTS OR HOMES ARE THE SAME Founded in 1980, Octagon pioneered the concept of luxury housebuilding with a straightforward, but revolutionary idea: build a select number of exceptional homes in the very best locations.

BUILD

Around 15 years ago, Octagon launched the ultimate design and build service, Octagon Bespoke, working closely with clients to start their self-build projects completely from scratch. The Octagon Bespoke division is incredibly unique, in that they are able to offer clients support from the very first steps of finding

a plot of land and obtaining local planning permissions – sometimes demolishing their current home and replacing with a brand new property – to design, specification, and everything in between. The skilled team are also able to facilitate a major renovation or extension – the possibilities are endless, and they approach every potential project as a brand new challenge.

Octagon Bespoke Director, John Pope explains; “It’s very difficult to summarise the Bespoke division, as the day to day really is so varied! We could be designing a beautiful eight bedroom family home in Weybridge, renovating a Victorian townhouse in Mayfair, or extending a penthouse apartment on the banks of the Thames. Every client and every home is different, hence why we call it Bespoke. “We’ve had clients come to us after they’ve been refused planning permission multiple times, and, with their consent, our team has made some vital changes and we’ve been given the green light from local Councils. Our reputation within London and the Home Counties is new build, because that’s what the majority of our speculative homes have been in the past. But we’ve recently completed a historical renovation on a Grade II* listed building in the heart of Wimbledon alongside English Heritage – we can do it all.” While no ‘typical’ client, the Bespoke team do get a lot of repeat customers – those who have previously bought a speculative home, and a few years later would like to create their own Bespoke project, or are perhaps considering a complete remodel or extension of their Octagon home. “We’ve had some clients arrive at meetings

with scrapbooks and fabric samples and images of their artwork”, John explains, “which is actually brilliant for the team, as it helps to give a real insight into what it is they’re looking for from their home, as well as their style and taste. “Others are more hands off – they’ve seen an Octagon property they like (we often take potential clients around our recently completed homes, to give them an idea of our finishes and standards), and bar some minor changes, they would like us to build a similar house on their plot of land.” One of the biggest joys – and challenges – is that no two homes are the same, nor are any two clients.

At Octagon, we have over 40 years experience and an unrivalled reputation for building spectacular, one-of-a kind homes to the highest standard of luxury. Our discreet bespoke service takes clients on a journey from planning stages through to handing over the keys, with our in-house experts on hand every step of the way. Octagon Bespoke can help you transform your vision into something truly unique. Bespoke projects start from £1m.

“Working to the client’s brief is the most important thing, and can be especially difficult if they don’t know what it is they want – there can be a lot of reading between the lines, but with such an experienced team, we’re always full of suggestions and ideas that we think will work.”

BENTLEY UNVEILS ITS

NEW HOME COLLECTION FOR 2021 Sustainability, cutting-edge technology, pioneering design and extraordinary craftsmanship are at the height of importance within this collection

Bentley Motors and Bentley Home have unveiled their latest collaboration: The 2021 Collection. Four bold new furniture designs are revealed today each featuring a carefully chosen combination of unique materials and finishes that blend innovation, technology and fine craft. The Aldford Table, the Ramsey Sofa and Loveseat and the Styal Desk, elegantly sport a unique lacquered finish and an exciting new fabric produced from marble powder among a choice of finishes. Defined by precious and cutting-edge materials, and the desire to push craftsmanship to new levels, the 2021 Bentley Home Collection represents a new vision for the brand, aligned to the ambitions of Bentley Motors, to be the most sustainable luxury automotive brand in the world. Strong, distinctive lines and timeless shapes characterise the new furniture designs by Carlo Colombo in close collaboration with Bentley Design, and introduce Bentley Home’s new Degradé lacquering and new MARM \ MORE® marble powder fabric.

Degradé lacquering is key to the overall aesthetic of the 2021 Bentley Home Collection, and brings a sense of quintessential luxury that is both customisable and instantly recognisable. Degradé involves an incredibly intricate and complex process to achieve the high standards required by Bentley Home’s customers. Before the Degradé essence can be created, a coat of varnish is hand-applied to protect the wood. A master craftsman must then use an airbrush to apply the colour by hand, with just the right dose of lacquer, gradually drawing away from the wood to accentuate the colour gradient and faithfully replicate every detail of the natural shading. After this long process, a round of polishing is required to give the product body, depth and solidity. Four coats of varnish are then applied before a final round of polishing. The elegant finish is brought to life in a variety of options: Deep Ocean, Midnight Walnut, Black Kenya, Dark Shadow, Rust Degradé, Silver Degradé and Bronze Degradé. Each of these options is characterised by subtle nuances which range from black, to distinctive metallic colours that make each hand-painted product unique and unrepeatable. Each product within the new collection features the Degradé essence, and this technique can also be applied to past Bentley Home designs too. MARM \ MORE® is an innovative, ethical new fabric making its debut in the furniture world, developed and patented for Bentley Home. The new fabric utilises the genuine dust that is a biproduct of marble production. Sourced and produced in Italy from start to finish, master craftsmen are required to complete every step on the journey from powder to furniture wrap. Marble is known to be the ultimate material for sculpture and architecture, and is now stylishly and innovatively reinterpreted for fabric. Harnessing the natural power of marble, it restores value to its unique dust, transforming it into a textile that offers unmatched technical performance and aesthetic qualities. The precious marble powder fabric gracefully dresses the 2021 Bentley Home Collection, accentuating the elegant shapes of the furniture designs.

