HOUSE OF THE YE AR 2021
Welcome
to the Registered Master Builders House of the Year 2021 magazine for the Auckland / Northland / Coromandel Region Once again, the prestigious Registered Master Builders House of the Year competition has attracted hundreds of top-quality entries from around New Zealand. These new builds and renovations have wowed our expert judges, who are all leaders in the fields of construction and architecture. We hope you enjoy this annual showcase of craftsmanship from the Master Builders in your region. The results go live at www.houseoftheyear.co.nz on 15 August. Tony Pexton, President | Registered Master Builders Auckland Branch
How the Registered Master Builders House of the Year competition works All entries are awarded points by two judges (a builder and an architect). The projects with the highest scores are given Gold Awards and the best become Category winners. Then, the highest points-scoring Category winners are named Local Supreme House of the Year or Local Supreme Renovation of the Year. Entries are judged on building excellence, but also on their lifestyle value, so you’ll also see kitchen, bathroom, outdoor living and sustainable home awards. Excellence in workmanship is recognised by the coveted Craftsmanship Award. The Auckland / Northland / Coromandel Region competition, one of 11 regional House of the Year events, is held on 14 August. You can see all of the results at www.houseoftheyear.co.nz from 15 August.

Displaying treasures is important in making your house your home, says Auckland interior designer Kirsten Ford
A
ward-winning Auckland interior designer Kirsten Ford has always had an eye for stylish, modern interiors with a unique edge. She specialises in creating a clear vision for her diverse client base.
‘Nothing beats natural stone. I’d use it everywhere if I could.’
How would you describe your home and style? I love European design. It’s often tied to a sense of the classic, but still has definite flair. It’s a blend of historical detailing and contemporary style. A few years ago I was lucky enough to design and build my own home. It has clean modern lines, but I’ve added layers of patina with rough-sawn timber floors, antiqued mirror splashbacks and concrete-look tiles.
Clockwise from above: Interior designer Kirsten Ford; sofas are an investment piece; over the years Kirsten has added to her amber glass collection; art provides a focal point for any room; a bedroom that shows her ‘classic with flair’ style.
What inspires you about living in your region? Definitely the ocean. I’m beyond lucky to be surrounded by beautiful beaches living on Auckland’s North Shore. What’s the last thing you bought for your home? I’m very excited to have a Kovacs sofa in production. It’s a statement, curved piece definitely inspired by past decades but with a style that will last for many years to come. I always tell clients that sofas are an investment piece that should last for many years – my previous one lasted for more than 15 years. Supporting New Zealanddesigned and made is a big part of my business ethos. What was one of the memorable first items you bought for your home? Amber glassware. It started with one piece that used to be my grandmother’s and has grown over the years.
What’s your favourite room in your home? Our living area has glazing on three walls framing views of mature pōhutukawa that fringe Orewa estuary. It feels like we’re in a private, stylish treehouse.
If you were renovating, where would you spend the bulk of your budget? I’d never cut corners on the kitchen – it’s the heart of the house. In our open-plan homes, the kitchen needs to visually flow and connect with the living spaces. More than any other space, it needs to be functional as well as stylish. If money was no object, what would you splurge on? Nothing beats the texture, pattern, colour and form of natural stone. Quartzite, travertine, limestone, marble... I’d use it everywhere if I could. You’ve got a day to make over your house. What do you do? Well-chosen accessories can transform a space. Combining patterns and prints on luxe oversized cushions will elevate any sofa. A stunning artwork can provide a focal point. Floor or table lamps with fabulous shades offer a welcoming light and provide height and dimension. What should every home have? Treasures that tell the story of the people who live there. I always encourage clients to keep and display special family pieces or treasures. If you could have a house tour of any home in the world, whose would you choose? Absolutely and without question I’d choose to have a martini with Kelly Wearstler at her 1920s Los Angeles mansion. www.kirstenforddesign.com HOU S E OF THE Y E A R 2021

RESENE Sante Fe
What is a timeless look? Classic blue or soft green. Try Resene Duck Egg Blue or Resene Secrets. What are your favourite wall textures and why? There has been a resurgence in the popularity of paint effects, especially washed looks that appear mottled. Try Resene FX Paint Effects Medium or Resene Sandtex. Any favourite paint finishes and why? Karen Walker Chalk Colour paint makes it so easy to upcycle furniture. Wallpaper is hot right now. How do you choose the right pattern? Think about the mood you want to create. Do you want a bright and vibrant patterned paper or perhaps a more relaxed approach? Texture or something moody? Large patterns can make a room feel smaller and cosier, whereas a small pattern can make a space appear larger. If you’ve chosen a strong-impact wallpaper, introduce a complementary colour with a lamp or rug.

