HOUSE OF THE YE AR 2020
Welcome
to the Registered Master Builders House of the Year 2020 magazine for the Canterbury Region In what has been an unpredictable year, the Registered Master Builders House of the Year competition has forged ahead – and the results are more impressive than ever. The calibre of the new builds and renovations entered into the prestigious annual event wowed our construction and architectural expert judges. We hope you feel inspired viewing the work of the Master Builders in your region. The results go live at www.houseoftheyear.co.nz on 21 November. John Hamilton, President | Registered Master Builders Canterbury Branch
We’re celebrating This year Registered Master Builders is celebrating 30 years of the House of the Year competition. It’s hard to believe we’ve been inviting our expert builders to enter this event for three decades. It has evolved into a highly anticipated competition showcasing some of the country’s most well-constructed new builds and renovations. We’d like to thank all our builders past and present for making House of the Year the success it is today.

Katy Husband of Feather and Oak Interiors in Rangiora shares her expertise, style and some of her favourite pieces
F
eather and Oak Interiors in Rangiora specialises in carefully curated homewares, gorgeous furnishings and bespoke interior design. Katy Husband is the founder and lead designer.

across the industry. You can select the very best from inspired eras and pull together looks you love. We can see beautiful tiles that signify the art deco period, Palm Springs vibes in furniture and the luxe of moody glamour in gorgeous velvets in saturated colours – as well as lots of tribal and indigenous influences. You really are only limited by your taste and style.
‘Your home is a reflection of you and your stories. It shouldn’t look formulaic.’
How would you describe your home style? I have an eclectic style that marries natural elegance, a little midcentury modern, a touch of glam and, hopefully, a little of the unexpected. What inspires you about living in your region? I love living in North Canterbury and think we have access to some of the best of what our beautiful country has to offer – rivers, mountains and the sea. We’ve travelled overseas and lived around New Zealand and chose to come back to North Canterbury, and specifically Rangiora, to set up our business and bring up our family. What’s the last thing you bought for your home? A gorgeous vole-coloured sheepskin (from Feather and Oak Interiors, of course.) What’s your favourite room in your house? Our open-plan kitchen, dining and living area because it really is the epicentre of our home. Most of our living gets done here – all the connecting with loved ones, cooking, eating, laughing, bandaged knees and kisses. This is the area I hope people feel most welcome in our home and the area that best reflects the personalities and stories of our family. What trend do you wish would make a comeback and why? We are very fortunate working in a design space where so many past trends and fashions are represented
If money was no object, what would you get for your home and why? A building team. We would love to renovate and add on so would make good use of a team of builders. Where would you spend the bulk of your renovation budget? In the areas you spend the most time. It makes sense to allocate your spend in the hard-working areas, but also where you get to use and experience it. There are some areas we use infrequently through the day but the places where you cook, bathe and relax in are used all the time. What would you go budget on? An area like a guest toilet doesn’t need to have a high price tag, so throw some great wallpaper at it (all the walls, not just a feature wall). You’ll have a splash of personality and a great ‘wow’ moment for a modest price. You’ve got a day to refresh your house. What do you do? Buy fresh flowers and indoor plants, rearrange and style pieces I already have and grab a few new cushions. What should every home have and why? Personality! Your home is a reflection of who your are and your stories. It shouldn’t look formulaic or manufactured – it’s a chance to let your personality shine through. HOU S E OF THE Y E A R 2020

A heart-warming showcase of decor and dogs, from terriers in town-houses to maltipoos in mid-century mansions. Sure to give you inspiration and a smile, this photo essay is a how-to guide on introducing man’s best friend into your home, without sacrificing style.
Trends once considered cliched are making a comeback in the modern ‘bo-home’. A nod to 1970s chic, this eclectic look is epitomised by colours over neutrals, and prints over plain. Think macrame wall hangings, houseplants en masse and Boucherouite rugs to brighten up any space and give a touch of individuality.