Styal

The new Styal Desk is the masterpiece of the new 2021 Bentley Home collection. During these times where the office has forcibly entered our homes, Bentley Home elevates the concept of office space, giving shape to an iconic product, luxurious and refined throughout every detail. A succession of graceful curves run the length of the 3 metre wooden frame, covered in a choice of leather or veneer, with the sideboard elegantly positioned for balanced proportion. The desktop is punctuated with a gun metal grey insert: a visual “incision” that accentuates its sculptural profile, governing its lines and leading the curves at either end. The desk is broken down into four elements, subdivided by a metal profile, which can be covered in either leather or veneer. Slim and light, extreme from all perspectives, Styal dramatically reimagines the experience of working from home. The structure and top can be customised in a choice of: Warm Grey Fiddleback Sycamore, Smoked Liquidambar or Burr Walnut root, with a glossy, brushed finishing. Alternatively, leathercovered top can be chosen. Finished in wood with metallic finishing in gun metal grey. Degradé lacquering effect is also brought in to finish the wood options.

Aldford Design and art come together in the clean, sleek lines of the new Aldford Table, with both rectangular and circular versions available to choose from. Legs taper up from the floor and meet under the top in a single form, accentuating the sense of lightness and suspension. The design is enhanced by the three layers that make up the tabletop: the underside is lacquered in glossy black, and a metal profile runs around the perimeter. Aldford presented a completely new constructional challenge for the designers at the Luxury Living Group and the craftspeople at Bentley Home. The double curve of the base and the sloping edge of the top are achieved using the very latest milling techniques. Customers can choose from three finishes for the legs: Burr Walnut, Smoked Liquid Ambar, or leathercovered. The top is available in Calacatta or Valentine Grey marble, or glossy Burr Walnut, Smoked Liquid Amber or Warm Grey Fiddleback Sycamore. Degradé lacquering is applied to all wood finishes.

Ramsey

The Ramsey range appears to defy gravity: its seat is suspended off the floor, and its tapered shell flows into armrests that reach upwards like outstretched wings. The lines are delicate, split only by a transparent panel between the seat and backrest. A gun metal grey insert frames the profile, reaching down below the seat, emphasising the apparent defiance of gravity. With graceful proportions, the Ramsey Loveseat is the first loveseat conceived by Bentley Home. It is therefore fitting that this design proposes a new dimension of luxury through its evolving spatial requirements, that will suit the most contemporary of homes, both alongside or independently from the Ramsey Sofa.

Both the sofa and loveseat are available in a choice of coverings: Warm Grey Fiddleback Sycamore, Smoked Liquidambar, Burr Walnut root, or alternatively, covered in leather or the marble powder fabric. Degradé lacquering is also applied to the wood finishes. Explore the new collection here: www.shop.bentleymotors.com/blogs/partnerships/bentley-home

Nestled between Alvor, Lagos and Ponta da Piedade in the western Algarve, Palmares Ocean Living & Golf is surrounded by nature, from the gently murmuring Atlantic with its sandy shore to the rich oranges and browns of the earth and the lushness of the myriad shades of green in the local vegetation. For Pritzker Prize winners RCR Arquitectes, who are working with owner and operator Kronos Investment Group, it was this unique natural landscape that served as the inspiration behind the design of the homes at Palmares Ocean Living. The architects were delighted by the vast expanses of land, ocean and sky that combine to deliver such a special natural environment. Their approach fits beautifully with Kronos’ emphasis on sustainability and environmental integration and the company’s deep-rooted respect for nature. “We are delighted with how RCR Arquitectes have blended the textures and tones of the landscape into the architecture at Palmares. The lushness of the coastal environment is encapsulated perfectly, from the gently sloping terrain to the rich depth of the colours.” Saïd Hejal, Partner and CEO, Kronos Investment Group RCR Arquitectes has designed a range of different homes and facilities at Palmares Ocean Living & Golf. Most recently, the firm has applied its expertise to the design of 37 new Signature Apartments and a luxury villa, along with a stunning Clubhouse, which serves as a focal point for the entire resort and is home to Michelin-starred Executive Chef Louis Anjos. “The Resort Clubhouse is the social part of the Palmares project and is one that brings together, with all its intensity, each of the concepts that we have incorporated. The different spaces have their uniqueness and their landscape frameworks, which, together with the interstitial outdoor spaces, create a unique experience. It is the perfect place to pass the time.” Rafael Aranda, Principle & Co-Founder, RCR Arquitectes.

