HOUSE OF THE YE AR 2021

Welcome

to the Registered Master Builders House of the Year 2021 magazine for the Bay of Plenty & Central Plateau Region Once again, the prestigious Registered Master Builders House of the Year competition has attracted hundreds of top-quality entries from around New Zealand. These new builds and renovations have wowed our expert judges, who are all leaders in the fields of construction and architecture. We hope you enjoy this annual showcase of craftsmanship from the Master Builders in your region. The results go live at www.houseoftheyear.co.nz on July 10. Rik Flowerday, President | Registered Master Builders Tauranga Branch

How the Registered Master Builders House of the Year competition works All entries are awarded points by two judges (a builder and an architect). The projects with the highest scores are given Gold Awards and the best become Category winners. Then, the highest points-scoring Category winners are named Local Supreme House of the Year or Local Supreme Renovation of the Year. Entries are judged on building excellence, but also on their lifestyle value, so you’ll also see kitchen, bathroom, outdoor living and sustainable home awards. Excellence in workmanship is recognised by the coveted Craftsmanship Award. The Bay of Plenty & Central Plateau Region competition, one of 11 regional House of the Year events, is held on July 9. You can see all of the results at www.houseoftheyear.co.nz from July 10.

Only a stone’s throw from the harbour edge, this extensive new build designed by architect Mark Carnachan is a beautiful, understated and carefully considered home. After farewelling the 1950s masonry house that had long stood on this site, the new home was to appear like it has always been there. The result: a stunning, singlelevel, highly detailed home. The low-key look for the beach house is reflected in modern board and batten-style cedar cladding. Contemporary considerations include a light-filled open-plan kitchen, lounge and dining area with an impressive cedar-sarked vaulted ceiling.

The expansive verandas and openings across the front elevation are oriented toward the water views and the Mount. These views are enjoyed from the rear of the house, right through the semi-enclosed courtyard garden and living areas to the front. The outdoor spaces are designed to appear part of the home – they are understated and blend in with the subtleties of the interiors and exterior. Every consideration went into the build of this threebedroom, two-bathroom home. The attention to detail is testament to the craftsmanship of the builders. With views like this, the challenge was always going to be doing them justice. Mission accomplished. The 340sqm architecturally designed home built over the edge of the Matua ridge takes in a great sweep of Tauranga Harbour across to the port, Mount Maunganui and Mauao. And there’s no doubt the quality of the views is matched by craftsmanship and design. Split level and constructed with timber and steel, the sleek four-bedroom, three-bathroom house is clad in large-format tiles, vertical cedar, shiplap and aluminium.

It might be built over three levels and have strong geometric lines, but this beach house looks right at home in its coastal environment. That’s because a timeless palette of neutrals – Ōamaru stone, plaster and cedar – have been used on the exterior. If you think the three-bedroom house looks good on the outside, wait until you step inside. Every level has sweeping views of Papamoa Beach and beyond. The entrance leads to a bespoke stairwell with handrail lighting that sets the scene for what’s to come. The first level has bedrooms, bathrooms and an entertainer’s

kitchen, the hub of the 316sqm home. The indoor and outdoor spaces are designed for capturing the sun and a bank of louvres offers shade and shelter. Large decks mean fresh sea air can be enjoyed along with the views. On the top-floor main bedroom suite, a picture window showcases Mauao. The owners wanted strong geometric shapes and the result is an attractive fusion of stacked traditional forms and a simple, yet sophisticated Kiwi design. This home, with a pool and unrivalled vistas, gives them exactly what they asked for – plus a coastal lifestyle for years to come. For more of this house go to houseoftheyear.co.nz

MOUNT MAUNGANUI

SCANDI STYLE North meets south at this urban bach in the heart of Mount Maunganui. A striking Scandinavian-inspired stainless steel chimney is a key feature of the building, while quintessential waterfront views serve as a reminder that this is indeed the Antipodes. Three bedrooms, two bathrooms and two living rooms comprise this two-storey dwelling that’s built to maximise light and space.

‘Every detail has been considered. This is a home of substance and style.’