The design-driven brief for this large family home included the request for timber as a feature. As a result, the house is built around four large timber post-and-truss portals that have become its signature detail. The other request was to create a home for entertaining. The response is a U-shaped design that embraces an outdoor living area. Inside, there are two open fires, an entertainer’s kitchen and a media room with projector and bar. The indoor barbecue opens out to the spacious deck.
The team at McKenzie liaised with the owners to produce a bespoke Corten entrance frame and door. This dramatic feature is enhanced by a range of cladding, including vertical and horizontal cedar, engineered stone AAC panel, Titan board, Eterpan and Corten rain screen. High-traffic floor areas feature polished concrete and the MaxRaft floor insulates the hydro heating system. The owners of this property that sits on the site of their old home, wanted their new build to incorporate as much of the original as possible. The magnificent result is a dynamic two-storey home, resplendent in timber and with plenty of character. The exterior is a blend of Corten steel, cedar and James Hardie EasyLap. Timber continues throughout the home’s interior, with jarrah, white oak, cedar, rimu and kauri all making an appearance. An architectural new build, this three-bedroom, two-bathroom house has a bold, elegant street appeal. External joinery, delicate engineering, cedar cladding and a curved concrete shear wall lead to a covered entry. Step inside and you are greeted by an oak staircase running up another concrete shear wall into cedar ceilings. The underfloor heating is complemented by automated windows to ensure comfort throughout the year. Added features include a guest toilet, separate living,
four-car garaging with a large turning bay and all the other amenities you would expect from such a property. Through the warmer months of the year, the comprehensive landscaping and decking allows effortless meandering around and through the split levels of the house. The home is also energy-efficient with a high insulation value and solar panels that have been installed on the roof to lower electricity consumption and charge the owners’ cars. TRUE TO FORM One of the challenges with this four-bedroom home was coming up with an elegant design that held its own against its multimillion-dollar neighbours. Mission accomplished: the less-is-more approach that focused on keeping the forms and the detailing simple, well-proportioned and with a clean colour palette has worked a treat. Although the exterior looks uncomplicated, it belies the house’s intricate design, both in terms of layout and

difficulty to build. The sophisticated design includes three bathrooms, two living areas and a bespoke kitchen. The latter is an entertainer’s dream – all smooth, white surfaces with handle-free cupboards, an elegant marble splashback and a spacious scullery. There’s even a wine cellar. The kitchen, dining and living rooms all open to the alfresco living area, where louvres provide shade and
create the feeling of yet another room. Meanwhile, the light, airy living areas feature timber accents and offer glimpses of the manicured garden outdoors, almost bringing the greenery inside. This connection to what lies outside, including the pool, is a major part of this eye-catching Christchurch home’s appeal. For more of this house go to houseoftheyear.co.nz

A neutral palette of steel, concrete and cedar welcomes you into this modern home that sits along the banks of the Wairarapa Stream. Floor-to-ceiling glazing provides a strong connection to the outdoors, and the sleek kitchen island echoes the modern lines that are featured throughout the home, which has been designed for entertaining. Characterised by its use of raw materials and an abundance of natural light, the design offers three living areas, four bedrooms and four bathrooms. The main kitchen/living/dining area easily connects

with the timber deck. Sit back and relax as you look out over the beautiful landscaping. A high ceiling with skylights in the entrance hall opens up the space, and floating stairs with a glass balustrade are a distinctive architectural feature. The same aesthetic continues on the home’s second level. A timber feature wall is the focal point of the main bedroom suite, and wooden cabinetry in the bathrooms contrasts with the grey tiling. Clever design, combined with quality craftsmanship, has resulted in this stunning home. For more of this house go to houseoftheyear.co.nz

MODEL LOOKS Elegant simplicity – that’s the overriding impression you have as soon as you see this architectural Christchurch home. The exterior is all class – painted Rockcote Integra and cedar weatherboard. Even the garage has a custom horizontal cedar door. Set on a generous section, this 377sqm house has four bedrooms, three bathrooms and three living rooms. With
so much space, it’s doubtful the owners of this home will ever get under each other’s feet. Inside, the house is light and bright with a classic colour scheme. The ground floor has an open-plan kitchen, dining and living area, plus a separate lounge, double bedroom, toilet and laundry. Engineered timber flooring unifies the entry, dining, family room and kitchen, while the rest of the house is carpeted. The bathrooms are fully tiled. Upstairs are three further double bedrooms; the main bedroom has a walk-in wardrobe and ensuite. Exceptional indoor-outdoor flow is a given in a home of this quality. Large bifold doors open onto a deck and there’s an outdoor living space with a concertina double-bay louvre system for all-weather entertaining. For more of this house go to houseoftheyear.co.nz