The interplay of architecture and lifestyle was a key element for the prize-winning architects. They have used their designs to connect people with their homes and the natural environment around them, creating a delightfully immersive living experience. The low density of construction, at just 5.7%, forges an exceptional harmony between the homes, the golf course and the ocean. Strict construction parameters have protected sea views, ensuring that each villa or apartment has the opportunity to benefit individually from the stunning surroundings. “We have created the homes at Palmares not as objects implanted into the environment, but as spaces embedded into the topography, framing the landscape. The Signature Apartments are built with a unique relationship with the external natural environment, creating a feeling of privilege in this exceptional setting. It’s a feeling that flows throughout each home, connecting people to the place in a very special way.” Rafael Aranda, Principle & Co-Founder, RCR Arquitectes Homes at Palmares Ocean Living & Golf have been developed to achieve a VERY GOOD rating under the Building Research Establishment Environmental Assessment Method (BREEAM) sustainability accreditation framework. This means that each apartment enjoys features such as good daylight exposure, privileged natural and sea views and water-saving appliances, while construction methods source materials responsibly and deliver zero NOx local emissions.

Apartments at Palmares are priced from €400,000. They include annual membership for two people to the resort’s 27-hole golf course, designed by renowned American architect Robert Trent Jones Jr. “Life at Palmares Ocean Living is about experiencing the best, from Michelin-grade food and world-class golf to the incredible natural environment in which the resort sits. We wanted the homes available here to reflect that commitment to luxury and to excellence, while also reducing their environmental footprint, and that is precisely what RCR Arquitectes has delivered. We are excited to welcome new owners to such beautiful properties.” Saïd Hejal, Partner and CEO, Kronos Investment Group

bERLin Like few other European cities, berlin is still rebuilding, repainting and reinventing itself. Following destruction, division, reunification and reestablishment as Germany’s capital, the city has seen unprecedented growth and its evolution into a modern, green and vibrant metropolis has been truly astonishing. As the city continues to develop into a hotspot for young international creatives, berlin has become the most popular destination in Europe for people under the age of 40. This has led to a recent average population increase of about 50,000 inhabitants per year, which has, in turn, led to demand for housing vastly exceeding supply, particularly in central areas. When compared to other German cities, like hamburg, Frankfurt and Munich, and particularly when compared to other major European cities such as London, Paris and Madrid, berlin’s real estate market offers very attractive prices and great value. Despite being a capital city, and the fourth largest city in Europe, it has a small and compact feel, and is easy to navigate thanks to its strong public transport network including the metro, trams, rail, buses and an increasing number of cycle lanes. A rich cultural life exists in bucharest, with high-quality restaurants, cafes and bars, plenty of green space, and a geographical location that allows proximity to both the mountains and coast. one of the main reasons to invest in bucharest is it’s a relatively rare example of a European city that still has great, untapped socio-economic potential and opportunity for a high standard of lifestyle at a low cost compared to other Western European countries. The cost of residential real estate in bucharest remains low, and rental yields are promising, core at 7.5% and prime at 7%.

ways to style your home like an interior designer Whether it’s an inspirational home in a glossy magazine or a celebrity’s well-styled house on social media, they often share one thing - the all-important touch of an interior designer

PERFECT HOMES INTERNATIONAL MAGAZINE

151

Designers bring beauty and taste to homes they work with, creating luxurious, enviable spaces. Achieving that polished designer feel in the home is completely possible - with just 4 simple rules. Rebecca Snowden, Interior Style Advisor at Furniture And Choice (FurnitureChoice.co.uk), shares 4 rules to follow, to style your home like an interior designer.

152

THE WORLDWIDE PROPERTY BIBLE

1

Start with a clean monochrome palette A classic monochrome colour palette has an effortlessly elegant quality, with tonal neutrals such as grey and taupe providing a calm, sophisticated feel. The key is to ensure contrast and variety with these tones, creating visual interest and movement. “Neutrals never go out of style - but to really up the ante, it’s important to have an interplay between light and dark shades to give your home punch and depth,” advises Rebecca. “Punctuate a monochrome look with black accessories and details this immediately gives the home a stylish, yet grounded feel, as you see in this living room, with the coffee table legs and decorative tray.”

PERFECT HOMES INTERNATIONAL MAGAZINE

153

154

2

Incorporate glamorous, luxe textures A go-to interior design trick is to include luxurious textures in different ways and sections of the room. When paired with a monochrome background, this technique creates a curated, thoughtfully designed home. “Think about the space from top to bottom, and consider how to add textures at every level,” says Rebecca. “This way, youget a cohesive look that also has a sense of understated luxury. In this grey bedroom, we kept it simple when it came to colour but there’s a variety of textures - from the rug on the floor, to the velvet pillows and the gold lamps. Together, they create a rich, lush feel.” It is also about looking for furniture and accessories with textural details and contrast.

THE WORLDWIDE PROPERTY BIBLE

“Velvet is always a good choice for that soft, glamorous look, but having chrome finishing on these dining chairs really takes it to another level. Keep an eye out for moments of detail and contrast, because these small touches can have a big impact.”

