Welcome
to the Registered Master Builders House of the Year 2023 magazine for the Bay of Plenty & Central Plateau Region
Building a house is about much more than timber, brick, steel and concrete. It’s about realising a dream. The annual Master Builders House of the Year competition is a chance to see how members’ planning, skills and hard yakka have transformed homeowners’ visions into reality. This year’s House of the Year judges were blown away by the standard of craftsmanship in both new builds and renovations. We hope you enjoy exploring the homes in your region and are inspired by the skills on display. Perhaps you’ll be starting planning your own dream project.
The results go live on July 22 at www.houseoftheyear.co.nz

LEAPS
bounds AND
A Mt Maunganui interior designer is creating spectacular homes that are all about the details.
Sometimes, it takes a leap of faith for magic to happen. In 2013, when Kathrine McDonald decided to leave teaching to follow a passion for interior design, she felt like she was stepping off a cliff. She found the change so daunting it took her three months to begin the first module of her interior design degree.
“I was such a chicken. But I knew it would start a new chapter for me as I’d been teaching for 10 years, and I was frightened of the change,” Kathrine says. Since making that initial mouse click, she’s never looked back. In eight years, her business, Kathrine McDonald Design, has earned a reputation for fabulous kitchens and considered home designs, and in 2022 Kathrine worked on 28 projects nationwide.
Although that early hesitancy is well behind her, it helps Kathrine relate to clients who are slow off the starting
block. “Design sometimes comes down to confidence, and that’s where I come in; I help clients with all the details when they are overwhelmed. Interior design is a personal and emotional process, and I am forever humbled by clients’ trust in my vision and direction.
“Design is a team effort. I work with the architect and contractors to achieve the best results for clients using speed, efficient communication and good problemsolving,” she says.

Supply issues or plan changes might occur on builds from time to time. But the best outcomes happen when homeowners consult her in the early planning stages, she says. Kathrine’s design process focuses on the home’s floor plan and functionality and will often feed back directly to the architect.
“When I look at a plan for the first time, I’ll ask clients many questions. For example, I’ll ask about things like window treatments. Do they want curtains or roller blinds? And if they say curtains, I might notice on the plan that there’s not enough wall space allocated, and the plans might need to be revised.”
Although born in Northland, Kathrine has lived in Mt Maunganui since 1997, moving to the Tauranga seaside suburb for its blend of beach and city life. Her design work leads her to locations such as Waihī Beach, Ohiwa and Taupō on projects including holiday homes, commercial fit-outs on wellness and hospitality businesses, and forever homes.
“There’s always something going on in the Bay of Plenty and it’s an area that attracts all sorts of people and businesses,” she says.
Kathrine says a signature of her work is the use of render and wall treatments, specifically Forcrete and
Marmorino, in commercial and residential projects. “Wall finishes are awesome and versatile. We’ve used them as a wall treatment, in bathrooms on splashbacks, and even wrapped them around extractor fans. They create texture, soft edges and curves, and are just a different way to give depth without being shouty,” she says.
When suggesting tips for homeowners considering new projects, Kathrine says it helps them to ponder the big picture and the details simultaneously.
“Think about what the focal point of each room will be, but also drill down on the whole interior scheme and design — or the feeling you would like to convey,” she says. “Spatial planning is key — doorways are also a major focus for me as I think about how these work with the materials and finishes on walls. I also consider interior door heights in relation to studs. Focusing on sight-lines from one space to another and how the room will function is also important. I am constantly trying to conceal TVs, microwaves and toilets, so they are not the focal point.”

the flow GO WITH
Homes are becoming multi-taskers as flexible work arrangements mean rooms now have many functions.
For many years an open-plan concept was an interior design must-have for creating warm, welcoming and social homes. But the pandemic changed everything. Anyone who has tried to work from home while putting up with the noise of other family members on separate video calls will testify to the benefits of having pockets of quiet around the house. Enter the age of Open Plan 2.0, where modern floor plans are incorporating study zones and breakaway spaces that help everyone
stay productive. To keep flexible spaces like these looking cohesive, tie the rooms together through colour and flooring. In this show home by Fraemohs Homes, a recessed wall creates a separate study zone, but the warm timber tones of the Godfrey Hirst Polaris flooring from Gerrand Floorings connects the nook to the rest of the room. The timber theme is repeated three times, on the floor, in the cabinetry and on the ceiling, creating a balanced look.

TIPS
PLAN FOR SUCCESS
It is no secret that Kiwis love their houses and building your own home is a dream for many of us. Building (or renovating) is a big deal and can feel daunting – good planning, preparation and communication are the key ingredients to a rewarding and successful building experience.
Planning is essential
Working with the right builder is key. An accomplished builder will guide you through the design, consenting, construction and approvals stages, then build your dream home. Make sure you choose a builder you want to work with, and who has completed similar projects to yours. Speak with their previous clients and, if you have doubts, wait until you find the right person. A Master Builder will streamline the process, as each has been vetted and receives ongoing support and industry training.
Communication is everything Maintaining concise, consistent communication with a builder is vital. Set clear expectations around timing and budget and be honest about your needs and limits. This ensures both parties can flag any concerns. Building requires bringing together diverse skills and resources. Ask builders about their relationships with trade partners – a Master Builder understands the importance of effective communication and relationships.
Contracts and legal advice
Get everything in writing and review your contract with a lawyer. Be realistic – if you receive a price that looks too good to be true, it probably is. Ensure your builder understands the market conditions and can discuss them with you. Most contracts have a clause for price fluctuations – discuss this with your builder and ensure you understand the risks. Be wary of fixed-price contracts as you may pay too much contingency. Conversely, too little contingency can create an even greater risk. Discuss a payment schedule with your builder to ensure you are not paying too much in advance and you have a fair allocation of risk.
Master Build 10-Year Guarantee
While most builds go smoothly, it pays to have protection. The Master Build 10-year Guarantee provides the best protection on the market and a process for resolving any issues in your building journey.
By following these steps you will have everything in place to make your dream home a reality.
For more helpful advice and to find a Master Builder, visit masterbuilder.org.nz
With all the right steps in place, turning your residential dream into reality presents an exciting prospect and many rich rewards.

BACK TO
nature
Create
There have been many studies over the years about the mood-enhancing benefits of being in nature. Psychologist Erich Fromm coined the term ‘biophilic response’ back in the 1970s to explain the idea that humans need to feel connected to nature in order to feel a sense of contentment, and it’s a principle that has influenced the design world ever since. With growing awareness of mental health and wellness since the pandemic, it’s not surprising that nature-inspired biophilic design is making a strong return in interior design and architecture. Natural materials such as wood, stone, clay and wool are being used to create calming spaces. On a colour level, warm whites and sandy beiges, close to those found in nature, are replacing cool-toned artificial whites that featured in architecture from the early 2000s. Team these new neutrals with feature walls, furnishings and accent linen in earth-toned rusts, walnut browns, ochres, deep ocean blues and canopy greens to create soothing colour palettes. Add further texture with house plants, furniture and decor that celebrate the beautiful imperfections of nature, such as the coarse texture of rock, the knots and wood grain of timber and the rough fibre of wool.

