How the Registered Master Builders House of the Year competition works All entries are awarded points by two judges (a builder and an architect). The projects with the highest scores are given Gold Awards and the best become Category winners. Then, the highest points-scoring Category winners are named Local Supreme House of the Year or Local Supreme Renovation of the Year. Entries are judged on building excellence, but also on their lifestyle value, so you’ll also see kitchen, bathroom, outdoor living and sustainable home awards. Excellence in workmanship is recognised by the coveted Craftsmanship Award. The Canterbury Region competition, one of 11 regional House of the Year events, is held on July 30. Each year a maximum of 100 entries from the regional competitions receive Top 100 status and out of those Top 100 we find the national category winners. Lifestyle Award-winners are also named at the national level. The two best houses (one new build and one renovation) become the National Supreme winners, to be announced at an awards gala on Saturday, 20 November 2021.

How would you describe your home and style? I prefer a lived-in look in my own home. I love to blend old and new and to use natural materials, combined with splashes of colour and personality. What inspires you about living in your region? North Canterbury sunsets are amazing and the night sky is beautiful. We are surrounded by mountains, forests, hills, rivers and the ocean. You just can’t beat it. What’s the last thing you bought for your home? Bedroom curtains. I went for a double track, which gives me privacy but still lets the sunshine in. What was one of the memorable first items you bought for your home? A concrete dining table. I still love it. I get many compliments about it, and it was definitely the right fit for the space. What’s your favourite room in your house? The office area I created in the sunniest half of the lounge during lockdown. It’s my creative space. I’ve added a nook where I sit in the morning sunshine with a coffee.
If money was no object, what would you splurge on for your home? A home needs to evolve with a family’s needs, so I would probably move a few walls around and create a space that works for mine. Then I would create my dream kitchen. What would you save on? Items that can be easily swapped out or upgraded later. You’ve got a day to refresh your house. What do you do? I would add a splash of colour or texture to the main-bedroom walls, update the lighting and finish off with styling. You can spruce up a room in 30 minutes by changing up the cushions and throws and re-styling the bedside tables. What should every home have? A heart, where the family can catch up at the end of the day, eat, laugh, cook and play games. If you could have a ‘house tour’ of any home in the world, whose would you choose? Previous owners had deemed this elevated Glen Bay section too difficult to build on, so for 18 years it sat empty. Then, in stepped a new owner who contracted Southen Builders, and the combined team’s can-do attitude and vision resulted in this special architectural home with sweeping harbour views. The sunny, north-facing 180sqm house has a striking roof design that invites in sun during winter and provides shade in summer – all within tight recession plane restrictions. The roof was created using considerable amounts of steel. Steel beams were also cantilevered
in to support both the deck and suspended polished concrete mid-floor. Large concrete-block walls – both retaining and to form a structural backbone – were incorporated as a result of extensive excavation. Access to the steep, narrow site was tricky, and was compounded when a pool was added to the plan at a late stage. This two-storey build, with moody polished concrete floors and light-ply ceilings, was originally intended as a bach, but the finished three-bedroom house was so good it is now a permanent home. Q&A HOW TO CHOOSE THE RIGHT BUILDER FOR YOU
How did you know you had the right builder? Both my wife and I have a background in quality management and customer service. We were looking for a builder with industry credibility who could listen and interpret our ideas. Right from the start we got on really well with our builder. Instantly I knew we had a common understanding of what we wanted from the build and by showing me his previous work, I could see that he was a quality craftsman. He went above and beyond throughout, starting from our first conversation. Don’t be afraid to ask to see previous work and talk to past customers. Because InHaus are Master Builders, I also knew they would have had to complete a number of rigorous checks to ensure they met the quality standards of the organisation. As well as looking at building experience, qualifications and workmanship, there are also financial checks for all Master Builders to ensure business stability. Knowing these checks

We sat down with Nelson local Vince Roper, whose new house won a National New Home Category Award in the Master Builders House of the Year competition in 2014, and ask him for his tips. He and his family attribute their win to their strong relationship with their Master Builder Russell Campbell from InHaus and the team of sub-contractors and architects he surrounds himself with.
have been done is great for peace of mind. Why did you choose a Master Builder? We've built before and know this can be a stressful time. You hear about cowboys and you need to make sure you are protected. I knew I absolutely needed a Master Builder. Choosing one gave me confidence, assurance and minimised the risk of building a new home. It is also important to think about the long term – this is not where you want to focus on the cheapest option. You want to get the best value and a home you will love for years.