Style accessories like a designer Much as the right jewelry can complete an outfit, signature accessories can make a home feel unique, personal and expensive. Designers understand this - and the key to getting a high-end look with accessories is two fold: firstly, go bold when selecting the right accessories for your home and secondly, make a feature of them to create focus and attention. “Start by considering what you want to highlight and draw attention to,” Rebecca comments. “In this designer dining room, a bold marble mirror offsets an elegant white fireplace mantel, while a stunning orchid centrepiece gives height and drama, pulling your gaze upwards to a statement chandelier. So think about grouping accessories to complement one another, and accentuate your room’s best features.”

Splurge on lighting Statement lighting is a simple change that will immediately give the home a designer sheen. Lighting the home well will highlight all the details and thought that has gone into it, while adding a stylish touch. “Designers favour lighting installations that feature strong shapes and silhouettes,” Rebecca says. “A sculptural, eye-catching lighting centrepiece can completely transform the room, and give it depth and height. Layer the lighting options, instead of focusing solely on overhead or general lighting. “Having multiple sources of light is key, and allows you to play with different settings for a variety of looks and moods,” Rebecca advises. “So mix it up - while you can have a beautiful chandelier, don’t forget the importance and power of a mid-century modern sconce, or lovely floor lamp.”

the properties launched in April 2020 and completed in August of the same year. nomad developments’ Jack simpson comments: “We knew from the outset that West Hill Place was going to deliver four rather special family homes. As the development began to take shape, it was wonderful to see the result of our keen focus on quality unfolding. The market has been busy throughout lockdown in this area of London, as the speed at which these homes were snapped up demonstrates. Green Gables is truly an extraordinary estate. The combination of man’s and nature’s best are brilliantly on display throughout this 74-acre, Woodside California property, which has remained intact since its inception in 1911

PERFECT HOMES INTERNATIONAL MAGAZINE

195

The creation of Mortimer Fleishhacker, a highly successful San Francisco businessman, at the heart of Green Gables rests its magnificent main residence and gardens that remain home to this day for the Fleishhacker family. Soon after the 1906 San Francisco earthquake, Mortimer, whose investments included a power company, a paper box company, and a chemical company, and who eventually became one of the nation’s leading bankers, decided he wanted to create for his family a summer home in the country and began buying property, eventually totaling 74 acres, in the heart of Woodside, California. Fleishhacker hired architect Charles Sumner Greene, who with his brother Henry Mather Greene was among the most acclaimed architects of the Arts and Crafts movement, to design his estate. Green Gables’ unique and historic presence in the Silicon Valley region has bestowed on it traditions and legacies that have made it a cherished residential landmark. The estate has long been a gathering place for global dignitaries including European royalty, Senators, Congressmen, Governors, business leaders, and creative luminaries. In 1965, the United Nations selected Green Gables as the site for its 20th anniversary commemoration gala.

THE UlTIMATE FAMIly CoMpoUNd Green Gables is an optimal location for a family compound. Here is the opportunity to establish an ancestral heirloom on the grandest of scales: a completely private, small-town neighbourhood — directly adjacent to one of the most celebrated areas in the world – Silicon Valley. This is a place to make extraordinary, enduring memories for generations to come. The exceptional experience of Green Gables is unrivalled, perhaps anywhere else in the world. The estate has seven homes, each nestled in its own private setting. The Main House was designed by Greene and Greene with interiors by Elsie de Wolfe. Noteworthy among the other six homes is a lovely 1930s home designed by acclaimed Modernist architect William Wurster. The estate is also home to a stunning Roman pool, three swimming pools, including the first free-form pool in California, a tennis court, orchards, a beautiful stone tea and dairy house and a glorious vegetable and flower garden. The sustainability of the property is assured through a 50,000-square-foot reservoir, sourced by an underground spring and winter runoff. Measuring 20 feet at its depth, it furnishes water for over 90% of the estate’s irrigation needs.

THE dEFINITIVE pRIVATE ESTATE one of the most remarkable aspects of Green Gables is its expansive grounds, which combine a mix of formal gardens surrounding the main house and natural woodlands filled with native California shrubs and flowers. Majestic old-growth trees abound at Green Gables, including oaks, giant redwoods, blue spruce, Monterey pines, and eucalyptus. Two private roads and wooded trails wind through the verdant lands, perfect for riding, biking and exploration. Here we reveal tips on how to convert your Shed into a Perfect Summer House... PERFECT HOMES INTERNATIONAL MAGAZINE

207

208

THE WORLDWIDE PROPERTY BIBLE

ADAPT WINDOWS - OR MAKE YOUR OWN Some shed designs don’t include windows, and when they do, they’re not exactly ideal for a summer house conversion. In most cases the glass can be very thin, and the size of them might not be up to par, especially with a summerhouse project in mind. Installing new and sizable windows is a great way to bring more natural light into the space, and the extra ventilation will definitely come in handy in the warm months ahead.

