A contemporary form comprising concrete walls, glass, timber and a flat or low-pitched roof was the aesthetic the clients envisaged for their beach home. The 348sqm house, orientated to pick up the view of the harbour and make the most of the sun, is essentially in three levels. At the bottom is a garage, media room and entry. Bedrooms are found in the middle, and the kitchen, dining and living zones and generous deck are at the top. You’ll find bathrooms on each floor and an outdoor shower off the garage is ideal for washing off sand before heading into the laundry/bathroom.
The natural palette is reminiscent of the traditional Kiwi holiday home and airy interiors promote good indoor-outdoor flow. The kitchen features American oak veneer, a white marble splashback and black granite benchtops. The scullery has a sink, benches, a pantry and coffee machine. Cedar shutters along the western facade filter light and create privacy. Timber used in the three-bedroom house is FSC certified and comes from forests considered to be responsibly managed, socially beneficial, environmentally conscious and economically viable. BLISS BY THE BEACH With its luxurious feel and soothing sandy tones, this project on Mount Maunganui’s coastline saw a semidetached townhouse separated from the adjoining property and then rebuilt. Designed by architect Mark Carnachan and built by Calley Homes, the house is located in the coastal erosion zone. As a result, it has been constructed in such a way that it can be relocated if erosion occurs.

As you approach this property perched on the hillside above Lake Taupō, you’ll immediately notice the cedar shiplap weatherboard and the solid pergolas that extend from the front of the house. The interior of the 417sqm house is just as impressive – it has been designed so each room has a lake vista. Even the bathtub is in a nook that has views. In the kitchen, steel posts and borders contrast with band-sawn white-painted plywood cabinetry, and Dekton benchtops give the space an industrial yet timeless touch. A drop-down television emerges from a cabinet
for recipe reading or watching the news. Hand-made tiles line the floors and walls of the ensuite bathroom and the cedar shiplap ceiling ensures it ties in with the rest of the house. The weathered copper front door is a thing of beauty. In the outdoor area there is a fireplace and the deck has glass and cedar balustrades so the stunning views are uninterrupted. The LouvreTec awning system gives options for shade and shelter if needed. A house this beautiful requires the utmost attention to detail and demonstrates the craftsmanship of the builders. Internally, the polished concrete floors absorb heat during the day then slowly release this overnight. During summer, the floor reduces heat into the home, as crossventilation via the large stacking slider doors moves the air around to passively temper the home’s climate. Meanwhile, the darker Colorsteel and lighter natural cedar ensures style and longevity, as do the timber
accents and dark cabinetry inside. The culinary space is first-class and fully equipped, with an electric cooktop seamlessly built into the island bench. Outdoor entertaining is no trouble either, with covered areas providing shelter year round, and a large swimming pool making for the ultimate Kiwi lifestyle. COASTAL CALM Wherever you are in this tranquil oasis, there is a pleasant outlook. You can enjoy sea views from the upstairs lounge or understated elegance within. The elevated 342sqm haven, with three bedrooms and four bathrooms, has fresh, coastal appeal. Simple white decor is immediately relaxing, and a large kitchen and living area draw your eye to the
expansive views of the Pacific Ocean. Despite its fresh contemporary interior, and high raking ceilings resulting in a sense of airiness, the house also manages to be comfortable and cosy. Bathrooms are in keeping with the interior’s soft, neutral palette and elegant tiles provide an additional layer of luxury. This private sanctuary is beautifully detailed – high-end fixtures equal modern luxury. On the exterior, several materials in tasteful hues are tied together for a sophisticated beach aesthetic. All that’s left to do is wake up with the sun and head down to the beach for a stroll or swim. In the evening gather your family and friends together for an alfresco meal and watch the surf roll onto the sand from the deck, cool drink in hand. For more of this house go to houseoftheyear.co.nz

