The Elmestree House Estate dates back to the 12th Century when, then the Manor of Elymundestre, was given to the monks of the Benedictine Abbey of S.Ebrulph, Normandy. The Estate lies in a single ring-fenced block with both front and rear drives accessing the house which lies in splendid parkland interspersed with mature trees. Located on an adjacent property to the future king of England, Prince Charles and Camilla, Duchess of Cornwall’s country home “Highgrove,” the sprawling property consists of a handsome Elizabethan-style main house a 17th century farm house (known as Farm End) and self-contained three-bedroom detached cottage. Approached via a long private drive studded with magnificent trees, Elmestree House is a very fine Grade II listed 11-bedroom country house built by William Brookes in 1844. Full of charm the property comes with some perfectly preserved period features which include a grand wooden double front doorway, a sweeping staircase with a glass dome above, and many mullioned windows, which allow for light to flood into each room. Intricate cornicing and stone floors can be found throughout the home as well. While it’s expected that 2022 won’t see the valuation rises of past years, house prices will remain steady or drop slightly in some parts of the market. however, it’s thought that valuations for prime and super prime properties will continue to rise. The global 3D construction market is set to grow by an incredible 91% between now and 2028, according to a report by Grand View Research. Champions of the revolutionary building practice believe that 3D-printed architecture could provide affordable housing that is more environmentally friendly than its bricks-and-mortar counterparts, and could also be used to provide shelter that is quick to assemble in disaster-hit regions. “3D-printed architecture is a paradigm shift. This transformation allows us to improve construction processes, making them more sustainable,” says Massimo Moretti, founder of WASP (World’s Advanced Saving Project). He founded his company with the aim of developing a 3D printer that can print houses in a totally eco-friendly way, addressing some of the housing problems that currently face, or will face, the world in the near future. “A United Nations report published in 2017 demonstrates that the current global population of 7.6 billion people is expected to reach 11.2 billion in 2100, and in 2030, nearly five billion people are expected to live in cities,” says Moretti. “With more and more rural areas being incorporated into cities, it is the idea of the city itself that must be challenged.” Moretti’s WASP takes inspiration from the potter wasp and its potshaped wasp nests, he says. “We build 3D printed houses using earth found on the spot, under a sustainable perspective. MARRYING ANCIENT MATERIALS WITH NEW TECHNOLOGIES In 2021, working with Mario Cucinella Architects (MCA), WASP built Tecla - technology and clay - a sustainable 3D-housing model, constructed entirely from local raw earth. “We like to think that Tecla is the beginning of a new story. It would be truly extraordinary to shape the future by transforming this ancient material with the technologies we have available today,” architect Mario Cucinella says of the project.

Tecla, printed in the shape of two abutting spheres, has an area of approximately 646 square feet (60 sq m) and comprises a “living zone” with kitchen and a “night zone.” The structure can be printed in 200 hours. In Amsterdam, DUS Architects and new printing company Aectual recently unveiled the “Urban Cabin,” billed as a 3D-printed mini retreat, to escape the speed of everyday city life. “The design explores several new ways of manufacturing, new connecting details, drainage solutions, and so on,” explains Hedwig Heinsman, architect and co-founder of DUS and Aectual. The bio-plastic used to print the cabin can also be fully recycled and reprinted. While the urban cabin was “architecture designed to put a smile on your face,” Heinsman believes that 3D printing can help address some of the serious environmental issues currently facing architects. “The construction industry is responsible for almost 40% of greenhouse gasses, and some 37% of all building materials used during construction end up as waste,” she says. “Because of our 3D-printing technology, Aectual produces zero waste, creating prefabricated products that always have a perfect fit. We also offer much more design freedom, since our products are parametric, meaning that they can be easily digitally customized by the designer or client into a unique signature piece.” In upstate New York, architecture practice Hannah has created Ashen Cabin - an off-grid wooden structure with 3D-printed concrete stilts, intended as a smallscale study of sustainable building that combines 3D printing with lumber that’s been destroyed by an invasive beetle. “We believe this prototype offers a new way to think about the future of home construction,” said Leslie Lok, Hannah co-founder and assistant professor of architecture at Cornell University. “The cabin is a combination of our design research and thinking in response to the urgent condition of our natural environment and possible modes of intervention.”