ADD A SKYLIGHT TO LET NATURAL LIGHT IN It’s not just about your walls; skylights are also a fantastic option when it comes to converting your old shed into a summerhouse. It’s a really dynamic way to bring both light and air into space in a way that not only looks good but is incredibly efficient. With a skylight installed, you’ll be able to free up a huge portion of your wall space, which free’s you up to do so much more with it, like add extra shelving for a bar, artwork or even a TV - whatever you want to make it your own.

INSTALL INSULATION TO STAY DRY AND COZY To make your new summer house feel truly comfortable you’ll need to add some kind of insulation and drywall to your surfaces. This’ll not only give you clean and bare walls to decorate, but it also means your summer house can be enjoyed year-round, and it’ll quickly become the centre-point for any and all garden parties, from summer time BBQ’s to bonfire night.

KEEP THE ELEMENTS OUT WITH WEATHERPROOFING Once you have the shed walls insulated, the next step is to make sure your shed can withstand the elements. For your interiors, add weather stripping to your windows and use sealing foam to keep water out, and add a door draft blocker to the bottom of your door; it’ll help keep everything from water to wildlife from coming inside. Insulation can also help to make sure your summer house stays in good condition, so keep it in mind when you’re shopping around for options.

ADD POWER WITH AN ELECTRICAL OUTLET Most sheds aren’t connected to a home power supply, but for many gardens it can be an absolutely game changer. You’ll be able to add things like lighting and heating options to your space or install a music system for garden parties. And if you’re working from home, an outlet can be a great way to move your office outside for a change of scenery. Just make sure you consult a professional to make sure work is carried out safely.

LET THERE BE LIGHT (ING) Lighting can have a huge impact on how we use and enjoy spaces, so it’s definitely an important factor when it comes to your summer house. Standard sheds often make do with a single bulb, but there are so many other options; wall sconces can add soft lighting to make your room feel cozy, while festoon and jew ball lights can make your room feel like a real escape. And when it comes to lighting, you don’t just need electricity - solar power is a great eco-friendly and cost effective alternative!

INSTALL STURDY AND STYLISH NEW FLOORING Most sheds that you see today have a hard plastic or bare wood flooring, but these are dull when it comes to a summerhouse conversion. Look for materials that are not only durable but also fit the look and feel you want to go for; tile, rubber, timber and even cork are good great choices. If you’re looking for a little more style, look at interior trends like a herringbone wood pattern or add a rug or carpet to the mix. Just make sure everything is weatherproofed before you start - moisture can cause a lot of damage if left unchecked.

PERFECT HOMES INTERNATIONAL MAGAZINE

209

OPEN YOUR SPACE UP WITH NEW DOORS Most sheds come with doors that are pretty sturdy but often bare and unappealing, so it’s worth looking around for something that not only fits your structure but also suits your tastes. If you have the space, bi-fold doors are definitely an excellent option; they’re a great space saver and can let a lot of natural lighting into your summer house. Alternatively, onward opening french doors can be flung open during hot months to let some much needed air in. Whatever your choice is, just make sure that your doors are weatherproof and can stand up to the elements no matter the month.

ADD SHELVES TO KEEP THINGS NEAT When it comes to any conversion project space is everything, and you want to make sure you’re using it as efficiently as possible. Shelves are an excellent space saver either for practical use or for decoration; use houseplants to add a touch of green and make your summerhouse feel like home, or even turn them into a DIY bar for parties. Shelves can be made from a wide variety of materials like wood, plastic and metal, so you’’ll definitely be able to find the perfect fit.

ADD SOFT FURNISHING FOR THAT INSIDE/OUTSIDE FEEL Inside-outside is definitely one of the biggest trends of 2021. As we try to spend more and more time in outdoor spaces, interior trends are starting to make their way into our gardens, which makes them a perfect fit for a summer house. Rattan and woven furniture is a good choice or if you’re looking for something sturdy, metal frames can add something that’s both durable and trendy to your garden. But if you’ve already fallen down the DIY rabbit hole, why not make your own? Pallet furniture is very popular and really easy to put together, and can add a rustic feel to your new space. 210

THE WORLDWIDE PROPERTY BIBLE

WEATHERPROOF AND TREAT YOUR EXTERIOR Just like your interiors, it’s important to make sure that your conversion can withstand the elements. Moisture and mold can affect the overall structure and can creep into your interiors if left unchecked, so it should definitely be top priority. Check for and seal any gaps you find with caulk or wooden splines as needed, and make sure you apply a generous coating of weatherproof paint. Paints can come in a wide variety of colours and tones, so you’ll be able to find something that blends well with your garden and interior plans.

ADD AMBIENCE WITH EXTERNAL LIGHTS When it comes to converting your shed into a summer house, lighting isn’t just about what’s going on inside but outside too. Fairy or festoon lights strewn across or around your conversion can turn a normally boring shed into a place you look forward to escaping to at the end of a long day. Use push pins or light clips to attach them to walls and use poles to extend them into your garden to warm and welcoming feel space.

INSTALL A RETRACTABLE AWNING FOR SHADY DAYS Awnings are a great way to add extra comfort of your conversion in a way that perfectly blends your indoor and outdoor spaces. With an awning in place, you’ll be able to enjoy the shade during the warm summer months and have a good cover during the cooler ones. However, each summer house is different and might not suit the fixtures needed for an awning, so If it isn’t an option, consider adding a shade sail or a parasol instead.

