tRADItIONAlISM tReND
Over the past decade interior design has become obsessed with midcentury modern and Scandinavian style, design— particularly among Millennials—however this season we see a trend towards the traditional and functional. Traditionalism takes inspiration from the 18th and 19th centuries, incorporating classic art, antiques Chintz, skirted furniture, and antiques, with traditional styles like slipcovered sofas, classic prints, and simple silhouettes taking centre stage Classic traditionalism brings a sense of harmony and order to any living space, with a décor scheme that works together perfectly.

Self-adhesive, removable wallpaper is gaining popularity with people who rent or are looking for a low-commitment way to upgrade their living space. This modern twist on a traditional design element is simple to install and even easier to remove, leaving no residue behind. Removable wallpaper requires no water and no prep. The back of the paper features a removable adhesive that is already on the product and allows for removal by peeling away from the wall or other surface without tools, steam or water. Although it is not waterproof, this vinylcoated product is appropriate for wet areas. If you’re wary of covering an entire room in wallpaper, try adding it above the chair rail in dining rooms, above the moulding in bathrooms, or even in closets. PERFECT HOMES INTERNATIONAL MAGAZINE

GeRM FRee UPGRADeS It might not be the most exciting of trends, but in a COVID-world, it’s entirely relevant. As more people search for ways to make their homes healthier, design choices that lessen the spread of bacteria are growing in popularity, particularly in high-traffic areas like the kitchen. Think touch-free faucets and trash bins and if you’re considering a reno, surfaces like non-porous quartz and copper can actually prevent the spread of—or even kill!—germs ideal for both the kitchen and the bathroom

This is one of the trends that’s here to stay with WFH (working from home) becoming the new norm as more and more offices relax there working conditions. A home office must be designed as a space to induce thought it wants to have crisp, clear lines, comfort and creative inspiration by way of artwork or patterned wallpaper. A desk light is a good way to add style and design-led angles to an office as well as being imperative for spot lighting.

NeOteNIC DeSIGN
Inspired in the iconic Nordic patterns, Neotenic Design is described simply as “the retention of juvenile features.” For interiors, this translates to inorganic shapes which have an exaggerated childlike quality. It’s minimalistic and undeniably cute, which explains why the style has taken social media by storm. The essence of neotenic forms lies in the soft, cute, round appearance of things that make us feel an instant wave of ‘aww’. Comfort and coziness fulfills our desire to take a break from the monotony of the life we live in and this design does exactly that. Who doesn’t want whimsical objects in these bleak times that can stir up an extra dose of happiness…?

Yesteryear IMMERSE IN THE SPLENDOR OF
Swissroc Properties, in collaboration with Concierge Auctions, offers for sale the only completely restored medieval castle in the canton: Château Le Rosey
PERFECT HOMES INTERNATIONAL MAGAZINE
25
Nestled in the heart of the Lake Léman (Geneva) region, this magnificent medieval castle built at the beginning of the 13th century has been fully-restored with contemporary amenities to rediscover its historical charm without sacrificing any comforts of modern luxury. Ideally located on La Côte, in Bursins in the canton of Vaud, Château Le Rosey is just 25 minutes from Lausanne, and less than 30 minutes from Geneva and its airport. Its location and orientation offer a breathtaking view of Lake Geneva, the Jet d’Eau, the Alps and Mont-Blanc on one side, and the vineyards of the estate on the other. Its vast 2,656 m2 are spread over eight bathrooms and 10 bedrooms, offering the possibility of accommodating your loved ones or offering guest room services. The entire interior decoration has been redesigned by the architect and current owner of the castle: the terracotta floors blend perfectly with the furniture with contemporary accents, while the Gothic-style fireplace still sits in the middle of the room, one of the many rooms in the house. The property also includes a farm with five bedrooms, accommodating the caretaker and the resident harvester. Particularly spacious, the property can accommodate 60 people for a sit-down dinner, and up to 100 people for a standing cocktail. The various wine cellars as well as the three kitchens, two of which are professional level fully equipped with stainless steel elements, offer numerous possibilities for enjoying perfect food and wine pairings. Outside the castle offers an incredible 4.5 hectare vineyard, the source of award-winning wines containing the 11 grape varieties from which the 15 award-winning organic and biodynamic wines are produced, as well as the first biodynamic red wine of the Grand Cru de La Côte appellation.

Constant innovation and a drive to produce wines of the highest calibre paid off in spades in 2018, when Château Le Rosey’s Garanoir, Garanoir Barrique & Gamaret Barrique received the coveted designation of 1er Grand Cru. Strict attention to ecology and environmentally-friendly viticulture methods earned the entire estate its impressive certifications from Bio-Inspecta (organic) and Demeter (biodynamic farming). Eleven grape varieties are harvested by hand at the estate, eventually becoming 15 distinct single-varietal wines. The vines, some of which are four decades old, are planted at a density of 6,000 vines per hectare. At a gentle slope of 430 to 470 meters above sea level throughout the vineyard, the clay-limestone soil beneath is light to medium-light and a mix of sandy and gravelly, ideal for the varietals planted within it. Its view of Lake Geneva and its panorama, as well as its indoor swimming pool, Turkish bath spa and massage tables call for relaxation of body and mind. You will also be able to appreciate its three outdoor courtyards, with their own fountain, as well as its natural fresh water source.
The Château also has several carports, one being able to accommodate nine vehicles, and the other being a closed and heated garage for two vehicles. Finally, a chapel and a seminar room complete this exceptional property. Its location and orientation offer a breathtaking view of Lake Geneva, the Jet d’Eau, the Alps and Mont-Blanc on one side, and the vineyards of the estate on the other. The region is known for winemaking and quality of life, with Château Le Rosey being ideal for any family at any stage in their life surrounded by renowned international schools, golf clubs, skiing, international organizations and, of course, winemaking. Château Le Rosey is available for showings by appointment and for private virtual showings. Listed for CHF 35 million, the property—inclusive of the Château, vineyard, and winery—will sell No Reserve to the highest bidder on October 7–12th, via the firm’s digital marketplace, ConciergeAuctions.com, allowing buyers to bid remotely from anywhere in the world. 28

CITY & COUNTRY REVEALS FIRST LOOK AT THE

An incredible restoration of Springfield Hospital offering luxurious apartments surrounded by stunning greenery in the heart of south west London borough of Wandsworth
PERFECT HOMES INTERNATIONAL MAGAZINE

City & Country, the UK’s leading developer of heritage buildings, has revealed the first glimpse at its stunning refurbishment of The 1840, St George’s Gardens - a breath-taking new collection of luxurious 1, 2, and 3 bedroom conversion apartments in the heart of South West London. Combining period grandeur with modern city living, The 1840 boasts a prime location with the sought after neighbourhoods of Tooting, Earlsfield, Balham and Wandsworth Common all within walking distance.
an illustrious past Formerly Springfield Hospital, City & Country is breathing new life into the majestic Grade II listed building and sensitively restoring and redesigning the surrounding gardens, which will be known as St George’s Gardens. The hospital was built on a 97-acre site owned by Henry Perkins, a wealthy brewer who obtained the freehold from the 2nd Earl Spencer, and the extensive surrounding landscape, which also shares the building’s Grade II status. The Elizabethan styled building was centrally located within a parkland designed with sweeping drives, avenues and large parkland trees, in line with the popular Victorian ethos that placed significant importance on the therapeutic nature of outdoor space. The demands of 21st century living means access to outside space remains as desirable as ever, so the masterplan for The 1840 embraces the ‘nature as therapy’ theme, recognising its importance in attaining a sense of wellbeing and contentment. Approximately 32 acres of this parkland is to be retained as a public park, whilst The 1840 has almost nine acres of secure private gardens for the use of its residents, creating a series of outdoor oases. This network of linked garden squares and courtyards ensures a green thread runs throughout the development and all the homes will have attractive areas to relax, enjoy and socialise.

Contemporary new homes A distinctive local landmark, this grand three storey building with its gabled roofs, parapets and embattled towers has long been a distinctive local landmark. Victorian in age but with Tudor influences, it stands as a significant and well-preserved example of architecture from this time. Now, more than 175 years after the building was originally opened, City & Country is creating a range of luxurious new apartments perfectly designed for modern 21st Century living. Externally, the majestic three storey building will be carefully restored bringing back previously lost features and creating an impressive sense of grandeur for residents and visitors. As you enter through the entrance gates and the traditional metal park rail fencing, the old sweeping drive is restored as are the grand south facing lawns with their ancient Cedars of Lebanon. Blending heritage architecture with contemporary style, The 1840 will offer stylish living spaces alongside beautifully restored, original character features and a superior specification. Each unique apartment has been individually designed by City & Country’s specialist inhouse design team. Luxurious designs and materials have been paired with beautiful colour palettes that are modern but pay homage to the distant past to create chic and elegant interiors fit for its discerning residents. Homes boast many restored period features, including original windows and high ceilings, with some enjoying outdoor terraces, balconies and roof terraces, giving views across the landscaped gardens to the parkland and beyond. The development will embrace smart technology, with intercom systems, alarm systems and thermostats that can all be controlled from your mobile phones. High speed internet and wiring within the apartments will make for efficient home working, and the lighting is set up to allow easy upgrade to Philips Hue systems. Residents will also benefit from an on-site concierge and be able to choose from a range of parking options including secure underground parking, with electric car charging points. There is also on-site cycle storage for the more sustainable travellers and those people that like a leisurely trip out to the shops or bars at the weekend. Communal areas will be boutique in nature and complemented by a collection of art from local artists. The residents also benefit from various communal garden buildings that include workspaces and a kitchen that can be used for small garden parties to enable them to make the most of the private walled gardens, lawns and courtyards. Village liVing Magnificent outdoor space surrounds The 1840, providing outdoor play areas and walking routes, as well as woodland and wetland areas to encourage wildlife and support biodiversity. The 1840 is perfectly placed to enjoy the best of several neighbourhoods and boasts excellent transport connections to the city and beyond. From the cosmopolitan charm of Tooting to the quiet village feel of Wandsworth and Earlsfield, or the lively but laid-back vibe of Balham, there is an enviable and diverse choice of bars, cafés, restaurants and shops all within walking distance and something to suit every taste. A thriving foodie culture and a lively entertainment scene awaits those who live here with quirky independent coffee shops, artisan delis, wine bars and pubs, street food, fine dining, gastro-pubs and Michelin star restaurants all on the doorstep. Residents will be able to enjoy modern apartment living surrounded by green space and be perfectly placed to enjoy the best of several vibrant and sophisticated neighbourhoods and great connections to the city. “Just as when the building was first conceived and built in 1840, the recognised health benefits associated with the outdoors and healthy living are even more valued than ever before this century. This is a development that connects centuries and celebrates the very best of modern living in a cool but tranquil, urban environment.” Prices for new homes at The 1840 will start from £375,000. Green forest is the personification of nature, renewal, and energy. green is a bolder, richer, stronger color that will cause an impact. The need for natural materials, for the connection to nature, will be present throughout the year, Be ready for the feeling of adventure, of tropical summer nights, of the deep, rich, green of the forest. Green forest takes us back to the wonderful world of nature, of rich and natural materials, of incredible environments and biodiversity. It will also be a trend to use natural materials in design, especially when it comes to furniture pieces in modern homes in 2022, so green forest appears as a blessing, a way to incorporate even more of nature into home decor, or even in fashion, architecture or art.