Built on a knoll overlooking Bream Bay, this 270sqm holiday home shows an impressive commitment to detail and quality. The house is anchored by a cast concrete wall that runs all the way up to the roof and guides you towards the entry. And what an entry it is. The big cedar pivot door features tapered vertical fins and is seamlessly integrated into the surrounding entrance. Inside, the L-shaped layout takes full advantage of the breathtaking view with floor-to-ceiling windows and large sliders opening to the outdoors. The ceiling in the main living area is beautifully finished in cedar, and to create
a strong connection to the outdoors, this continues on the soffits. The floorplan includes four double bedrooms, two bathrooms, a powder room, laundry, media room, kitchen and scullery. Of course, any good holiday home worth its salt includes space for outdoor living, and this one delivers in spades. The massive decked area extends from one wing to the other and goes the extra distance with an outdoor kitchen and fireplace. To top it all off, an inviting swimming pool completes the holiday vibe. On a two-hectare site overlooking the Turanga Creek you’ll find the three distinct gabled forms of this exquisite 472sqm house. Each pavilion has a distinct purpose and the three are separated by a glass and black cedar-screened entry, which provides a glimpse of the views beyond, while maintaining privacy in the house. The cedar cladding on the main living wing folds inside to become part of the warm timber, stone and steel interior. Large glass sliding walls and the enclosed exterior lounge blur the lines between inside and out. The two-storey wing is a retreat for the owners, and
contains the main bedroom, ensuite and office. You’ll find lush oak finishes here, creating a warm and rustic atmosphere. The third wing is a special place for the three children of the family and opens up to a large outside play area. Hidden in the nearby media room is a secret roof loft for the kids. The three intricately crafted wings and large pool area have been built and positioned to create separate outside living spaces for different weather conditions, seasons, views and, importantly, for a growing family. Suitable for new homes, renovations, and commercial projects.
Has a ‘simple timber box’ ever looked so good? The concept was the starting point for this sublime 435sqm home with intricately detailed exterior screens. Downstairs, the living areas are elevated on a concrete platform so the owners can see the beach across the road. Floor-to-ceiling glass windows and doors connect to the outdoors and the back of the house opens to a walled garden containing a pool and orchard. The cedar- and concrete-clad home sits on precast concrete and steel posts, which help define the living and service spaces on the ground floor.
“We know the secret of insulation, and use it daily”
Take the stairs or lift upstairs and you’ll find five bedrooms, three with ensuites, and a family bathroom. There’s also a second living room along with recessed balconies that take in those sea views and provide cover. Cedar, aged bronze and travertine tiling give the interior its organic ambience, while the facade, crafted from iroko timber by the carpenters, gives the property its distinctive appearance. The resulting timber screen and glazing filter the light and visual connection between the private areas of the house and its public face. For more of this house go to houseoftheyear.co.nz

It started with a sprawling puriri and finished with a mid-century-style home honouring the tree with its rangy limbs and prolific red flowers. Yes, the 312sqm coastal home takes in grandstand views of the Pacific, but the owners also wanted it to respect its gnarled companion – a beautiful reminder of what was there first. The owners also wanted a low-profile contemporary home with sharp angles and clean lines, softened by cantilevering and landscaping curves. The two separate wings of the three-bedroom, two-bathroom house evoke a feeling of floating, or
of reaching out into surrounding nature. Guests in the east wing are treated to wide ocean vistas, while the main-bedroom wing frames Northland’s rural splendour. A glazed hallway between showcases a spacious outdoor entertaining area with inbuilt fireplace on one side and the puriri and juvenile nīkau palms – magnificent when lit up at night – on the other. Timber ceilings, floors and features ground the interior and connect it with what’s outside. You’ll also find a media room, three bathrooms and a double garage. Special. This home is called Zonnebries (Dutch for sun/breeze) and is a nod to one of the owners’ family heritage. It’s also an apt description of the airy 255sqm house. From the road, steps lead you down to the four-bedroom, three-bathroom home, which appears to be single level. Once inside, you are treated to a skylit hall and a wall of birch-clad storage. From here, you head into the kitchen and open-plan living and dining spaces that are, thanks to good design, defined by furniture. Here, the owners have access to courtyards and the back deck, which leads to the pool, garden and lawn.
On this floor you’ll also find the nursery, study, main bedroom suite and harbour views. The garage has a storage mezzanine and future-proofing kit – solar and underfloor heating systems – although the house is, for the most part, passively heated and cooled. Downstairs follows the slope of the site and has three more bedrooms. These have colourful sliders that allow the kids to open their rooms to the hallway and expand their play space. This home has exquisite detail and connection to nature. Fittingly, the tree that greets visitors is a Dutch elm. For more of this house go to houseoftheyear.co.nz

On the lower level, an outdoor lounge overlooks the water, which is just metres away. A large feature fireplace warms up the room in winter, and in summer, louvres open to let the sun shine in. And when the rugby is on, or for a cosy movie night in, the media room – located behind a handsome barn-style door – includes integrated speakers.
Like all rooms in the home, the main suite is generously proportioned and offers an equally generous dressing room and ensuite. A particularly clever design element is the wine cellar, although you may have a hard time finding it, as it sits behind a secret door in the dining area. Taking its cues from the timeless architecture of Farm Cove I and II, this exquisite modernist-style home proves that indeed, less is more. Making the most of its modest 551sqm site, this 407sqm three-level home showcases innovative design centred around eco-friendly materials and technologies. Whether you’re in the bathroom or kitchen, you’ll be comfortably warm thanks to thermally broken windows and doors, and low-e glazed aluminium joinery. And for toasty warm feet in winter, the floors are super-insulated and heated.
The clever design allows for bedrooms and living areas to open out onto balconies overlooking the cityscape – a view that is pure magic at night when the sunset is fading, and the city lights are beginning to twinkle. A floor-to-ceiling concrete feature wall between the living and dining zones showcases a gas fire – a treat in winter. Meanwhile, passive ventilation is great in summer. As you move between the levels, the stairways are finessed with decorative dividing panels that provide subtle separation, while adding style. For more of this house go to houseoftheyear.co.nz

This architecturally designed beauty is on a corner site, but not one as you know it. Instead of perching on the apex of streets, this 477sqm three-bedroom home presides over a double corner section bordered by the canal. You can arrive at the front door by car, or to the entertaining area by boat. The Hinuera stone, weatherboard and cedar-clad house wraps an in-ground pool in a central courtyard. Inside you’ll find more solid timber – floors, kitchen features and built-in oak furniture. The TV lounge has an added bonus: a king-size guest bed that disappears into
built-in cabinetry. The three bathrooms have handmade concrete basins and brushed-oak cabinets. As if that’s not enough, the house opens to decking on two canal fronts and has a hot tub on the lower level. Sustainability was high on the owners’ list, so you’ll find solar panels, which heat the home as well as the pool in summer. Batteries store the energy so they can live off the grid. There are electric-car chargers, FSC-certified wood and the double glazing is low-e and argon-filled for cool summers and warm winters. Coastal living at its finest. ‘Views of Rangitoto from every room,’ was one of the must-haves on the brief for this visually stunning family home. Having cleared the existing property, located in prime position on the cliffs of Torbay Marine Reserve, a new home was built to incorporate future-proofing technologies and deliver on the homeowners’ dream to capture those exceptional views. Fusing architectural design with functional, family practicality, the layout takes full advantage of the breathtaking vista and natural light. High quality, sustainable materials feature throughout the build,
including specially imported European floor coverings and purple-heart decks. With multiple living areas over an expansive 350sqm, the clever design of this threebedroom, three-bathroom home allows the owners to realise their dream of being able to rise with the sun at the breakfast bar and end the day with sunset views from the dining room. The building of this home dealt with more complexities than a covid lockdown, but Waller Projects smoothed the way with some clever solutions. The 278sqm two-level home straddles two council drainage pipes, is in a flood-plane zone, and a neighbouring retaining wall also created issues. However, this stylish family haven belies any such dramas. The result is a four-bedroom, three-bathroom home that’s wonderful and welcoming. An asymmetric gable adds dramatic flair at the entrance. From the front door, stairs lead down into
a welcoming, light-filled living area and kitchen. Designed as the hub for a young, active family, the spacious kitchen features durable surfaces, a large island bench and a scullery to help keep things tidy. The black-white scheme is complemented by warm timber accents and cool polished-concrete floors. It’s an easy transition outdoors to the large deck and pool, which sits tranquilly in the landscaping. Smart-wiring minimises power consumption, and solar power heats water, the swimming pool and spa. For more of this house go to houseoftheyear.co.nz