PLAY time
Embrace your inner child with this youthful take on the maximalism trend.
After a few years of pandemic disruption, the interior design world just wants to have fun. The lockdowns resulted in many of us working from home and quickly becoming sick of the sight of four white walls. Afterwards, a design trend featuring colourful spaces emerged, engendering a sense of joy and wonder. Even if you still work from home, spaces can adopt this ‘work less play more’ style with a few decor changes. Think candy-coloured feature walls, neon homewares, graphic patterns, mixed materials and curved furniture. Social spaces such as living rooms are a good place to start with this trend, or pack your bedroom with personality. If you’re layering patterns, choose prints from the same colour family and mix up the scale to bring the look together.

Beside the seaside
For rooms like bedrooms where relaxation is key, you can’t go past grey-toned coastal blues like Resene Forecast, Resene Breathless and Resene Duck Egg Blue. These trending hues are also worth considering for outdoor areas as an alternative to white weatherboards..

Take a modern approach to maximalism with vibrant designs from the Resene Wallpaper Collection. For this more-is-more look, pair jazzy prints with bold-coloured furniture and patterned cushions or curtains. If space allows, try a mural from the Resene Wallpaper Collection to amp up the drama.
TACTILE BEAUTY
Textured walls that mimic the rough imperfections of natural limestone, mudbrick or adobe will create softness and depth in your home. Create this look with textured Resene wallpapers, Resene Sandtex Mediterranean or by blending two paint colours using Resene FX Paint Effects medium.

COMFORT zone
The latest colour and decorating trends put wellbeing centre stage. From calming colours to botanical wallpapers, add layers of happiness to your home with Resene.
The past few years have been challenging, but one upshot of the difficulties of the pandemic is a growing awareness of wellness and mental health. Lockdowns highlighted how much our homes can affect the way we feel and as a result the latest design trends have moved away from the stark minimalism that dominated the early 2000s. Designs that bring vitality through colour, texture and patterns are trending and Resene paints and wallpapers are with you all the way.
A new leaf
Much like a walk in nature can soothe the soul, bringing the outdoors inside is a way to uplift an interior. From plush palms to feathery ferns, there are many nature-inspired designs in the Resene Wallpaper Collection that will add a touch of greenery to your home. Resene Wallpaper Collection 291406 is a Japandi-style bamboo design which pairs well with green-based whites such as Resene Rice Cake and flooring or shelving stained with Resene Touch Wood.

Travel is as much about the journey as it is the destination, and the same can apply to decorating. Expressing your artistic side through Resene paints or wood stains can be as enjoyable and relaxing as the room you are creating.
New neutrals
Move over grey. Warm whites are leading the way in neutral interiors. These creamy tones add a touch of comforting luxury, especially when paired with shiny accents in Resene FX Pearl Shimmer or Resene FX Metallic paints.
Wall in Resene Half Blanc, flooring in Resene Eighth Blanc, plinth in Resene Eighth Blanc and Resene Double Blanc, DIY artwork in Resene Eighth Blanc and Resene FX Pearl Shimmer. Coffee table from Soren Liv, chair and rug from Danske Møbler, lamp from Lightingplus.
This watercolour wall was created by blending Resene Colorwood wood stains in Resene Skywater, Resene Riverstone, Resene Silvered Grey and Resene Whitewash. Rattan cabinet in Resene New Denim Blue. Couch from Nood, cushions from Farmers.
GO WITH THE GRAIN
For a modern home exterior that complements the landscape, consider timber cladding stained with Resene Woodsman. Resene Woodsman protects timber from the elements while also showcasing its natural beauty by allowing the wood grain to show through.
Walls in Resene Beethoven, flooring and bench in Resene Thorndon Cream. Mattress and artwork from Father Rabbit. Bolster cushion from Sunday Store.
Warm but calm
Earth colours such as burnt oranges and rust tones are trending right now, but these high-energy colours are sometimes not suited for areas designed for relaxation. For a softer alternative, try a warm apricot such as Resene Beethoven or a dusty blush like Resene Awaken.
Visit your local Resene ColorShop for colour and paint ideas and inspiration. Or, book a Resene Colour Consultation, in store, virtual or at your home, www.resene.co.nz/colourconsult Colours are as close as printing process allows. Always view Resene testpots or colour charts before making your final choices.

smart
Make an entrance with these front-of-house ideas for exterior colours, doors and, inside the home, hallways and mudrooms.
So often our homes are designed with a ‘business at the front, party at the back’ philosophy, with social spaces such as decks and patios at the back of the house, leaving the street-facing spaces feeling a little lifeless. This is one of the reasons exterior and front-of-house renovations are currently trending on social media platforms like Pinterest as homeowners look for ways to inject personality into their entrances and exteriors. Small changes that will take less than a day but will make a world of difference are adding a new doormat and painting your door a colourful hue. If you want to go big, there are now more options for weatherboard and house exterior colours in warm neutrals, soothing greens and blues and timber cladding stained in modern blacks and — the latest hues — earthy browns. Inside the home, the areas near the entrance can be a magnet for clutter so organisation is key. Create welcoming mudrooms and halls with hooks for hanging coats and bags; console tables; storage cubbies; and benches so you can sit to tie your shoelaces. Bring in further comforting touches by adding colour to the walls or ceiling (yes, the ceiling!) and texture through rugs and wall hangings.

Treasure trove
Just a few steps away from a beach-front reserve is a house with secrets. From its bold, unfussy form and flat timber faces, you have little idea of what lies within, but when you open the front door it becomes clear this is no ordinary home. For one, it has a bridge. This links the upstairs living and bedroom spaces, and has timber bannisters on one side and glass balustrades on the other. There are no walls — just voids, and windows with views.

