Handmade Indian rugs BoConcept’s entire rug collection is designed in Denmark and handmade in India by one manufacturing partner. The collaboration helps to keep a generations-old craft alive and imbues every design with centuries or artistry and cultural heritage. The partner has been crafting rugs for three generations, handling everything from sorting, spinning and dyeing the raw wool; to weaving, binding and finishing the final design. Their weaving specialities include tufting, pitloom and kilim. This season the partnership produces many new designs in various sizes and shapes. The prime property market has launched out of lockdown to a flurry of activity. Months of being holed up at home has created a new cohort of buyers ready to upgrade their living arrangements. Buyers who had planned to move before the market was paused are also keen to get their search back underway. But as we step back into some sense of everyday life, the wants and needs of home hunters have altered. It’s important sellers meet these new desires to achieve a sale at the best price. BUYERS WANT TO GO OUT OUT Unsurprisingly, outside space has shot to the top of buyer wish lists since lockdown. Many now view a garden or outdoor area as essential, and it is enough of a motivating factor to up sticks and move. Balconies, private gardens, residents-only London square gardens or easy access to parkland will sell a property. Therefore, make sure the selling agent photographs any outside areas – even if they are communal or close by – and emphasises them in the marketing material more than ever before. When you are dressing your house for sale, think biophilic design to improve air quality and to give a sense of the outdoors inside. Living walls inside and out are a small touch that will go a long way. Planting terrace, balcony or patio gardens is vital. Prospective buyers need to able to visualise relaxing in an urban oasis. HOW TO SELL YOUR HOME BY CHRISTMAS James Hyman, head of residential sales at Cluttons, gives his advice to sellers on how to sell quickly in the current climate: Listen to your agent about pricing - there have been enough recent transactions for market experts to have a clear understanding of what price is achievable for your property. There is a fine line between what price will generate interest and what wont, it’s all about footfall, price your property too high and you will not generate the necessary viewings to sell your property. Look forward to your onward purchase - this is an opportune market for upgrading and your priority should be to focus on your onward purchase, establish what it is going to cost you and then price your current property accordingly. Hopefully, this will mean you can market your property competitively which will speed up the chain. Treat every viewing as a second viewing - in this market you can’t afford to be complacent, ensure you have done everything to present your property in the best light possible e.g. replace or clean the carpets, touch up the paint work, re-grout the tiling, jet spray the patio. It’s these superficial improvements which can make the difference between selling your property right now and not. Outside space - lockdown has placed even more importance on outside space, so if you have a garden or roof terrace get a gardener/landscaper in and make a real feature of it. There are the big branded private banks, but then there are the little-known private banks, which often fly under the radar. These lenders are genuinely private, ultra-discreet and very selective when it comes to new clients. Borrowers will often need to be recommended or introduced through a trusted source. Clients are then typically required to commit to doing more business with the firm over the longer term. In return, the lender will take the time to understand the mortgage case and consider unusual, complicated or quirky circumstances. At the same time, turnaround is fast because most of these banks are smaller than the well-known private lenders. We work with a vast number of these banks – they are fantastic to deal with and provide perfectly catered solutions for even the most complex of situations. We often turn to these lenders with clients who are entrepreneurs, those who have sold businesses, or perhaps someone who has a big balance sheet but limited liquidity. As an example, these lenders will offer loan to values (LTV) in the region of 60-65% with very competitive mortgage rates of around 1-2%. Clients may have circumstances that fall outside of standard criteria. As part of the deal, borrowers may be expected to pledge a certain level of assets under management (AUM) – from £100,000 to 30% of the loan for example– or agree to a longer-term business relationship with the bank. We often secure ‘dry mortgages’ without AUM.

1. Declutter the home for balance and good flow of energy Directly translated as ‘wind-water’ in English, feng shui is an ancient Chinese practice that helps align external surroundings with inner wellbeing and emotional needs. By inviting good energy flow into the home, good health, luck and wealth are set to follow. The first step to starting this process is by decluttering as much as possible. “Tidying up is a great way to start the new year with a clean slate,” Rebecca explains. “A neat home works wonders for our mental clarity and overall health. In feng shui, each space is connected to each other and allows positive energy to flow throughout the house. Add a decorative mirror to the living room to make the space feel larger and multiply the positive energy flow. Meanwhile, closets or drawers overloaded with old items block the chi (energy) so it’s best to discard any clutter.” Aside from decluttering, incorporate the yin and yang concept into the décor. Yin (feminine) and yang (masculine) is a belief that two contrasting forces cannot exist without each other. “Apply this concept by mixing different shapes together,” Rebecca suggests. “For example, contrast the sharp edges of wall hangings with the soft curves of a sofa or mirror in the living room. This will balance out the room and give it a more relaxing feel.” 142