The client’s passion for the great outdoors was the inspiration for the design of this character-filled house. Natural stone, timber and polished concrete used in the home’s exterior flow through the grand entrance, and can be found dotted around the interior. Hand-crafted cedar elements are positioned to ensure continuity of design, while custom cedar light fixtures add a touch of warmth. A jet-setting Kiwi couple looking for a relaxing base, built this lake house to take full advantage of its serene surrounds. The elevated four-bedroom family home was designed pavilion-style, separated into two distinct wings. The entertaining wing includes openplan, living, dining and kitchen areas flowing out to extensive decking with views across to Taupō. The bedroom wing overlooks both the town and the lake. A private main bedroom with luxurious ensuite is the jewel in the crown. Vertical timber accents and statement walls link
various elements of the living spaces, with a double-sided fireplace keeping both lounge and dining cosy, no matter the season. The latter opens straight out to an ‘outdoor room’, with a covered roof installed with New Zealand’s unpredictable weather in mind. Three bathrooms and two living rooms mean there’s plenty of space to enjoy. The 292sqm build was completed with the owners overseas, but they remained fully involved in the process, resulting in a home that met the brief while making a statement of its own. A key feature of Maungārongo (peace) is the landscaping, which draws on the environment. The area surrounding the site was a wetland 100 years ago, and a key objective is to restore it. Privacy, little maintenance and vistas of Mauao and the Pacific – that’s what the owners of this premium architectdesigned beach home asked for. They also wanted a ‘square boxy’ look but with no membrane roofing, and a free-draining deck that offered overhead protection. Mark Carnachan was charged with coming up with the design and Mono Homes with building it. Mission accomplished: precast concrete panels form the bones of the four-bedroom house with the balance in Nu-Wall powder-coated aluminium weatherboards. Floor-to-ceiling windows capture views and sunlight
and strategically placed Louvre Blades ensure privacy. The undercover deck area sits directly below the upstairs balcony – also covered – providing shade, plus shelter from the Mount’s prevailing south-westerly winds. The elegant and contemporary lines of the exterior continue inside. A swathe of the upper floor is devoted to an airy open-plan area featuring a kitchen, dining and living space with adjoining media room. This zone flows out to the balcony, while the downstairs deck is accessed from the family room. For more of this house go to houseoftheyear.co.nz

A four-bedroom holiday home to suit several generations was the clients’ brief. But the property also had to make the most of the beautiful Lake Taupō and mountain views, accommodate a large boat and provide as much space as site restrictions would allow. A clever solution was found – a private courtyard with the walls of a Z-shaped house running around two sides. The home is split into two wings, with a link in between. Living spaces are in the pavilion with glazed walls to both the north and south, while the bedrooms, bunkroom and garage form the other wing.
Views to the south can be enjoyed from the protection of the northern courtyard; screens with intertwined planting define the pavilion as well as provide shade and privacy. Design decisions, such as double-glazing, LED lighting, cross-ventilation, house orientation and the use of above-minimum standard insulation were made with sustainability in mind. From an aesthetic point of view, the screening, oiled cedar and grounding to the site through landscaping and materials, has resulted in a sophisticated holiday home. Practicality meets art in this stylish three-storey home on a steep site. Long before construction began, a cherry picker was used to scope the outlook to guarantee impeccably positioned windows with picture-perfect views. The interior was always going to be an art gallery, given the owners’ extensive collection, so extra nogging was added to hang larger artworks or multiple pieces. Other additions include a future-proofing lift shaft, built-in roof ladders for maintenance, and upper-storey sliding windows doubling as fire escapes. The classic red barn design is modernised with durable brick and
low-maintenance vertical aluminium weatherboards, softened by existing mature trees and exterior timber landscaping features. The custom-built floor-to-ceiling front door opens into a multi-functional 317sqm home that allows one wing to function as a separate apartment for returning adult children. The upper level provides a private retreat, complete with library, lounge, art room and ample attic storage. The house enjoys passive and active solar gain – eight roof-mounted panels feed a 2.08kW photovoltaic system that puts surplus energy back into the grid. Off the grid and the beaten track, this impressive architectural home has been built to maximise its stunning position in a peaceful seaside village on the edge of the Kaimai Range. A light-filled, high-ceiling living area forms the heart of the home. Its all-encompassing glass doors welcome in the views of the surrounding landscape, opening out onto a superb alfresco entertaining space. The modern kitchen extends from the living area, with a wide window overlooking the garden, white cabinetry and quality appliances. A second living room means there
is space for ‘me’ time away from the communal areas. Powered by solar energy, this dwelling also features exposed trusses and concrete floors that are both practical and stylish. The luxurious bathrooms are sleek with grey tiling, and are both fitted with a freestanding bathtub. Whether you’re outside on a summer day enjoying a meal in the shade, or inside appreciating the outlook, this home is built to embrace its stunning setting all year round. With panoramic views over the hinterland, harbour and the ocean, this is a special place to call home. For more of this house go to houseoftheyear.co.nz