AND FINALLY, ADD A FIRE PIT FOR SUNNY DAYS AND COOL NIGHTS Market research has shown that fire pits are one of the top garden trends for 2021 - and for good reason. They can quickly become the centre of your garden, serving as makeshift BBQs during the day and adding warmth, light and atmosphere to your garden at night. To incorporate them into your summer house project, create a dedicated space outside completely with soft furniture, but make sure there’s enough distance between them to ensure safety.

JUdy GARLANd’S MALiBU BEACH HOUSE! The Malibu beach house where Judy Garland lived with her second husband, Vincente Minnelli, and their daughter, Liza Minnelli, shortly from after it was built in 1947 into the 1950s is for sale. Completely rebuilt in 2013, it is priced at $3.895 million. What’s better than to cosy up on a rainy Sunday afternoon and sink into old movies, some of the best of which starred Judy Garland. With her exceptional singing voice, the studios cast her in the best musicals of the time such as Wizard of Oz, Meet Me in St Louis, The Harvey Girls, and Easter Parade - still big favourites on cable television. Moviegoers were stunned by her voice and her youth, making her early films huge box office hits. It was only later when she starred in films without singing and portrayed as an adult that her popularity failed and her movies lost money for the studios. Garland went through five marriages and had many highly publicized affairs beginning as early as age 18. Her serious relationships of marriage, such as the one with director Vincente Minnelli, produced three children, including Liza, who had the gift of the voice gene that would carry on the family vocals after her mother’s death in 1969. Judy had mental health issues that began as a teenager, thought to be brought on by her stressful work as a child performer, which she attempted to drown through substance abuse. In 1969 in London, Judy died of an accidental drug overdose. 232

THE HOUSE WHERE TiM BURTON LET HiS iMAGiNATiON FLy This vast live/work space in Primrose Hill, north London, is an industrial masterpiece. You can spot Tim Burton’s darkly whimsical movies a mile off. Best known for Beetlejuice, Sleepy Hollow and Corpse Bride, even his 2019 liveaction Disney film Dumbo — considered a departure from the director’s previous work — can be labelled Burtonesque. When filming the Walt Disney classic Dumbo his seventh movie for Disney, Burton directed the film while renting Eglon House for a three-year period, using the east wing of the house to write and produce Dumbo, and the west wing for accommodation for executives and staff working on the film. Inspired by Pierre Chareau’s iconic Maison de Verre in Paris, Eglon House is one of the most extraordinary new houses to be built in London in living memory. It is tucked away at the end of a gated cobbled mews in the middle of Primrose Hill, combining privacy and security with the convenience of a village location. Eglon House provides more than 13,000 sq ft of beautifully crafted live/ work accommodation, composed of two interlinked buildings, set around a private courtyard and joined at basement level. 236

THE WORLDWIDE PROPERTY BIBLE

The house has been designed with flexibility in mind, and many of the spaces would suit a variety of uses. It could be used as a dwelling, as a commercial building, or as a combination of the two. It would work equally well for a family requiring guest/staff accommodation as it would for an art foundation requiring premises with significant spatial drama. The larger, eastern, side of the building has an industrial character, with exposed concrete ceilings and surface-mounted services. At its centre is a magnificent double-height grand salon, with a galleried level containing a professional kitchen and dining room. The first floor offers more than 2,000 sq ft of space, currently configured as a breathtaking master bedroom suite, and the second floor contains an extensively glazed ‘orangery’ that would work particularly well as an office. The western side of the house has a more intimate, domestic scale and an Art Deco atmosphere. The ground floor opens out onto the courtyard, with a double-height living room and a kitchen. The first and second floors contain three bedrooms, three bathrooms and a study. There is a further bedroom and bathroom in the basement, alongside a remarkable swimming pool that doubles as a cinema room, with a mechanical floor and waterproof screen. A lift services all of the floors. Although Eglon House settles into the outline of the original structure, it is an entirely new building. Inspired as a homage to Pierre Chareau’s Maison de Verre, this backland site, which has the character of a Parisian mews, was appropriate for a forward-thinking contemporary house imbued with the same Modernist spirit. Pierre Chareau’s ‘House of Glass’, completed in 1932, was a milestone in early modern architectural design. It was a pioneer of the modernday live/work phenomenon, with commercial space on the ground floor and living accommodation above. It was commissioned by Doctor Dalsace, who hosted Surrealist soirees in his salle de sejour, which were attended by Jean Cocteau, Joan Miro and Yves Tanguy. The close proximity of other buildings dictated a transparent façade. The iconic glass blocks, which shatter the light like lenses, have been recast for the western façade at Eglon House.