WHAT’S OLD IS NEW The house that previously stood here surrounded by established gardens was damaged beyond repair in the Canterbury earthquakes. Its replacement needed to be within the old 248sqm footprint and sympathetic to the original residence. Architect Nick Courtney redesigned this home to perfectly fit the bill. The rebuild meant the second level
could be reorganised for a more efficient configuration. The four bedrooms and three bathrooms now have a vastly improved layout and the exterior proportions are more handsome than ever. The house is crafted in traditional materials that are in step with the original weatherboards and cedar shingles, only now there are double-glazed windows and a smart Colorsteel roof. Interior finishes include oak timber floors and a charming oak staircase, while joinery replicates the original look but in a more contemporary way. The rebuild has also managed to preserve the existing planting and landscaping, so the new home appears to have been in situ for many years. It’s all charm. Supreme WOOD PRODUCTS is the proud supplier of cladding timber for SC Projects entry into the Canterbury House of the Year, 2020
J
onathan and Venus founded “Supreme Wood Products” in 2016 to bring high quality Siberian Larch for the best price to the New Zealand market. The business model is essentially to buy direct, without a middleman, and to deliver from the containerto-door. Now, we own part of a mill in Russia so we can monitor the quality directly and ensure the best quality timber is supplied continuously and efficiently.
Rode through tough times We had to learn the hard way that the business practices in Russia are not the same as in New Zealand, and the Russian suppliers did not always share our enthusiasm for a high quality product. One key issue is that if the timber is not dried correctly then it will lead to major movement, cracking and splitting. So we decided to set out and find suppliers who share our passion for a top quality professional attitude and attention to detail. The relationships we have formed with such suppliers is what has led to us having a good consistent supply of high quality timber.
Our business is proudly 100% kiwi owned and operated!
Better & Direct
Best Siberian Larch in New Zealand Along with sourcing the best Siberian Larch and the largest trees we also adopted a thermal modification technology to give the timber stability. Our Siberian Larch is put through a double kilning process and raised temperature for 72 hours so that it will withstand the New Zealand climate better, and reduce movement, cupping and splitting dramatically. While this does not change the look of the timber it improves the strength and durability. Different from other modified timbers in the market, you do not need to pay an extortionate price for our Siberian Larch. In fact, it is priced lower than all major timber suppliers. From logs, edged boards and treatment, we are now in full control of the process. In our opinion and experience, our Siberian Larch is the best quality and price in New Zealand.

It’s the ideal palette to bounce the light that pours into the main living space. The split-level design allows the living to open up to the outside and step down into the kitchen. There’s space aplenty as the scullery, positioned under a large skylight, is where the main food preparation is undertaken. With its punchy orange splashback, it’s in complete contrast to the main area, giving off a fun vibe.
This unique mix of materials continues in the main-bedroom ensuite, where a zen-like partition adds textural interest. Fijian kauri timber was chosen for its warm colour and durability. Open-plan living is the undeniable heart of everyday life downstairs. You can’t beat the entertainer’s kitchen, equipped for even the most elaborate gatherings. The concealed scullery is the host’s secret weapon, with its own cooktop, rangehood and sink. Decks and landscaping draw the party outside. Guests are given the royal treatment in a second main bedroom
downstairs – ensuite and walk-inwardrobe included. A separate toilet, good-sized laundry, large lounge and media room round out the lower floorplan. There’s even in-slab heating and a ducted heat pump to maintain a comfortable temperature all-year round. What more could you ask for? For more of this house go to houseoftheyear.co.nz