timber screen on the upper level, which provides shade and privacy. The gabled roof enhances the sense of space and light on both the upper and lower levels. And thanks to the mezzanine, there is extra-generous height in the dining area. The black-matte steel kitchen cabinetry is up-to-theminute modern, and is paired with stainless-steel
benchtops and twin extractors that create a striking contrast. The bespoke design for a family with two young children has been built to their architectural standards. Here’s a home that effortlessly blurs the line between building and landscape. But the ease with which the 264sqm house sits in its environment belies the complexity involved in its construction. Built on a steep section with complex soil types, the distinctive three-bedroom home is a triumph of design and craftsmanship. And did we mention the views? This home is a stellar example of how to capture the sea and landscapes on offer. On one side you can see Great Barrier, Omaha and the Coromandel Peninsula, while the other has a sheltered alfresco area cocooned in green.
It’s also a looker. The combination of black shiplap cedar and aluminium is timeless as well as robust in this coastal location. Particular attention was paid to the custommade cedar shutters and clerestory windows – key architectural design details. Inside, the features are no less impressive. Window seats and covered decks continue the connection to the great outdoors, while beautiful landscaping and a kitchen that a chef would be proud of, reinforce the notion that this home is special. THE MORE THE MERRIER Located just a few minutes’ walk from beaches and reserves, this large home has a strong focus on extended family and the great outdoors. Wanting to encourage their six grandchildren to visit as often as possible, the homeowners have gone big with a 332sqm two-level floorplan that provides four bedrooms, three bathrooms, and two living spaces.
An easy flow to the abundant paved outdoor living area and swimming pool was a top priority for hosting family gatherings. Demonstrating clever use of redundant space, a bar beneath the staircase sits adjacent to the dining area. The vibrant personalities of the owners shine through in flamboyant and stylish touches in the lighting, fittings, tiling and designer fabric wallpaper. Other wow factors include the stacked block walls ascending to four-metrehigh ceilings, large barn-style doors, floating oak stairs and an enormous kitchen island – all of which combine to create a striking impression from the lobby. Upstairs provides a tranquil private enclave, complete with a large lounge, main bedroom, ensuite, walk-inwardrobe and a deck that provides a view to the water. Just a stone’s throw from the sea, this light-filled family haven features elements inspired by the owners’ love of sailing, and the coastal location. From the entry, a porthole window makes a statement, and the building’s lines give a nod to a ship’s prow. The owners can always check on conditions at sea through generous glazing that maximises the coastal views. The open-plan design creates a wonderful sense of space in the three-bedroom, two-storey home. Spread across 240sqm are two lovely living areas,

COASTAL CLASSIC The owners wanted a house that was traditional but also had a beach-house feel, given its proximity to the Hauraki Gulf. It also had to cater for a young family, but with room to see them through the teen years. This sunny, 356sqm beauty gets big ticks for all of the above and more. Five bedrooms, three bathrooms, three living spaces and a home that’s modern-colonial on the
outside and contemporary-cool inside. So up-to-date, in fact, that it’s powered by a system that manages lighting, heating, security, gate and garage opening, blinds and all audio visual devices. It even enables the household’s vehicles to start. Smart seems an inadequate word to describe what’s possible in this high-tech house. The ground floor is all easy living and has the main bedrooms upstairs. The sole downstairs bedroom has a pull-down bed and doubles as a rumpus room. In this easy breezy home you’ll also find a separate study and laundry, walk-in linen cupboard, scullery off the entertainers’ kitchen, walk-in wine fridge and a workshop with a golf simulator. There’s character, indoor-outdoor flow and plenty of room for a growing family. For more of this house go to houseoftheyear.co.nz