It’s not the only hidden treasure here. You’ll also find sheltered notches in the floorplan, one with a spa pool and shower for rinsing off; decks on both floors; a study tucked behind a sliding door; and a lift. Wherever you look, the line between indoors and out is artfully blurred. At 342sqm, and with four bedrooms, two bathrooms and two living rooms, the house is roomy. The feeling of space is heightened by the grand voids and outlook.
From the top storey, the owners can see a blanket of green running down to sand and surf, while screens of vertical timber protect their privacy.
The primary living area, with kitchen, dining and lounge, is a study in natural finishes enhanced with features. The kitchen island, for instance, has an extension that seats casual diners or those catching up over coffee or wine. For more of this house go to houseoftheyear.co.nz

Family matters
Creating this sprawling modern-day manor was no easy feat. Thousands of cubic metres of soil needed to be shifted, extensive retaining work had to be carried out, and multiple covenants satisfied. Not that you’d know it — the 518sqm five-bedroom beauty hunkering down on its large suburban site looks like it truly belongs here.
Family life was the number one driver of the design. As a result, the Hinuera split-stone house with hardwood trusses and lintels has multiple play spaces, several living areas, children’s playrooms and a large loft. It’s also necessarily practical. The beautifully finished flooring and oak cabinetry are as hard-wearing as they are handsome.
There’s also plenty of places outside for a growing family: a generous covered outdoor living area with a fireplace, secluded courtyards and a great apron of lawn that’s ideal for backyard cricket.
The grown-ups in the family haven’t been overlooked, though. Far from it. You’ll find a number of formal and casual dining and relaxing spaces, a custom-built oak bar, an opulent main-bedroom suite and a triple garage.
Sustainability was also key here. Leftover stone, sourced from just 47km away, went to a neighbour, and the house has its own grey-water treatment plant and rain storage. For more of this house go to houseoftheyear.co.nz

This smart concrete and charred-timber home is a commanding presence in its beachy neighbourhood. You can’t help but notice the strong lines and solidity tempered with natural colours reminiscent of the environment, and occasional fun touches such as a tangerine-coloured letterbox.
The bold yet playful style doesn’t stop at the front door. Step inside this three-bedroom home and you’ll find airy streamlined spaces punctuated with vivid colours. Rich blue kitchen cabinetry and fire-surround feature wall are cases in point. The house, with bedrooms on the ground floor and living upstairs, was built for retirees and as a
result future-proofing has been factored in. A lift ensures easy long-term access between floors.
The house enjoys a lovely coastal outlook from its balconies, but the views inside aren’t bad either thanks to beautiful timber floors and stairs, grained concrete walls and a built-in fireplace. There is nothing here that hasn’t been thought through. You’ll also find solid fencing, an electric entrance, water storage and solar heating.
Perhaps the biggest plus, however, is the use of quality enduring materials that will ensure the home’s longevity and preserve its good looks for decades to come. For more of this house go to houseoftheyear.co.nz

The four-bedroom, three-bathroom home, clad in marine-hardy timbers, never overshadows its environs, however. It’s been skilfully built to make the most of the views without distracting from them. It’s a theme that continues inside, where the palette is natural and muted, and the finishing touches, such as the kitchen’s panelled walls and cabinetry and the tiled bathrooms are in keeping with the ambience. Luxurious? Yes. Obvious? Certainly not. The house also has two living rooms, one with a fire for cosy nights in. If, however, the residents want to dine outside and there’s an onshore wind, they can retreat to a tucked-away patio festooned with fairy lights. It’s one of the few places where the sea isn’t front and centre. Living spaces and bedrooms enjoy a marine outlook, and even the main-bedroom ensuite has a bath with a view. American dream
Cape Cod has left the coast and moved to the lake. This impressive new build has all the charm and features of the north-eastern US house style — pitched roof, shingles, copper accents and light, airy interior decor — but it sits in a lakeside neighbourhood near Rotorua. The owners had always loved the style, so when they had to call time on the house they’d lived in for more than
20 years and demolish it, everything Cape Cod was at the top of their wish-list. The lake-front site demanded something special, and that’s what has been delivered.
The 368sqm architectural home features a large open-plan living, dining and kitchen area, four bedrooms and two bathrooms. Decks spill from the communal spaces making the most of the tranquil surrounds and lake vistas. The sumptuous yet relaxed interior with off-white timber joinery and large picture windows fits beautifully with the clients’ brief.
While the home had to exude charm, it also needed to be future-proofed, entailing top-end design and the all modern comforts. This was, after all, more than a house; it was legacy for future generations. As a result, there is plenty of room for visiting grandchildren and extended family, and provision for a lift to be installed. For more of this house go to houseoftheyear.co.nz

The large entryway is concealed behind cedar battens to provide a level of privacy and focus. Exterior materials are brought inwards with large sliding doors separating the bedrooms from the living areas, which are contrasted by cedar interior walls. The upper level contains an apartment which is accessed via a cedar batten bridge, carrying through features from the main entrance creating continuity of style.
The main bedroom captures views of Western Bays while expansive windows throughout the living and dining areas take in the evolving vista and seasonal changes.

Drive for perfection
With stunning views of the 10th fairway and beyond, this piece of land deserved a house that celebrated its special landscape. Landmark Homes pulled off a masterstroke with this home, which takes in great sweeps of scenery from the Jack Nicklaus Signature Kinloch Golf Course to Lake Taupō and Mt Ruapehu. It nailed the brief to a tee. The 278sqm three-bedroom, three-bathroom house is also a landmark in its own right. The open-plan kitchen, living and dining room invites the scenery inside through over-height joinery, while natural decor lets the views do the talking. This space and the family room next door have sliders, and a whole corner of the house can be opened
without pillars. And if that’s not enough, the link to nature is further enhanced with a north-facing outdoor entertaining room featuring a louvred ceiling and outdoor fireplace. Tiles and cedar wall louvres echo the hues outside. While the interior reflects the natural, moody hues of the Central Plateau, you’ll also find tasteful contrasts — statement art, feature walls and a lightshade hovering over the dining table like a flying saucer. The main bedroom suite, with an ensuite and walk-in robe, is away from guest rooms, and the double garage has space for a boat — and plenty of sets of golf clubs, of course. Hello sunshine
Take one challenging corner site, add a clever design, put it in the hands of a talented building team, and what have you got? A recipe for success.
This 218sqm sun-trap built by Belco Homes has three bedrooms, two bathrooms and everything the clients were looking for: a relaxed lifestyle, options for easy entertaining, wall space for art and a low-maintenance exterior. All this despite a tricky platform that needed 4m sliced off before construction could begin. Everything had to be carried up the steep driveway by hand.
The exterior — copper-hued aluminium and concrete panels rendered in a plaster — is easy care and durable.
Solar panels have been positioned on the monopitch roof, and double-glazed windows and good insulation trap warmth. No Ōmokoroa sunshine is wasted here.
There’s no need to feel hemmed in, either, thanks to a soaring living-room ceiling and three outdoor living areas. A rendered plaster feature wall frames the fireplace, but there’s still plenty of wall space to exhibit the owner’s art.
Natural light pours in through skylights, full-height glazing and, in the garage, a plexiglass door. Rooms are flexible: the laundry doubles as a utility room and one bedroom becomes an office. This house has it all. For more of this house go to houseoftheyear.co.nz

Form and function
Striking, practical and just one street back from the beach, this two-storey architecturally designed timber and plaster home covers every base beautifully. There’s plenty of room for family time as well as quiet time in this 203sqm house spread over two floors. Downstairs you’ll find a generous organised laundry; two bedrooms; a double garage; and a tiled family bathroom with a freestanding bath, painted feature wall and striking pendant lighting.
Walk up warm-toned timber stairs and you’ll notice the monochrome theme of the exterior continues into the open-plan kitchen, dining and living room. The texture and moody stain of a timber feature wall is highlighted with
recessed LED strip lighting. A double-sided gas fireplace provides a stylish division between dining and living areas. Slide open doors and the room spills onto a covered balcony that captures all-day sun.
The main bedroom, also on this floor, has a walk-in robe and tiled ensuite with a walk-in shower, twin vanities and stylish black fixtures and fittings. An office-turned-nursery is next door. The powder room deviates from the neutral colour scheme elsewhere with floral wallpaper with a vivid blue background, and black herringbone tiles. This house really does have it all, including flair.