2. Create a calming space in the bedroom A bedroom is a place of rest so it is important to create a calm and soothing ambience. To maintain a relaxing atmosphere, remove or hide mirrors to avoid an overload of energy in one space. When it comes to furniture placement, the bed should be the main focus of the room. “In feng shui, this symbolises a commanding position that allows you to take charge and handle life’s many challenges,” Rebecca explains. “The bed is best positioned diagonally away from your door as you will still be able to see it clearly while not being in a direct line to it.” “Placing your bed up against the wall will also give you a sense of security and ground you when you sleep. And for extra strength and stability, a bed with a headboard will represent this with its solid support and build.”

3. Channel productivity in the home office

Similar to the bedroom, the home office should be decorated to match its purpose. “Since this room places emphasis on productivity, the desk should be the main focus here,” Rebecca says. “It’s also important to accessorise thoughtfully to maintain a neat space.” “Use plants to invite positive energy and freshen up the home. In feng shui, they are commonly associated as a life force and bring in growth, prosperity and luck. Common indoor plants that are said to attract these good elements include the pothos (money plant), lucky bamboo and peace lily.”

The project titled “Ummara�will be built in an area of the popular tourist destination called the Tres Cerritos, which translates as three small hills and was born through an understanding of the value of nature and its historical use as a sanctuary and refuge, allowing visitors to reconnects with the environment, the regions food and more importantly themselves. Build across an area of 140,000 sqm the villas will be built into the landscape offering sweeping views of Guadalupe Valley. Utilizing the natural elements and topography, stony paths will sculpture the pathways across the three hills directing visitors to the circular swimming pool and communal areas. At the top of the largest hill is the restaurant which is contained through a central patio. The circular Spitbank Fort, a former army fortress situated half-mile off the southern coast of England in the Solent in the English Channel built in the 1860’s to repel the French has recently been listed for sale. With a history spanning over 150 years, the 19th century structure has over the years been used as a military base, a museum and most recently a hotel. Arranged around the two concentric circles and central courtyard the Fort whilst still a hotel could easily be converted into a private residence, offering over 33,000-square-foot the nine bedroom, three-story property, comprises of two kitchens, a dining room that can sit 60, a sauna, training centre, a pool, wine cellar, spa, casino, two sun decks, a fire pit and crow’s nest that overlooks the rest of the property. CITY IN A GARDEN Rising 22 storeys above Singapore’s ‘Billionaires Belt’, EDEN a 104.5 metre building is Heatherwick Studio’s first residential project in Asia. Inspired by a vision to create a “city in a garden” utilizing lush tropical setting of the area’s nineteenthcentury houses and steering away from the enclosed steel and glass towers of recent decades Heatherwick Studio’s wanted a home in a garden – a place where residents could feel connected to the city’s tree-lined streets, yet enjoy the views, light and privacy that come with living high above them. From the ground, they wanted it to appear as if these green streets were rising up into the sky. Designed to resemble a spinal blade with simple vertical rectilinear plains, slim elongated windows and generous garden balconies the twenty ultra-luxurious apartments spread across one floor boast more than 3,000 square feet of saleable area and are equipped with four enviable en-suite bedrooms. When stacked on top of each other, the apartments are quickly lifted out of reach of a ground-level garden, so the design team examined how to raise this greenery and thread it upwards through the building. By pulling apart the square block of a conventional residential tower and moving services to the perimeter, they were able to create a large central living space on each floor, surrounded by smaller individual rooms and wide shell-like balconies. These balconies are alternated to create a series of double-height spaces, which are filled with tropical planting, drawn from more than twenty species of flora. As well as surrounding each apartment with greenery, the plants will grow to cascade down the building, softening its appearance. The unconventional concrete walls are moulded with a topographical map of Singapore’s terrain which has been abstracted to create a unique three-dimensional texture The focus on creating a garden for each apartment was a response to the disconnection between high rise apartments and the lush greenery at street level in Singapore.

With Covid 19 lockdowns we have all had to endure longer periods of time at home, for some this has been a welcome relief for others it has shown us that maybe our homes are not as suited to our needs as initially thought.