Standing high on a hill, this two-storey family home offers enviable views of the Hauraki Gulf, Auckland City and Waitākere Ranges. The 309sqm, five-bedroom residence makes the most of the sun, with open living areas, generous glazing for light and natural ventilation, and solar panels that provide 7KW of power. The vibe inside is bright, breezy and contemporary. The designer kitchen is anchored by an island bench, and the white tiles are offset by a black fridge and pale Scandi-style timber cabinetry. The striking built form of this home and its covered boardwalk entrance set the scene here – this house is dressed to impress. On entry, light falls into the open-tread stairwell through tall windows and feature balustrades, further emphasising the wow factor. Cathedral ceilings in the living area only serve to prove the point that this house is impeccably designed and built. The striking combination of black-stained cedar cladding and natural cedar sarking delivers on the modern design theme that has a hint of rustic charm.
Four bedrooms, two bathrooms and two living areas are set over a generous 278sqm footprint. The decked and landscaped outdoor areas are just as generous, and with a swimming pool, this is a home you really don’t want to leave. There’s even a sheltered courtyard that affords the owners a space to enjoy the outdoors when the coastal breeze picks up. From the outside, this show-stopping property impresses with its effortless Hamptons-style exterior, but step inside and a modern twist awaits. Space, light and a clean, contemporary aesthetic fills each of the two separate living areas, two kitchens, five bedrooms, and three-and-a-half bathrooms. In the heart of the home, the kitchen is bright and beautifully appointed. Without doubt, the main attraction is the back-lit onyx island bench that softly illuminates the room with a warming glow. The tapware and fittings complement the bronze tones within the stone, offsetting
the crisp white decor. Equally as impressive, the large bathrooms are impeccably finished with floor-to-ceiling tiling and quality fittings in keeping with the modern yet luxurious aesthetic. Spanning two expansive levels, this 329sqm family home represents meticulous design processes and sophisticated craftsmanship. A SPLENDID OUTLOOK This single level, four-bedroom family home was designed to capture the stunning views over Karepiro Bay from as many aspects as possible. And while the views are amazing, it was also important for the design to provide maximum value for money. With this in mind, the 252sqm build makes smart use of space to create a strong connection to the outdoors.
The open living and dining area is welcoming, relaxed and light with high ceilings, generously proportioned windows and attractive polished concrete floors. Wide sliding doors lead out to a covered porch and a decked outdoor entertaining area featuring an impressive concrete pizza oven for easy weekend lunches with family. The modern kitchen includes a walk-in scullery and has been elegantly finished in contemporary tones of grey and white with a subtle country aesthetic. A well-sized playroom conveniently located between two bedrooms will keep children happy inside. And, thanks to the flat areas created on the contoured site, there’s room for a trampoline and loads of safe space to run around outside and burn off that pizza. perfectly with its light and bright surrounds. Also on the ground floor you’ll find a guest bedroom and a large office – exactly what you need to work from home. In terms of storage, the owners are spoilt. Triple-car garaging provides plenty of room for vehicles, toys, tools and anything else that needs a secure, covered space. Head up the stairs and you’ll see two generous bedrooms and, across a ‘bridge’, a grand main bedroom with a walk-in wardrobe and an ensuite in soothing tones. It’s a true sanctuary – a tranquil place to relax and take in views of the nearby lake, rural surrounds and the swimming pool. This 334sqm home is all about ease of living, but it’s clear to see, it also exemplifies a bright and breezy style. For more of this house go to houseoftheyear.co.nz

2021: A SPACE ODYSSEY Big is also bold when it comes to this house. It has seven bedrooms, five of which have an ensuite, a great layout and excellent outdoor living space. There’s room for everyone and everything. Talk about ticking every box on a family’s wish list, plus a few more. It’s not just space that’s in abundance here. The 360sqm house is tricked out with technology – an
intercom, central heating, CCTV cameras, digital locking and a central vacuum system. The 520sqm section is fully fenced with an electric gate and the double garage is carpeted. Black and white never dates and the spacious kitchen and scullery are a case in point. This is also a sunny home. Light floods in through windows and sliders, and the sense of airiness and space is enhanced by neutral decor. Not that neutral means forgettable. In this case, eye-catching touches have been added, from feature light fittings, to art, to statement basins in the bathrooms. The outdoor living area is a dream. It fans out from a corner of the house, providing indoor-outdoor flow and room for all the family to get together. For more of this house go to houseoftheyear.co.nz

The designer kitchen creates a focal point with its eye-catching marble splashback emphasised by an LED strip. Black cabinetry creates a striking contrast, while timber shelving adds warmth and texture. There’s plenty of indoor-outdoor flow here. Double doors open to a back garden and patio where an outdoor fireplace and pizza oven encourage alfresco dining and

With a picturesque backdrop of mature trees along the southern boundary, the homeowners instantly knew this Point Wells property was the site of their future dream home by the sea. Because they enjoy a lifestyle that includes sandy feet and four-legged friends, the 184sqm home has been designed with low-maintenance and pet-friendly living in mind. Spacious open living, easy-clean surfaces, and high-quality materials were on the checklist of musthaves. Functionality doesn’t mean sacrificing a modern aesthetic – the build clearly delivers on the brief of a
beautiful, relaxing holiday home. The kitchen is the hub of the house, with a lovely long island bench and a large butler’s pantry for keeping all those must-have appliances tucked tidily out of sight. The home was cleverly designed with the garage hidden at the back of the house – a decision that served both aesthetic and practical purposes. The location of the garage creates an internal courtyard that expands the living and dining areas and provides a private retreat to relax away from neighbours and passers-by. The homeowners of this bright and contemporary family home worked together with the build team to personalise the existing plans to suit their family’s needs. One of those was a ‘hang-out’ zone for their daughter. Adjacent to her bedroom, this extra space means she can keep her bedroom separate from study or spending time with friends. And should the need arise in future, the space can be converted into a bedroom. Another tweak to the plans was to extend the laundry so it could be accessed from the double garage and provide additional storage.
With contemporary decor and open-plan living, this home offers the space and flow needed for modern living. And to ensure maximum comfort, opening sky windows provide plenty of natural light, along with a ventilation system that monitors air quality and humidity. Thanks to an off-site manufacturing system, the 229sqm single-level home was completed in just 10 weeks. Needless to say, the homeowners were delighted with the speed of the build. They’re now enjoying the high quality, personalised home they’ve always dreamed of. For more of this house go to houseoftheyear.co.nz

ROCKING THE BASES With a hint of mid-century modern here and a heap of outdoor living there, this 130sqm house covers a lot of bases – and well. The kitchen’s peninsula bench, overhead shelving and palette hark back to days gone by, while its extension, which links the food prep and serving space to the laundry, is all 2021. So are the decks and balcony,
which recognise the modern appeal of alfresco dining and entertaining. The plans for the three-bedroom, two-bathroom home are the result of a collaboration between the owners and Cashmore Contractors, and everyone is pleased with the final result. It might be a compact home, but there are hallmarks of quality and the owners’ style all around. Bathrooms have strong-coloured tiles, the ground floor is polished concrete and use of colour in the bedrooms makes a statement. Decks are open and covered to cater for every type of weather, and stackable doors from the living space open on to them. From the outside, you’ll enjoy smart, defined lines of contrasting light and dark weatherboard. For more of this house go to houseoftheyear.co.nz