It sounds like you had a great relationship with your builder. How did you go about finding someone you wanted to work with? We had just moved to Nelson after the Christchurch earthquakes and were very focused on re-establishing ourselves in a new, quality home in a more positive environment. Having built twice before, and being very house proud, we had a clear idea of what we wanted in terms of build quality and final finish. The only problem was when we arrived in Nelson, we had no building contacts and no one to turn to for a recommendation. We had used a Master Builder to build our last home in Christchurch, so we went with what we knew best. Using the ‘Find a Builder’ tool on the Master Builders website, we looked up Nelson-based builders. Although we knew all the builders would be up to the Master Builder quality standard, we wanted the best of the best, so we also looked at who had won House of the Year accolades. InHaus fitted the bill so we gave it a shot. Turns out it was the best decision we have ever made.
Tell us a little bit about your project and the relationship with your builder? Because we were new to Nelson, we were unsure of the area where we had decided to build. It's important people work with a builder who knows the area and can provide good advice. Our builder had built another home not far away from our section and that gave us some extra assurance. As we were building a whole new house, the design phase was crucial. Collaboration is so important here. You want to make sure your builder is involved throughout the whole process, working closely with you and your architect. We had an exciting vision of what we wanted, and we recommend working with an experienced builder who can conceptualise and turn your vision into something tangible. Working with a Master Builder, you know your project is backed by the best in the business. Our builder really did go above and beyond in every aspect and never watched the clock. We now consider Russell and his son Shaun – who was the Master Builders CARTERS National Apprentice of the Year 2015 winner – to be very good friends.
The opportunity to get a Master Build 10-Year Guarantee was also a no brainer. Building a home is one of your biggest life investments so it is important you are protected. No one knows what will happen in 10 years’ time, but I know I am protected by Master Builders no matter what – even if my builder is no longer in business. Most banks will also insist on a guarantee, and this one is the best. Any other tips to share with Kiwis looking to build or renovate their homes? It's all about a partnership. Be clear about your expectations early on and what you want to achieve. It's too late to go back and change your mind once the job is finished. You want the job done well once. The quality of your home will also be remembered for longer than the cost will. It may be worth stretching yourselves a bit, to get a quality builder. And if you have to wait for your builder, it will be worth it. We are extremely proud of the home we have and working with the Master Builder InHaus team has been one of the most positive things to have happened in our lives.

A small, narrow site open to easterly winds was always going to be a challenge, but it also provided an opportunity to demonstrate just what Cambuild could achieve. This 141sqm show home designed to showcase indoor-outdoor living is the result. The company decided to create a home in which the dining and living spaces reap the benefits of the tracking sun for most of the day. An old lean-to was demolished and rebuilt using beams that support the mid-floor and upper storey. The standout features of the renovated cottage are double-glazed timber doors and windows that let light flood in and set the tone for the rest of the house. The biggest challenge for the Master Builders was the fact they were working with gnarled 40-year-old rimu framing. MODERN ELEGANCE The homeowners of this beautiful 1905 villa have had their dreams fulfilled thanks to an extensive post-earthquake upgrade. Following geotech and engineering reports, the renovation began from the ground up, with the entire house being re-levelled. The new support structure
involved replacing the foundations and re-piling. It was also important that the renovation took into consideration the homeowners’ desire for contemporary living. The brief was for an easy flow between living spaces, a design that provided high-end entertaining options, and a work-from-home set-up. There was also the challenge of modernising the home with high-spec fixtures, fittings and home automation, while still retaining the graceful villa aesthetic. POOLED RESOURCES The vision: An extension that looks like it has always been there. The reality: A 143sqm addition accommodating a large leisure room and bathroom, and a new swimming pool. The result: A beautiful new wing that ties in seamlessly to the existing house – no small feat. Right from the word go, collaboration was key, including Irving Builders “ jumping on the digger” to
investigate if drain-laying costs were viable for the client. Early in the design-and-build process, contractors and suppliers became involved. This meant the builders could extend the distance between the scissor trusses and remove the need for engineers, designers and block layers. The addition did, however, require other expert input, such as internal door specialists to ensure the pool was compliant without restricting freedom of movement. A rigid air barrier in between the linings in the timber framing was also installed to deal with any condensation and moisture. The new wing has a timber frame with plaster cladding to match the existing home. Extra effort was made to match the downpipes, schist columns and other features. Before the builders could begin their major renovation of this beautiful 1908 Tudor Gothic-style home, the foundations and piles needed replacing or repairing. Along with careful levelling, they also needed to strengthen and straighten the walls of the 480sqm home designed by renowned architect JG Collins. When it was time to revamp the front facade, an extremely sensitive approach was required. The existing cladding and fixtures were carefully removed and documented. Many of the period features were reused while others were replicated. It was also