But there is a lot more to the build than meets the eye. Sustainability and eco-friendly building practices and products were also prioritised. There is an electric car charger at the ready, all windows have Low-E glass, and the house has been insulated with mid-floor and polystyrene RibRaft foundations. Argon gas, a two-way fireplace, undertile heating and
a ducted heat pump ensure comfortable and economical living year-round. The owners of this new build wanted it to be low maintenance and fitted with top-notch security to have lock-and-leave capability. But this didn’t mean they were willing to compromise on style and space. Spread over 280sqm, this north-facing home is well-positioned on its private 434sqm rear section. Separate living and family dining areas are central to the well-appointed open-plan kitchen and scullery, featuring large work surfaces constructed from durable engineered stone. Two outdoor tiled patios
make entertaining easy. There’s also plenty of space for guests to stay, thanks to four bedrooms and four bathrooms. Energy efficiency is also a priority, with Low-E glazing, R2.8 Pink Batts insulation in the external walls, R4.0 Batts in the ceiling, the latest water-saving tapware, under-tile heating, LED lighting, a gas fire and a ducted heatpump. Outside, low-maintenance cladding has been used and the landscaping is easy to care for. The property even has an electric car charger and keyless entry – what more could you need? This bespoke home was designed and built around the client’s passion for New Zealand’s nature, the K˭owhai tree and Philip Johnson's Glass House. Its off-the-grid nature means it has a fully insulated foundation and floor, hydronic underfloor heating pipes powered by a log burner, thermally broken windows and low-E glass. In addition, the house is able to be run off a back-up generator if there are power cuts in its remote location. With plywood linings representing the branches of the K˭owhai tree, the house extends to the vista, offering
breath-taking 360 degree views out to the Canterbury plains and North Canterbury. Sit and relax on the decks which are designed to be non-intrusive and fit into the land. The exceptional kitchen consists of super glossy, bright orange cabinetry, mixed with plywood and custom joinery around curved walls – a masterpiece in distinctive design. Similarly, the bathroom tiles are laid on a curve. With three bedrooms, two bathrooms and a comfortable living room, this is a family home with an eye for comfort and a zest for life. With its classic timber weatherboard and colonial features, this home has a strong American sensibility. This was part of the brief provided by the owners, one of whom is American. History and sentimentality are also present in the macrocarpa timber flooring milled from trees planted by the owner’s great grandfather. These line the floors in the living areas. A washroom with exterior entry was designed so the farmer could walk in, leave their clothes in the laundry, shower, then make their way into the living area.

The main bedroom is optimally positioned to receive all-day sun, with a window seat that allows the owners to enjoy relaxing downtime. This home has been built to cater for a family with a large bathroom and additional living areas to keep the children entertained. Future proofed should an additional bedroom be required, the house has a 34sqm loft, which has been framed and floored. The room is ready for an easy renovation at a later date. The owners’ brief was clear when it came to this Christchurch new build. Unsurprisingly, it was all about maximising the section’s breathtaking outlook. From conception to delivery the builders worked closely with the clients to bring their vision to life. The covered deck is a great extension of the open-plan living area, the ocean vista drawing you outside. A nod to the view can be seen in the kitchen, with its azure-blue splashback and island feature. Natural stone frames the Rinnai gas fire in the lounge area, and also welcomes visitors at the entrance.
When the residents aren’t entertaining guests, they can take time out in a bath in the main bathroom, and look out across the sea through the large, low-lying window. Luxurious tiles elevate this room, creating the ultimate sanctuary. With three bedrooms, two bathrooms and two decks that look out over the water, there’s plenty of room for everyone, whether it be extended family or friends. The extensive use of glazing and mix of finishings has resulted in a build that is sparkling with style and quality. This Mount Pleasant home truly lives up to its name. Architecturally elegant features define this stylish family home in Rolleston. The 208sqm footprint places living at ground level and a light-filled retreat above the garage to serve as an office, or a getaway for the kids. The kitchen and living area wraps the decked outdoor area, which is a beautifully sheltered spot for relaxing and entertaining. Connection between the spaces is made seamless with a segue from timber flooring to decking. The kitchen is carefully designed and crafted. Black cabinetry sits below a slim white benchtop and white
tiles, while timber cabinetry features above. The textures and materials create harmonious contrast. Depending on the owners’ needs, there are three bedrooms, with a flexible fourth option as a bedroom or rumpus room. Two bathrooms and a toilet cater to family and guests. The main bedroom includes a walk-in wardrobe and decked patio. A heatpump and fireplace maintain warmth in winter. There’s an internally accessed garage and the laundry features a skylight and urban views. For more of this house go to houseoftheyear.co.nz