At first glance, it’s easy to miss the meticulously crafted minutiae of this split-level brick and cedar-clad home. But look a little closer and all is revealed – like the way the cross-hatched ceiling aligns from one room to the next, or the pattern symmetry in cedar boards on either side of every window, door and corner, inside and out. Many hours were spent fabricating and hand-routing timber to guarantee this effect. The list of details goes on: the vitex hardwood deck and stair construction that avoids view-obstructing handrails and the window seats that hide valuable storage space.
What is noticeable is the home’s harmonious, easy-to-live-in ambience. The three-bedroom house, built for an architectural designer and his green-fingered partner, is wedged into the site to maximise spectacular harbour views and create precious space for raised garden beds. Every angle has been carefully considered, from squared-off architraves around over-height doors to the way staggered brickwork casts changing shadows through the day. This timeless 179sqm home proves that details – even the hidden ones – matter. For more of this house go to houseoftheyear.co.nz

The children’s bedrooms are unique, with loft play areas creatively built into the high-pitched ceiling. Space has also been well used above the garage, with the inclusion of a rumpus room. But the real heart of the home is the bespoke kitchen. Designed with flawless attention to detail, this space features grey cabinetry, contrasted with a timber
benchtop on the island, and a white tiled splashback. The stainless steel benchtops are easy to clean, while clutter can be confined to the scullery. ADVERTORIAL
You deserve peace of mind with the Master Build Multi-Unit 10-Year Guarantee Peace of mind for your apartment, duplex or townhouse – guaranteed. Buying your new home is exciting, and it is a big investment – probably one of the biggest investments of your lifetime. So, it makes sense to protect it with the Master Build Multi-Unit* 10-Year Guarantee.
Our market leading Guarantees have been developed in New Zealand for New Zealand families. It has protected more than 140,000 Kiwi homes over the last 25 years. Only a Registered Master Builder can offer you the peace of mind of a Master Build Multi-Unit 10-Year Guarantee. Registered Master Builders have been building quality homes for more than a century. But very occasionally, even for the best builders, something can go wrong. Choosing to buy a home built by a Registered Master Builder helps prevent this, and a Master Build Multi-Unit 10-Year Guarantee gives you even more peace of mind. David Kelly, Chief Executive of the Registered Master Builders Association, points out that the Master Build Multi-Unit 10-Year Guarantee provides much greater protection than both the Building Act and the Consumer Guarantees Act, which only apply if the building company that carried
out your building work is still around when your problem arises. While things usually go smoothly, there could be an issue with the build. Mr Kelly says the Guarantee provides protection to resolve any issues that arise down the track and helps protect your investment.