On a bigger scale, German company Peri Group is currently printing an apartment block in Wallenhausen, Bavaria. The five apartments will each have around 4,090 square feet (380 sq m) of living space, and the block will be the largest printed residential building in Europe. Printing is expected to take around six weeks and, upon completion, the apartments will be rented out in the usual manner, with one acting as a show apartment. “By printing the first apartment building in Germany, we are demonstrating that this new construction technology can also be used to print large-scale dwelling units. In terms of 3D construction printing, we are opening up additional areas of application on an entirely new level,” says Thomas Imbacher, managing director, marketing and innovation, at Peri Group.

REDUCES BUILDING TIME In America last year, Icon and developer 3Strands printed four concrete houses on East 17th Street, Austin, Texas - the first move-in ready 3D-printed homes for sale in the US. “We believe 3D printing is the toolkit of the builder of the future,” says Yashar. Traditional means and methods of building wall enclosures involve multiple trades, which increases time to delivery, materials, and labour costs. The Icon wall system replaces construction sequences involving coordination of multiple trades, including brick or siding, vapor barriers, sheathing, framing, tapes, sealants, insulation (sometimes multiple types), and drywall with only three materials: lavacrete, insulation, and a small amount of steel for reinforcing. “Our process drastically reduces time, coordination, and cost of labour. Because our construction process is digitally automated, we only use as much material as is required to complete a print and thus create far less waste than traditional construction,” she explains. Icon also claims the process makes stronger, longer-lasting material compared with traditional building techniques, and that the homes are tougher when dealing with extreme weather. Inevitably, 3D-printing companies have begun to think about life beyond this planet. In 2020, Icon announced it had been awarded a government Small Business Innovation Research contract, including funding from NASA, to begin research and development of a space-based construction system that could support future exploration of the Moon. The company is currently working with BIG architects on concepts under the name of Project Olympus. “Building humanity’s first home on another world will be the most ambitious construction project in human history and will push science, engineering, technology, and architecture to literal new heights,” said Jason Ballard, co-founder and CEO of Icon.

The six-bedroom main house underwent a complete restyling and updating in 2020. That home is mostly for entertaining, while the additional two houses, each with its own pool, are dedicated to the primary suite and the other as a guest house. The upper level of the main house is for the children who can play at the pool and the beach but also in the playground that sports its own pirate ship. Maroon 5 leader, Adam Levine, doesn’t have to sing for his dinner, though he still often does. In addition to his lucrative singing career, he has accumulated millions in real estate profits and does that often too. Married to South African supermodel, Behati Prinsloo in 2014 and now with two children, the couple continues on their whirlwind buy-and-flip homes projects and have just purchased the former Rob Lowe Montecito house on its sprawling 3.5 acres for $52 million. After Rob and his wife, Sheryl Berkoff, sold their longtime family home to healthcare executive Jack McGinley in 2020 for $44.5 million, McGinley has just sold the home to Levine and Prinsloo for a nice $7.5 million profit - in just two years. While it is likely that McGinley made some changes to the home, Levine and Prinsloo bought the house as an unadvertised pocket listing, so there is no way of knowing what changes were made during their tenure. However, knowing the frequent sales and huge profits Adam has made on his home sales (at least seven homes since 2012), there is no doubt that Adam and Behati have a plan in mind, which we will likely see in Architectural Digest in a year or two. The 10,000-square-foot Georgian Colonial-style home was built in 2009 and designed by architect Don Nulty to resemble Lowe’s Charlottesville, Virginia birthplace. The idea of spending thousands or even millions of dollars to buy fictitious “land” in a virtual world sounds to be frank, absurd. But in recent months, we’ve seen significant investments in virtual land within the metaverse. PwC is among the latest to dive in, having purchased real estate in The Sandbox, a virtual gaming world, for an undisclosed amount. If other reported sales are anything to go by, it would have been a handsome sum. One person recently bought a plot of land in the Snoopverse – a virtual world rapper Snoop Dogg is developing within The Sandbox – for US$450,000 (around £332,500). Meanwhile, the Metaverse Group, a real estate company focused on the metaverse economy, reportedly bought a piece of land in Decentraland, another virtual platform, for US$2.43 million. Let’s refresh on what the “metaverse” is. You probably heard the term a lot when Facebook re-branded to Meta in October 2021. Other companies, such as Nike and Microsoft, have also announced they will launch into this space. The metaverse describes a vision of a connected 3D virtual world, where real and digital worlds are integrated using technologies such as virtual reality (VR) and augmented reality (AR). This immersive environment will be accessible through the likes of VR headsets, AR glasses and smartphone apps. Users will meet and communicate as digital avatars, explore new areas and create content. The idea is the metaverse will develop to become a collaborative virtual space where we can socialise, play, work and learn. There are several metaverses already – for example in virtual gaming platforms like The Sandbox and virtual worlds like Decentraland. In the same way a website is part of the broader 2D world wide web, individual metaverses will form a larger, connected metaverse. Importantly, as in the real world, it is and increasingly will be possible to buy things in the metaverse – including real estate.