The gable concept is well-executed and presents a smart profile. The entrance opens up to views of a stream and park. Sustainability and smart design underpin this eco-focused, energy-efficient home that’s warm in winter and cool in summer. The low-energy approach lowers heating and cooling loads and is combined with a highly efficient hot-water heatpump system. This means that energy consumption is as much as 75 per cent less than a standard home. LED lighting rounds this off, and the 4.2kW photovoltaic solar panel system produces low annual energy consumption. Materials have been chosen for their low toxicity and, combined with a natural ventilation design, the result is a very healthy home. There’s also a large garage with a workshop and parking for the motorhome. For more of this house go to houseoftheyear.co.nz

This memorable townhouse is the result of a symbiotic relationship between the builder and the home owners, whose playful brief has been exceeded. With stunning cedar throughout the home, tiled bathrooms and architecturally-designed features, no details have been neglected. The star of the show is the floating staircase, with strong cedar treads, a glass balustrade and LED lighting. This is matched by the custom kitchen. White cabinetry and black accents make a stylish statement, and a central island with built-in wine fridge is ideal for fun
Friday nights in. When the owners aren’t entertaining in here, there’s plenty of space to spread out in the sheltered barbecue area, which connects to the living space through large glass sliding doors. Also on the ground level is the lounge, which can be closed off and made extra snug thanks to a gas fireplace. Upstairs, skylights in the bathrooms ensure plenty of natural light flows in. The main bedroom ensuite is a showstopper, featuring a double vanity and a double shower. This family home has serious flair. For more of this house go to houseoftheyear.co.nz

SLEEK SANCTUARY The intention for this three-bedroom, two-bathroom home to the north of Christchurch was to honour green principles and harness the elements complementing the reserve backdrop. From the exterior, the rustic, knotted macrocarpa and dark grey brick certainly exude style. Inside, vertical screen slats greet guests in the
entrance way. From there, the monopitched roofline and split-height ceiling accentuates the spacious open-plan living area. Flawlessly integrated into this is the modern white kitchen. The bathrooms are tiled with a mix of matte and polished finishes and designed to deliver on the owners’ brief of fashion, form and function. Warm and sunny, the elegant 208sqm healthy home combines low-energy appliances and a ducted central heating and cooling system. Sweeping decks have sliders that make the journey from inside to out seamless. Recent planting in the raised garden beds ups the ante on a wonderful outdoor space in which the occupants can relax and simply enjoy being at home in their own private sanctuary with a view. This home has an unbeatable location, built into the hills of Mount Pleasant in Christchurch. Designed to fit the site, every detail was carefully considered so as to use every inch of space possible. It covers 85sqm, and within that it features two bedrooms, one bathroom, a study nook and an open-plan kitchen/dining/lounge area. Built as a rectangular box-like form, the living space anchors the home, located in the centre. Glass floor-toceiling sliders open out to the stunning vista and deck. The kitchen is compact but with plenty of storage,
and cleverly incorporates the dining area, with a table connected to the island bench. The bathroom has also been beautifully designed. A floating vanity, dark tiling and rod lighting add a touch of elegance, and the expansive window lets natural light in. Sitting comfortably into the hillside, this home truly complements its environment. Timber hues blend in with the hillside grasses, and its monopitch roofline doesn’t distract. This home is the definition of understated beauty. For more of this house go to houseoftheyear.co.nz

GREAT LEVELLER Immaculately designed to maximise space and using clever construction systems, this eco-friendly home is one smart build. I C Builders developed the LVL portal structure that lends itself perfectly to the Technical Category 3 land. The portal brackets can be unbolted and the house re-levelled in the event of a natural disaster.
Timber has been used for every component of the home, which makes for a warm and welcoming environment. The cladding is charred larch and will retain its deep-black charcoal appearance. All materials and products have been selected to ensure clean air and minimal environmental impact. Wrapped in a 140mm-thick double blanket wall system, the home is warm and easy to heat. Thanks to the natural moisture management of timber and wool insulation, the interior is not only warm but dry. Custom kitchen and bathroom joinery were made on site using Strandboard and Blum hardware. The 5mm oiled steel bench tops are durable, aesthetically pleasing and cost effective. This Christchurch property has the delight of a heritage home, with all the modern features of a new one. The objective for the build was for the design and materials to be in keeping with the era and style of homes around it. The result: a house that fits in beautifully to the established suburb. At the front, a cottage garden gives a warm welcome and the lawn is just a step down from the wraparound veranda. Large doors in the living spaces, main bedroom suite and study area make it easy to wander outside to enjoy the sun. Natural light flows into the kitchen through the skylight,