Take hold of the cedar handrail and head upstairs. Here, in this delightfully private area, you’ll find the main suite, two bedrooms and a guest bathroom. Every last detail has been considered, right down to the built-in custom-made bunks. THAT TAKES THE LAKE When contemporary and classic styles are combined in the best possible way, the result is always a delight. Take this home on the shores of Lake Taupō. The board-andbatten exterior has a thoroughly modern look, but also harks back to the fishing baches of days gone by. The 295sqm pavilion-style house, a true collaboration between builder and client, is also designed to capture and celebrate everything its surrounds have to offer. It’s

there for all to see – in the windows and glass doors that frame the lake and landscape, as well as the covered alfresco zone that brings you right beside it. The outdoor fire means you’ll always be able to sip wine outside. The four-bedroom, three-bathroom house might have a hint of the rustic in its exterior, but indoors it’s all contemporary style and mod cons. Raking ceilings

throughout the kitchen, dining and living rooms, plus other subtle bespoke features, set the tone. The kitchen, a study in serene neutrals, is a cook’s dream. So, all that is left to do is pull up the boat and dry off by the outdoor fire after a day on the lake, or rack the skis in the storage and cosy up in front of the lounge fireplace. You know the builders have aced their brief when they come up with an impeccably crafted new home with the mid-century modern feel the owners wanted. Timber features, olive-green kitchen and bathroom cabinets, and brick, inside and out, give the eye-catching 240sqm house the unmistakable vibe of the era. The clients also wanted a grand entrance with a wide light-filled hallway. This space, which runs almost the length of the three-bedroom home, also serves as a gallery. You’ll find warm oak flooring, fresh white walls, exposed beams, high-level windows and, thanks to the

home’s elevated position, views to Mount Maunganui and the Kaimais. The two living spaces, which can be closed off to create intimate areas, flow to separate outdoor living zones – a covered barbecue area and the hardwood pool deck. The house is perfectly set up for entertaining or simply relaxing and enjoying the impressive views. The main bedroom has a tiled ensuite as well as a roomy walk-in wardrobe. Two other bedrooms straddle the stylish family bathroom. For more of this house go to houseoftheyear.co.nz

How do you best capture the lake and panoramic mountain views your building site is blessed with? This was a chief consideration for the design of this substantial Taupō home. The solution? Three connected wings with gabled rooflines that spread across the elevated landscape and open up to the great outdoors. As a result, the owners can enjoy the special vistas from inside and out. The four-bedroom 330sqm property is a striking and attractive addition to its neighbourhood, thanks to its design, band-sawn rusticated cedar weatherboard and

black vertical Linea exterior. Step inside and head into the central living wing and you’ll find the living/kitchen/dining area with impressive 4.2m-high ceilings and dark timber floors. The designer kitchen and island are bathed in light from the skylights in the vaulted ceiling. A snug media room comes off this zone. Space is not an issue here. The guest wing has two bedrooms and a bathroom, while the largest pavilion houses the main bedroom and ensuite, the fourth bedroom, an office, a laundry and a double garage. LOCKED-IN LUXURY Local renewable pine has been used in this four-bedroom Lockwood home, making it a planet-friendly option. But the fact it is a durable, ventilated, warm and dry house also means it’s better for the people who live here. Taking the environment and sustainability into consideration doesn’t mean that style needs to be sacrificed, however. This 283sqm home is full of details that prove flair is also an important part of the blueprint.

Take the flooring – the entire house is tiled, providing both a style statement and continuity. All the walls have been finished with Lockwood blonding lacquer and the two bathrooms have designer touches, as you’d expect. Vivid hues in the kitchen and walk-in pantry, and on sliding barn doors, add real pops in the otherwise muted colour scheme. Not that much decoration is needed: the

views of the surrounding landscape through oversized windows provide natural, constantly changing works of art. A large covered deck, which is also the walkway to the block basement, leads the home-owners to their garden and pool. As if that’s not enough, they also have a sauna and a wine cellar. ACE IN THE DECK At first glance, this house is a stunner, its dark, woody exterior juxtaposed against the shades-of-green landscape and blues of Lake Taupō. On closer inspection, you’ll find plenty more features that take the 302sqm home to the next level. One of the major drawcards is a 240sqm wrap-around timber deck with an outdoor fire and bath. panoramic views of land and lake? And because part of this sprawling terrace is covered, rainy weather is never an issue. Inside, you’ll find four bedrooms, three high-end bathrooms and two living areas. Almost every room has a view and dark cabinetry creates a moody style. The living area, combined with a cleverly designed kitchen and scullery, make it a natural for entertaining.