VOZA DEVELOPMENTS
DISCUSS THEIR GROWING PROJECT PORTFOLIO AND REFLECT ON GUIDING A YOUNG BUSINESS THROUGH A GLOBAL PANDEMIC Founding Partners Alex Pope and Felix Langlois speak to Perfect Homes Magazine about their development pipeline and their unique tailored offering for each project.
Tell us about how you both came together to set up VOZA Developments Alex: Felix and I first met at school in Dorset, and always knew that one day we wanted to work together in some capacity. Felix went to Reading University and studied Real Estate before joining Grosvenor Britain and Ireland as a Development Manager. In his he role he oversaw a broad variety of commercial and residential projects all the way through from conception to completion. I graduated from Nottingham University with a degree in Architecture. Since then, I’ve worked at well-known Prime Central London developers Landmass and Tenhurst where I managed and co-ordinated the design and marketing process across a number of high-profile projects. We kept in touch and regularly shared ideas and having been in our previous roles for close to a decade, we felt that we had sufficiently built the knowledge, experience and relationships required to branch out together and successfully deliver a variety of projects. So, in 2019 we set up VOZA Developments to establish a service that would offer a fresh perspective on the development process.
What best defines VOZA Developments as a business? Felix: Integrity, creativity and building lasting relationships. Ultimately, we want to enjoy what we do and deliver successful and interesting projects for our clients and investors. We drive value through our ability to undertake all of the architectural and interior design aspects in-house, as well as the development and financial management of each project. This enables us to maintain full accountability, reduce costs and deliver better returns. This integrated, hands-on approach to management creates a fully coordinated delivery process which is crucial to the success of our projects from a social and financial standpoint. Our approach entails that we are very selective with the projects that we take on, meaning we never over commit ourselves. Ultimately, we will only put forward projects to our investors that we truly believe in. PERFECT HOMES INTERNATIONAL MAGAZINE

THE WORLDWIDE PROPERTY BIBLE
What is currently in the project pipeline? Alex: We’re close to launching a lovely Grade II listed two-bedroom duplex apartment on Cliveden Place, just off Sloane Square. This is a project very close to our hearts, as it is the first investment scheme we will deliver from start to finish fully under the VOZA Developments banner. We identified the opportunity, secured investment, gained all the relevant approvals, managed the renovation process and now, 9 months later, we are bringing it to market for sale. Looking forward, in London we will also be completing on projects on Horton Street, in Kensington, Kinnerton Place South and Passmore Street in Belgravia that have a combined Gross Development Value (GDV) of £5.5 million. These will be similar to Cliveden Place and will allow us to showcase the level of quality we deliver on site and to our investors and clients. We’re also super excited to be involved in a new-build villa project in Comporta, Portugal. This is a private client venture, which is in the conceptual design phase at the moment, with work due to start on site in 2022.
58
THE WORLDWIDE PROPERTY BIBLE
What is your approach when starting a project? Felix: First, we analyse what we have and what we hope to achieve. Each project has its own personality, opportunities and risks and our job is to navigate and make the most out of these qualities. Very often, in the early stages of each project, there are key decisions to be made that end up defining the success of the project. This is why we feel it is crucial to analyse various conceptual design and financial scenarios against the project goals. After all, development takes a lot of time, energy and money. Whether it’s launching it into the market, or the client moving in, it needs to be a positive process.
How has the business fared in the past year through Brexit and the pandemic and how did you overcome the various issues caused by numerous lockdowns, restrictions and other roadblocks? Alex: COVID-19 has undoubtedly had an impact on everyone and every business in the world, however, we have been quite fortunate through the pandemic. We founded VOZA Developments in 2019, so by the time lockdown really hit in March 2020 we were still in a flexible position. We hadn’t yet established a permanent office space or increased the size of our team, so we had very little in terms of commitments and overheads. As the majority of our projects had already secured investment, we were able to be quite outward looking and nimble. This combined with the general slowdown in new investment reduced competition and helped us in securing additional projects. In terms of Brexit, we have been impacted by minor supply chain issues like many others, but we have also been able to learn and adapt from this. On our Cliveden Place project we had a short delay of around a week, but this was mitigated due to the fact that we forward purchased the majority of our materials. Moving forward it is likely that we will take certain items of procurement in house to de-risk any programme impact this might have.
Do you believe there has been a shift in what people are looking for from the interiors of their homes? Felix: Other than COVID’s impact of working from home and outdoor space, one of the biggest shifts we have seen in recent years is a move away from expensive perceived quality. There is much more of a moral consciousness when taking on projects. Our clients and end users are interested in more than just having a lovely apartment. They want the end product to be less impactful on the environment and elements of the furniture to have a story and uniqueness to them. This is why a big part of our job is carefully selecting materials and furniture pieces that create a sense of individuality that make a place feel like home. Recently interior upcycling has become a real trend and carefully selecting second-hand pieces can add a lot character and charm to the finished product. In fact, we have found ourselves following a number of antique dealer accounts on social media who ship pieces from all around the UK, that when combined with a building’s original features and style, help create a truly one-off proposition.
You have focused mainly on developments in PCL, do you expect to widen your net in the coming years? Alex: Prime Central London projects form the core of our portfolio and will continue to be our main focus, however, we have worked on some high profile developments overseas and we would love to continue growing that side of the business. One of the most spectacular schemes we managed was Ferme Fougere in the French Alps, one of our first under the VOZA Developments banner. We completely renovated a 420sqm traditional Alpine farm building, which dated back to 1825, transforming it into a spectacular four-storey chalet overlooking Saint-Gervais-Les-Bains and Mont Blanc. Domestically we are open minded and will look at furthering our experience in the Home Counties and Hampshire when one-off standout projects arise. But ultimately our next step will be growing a portfolio of projects in PCL.
What does the future look like for VOZA Developments? Felix: Our short-term goal is to continue to grow our relationships with our investors and ensure they keep believing and trusting in our vision. Long-term, we would like to reach a position where we are joint investment partners in interesting projects that will further elevate VOZA Developments and its capabilities. We’re delighted with our progress to date and everything we have been able to achieve as a business in our first years of operation. We truly enjoy what we do day-to-day and can be selective with the projects we take on, something not every business can do. Our growth has been completely organic, which is testament to our work to date.

PRESTIGIOUS HOTEL REMODELLED INTO ELEGANT HOMES ON THE LIMASSOL RIVIERA IN CYPRUS
Limassol’s prestigious 5* boutique hotel and cultural landmark Londa, is being transformed into 29 elegant homes all with rare, private access to the beach below
World-renowned Parisian interior aesthete, Thierry Lemaire is designing the riviera-style homes after an investment from York Capital Management and its operating partner Elements Capital Management, a US & European fund that have deployed significant capital into the hospitality sector across South East Europe. With a dedicated cohort of discerning guests returning year after year, seduced by the hotel’s coastline location and boutique offering, it is no wonder there has been demand for the elevated Londa experience in this exquisite setting. The luxury homes have proved popular among international high net worth individuals with 30% now reserved during pre-launch. Investors looking for a beautiful home can take advantage of Londa Residences as being one of the only VAT exempt real estate opportunities in Limassol. The elegant apartments by architects NMA, will promise a rare opportunity to own a bespoke two, three or four-bedroom home right on the edge of the Mediterranean Sea with exclusive use of a resident-only spa. Each home offers highly desirable views and comes with private hot tubs or swimming pools and tropical landscaping to vast, sunlit private terraces and gardens with a private access to the beach beyond, a rare amenity in the city.
Outdoor space is in abundance at Londa where the homes sit within 1,000 square metres of private gardens. Designers encouraged local planting, landscaping and over 450 square metres of vertical gardens making Londa one of the greenest developments in Limassol with the goal to offset carbon emissions from vehicles. Matea Leko, Marketing and Sales Director from Londa Residences, comments: “Our luxury apartments promise a rare chance to own a limited edition home directly on the shores of the Mediterranean, in a rare and private area of Limassol offering a secluded oasis, while still located within Limassol’s buzzing centre. “For nearly 40 years Londa provided luxury beach holidays and hosted politicians, presidents, celebrities and some of the most influential families of Cyprus. By transforming our hotel into a limited number of high end residences with uninterrupted sea views, we are maximising the potential of this magnificent location. Honouring Limassol’s cultural landmarks and offering our future residents privacy and bespoke luxury for all senses in a place where the elite have slept, dined and drank their morning coffee.”
Inside, floor to ceiling windows flood the Thierry Lemaire-designed interiors using muted tones and exquisite materials to reflect the alluring surroundings. Using marbles and wood to complement the sand and rock of the coastline with glimmers of copper and gold to mimic the Cypriot sun, Parisian aesthete, Lemaire has used simplicity of design with art deco in mind, a nod to the Golden Age of Riviera living. Star-studded layouts include open-plan living spaces with deluxe corner sofas and marble-topped tables, bespoke fitted kitchens and spa-like bathrooms perfect for the international sybarites, united by the finest taste in understated luxury. Lemaire’s stylish interiors flow into the lobby where residents can meet with friends and neighbours; a central focus point with a five-star management team that will be on hand to tend to residents’ needs offering security and concierge services. As well as the resident-only spa that includes a sauna, hammam and gym, a 35-metre long terrace runs alongside the indoor swimming pool enclave ensuring residents will be able to relax in the sun after a dip. Residents of Londa will also have access to their own wine cellar, storage space, conference and executive meeting rooms and parking. Other smart home features of each apartment include keyless entry and one-time security passcodes for guests; smart systems for lights, audio, blinds and curtains; VRV heat pump air conditioning systems and photovoltaic panels on the roof, providing energy for all communal areas.