Eglon House takes its cues from Chareau’s original in a number of other ways as well. The design emphasises an honesty of materials, variable transparency of forms, and juxtaposition of ‘industrial’ fixtures with a more traditional style of home décor. Some of Chareau’s furniture and light fittings have been sourced and applied in appropriate areas. Thirties construction methods were used for the exposed shuttered concrete ceilings in part of the building, and there are visible structural elements, just as in the original, such as exposed steel beams with expressed mechanical bolts. The blue carpet in one of the bedrooms is exactly the same colour as that used in the Maison’s master bedroom, alongside other carpets and rugs inspired by artists of the era, such as Ben Nicholson and Alexander Calder. Despite these similarities, however, Eglon House has been largely created by English craftsmen and adopts an entirely contemporary approach. On the top floor, for example, solar PV matting is set into the triple-glazed roof lights, so that it simultaneously reduces the glare and generates energy. In the basement, the ingenious mechanical rising floor allows the room to act as both a swimming pool and a cinema. The 3m-wide LED waterproof movie screen was specially commissioned and, at the time of fabrication, was the highestresolution example of that size ever made. Eglon House stands on the site of Mayfair Recording Studios, which saw hits recorded by everyone from Tina Turner and Pink Floyd to Madonna and David Bowie. In the early 20th century the site was a shell-casing factory during the First World War. Eglon House is listed for sale for £20million with agents Aston Chase www.astonchase.com PERFECT HOMES INTERNATIONAL MAGAZINE

INVESTING IN PARADISE

YOUR ULTIMATE GUIDE TO BUYING A PRIVATE ISLAND Recent events have made private islands an even more attractive proposition - here, Christie’s International Real Estate affiliates reveal how to invest in one

PERFECT HOMES INTERNATIONAL MAGAZINE

255

Have the past 12 months left you dreaming of leaving urban life behind, buying a private island, and setting up shop in the sunshine? You’re not alone: demand for rural and coastal properties has skyrocketed in reaction to city lockdowns and social distancing. As Australian real estate expert Ken Jacobs says, “people are looking for an escape from people.” Decisions about where to buy are no longer just a matter of wealth preservation, adds Robert Greenwood, cofounder and partner of Regency in the Turks and Caicos Islands. “It’s about health preservation,” he notes. And how better to weather the storm than by buying the ultimate bolthole - one’s own private island? Brokers such as Greenwood are now seeing a new wave of buyers looking to ride out the pandemic on their own, secluded paradise. “Only a select number of people in the world can say they own a private island,” observes John Christie, president and managing broker of H.G. Christie Ltd. “It carries a lot of cachet and conjures up visions of Richard Branson at Necker Island.” 256

THE WORLDWIDE PROPERTY BIBLE

Isolation Guaranteed It’s not hard to understand the appeal of a private island. Improved technology means it’s now just as easy to work from a hammock as it is from the office, and who wouldn’t prefer to isolate on a white sandy beach, surrounded by turquoise waters? “People who would never have considered buying an island are now thinking it could be the lifeline they’re looking for until things change,” Greenwood explains. After all, if personal space is now the ultimate luxury, there’s not much to beat an atoll in the middle of the Caribbean. “I think the exotic nature of an island is attractive to almost everyone,” says Michael Hart, who appraises islands off the coast of Maine, coastal New York, Nova Scotia, the Carolinas, and the Bahamas for Boston-headquartered LandVest, Inc. “But for people with means they offer a level of privacy that you just can’t find on the mainland.” There’s also the element of true exclusivity. “There are only so many islands in the world and they are in the realm of the wealthy, so they can be a solid safe haven asset,” Christie explains. Little wonder then that celebrities have long been attracted to the seclusion that buying a private island affords. Famous owners include Leonardo DiCaprio, who is reportedly developing an eco-resort on Blackadore Caye, his 140-acre (57 ha) Belize island. Steven Spielberg owns two islands in the Madeira Archipelago off the coast of Portugal. And then there’s the aforementioned Branson, who kickstarted the trend when he bought the 74-acre (30 ha) Necker Island in the British Virgin Islands in 1978. While most islands owned by celebrities are fully kitted out with multiple properties, staff, and transport options, “It’s still a simpler, more private existence,” notes Jacobs, who assisted Mel Gibson in the purchase of Mago Island in Fiji back in 2004. “You can read when you want, walk when you want, sleep when you want. It’s a time to recalibrate your thinking.”