and a mix of stainless steel appliances, glass feature light pendants and white cabinetry ensure the space feels serene. This flows into 3 Color Embroidery the dining area with a sofa and fireplace. To avoid the noise of people socialising in the kitchen, simply step into the separate lounge. Glass doors can close the space off, but still let you feel like you are part of it all, thanks to the clear view back to the kitchen. The main bedroom has an ensuite and walk-in wardrobe. A family bathroom services the other two bedrooms, meaning no one has to wait to get ready in the morning. For more of this house go to houseoftheyear.co.nz

This family home in Christchurch promises room to breathe and space to expand. The large three-bedroom residence marries traditional style and modern comforts with plenty of personal touches throughout. An eye for detail is evident from the outset. Wood and stone features, starting at the home’s entranceway, add texture and hint at the warm spaces within. Lovely, low-maintenance landscaping lends the home an established air, while fencing defines the outdoor spaces and promises all-important privacy.
The well-designed kitchen is an entertainer’s paradise with a long bench with seating for friends and family to congregate around. Task and feature lighting enhance the space, and a wide mirrored splashback opens up this area even more. Two living spaces flow seamlessly to decks and patios, and elegant tiled bathrooms provide everyday luxury and space for pampering. This home has been designed to make the most of family life. The delight of this home is its finer details. Subtle architectural elements such as the scissor-truss ceiling and double gables can be seen throughout, elevating the dwelling to something special. Designed and built without compromise, the home is constructed with a Ribraft foundation and flooring system, and a premium Laminated Veneer Lumber framing system. Full-height double-glazed windows are a feature throughout the three-bedroom, two-bathroom, 212sqm residence.
The contrasting palette of black and white features indoors and out. Rockcote and black vertical shiplap cedar present a smart exterior, and the interior is kept crisp in white and neutral tones. The roomy living area comfortably accommodates family life and entertaining. Open timber shelving and timber-lined kitchen cabinetry, Methven tapware, quality European appliances and a tiled laundry are just some of the eye-catching details that ensure a stylish and comfortable lifestyle. DRESSED TO IMPRESS The black tray roofing and white plaster exterior cladding of this property make for a striking first impression, and sets the colour scheme for the rest of the home. Designed to suit its wide site, this 204sqm threebedroom home is spacious and stylish. The cathedral ceiling in the kitchen/dining/living area, paired with the large stacker door that opens onto a
timber deck, create a sense of space. Two Velux skylights welcome the natural light in. The kitchen offers the ultimate in modern living, with extensive tiling, stainless steel appliances, a walk-inpantry and stone island bench that doubles as a breakfast bar. Guests will be impressed with the bifold window in the walk-in-pantry that opens onto an built-in leaner, making serving to the outside area from the pantry easy. Another ‘wow’ feature of this home is the double-sided Escea gas fire that serves both living rooms. With its quality craftsmanship, this is one smart design that will make its owners feel right at home for many years to come. For more of this house go to houseoftheyear.co.nz

The slanted ceiling in the living area gives the room visual interest and a sense of spaciousness. Friends and family will love relaxing here, or in the lovely landscaped courtyard common area. Energy efficiency was also front of mind during the build, with each home designed with passive house features such as being fully sealed with Siga wrap sealing