Transform Your Home with Broken-Plan Living
The past couple of years have driven us all, as a global population, to make some serious adaptations to the way we live our lives, and many of those changes are here to stay
You might have heard of broken-plan living recently. But what is it exactly? In short, brokenplan means making intelligent use of the space in an open-plan area of your home with unique zoning methods like non-permanent dividers/ partitions, flooring, furniture, or anything else you can use to create divisions and individual spaces. It typically revolves around converting the layout to create a space with more separation and unique features without entirely closing things up. We talk to UK modular storage company Shelved to see how to adapt this new trend into our homes.
Why choose broken-plan over open-plan? More often than not, people are finding openplan spaces in their homes simply don’t work for them anymore. With the new normal and people spending a lot more time in their homes, individual and personal space within the home has rapidly become a necessity for so many of us. Whether it’s for work, study or leisure, having that individualised space can make a world of difference to both productivity and overall enjoyment.
changing to broken-plan - hoW to do it Changing to a broken-plan layout can offer you and your family a whole world of benefits. Here’s how you can create the perfect broken-plan space in your home with ease... - CreaTe large dIvIdIng feaTUreS It is maybe one of the more obvious starting points, but creating that element of separation in a space can be done quickly and easily with some large-scale features. • Freestanding fireplaces are a great way to divide your space and provide room-carving qualities to make separate zones whilst giving you a striking centre piece • Large sculptures, artistic screens or free-hanging art - these are a slightly less permanent option compared to a built-in fireplace, but can create that same distinctive feature area that still provides separation whilst being eye-catching and unique • Feature shelving is a fantastic choice if you want a blend of the non-permanent artistic and expressive design with the functionality and storage capabilities of high-quality furniture, and with modular options like our Shelved system, you can change the look, layout and functionality as and when you want. Shelving also maintains that natural open lightness associated with openplan layouts whilst simultaneously giving you that separation and zoning - ConTeMplaTe THe USe of Half-WallS Half-walls are a great alternative to completely blocking off an entire space from top to bottom. not only can a half wall provide a subtle but effective space division to give you two distinctive zones without completely walling everything off, but it can also provide a great place to add interest to other features of your space, too. - BUIld alTernaTIve WorKSpaCeS particularly if you’re working from home, it can sometimes be difficult to feel entirely connected to your work without enough separation, but also make it more difficult to entirely disconnect from that same environment at the end of the day. If you don’t have the option to create entirely separate work or study areas within your home, a work “zone” in any room could be just what you need for that physical and psychological separation both during and after your day. You could use our modular home office systems to create the perfect self-contained space that can be transformed and adapted as your life and needs change. This doesn’t even have to be in an open-plan space - if the room you’re using is spacious enough, and you use it for multiple different things or even if there’s more than one of you working in there, this is the perfect way to give yourself and others that productivity-boosting zone that’s vital for a healthy work-life balance. - plan a CenTralISed MedIa HUB and experIMenT WITH fUrnITUre plaCeMenT In a similar way to both your dedicated office spaces or feature pieces, you could create something similar with your media devices and collections. By incorporating your Tv and ancillary devices into something such as a bridged Tv unit, you can effectively create a structured area for enjoying your favourite movies and shows that has a sense of its own zoning. You can create a similar effect for your music collection with an all-in-one vinyl storage unit that holds your records as well as your audio equipment. It’s entirely up to you. If you want to change things around or experiment with the size and layout of your units, the modular nature of our Shelved system is perfect.
ready to get started With broken-plan layouts in your home? It’s easy to see the appeal of broken-plan - the improved privacy, enhanced utility efficiency, boosts to productivity and quality of life there’s so much to be gained from making a few select changes to your home. plus, it gives you the opportunity to get creative and carry out a complete transformation, but with a lot less work than you might expect... don’t be fooled into thinking that these transformations are just for homeowners either. Whether you own your property or rent it, you can achieve a huge amount without having to worry. Modular furniture is one of the most effective ways to achieve it. You can create the perfect piece that fits your needs. You can grow it, shrink it, or change it around entirely. You’re completely in control, and you’re never stuck with your choice. for more information visit: www.shelved.co.uk

The 1.033 sq-meter villa was designed by Archirevolution in collaboration with E5 Living, and Terraza Balear Interior Design Studio. Terraza Balear designers contributed to the interior architecture project and executed the interior design concept focused on creating a luxury ambience by using elegant tones and exquisite textures which emphasize the beauty of the indoor and outdoor living spaces. Throughout the estate, we combined the contemporary sophistication of Made in Italy with the Mediterranean lifestyle to create the signature elegance of Terraza Balear’s style. The entrance of a home sets the scene for the rest of the space, and the entrance to Villa Anguli is simultaneously sophisticated, modern and harmonious. A Rimadesio shelf wall unit frames the vignette, while perfectly chosen accents like the organic-inspired wall decor and Brokis table lamps, add the authenticity. In the living room, the goal was to create a unique and unrepeatable interior layout while maximizing the expansive views of the beautiful blue sea and lush green landscape. A Flexform sofa and Minotti armchairs, in a neutral cream colorway, act as the perfect backdrop for the burnt orange and steel blue accents, while the elegant storage and the coffee table add the finishing touches. Moving further into the open concept space, dramatic elongated pendant lights highlight the ceiling’s height above the dining room table. Guests can gather around the exquisite rectangular marble table for a meal and quality time. The Poliform kitchen, which is also open to the dining room, is a home chef’s dream, facilitating contact with guests during food preparation thanks to the stools along the island — again in that rich burnt orange tone — which naturally induces a casual eat-in approach.

Are House Raffle’s the
Real Deal or just a Con? We’ve all seen the glossy adverts as house raffles continue to pop up on a regular basis, offering the chance to own a once-in-a lifetime property for just the cost of a lottery ticket. But are they really the bargain of a lifetime? Or are they just a con? Does anyone actually win? And do the house raffle companies actually expect anyone to?

Research unveiled by UK house raffle platform Winmydreamhome.com has revealed that while the property raffle sector is enjoying increased popularity, the prize home is only awarded to a winner 19% of the time. In 2020 alone, there were as many as 92 individual house raffles promoted in the UK offering the chance to win properties valued as high as £3.2m for as little as £10. However, just 25 of those have actually gifted the property with the majority having failed to sell enough tickets to justify doing so, instead gifting a cash prize and as we pass the halfway mark through 2021, we have seen 62 raffles and counting. Marc Gershon, Founder of Winmydreamhome lifts the lid on the property raffle sector and speaks candidly to Perfect Homes Magazine explaining just what your money is spent on and why so many fail to make it to their goal of giving away a house. What sort of planning has to go into this sort of raffle before it goes ahead? Before commencing a property prize draw, extensive legal advice must be sought to ensure the draw conforms to the relevant laws and guidance of the Gambling Commission. In addition to this legal advice, there’s initial website design, the implementation of the payment processing function, advertising campaigns on formats such as TV, Radio and social media as well as the ongoing management of the competition. What are the costs? The cost of social media advertising alone can put many house raffles into the red and so while a shiny TV advertising campaign such as those implemented by Omaze might create an air of legitimacy, you can guarantee it will be costing a huge sum to execute. Companies such as Omaze will spend millions of pounds on TV, Facebook ads and Google ads to hook potential gamblers. Because a gamble, it certainly is. How do the people running the raffles make money? The main way house raffles make their money is through the vague interpretation of their T&Cs. In their terms and conditions they will state that any cash prize to be awarded will be based on a percentage of their ticket sales ‘less their costs’. However, as many fail to disclose just what percentage of ticket sales will be awarded as a cash prize, this rather ambiguous definition leaves them free to recoup the huge sums spent on unsuccessful marketing, as well as taking whatever percentage of profits they see fit. Often, the amount left from the originally proposed ‘giveaway’ is a small percentage of the value of the home itself. This sector is unregulated says Marc Gershon, “It’s shocking how few raffles result in the lucky winner being awarded the promised house. And while a cash prize reaching into the hundreds of thousands sounds like a decent consolidarity prize, one can’t help but think that house raffles have become a quick-profit grab for the hosts rather than an alternative route to market for buyers. In any other disguise, this would be labelled a sham. Many platforms offer zero transparency as to what their costs are and how much the cash prize might be before entrants buy their tickets. An unsuccessful raffle could still generate £200,000 in ticket revenue, but the eventual cash prize could be as little as £10K. And because we’re given no insight into these workings, we have no idea if the prize amount is a decent and justifiable one. For example, many raffles say that a percentage of ticket revenue
116
THE WORLDWIDE PROPERTY BIBLE
will be given to charity, but they do not state what that percentage will be. Nor are they transparent on how many tickets have been sold. This gives them complete freedom to do with the money what they like without anyone knowing whether questions should be asked. At winmydreamhome.com, we’re currently hosting our second raffle and we’ve designed our proposition on a philosophy of absolute transparency, from how many tickets have been sold, to exactly how much goes to charity, and even what each entrant’s odds of winning are before they buy their tickets and the minimum cash prize pot at this point of entry. But even with all of this in place, we’re still not sure we’ll host another raffle anytime soon - the current wider practices of our peers isn’t something we feel we should be associated with, and is something that the ticket buying public must be made aware of.” So is Omaze a success story or more of the same? Omaze is the only company to have successfully scaled and awarded their homes but has this recent success story helped boost the image of the house raffle space? Like many of its predecessors, Omaze is one such platform that fails to disclose any information around the odds of winning, the number of tickets sold or what percentage of funds raised is actually donated to charity. So you can only assume they are keeping this information hidden for a reason and Winmydreamhome suspects the reason is that Omaze is using the charity angle to take a huge slice of profits, while donating a marginal percentage to charity, relative to the total ticket sales amount itself. But does it matter if the winner receives a house and money is still made for charity? Well, Omaze previously raffled off a house in the Cotswolds thought to be worth in the region of £2.5m, what they failed to disclose was the fact that property had previously been prone to a high level of flooding. An issue that can cost an average of £32,000 just to rectify. Unless you search the fact yourself, no mention is made in the website and advertising. Omaze claims to have rectified this issue before gifting the house, however, it’s just another example of house raffles lacking transparency when dealing with the consumer. In addition, there is very little information provided on running costs which on a larger home would require a small fortune to cover. As a rule of thumb, property running costs usually sit at around 1% of a property’s value, meaning the winner of a house raffle valued at £2.5m would need to fork out £25,000 a year in upkeep costs. While the winner is well within their rights to sell the home they may struggle to do so, with Omaze’s flood-prone Cotswold’s home previously stagnating on the market with Knight Frank for two years having seen multiple deals fall through. Marc Gershon finally, commented: “There is definitely a market for house raffles if done correctly and we have learned some hard lessons on how to improve the sector during our own efforts. Being upfront about the number of tickets you need to sell, what percentage of ticket sales income is guaranteed to be awarded as a cash prize if you don’t reach this target and what percentage will be awarded to charity, all help to increase consumer trust. Unfortunately, while we believe that total transparency is key and have always provided this information as standard, it doesn’t guarantee success. To sell enough tickets you need vast resources to advertise on TV, social media and a number of other channels.”