Time, Patience, Contacts Don’t start stockpiling mosquito repellent just yet, though; acquiring an island takes time, warns Greenwood. First there is the decision on where to buy. The South Pacific and Caribbean are ever popular, but in such sought-after areas, demand often outstrips supply. St. Thomas-based Peter Briggs of John Foster Real Estate, who sells properties in the British and U.S. Virgin Islands, says patience - and contacts - are key to securing an island. Those keen to escape more promptly may be better considering areas such as Georgian Bay, in Ontario’s Lake Huron, Canada, or Maine in the U.S.A., where planning restrictions help to maintain a sense of space. Well-heeled European buyers have long been drawn to the whitewashed Greek islands, the hundreds dotted around Croatia’s Adriatic coast. On Sardinia’s Costa Smeralda, brokerage Immobilsarda S.r.l. has overseen the sale of rare exclusive islands, as well as peninsulas. “The properties in Sardinia are a unique and rare asset,” says marketing and communications manager Silvia Miorini. “There is a perfect balance of nature, culture, and sensitivity.” Just as on the mainland, the price of an island is dictated by its location and desirability; limited stock, obviously, tends to command a higher value. “Then there is the question of whether it has dockage; its own water supply; its proximity to a resort hub with services, an airport where you can land a private jet, etc.” explains LandVest’s Hart. Christie expands on this. “Owning a private island has unique challenges. If you are going to develop it you will need to be prepared, in most cases, to create your own power and water, house and feed your staff, and have a safe harbor for your boats. You need a good island manager to make sure that everything runs smoothly.” While undeveloped plots can seem attractive, the costs of transporting materials and labour can sometimes exceed the original purchase price. The last island Briggs closed on in the Virgin Islands was “quite a bargain” at £15m ($20.4m) for 550 acres (223 ha), but, he notes, it didn’t have a proper harbor, and its steep terrain made it challenging for development. For some, buying a property on an existing private island is easier; Rolling Stone Keith Richards and designer Donna Karan are among the high-profile figures who own homes on the exclusive Parrot Cay, in the Turks and Caicos Islands. “It takes a certain mentality to take on your own private island,” says Greenwood, “and it’s not for everyone.” But, he adds, it’s a solid investment and not just financially. Island living offers an unparalleled respite from the strains and stresses of day-to-day life. “I’ve taken people to private islands and they’ve just sat on the beach and cried with relief,” he says. 266

THE WORLDWIDE PROPERTY BIBLE

Popular as a stopping place with the Ancient Greeks and Romans, the ownership of the town has changed hands many times due to its ideal position as a military stronghold. Many of the town’s monuments stem from this turbulent and varied history, including the Citadel, built in 1557 as a stronghold against attack, and the Observatoire Oceanologique de Villefranche, which was originally built by the Sardinian army in 1769 and later leased to the Imperial Russian Navy to use as a residence for royalty or wealthy visitors. The town has glamorous tales to rival that of its neighbours as it sets the backdrop for Villa La Leopolda, a Belle Epoque villa built by King Leopold II of Belgium and alleged to be the most expensive house in the world. The Rolling Stones also recorded their formative album, ‘Exile on Main St.’ in the basement of Villa Nellcôte, an imposing mansion located in the town, while it was leased to the band’s guitarist, Keith Richards.

Now in development and operation for over a decade but nearing its completion with the delivery its last cluster of apartments, Limassol Marina was designed as an extension of the old cultural heart of Limassol. Using a similar style of stone walls as the architecture in the historical town, the last phase apartments at Castle Residences are situated on their own private island, offering breath-taking 360° views of the Mediterranean Sea, the marina itself and the picturesque coastal city of Limassol. There are only 17 apartments left at Castle Residences, one year on since launch, reflecting high levels of demand. One of the largest apartments left for sale is a four-bedroom duplex split across three floors of the castle-like apartments. It comes with an abundance of outside space including a covered terrace, a grand garden including its own pool metres away from the sea and a sundeck. Surrounded by water, Castle Residences offers a choice of ready to move in stylishly designed two, three, four-bedroom apartments and duplexes. Located within a stone’s throw from the marina’s superyachts and a just few steps and a swim away from its golden sandy beach, the luxury properties are the only ones to be built in the sea in Cyprus. Nikiforos Pampakas, General Manager at Limassol Marina, comments: “Accessible by a private bridge, these exclusive spacious apartments are set against a stunning backdrop of azure waters and clear blue skies, embodying an exclusive lifestyle on the sea, mere moments away from the city centre. We are pleased to be in a position to now be finalising our marina and it reallywill be the last chance for interested buyers to get their hands on an exclusive home directly on the sea.”

Residents benefit from a range of first-class facilities including communal swimming pools, private underground parking, storage space, round-the-clock security, concierge and rental services, property management and priority berthing adjacent to the residences. They also have access to the marina’s exceptional waterfront restaurants, high-end boutiques, shops, cultural centre, spa and fitness club. Island Villas in the marina, just steps away from the Castle Residences, offers three and four-bedroom ready to move in homes on the sea, with their own outdoor swimming pool and yacht berth(s) attached to their garden. Undoubtedly the most unique residential properties in Cyprus and the wider Mediterranean region, there are now only five villas left to purchase. Limassol Marina has a total of 285 residences, so these last available units are part of a great success story for the island and the changing face of Limassol – now also preparing to welcome the largest casino in the Mediterranean and the first 18-hole championship golf resort in the city itself. The four-bedroom duplex at Castle Residences is priced at €4,690,000. Prices start from €2,6 million for a two-bedroom apartment. Or for a villa a three-bedroom Island Villas home starts at €3,600,000. Limassol Marina recently won the Land Development Company Project Award at the Cyprus Architecture, Property & Interior Design Awards. The first Blue Flag marina on the island, Limassol Marina has also received the prestigious ‘5 Gold Anchor Platinum Award’, the highest distinction for exceptional marinas across the globe, providing outstanding customer services and facilities.