TAKING IT EASY With retirement on the horizon, the owners of this new build were after a home that would provide them with a well-deserved relaxed lifestyle. Top of their brief was a low-maintenance home with plenty of space for hosting friends and family – especially their grandchildren. Combining good looks with effortless appeal, the exterior impresses in powder-coated weatherboard and
stained larch for a soft, natural look. Inside, the open-plan living areas provide plenty of space for socialising with guests. A separate lounge with a sliding door can be closed off for watching TV, or enjoying the comfort and warmth of the gas fire. As you step from the living space through the large sliders to the sunny outdoor area, you can’t help but relax. Surrounded by lush and colourful landscaping, the deck is partially sheltered by a large portico for year-round outdoor living and entertaining. Thanks to the island bench and scullery at one end, the kitchen is perfectly set up for baking treats with the grandies. Off the lounge is a study area and the luxurious main suite, with a fully tiled ensuite and walk-in wardrobe. For more of this house go to houseoftheyear.co.nz

CONTEMPORARY COMFORT From its bold red door to the light, bright interior, every inch of this three-bedroom home is smart and stylish. In the living and dining areas, warm-toned flooring partners with an angled ceiling of attractive timber panels. In between, the homeowners have made use of the ample breathing space and white walls to display their artwork. The living area has been warmed up with an eye-
catching glass gas fire. And on sunny summer days, two wide sliders, featuring flush sills, open to a decked outdoor entertaining area. The kitchen is modern and practical, with plenty of bench space, including a generously sized island, plus a separate scullery. The splashback adds a touch of colour, with soft blue-toned tiles to punctuate the white cabinetry. The main suite has sliders opening out to the deck, which provides a nice spot to relax with a morning coffee while contemplating the day ahead. And, like all areas of this 190sqm home, the ensuite and bathroom are highly specified. Each features timber cabinetry and a blend of white and earth-toned tiles to provide a cohesive aesthetic with the rest of the property. For more of this house go to houseoftheyear.co.nz

NEW HOME $450,000–$600,000
SOAK UP THAT SUN The requirements of this new three-bedroom home created a challenge for the builders, with considerations such as a north entry and a strategically placed rain garden necessitating a side-entry garage. The solution was to provide a living area on the north side for warmth in winter, and an entertainment area leading to the private deck for enjoying the late-afternoon sun in summer.
The main bedroom suite benefits from a similar location. A high raking ceiling over the kitchen and dining area adds to the sense of light and space. This also allows the warm sun to stream into the living area, making it a bright and welcoming space to socialise with friends and family. Elements such as a barn-style door, pendant lighting and feature walls to display the homeowners’ artwork, add character and personality to this 178sqm dwelling. An attractive exterior contrast has been cleverly created with the use of light horizontal and black vertical cladding on the street elevation, drawing the eye to the bold yellow entry door The monopitch roof design beautifully finishes off this truly modern suburban family residence. What’s black and white and ready for family living? This single-level, fourbedroom home designed with parents and kids in mind. Space is not a problem in this prime example of fresh style – the 174sqm house opens into a spacious open-plan hub comprising living, kitchen and dining areas. This is Household Central, the natural place for family to gather. The family/media room on the opposite side of the house is where rowdy game nights take place, or where the kids can hang out without the grown-ups. Three good-sized bedrooms have plenty of storage and share
a tiled bathroom. The private main bedroom has an ensuite beyond the walk-through wardrobe. Outdoor living? The family room and main bedroom open onto a timber deck, and the kitchen onto a patio. A mixture of timber weatherboards and painted brick give street appeal, while metal-tile roofing and claddings are low-maintenance and thermally efficient. The tasteful decor, which only deviates from monochrome with a few punches of strong colour, results in a fresh finish that will never go out of style. TIME & TIDE New lifestyle, new home. This three-bedroom coastal property has been specially designed for the owners’ new phase of life, and so they can enjoy the everchanging vistas of the nearby estuary. Almost every room takes advantage of the views and most usher in all-day sun. The open-plan kitchen, living and dining space, for instance, is north-facing – a magnet
for light and heat. A scullery, a bonus in any house, is connected to the garage – ideal for unloading groceries. Two good-sized bedrooms and a bathroom are separated from the main suite and provide ideal accommodation for visiting family and friends. The main bedroom is designed to be private, but also takes in the inlet vistas. Indoor-outdoor flow is a given – a covered deck is accessed through living-room sliders and the main bedroom opens to a patio. A neutral exterior palette of clay-brick veneer, Linea weatherboards and metal-tile roofing means the 173sqm corner home sits naturally and unobtrusively within its coastal environment. Q&A HOW TO BUILD A HOME THE RIGHT WAY
Master Build 10-Year Guarantee. It gives us peace of mind knowing that if something does go wrong, Master Builders will help resolve any issues and finish our home. At less than 1 per cent of the build cost, it was a no-brainer for us. How did you find working with your builder Nate? It was a fantastic process. Nate brought a wealth of building knowledge to our project. Having someone who truly knows his stuff put us at ease. Discussing the build with him was always a highly productive experience as he is never afraid to give you his honest opinion. His focus was never about up-selling. Instead, he was dedicated to what he thought was best for us and our home. He understood our budget from the outset and helped us to ensure we got great value for money.
Building a new home can seem daunting, but Waikato’s Nicole Kara couldn’t be happier with her decision to build
Nicole Kara and her husband Kurt built their dream house in Hamilton – a home for themselves and their two young children, as well as Nicole’s parents. The project was a rewarding experience, which Nicole credits to the work of her team of Master Builders at Sentinel Homes. The build took place last year and the lockdowns certainly added to the apprehension that all homeowners feel during the building process, but Nicole says she is incredibly happy with how the project evolved and believes there has never been a better time to build. We caught up with Nicole about the process and asked her to share tips for others who are thinking about building their own homes. What would you say to those considering building a new home, particularly at this time? It’s worth taking the leap. Like anything, you can spend hours thinking about what could go wrong. Despite uncertain times, we know we made the right decision. For us, the timing couldn’t have been better – interest rates were low and our builder and his team had capacity. We were considering renovating, but convinced ourselves that if we are going to spend all that money then why not get exactly what we wanted. We found a bit of land and made the jump into building a home that’s perfect for our family.
Do you still believe this? We all know there’s a housing shortage, which means we should all be motivated to build new, where possible. One of the best assets in New Zealand is real estate. Kiwis love property – we can see it, understand it and its value holds up over time. Low interest rates have made it an ideal time to build. Everyone is trying to buy homes and they are all being snapped up. Rather than joining the race, and having to settle for something that’s not quite right, we decided to spend this time on our build. Tell us about your build. We chose a Master Builder to ensure we had the backing of a trusted organisation. We worked with Nate Alley from Sentinel Homes on our family home just outside of Hamilton. How did you go about finding a builder you could trust? We did our research, shopped around and asked friends. We took on board customer testimonials and reviews. In the end, we went on the recommendation of a friend of friends who had worked with Nate before and spoke really highly of him. Nate being a Master Builder helped us make the decision – by choosing a Master Builder we knew we were choosing quality and someone we could trust. It was also very important for us to be protected by a guarantee, especially with an investment of this size. Only Master Builders can offer the protection of the market-leading
What advice did your builder give you about the specifics of your project? From the start, Nate and the team had a real emphasis on quality and what would give us the best outcome in the long-term. Sometimes the cheapest option is the cheapest for a reason and won’t last. We had plenty of conversations specifically around what materials were best. Nate was great at explaining the cost behind certain materials and then would recommend what he’d use himself. Obviously, I’m not a builder, so we came in with no real idea of what was best. To have that expertise and advice on hand was really comforting. A big focus for us was the importance of the sustainability and durability of the house. This led to our decision to use brick for our exterior, rather than cedar, as it requires less maintenance. Do you have any tips for others about how to best work with your builder? My number-one piece of advice is to build a strong and trusting relationship with your builder, right from the start. Second is frequent and clear communication. Sentinel Homes was incredible with this, and I would be quick to recommend them to anyone. Another bonus of working with Sentinel Homes is their use of the CoConstruct app. This allowed us to stay informed about the progress of the build with regular updates and photos. It also provided us with a place to keep everything in writing, which we could easily refer to. It really helped us keep on top of things, especially when you’re trying to think of what you might have missed. It keeps the work trucking along by allowing you to be able to respond to approvals in real time. It’s great to see this kind of technology available.