Luxury Lighting Trends for 2022 The Ultimate Guide To Choose The Right Lighting Design

THE WORLDWIDE PROPERTY BIBLE
It’s easy to find specific trends when we talk about the high-fashion world of furniture design since it’s all based on the research of different colours, patterns, shapes and textures, but when we think about interior lighting the story is a lot different. One thing is clear the ideas proposed by designers for the selection of fashionable in 2022 lighting options are acceptable for any budget and design style. “Lighting is something timeless that is made to last longer in any design project, unlike other decorative objects. The same lighting piece, whether it is a unique suspension design or a simple wall lamp, can fit different project styles, from contemporary to luxury modern. The secret is choosing the right finish and shape that complements the roots of the space.”, explained DelightFULL’s head designer, Sara Magno. Ranging from clusters of bare bulbs in dynamic arrangements, elegant sculptural shapes and styles, and vibrantly coloured shades, these are just some of the lighting trends that are going to revolutionize the lighting world in 2022. We had the chance to discuss with DelightFULL’s head designer about the ultimate trends in the lighting world and what can we expect from the famous mid-century modern icon. HOW WOULD IF DeFIne THe TRenD WORD In THe LIgHTIng InDUSTRy? Unlike the world of furniture or decorative accessories, sometimes is difficult to define the ultimate lighting trends since it’s so much more than the right color choice or finish. Lighting is a key component in any room’s design, influencing how it looks, feels, and functions throughout the day. And the world’s current situation came to reinforce the importance of choosing the right lighting piece for our homes since we spend much more time inside than before. Honestly, choosing the right floor lamp or suspension piece can be a hard choice, since the ideal is to look for something timeless and unique, that doesn’t go out of style in the next few years. ARe THeRe DIFFeRenT TRenDS FOR DIFFeRenT TypeS OF pROjecTS? OR cAn THe SAMe SHApeS We USe AT HOMe be AppLIeD In cOMMeRcIAL SpAce? Many people think that different project types need for specific lighting products but actually the same lighting design can look incredible in a luxury hotel or a modern house design. The secret is on how this unique piece is incorporated throughout the space, for example commercial projects have more repetitive lighting patterns, stronger colors and materials; while in home spaces we can go quiet and unnoticed lighting or play with the trend chandeliers and have a statement lighting design as an art piece in the decor.

WHIcH pROjecTS WOULD yOU SAy THAT beST RepReSenT yOU AnD THe veRSATILITy OF yOUR pRODUcTS? As one of the leading brands in the modern lighting industry, we provide unique pieces for all types of projects, with different colour palettes and styles. Our most recent residential design called “Million Dollar Apartment project in nyc”, is the first original house of our virtual project series. Here we can see a soothing side of the mid-century modern style, where simplicity and neutral colours create the perfect ambiance to relax. Here the lighting (such as the coltrane suspension pieces) goes unnoticed, almost camouflaged in the interior design so that it doesn’t overshadows the rest of the décor. On the other hand, another of our most famous projects is a restaurant design that recalls the heady-glamour of the modern era. The pattern created with the multiple coltrane suspension and wall pieces create good timeless vibe and give dynamism to the space. every season comes with different colour options, and we know that buyers usually choose the colour palettes of their design according to these colour trends. Would you say that in lighting, the colour choice of the lamp can influence the purchase decision of the client? The lighting piece is an element selected at the very beginning of the project whether residential or commercial which means that the light it projects will be the support for the construction of the whole environment. These unique products are timeless pieces selected specifically for each area of the house and let’s be honest, no one wants to change the wall beds all the time or the chandelier with 20Kg of the house entrance (laughs). The finishes and the temperature of the light should be carefully selected because we will live with it for a long time before we decide to renew it, which makes the piece timeless whatever the choice the clients decide to make. WHAT ARe THe TOp TRenDS yOU THInK ARe gOIng TO RevOLUTIOnIze THe LIgHTIng WORLD In 2022? From our perspective, the lighting aficionados are moving towards unique pieces that are both stylish and functional, but can also bring a unique personality to their space... A fact that DelightFULL is already famous for since the storytelling of our pieces is as important as our values of design excellence and craftsmanship culture. but is quite clear that our clients are leaning towards simple shapes and art-like pieces that turn out to be the statement of the entire interior design, no matter the colour or size. So, If I could enhance the upcoming lighting trends for 2022 it is definitely the simplicity of forms, chandeliers in the form of art objects, round shapes, brass as the popular material, and dimmable fixtures. On the lower ground floor is a private study that can be shut off for extra privacy, whilst Crittal doors open onto a balcony overlooking the patio area. A cinema/media room and separate children’s playroom, which could also function as a home gym space, are located to the rear of the floor. A guest bedroom suite, which could operate as private staff quarters, utility room, plant room and guest WC are also present. The principal bedroom occupies the entire first floor, with a magnificent walk-in dressing room and bathroom suite. A Victorian-style bath provides discrete views out onto the street, whilst the bedroom and dressing area benefits from plush carpets and a hanging chandelier to create an exceptional space. The second floor provides two guest bedrooms separated by a bathroom and the third floor has a split design children’s bedroom and playroom. Jake Russell, Director at Russell Simpson, comments; “21 Old Church Street has the perfect balance of heritage and modernity that makes it an excellent proposition for a discerning buyer. It is extremely unusual to find a house with such generous room sizes, ceiling heights and natural light, while the attention to detail and quality of the finishing touches is unparalleled. The owners really have thought of everything when completely renovating the property.” Dating back to 1566, Old Church Street is the oldest recorded street in Chelsea and has had many high-profile residents over the years. One of the most notable was Judy Campbell, who lived at 21 Old Church Street between 1974-2004. She was a successful film and theatre star over a near 70-year career, as well as being widely known as Noel Coward’s muse. One of London’s most historic patches, directly across from 21 Old Church Street is the former Wesleyan Chapel, which once counted regular attendees such as Queen Victoria I, retail magnate Peter Jones and Thomas Carlyle. Just behind is the site of the former Chelsea Porcelain Factory that operated in the area between 1743 to 1770 and produced some of the world’s most valuable collections. On the corner of Old Church Street is Chelsea Old Church that was first built by Sir Thomas More and bears his statue at the front of the building.
21 Old Church Street is on the market for £8.95 million with viewings strictly by appointment only. For further sales information, contact Russell Simpson on 020 7225 0277 or visit www.russellsimpson.co.uk 128

Adding value to our homes if every homeowner’s priority especially if you are planning on selling it but sometimes when planning a renovation project we forget to take into account the cost v’s added value of the project. Research by the estate agent comparison site, GetAgent.co.uk, has revealed which household renovations will add the most value to your home once you’ve accounted for the cost of the job itself and which ones won’t. With the UK housing market sizzling this summer, if you’re looking to boost the asking price of your home even further, it’s important to know which projects will add value in the eyes of a potential buyer. Moreover, it’s also important to think about the cost of a project and if it will actually add value once the dust has settled. GetAgent analysed 11 common renovation projects, the value they add and the cost of the job to reveal which will actually boost the price you achieve for your home.
WHAT TO AVOID In terms of the most valued added, landscaping your garden may add an average of £3,565 to your home but with the average cost of the job coming in at £5,000, it could also leave you £1,435 out of pocket. Solar panels are the only other renovation that could cost you money on a sale, with the average fitting cost totalling £2,727 but adding just £1,273 in value.

Enveloped by trees, Villa Verte will offer the same level of style and soul that Villa Maison Noir does, in a slightly different package. “We hope that people will come to this magical place and feel like they are living in a tree house, with endless views of the mountains and nature all around them,” says Gray. Following the same concept of a ‘village’ of structures as opposed to a single dwelling, Villa Verte has five peaked roofs, reiterating the five elements which are ever present throughout the entire homestead. The circular backbone of the house echoes the circular motif found throughout Villa Maison Noir.
WHAT’S WORTH IT? The best way to add value to your home is with a loft conversion. Effectively adding an additional level to your home, this additional space could boost your property’s value by 20%. That’s an increase of nearly £51,000 and while the work will set you back just over £33,000 on average, you’re still left with more than £17,000 in added value. A downstairs toilet is thought to add 5% in value, that’s £12,731, while costing just £3,000 on average - a profit of £9,731. Similarly, a new kitchen could add £14,000 to the value of your home, requiring an average budget of £8,000 and adding £6,000 once the cost of the work has been accounted for. A simple but extensive lick of paint is the third best way to add value to your home. On average it will set you back just £2,900 but could add as much as £7,893, a £4,993 boost to the value of your home. Other projects that will add value once the cost of the work is accounted for include a new boiler or central heating (£2,463), a new roof (£2,393), a conservatory (£2,206), a revamped bathroom (£1,195) and double glazing (£1,389). PERFECT HOMES INTERNATIONAL MAGAZINE
135
Founder and CEO of GetAgent.co.uk, Colby Short, commented: “All too often we plough money into our homes without considering whether it will add real value in the eyes of a buyer, as well as the cost of the job in relation to the potential return. The best plan of attack is to focus on what appeals to a buyer and this is always going to be more space, particularly in the post-pandemic property market. A loft conversion, extension, conservatory or additional toilet will all help increase the appeal of your home and potentially the price you will achieve when selling. Providing further solid foundations such as a new boiler, roof or windows is also a safe bet as they will save a potential buyer the hassle of organising the work themselves. Of course, it’s important to have a clear plan and budget when carrying out renovations to your home. The value added will differ from one property to the next and so there’s no guarantee you will see a return on your investment just because you’ve ploughed a sizable amount of money into renovations.”