A blackened steel fireplace anchors the main living space, creating a dramatic but cosy effect and an extra-large glass sliding door maximises that remarkable view. Nothing has been left to chance in this light, airy and sunny architectural home, from the way it occupies its site to the many special features within. First impressions really do count – as evidenced by the entrance to this striking home. The traditional Japanese method of charring timber, yakisugi or shou sugi ban, has been used on the Siberian larch of the custom gate, garage and western wing. The treatment, which blackens the wood, protects it from weather and fire damage. The remaining cladding, oiled natural larch, is a golden contrast and gives the threebedroom, two-bathroom home a warm look and feel. There are secrets aplenty within. A concealed handlefree door leads into the guest wing, while upstairs, an

in-built ladder offers access to a hidden loft space – perfect for storage or as a play area. The owners’ love of fine lighting, airy spaces and comfort shows in the all-weather patio, a soaring living-room ceiling and imported fittings. Extensive LED designer lighting showcases the home’s many architectural features. The flooring is blonded American oak on concrete ribraft. Privacy, comfort and versatility – cool in summer and highly insulated for winter – make this home ideal for active retirees. For more of this house go to houseoftheyear.co.nz

Sitting high above the Bay of Plenty coastline is a sunny, stylish two-storey home that captures dazzling rural and sea views. Everywhere you turn there are doors and windows that frame the land and Pacific Ocean beyond. An expansive north-facing deck means you can take in fresh air as well as vistas, and because it flows directly out from the main dining and living zone, entertaining is easy. When the weather is not so obliging, take in the views from inside where a wood fire, surrounded by schist, keeps everyone toasty and the ambience cosy.

The sophisticated kitchen has a custom tile splashback and stone benchtops. Downstairs you’ll also find two double bedrooms, a generous tiled bathroom with black tapware and a separate laundry. Stairs lead to the owners’ retreat – a large main bedroom with views, and an ensuite with a tiled walk-in shower and double basins. As if that’s not enough, there’s also a second living area. It’s a parent’s dream come true. Vertical timber cladding with contrasting aluminium joinery and a coloursteel roof make a stylish exterior, too. For more of this house go to houseoftheyear.co.nz

CHARACTER REFERENCE It might have a small footprint, but this house has a big personality. The clients requested a two-bedroom cottage-style house with outdoor living on their compact site. And this 156sqm weatherboard property is the result of the architect and builders’ clever plans to achieve that goal. Their innovations included higher-thanstandard ceilings and light colours to give the illusion of a grand and luxurious space.

This house is made for entertaining. The kitchen is fitted out with quality fixtures, including composite stone benchtops, stainless steel appliances and glass splashbacks. And moving from the open-plan kitchen, dining and living zones to the outdoor areas is easy and intuitive. The patio is just the place for sipping a morning coffee and on warm summer evenings, the owners can fire up

the barbecue in the sheltered courtyard. Alternatively, they can relax in the sunroom and take in the surrounding views. The exterior of the character home – in white timber weatherboards with contrasting moody grey trim and a dark trapezoid metal roof – looks totally at home on its site, and fits the ‘cottage-style’ brief beautifully. With the beautiful Bay of Plenty coastline just a hop, skip and jump away, the design of this new build had to make the most of its prime position. The solution was to take Versatile’s Russell house plan and tailor it to capture the sweeping views of the ocean and Moutohorā Island in the distance. An elevated platform, plenty of windows, glass doors and a long beach-facing deck all helped achieve that objective. The 218sqm home had to meet other requirements, too. The owners wanted to drive right up to the front door and for their guests to do the same. Tick and tick.

Inside, the four-bedroom house exudes a casual coastal vibe, with pale hues, natural wood and a cerulean that mirrors the Pacific Ocean. Black kitchen, laundry and bathroom fixtures add points of interest. The kitchen island, resplendent in glossy white, looks as if it was made for gathering friends and family. A double garage means there is loads of space for vehicles, boats and beach toys. From the outside, the long, low profile is reminiscent of the traditional and beloved beach baches of the past. This home’s list of qualities is long. Take the two striking dark-brick pavilions connected by a two-storey link clad in redwood sourced from the owners’ own property. Or the bells-and-whistles kitchen with its walk-in pantry and breakfast bar. But it is, perhaps, the louvre-covered tricked-out courtyard that casts the most powerful spell. Head through doors from the dining space and you’ll find this outdoor room with a fire and an outdoor kitchen, complete with a butler’s sink and stained ply cabinets. It’s sheltered, offers shade in summer, warmth in winter