THAT’S FOR SHORE This streamlined 259sqm Whakatāne home has been designed to embrace its coastal environment. Views of the ocean were top of mind when it came to the meticulous planning of the layout – as well as incorporating as many elements of the coastal surroundings into the house’s look and feel as possible. Smart use of indoor-outdoor flow was used to lend a
feeling of expansiveness to living and entertaining areas. A decorative ceiling in the media room is one of several specific design elements employed to demonstrate the level of care that has gone into the interior. Skylights in the kitchen bring in natural light and draw it into the centre of the home. This engenders a warm and inviting vibe both for everyday living and guests. Four bedrooms, two bathrooms and two living areas in 259sqm of floor space provide plenty of options for family living as well as for visitors. The large bathrooms are tiled and come with premium fittings, making them places of true sanctuary. Low-maintenance exterior materials and landscaping also ensure that all the hard work has been done. For more of this house go to houseoftheyear.co.nz

This appreciation sits at the heart of this home’s design and link with the nearby parent house. There’s a shared language between the two homes. Statement poles on the main verandah and board-and-batten cladding continue the relationship between the dwellings. A

similar finish defines the porch entrance where visitors are greeted. The design is simple, yet effective. The family home has a core spine that connects its two wings. This open corridor – from the kitchen, dining and lounge – leads out to the deck and view. The flow is seamless, yet living spaces enjoy definition beneath a cathedral ceiling.
Black barn doors give intimacy to the media room, while also making a dramatic statement. Space is well utilised – hallways are minimised, but used effectively with closets and hot-water storage in the second wing. As a family-owned company with decades of industry experience, M&M Builders knows exactly what it takes to build the ultimate family home. For the team at M&M, handing over the keys to the owners of this striking three-bedroom home was a proud moment. The result is exactly what the family had been striving for in their dream home. Oblique weatherboard cladding was chosen for its architectural look, as well as its ability to carry a dark tone. It makes a handsome exterior combined with concrete block at the entrance.
Polished concrete floors extend from the entrance through to the kitchen and dining area. The result is a functional solution that elegantly serves busy family life. Composite decking has been secured with hidden screws to give the finished product a contemporary aesthetic. This can be seen at the entrance and in the outdoor courtyard accessed from the living area through sliding doors. At 230sqm, there’s ample room across this residence to accommodate all aspects of contemporary living. For more of this house go to houseoftheyear.co.nz

The calming, beachy aesthetic of this three-bedroom home encourages casual, laid-back living. It starts with a welcoming entry that opens up to living areas with raked ceilings, a high stud and plenty of windows and doors that enhance the feeling of light and space. The open living areas lead to an alfresco space where you can sit and listen to the waves crashing on the nearby beach. A convenient office nook allows work to be done, if required, and in the winter months, the wood fire keeps the open-plan areas cosy.
This smart, practical three-bedroom home has as an internal-entry triple garage for all the toys needed for beach life, a separate laundry and polished concrete floors. The kitchen, which has a scullery, is full of character features such as a subway-tile splashback and glassfronted cupboards. The island, with its space for stools, doubles as a breakfast bar. The main bedroom has a walk-in wardrobe and ensuite with under-tile heating, while a family bathroom sits between the other two bedrooms. For more of this house go to houseoftheyear.co.nz

It might be in the Taupō region, but this three-bedroom house has a style that also references the solidity and stonework of Central Otago. Think cedar and schist that complement the surrounding landscapes. The intuitive layout was designed to accentuate views of the lake, serene rolling hills and golf course, as well as ensuring the owners’ privacy. Early Lake Taupō homes were the inspiration for the interior, but a modern earthy colour scheme was used to lend a contemporary feel. Large windows and doors harness natural light and provide a grand sense of space.
The open-plan kitchen, dining and living area features a striking raking tongue-andgroove ceiling, complemented by a green mica schist fireplace, matte black kitchen cabinetry and copper-tiled splashback. Outdoor living areas – two connected to the living area and main bedroom, and another in the form of a private courtyard at the rear – make entertaining a breeze. All this and large, frameless corner stacking sliders that ensure an easy flow to the outdoors, make for a stylish, timeless all-weather sanctuary. For more of this house go to houseoftheyear.co.nz

