A panel of industry experts has put the homes featured in this magazine through a rigorous points-based judging process. The highest-scoring projects are awarded Gold and the best become Category winners . The three Category winners with the highest points and that meet the points threshold are named Regional Supreme House of the Year under $1 million , Regional Supreme House of the Year over $1 million and Regional Supreme Renovation of the Year. Planning is essential
Working with the right builder is key. An accomplished builder will guide you through the design, consenting, construction and approvals stages, then build your dream home. Make sure you choose a builder you want to work with, and who has completed similar projects to yours. Speak with their previous clients and, if you have doubts, wait until you find the right person. A Master Builder will streamline the process, as each has been vetted and receives ongoing support and industry training.
Communication is everything
Maintaining concise, consistent communication with a builder is vital. Set clear expectations around timing and budget and be honest about your needs and limits. This ensures both parties can flag any concerns.
Building requires bringing together diverse skills and resources. Ask builders about their relationships with trade partners – a Master Builder understands the importance of effective communication and relationships.
Contracts and legal advice
Get everything in writing and review your contract with a lawyer. Be realistic –if you receive a price that looks too good to be true, it probably is. Ensure your builder understands the market conditions and can discuss them with you. Most contracts have a clause for price fluctuations – discuss this with your builder and ensure you understand the risks. Be wary of fixed-price contracts as you may pay too much contingency. Conversely, too little contingency can create an even greater risk. Discuss a payment schedule with your builder to ensure you are not paying too much in advance and you have a fair allocation of risk.

RIDING the wave
James Mitchell, the creative force behind Kayu Studio, has transformed his surfer lifestyle into a business based on Indonesian craftsmanship.
Carving waves is what initially led James Mitchell to Bali 10 years ago. Now, however, he’s carving out a reputation for importing furniture that combines Indonesian craftsmanship with the sleek minimalism of Scandinavian design. The idea for his Tauranga-based business, Kayu Studio, was ignited in the middle of the Covid pandemic, when James was stuck in a hotel.
“I’d been renovating houses in Bali and sourcing furniture,” he recalls, “and I thought, ‘Why not bring some back to New Zealand?’ At first, we brought in typical Balinese pieces, but I knew there was more out there, so I ventured into Java, where the real craftsmanship thrives.”
Java, James elaborates, soon became the heart of Kayu’s operations. The region’s renowned factories and artisans offered a treasure trove of beautifully crafted furniture. James’s strategy was clear: ensure the highest quality control before shipping products to New Zealand.
“We set up a warehouse with a dedicated team for quality control, packing and admin. Everything is thoroughly checked before it’s shipped, minimising the need for post-arrival adjustments.”
‘Kayu’ means wood in Indonesian, explains James. “It’s a simple, easy-to-remember name that reflects our primary material and ethos.”
This branding is just one aspect of the company’s identity, meticulously shaped with the help of creative director, Ben Parry, who manages everything from digital assets to marketing strategies. Kayu’s product range is an elegant mix of custom-designed pieces and curated selections
from Indonesian artisans. “About half of our items are our own designs,” James notes. “We also modify traditional pieces to suit modern tastes, such as our Nala stool or the Casa chair. It’s about balancing innovation with a classic appeal.”
James is keenly aware of the need to tailor products to New Zealand’s design sensibilities. “We’ve learned pieces suited to lush, tropical aesthetics don’t always translate well. It’s important to visualise how a piece will look in a New Zealand home.”
This keen understanding of market needs has positioned Kayu as a favourite among new homeowners and design professionals alike. “We’re not high-end but we’re not low-end either,” James says. This approach has seen significant success with products such as their reclaimed teak benches and distinctive pendant lights, which have become bestsellers.
Kayu’s retail presence is strategically balanced between physical and online spaces, James explains. “People like to see and touch furniture before they buy, so our physical stores are crucial. But online visibility is equally important.”
Beyond the business, James’s lifestyle is a blend of work and leisure. He travels between his hometown of Tauranga, the base in Java and the home he shares with his Danish partner in Bali’s Canggu – a picturesque locale renowned for its surf-friendly beaches.

For one, they had to build within a prescribed zone due to slope stability outside it, and they couldn’t encroach on land providing view shafts for others. Given the clients wanted to capture vistas towards Mount Maunganui and the Tauranga Harbour entrance – and the best viewpoints had been ruled out – the team had to get creative. And they did.

The owners of this house were looking to buy elsewhere to cater for their growing family. In the end, the pull of their neighbourhood was too strong, so they decided to stay and renovate. Gardening matters
Go slow
The hottest gardening movement right now is slow gardening. It’s about ditching the power tools, smelling the roses and taking time and pleasure in everyday garden tasks.
The mere acts of weeding and clipping can induce a Zen-like calm – if approached the right way. Using your hands and hand tools means getting up close and personal with plants and thus a more intimate knowledge of them, of their health and that of the wider ecosystem.
Instead of a noisy leaf blower, it’s the satisfying swish of a birch broom; instead of nasty weedkillers, it’s the thrill of a gloved hand, pulling out a weed and observing the tiny organisms and insects at its roots scatter for cover.
Slow gardening is about observing and respecting the seasons, acknowledging and taking pleasure in the timely cycles of life. It’s not about making gardening harder but making it more enjoyable, interesting and rewarding. It can be about incidental exercise. Using short-handled tools necessitates much squatting and kneeling, which along with the ability to easily get up and down, is an invaluable asset to retain all one’s life.

Bathing garden was covered in plants. The vibe is green: lush foliage dusted with sprinklings – and sometimes clouds – of purples, white and pale lemon of the irises, wild strawberry, thalictrum, aquilegia, ferns and creeping geranium.
Some gardens, such as the urban Octavia Hill garden, added in some very pretty muddier yellows and browns. In others, blooms were almost entirely absent; the differing shapes, sizes and shades of green foliage sometimes combined with water creating luxuriously lush and languid oases.

Amaranthus ‘Hot Biscuits’, a fabulous plant with tall (up to 1.5-metre) plumes in coppery, chestnut, coffee and russet shades, that blooms all summer and into autumn. This easy-to-grow annual looks gorgeous among ornamental grasses and with deep-purple or red flowers. We’re thinking the likes of Salvia patens (gentian sage) and Rudbeckia ‘Cherry Brandy’. Combinations made in heaven.
Five a day
The easiest, most productive, least problematic, insect and disease-free, all-time useful vegetables to grow in a sunny spot in the garden or in containers are: tomatoes (plant in spring, stake, nip out laterals); courgettes (plant at least two in spring); lettuce (plant all year round but out of midday summer sun); silverbeet (plant all year round just about anywhere); and potatoes (plant in mounds in early spring).

Should you have only one tool, let it be the Japanese short-handled, crane-necked sickle, popularly known in New Zealand as a Niwashi, although that is actually a brand name. Traditionally used in its homeland, Japan, for weeding, it can also chop, dig, slash, cultivate, dibble, scrape, cut, mound, measure, drill… Invaluable.
Plum job
If you were ever in that highly unenviable and unlikely position of being able to plant only one tree, high up the list might be a wellshaped plum to provide gorgeous frothy spring blossom, delicious juicy summer fruit, beautiful flaming autumn colour and stark architectural winter form.