imperative that the roof matched the era of the home. The new flat sections with membrane and corrugated iron were both sympathetic to the aesthetic of the historic five-bedroom house. Underslab voids were filled, home and pool terrace slabs were replaced and breaks in internal slab heating were repaired. The house was also rewired and re-plumbed, and internal walls were re-braced and insulated. Architectural
window joinery was installed and bathrooms fitted with Italian ceramic tiles and aged-brass fixtures. The kitchen, laundry and bathroom cabinets were replaced with 22mm-thick cabinetry and engineered stone benchtops. The renovation and extension of this earthquake-damaged home has created an expansive, ultra-modern residence that maximises panoramic water views. REAP THE REWARDS With such a prime position, this house was a worthy recipient of its extensive refurbishment. The project, overseen by Noordanus Architects, has resulted in the 408sqm five-bedroom home, high on a hill overlooking Taylors Mistake, being lovingly restored. In order to achieve this stunning renovation, the builder’s list of remedies
was long. Earthquake-damaged slate roofing tiles had to be replaced with wide-trough, long-run metal cladding. Warped cedar cladding was removed and the house reclad in vertical random-width cedar weatherboards. Architectural aluminium window joinery with Tasmanian oak reveals was installed throughout the five-bedroom home, along with custom ceiling lights. Ōamaru stone cladding and garden walls were restored. Bluestone paving, deck tiles and stainless-steel channel drains were installed to the exterior and glass balustrades were added to the main bedroom balcony. During the painstaking rebuild, significant emphasis was placed on reducing the environmental footprint – where possible, all slate roofing tiles, cedar cladding and joinery were removed and recycled. LANDSCAPING Landscaping and establishing a new garden is fun, hard work and not without its pitfalls. Here are some of the most common garden and landscaping blunders to avoid, says Mary Lovell-Smith
THINKING there’s not enough room for trees, or even one tree. There is always room for at least one in a garden. Can it be called a garden if it is treeless? No, rather, it’s a dispirited chunk of outdoors. A tree brings shade, sound, colour, perspective and movement to a garden. It’s just about working out which is best for your situation. (And, remember, trees will increase the value of your house should you sell it.)
MISTAKING outdoors for indoors and making outside ‘rooms’ that attempt to obliterate what the outdoors is all about – nature. Embrace the elements and refrain from filling up your outdoor space with rugs, sofas, TV screens, heaters, lamps and the like. Hedges make wonderful walls, tree canopies ceilings and flagstones floors.
IMAGINING that every house, no matter the style or age will benefit from a deck. Many homes don’t suit the standard timber deck. Show imagination and design a deck (or get a professional to design one) to suit and enhance your home. Not that decks are the be-all and end-all; it may be that a concrete or tiled terrace or patio, veranda or porch will work better for you.

FORGETTING there are four seasons – not just spring and summer – when blossom and flowers are doing their thing. Also plant for autumn and winter, with plants and shrubs that bloom late, have leaves that change colour and berries to attract the birds.
NEGLECTING the view of the garden from indoors, which is most often how we see our gardens. This may mean framing it out of a window with foliage, or placing a particularly pretty shrub a couple of metres from a window to draw the eye outside.
WANTING to control every inch of the garden. Banishing weeds, keeping hedges razor sharp, and maintaining perfectly manicured lawns is fine, but what about the creatures that live in the garden and make homes in the likes of rotting logs or long grass? Also, the price of maintaining such a tidy garden is a high cost in labour or, worse, chemical warfare and its collateral damage.
PAYING the price of impatience by choosing fastgrowing trees and hedging plants. These are wonderful
A key to choosing trees for modest gardens is not so much the size, but how dense and dark they will be in full leaf. Those with an open aspect and sparse leaves are preferable. The other consideration is getting your money’s worth from the tree, such as flowers in spring and summer, colour and fruit in autumn.
Jacaranda mimosifolia
Smothered in clusters of fragrant, purple blooms in spring and summer, jacarandas are a sight to behold. Prefers warm climates or at least a sheltered, warm spot.
Judas tree (Cercis siliquastrum)
This pretty, deciduous tree has heartshaped leaves and clusters of bright pink flowers followed by showy, dark purple pods. Prefers free-draining soil.
Amelanchier canadensis
A small, spreading tree with starry white flowers, and coppery new leaves that turn green before developing brilliant colours in autumn. Tolerates wet soil and drought.
Zelkova serrata
Also known as Japanese elm, this beautiful tree has a wide, spreading habit and gently weeping branches. Its red-purple colours can be stunning, especially in areas with chilly autumns. Prefers moist, well-drained soil, in full sun or partial shade.
Kōtukutuku
Tree fuchsia, or Fuchsia excorticata, has stunning rust-coloured papery bark and its branches grow at interesting, twisted angles. Bees love its red and purple flowers. Prefers moist soil.