PERFECTLY FORMED The trend towards well-designed, efficient homes on smaller, more manageable sections doesn’t mean that creativity and quality has to be compromised. This 173sqm Bay of Plenty home is a perfect example of that. The brief was for a cost-effective, energy-efficient three-bedroom, two-bathroom house that captured views to Mount Maunganui. It required seamless flow
between indoor and outdoor spaces, but it also had to provide a degree of privacy. The living zones and covered exterior spaces all have a northerly aspect and the three bedrooms and utility spaces adjoin these entertaining areas. The majority of the building, which has a double garage, is clad in aerated concrete. This allows for a modern architectural look, but provides a permanence to the building. The exterior is softened with accents of vertical cedar cladding to offer texture. This home shows that effective design features, such as raking ceilings, window seats, large glazing panels and seamless exterior covered spaces, give an open, generous feeling generally found only in larger, high-end architectural homes. reviews. In the end, we went on the recommendation of a friend of friends who had worked with Nate before and spoke really highly of him. Nate being a Master Builder helped us make the decision. By choosing a Master Builder we knew we were choosing quality and someone we could trust. It was also very important for us to be protected by a guarantee, especially with an investment of this size. Only Master Builders can offer the protection of the market leading Master Build 10-Year Guarantee. It gives us peace of mind knowing that if something does go wrong, Master Builders will help resolve any issues and finish our home. At less than 1 per cent of the build cost it was a no brainer for us.
Q&A HOW TO BUILD A HOME THE RIGHT WAY
How are you finding working with your builder Nate? It has been a fantastic process. Nate brought a wealth of building knowledge to our project. Having someone who truly knew his stuff put us at ease. Discussing the build with him is always a highly productive experience as he is never afraid to give you his honest opinion. His focus was never about upselling. Instead he was dedicated to what he thought was best for us and our home. He understood our budget from the outset and helped us to ensure we got great value for money.
Building a new home can seem daunting, and even more so in these uncertain times. But Waikato’s Nicole Kara couldn’t be happier with her decision to continue to build through the disruptions created by Covid-19. Nicole Kara and her husband Kurt are well into building their dream house in Hamilton – a home for them and their two young children, as well as Nicole’s parents. So far, the project has been a great experience and Nicole credits this to the work of her team of Master Builders from Sentinel Homes. The Level 4 lockdown certainly added to apprehensions all homeowners feel during the building process, but Nicole says she is incredibly happy with how things are going and believes there has never been a better time to build. We catch up with Nicole about the process and asks her for tips for others thinking of building their own homes. What would you say to those considering building a new home, particularly at this time? It’s worth taking the leap. Like anything, you can spend hours thinking about what could go wrong. But now we’re deep into the building process, we know we made the right decision. For us, the timing couldn’t be better – interest rates are low and our builder and his team have capacity. We were considering renovating, but convinced ourselves that if we are going to spend all that money then why not get exactly what we want. We found a bit of land and made the jump into building. We can’t wait to live in a home that’s perfect for our family.
Do you still believe this, even with market uncertainty? We all know there’s a housing shortage, which means we should all be motivated to build new, where possible. One of the best assets in New Zealand is real estate. Kiwis love property – we can see it, understand it and its value holds up over time. Low interest rates have made it an ideal time to build. Everyone is trying to buy homes and they are all being snapped up. Rather than joining the race, and having to settle for something that’s not quite right, we decided to spend this time on our build. History tells us that when there is a softening in the market, if you hesitate, you can miss the boat. Once demand starts to creep back up, prices will increase. My advice is, if you are in a position to do so, now is the time. Tell us about your build. We chose a Master Builder to ensure we had the backing of a trusted organisation. Since November last year, we’ve been working with Nate from Sentinel Homes on our new family home just outside of Hamilton. We’re currently right in the thick of it. Our roof has just been finished and we’re underway with the plumbing and wiring. All things going well, we should be finishing the place by early next year. How did you go about finding a builder you could trust? We did our research, shopped around and asked friends. We really took on board past customer testimonials and
What advice did your builder give you about the specifics of your project? From the start, Nate and the team had a real emphasis on quality and what would give us the best outcome in the long term. Sometimes the cheapest option is the cheapest for a reason and won’t last. We had plenty of conversations specifically around what materials were best. Nate was great at explaining the cost behind certain materials and then would recommend what he’d use himself. Obviously, I’m not a builder, so we came in with no real idea of what was best. To have that expertise and advice on hand was really comforting. A big focus for us was the importance of sustainability and the durability of the house. This led to our decision to use brick for our exterior, rather than cedar, as it requires less maintenance. Do you have any tips for others about how to best work with your builder? My number one piece of advice is to build a strong and trusting relationship with your builder, right from the start. Second is frequent and clear communication. Sentinel Homes is incredible with this, and I would be quick to recommend them to anybody. Another bonus of working with Sentinel Homes is their use of the CoConstruct app. This allows us to stay informed about the progress of the build with regular updates and photos. It also provides us with a place to keep everything in writing, which we can easily refer back to. It really helps us to keep on top of things, especially when you’re trying to think of what you might have missed. It keeps the work trucking along by allowing us to be able to respond to approvals in real time. It is great to see this kind of technology available.