There’s much more to this Taupō home than initially meets the eye. Yes, the facade is attractive with Abodo timber and James Hardie Linea Oblique cladding anchoring the home to nature, but step inside and you’ll see serious design smarts and craftsmanship at play. The elegant entry is where two distinct pods converge and where the artist client can greet customers and display pieces. Then it’s only a step or two into her studio. Head left from the entry and you’re in the larger of the wings. It has an open-plan living, dining and kitchen space, raking ceiling and oversize sliders that open almost an entire wall to an outdoor area with timber soffits, fireplace
and views of the great, green outdoors. You’ll also find two bedrooms, a large bathroom and scullery.
As well as the studio, the right wing also has a garage, laundry and tranquil main bedroom suite with ensuite, walk-in wardrobe and covered patio with amazing views. This 235sqm home perfectly blends form, function and beauty, but it also tries to step lightly on the land. Excavation was kept to a minimum; insulation in the slab, walls and ceiling was maximised for warmth and energy-efficiency; and Abodo Vulcan, a sustainable, carbon-negative feature timber, was used. On the right wavelength
Here’s a house with seriously good connections. The four-bedroom, three-bathroom beauty enjoys breathtaking beach views and makes the most of its prime position with a swathe of decking and an outdoor room. The line between inside and out is beautifully blurred.
As much as this 310sqm Whakatāne house is a wonderful place for alfresco dining, entertaining and relaxing, it’s much more. Take the exterior. Black aluminium cladding, white joinery, glass balustrades and silver roofing combine for a contemporary beachy look.
Once inside, you’ll notice the same high quality, from the bold interior doors to the double garage with plenty
of storage space. The home also features an office and a dedicated sewing nook — plenty of space for work and play.
Sleek black kitchen cabinetry and bathrooms with large-format tiles are elegant; flourishes of bright blue in a kitchen splashback and front door add pizazz.
When winters set in and the owners retreat indoors, there is central heating to keep things cosy and comfy. Solar power makes it environmentally friendly.
This coastal property truly has it all: space, style, views of waves rolling in from the Pacific and, of course, those sublime connections to the great outdoors. For more of this house go to houseoftheyear.co.nz

A small site needn’t be a barrier to big style and this beach beauty proves the point. The two-storey house sits on a section that’s just 322sqm, but has everything the owners need, plus luxury extras such as a plunge pool.
It doesn’t hurt that the house, clad in vertical timber and plastered concrete panels, is just two blocks away from the white-sand beach and that the bedrooms enjoy glimpses of the region’s landmark peak, Mauao.

The 208sqm design makes best use of the space available. Relaxed communal downstairs living dovetails with decking, and the plywood-lined double garage has plenty of room for storing surfboards, bikes and other toys. Polished concrete floors are practical and beachy. Upstairs are the bedrooms, with the main suite encompassing a tiled ensuite, dressing room and a private balcony. Off the hall are two more bedrooms, a bathroom and study.
An important part of the brief was sustainability, as evidenced by waffle foundation, recycled plastic wall and ceiling insulation, and thermally modified cladding. Other features include solar power with battery storage, skylights for ventilation, a heat-pump hot-water cylinder and provision for an EV charger. If ever a house invited the great outdoors in, this is it. Large windows and sliders fill the interior with natural sunlight, and patios and expansive decks become natural extensions of the rooms. Clever architectural design and outstanding craftsmanship ensure the living is bright, breezy and beautiful.
The 248sqm Taupō house, configured as two linked pavilions, is instantly welcoming. Cedar feature walls in the entry are warm, textural and reinforce that natural link to the outdoors that’s such an important part of the house’s DNA. In the open-plan living area, high truss ceilings add to the sense of airiness, as do windows that
rise from the floor to almost the full height of the gable end. At the other end of the space you’ll find a sleek white kitchen and scullery with timber accents.
In the other pavilion are three bedrooms, including the main suite with ensuite and walk-in wardrobe. The fourth bedroom is in the link between the wings, along with the entry, office and family bathroom. Floor-to-ceiling marble tiling, custom vanities with engineered stone tops, pink basins and brass accents add luxury to the bathrooms. The exterior, in a neutral palette with more of that cedar, only adds to the natural appeal of this handsome home. For more of this house go to houseoftheyear.co.nz

The great all-rounder
With 360-degree views of the rolling Eastern Bay of Plenty landscape, the site deserved something special. This was top of mind for the clients who wanted two outdoor areas so they could enjoy the vistas from the great outdoors, no matter the weather.
This 150sqm custom-built home, consisting of two linked pavilions configured in an H-shape, delivers on its promise whichever way you look at it. Yes, vast decking flowing from the notches of the H provides wide views and shelter, but step inside and there are still strong connections to the landscape. Sliders and wide windows frame green outlooks from every room.
The smart design with dark coloured-steel cladding sits easily on the land, but because the site has slopes on all sides, the platform had to be specified by an engineer.
One pavilion is the living zone, a light, open-plan space that spills onto the deck. It has a smart monochrome kitchen with waterfall ends, and a laundry and bathroom with stylish black fixtures and fittings. The other has three bedrooms — including a main suite with walk-in-wardrobe and direct access to the deck with views of Putauaki Mt Edgecumbe — and a second bathroom. This value-formoney house hits every note. It’s an all-round triumph. For more of this house go to houseoftheyear.co.nz