With working from home becoming the new normal for many professionals, zoning areas and boundaries have become a necessary requirement within the home with home extensions the perfect solution for those who love their current home but just need to add a little more space. Extensions are also a solution when you need dedicated space that you may not be able to create through a massive renovation of your home. So whether you intend to extend up, out or to the side or even down below, there are some key things to know before your project begins: First and Foremost - Will My House Extensions Add Value? For house extensions to make economic sense, you need to make sure the value added is greater than the cost of the project. It can be difficult to assess, but finding similar local properties and seeing how much they’ve sold for can be a useful guide. Be aware of the ceiling value in your area, and be prepared to adjust your plans if necessary. Get All of the Necessary Approvals First Every local council is different, but almost all of them require planning permission to build an extension on your home. Even loft conversions and the installation of new heating appliances may require planning permission. Work with a designer who understands your area’s design code and can deliver both what you want and what the local council will allow. Talk to Your Neighbours First Talk to your neighbours about the design while it is on the drawing board. If you get their approval early on, your neighbours cannot stop you from build¬ing up to, or even on, the boundary between your properties, even if it requires access onto their land (providing you have planning permission to do so, and there are no restrictive covenants) but it’s better to eliminate any problems before work begins especially if there are party wall issues or if you need to use their land for access. Is Bigger Always Better? Often extenders get preoccupied with only thinking of the project in terms of square metres, not in terms of what that size is adding to the house. Bigger is not always better when it comes to house extensions, and there are often ways of creating the feeling of more space, without adding a large extension. This is often achieved through clever design, not only of the new space, but also what is already there. Design in Efficiency Early On By focusing on the fabric of your new house extension, you may be able to far outstrip the U values and airtightness levels specified by the Building Regulations. However, appending a thermally-efficient extension to a poorly insulated home will not make it cheaper to run overnight and you should look to improve the efficiency of the main house while the builders are on site. Connecting the Old and the New How well the additional space sits alongside the original property will undoubtedly affect the success of the project. While there are no hard and fast rules, you will need to make a decision on whether you want your new house extension to complement or contrast with the main house. 186

Finally - Consider the Long-Term Uses of the Extension The build budget is not the only thing you have to worry about. You also have to take value-added taxes, designer fees, and local authority fees into account. That’s why you should design a space that can be used in a variety of ways. For example, you could build a home office that can later be turned into a granny flat. Home extensions allow you to keep the home you love while growing with your family and changing lifestyle habits but do your homework in advance so that building your dream home doesn’t become a nightmare. Perhaps one of the most distinctive forms of American architecture, the iconic A-frame house is undergoing something of renaissance. Rising to prominence after the Second World War, the triangular shape of the A-frame is the ideal structure for both vacation homes and today’s Instagram loving first time buyers.

Characterized by a steeply angled roof that slopes from the ground up, the A-Frame is one of the most adaptable types of homes and also one of the easiest to build and it is because of this that many architects are becoming more creative and experimental when designing today’s modern A-Frame. For those who want to build their own unique home but lack the necessary experience, the A-frame is a great starting point with many pre-fab kits readily available such as American company Avrame who offer 11-Aframe choices ranging in size from 140sqfr to 1,600 sqft with kits starting from as little as $35,000. Here we take a look at three of our favourite contemporary examples: Whistler Cabin by sCott and sCott Whistlers, Canada Built as a weekend retreat for a family of snowboarders the cabin is situated on a steeply sloping rock bluff in a quiet residential area north of Whistler village. The neighbourhood is made up of similar sized A-frame and Gothic arch cabins and chalets dating from the 1970s. In contrast to the more recent larger scaled residences in the region the cabin was designed around the owners’ and architects’ desire to work with the original scale of the early structures in the area. Banking into the rock the 178 sq.m. cabin is entered from the lowest level which contains a gear drying room, winter and summer equipment storage, a washroom and laundry. The living area and kitchen backs into the hill and faces the view to the mountains across the valley over Green Lake. A bedroom, bunk room and guest room/ den are on the top floor with expansive outward views east and accesses a private terrace nestled into the rock bluff behind the cabin.