The £800 Billion Question: How Residential Developers can Save the High Street and Solve the Housing Crisis Comments from Bruce Burkitt, Founder & Managing Director of Property Experts In 2018, the total value of commercial property in the UK sat at over £880 billion, when the office market was at its height. Since the pandemic and a shift in working habits, over 200,000 (and counting) commercial units are currently sitting empty, with many falling into a state of disrepair and in desperate need of restoration. So, is there an opportunity for developers to take advantage of a seriously depressed commercial market to secure substantial units, often in prominent locations, with the aim of repurposing them into multi-unit developments that will deliver much-needed new homes and breathe new life into these vacant spaces. Firstly, office to Resi conversions are nothing new, in fact they have been steadily increasing since the change to Permitted Development Rights (PDRs) in 2013, however, the pandemic has seen a shift in how many people can now live and work like never before. Recent technological advancements mean businesses can still thrive with a completely remote workforce, so the requirement for dedicated office space is no longer as critical as it once was. This shift immediately changes the saleability of commercial buildings and provides an opportunity for a discerning investor to strike while the iron’s hot. From the outset, developers and investors need to work hard to source suitable properties that are large enough to comfortably work as a residential scheme, well-located to attract discerning buyers and be priced competitively enough to allow the deal to make sense upon completion. A recent example from a Property Experts perspective is a fantastic 11,000sq. ft. former Lloyds Bank on Horley High Street, which we managed to find via social media platform Instagram. After conducting our due diligence we found that the numbers stacked up in a big way, in fact it was a lot more attractive from a developer’s perspective to buy a commercial building and convert into apartments over a vacant site or refurbing a former dwelling into flats, which has typically been our bread and butter. From an initial cost perspective, the PDRs allow for a smoother planning process, if it’s even needed at all in some cases, whilst the first Stamp Duty payment threshold is higher than on residential purchases, as well as lower CIL contribution payments due to the mass of the existing footprint , which helps keep overheads down from the off. The main benefit of purchasing a commercial property is the fact the building is already there, so from day one you’re dry and can get to work on constructing the apartments. Typically, an office to resi project takes half the time of a new-build or even the conversion of an existing residential dwelling – something we’ve seen recently where we have been able to build the same number of units at our Horley project, as at our new-build Purley scheme, which is a major benefit for developers.
144
THE WORLDWIDE PROPERTY BIBLE
Bruce Burkitt, Founder & Managing Director of Property Experts
Additional benefits include the fact that these buildings are already fully equipped with large floorplates, good insulation and communal aspects such as lifts, staircases, ground floor storage and parking. All of this is very attractive when sourcing a project’s viability as it saves a lot of the initial work and allows developers to put more money and energy into creating well-designed apartments. A further reason for residential developers to be encouraged to source and convert commercial buildings is the fact that currently one in 10 London offices is at risk of being unusable in the next two years due to new environmental standards that older properties will fail to meet. From 2023, any office building with an energy performance certificate rated lower than E could be closed down by Government authorities, rendering the space completely redundant and almost valueless. The first thing a residential developer will do is improve and upgrade the performance to ensure it meets national living standards, as well as help bring the long-term bills down for future residents. With all of this taken into account it is clear to see why major organisations and areas such as the City of London are investing heavily in the office to resi sector. Following, recent events forcing most to work remotely has drastically reduced the need for people to live closer to the office and we are seeing buyers now look further afield – in 2020, those living in London spent over £20 billion on homes outside of the capital, which is over double compared to 2019, be it a permanent relocation or second home. Therefore, there is a real demand for homes in good locations outside of London and this is typically where the High Street is suffering the most. For example, 40.9% of all homes completed in Croydon in 2020 were office conversions . This is a perfect example of substantial properties in good locations becoming available due to a downturn in the commercial market, with developers capitalising on Croydon’s increasing popularity as a London commuter destination for homebuyers. If a developer can acquire the right property and deliver the quality buyers have come to expect then there is an incredible appetite out there from potential purchasers, priced out of new build town centre developments, that want a high-quality home in a central location, close to good amenities and transport links. This is a huge step change in the market and a real opportunity for developers to find a great deal that will regenerate a disused building and deliver homes that will bring life back to the area, whilst improving their returns at the same time. It’s a win win! For further information on Bruce Burkitt or Property Experts contact the team on: 020 8720 6901 or visit: www.propertyexprts.co.uk

Property Experts Unveil
AthenA house The First Residential Development to be Exclusively Launched on Instagram

Leading Greater London developer, Property Experts, has launched its landmark development Athena House in Horley, Surrey, exclusively on social media platform Instagram. The collection of 24 one and two-bedroom apartments have been designed in a contemporary style with open-plan spaces and some benefitting from private terraces. Priced from £245,000, Property Experts believe that this approach represents a step change in how new developments are released to the market. As part of the phased release, 3 of the 24 available units at Athena House, a mixed-use development occupying a prominent position on Horley Hight Street, are being made exclusively available on Instagram for a 7-day period from Monday 13th September 2021. Interested purchasers will have the opportunity to arrange private first-look appointments at the dedicated in-situ show apartment. Commenting on the launch, Bruce Burkitt, Founder and Managing Director of Property Experts, said: “Athena House will be one of our most iconic projects to date, so we wanted to do something spectacular to launch the new apartments to the market. We have long been adopters of social media and know the power and influence it can have on the property sector. We actually secured the site after being contacted on Instagram so thought launching it exclusively on the platform would be the perfect way to bring the project full circle.” Dean Honeycutt from sales agents James Dean, commented: “We have seen a steady rise in serious leads and even sales completions following various advertising campaigns using social, so we’re excited to see the results from launching a new development exclusively on Instagram, especially given the quality of the apartments. There are over 1 billion active users on the platform, with an average age of 25-34 years old, which perfectly matches the typical buyer demographic at this end of the market.” Formerly functioning as a High Street bank, the Athena House building has been repurposed as a residential development, with each of the apartments laid out and designed by the Property Experts interior style team.

PHI: How has your business been affected by the global pandemic? Fine & Country: For us we had to quickly adapt as property viewings couldn’t be done in person and new developments and constructions were paused. Prospective clients were unable to travel so we focused on digital meetings to inform and prepare as much as possible offering real-time virtual viewings and online face to face appointments.
PHI: What steps have you taken to ensure business has continued as smoothly as possible during this time of Covid-19? Fine & Country: As mentioned above we opened our doors to a Virtual World to maintain the safety of our clients and our staff following strict government guidelines to reduce the risk of transmission. Offering online real time virtual viewings, online face to face meetings and appointments. For clients looking to sell or buy unable to travel to Spain they now can arrange a Power of Attorney that will give them the possibility to make decisions or carry out transactions that, due to movement restrictions, they would not be able to do and therefore can still proceed with buying and selling property here.

PHI: How do you see the market developing in the future? Fine & Country: I have already mentioned there is already an increase in property prices over a three month period in certain areas here due to demand especially on the coast. When it comes to new-build, Spanish construction companies in our region are very much in a healthy position and do not need to cut prices and in fact quite the opposite with recent hefty price increases. The Spanish economy is certainly improving and the Spanish Government predicts a 7.2% rebound of GDP next year, in line with the Bank of Spain projected growth of 5% in 2021 and 4% in 2022.
PHI: What are your plans for the company going forward? Fine & Country: To continue to offer a unique bespoke service by being one of the best Luxury Real Estate Agency’s in the Costa Blanca. After all here at Fine & Country Costa Blanca North we don’t just sell properties, we sell the amazing lifestyle you can enjoy here!

FRENCH RIVIERA PROPERTY Enness Global Mortgages a market leader in high net worth (HNW) international mortgages offers us some insight into the prime property market in France The Côte d’Azur, more commonly known as the French Riviera, has long been a magnet for the rich and famous. Situated on the Mediterranean coast of south-eastern France, the Côte d’Azur offers some of France’s most glamorous resorts. It’s fair to say that the likes of Saint-Tropez, Cannes and Monaco tend to dominate the headlines when it comes to the locations of the most expensive properties in the Côte d’Azur region however many people will be surprised to learn there are a broad range of Riviera property investment opportunities out there. Property prices in the main resorts are relatively high however there are still some affordable holiday homes and property developments on the outskirts of the ultra-prime areas but as demand in these areas continues to grow, we are likely to see a long-term and significant increase in property prices across the region. While recent changes to the French taxation system have had a positive impact on property investment activity the truth is that the Côte d’Azur has always been a magnet for wealthy investors. As the demand for properties in the region is so high, it is essential to have a liquid mortgage market, given time is often of the essence. Here we take an in depth look at the prime property areas:

THE WORLDWIDE PROPERTY BIBLE
CAP d’AnTIbeS Cap d’Antibes draws wealthy visitors from around the world. Known in particular for its iconic Hotel “eden Roc” (which recently received a Michelin star for its gourmet restaurant “Le LouRoc”), Cap d’Antibes experienced its biggest real estate boom in the 2000s, when Russians discovered the area. The “bay of billionaires” offers some of the most beautiful homes on the Côte d’Azur. The Cap d’Antibes market mainly consists of villas between 150 and 300 sq.m with small land plots. Typical properties cost between €1.5 million and €4 million, and transactions in this range make up the majority of sales. between 2019 and 2020, very few transactions took place, and sales of €5 million or more were few and far between. However, Cap d’Antibes remains a safe bet, and interesting opportunities could well arise for patient buyers. The current development of new luxury villas will meet the requirements of foreign clientele who may be reluctant to take on major renovation work. Villa Cap d Antibes, listed by Côte d’Azur Sotheby’s International Realty for €7,700,000
SAInT-JeAn-CAP-FeRRAT Saint-Jean-Cap-Ferrat is considered one of the pinnacles of luxury real estate in the world, and the peninsula offers genuinely exceptional properties. 2019 marked a historic turning point for properties on the peninsula, with the sale of one of Saint-JeanCap-Ferrat’s most prestigious estates for €200 million. Several properties also sold on the €30 - €50 million range - notably villas close to the sea or which offered sought-after large plots. At the beginning of 2020, a number of transactions between €5 million and €10 million were completed, following sales processes which had commenced in 2019. The decline in international traffic throughout 2020 was a blow to Saint-Jean-CapFerrat’s property market. Strong interest remains in and around Saint-Jean-Cap-Ferrat, but travel difficulties and economic uncertainty have slowed the market. Luxury Property St Jean Cap Ferrat listed by darkstone estates POA
SAInT-TROPez What do you get if you mix the best of authentic France with elegance, a good dose of ‘art de vivre à la française’ and a hint of bling? The answer can only be Saint-Tropez. Saint-Tropez has long been a favourite of the rich and famous, and it remains one of the hottest property markets in the world. In 2020, the Saint-Tropez market experienced a record year in terms of sales. The international elite was searching for an ideal lockdown space with greenery and sea views that also paired as a stable investment, and Saint-Tropez delivered on all fronts. Saint Tropez remains highly desirable, and property prices remain relatively stable, but there is much less room for negotiation than in previous years. The market is more competitive, and it’s not uncommon for some of the most sought-after properties to have multiple bidders at the same time. Villas with gardens in Saint-Tropez and Ramatuelle are typically priced from around €3 million. Prices rise steeply for properties with a sea view and prices for the ultimate luxury estates with panoramic bay views start at around €10 million and surpass €25 million. Summer rentals range from €15,000 - €20,000 for a villa in the centre of Saint-Tropez to €30,000 - €50,000 per week for the most coveted properties. exceptional properties can command rents of around €500,000 per month in July and August. Property in seasonal rental Saint Tropez - Les Parcs, French Riviera, France listed by John Taylor. It’s essential to do your homework on the different areas around Saint Tropez: your ideal location likely depends on whether you are looking for a year-round residence or a home for peak summer months. What qualifies as the ‘best area’ will likely depend on individual preferences.