This executive two-storey home is clad in lightweight concrete panels featuring stone veneer and thermally broken external aluminium framing. Internally, a bank of skylights bring natural light to the kitchen and dining space, and an inverted tray ceiling, highlighted by LED lighting and smart home automation, defines the living area. The contemporary, minimalist kitchen with openaccess pantry makes clever use of the under-stair space. Tiled floors, walls and showers feature in the home’s two bathrooms.
Behind an overheight soft-close cavity slider, the main bedroom ensuite is tiled in glossy black marble, with two skylights allowing for maximum light and ventilation. Feature lighting and a timber vanity contrast with the dark tiles. A walk-through laundry is conveniently located in the hallway to the garage. This north-facing property makes the most of natural light and encourages indoor-outdoor flow. Future-proofed with smart technology, it will serve its owners for many years to come. You deserve peace of mind with the Master Build 10-Year Guarantee Giving homeowners peace of mind for over 25 years. Building a house or doing a major renovation is a big deal, it is probably the biggest investment of your lifetime, so it makes sense to protect it with a Master Build 10-Year Guarantee.
Our market leading Guarantee has been developed in New Zealand for New Zealand families. It has protected more than 140,000 Kiwi homes over the last 25 years. Only a Registered Master Builder can offer you the peace of mind of a Master Build 10-Year Guarantee. Registered Master Builders have been building quality homes for more than a century. But very occasionally, even for the best builders, something can go wrong. Choosing to work with a Registered Master Builder helps prevents this and a Master Build 10-Year Guarantee gives you even more peace of mind and is an essential part of any build. David Kelly, Chief Executive of the Registered Master Builders Association, points out that the Master Build 10-Year Guarantee provides much greater protection than both the Building Act and the Consumer Guarantees Act, which only apply if the building company that carried out your building work is still around when
your problem happens. While most building projects will run smoothly, sometimes things do go wrong. Mr Kelly says the Guarantee provides protection to resolve those issues and enables us to support the homeowner to get their home finished to the highest standard.

Q&A HOW TO CHOOSE THE RIGHT BUILDER FOR YOU
How did you know you had the right builder? Both my wife and I have a background in quality management and customer service. We were looking for a builder with industry credibility who could listen and interpret our ideas. Right from the start we got on really well with our builder. Instantly I knew we had a common understanding of what we wanted from the build and by showing me his previous work, I could see that he was a quality craftsman. He went above and beyond throughout, starting from our first conversation. Don’t be afraid to ask to see previous work and talk to past customers. Because InHaus are Master Builders, I also knew they would have had to complete a number of rigorous checks to ensure they met the quality standards of the organisation. As well as looking at building experience, qualifications and workmanship, there are also financial checks for all Master Builders to ensure business stability. Knowing these checks
Building a new home or undertaking a major renovation is a big deal, so you need a builder you can trust to help you through the process. We sat down with Nelson local Vince Roper, whose new house won a National New Home Category Award in the Master Builders House of the Year competition in 2014, and ask him for his tips. He and his family attribute their win to their strong relationship with their Master Builder Russell Campbell from InHaus and the team of sub-contractors and architects he surrounds himself with.
have been done is great for peace of mind. Why did you choose a Master Builder? We've built before and know this can be a stressful time. You hear about cowboys and you need to make sure you are protected. I knew I absolutely needed a Master Builder. Choosing one gave me confidence, assurance and minimised the risk of building a new home. It is also important to think about the long term – this is not where you want to focus on the cheapest option. You want to get the best value and a home you will love for years.
It sounds like you had a great relationship with your builder. How did you go about fi nding someone you wanted to work with? We had just moved to Nelson after the Christchurch earthquakes and were very focused on re-establishing ourselves in a new, quality home in a more positive environment. Having built twice before, and being very house proud, we had a clear idea of what we wanted in terms of build quality and final finish. The only problem was when we arrived in Nelson, we had no building contacts and no one to turn to for a recommendation. We had used a Master Builder to build our last home in Christchurch, so we went with what we knew best. Using the ‘Find a Builder’ tool on the Master Builders website, we looked up Nelson-based builders. Although we knew all the builders would be up to the Master Builder quality standard, we wanted the best of the best, so we also looked at who had won House of the Year accolades. InHaus fitted the bill so we gave it a shot. Turns out it was the best decision we have ever made.
Tell us a little bit about your project and the relationship with your builder? Because we were new to Nelson, we were unsure of the area where we had decided to build. It's important people work with a builder who knows the area and can provide good advice. Our builder had built another home not far away from our section and that gave us some extra assurance. As we were building a whole new house, the design phase was crucial. Collaboration is so important here. You want to make sure your builder is involved throughout the whole process, working closely with you and your architect. We had an exciting vision of what we wanted, and we recommend working with an experienced builder who can conceptualise and turn your vision into something tangible. Working with a Master Builder, you know your project is backed by the best in the business. Our builder really did go above and beyond in every aspect and never watched the clock. We now consider Russell and his son Shaun – who was the Master Builders CARTERS National Apprentice of the Year 2015 winner – to be very good friends.
The opportunity to get a Master Build 10-Year Guarantee was also a no brainer. Building a home is one of your biggest life investments so it is important you are protected. No one knows what will happen in 10 years’ time, but I know I am protected by Master Builders no matter what – even if my builder is no longer in business. Most banks will also insist on a guarantee, and this one is the best. Any other tips to share with Kiwis looking to build or renovate their homes? It's all about a partnership. Be clear about your expectations early on and what you want to achieve. It's too late to go back and change your mind once the job is finished. You want the job done well once. The quality of your home will also be remembered for longer than the cost will. It may be worth stretching yourselves a bit, to get a quality builder. And if you have to wait for your builder, it will be worth it. We are extremely proud of the home we have and working with the Master Builder InHaus team has been one of the most positive things to have happened in our lives.