The structure consists of an internally exposed frame of locally sourced douglas fir rough sawn lumber of conventional size with solid strip structural decking which sits on the concrete base anchored into the bedrock. The lumber joinery has been designed and engineered to utilize a simple repeated lapped joint at the floor and roof connections. The lap is reversed outward to allow for window dormers at the stair, bunk room and kitchen. Utilizing locally harvested and quarried materials. The exterior is clad in red cedar shakes which will weather to the tone of the surrounding rock, the interior cabinetry was site built by the carpenters with construction grade rotary cut plywood and the counters were fabricated from marble from the Hisnet Inlet quarry located on Vancouver Island.

lake Cottage by UUfie, ontario, Canada Lake Cottage is a reinterpretation of living in a tree house where nature is an integral part of the building. In a forest of birch and spruce trees along the Kawartha Lakes, the cottage is designed as a two storey, multi-uses space for a large family. The structure composed of a 7m high A-frame pitch roof covered in black steel and charred cedar siding. A deep cut in the building volume creates a cantilever overhang for a protected outdoor terrace with mirrors to further give the illusion of the building containing the forest inside. This mixture of feeling between nature and building continue into the interior. The main living space is design as a self-contained interior volume, while the peripheral rooms are treated as part of the building site. Fourteen openings into this grand living space reveal both inhabited spaces, skies and trees, equally treated and further articulated with edges finishes of interior panel kept raw to show the inherit nature of materials used. This abstract nature of the interior spaces allows imagination to flow, and those spaces that could be identified as a domestic interior can suddenly become play spaces. A solid timber staircase leads to a loft which has the feeling of ascending into tree canopies as sunlight softy falls on wall covered in fish-scaled shingle stained in light blue.

Using local materials and traditional construction methods, the cottage incorporated sustainable principles. The black wood cladding of exterior is a technique of charring cedar that acts as a natural agent against termite and fire. Thick walls and roof provide high insulation value, a central wood hearth provides heat and deep recessed windows and skylights provide natural ventilation and lighting. re-think by bromley Caldari arChiteCts fire island Pines, neW york On a stunning site with panoramic water views and wonderful exposures to the changing light of the day stood a typical 1960’s, three story A-frame. The derelict structure had a tight spiral staircase splitting the middle, four dark bedrooms, a leaky roof and a cracked pile foundation. These were the conditions overcome in this dramatic, open, expansive, light-filled renovation in Fire Island, New York. The spiral stair in the center was by far the most constraining element in terms of plan, obstructing the view and limiting the travel of light. To maximize daylight, views of the bay, and to open the plan the stair had to be relocated. The redesigned stair creates a promenade through the volume framing views from the living space, second floor bedroom and the crow’s nest third floor. The low eaves restricted headroom, but by exploiting a local law that permits windows to project two feet from the envelope, the stair could be tucked into two new, large bay windows. The windows, akin to skylights, are staggered at different elevations on each side of the house and connected by a cat-walk balcony in front of the bedroom. Traversing from one side to the other as you rise, bay views are framed at each floor and newly admitted light enters from the sides. The A-Frame Re-Think is now a cathedral of light-filled with the color of sky and water, complex but simple, where the pieces lock into place like a Rubik’s cube. 194

JOHN LENNON’S “LOST WEEKEND” NEW YORK PENTHOUSE! Imagine Living in a Dream Penthouse in a building with a Magical Private Terrace A prolific creator of music, lyrics, drawings and story creation, and founder of the Beatles, John Lennon was a free spirit with poetry dancing in his head while trying to make sense of life. He and wife Yoko Ono were fiery political activists against the Vietnam War as well as musical collaborators and their relationship was followed closely by celebrity buffs. As perfect and bizarre as the relationship seemed, there was a period of malcontent when Ono suggested they separate and that he begin an intimate relationship with their personal assis-

With Ono’s encouragement, Lennon and Pang engaged in a relationship and lived in a Manhattan penthouse for 18 months, what Lennon referred to as his “Lost Weekend,” before going back to Ono in 1975. Now listed for sale, the penthouse is priced at $5.5 million. By the time of the Lennon-Pang affair, Lennon had already peaked with the success of the Beatles and was doing his thing with his own music and solos. While he was working on Walls and Bridges, his fifth solo album, he and Pang rented and moved into this 4,000-square-foot, threestory penthouse, with its huge wrap-around terrace overlooking the long view of the East River, activity of river traffic and a panoramic view of New York City. It was from this terrace that both he and Pang reported seeing a UFO, which Lennon later described in detail in interviews. Now renovated and located atop the exclusive pre-war, 1928 Southgate co-op in Sutton Place, the 2,000-square-foot, wrap-around terrace can be accessed from every room on the main floor. Consisting of three floors, five bedrooms and four baths, it has four fireplaces, a living room on the entry level with high ceilings and inlaid wood floors, a library/media room, a large chef’s kitchen with a French Country vibe and a formal dining room that will seat 20.