ARRIèRe-PAyS - FRenCH RIVIeRA HILLSIde The Provence-Alpes-Côte d’Azur region is full of picturesque and charming villages where life is good; rural markets are aplenty, and the pace of life is calm. At the same time, you remain just a short drive from nice airport and the bigger towns on the French Riviera with as much hustle and bustle as your heart desires. The Riviera hillside market has long been popular with French, Monegasque and international clientele because of its proximity to the coast. In 2020, the region received renewed interest as more properties priced between €1 and 2.5 million came onto the market. Properties continue to sell relatively frequently in the most famous villages like Saint-Paul-de-Vence and Mougins. 2020 saw a few exceptional sales with properties selling in excess of €10 million to lovers of large estates, superior properties and sea views. Typical Provencal or neo-Provencal style villas make up the majority of properties on offer on the Riviera hillsides.
CAnneS Cannes is internationally recognised for its Film Festival and the glamour associated with the international stars and jet-set who flock to the Croisette and the city’s iconic palaces. The film festival aside, Cannes is an alluring destination in its own right. All leading luxury brands have a boutique in town, making Cannes an unmissable shopping destination, alongside excellent dining and wellness. Cannes’ famous beaches have recently had a facelift, making the city an even more attractive location. The Cannes real estate market has been growing since 2018, and 2020 saw one of the busiest years in two decades. Cannes’ resurgence in popularity has come as buyers looked to leave big cities in favour of calmer living, enjoying the sea, sun and the quality of life associated with the Côte d’Azur. 2020 saw significant movement on the Cannes property market. Properties were sold at all price ranges, starting at around €3 million to €6 million and including more prestigious villas between €8 million and €20 million. Villa Saint-Antoine listed by Côte d’Azur Sotheby’s International Realty demand has remained high and the Cannes property market is still seeing strong activity. Only high-end apartments have seen less interest because buyers are particularly looking for greenery, spacious properties and tranquillity.

Le Maison ChiC The French Country style of decorating, with its warm and casual feel is a style that fit’s beautifully into any home so if you want a lighter, more refined version of traditional pastoral decor, then look to our French country decor ideas for inspiration
The Covid pandemic has meant many of us have spent a lot of times in our homes often over analysing our interior design choices with most of us deciding we need a change. Today most homes have a contemporary feel and with us all craving the need for the fresh outdoors French country décor is definitely a style to consider. French provincial decor is often interpreted as “romantic” with lace, ruffles, flounces and bows. That’s not altogether surprising when you consider that the baroque lines of Louis XV furniture are often seen as quintessentially French, but what we tend to overlook, is that the elegance and appeal of contemporary French provincial decor comes from its no-frills restraint, its earthiness and nonchalance in mixing old and new. When you think of Provence and the French countryside, you’re sure to image lavender fields and bright sunshine. While there are many elements that contribute to the French Country style of decorating, the resulting look is always rustic, old-world, and welcoming. The colours used to decorate in the French Country style cover the full spectrum of the colour wheel: Sunny yellow and soft gold, fiery red and burnt rust, bright grass green and dark hunter green, cobalt blue and soft ocean tones. Bright black and dull greys punctuate the bright colours and define accessory pieces, while rusted metal furniture, lighting fixtures, and furniture give warm colour and wonderful lines. An important element in pieces used in French Country style decorating is the use of natural materials. Rough stained or painted plaster walls, hefty beamed ceilings and walls, delicate carved wood details, and chair seats woven of rush give texture and simplicity to the look. Natural stone floors are covered with wool or cotton rugs and by no means would a real French Country home be complete without a stone fireplace. Typical of French Country interiors are window shutters which are closed to keep the hot sun out in the summer. Windows and doorways are encircled with wildly growing vines and are painted in shades of green & purple as to blend harmoniously with the natural environment.
To create the look here are some easy ways to get that look in your own home.

Flagstones Flagstone floors conjure up images of fairy-tale cottages, of boots piling the entry of manor houses, of a life lived outdoors. Using these on your floors can hark back to times gone by – just make sure they look slightly worn.
186
THE WORLDWIDE PROPERTY BIBLE
Floorboards If flagstones aren’t your thing, floorboards can add the patina of age. Steer away from new floating floors and neat edges and choose recycled wood with marks, dents and a rich colour. If you want a softer look, you can lime them – this gives them a silvery glow, as though worn smooth by the feet of generations.

MisMatched Furniture French houses collect furniture through the generations. Chairs are bought over the centuries and the variety of styles adds to the charm. This is not a style that calls for a traditional matching three-piece suite.
Wood kitchen Baking bread over a fire, arranging flowers from the hedgerow, sipping hot chocolate from a bowl (the French way) – all in a stunning kitchen. Eschew the stainless steel and formica for natural wood. Freestanding dressers and pine tables or cabinets built-in local wood create the homely atmosphere for long lazy lunches. Fill free-standing dressers with sets of old crockery – in French blue or rose and white.

soFt Florals While chintz may be English, soft florals look so pretty in a French cottage Keep colours as soft as the light at dawn. Blush rose pinks, and grey blues, add touches of sage green or a little yellow to give it a lift. White should be muted too – no harsh pure white here, but a chalky hue.

old French doors Many architectural salvage yards now have old doors. Replacing your doors with a pair of these, or even propping them against a wall will add immediate character to your room.

toile de jouy Toile de jouy is the ultimate French fabric – its monochromatic palette and timeless design is fabulous in almost any room – and certainly makes this theme sing. You can cover a whole room in it, or use it for cushions or curtains. It goes beautifully with a stripe of the same colour.

Finally to seal the look pile your home high with lavender, rosemary and olive branches.

the dos and don’ts DO ... - Mix old & new, distressed & pristine. Arrange antiques & art with raw finds from nature for a look that evokes centuries and past generations. - Use simple, quality fabrics. Go easy on the pattern. If you’re using toile, mix it with checks, stripes & solids. Use plenty of heavy linen (antique is great but not essential). Embroider a few monograms.
DON’T ... - Over decorate. A few intriguing, genuine details are much better aligned with a French spirit than, say, Louis XV reproduction furniture and/or toile de Jouy everywhere. - Go matchy-matchy. French provincial decor is eclectic. - You’ll find an antique chandelier over a simple platform bed, with modern art on the wall and mismatched bedside tables, or chairs as bedside ‘tables’.

The outside/inside concept is found throughout each villa, with the lounge and terrace seamlessly merging into one huge living space. In key parts of the villas, both at ground level and upstairs, the windows disappear into the walls ensuring perfectly clear views and bringing the outside in. A combination of customdesigned furniture and world-leading brands along with a stunning selection of artwork make this home something to be truly proud of. It also offers the priceless commodities of space in abundance and clean air in beautiful natural surroundings. The amenities at Real de La Quinta combined with the facilities of each individual villa – large private pool and garden, superlative terraces and space for entertainment rooms and offices – mean that owners never need to leave the resort unless they want to. It’s an oasis, a true haven where comfort and quality of life is assured regardless of what might be going on in the wider world.

Interiors expert reveals hidden meaning behind geometric wallpaper and...
HOW IT CAN MAKE YOU FEEL
PERFECT HOMES INTERNATIONAL MAGAZINE
205
Geometric wallpaper has always been quite popular, but it’s experienced a sudden but welcome renaissance in the last few years – amazingly during the summer months search volumes jumped by 300% as homeowners and budding interior designers took advantage of the warm weather to re-style their homes this summer. But why are geometric designs so influential? How can shapes affect how we think or even feel? Ultimately, shapes are the building blocks of everything we see, and the meaning we associate with them speaks to the way we see and understand our world. When it comes to the use of shapes, designers often use geometric designs to symbolise ideas or concepts, set a mood or emotion, create a travel path for the eye around the design, create depth or movement. When they’re combined with other themes or colour palettes, the possibilities are endless. There’s an unlimited amount of exciting combinations to play around with which can have a huge impact not only on the way a space looks, but how it feels as well. Part of the appeal of using geometric wallpaper is its simplicity - and its genius is in its versatility. I’m always thrilled to see the ways in which everyone from interior designers to do-it-yourselfers are using geometric design to create truly unique and evocative spaces.’ Alex Whitecroft, Head of Design at I Want Wallpaper explains how geometric wallpaper can influence how we feel, and how we can use them at home.

Squares/Rectangles What They Mean: Stability, Solidarity, Honestly, Reliability, Reassurance, Balance Best Room: Living Room, Home Office
Rasche Geometric Marble Wallpaper
One of the most commonly used shapes in geometric design, squares and rectangles have often been associated with feelings of strength and stability, and it’s not hard to see why. Many of us were first introduced to squares and rectangles as kids as toys in the form of simple solid building or number/letter blocks. Made up of straight lines and right angles they’re one of the most trusted and familiar shapes, and while they might not be as flashy as others, they communicate feelings of honesty, solidity and stability. Paired with a soft colour palette, square or rectangle geometric wallpaper designs can come across as solid and comforting, which makes them a perfect choice for living rooms or spaces where you want to wind down during the evening. On the other hand, darker tones can add a touch of sophistication and confidence, making it a perfect option for a home office or study. 208

Circles What They Mean: Light, Happiness, Softness, Innocence, Movement Best Room: Kitchen, Kids Rooms
Arthouse Retro Navy Blue Geometric Circle Wallpaper
Where squares and rectangles are strong and stable, circles give off a more relaxed and chilled-out vibe in any space they’re incorporated in. Often associated with bubbles or clouds, they often communicate feelings of lightness and activity, and their inherent round implies that they are always on the move and hard to pin down. Since the kitchen is often the heart of any home, geometric designs that incorporate circles can help the space feel light and alive. Lacking any sharp edges or angles, they often come across as friendly and welcoming, and almost mischievous in nature; as a result, you’ll often find them in themes aimed at children, making it an excellent design choice when it’s time to decorate the kids room. Triangles What They Mean: Energy, Direction, Guidance, Divinity, Awareness Best Room: Hallway, Stairs and Landing
Triangles are an interesting and often misunderstood shape. That might sound strange but it’s true; while they’re not the only shape made up of points, triangles can often feel dangerous and feel like they’re giving us a sense of direction in equal measure, depending on how they’re positioned and framed. Triangles can often remind us of spearheads and arrows which can imply danger - but they can also make us feel aware and mindful. Since triangles come with a literal point, they’re often used to communicate direction and guidance, as if showing us the way forward. Often used in ancient designs as a way to point towards the heavens, which gives them an almost spiritual and divine feeling. With their subtle way of communicating awareness, guidance and direction, geometric patterns that incorporate triangles are often a perfect fit for rooms and parts of the home where there’s a lot of travel and movement like hallways, stairs and landings. Soft colour palettes are great for creating a subtle guiding vibe, but if you really want to create a sense of energy and movement with a creative edge, look for Bo-Ho Aztec designs with a punch of colour to add some excitement to your space. 210