This three-bedroom show home has been designed to demonstrate what can be achieved using readily available materials that can fit into almost any budget. Ease of family living was also top of mind. The heart of the home is the open-plan living and dining area, anchored by a stylish kitchen with scullery. Dine casually at the kitchen island, in the more formal setting or alfresco in a covered, decked area that steps down to the lawn. A raked ceiling and picture window in the dining area add a sense of space and serve to bring the outdoors in, while a bricked fireplace at the other end keeps the
lounge cosy in the cooler months. Two bedrooms share a family bathroom with premium fittings and stylish tiling, plus a separate toilet. The main bedroom at the corner of this Bay of Plenty house comes with an ensuite, plus a walk-in wardrobe. The construction team is particularly proud of the use of feature brickwork and soldier course detail towards the front of the house. All these features, plus the ample storage, demonstrate the level of thought and care that has gone into this superb 181sqm family home. For more of this house go to houseoftheyear.co.nz

It might be on the small side, but this show home is big on features and style. Three generous bedrooms include built-in wardrobes, and the main bedroom has a roomy ensuite. In the family bathroom you’ll find a walk-in tiled shower and a custom-made oak vanity. Then there are the surprising sparks of interest: a barn door, plus feature walls and lighting throughout. A 2550mm stud in the entry, living room, kitchen and main bedroom give the home a real sense of space, as do the curtain tracks hidden in the ceiling. In the kitchen there is another pleasant surprise:
a hidden, walk-in pantry, ideal for keeping dishes out of sight. Indoor-outdoor flow is seamless – the entertaining area opens out onto a large kwila deck. The exterior cladding is a mix of AAC Ezi Panel and cedar. The cedar has been carried through to the entry which makes an attractive feature. The roof is Colorsteel Endura, the windows are double glazed and the aluminium is powder coated. You’ll also find an insulated, carpeted single garage with a built-in laundry. This four-bedroom show home overlooking the golf course is a modern take on the traditional Hamptons-style house. White board-and-batten cladding gives it a sense of belonging in its coastal environment. Inside, the bright breezy white look is continued. Central to the kitchen and dining area is an internal corner stacking joinery unit that opens up to extend the central living area and reveal the tranquil outlook. The ceiling displays exposed rafters. To the south is the sitting room with a sarking ceiling and main bedroom with ensuite. North of the kitchen-
dining area is a comfortable TV room with three-sided fireplace. To the east are two bedrooms, an office, luxurious bathroom and powder room. The fresh, contemporary design also takes into consideration ages and stages of owners – 860mmwide doorways, easy-to-use door hardware and bathroom fittings and wall noggings suitable for grab rails are standard in the show home. This single-level home could take its residents from young-family stage right through to retirement. For more of this house go to houseoftheyear.co.nz