and is the ultimate space for a dinner party, casual gathering or just a week-night barbie. The 200sqm three-bedroom house makes the most of its 477sqm section. A deck ushers visitors into the double-height entrance and groundfloor living, which is designed for entertaining. You’ll see a raked ceiling above an open-plan kitchen/living/dining area. This floor also has the luxurious main bedroom, which opens to a patio and has an ensuite accessed through a walk-in wardrobe. You’ll find the remaining two bedrooms and bathroom upstairs. If ever a home was built for family, this is it. Four bedrooms, two bathrooms and two living areas make it ideal – and the spacious portico, which looks onto a reserve, is effectively another living room. With heaters and a sound system, it’s a natural place to entertain and host get-togethers. Another feature that makes this 220sqm home family friendly and ensures space for everyone: the living wing is separate from the bedrooms. The interior of this builder’s home has been carefully thought out and designed to be stylish as well as practical. You’ll find striking features – floral wallpaper

in the dining room, a rich blue hue in the main bedroom, oak in the entry, and bathroom and kitchen tiles that add texture and interest to the rooms. Barn-style doors, a curved bathroom mirror and feature lighting are also standouts. In terms of warmth and comfort, there are two heat pumps, a smart vent system, gas fire and quality carpet. The kitchen, a study in tasteful white, charcoal and oak, has a walk-in pantry and gas for cooking. The exterior is classic weatherboard – always a winner. STANDOUT PERFORMER Here’s a five-bedroom home that stands tall and proud in its neighbourhood. Schist features add class to the classic look and a second-storey deck has unobstructed views to Lake Taupō and the snow-capped mountains. Inside, the kitchen has been intricately designed – the stone veins run uniformly and uninterrupted from the benchtop through to the splashback. A double-sized scullery is a bonus, providing more than enough space

for food preparation, extra appliances and storage. An entertainer’s dream? Absolutely. The big walk-in wardrobe in the main bedroom is another example of big being beautiful, but it is the striking smaller details that really set this 261sqm builder’s house apart. The ensuite has a tūī printed on the shower screen and marble-vein tiles help to create an oasis of luxury.

Colonial moulded skirting, architraves, coving, stair spindles and balustrades bring a touch of an old-school aesthetic to a modern design. Bright, vivacious artwork and laser-cut screens add flair to the home and pop against the modern grey and white colour scheme. It’s all here in spades – what’s not to like? HELLO HANDSOME From the minute you spot this two-storey show home, you know you are in for something special. The combination of claddings, colours and shapes, plus the pergola that flows around the deck, make for a striking building. Step inside and you'll find surprises around every corner – an American white ash and steel staircase, a bar with a built-in coffee machine and a mirrored-glass splashback. Family living revolves around the black kitchen with its

leathered granite benchtop and hidden scullery. The open-plan living spills onto an extensive outdoor entertainment area, part of which has roof louvres for all-weather dining. Also on the ground floor are a bedroom, a designer bathroom, a double garage and a media room. The latter, with a vertical cedar wall, moody dark surrounds and barn slider is a favourite of visitors to the 284sqm show home.

Upstairs are three bedrooms with views of Lake Taupō and Mount Tauhara. The main bedroom, with ensuite and walk-in robe, is designed with serenity in mind. A gas boiler system runs underfloor heating, radiators and towel rails. Bedrooms and living areas get lots of sun and warmth, and louvres and air conditioning keep things cool in summer. The Alpine show home not only stays true to the Colorado homes that inspired the design, it also shows how Harwood Homes pioneers new ground. The company has a philosophy of exploring authentic styles, while taking clients on a journey. It’s all about building for today, while looking to tomorrow. This house is a perfect example: The Alpine marries the rustic charm of natural materials with state-of-the-art systems such as a heat-pump hot-water system and ducted heating. The emphasis on sustainability is reflected in the natural materials used, and the home

also performs beautifully inside. The 283sqm three-bedroom house is doubleglazed throughout, including the garage. Careful placement of glass means solar warmth is captured and window dressings, including thermalbacked floor-length drapes, trap the heat. The ducted heat-pump system warms the entire house and LED lighting, including infra-red and sensor foot lights, features throughout. Water-efficient appliances have also been installed. A louvre roof over the deck means outdoor living is a year-round pleasure. Form, function and vision. For more of this house go to houseoftheyear.co.nz