Rhombus (Diamonds) What They Mean: Nature, Origin, Balance, Adaptability, Direction, Focus Best Room: Bedroom, Home Office
Prestige Geometric Diamond Textured Wallpaper
When it comes to geometric design, Rhombus (also referred to as diamonds) are incredibly versatile. Since all of its sides are of equal length no matter its position, rhombus have often been associated with balance and adaptability, always associated with the ability to remain stable no matter how it’s placed. In addition, when placed off centre (almost appearing titled) they can give the impression of movement, drive and focus - which makes it a great choice for a home office, where progress and moving forward with tasks is the name of the game. When used in the more upright ‘diamond position’, they often symbolises origin and life, and through it’s 4 points, have traditionally been associated with the four elements of earth, air, fire, and water. As a result, the diamond can be found in many different cultures as a symbol that represents rebirth, revival, and transformation. As a result, diamond patterns are often a wonderful addition to rooms that are often full of life and love like living rooms and bedrooms. In interior design, these meanings are often brought together through symmetry and repetition, which creates some truly stunning patterns that can really draw the eye. Pair with deep monochrome or shimmer tones to add a touch of sophistication, or play with complimentary combinations to bring that sense of love and life together with vibrant colour. Hexagons What They Mean: Connection, Cooperation, Unity, Community Best Room: Living Room, Dining Room
Rasche Hexagon Geometric Wallpaper
From a design perspective, hexagons are one of the most simple yet most versatile shapes we have to work with. When compared to other shapes and symbols, they occupy a sort of in between space. Their use of symmetry and angles remind us of squares, but their roundness and near circular nature can also draw similarities to circles as well. These associations allow hexagons to draw on the symbolism of these shapes and bring them together, which often means they’re associated with feelings of connection and togetherness. They also have a close connection with nature; when they’re paired in a repeating pattern, hexagons look exactly like honeycombs, a structure that only takes shape with the community and cooperation; making it a perfect design choice for any room where family and friends come together. The shape’s versatility means that it can be combined with a variety of colours and themes to completely transform a space - If you’re looking to mix add a touch of the grand-millenial, look for hexagonal designs that use soft, pastel colour palettes, or if you want something a bit more daring, look for floral and jungle themes to add a touch of the exotic. 212

Natural/Organic Shapes
What They Mean: Nature, Life, Freedom, Excitement Best Room: Living Room, Bedroom, Bathroom
Arthouse Tropical Palm Tree Wallpaper
As the name suggests, Organic shapes are those that can be found in nature, which can take a variety of interesting and unique forms. They can be found in our surroundings and include everything from flowers, leaves and trees to the clouds and the stars above. While the meaning behind traditional shapes is more subtle, natural shapes can convey a wealth of meaning and evoke emotion and association, which means they can be used in virtually every room in the home. Looking to add some vibrant colour to your bathroom? Consider using emerald green leaves on an offwhite background to really make it feel unique. And don’t forget to add some humidity loving houseplants to complete the look. If you’re after that quirky vibe, look for modern or retro designs that incorporate unexpected colour pairings to make a room really stand out. 214

Abstract Shapes What They Mean: Anything Best Room: Dining Rooms, Home Offices, Open Spaces
Rasch Abstract Geometric Charcoal Grey Wallpaper
From one extreme to the other, abstract shapes are a bit harder to define. Often derived from organic shapes, abstract shapes are created by taking the most recognisable real-life shapes and creating a simple version of it - think stick figures for humans or V’s for birds in art and animation. Because abstract shapes are, well, abstract, they don’t have the same level of symbolism attached to them - but that doesn’t mean they lack meaning or enjoyment. In fact, being free of any meaning means that it’s interpretation and enjoyment is up to us! Ultimately, it’s the elements that make geometric design so enjoyable, like repetition and symmetry that have the power to influence how we feel just as much as any subtle symbolism. Pair dark colours with a touch of gold or silver to add a bit of elegance to a space, or incorporate shimmer and textured patterns to make your room feel truly distinctive. 216

Celebrity House Hunting Homes of the rich and famous listed for sale...
HELEN MIRREN & TAYLOR HACKFORD HOME! Now living most of the year in a secluded mountain home on the Nevada side of Lake Tahoe, where she recently had to chase off a black bear from her garden, Helen Mirren and her director-husband Taylor Hackford feel that it’s time to either sell or rent their storied Hollywood Hills home of 30 years. Finding it a little hard to let go, they are offering it for sale at $18.5 million or for rent at $45,000 a month. London-born Mirren has had a fabulous career, the only actor to achieve the Triple Crown of Acting in both the US and the UK with Oscar, Emmy and Tony awards. Taylor won his own Academy Award for the short film Teenage Father and has directed such favorites as An Officer and a Gentleman and Against All Odds. In 2003, Helen was appointed Dame by Queen Elizabeth for her acting career that dates back to age 20 when she starred as Cleopatra for a UK National Youth Theatre production. Built in Hollywood’s earliest days in 1911 and located on over six acres, the 10,200-square-foot Mirren-Hackford estate includes a guest house and a total of nine bedrooms and eleven baths. A popular neighborhood with the Hollywood crowd, the home has had only four owners: Dustin Farnum, star of DeMille’s Squaw Man; Mark Hellinger, writer/producer whose short story became the Bogart/ Cagney film The Roaring Twenties; Gail Patrick, executive producer of the popular 1950’s/60’s Perry Mason television series where the home was sometimes used as a film location for the show, and Mirren-Hackford. The house has all the great features of its era, including large rooms, lots of French doors that open to the hilltop breeze, a paneled library, beautiful hardwood floors and large fireboxes in the fireplaces. One special room is the cozy bar with bar stools and comfortable sofa and chairs for more intimate entertaining. The large formal rooms and outside living area with pool and downtown views cover entertaining for large groups and family get-togethers. The early California indoor/outdoor architecture makes the house warm, inviting and relaxing for both family and friends. It’s this element and the home’s adaptability to different lifestyles that make the house a hard one for Mirren to let go. Hollywood Hills is awash with celebrity residents such as Leonardo DiCaprio, Keanu Reeves and Halle Berry. It has been the neighborhood of choice since the beginning of filmdom due to its proximity to the studios and is known for its views and star-worthy gated homes nestled behind deep privacy foliage. MATT DAMON CUTS PACIFIC PALISADES HOME PRICE BY $3 MILLION! Matt Damon listed his Pacific Palisades home in California for sale earlier this year yet several months on the star has lowered the price from $21 million to $17.9 million. One of Hollywood’s most bankable stars and among the highestgrossing actors of all time, Matt Damon’s films are responsible for almost $4 billion in box office receipts. Together with his writing partner and life-long friend, Ben Affleck, Damon won an Academy Award and a Golden Globe for Best Screenplay for Good Will Hunting. As an actor, he took home a Golden Globe for his starring role in The Martian. His most recent project is the upcoming The Last Duel, which was filmed in France and Ireland during the pandemic. Damon found himself locked down for three months with director Ridley Scott and the rest of the film’s cast and crew in the small Irish town of Dalkey, about 45 minutes away from Dublin. The actor loved it so much that he reportedly considered moving to Ireland. Instead, Damon and his family have taken up residence in their $16.75 million Brooklyn Heights penthouse, at its time of sale the most expensive piece of residential real estate ever sold in Brooklyn. 264

Bidding farewell to Los Angeles, Damon listed his Zen-inspired Pacific Palisades mansion for sale in January for $21 million. The asking price has now been reduced to $17.9 million. Situated on the same premier street his buddy, Affleck, still calls home, Damon’s 13,508-squarefoot residence boasts seven bedrooms, 10 bathrooms, and nearly three-quarters of an acre of lushly landscaped grounds with mature trees, a koi pond, a children’s play area and a resort-style pool and spa. Master-architect Grant Kirkpatrick of KAA Design has used warm woods, natural stone and lots of glass to produce an aesthetic of timeless beauty, while including artful details throughout the spacious mansion. The home’s focal point is its central atrium with 35-foot, vaulted-mahogany ceilings that let in tons of natural light. Open floor plans and disappearing glass walls connect the sprawling living and entertaining areas. A spectacular chef’s kitchen features custom-mahogany cabinetry, Bluestone countertops, and top-of-the-line, stainless-steel appliances by Viking, Miele and Wolf. Private and serene, the Damon estate is moments away from the Getty Villa and Will Rogers State Beach and convenient to the world-class shopping, dining and entertainment available in Palisades Village, Brentwood, Santa Monica and The Riviera Country Club. While billionaires Jeff Bezo, Richard Branson and Elon Musk are looking to create new living environments in space former Walmart exec Marc Lore is looking closer to home outlining plans to create a new utopian city in the American desert. Built completely from scratch - Telosa – named after the Greek word for “higher purpose” promises to be an eco-friendly and sustainable city that will cost an estimated $400 billion to create offering housing for up to five million people.
270
THE WORLDWIDE PROPERTY BIBLE
The ambitious 150,000-acre proposal promises eco-friendly architecture, sustainable energy production and a purportedly drought-resistant water system which according to Lore would allow Telosa to become “the most sustainable city in the world. Among the sites that are being considered to build this futuristic metropolis are several regions of the states of Nevada, Texas, Utah, Idaho, Arizona and the Appalachians. BIG Studio by Danish architect Bjarke Ingels have been hired to bring Lore’s vision to life and recently released a series of digital renderings. The images show residential buildings covered with greenery and imagined residents enjoying abundant open space. With fossil-fuel-powered vehicles banned in the city, autonomous vehicles are pictured traveling down sun-lit streets alongside scooters and pedestrians. Telosa’s star building dubbed the Equitism Tower, described as “a beacon of the city” features a large capacity for water storage, aeroponic farms and a photovoltaic roof that generates the energy it needs and also “allows it to share and distribute everything it produces.” In addition to innovative urban design, the project also promises transparent governance and what it calls a “new model for society.” Lore plans to focus the city on its citizens and allow it to be structured on the notion of what he calls “equitism,” an economic system where residents have shared land ownership. This has been inspired by the works of Henry George, an economist and social theorist that highlighted the flaws of capitalism, particularly regarding land ownership in the United States. Planners hope the first phase of construction, which would accommodate 50,000 residents across 1,500 acres, will welcome the first residents by 2030