ATTENTION TO DETAIL Clever design, quality materials and immaculate finishing are absolutely necessary if you want to create a showstopping home. FOCUS ON FAMILY Easy care meets design flair in this smart suburban family home. A carefully considered floorplan means the 105sqm layout feels expansive, with a natural flow between spaces. On entry, you’ll discover a bright, light-filled dining area. As you move through to the adjoining kitchen, it’s clear that attention has been given to a quality finish.
The tiled splashback and sleek white cabinetry lay the foundation for the clean, modern aesthetic, while marble-look benchtops lend a touch of luxury. The layout allows the chef to enjoy preparing meals while chatting with guests over the island bench, or watching the world go by through the wide sliding door. After dinner, the family can enjoy time together in the separate living room – a warm and cosy space with a sliding door opening to the low-maintenance outdoorliving area. The three bedrooms and family bathroom are located upstairs. Combining contemporary living with a family-focused floorplan means this home will provide its owners with an affordable, relaxed lifestyle for years to come. Here’s a builder’s home that’s a big deal. The 574sqm house sits on a 1749sqm Whangaparāoa Peninsula site that takes in sweeping views of the Hauraki Gulf. They’re not the only aspects of the property that are next-level. Luxury, opulence and top-notch craftsmanship are evident everywhere in this coastal estate. The sense of grandeur starts at the gate and carries on through the house with its four bedrooms, four-and-a-half bathrooms and five lounges. It continues out to spacious decks and an infinity pool with those vistas. The covered walkway to the entrance has a shiplap
cedar ceiling and schist-clad columns. It’s a combination that’s repeated around the property and provides cohesion. Inside, special touches abound: designer lighting, a home cinema, marble-tile bathrooms, a soaring atrium with mezzanine and a walk-in wardrobe you could lose yourself in. Not to forget the mini-putting course between the house and pool. The undisputed stars, however, are the views – and this house has been cleverly designed to frame them from as many rooms as possible. You could say the builders have achieved a grand slam. One of the many benefits of an H-shaped floorplan is the ability to create a central ‘heart’ that becomes the family gathering spot. This home is a great example, with a cosy, welcoming living room at its centre. Crisp white decor with black accents create a striking contrast that heightens the modern aesthetic of this 180sqm home. In the left wing, the main suite is perfectly positioned at the rear. This sunny and sumptuous space opens out to a private deck for enjoying a precious quiet moment with a good coffee before the day kicks into action. This
&
wing also includes a separate study for containing all those home-office needs. In the right wing, two bedrooms share a large, stylishly appointed bathroom and powder room. Polished concrete flooring sets the stage for contemporary living in the kitchen, dining and casual living space. Looking sleek and stylish in tones of black, white and a pop of blue on the splashback, the kitchendining area opens out through sliders onto a partially covered decked area for summer barbecues and weekends relaxing in the sun. With sun-drenched private outdoor living, oodles of space inside and out, and design flair at every turn, this fourbedroom beauty is a Kiwi dream home. Encompassing a generous 203sqm floorplan, this home spells grandeur, with stunning raked ceilings throughout the living, dining, kitchen and entrance. The bedrooms are large and lovely, while the kitchen shares the same qualities. A design-driven space with a scullery, the kitchen is connected to the dining and living area. The laundry has all the must-haves and is close at hand, yet hidden behind folding doors.
Ticking the box for the absolute Kiwi must-have – outdoor entertaining – the kitchen and dining space flows out to a covered deck with a fireplace and automated roof louvres. And with plenty of lawn and attractive landscaping, the big backyard might just tempt the kids to ditch their devices and kick a ball around. The double garage keeps the cars undercover, and there’s an additional garage door for access to the back of the property – so there’s also a secure spot for trailer or boat parking. WORLDS ALIGN Prepare to be surprised. This attractive show home with its brick chimney, veranda and weatherboards boasts a classic villa exterior. It’s the sort of house you see in leafy established suburbs. Inside, however, it’s a completely different story. Everything you could possibly want in a modern family home is at your fingertips. A designer kitchen – all moody hues, clean lines and
sleek surfaces – merges into an open-plan dining and living zone that flows to two sets of double doors leading onto an expansive back deck. You’d be hard pressed to find a better space for entertaining. Back inside, with six bedrooms and three bathrooms within the 273sqm footprint, there’s room for everyone. There’s also a separate upstairs area comprising two of the bedrooms, a bathroom and a separate entry – ideal for a home-and-income set-up or multi-generational living. The main bedroom, which also has access to the deck, has an ensuite and walk-in wardrobe. If character is important, as well as space and the latest mod cons, then this is a house that should be on your radar. It has looks, lifestyle options and a lovely vibe. JUST ONE LOOK If first impressions are anything to go by, this 157sqm show home should have you hooked before you even step inside. The contrasting exterior cladding and strong lines are eye-catching. The exacting standards shown on the exterior are replicated indoors – which is just what you’d expect from an award-winning builder. Innovative design,
thoughtful crafting and attention to detail make this an ideal three-bedroom, two-bathroom home. A contemporary kitchen, in the heart of the H-shaped house, features sleek benchtops, a tiled splashback, soft-close drawers, quality appliances and a walk-in pantry. In the living area, an in-built fireplace keeps things toasty. You’ll find elegant tiling in the main bathroom and main bedroom ensuite. A deep-set bathtub with gunmetal tapware transforms the main bathroom into a relaxing sanctuary. Every space is light and airy and three rooms open directly onto private sheltered decking. And storage? As well as loads of closet space, including a walk-in wardrobe in the main bedroom, you’ll also find a linen cupboard. For more of this house go to houseoftheyear.co.nz