Let there be light – and there was, and plenty of it. This modern four-bedroom show home not only has loads of windows – some floor-to-ceiling – and sliding glass doors, it also has skylights that usher in natural light and add to the airy, bright feeling. This 201sqm home was designed with busy families in mind. Accordingly, the kitchen is at the heart of the action and spills naturally into the open-plan living spaces. Step out onto expansive decks and enjoy the great outdoors. A window from the kitchen opens flush to a high table and stools right outside. How’s that for

convenience and flow? The main bedroom, with its ensuite and walk-in wardrobe, is a retreat away from the world, complete with raking ceiling and skylights to fall asleep under the stars. The family bathroom, another tiled haven, has a stand-alone bath for soaking and quiet contemplation. Practical features such as storage in the double garage, the linen cupboard and kitchen scullery are all present and correct, as are many other details. You only need to look at the divider inside the entrance and the kitchen pendant lights to see. For more of this house go to houseoftheyear.co.nz

Here’s how to really make an entrance. A macrocarpa boardwalk, landscaped on either side, leads you to the front door of this timeless beauty. The H-shaped Linea weatherboard executive home is just as impressive on the other side. There you’ll find a spacious and beautifully crafted entertaining area. It has an inbuilt fire pit and a portico with motorised blinds so you can enjoy entertaining all-year round. Inside, a serving-hatch window in the kitchen frames Mount Tauhara. The interior views of this 273sqm home are pretty good too: glass art splashbacks in the kitchen

and laundry add real pizzazz. And in the main bedroom’s luxury ensuite, the shower screens feature a fantail and kōwhai. To top off this special space, you’ll find a walk-in wardrobe with a beauty station. Four bedrooms and two living spaces mean there’s room for everyone and wide hallways give the impression of space. Storage is plentiful – in the walk-in pantry, cupboards, laundry, wardrobes and study. Central heating keeps everyone toasty in winter. It all matches up to the warm welcome and brilliant first impressions. For more of this house go to houseoftheyear.co.nz

All the sophisticated style of the Hamptons has been poured into this three-bedroom show home. There’s a strong sense of space and loads of natural light thanks to white-on white decor, light timber accents, high-pitched ceilings, and doors and windows that invite the sun to stream in. Every design feature, both inside and out, accentuates the crisp, elegant look. And did we mention the views? The Ōmokoroa peninsula enjoys vistas of Tauranga Harbour. This 244sqm property makes a statement: the sloping ceilings, typical of Landmark Homes, signal you are in a

The expansive open-plan living, dining and kitchen area is a relaxed airy space and when you step through floor-to-ceiling double sliding doors you’re on a spacious covered portico with an outdoor fireplace. Looking for a sophisticated house with a relaxed country vibe? This show home has it all – plus features that are just plain clever. Cutting-edge materials and excellent ideas have been combined to great effect. Take the insulated garage with its fold-out bed – it becomes an extra bedroom when needed. Smart. Just because this 249sqm four-bedroom house, which also uses low-maintenance materials, is practical, it doesn’t mean it’s short on good looks. Far from it. There are stylish details everywhere. All the windows have beautiful black joinery and the sleek kitchen has

touches of luxury, including a wine fridge. The main bedroom, which opens onto a courtyard, has a grooved-ply wall and an entire wall of wardrobe and storage. A hardwood deck leads from one of two living areas and can be used in all weather, thanks to its fully retractable louvred roof. The main living space has a striking brick feature wall seen as soon as you step through the front door. On the outside, lime and marble-based plaster cladding and composite timber weatherboards that won’t fade create the attractive modern-meets-casual effect. If ever a house was an exemplar for a modern take on a classic Kiwi country house, this is it. With its special touches, this show home exudes the charm of a heritage lodge, but with all the latest innovations, design features and warmth of a new build. The expertly designed floorplan makes the most of spectacular views to the east, and to the south-east across Lake Taupō to Mount Tauhara. It has also been carefully positioned on its site to maximise the sun. The covered outdoor areas on the east and north extend living space into the site.