Good natured
When an entire corner of a house opens up to scenery, sun and a swathe of decking, you know its connection to the land is special. The 141sqm house is a tranquil island in its green environment and, like all top builds, there’s no hint of the complexities involved and craftsmanship required to make it appear so naturally at home.
Stroud Homes was faced with a challenging sloping section, a specific brief and a fixed budget. The owners wanted three large bedrooms, an office for working from home and an open-plan kitchen, dining and living zone that extended to an outdoor entertainment area. An existing plan was modified; the hard part was making the
floorplan work on the tricky site and within the budget. Mission accomplished. Timber piles allowed for a raised platform that allows the owners to look up the tree-lined driveway. The view the other way is pretty good, too. Head down the drive and you’ll see the ply-clad masterpiece. The front facade and entry were always going to be the stars of the show — a gable-end roofline and clad post give a seamless look. Step inside, and there’s no shortage of wow-factor. The monochrome kitchen has a scullery and tiled splashback; the bathroom has a standalone bath, and framed works of art created by nature are everywhere. H is for
The homeowners had their hearts set on a quality yet affordable family home, and didn’t want to be limited to a basic rectangle shape. The result is anything but standard. It is a dark, handsome H-shaped house with three bedrooms, two bathrooms, a media room, double garage and more. It ticks every box.
Sun streams into the living space through skylights and large windows, illuminating a stylish monochrome kitchen, an open-plan dining and lounge, and separate media room. Raked ceilings, built with scissor trusses rather than beams and trusses to save costs, provide a sense of volume and airiness. At first glance, the kitchen looks
compact, but it connects to a 3m-long scullery so the cook can keep appliances and dishes tucked out of sight. Details such as panelled walls in the media room and entry, and sliding barn-style doors, elevate the 216sqm house into something out of the ordinary.
Special touches go beyond the interior. With a beautiful site within reach of Lake Taupō, the owners also wanted outdoor entertaining zones that made the most of the special environment. A patio and a portico with a fireplace allow the residents to socialise, dine and relax outdoors, whatever the weather throws at them. Bliss. For more of this house go to houseoftheyear.co.nz

Pure and simple
In this house, simplicity and sophistication go hand in hand. Strong, clean lines meet uncluttered classic design and the result is instant street appeal. You’ll never go wrong with painted brick, grooved cladding, and a 30-degree roof-pitch.
A double-door entry sets the tone for the interior of the cleverly designed H-shaped home. Veer right and you’re in the open-plan living. A covered outdoor entertaining area flows from the living room. Relax on the outdoor furniture or invite friends over and fire up the barbecue. Open sliding doors at the end of the dining room and you’re into the family room. Close them and you can curl
up and enjoy quiet me time, or a movie on a rainy day. Turn left from entry and you’re in the bedroom wing. The spacious main bedroom has a walk-in wardrobe with plenty of storage, as well as a spacious ensuite. In the latter, there’s an elegant room-width level-entry shower reminiscent of one you’d find in a resort. You’ll also find a good-sized family bathroom and three more bedrooms, all of which have built-in wardrobes, in the 205sqm house. Wall and ceiling insulation was extended to include the double garage and its door, which helps keeps warmth inside. This house is streamlined, refined and cosy, too. Double feature
This handsome two-level duplex is made for laidback lakeside holidays. It’s spacious – with three bedrooms and 2.5 bathrooms – and has a lift, which makes it appealing to people of every age and with every level of mobility. The 224sqm duplex, a near mirror-image of its neighbour, is also designed to be hard-wearing and low-maintenance — ideal for a holiday rental.
That’s not to say the house lacks luxe touches. Far from it. A vaulted 2.9m ceiling imbues the duplex with a sense of space, and oversized sliding doors frame the green outlook. They also provide direct access to a patio and balcony. The white-on-white kitchen with scullery, the
heart of the home, is inviting to any home chef. A neutral palette with grey-washed flooring and breezy linen curtains keeps with the high-end yet relaxed theme.
Downstairs, you’ll find two double bedrooms, a lounge and large family bathroom. Take the stairs or lift to the top level and the light, airy, open-plan living, dining and kitchen zone unfolds. Also on this floor are the beautiful main bedroom with ensuite, and a powder room.
This house is warm, too. Maximum insulation in the slab, walls and ceiling and an inbuilt fire keep things toasty in chilly Central Plateau winters. Taupō, here we come. For more of this house go to houseoftheyear.co.nz

Have the protection of New Zealand’s leading Guarantee
The Master Build 10-year Guarantee provides homeowners with the best peace of mind that exists in the market. Whether you are building a house or doing a significant renovation –it makes sense to protect your investment.
While the vast majority of building projects go through smoothly, we all recognise that sometimes things can go wrong. The Guarantee provides a process to get a resolution during an emotional and stressful time.
The Master Build 10-Year Guarantee is one of the only products in New Zealand to provide cover if your builder is no longer in business. It is increasingly being requested by name by homeowners and most mortgage lenders. And at less than 1% of the build cost, it makes good sense.
The Master Build 10-year Guarantee provides the most comprehensive cover in the market, including cover for loss of deposit and non-completion. It also provides cover for structural defects, workmanship, and materials. The role of the Guarantee is to support you to get your home finished if your builder cannot or will not complete it.
Our Guarantee provides much greater protection than both the Consumer Guarantees Act and the Building Act. Maybe most importantly, these Acts provide no financial support if your builder goes out of business.
Last year we asked nearly 1,500 customers what they thought of the Guarantee and 83% stated their Master Build Guarantee brought them peace of mind, and 71% would recommend it to someone they knew.
When you choose a Master Builder, you are choosing quality. The Master Build 10 Year Guarantee is a key part of the quality mark. It can only be offered by a Master Builder, because we have undertaken rigorous financial and quality checks.
Building a Better New Zealand ADVERTORIAL
The Master Build 10 Year Guarantee has protected more than 216,000 homes over the past 30 years
How does a guarantee work?
A Master Build Guarantee is a warranty product and includes insolvency protection. It is not an insurance policy.
With an insurance product, the relationship is traditionally between the consumer and the insurer. With a 10-Year Master Build Guarantee there are three parties involved –the consumer, their builder, and Master Build Services. In general, a guarantee or warranty provides assurance that something will be fixed if it goes wrong, whereas insurance provides an offer of compensation for loss. The vast majority of claims under the Guarantee are settled with the builder returning to site to address the issues. This is always our first course of action.
You are covered for:
Loss of Deposit and Non-Completion
Workmanship and Materials
Structural Defects
Temporary Accommodation
While you’re still building our Guarantee protects your deposit and covers you for non-completion and remedial work (you can choose to opt out of this cover).
Your project is covered for defects in workmanship and materials for two years after your building work is completed.
You’re protected for any structural defects including weathertightness issues (rot and fungal decay) for 10 years from the date your Guarantee is accepted.
If your home is unable to be lived in after it has been completed as a result of the damage in your claim, you will be covered for costs and expenses relating to removal, storage and alternative accommodation to a maximum value of $10,000.
masterbuilder.org.nz
The Guarantee does not cover contractual disputes. Master Builders provides a free disputes resolution service to help resolve these issues.
Show business
The job of a show home is to display what’s possible, and in the case of this smart 268sqm Taupō house, it’s a lot. Four bedrooms, three bathrooms, gorgeous views and evidence of attention to detail wherever you turn —you will find everything they want here, plus more.
On the ground floor, the open-plan kitchen, dining and living area in neutral moody tones spills into a covered outdoor dining and entertaining room. This in turn flows to a sun-soaked patio with a locally made fireplace. These showstoppers mean that whatever the weather, alfresco meals are on the menu. The kitchen is a study in tasteful slate grey, with details such as occasional open
shelving, a scullery and a kitchen island. The lounge has a vertical feature timber wall with an elegant inbuilt fire, adding to the cosy ambience.
Up the carpeted stairs are three bedrooms, including the elegant main suite with views to the lake and sunsets over Acacia Bay. A tiled ensuite with LED strip lighting is luxurious while also functional. The open study is bathed in morning sun and enjoys vistas of Mt Tauhara.
The exterior cladding is also all about the detail, with the striking combination of BGC Stratum vertical cladding, brick veneer and cedar creating street appeal. For more of this house go to houseoftheyear.co.nz