The owners wanted a revamp and some extra space in their character home in an established neighbourhood. It was a simple enough request, but the project involved reconfiguring bedrooms and bathrooms, altering the structure and roofline, demolishing an old garage and creating a brand-new entrance. Enter the building team. An early task was updating the bracing calculations for the altered roofline and structural beams, and they then got busy demolishing and excavating. The team constructed foundations to support the new garage and the room above it, which
was destined to become the spacious main bedroom with a walk-in wardrobe and ensuite. Once these areas were framed, the stairwell was remodelled and the upper three bedrooms and bathrooms reconfigured, insulated and relined. A new driveway, entry fence and decks were added and the whole property was given a fresh coat of paint. The result: a complete and cohesive makeover that honours the character and integrity of the house while adding all the space and mod cons the clients wanted. With its half-century birthday on the horizon, this significant family home has been gifted a new lease of life with an architecturally designed renovation. The 300sqm, 1970s home has been given much-needed breathing space by removing multiple internal walls to create light and room to move. Large, double-glazed windows and skylights enhance the open living areas, bathing them in sunshine and warmth. The new layout has relocated the kitchen to a prime position overlooking the pool and stunning rural views. Impressive in American oak, and with all the bells and
whistles, the kitchen is very much the hub of this magazine-ready home. A feature fireplace, underfloor heating and air conditioning ensure comfort throughout, and large cavity sliders section off living spaces to keep them cosy. New timber flooring, carpet and a pristine new paint job complete the look, seamlessly merging old with new. This beloved home still retains its original character and architectural integrity, but is now refreshed, renewed and ready for another half-century. For more of this house go to houseoftheyear.co.nz

From the outside, this house looks like another beautifully restored and maintained bungalow in its established Auckland suburb. Step inside, however, and things get very interesting indeed. You’re immediately transported to another country. As the builder says of the house he and his team renovated, ‘Japanese inside, Kiwi outside’. With traditional Japanese features such as tatami, (matting) and koushi (timber walls), as well as hinoki (a cypress) in the bathrooms, this old house has been reborn beautifully – and uniquely.
The final touch to your perfect home
‘From the design stage, we gave the owner our Japanese ideas and building advice, and discussed the details carefully,’ he says. The LED-lit koushi walls and ceiling lend a modern, cool Japanese vibe to the four-bedroom home. And if by any remote chance you are still unsure of where the inspiration for the interior came from, a Zen-style path leading to one of the three bathrooms leaves you in no doubt. With its clean lines, pale colours and timber, the house is light, airy and imbues a deep sense of calm. For more of this house go to houseoftheyear.co.nz

With leaks in need of fixing, the owners of this four-bedroom home grabbed the chance to also give it a new look. The tired, monolithic panels on the front were replaced with an eye-catching blend of classic light timber weatherboards and darker vertical aluminium cladding. Cool tones throughout the property enhance its new contemporary aesthetic. The modern kitchen features a huge island bench and breakfast bar – easily big enough to seat seven. And when it’s too cold outside to host friends for a barbecue, the big seven-burner oven caters for dinner-party creativity.
The living area adjoining the kitchen is ideal for guests to relax and chat with the chef while dinner is prepared. The second living area is a cosy space featuring a gas fireplace, and can be closed off from the social hub with pivot doors plus a solid, elegant barn-style door. Impressive views of the Hauraki Gulf can be enjoyed from the hardwood decks leading from the family living area. The main bedroom suite provides a relaxing retreat with a large vista window, generous ensuite and wardrobe, and a small deck for relaxing in the sun. When renovating an existing home, it is common practice to add extra living space. But the owners of this tired inner-suburban villa had a further request on their wish list, one that many take for granted – an off-street parking space for the family car. With a tight site and limited access, there were some big challenges to overcome. Yet the potential to create something special was even bigger. Precise planning and clever design allowed for covered, secure parking. Next on the list was maximising the spectacular views and privacy afforded by the elevation at the back of the
site. The home was extended to add a second living space here. A full-width balcony on the upper level soaks up the sunshine and light, while providing shelter for the paved outdoor living space below. Although the house has essentially been rebuilt, it retains its original character – right down to replicating and repairing the pressed-metal ceilings and supporting and retaining a redundant, now decorative, original brick chimney. The result is a charming, yet modern home that seamlessly fits into its neighbourhood. For more of this house go to houseoftheyear.co.nz