This 227sqm three-bedroom house is elevated from the main road and a landscaped boardwalk leads you to the entry. This, in turn, flows into the open-plan living area and beyond to magical outdoor living. The main bedroom, which has an opulent ensuite, is situated well away from the children’s and guest wings. Among other superb features are raking ceilings, a high-pitched roofline and two built-in wood burners. Weatherboard cladding and stone, plus the magnificent portico, enhance the feel of a luxury lakeside lodge. For more of this house go to houseoftheyear.co.nz

reviews. In the end, we went on the recommendation of a friend of friends who had worked with Nate before and spoke really highly of him. Nate being a Master Builder helped us make the decision. By choosing a Master Builder we knew we were choosing quality and someone we could trust. It was also very important for us to be protected by a guarantee, especially with an investment of this size. Only Master Builders can offer the protection of the market leading Master Build 10-Year Guarantee. It gives us peace of mind knowing that if something does go wrong, Master Builders will help resolve any issues and finish our home. At less than 1 per cent of the build cost it was a no brainer for us.

Q&A HOW TO BUILD A HOME THE RIGHT WAY

How are you finding working with your builder Nate? It has been a fantastic process. Nate brought a wealth of building knowledge to our project. Having someone who truly knew his stuff put us at ease. Discussing the build with him is always a highly productive experience as he is never afraid to give you his honest opinion. His focus was never about upselling. Instead he was dedicated to what he thought was best for us and our home. He understood our budget from the outset and helped us to ensure we got great value for money.

Building a new home can seem daunting, and even more so in these uncertain times. But Waikato’s Nicole Kara couldn’t be happier with her decision to continue to build through the disruptions created by Covid-19. Nicole Kara and her husband Kurt are well into building their dream house in Hamilton – a home for them and their two young children, as well as Nicole’s parents. So far, the project has been a great experience and Nicole credits this to the work of her team of Master Builders from Sentinel Homes. The Level 4 lockdown certainly added to apprehensions all homeowners feel during the building process, but Nicole says she is incredibly happy with how things are going and believes there has never been a better time to build. We catch up with Nicole about the process and asks her for tips for others thinking of building their own homes. What would you say to those considering building a new home, particularly at this time? It’s worth taking the leap. Like anything, you can spend hours thinking about what could go wrong. But now we’re deep into the building process, we know we made the right decision. For us, the timing couldn’t be better – interest rates are low and our builder and his team have capacity. We were considering renovating, but convinced ourselves that if we are going to spend all that money then why not get exactly what we want. We found a bit of land and made the jump into building. We can’t wait to live in a home that’s perfect for our family.

Do you still believe this, even with market uncertainty? We all know there’s a housing shortage, which means we should all be motivated to build new, where possible. One of the best assets in New Zealand is real estate. Kiwis love property – we can see it, understand it and its value holds up over time. Low interest rates have made it an ideal time to build. Everyone is trying to buy homes and they are all being snapped up. Rather than joining the race, and having to settle for something that’s not quite right, we decided to spend this time on our build. History tells us that when there is a softening in the market, if you hesitate, you can miss the boat. Once demand starts to creep back up, prices will increase. My advice is, if you are in a position to do so, now is the time. Tell us about your build. We chose a Master Builder to ensure we had the backing of a trusted organisation. Since November last year, we’ve been working with Nate from Sentinel Homes on our new family home just outside of Hamilton. We’re currently right in the thick of it. Our roof has just been finished and we’re underway with the plumbing and wiring. All things going well, we should be finishing the place by early next year. How did you go about finding a builder you could trust? We did our research, shopped around and asked friends. We really took on board past customer testimonials and

What advice did your builder give you about the specifics of your project? From the start, Nate and the team had a real emphasis on quality and what would give us the best outcome in the long term. Sometimes the cheapest option is the cheapest for a reason and won’t last. We had plenty of conversations specifically around what materials were best. Nate was great at explaining the cost behind certain materials and then would recommend what he’d use himself. Obviously, I’m not a builder, so we came in with no real idea of what was best. To have that expertise and advice on hand was really comforting. A big focus for us was the importance of sustainability and the durability of the house. This led to our decision to use brick for our exterior, rather than cedar, as it requires less maintenance. Do you have any tips for others about how to best work with your builder? My number one piece of advice is to build a strong and trusting relationship with your builder, right from the start. Second is frequent and clear communication. Sentinel Homes is incredible with this, and I would be quick to recommend them to anybody. Another bonus of working with Sentinel Homes is their use of the CoConstruct app. This allows us to stay informed about the progress of the build with regular updates and photos. It also provides us with a place to keep everything in writing, which we can easily refer back to. It really helps us to keep on top of things, especially when you’re trying to think of what you might have missed. It keeps the work trucking along by allowing us to be able to respond to approvals in real time. It is great to see this kind of technology available.