Designed with the perfect blend of open-plan living and spaces for personal retreat, this extraordinary Taupō residence is sure to captivate.
This 220sqm show home marries contemporary design with neutral tones, creating a harmonious atmosphere that feels both familiar and comfortable.
The private havens of this home are situated at opposite ends and are thoughtfully arranged along the uprights of the H-shaped layout. In the first wing, two spacious, secluded rooms await, accompanied by family spaces, a bathroom, and a separate toilet. Meanwhile, the other wing boasts a double garage,
laundry room and office. But the headline act is the main bedroom, a tranquil sanctuary which features a dressing room and an ensuite with luxurious gold fittings, a sleek navy basin, and striking black-framed glass doors. The central link brings you to the heart of the living area. Here, you'll find an inviting space that seamlessly opens onto a sheltered patio — alfresco dining and entertaining beckon. The kitchen, a stylishly pared-back showstopper, serves as the elegant centrepiece of the home. The overall aesthetic, both inside and out, exudes a timeless charm.

Off to a flying start
Here’s a show home that stands out for all the right reasons. Two distinct wings with roof-lines reminiscent of a bird in flight command immediate attention. It’s fitting, given the house is in a beachy neighbourhood with seabirds nearby. Concrete panel cladding and metal roofing are no-fuss and elegant.
There’s more good news: the 244sqm four-bedroom Papamoa house is just as impressive inside. Open the front door and the first thing you notice is the natural light. Sunshine floods in through windows, sliders and skylights, focusing the gaze on the relaxed yet stylish interior. This is how to do bright and breezy.

Value, Variety, Service. Trusted solutions for your home
The kitchen anchors the open-plan living space, which opens out to decking and into a separate lounge with a sage-green feature wall and a study tucked behind a sliding barn-style door. In this house, it’s easy to have family time as well as quiet time.
Four good-sized bedrooms include a main suite with all the extras — a walk-in robe, ensuite with tiles in subtle green, and sliders that open onto a patio.
Another tiled bathroom, this one with a standalone bath and long timber-look vanity; double garage; and separate laundry complete the picture.

Kick back and relax
If coming home to a resort-style home with a retreat-like vibe is what you’ve always dreamed of, this Cambridge show home is for you. Think open sun-filled spaces, easy indoor-outdoor flow and a feeling that encourages residents to fling open the doors, pour a drink and relax. It doesn’t hurt that the 220sqm three-bedroom home is in a Papamoa suburb called Palm Springs.
For all of its ambience, this house is also supremely practical. The main-bedroom suite, with a walk-in robe and ensuite, is on the ground floor alongside the living areas and the kitchen with scullery. This offers residents a single-level living option, leaving upstairs bedrooms
for family and guests. The generous landing effectively creates another living space. Clever. The design is also relatively compact, making it suitable for smaller sites.
Craftsmanship is another hallmark of the house — you’ll see it everywhere, from the American oak balustrades to the engineered timber flooring. An outdoor entertaining room, accessed through wide sliders, is perfect for today’s relaxed lifestyles. Patios around the property give residents more options for relaxing and alfresco dining, and classic weatherboards settle the house into its neighbourhood. Divine dark showstopper
With its strong lines, linked twin pavilions and dark timber cladding, this show home demands attention. There’s more than street presence to this four-bedroom, two-bathroom house, however. Inside, you’ll find a world of comfort, laidback living and style.
For a start, the 257sqm home is positioned to make the most of the section and sun. As you step inside, dark timber feature walls that echo the hues of the exterior, create a lasting first impression.
So do seamless connections between indoors and out. A deck flows from the dining room, making the most of the recess in the design, and a portico links the family and
media rooms. These are sheltered, private and ideal for outdoor relaxing and entertaining.
The large, all-dark kitchen with slate-grey benchtops and black barn-style sliding door dovetails beautifully with the other inky features of the house. These are offset with white walls and cleverly positioned skylights.
The three bedrooms include an impressive main suite with a walk-in wardrobe and ensuite. You’ll also find an office, double garage, separate laundry and plenty of open-plan space in the streamlined black beauty designed with family living in mind. For more of this house go to houseoftheyear.co.nz

Best of both worlds
Behind a simple facade of plaster and timber is another world. It’s a place inspired by mid-century design and delivered with a subtle Palms Springs aesthetic. A planted atrium at the centre of the 233sqm show home is proof that the California desert style is right at home in coastal Bay of Plenty.
There are more treats in store: exterior curves continue indoors to impressive effect. Sweeps of vertical timber have been finished with precisely aligned copper nail heads. In fact, there’s evidence of craftsmanship everywhere in the three-bedroom, two-bathroom home. Thorne Group wanted to craft a house that was
practical, easy-living and environmentally conscious, while reflecting its coastal locale. They’ve achieved these goals, and then some. Natural materials such as limestone benchtops, oak cabinetry, cedar, and flooring in cork, sisal and wool are on display. Oversized sliders can be opened to enjoy views of the neighbouring waterway. The covered patio, featuring a wood-fire and built-in barbecue, is a natural extension and enables year-round outdoor living. Low-E glass, high-spec foundation and wall insulation, and solar power with battery storage keep things warm in winter — and energy costs to a minimum. GIB SHOW HOME
Once you’re inside this impressive rusticated-cedar show home it might be hard to tear yourself away. There are many reasons for staying — front-row seats to the ebb and flow of Tauranga Harbour, sheltered outdoor rooms in which to relax and enjoy the outlook, and a three-bedroom, three-bathroom home that exemplifies laidback luxury. It’s also a study in craftsmanship.
Every detail in the 252sqm house has been executed to perfection, which is exactly what’s required in a home constructed to showcase builders’ skills. It’s there in the way the hemlock ceilings knit perfectly with the bandsawn plywood walls, and it’s in the negative detailing that does away with the need for architraves and skirting. Timber is a recurring theme throughout the house. It’s seamless, and yet more evidence of the level of care here.
Downstairs are two bedrooms, a bathroom, double garage and lounge from which a sheltered deck flows. Take the stairs — or lift — to the upper level and what unfolds is an open-plan zone where the water views are front and centre. The unfussy kitchen has an island with seating. The main-bedroom suite that takes up about a third of the floor has all the luxe extras you’d expect in a home of this calibre.