DUBAI EXPO 2020
FUELS PROPERTY BOOM
The 182 day luxurious extravaganza is already driving up residency demand throughout the UAE. The event may be a year late pushed back because of the Covid pandemic but Dubai’s Expo 2020 touted by the organisers as “The World’s Greatest Show”, kicked off on 1st October and is already reaping rewards.
Since 2014 Dubai’s property market had been on a downward spiral, an oversupply of housing units built during the boom years, unfordable housing process and fall in oil prices were all to blame yet so far this year Dubai’s off-plan realty market has bounced back to 2013 levels and is gaining momentum. In August 2021, Dubai’s offplan market saw 2,599 sales transactions worth Dh4.95 billion, the highest value recorded in a month for off-plan properties since December 2013. The number of deals is also the highest off-plan transactions in a calendar month since November 2019 Dubai is one of the most powerful financial centres in the world; low interest and mortgage rates, an effective Covid-19 vaccination drive, and new visa rules for investors offer a favourable scenario for anyone keen to live, work, or trade in Dubai because of this developers are now starting to launch new villa/townhouse communities mostly in the suburban parts of Dubai such as Dubai land and Dubai South and they are selling out quickly. Most sought-after areas for off-plan villa/townhouses transactions were Arabian Ranches-3, followed by Villanova, Tilal al Ghaf, Dubai South and Mohammed bin Rashid City. For off-plan apartment sales transactions, Dubai Harbour had the most sales followed by Mohammed bin Rashid City, Business Bay, Jumeirah Village Circle and Jumeirah Lakes Towers. With this is mind we take a look at the four most attractive neighbours to consider if you want to buy in Dubai.
ARABIAN RANCHES-3 Arabian Ranches 3 is a new villa and townhouse community from Emaar Properties, currently under construction. The well-established community dubbed “Dubai’s First Urban Village” will provide 3 and 4 bedroom townhouses with a wide selection of amenities and outdoor facilities, from monumental new clubhouse, dining venues to lazy river to an incredible splash deck and sports activities. The townhouses offer two design options, homebuyers can choose from - contemporary home that takes inspiration from the desert or a modern abode with a unique collage of whites and greys. Arabian Ranches 3 is just few steps away from Arabian Ranches 1 and 2. Destination and location is not a problem for residents as it is 5 minutes from Global Village, 10 minutes from Dubai Polo and Equestrian Club, 20 minutes from Downtown Dubai and Dubai International Airport, and 35 minutes from The Dubai Mall, Dubai Marina, and Al Maktoum International Airport. DUBAI Pininfarina Architecture unveils a stunning new contemporary living experience
PERFECT HOMES INTERNATIONAL MAGAZINE
293
Urban life has always been built around social interactions – from sharing common spaces with neighbours to sharing desks in an office. The recent pandemic has forced a rethink of the way people move through their daily activities. In the constantly evolving, and multicultural city of Dubai, Pininfarina Architecture has conceived a new contemporary living experience, called Cloud Hub, on behalf of the local real estate developer M/s L.K. Investments Limited. At the hearth of the vibrant Jumeirah Village Circle district, Pininfarina Architecture designed an iconic, multi-purposed building that will integrate both co-living and co-working spaces open both to expat and to local communities. Cloud Hub is the perfect blend of community, convenience, comfort and competitively priced, where both expats and locals can enjoy the vibes coming from the interaction of traditional and international cultures. Looking at the Expo theme, Connecting Minds, Creating the Future, the project aims at fostering interaction among young generations, creating a community hub fuelled by ideals of openness, community and collaboration.

THE WORLDWIDE PROPERTY BIBLE
Many realized, during the global lockdown, how important are the interactions in our daily life. Indeed the overall Cloud Hub experience is created by a system of common areas to socialize and share the services. The heart of the project is the Cloud Lounge on the ground floor; a mixed use space where people can work, but also where people can spend their spare time relaxing, reading a book or having a chat with their neighbours in a dynamic and creative environment. Free access even for non-residents will help to transform it in a trendy spot in the JVC district. Within Cloud Hub, well-being of each and every user is at its core, taking into account carbon emissions and air quality, lighting and comfort. A 5 star gym is available for tenants to take control of their physical and mental health; a complete set of gym equipment’s and a generous space for yoga lessons will stimulate people to take care of their body and their mind. A rooftop swimming pool is another valuable amenity that helps reduce stress and anxiety, improving the quality of residents’ life. The L-shape building hosts 60 apartments; 4 unit types fits the different user’s needs. All the units, apart from featuring all the comforts available, allow the tenants to enjoy the natural light thanks to large glazed façades that visually merge the internal space with the external balconies. The articulation of the façade is characterized by a pattern of alternating GFRC panels (reinforced concrete with glass fibre), manufactured using digital moulding processes and glass panels. A LUXURIOUS NEW WOODEN FLOOR In a world that is drastically changing around us, domestic environments have acquired a new central role as multifunctional spaces for life, work and leisure, aimed at maximizing the mental and physical well-being of their occupants

When Battista “Pinin” Farina founded his Turino-based design firm in 1930, he had no idea his name would become one of the most revered names in Italian design linked to icons such as the Alfa Romeo, Fiat and Maserati. Today Pininfarina has moved from behind the wheel to envision award-winning architecture , this summer the design in collaboration with Corà, the largest distributor of wooden products in Italy, a new Wood Floor Collection, combining different technologies and materials for the creation of parquet flooring with complex geometric patterns inspired by natural elements. The new Parquet Collection Miraggio, aims to give further importance to our homes, seeing them as a retreat of calm in the middle of a fast-paced society: a place to recover yourself, to feel as comfortable as possible, and to reconnect with nature. 298

The idea behind the Collection was to create a continuous flooring blurring the borders between the exterior and interior spaces, thus uniting them into a unique design. This becomes possible thanks to the “contamination” of the wooden surface with ceramic elements that perfectly fit the outdoor use. The new Collection also allows creation of interesting patterns, zoning different areas thanks to the limitless combinations of wooden essences and ceramic finishes. The new Wood Floor Collection called “Miraggio” is inspired by natural ornaments that just like a “miraggio” could be seen differently: like a water surface, with the sparkling cutlines of the wooden floor, or as warm and soft sand, with a gentle pattern created by the wind. This nature-inspired wooden floor design creates a relaxing sensation, aimed to reduce stress by mimicking the feeling of being immersed in nature. The quality of the space we live has an impact on our physical to mental well-being. Flooring is an important design element that helps to enhance human wellbeing by improving interior spaces. As nothing may ever replace wood, nothing can substitute the feeling of walking over the warm and smooth wooden floor surface. The “Miraggio” Collection allows to safely walk barefoot by virtue of the Corà High Care Paint, a special treatment protecting against hygiene enemies. Thanks to its silver ions particles the special Corà High Care Paint, it creates a natural and lasting barrier, neutralizing the microorganisms that come into contact with the silver ions present on the wood surface. For more information visit: www.pininfarina.it/en/architecture There are near-limitless combinations of wood (in four different finishes of European oak) and ceramics (eight finishes, including stone and minimal Concrete

Why Choose Niseko? If you’re thinking of buying a property in Niseko, you’d better do so quickly. As the resort grows in popularity year-on-year, investment in Niseko is booming. But with a shortage of premium housing available in prime spots like Hirafu Town, competition for properties is fierce. Of course, the influx of investors also makes Niseko an even more appealing place to live. International developers have snapped-up available land, and stunning apartment developments can now be found just minutes away from ski-lifts for the maximum in convenient living. Meanwhile, international hotel chains like Hilton have brought new facilities such as spas and business centres with them. Niseko’s future looks even brighter. The Tokyo Olympic Games will bring a huge influx of visitor attention to the whole of Japan, Niseko included, and the area’s athletic facilities will also appeal to the professional athletes visiting the country. Looking further into the future, Niseko is proposed as Japan’s venue for Alpine sports in their 2026 bid for the Winter Olympic Games. And in 2030, it is expected that the Hokkaido Shinkansen (bullet train) will be completed, connecting Sapporo to Tokyo and placing Niseko within minutes of a shinkansen station. Voza transform 19th century farmhouse into a
SPECTACULAR 16-BED CHALET Overlooking Mont Blanc
The former Ferme farmhouse, set on the hillside of Saint-GervaisLes Bains which dates back to 1825 has been transformed into a spectacular ski chalet PERFECT HOMES INTERNATIONAL MAGAZINE

Dating back to 1825, Ferme Fougere, a former working Alpine farmhouse, has been transformed by VOZA Developments into a striking four-storey luxury chalet, with views directly onto Mont Blanc. Retaining its original structure and features, the building has been reconfigured with contemporary interiors to provide large open-plan living and entertainment spaces, six bedrooms sleeping 16 people, private sauna room and a spacious wraparound terrace. Managing the entire process, VOZA Developments undertook a lengthy property search before securing the old farm building, which had fallen into a state of disrepair. Obtaining the necessary consents, the team undertook an 18-month build programme to beautifully restore the building and complete a detailed interior design plan to deliver a traditional chalet with a modern interior. Restoration works included fully stripping back the building to the historic timber frame. A new cedar shingle roof, internal and external recladding, extension of the private terrace and installation of large panoramic windows maximise the spectacular views onto Month Blanc.

319
Internally, the VOZA Developments interior design team have given Ferme Fougere a contemporary rustic feel through the use of polished concrete floors, exposed timber fixtures and natural linen soft finishes. Interior highlights include a dedicated sauna in the original ‘cave’, fourperson bunk rooms and the re-use of the original timber spiral staircase in one of the duplex suites. Designed to entertain on a grand scale or unwind and enjoy the surroundings, the first floor is an incredible open-plan space, complete with kitchen, living room, dining room and a separate snug area, positioned around a central statement fireplace. Many of the furniture items are upcycled using locally sourced materials, with timber sleds repurposed into coffee tables and a local granite block expertly crafted to create the central island fireplace. The large wraparound balcony and rear terrace provide an outdoor dining and BBQ are area as well as a 8 person Norwegian wood-fired jacuzzi hot tub. Additional features include secure ski and boot storage and bike racks. Commenting on VOZA’s work at Ferme Fougere, Felix Langlois, partner at VOZA Developments, said: “We specialise in taking a project from the sourcing stage all the way through to final delivery and this is one of our finest case studies. It was an extensive process to discover the original building and when we found it we knew it had all of the components to be an incredible chalet that our client would enjoy, as well as benefit from an asset that would be an attractive rental, which was a key aspect of the brief.” Alex Pope, Design Partner commented: “The former Ferme farm building was in a real state of disrepair, however, we wanted to keep as much of the original structure as possible to retain its character and soul of the property. We conducted a full strip out, which allowed the final design to benefit from the huge volumes and fantastic views across the valley onto Mont Blanc.” Located in Saint-Gervais-Les Bains, Ferme Fougere is a stone’s throw from the ‘St Gervais’ ski run, which leads down to the base of the Bettex ski lift, which provides access to the coveted ‘Evasion Mont Blanc’ ski area. The Les Contamines resort and the Mont Blanc Tram cog railway, connecting to the pass above Les Houches is a short drive, whilst Geneva Airport is 84km away. Ferme Fougere is available to rent from €1,351 per night, to check availability email ferme.fourgere@gmail.com For more information on VOZA Developments visit www.vozadevelopments.com