HERITAGE RENOVATION A sympathetic approach was needed to renovate and extend this beautiful character house built more than a century ago. So, the owners, former clients of Calley Homes, called in the building firm to carry out the sensitive project – an addition with living and entertaining spaces, inside and out. The renovation included an open-plan kitchen with scullery, plus dining spaces that seamlessly link to two

outdoor areas. The first, a louvre-covered deck leading off the dining room, is an alfresco delight serving up views of Tauranga harbour. The other is a sheltered patio leading off the kitchen and set into the hillside. Inside, parquet timber flooring has been added and a kitchen – heritage in style and colour, but with all the modern advantages – has been installed. This is at the

centre of the new space and features lighting that brings a sense of drama and wow-factor. Every detail here has been carefully considered and crafted – even the new architectural windows had to fit with the originals. It’s clear the heritage home has been given the love and respect it deserves, and no stone has been left unturned. For more of this house go to houseoftheyear.co.nz

On a clear day, you can see forever, thanks to the magical transformation undertaken at this rural address. Once it was a conventional brick and tile home. One that didn’t reveal the captivating north-facing view that was hiding in the shadows. Enter, then, a 7.7-metre wide curved, faceted window, glazed with 21.1mm laminated glass. The result? A 180-degree eye-stopping panorama, graced by four substantial portals and three-metre high sliding doors. You could sit here all day and soak up the land and sea views – but there’s much more to explore in this

extensive renovation. Three skylights in the kitchen enhance existing natural light – all the better to see the large graphic glass feature wall. An outdoor living area offers a louvre roof system, a spa and extensive decking. And there are four bedrooms, three bathrooms and two living rooms to explore. Some things have stayed the same and it’s not until you step through the front door that you truly appreciate the full extent of the transformation within. One of the original dwellings of the area, this grand ‘Old Dame’ has undergone the full modernisation and refurbishment it deserved. The 1970s brick and block home, which stood virtually untouched for decades, has now been dramatically transformed. The revamp was a complex renovation. The fourbedroom home was completely reconfigured to make the space practical for family living. The scope of works included a new kitchen, bathrooms, open-plan living and dining, a downstairs self-contained media room and a transformation of the outdoor living area. A striking

steel and timber cabana with a fire was added to the outdoor setting, as well as extensive decks incorporating the kidneyshaped pool, which underwent refurbishment. As well as visual changes, the home has new joinery, electrics, lighting, heating and plumbing. The Old Dame is now a smart and stylish family home that flows seamlessly between the two levels. The opened-up living areas provide coveted indoor-outdoor flow and the ultimate alfresco living. This house is no longer stuck in the 70s; it is a light, bright modern home. If you’d seen this harbour-side house before its renovation, you’d scarcely believe it is the same place. That’s because the exceptional renovation of the 1960s property has resulted in something quite special – inside and out. With its prime position on Tauranga Harbour, it made perfect sense to reconfigure the house so as many rooms as possible could enjoy the outstanding views. The renovation didn’t require a whole lot of extra area to achieve the goal, however. The new house covers 257.78sqm, just 2.96sqm more than the original floor plan.

The design is just smarter and has been created to capture widespread vistas of the water, plus Matakana Island, Mount Maunganui and Mauao in the distance. Looking out from the inside is remarkably beautiful, but the opposite is also true. Dark bevel-back weatherboards with white trim and brick-veneer features modernise the exterior, without it appearing out of place in its established neighbourhood. The revamped alfresco living leaves nothing to chance – if you’re on the deck or portico, you can’t help but enjoy what nature has on offer. For more of this house go to houseoftheyear.co.nz

The project to renovate this architectdesigned four-bedroom house was major, but the results are spectacular. As well as an interior revamp, the outside was clad in striking black Linea weatherboard with white edging and architectural landscaping features were installed. The pool house, separated from the home by a private courtyard and the pool itself, is a major feature of the work. It was constructed with poured concrete and given a ply-grain finish. This magical space has frameless glass bifold doors, decking that flows from inside to out and all the bells and whistles. You’ll also

find sophisticated automation, audio, and ducted air conditioning and heating in here and throughout the main house. The kitchen is a statement in style, with a five-metre marble island taking centre stage. Much of the interior lighting is custom designed to provide a minimalist finish, and high-end products are used everywhere: oak flooring, Danish bathroomware, wool carpets, specialty tiles and frameless showers. A glass-roofed carport, tropical landscaping and an automated entrance accentuate the class of the project. For more of this house go to houseoftheyear.co.nz

Talk about taking a stroll down memory lane. This one comes in the shape of a century-old villa that was moved onto an orchard that once was a dairy farm. The owners wanted to preserve the integrity of the original home, while dressing it with the accoutrements of modern-day living. What they got was a perfect fit for their brief. Their request for a spacious, functional home that kept the character and feel of the grand old 1920s dame was met with double-glazing, upgraded insulation and the marriage of the indoors with the landscaped grounds.