Flow business
This is where street presence meets laidback luxe living. The 280sqm twin-gabled house with four bedrooms and two bathrooms is a showcase for skills, craftsmanship and how to make the most of a site.
The exterior of the show home has clean, strong lines and uses a mix of claddings, including aerated concrete panels and timber weatherboards. But the real magic is
revealed when you step through the secure entrance to find an atrium on one side and a covered alfresco area with outdoor fire on the other. As if that’s not enough, there’s another covered outdoor area off the designer kitchen. The indoor-outdoor flow here is next-level.
Turn left from the tiled entry that has underfloor heating and you’ll come across the living zones, including two lounges, one of which has an in-built gas fire with feature-wall surround. In this wing there’s also the dreamy kitchen in green with timber accents and the scullery. The other wing is home to the bedrooms, including the main room with ensuite and walk-in-robe, bathrooms, toilet, separate laundry and double garage.

Bright new beginnings
This 35-year-old Tauranga house was renovated to create a lovely retirement lifestyle, but there is nothing retiring about the result. The craftsmanship and attention to detail in reconfiguring and future-proofing the threebedroom, two-bathroom property is there for all to see. Although the essence of the exterior with its painted shiplap and brick cladding was retained and refreshed, the dated arch at the entry was removed and replaced with a welcoming mirror-gloss door. Inside, walls were removed to maximise views and create sunny sanctuaries. The basement is now a retreat with ensuite and living area with Tiltaway bed — just the ticket for visiting friends
and family. Out went the old stairs and in came the ultimate in future-proofing – a lift with floor-to-ceiling mirrors and a glass door. Now, sea vistas can be enjoyed from the moment the owners arrive on the upper floor. So can the finesse on show in the open-plan kitchen, dining and living area. A timber feature wall hides storage and the office, a window seat is just the spot for watching cruise ships slide by, polished concrete floors lend raw beauty and stacker doors open to a new deck. A standout, and just one example of the vivid hues at play, is a fuchsiacoloured kitchen island. Here, finesse comes with flair. For more of this house go to houseoftheyear.co.nz

Supreme WOOD PRODUCTS
is proud to support Bay of Plenty & Central Plateau House of the Year 2023
Jonathan and Venus founded “Supreme Wood Products” in 2016 to bring high quality Siberian Larch for the best price to the New Zealand market. The business model is essentially to buy direct, without a middleman, and to deliver from the containerto-door. Now, we own part of a mill in Russia so we can monitor the quality directly and ensure the best quality timber is supplied continuously and efficiently.
Rode through tough times
We had to learn the hard way that the business practices in Russia are not the same as in New Zealand, and the Russian suppliers did not always share our enthusiasm for a high quality product. One key issue is that if the timber is not dried correctly then it will lead to major movement, cracking and splitting.
So we decided to set out and find suppliers who share our passion for a top quality professional attitude and attention to detail. The relationships we have formed with such suppliers is what has led to us having a good consistent supply of high quality timber.
Best Siberian Larch in New Zealand
Along with sourcing the best Siberian Larch and the largest trees we also adopted a thermal modification technology to give the timber stability. Our Siberian Larch is put through a double kilning process and raised temperature for 72 hours so that it will withstand the New Zealand climate better, and reduce movement, cupping and splitting dramatically.
While this does not change the look of the timber it improves the strength and durability.
Different from other modified timbers in the market, you do not need to pay an extortionate price for our Siberian Larch. In fact, it is priced lower than all major timber suppliers.
From logs, edged boards and treatment, we are now in full control of the process. In our opinion and experience, our Siberian Larch is the best quality and price in New Zealand.

Homestead with heart
Updating a beloved homestead comes with a lot of responsibility, especially when it has been in the hands of the same family for generations.
These owners didn’t need to worry. Urbo Homes has delivered a result that expertly introduces every modern comfort, while preserving the heart and soul of the treasured Rotorua farmhouse.
The owners decided to embark on the renovation and extension project for the benefit of the next generation. The brief: a seamless integration of the old and new, with all the mod cons. The 130sqm addition was designed with country comfort in mind and includes a large laundry, mudroom, gallery hallway, two bedrooms, a butler’s pantry and bathroom. You’d be hard pressed to discern where the old house ends and the extension begins. There’s a lot more to love in the two-bedroom house. Think customised joinery, a bespoke hand-forged front door knob and a wheel from the farm that’s been crafted into a light fitting. Decks and entertaining zones are designed for soaking up wide lake and countryside vistas. Underfloor heating is wood and diesel and runs the radiators, hot water cylinder, towel rails and drying rack.

Refurbished, refreshed and raring to go — this Tauranga home now represents modern living at its finest. The 1990s four-bedroom house has been comprehensively renovated with new cedar cladding, rendered walls, roofing, double-glazed joinery and, the ultimate in future-proofing for its owners, a lift. The project also involved reconfiguration of rooms to make the most of the 220sqm home’s space and its enviable elevated position looking out to the harbour.
On the ground floor are the garage and two bedrooms with a shared ensuite. Take the stairs — or the lift — upstairs and you arrive at a central landing in neutral
tones and illuminated by a large skylight. The open-plan kitchen, dining and living area arcs around an entire corner of the house. Plenty of windows, some of which are bifolds, capture widespread views and reinforce the connection to the sea. The airy, contemporary feel is enhanced with a two-toned designer kitchen with stone benchtops and two decks with glass balustrades.
The main bedroom lives up to the same high standards with a dressing room and tiled ensuite. On this level you’ll also find a tiled family bathroom, laundry and the fourth bedroom, which doubles as study. The future is bright. For more of this house go to houseoftheyear.co.nz

Return to splendour
The brief was simple: “Restore her to her former glory.” No wonder. With a stunning elevated site directly across the road from Lake Taupō and an excellent architectural pedigree, Lake Terrace Lodge was deserving of a top-notch renovation.

With an architectural pedigree, Lake Terrace Lodge was deserving of a topnotch reno.
The renovation involved introducing open-plan living into the 340sqm house, which enjoys sweeping lake and mountain views. It also had to comfortably accommodate large numbers of people — both extended family and those wanting short-term holiday rentals. One of the changes was converting the garage into a games room. It wasn’t all plain sailing. Along the way the project team encountered a series of major challenge: large
patches of rot, substandard building work from alterations over the years, and the discovery of asbestos. Add to that a shortage of materials and price increases, and this turned into one of the builders’ most challenging projects. The client was determined to see it through, however. Subtle changes offset extra costs, and the team was able to deliver a dream result that exceeded expectations. For more of this house go to houseoftheyear.co.nz