Virtual land as an nFt Transactions in the virtual world are generally monetised using cryptocurrency. Other than cryptocurrenies, non-fungible tokens (NFTs) are the primary method for monetising and exchanging value within the metaverse. An NFT is a unique digital asset. Although NFTs are primarily items of digital art (such as videos, images, music or 3D objects), a variety of assets may constitute an NFT – including virtual real estate. On platforms like OpenSea, where people go to buy and trade NFTs, there are now plots of land, or even virtual houses. To ensure digital real estate has value, supply is limited – a concept in economics called “scarcity value”. For example, Decentraland is made up of 90,000 pieces or “parcels” of land, each around 50 feet by 50 feet. We’re already seeing examples where the value of virtual real estate is going up. In June 2021, a digital real estate investment fund called Republic Realm reportedly spent the equivalent of more than US$900,000 to buy an NFT representing a plot on Decentraland. According to DappRadar, a website which tracks NFT sales data, it was the most expensive purchase of NFT land in Decentraland history. But then as we know, in November 2021, the Metaverse Group bought their plot in Decentraland for US$2.4 million. The size of this purchase was actually smaller than the former – 116 land parcels compared to 259 bought by Republic Realm. It’s not just Decentraland seeing appreciations. In February 2021, Axie Infinity (another virtual gaming world) reportedly sold nine of their land parcels for the equivalent of US$1.5 million – a record, the company said – before one land parcel sold for US$2.3 million in November 2021. While it appears that values are climbing, it’s important to acknowledge that real estate investment in the metaverse remains extremely speculative. No one can be certain if this boom is the next great thing or the next big bubble. the Future oF metaVerse real estate Financial incentives aside, you may be wondering what companies and individuals will actually do with their virtual land. As an example, the Metaverse Group’s purchase is in Decentraland’s fashion precinct. According to the buyer the space will be used to host digital fashion events and sell virtual clothing for avatars – another potential area for growth in the metaverse. While investors and companies are dominating this space at the moment, not all metaverse real estate will set you back millions. But what could owning virtual land offer you? Most recently Republic Realm paid a record $4.3 million for land which the company is developing into a group of islands, called Fantasy Islands, which will feature their own villas and a related market of boats and jet skis. According to a report from the Centre for Finance, Technology and Entrepreneurship (CFTE) l “The Sandbox is the largest virtual world in terms of transaction volumes, with 65,000 transactions in virtual land totalling $350 million in 2021. It is a virtual land composed of 166,464 parcels of 96x96m, representing a virtual world of 40km x 40km, where participants can play games and participate in virtual experiences. The Ethereum blockchain serves as the foundation for Sandbox.

deCentraland Decentraland is a decentralized virtual reality platform powered by the Ethereum blockchain. Launched in 2017 and opened fully to the public in early 2020, the Decentraland platform can be used to do things like host conferences, play games, and trade virtual products in marketplaces. Socialising with other members is just as easy as in real life. It is reported that 133,878 NFT real estate transactions have been completed in the virtual world, worth $164.8 million with Samsung, and Coca-Cola just a few of the investors.

CrYPtoVoXels Cryptovoxels is a virtual world and metaverse, powered by the Ethereum blockchain. Players can buy land and build stores and art galleries in a place called “Origin City.” Within the city there are streets owned by “The Corporation” and parcels owned by individual users. Parcel owners can build on their parcel or add and remove blocks and features.

His work embraced poetry, mathematics, literature and economics, blending all of these with his visionary architectural designs. The architectural study that Bofill completed at Palmares Ocean Living certainly reflects these influences. Referring to the design as “an homage to light and shadows,” Bofill’s studio – Ricardo Bofill Taller de Arquitectura – comments: “The villa sits unapologetically on the rolling seaside landscape with its bold shape and materials. There is an undisguised intention of making it visible from the distance, a presence that evokes a classic temple with its sets of columns. Internally everything is organized from a central courtyard that divides the program while bringing natural light to all rooms. The courtyard, open to the ocean, focuses the entire house on the sea view and transforms the front façade into the social area, with pool, outdoor living, formal dining space and the option for a fireplace. The house is designed based on a modular principle that allows a response to different needs without losing the spatial quality and identity. The proposed grid focuses not only on the building, but also incorporates the landscape variations throughout the year.