This eye-catching home is a welcome addition to its beach neighbourhood. The 225sqm two-storey house exudes street appeal with its vertical black Accoya cladding and San Selmo red reclaimed brick. The copper front door is a beautiful contrast. The property overlooks a reserve and the beach and despite being on a small site with close neighbours, it feels private and spacious – four bedrooms, two bathrooms and two living rooms mean there’s plenty of room. Black American oak stairs lead up to an open-plan kitchen, living and dining area with plenty of wow factor.
Full-width bifold doors open to a large covered deck offering expansive views – a dream for entertaining. Also on this level are a quirky, wallpapered powder room and the main bedroom – the latter has its own deck and a dark ‘moody’ ensuite with his-andhers tiled shower and basins, white-gloss cabinetry and wall-mounted brushed nickel mixers. Downstairs you’ll find an oversized garage, three double bedrooms, a bathroom, laundry and family room, some of which lead to a private deck and swimming pool. In the heart of Mount Maunganui, this family beach house makes a bold and very contemporary art deco statement. The new dramatic facade was inspired by the curves of the original dwelling. Recreating these in vertical shiplap cedar was a challenge the builder resolved by constructing a model to determine that cavity battens could bend to a tight radius and be weathertight. The top storey was demolished by hand and the floor expertly expanded. A large central kitchen now dominates the top floor and successfully blends a contemporary design aesthetic with a relaxed beach vibe.
In the dining space, timber panels waterfall down the ceiling onto the walls; mitring is flawless at every junction. Clever architectural features pull the outside in – electric Shugg windows lower into glass balustrades, internal floor-to-ceiling glass sliders convert an outdoor entertaining area into a cosy interior dining room, and a borderless skylight rises high above the tiled shower. A vertical cedar rain screen adds privacy, while cleverly hiding roofing junctions and screening windows. A full refresh downstairs provides space for kids and dogs. HARBOUR HIDEAWAY Considering its spectacular views and enviable location near the Ohiwa Harbour, it made sense to give this three-bedroom holiday home a luxurious yet relaxed sensibility. The property’s stunning renovation includes an extension of its living spaces to create an open plan kitchen, dining and lounge. A separate relaxation room was also added, with exterior louvres linking the two
living areas. A bespoke kitchen is now the heart of the home, with modern black and white surfaces complemented by timber floors and accents. The main bedroom’s 15sqm ensuite, another new addition, has a freestanding bath, the ultimate space from which to appreciate the native bush. Likewise, the entertaining areas connect beautifully with the bush via sliding doors. A pool was also installed to the new exterior deck, negating the need to step foot off the property on hot summer days, although at at high tide, it’s possible to take a dip in the harbour at the bottom of the garden. The result is an outstanding bach that has not lost the flavour of the Kiwi holiday lifestyle, yet is sleek and contemporary to fit the owner’s exceptional taste. Blackwood Lodge had been in the client’s family for 20 years but was due for a major renovation and refurbishment. The main goal was to retain the ageless classic country lodge look and feel, while boosting the house size from 220sqm to 490sqm. The lodge retained its four bedrooms but a new garage and loft were added. The original garage with a small granny flat tacked on behind was transformed into a fabulous two-bedroom guest house. With the plans well underway, the clients realised trees from their own Tasmanian blackwood groves could
be used for the flooring and cabinetry. About 80 trees were felled. Both the kitchen and bathroom vanities have a combination of crown cut veneers and solid blackwood timber. The outdoor cladding is cedar and brick. The old bricks were recycled and European-style cedar windows and doors complement the lodge look. Both solar thermal and solar electricity systems have been installed. A 56sqm solar water heating system provides thermal energy for water, heated towel rails, the spa pool and indoor swimming pool. This highly detailed renovation involved the complete rebuild of a well-established family home. The house already occupied prime position on a beautiful site, and the structure had good bones, but the existing layout was dated and made up of many small rooms with the living spaces split over two levels. The renovation opened up the entire floor plan to create larger living spaces, a cosy TV room, home office, six bedrooms and four bathrooms. Formerly a single-level red brick dwelling, this four-bedroom property has undergone an impressive transformation. Clad in smart vertical shiplap cedar, it now boasts a second storey and extensive decking. Maintaining the landscaped grounds was of high priority in the redesign, as was the privacy afforded by the location of the property, nestled in the corner of one of the harbour coves. The entrance to the home is reached by the original concrete stairs, leading to a new open-plan living area with majestic views across the Ohiwa Harbour. The
kitchen, lounge and dining areas flow out onto the new deck through large sliding doors. Three bedrooms (including one with an ensuite), are located on the eastern wing of the home, with a further bathroom addition. The additional storey features the main bedroom, providing more of those harbour views, plus a walk-in wardrobe and contemporary ensuite with generous shower and sleek fixtures. This technologically advanced home includes an automated front door, security systems and Alexa to answer all of your queries. For more of this house go to houseoftheyear.co.nz