The use of original trims, timber joinery and flooring pay detailed homage to the villa’s beginnings. Modernised bathrooms – two of them – and a meticulously appointed kitchen add another contemporary touch. Three bedrooms and two living rooms further illustrate the harmony between old and new. Original high ceilings and large windows offer a perfect rural outlook. “As you walk up the path, you feel like you have stepped back in time,” says the builder. Take a seat on the glorious deck and you will agree. For more of this house go to houseoftheyear.co.nz

GARDENS GARDEN

5 TREES FOR SMALL GARDENS

Seven sins of

LANDSCAPING Landscaping and establishing a new garden is fun, hard work and not without its pitfalls. Here are some of the most common garden and landscaping blunders to avoid, says Mary Lovell-Smith

THINKING there’s not enough room for trees, or even one tree. There is always room for at least one in a garden. Can it be called a garden if it is treeless? No, rather, it’s a dispirited chunk of outdoors. A tree brings shade, sound, colour, perspective and movement to a garden. It’s just about working out which is best for your situation. (And, remember, trees will increase the value of your house should you sell it.)

MISTAKING outdoors for indoors and making outside ‘rooms’ that attempt to obliterate what the outdoors is all about – nature. Embrace the elements and refrain from filling up your outdoor space with rugs, sofas, TV screens, heaters, lamps and the like. Hedges make wonderful walls, tree canopies ceilings and flagstones floors.

IMAGINING that every house, no matter the style or age will benefit from a deck. Many homes don’t suit the standard timber deck. Show imagination and design a deck (or get a professional to design one) to suit and enhance your home. Not that decks are the be-all and end-all; it may be that a concrete or tiled terrace or patio, veranda or porch will work better for you.

FORGETTING there are four seasons – not just spring and summer – when blossom and flowers are doing their thing. Also plant for autumn and winter, with plants and shrubs that bloom late, have leaves that change colour and berries to attract the birds.

NEGLECTING the view of the garden from indoors, which is most often how we see our gardens. This may mean framing it out of a window with foliage, or placing a particularly pretty shrub a couple of metres from a window to draw the eye outside.

WANTING to control every inch of the garden. Banishing weeds, keeping hedges razor sharp, and maintaining perfectly manicured lawns is fine, but what about the creatures that live in the garden and make homes in the likes of rotting logs or long grass? Also, the price of maintaining such a tidy garden is a high cost in labour or, worse, chemical warfare and its collateral damage.

PAYING the price of impatience by choosing fastgrowing trees and hedging plants. These are wonderful

A key to choosing trees for modest gardens is not so much the size, but how dense and dark they will be in full leaf. Those with an open aspect and sparse leaves are preferable. The other consideration is getting your money’s worth from the tree, such as flowers in spring and summer, colour and fruit in autumn.

Jacaranda mimosifolia

Smothered in clusters of fragrant, purple blooms in spring and summer, jacarandas are a sight to behold. Prefers warm climates or at least a sheltered, warm spot.

Judas tree (Cercis siliquastrum)

This pretty, deciduous tree has heartshaped leaves and clusters of bright pink flowers followed by showy, dark purple pods. Prefers free-draining soil.

Amelanchier canadensis

A small, spreading tree with starry white flowers, and coppery new leaves that turn green before developing brilliant colours in autumn. Tolerates wet soil and drought.

Zelkova serrata

Also known as Japanese elm, this beautiful tree has a wide, spreading habit and gently weeping branches. Its red-purple colours can be stunning, especially in areas with chilly autumns. Prefers moist, well-drained soil, in full sun or partial shade.

Kōtukutuku

Tree fuchsia, or Fuchsia excorticata, has stunning rust-coloured papery bark and its branches grow at interesting, twisted angles. Bees love its red and purple flowers. Prefers moist soil.

for the first few years when they shoot up to successfully provide privacy or hide something unsightly. However, once they reach the desired height they won’t stop growing. You’ll find they will require a lot more work to keep trim than many slower-growing species.