A grand 1890s heritage villa with magnificent Auckland harbour and bridge views has been beautifully renovated throughout. Traditional features and trims have been retained and enhanced, thanks to the high levels of craftsmanship on show here. As a result, the character of this three-bedroom home in its established inner-city suburb has been preserved. But wait, there’s something else going on here. Off to the side, and without casting a shadow on the old house, is a finely detailed modern extension that’s been expertly crafted on a post-tensioned suspended concrete slab.
This space, down internal stairs, comes complete with a floating roof garden and fireplace that sit above the cavernous garage. Complete walls of glass panels ensure the long space – a new kitchen, dining area and lounge – welcomes in light and warmth. You’d be hard pressed to find a better entertaining space: there’s natural flow from inside to out, the wide eaves provide shade from the sun and shelter from the rain, and the stylish suspended fireplace keeps things cosy in winter. This 1920s bungalow has benefited from a face-lift, but it has also been given much more. It now has a new lease on life and a new size, thanks to an extensive renovation. By lifting the entire house and building a new lower level, the floor space is now double the size it once was and the house is almost unrecognisable. The new ground floor includes a kitchen with scullery, an open-plan dining/living area, a cinema room, a bathroom and an office. After a full redesign, the existing level, now the top floor, has three bedrooms, two bathrooms, a lounge and a laundry.

A plain weatherboard house has been reimagined by its architect owners, and the result is a bold, eco-friendly fourbedroom design. Facing the street is a red facade, which gives way to a dramatic light-filled main living area. These spaces open to vistas of green – a contrast to the suburban surroundings – and evoke feelings of sanctuary, especially for first-time visitors. Rich colours and textures define various areas, and at night the play of light and shadow gives it a different personality. A mezzanine floor above the kitchen and bathroom is visually connected to the living area, while

still separate enough to be a kids’ retreat. Solar panels and batteries generate and store enough power to keep the 340sqm home almost self-sufficient. This is helped by efficient insulation, thermal mass and cross ventilation that minimises energy used on heating and cooling. You’ll also find thermally broken low-e double-glazing, LED lighting and kitchen and bathroom fittings that use less water than usual. Materials were picked with longevity and sustainability in mind. The aluminium cladding, for example, will never need to be replaced. For more of this house go to houseoftheyear.co.nz

GARDENS GARDEN
5 TREES FOR SMALL GARDENS
Seven sins of
LANDSCAPING Landscaping and establishing a new garden is fun, hard work and not without its pitfalls. Here are some of the most common garden and landscaping blunders to avoid, says Mary Lovell-Smith
THINKING there’s not enough room for trees, or even one tree. There is always room for at least one in a garden. Can it be called a garden if it is treeless? No, rather, it’s a dispirited chunk of outdoors. A tree brings shade, sound, colour, perspective and movement to a garden. It’s just about working out which is best for your situation. (And, remember, trees will increase the value of your house should you sell it.)
MISTAKING outdoors for indoors and making outside ‘rooms’ that attempt to obliterate what the outdoors is all about – nature. Embrace the elements and refrain from filling up your outdoor space with rugs, sofas, TV screens, heaters, lamps and the like. Hedges make wonderful walls, tree canopies ceilings and flagstones floors.
IMAGINING that every house, no matter the style or age will benefit from a deck. Many homes don’t suit the standard timber deck. Show imagination and design a deck (or get a professional to design one) to suit and enhance your home. Not that decks are the be-all and end-all; it may be that a concrete or tiled terrace or patio, veranda or porch will work better for you.

FORGETTING there are four seasons – not just spring and summer – when blossom and flowers are doing their thing. Also plant for autumn and winter, with plants and shrubs that bloom late, have leaves that change colour and berries to attract the birds.
NEGLECTING the view of the garden from indoors, which is most often how we see our gardens. This may mean framing it out of a window with foliage, or placing a particularly pretty shrub a couple of metres from a window to draw the eye outside.
WANTING to control every inch of the garden. Banishing weeds, keeping hedges razor sharp, and maintaining perfectly manicured lawns is fine, but what about the creatures that live in the garden and make homes in the likes of rotting logs or long grass? Also, the price of maintaining such a tidy garden is a high cost in labour or, worse, chemical warfare and its collateral damage.
PAYING the price of impatience by choosing fastgrowing trees and hedging plants. These are wonderful
A key to choosing trees for modest gardens is not so much the size, but how dense and dark they will be in full leaf. Those with an open aspect and sparse leaves are preferable. The other consideration is getting your money’s worth from the tree, such as flowers in spring and summer, colour and fruit in autumn.
Jacaranda mimosifolia
Smothered in clusters of fragrant, purple blooms in spring and summer, jacarandas are a sight to behold. Prefers warm climates or at least a sheltered, warm spot.
Judas tree (Cercis siliquastrum)
This pretty, deciduous tree has heartshaped leaves and clusters of bright pink flowers followed by showy, dark purple pods. Prefers free-draining soil.
Amelanchier canadensis
A small, spreading tree with starry white flowers, and coppery new leaves that turn green before developing brilliant colours in autumn. Tolerates wet soil and drought.
Zelkova serrata
Also known as Japanese elm, this beautiful tree has a wide, spreading habit and gently weeping branches. Its red-purple colours can be stunning, especially in areas with chilly autumns. Prefers moist, well-drained soil, in full sun or partial shade.
Kōtukutuku
Tree fuchsia, or Fuchsia excorticata, has stunning rust-coloured papery bark and its branches grow at interesting, twisted angles. Bees love its red and purple flowers. Prefers moist soil.
for the first few years when they shoot up to successfully provide privacy or hide something unsightly. However, once they reach the desired height they won’t stop growing. You’ll find they will require a lot more work to keep trim than many slower-growing species.