Bach to the future
It’s hard to imagine, but this sumptuous beach house was once a bach that looked more exhausted than tired. The 1990s home has been totally transformed, and few traces of the original dwelling remain. What has endured — and been amplified by the forward-facing design — is the outlook over the Pacific and waves rolling in.
Belco Homes, the team behind the metamorphosis, worked alongside the owners to meld a Kiwi coastal aesthetic with European comfort and style. The clients wanted a house that sat lightly on its coastal land, but one that also ran a little wild inside. Think hand-picked Italian tiles in organic shades, antique Swiss lighting and, on the
kitchen island, blackened brass panels. The vertical stair risers have industrial-style chequer plate and float alongside an illuminated brick feature wall.
The three-bedroom, three-bathroom home easing down a slope demanded top-drawer craftsmanship to deliver the likes of customised flashings, clad corners and weatherboards fixed with hidden screws. Inside, curtain tracks were individually recessed into the angled ceiling.
Sea spray-resistant aluminium roofing and durable timber cladding give the house staying power both as an oasis for family and as a lock-up-and-leave retreat for two. For more of this house go to houseoftheyear.co.nz

HOLIDAY AT
home
Bathrooms designed for relaxation take inspiration from resorts and spa retreats.
Bathrooms are one of the few places in a family home where there is true privacy, and with that comes relaxation. With growing understanding of the benefits of self care, bathroom designs are taking inspiration from hotel style. For a touch of Balinese spa style, try rainwater-inspired showerheads, bathtubs with soft edges, wooden and rattan vanities, stone, tile walls or earthen plasters such as Rockcote Marrakesh. For accent colours, use relaxing shades such as grey-toned greens and blues and earthy pinks and apricots. “To achieve this look, go for organic materials and finishes, such as timber as opposed to coloured Melteca,” says interior designer Kate Alexander. “Look for tapware that isn’t too shiny and has a natural patina such as aged copper or rubbed bronze. Diffused light is very important, so skylights and frosted glass
will help.” For a more European-style resort-look, consider large tiles that will have fewer grout lines, making a small space look bigger. If incorporating two types of tiles or combining tiles and paint, choose colours with similar undertones. “Luxurious bathrooms really lend themselves to tiles, but if you’re not tiling the entire bathroom, think about where they will finish so your eye isn’t drawn to a lip of tiles,” says Kate. “It also pays to really nail the layout first and think about practicalities like how you live in the space and where you want the bin to go. For instance, I’m a big fan of vertical bath rails because my kids don’t know how to hang towels.” For the ultimate escape, consider a washable wallpaper mural placed behind a bathtub so you can dream of tropical locations without leaving home.

Whether it’s a flambeed dessert or a dish that’s garnished with a flourish, a touch of theatre never goes awry with food. The same idea applies to kitchens where luxurious fittings create a bit of drama and make eating and cooking that much more enjoyable. Think swathes of statement stone, natural timber in flooring and cabinetry, and tapware in metals with vintage finishes like aged iron and brushed nickel. Layering different levels of sheen in the room, such as matte painted cabinetry paired with shiny stone and reflective glassware or lighting creates visual interest and decadent comfort. Interior and kitchen designer Kathrine McDonald says
achieving an opulent look often comes down to well thought-out design rather than the most expensive materials. “Your design will define your finishes, and it’s easy to create a sense of luxury with cheaper products if the layout is right,” she says. “I always think stone and natural materials raise the sophistication level, and you can do things like wrap an extractor fan in stone or render to make it a statement. Think about intersections like where the bench ends and how that lines up with elements such as windows.” Colourwise go for dark and dramatic hues like charcoal, burgundy or British racing green or creamy vanillas in rooms with sheer drapes bathed in light.

A SKILFUL SCULLERY
The brief for this Papamoa home was to create a practical yet stylish space in harmony with its coastal location. The scullery by Eastwood Hand-built Kitchens and Cabinetry certainly fits the bill. A mix of timber tones, bench cabinetry in stained cedar shiplap and a feature wall in Melteca Classic Oak set the relaxed mood. The stainless steel benchtop and brushed nickel tapware, and the owner’s collection of pottery displayed on the Melteca Baikal shelving add to the soft natural colour palette. Lawn lore
Time-consuming, water-guzzling and environmentally unsound, domestic lawns are being given makeovers.
To maintain the neat, green openness that makes lawns so appealing, replace the grass with native ground covers, which tend to be particularly good in damper regions. Once established, these will prove tough, long-lasting and will help suppress weeds.
Kia kaha
Picking resilient plants that tolerate both drought and monsoon conditions is a no-brainer. Stunning combinations are popping up in gardens designed with two rules: they need to look good, and survive — or even thrive — in what the heavens throw at them. Here in Aotearoa New Zealand, we add a third rule: that they won’t go feral in our native forests.
Top tough trees include our iconic tī kōuka/cabbage tree, and the white Himalayan birch, treasured for its snow-white bark and then its autumn glory. These look best in groups planted in places that draw the
Try some of the leptinellas, Mercury Bay weed, an acaena or Mazus reptans. Some like more sun and others withstand drought better, so choose carefully for your site.
In drier zones, stunning shingle and hoggin (sand, gravel and clay) gardens are ideal lawn replacements.
In these, plants erupt sometimes seemingly randomly, sometimes sparsely, out of this coarse material.
In others, plants may be closely packed with clearly defined paths. It’s your choice.
If you select drought-resistant plants, they shouldn’t need watering. Examples include euphorbia, verbena bonariensis, catmint, lamb’s ear (right), lavender, gaura… the list is long.
Ditch it
Swales are swanky ditches that catch rain and run-off before letting it filter back into the soil. This is, of course, preferable to it pooling on both hard or boggy surfaces, or being channelled into the stormwater system, which is all too often overwhelmed in storms. Planted up — with hardy varieties, of course — they add interest and beauty to a garden.
Hard rehabilitation
New permeable concrete is one of the hottest products in home landscaping today. Concrete, like the Brutalist architecture it engendered, has always had fans who love its clean, bold lines and low-maintenance qualities. With recent weather events, a spotlight has been thrown on the hardy material, and the porous versions now available. These allow water to soak through quickly without the concrete losing any of its durability. It’s a win-win.
Think tanks
Gardeners are snapping up water tanks, and not just because they collect rain from roofs and save it for dry spells. There’s an aesthetic component, too. Who doesn’t want an excuse to add something both beautiful and useful to the garden? For a real hit of Kiwiana choose a round corrugated metal tank on a stand. If room is tight, how about a slimline number which doubles as a fence? With staycations commonplace, tanks disguised as Roman amphora or modernist urns, will lend an air of exotica to your backyard.

Designing circularity into our business
APL is proud to sponsor the Sustainable and Environmental Excellence award in the 2023 Master Builders House of the Year competition.
Nearly half of the world’s total emissions are a consequence of the linear way we make, use and dispose of materials and products and less than 9% of the resources we use to build the world around us are cycled back for reuse. As industry leaders and innovators, we have both the opportunity and responsibility to address the rising need for large and sustainable change.
The future is here. Ready now. aplnz.co.nz/our-responsibility
For us, this starts at the design stage or as we like to think of it - the redesign stage. We’re committed to closing the loop on material flows, designing waste and pollution out of our system and regenerating our natural environments. Our future path is clear, creating a product for your home or building that has made zero impact on our beautiful country.