GARDEN
FLORAL DISPLAY Once the gorgeous flush of spring is over, gardens can look a little tired or dull, which is when annuals and perennials must be summoned. Pop down to your local garden centre, peruse the flower aisles and you’re bound to find something you love. Just keep in mind where in your garden they should be planted, how much sun they require, how much water they need, and what shape and size they will eventually grow to.
SUMMER
smarts
you’ll be saving yourself a lot of backache later on in summer. Set aside an afternoon and go for it. Do the whole garden, then mulch with compost, pea straw or pine needles. This will help suppress them – for a while anyway.
DRINK UP
Be clever about how you tackle your warmer-weather gardening tasks and you’ll have more leisure than labour in summer, says Mary Lovell-Smith
do well in shadier areas. Most vegetables and herbs also do well in containers. If you’re not an expert compost maker, get pots as big as you can and fill them with container mix, then plant.
S
As far as I know there are only four ways to avoid weeding: spray with herbicide (seriously uncool), pay someone else to do it, concrete your garden or just let them grow. But if you do pull them out now, while they are small,
ummertime’s coming and you want the livin’ to be easy. If you put in the hard yards now you’ll be able to enjoy a lazy hazy guilt-free summer. You won’t be entirely chore-free, but you’ll certainly give yourself more time for other summer activities, or to simply enjoy the fruits of your gardening labour – from the comfort of a lounger.
PLANT TO PLATE
Fancy popping a sun-ripened cherry tomato into your mouth or sipping a cocktail made with your own lemons and mint? Then get planting. From mid-November even the most tender summer vegetables can be planted outside in all but the chilliest parts of the country. Most adore the sun, but if you’re running out of sunny spots, then lettuces and coriander

OUT DAMNED WEED
hot tips
Healthy soil makes for a
productive patch. Building up your soil with compost, manure and other organic material is the best thing you can do for your garden.
The most useful garden tool is the Japanese niwashi. It’s like a short-handled hoe with a sharp blade, and is great for weeding, hacking and digging out roots.
Chances are it will be a dry summer with water restrictions, so before you do anything, check to see if you can use the hose on your garden. If you have the green light, make watering part of a pleasant daily routine. The best time to water is early morning or late afternoon, so hold the hose in one hand, and a hot drink or long cool one in the other. It’s also a good idea to plant drought-resistant species, mulch the more needy ones and/or install an irrigation system and timer.
CLEAN MACHINE
After a winter of inattention, your garden equipment may need a little cleaning, de-cobwebbing and repairing. The good news is, this only needs doing once a year. So wash down your outdoor furniture, deck, house exterior; check that the fabric furniture isn’t rotting or if the wood need oiling; and get the steel-wool onto the barbie… Yes, all those tedious tasks. Then reward yourself.
The presence of birds is
the icing on the cake in any garden. Encourage korimako/bellbird, kererū, tūī, pīwakawaka/fantail and kākā by planting plenty of native species.
Lemon and other citrus, which are sometimes fussy in soil, can grow well in pots. These are best filled with a special citrus mix and placed somewhere sunny.