DARK HORSE This 262sqm stunner in Amberley, north of Christchurch, has been designed and built to endure the rigours of family living. With sustainability in mind, the four-bedroom, twobathroom house is set on a fully insulated concrete slab to capture winter sun for enduring warmth. Quality insulation to the walls and ceiling minimise the need for
heating, although there is a log burner and heat pump. The house is handsomely clad in black Colorsteel and Abodo eco timber. As stylish as they are eco-friendly, the home’s interiors include charred eco timber in the living area and kitchen. This is used as a feature bulkhead in the kitchen where it frames matte-black cabinetry. Understated modern elegance extends from the interior through to well-planned outdoor living. Interior dining flows outside where three black steel portals frame this stylish area. From here, you step down to a sunken fire pit, the ultimate place to be on summer evenings. An Abodo deck runs off the north side of the living area, as well as the main bedroom. This is one solid and stylish proposition. For more of this house go to houseoftheyear.co.nz

Three gable forms are positioned around a courtyard at this Christchurch builder’s eye-catching family home. Two end gables, which contain the living and four bedroom spaces, are clad in vertical shiplap cedar. The central gable, with the garage and amenities, is in contrasting white brick. They’ve been carefully positioned around the northern side of the semi-rural site for privacy and to buffer any traffic noise. The entry, kitchen and living areas – where the young family spends most of its time together – have contrasting volumes, a skillion ceiling and a series of
skylights that create a nice play of shadow and light on the wooden floor. An inbuilt fire between the dining and living areas creates a natural separation between zones and keeps things toasty in winter. Light-coloured tiles in the bathrooms contrast with the black towel rails, shower attachments and trim. A large sliding door leads from the living room into the family courtyard where you’ll find a steel pergola extending out from the central brick gable – ideal for future shading options. Many renovations are about increasing the family home’s space and this 39sqm extension does exactly that. The house in the small rural setting of Eyreton, north-west of Christchurch, already had three bedrooms and two bathrooms. But this sun-filled extension to the northern face of the home carved out a new entertaining area, bringing the grand total of living spaces to two. It also enabled the creation of a new combined wetroom and entrance to make coming inside on a rainy day that bit easier and less messy. The extension was also an opportunity to build a

wraparound deck to enjoy outdoor living and barbecues with friends and family in the summer months. Another benefit to the build meant it was a chance to upgrade and modernise the existing kitchen for contemporary life. Solid rimu windows and doors in the newly created living space blend seamlessly with the rest of the house. Exquisite new tongue-and-groove flooring in the extension imbues the home with a lovely sense of warmth and tranquillity. For more of this house go to houseoftheyear.co.nz

RENOVATION $500,000–$1MILLION
A GLASS OF ITS OWN From the street, this house appears as a quaint, unassuming early 20th-century cottage. But as you enter and continue through the building, you quickly realise you’ve been transported to somewhere quite extraordinary. The heritage space melds into an architecturally designed extension with exposed-truss pitched ceiling, industrial-style kitchen and guest suite, all connected
by the ‘garden room’, a covered outdoor entertaining area. The owners wanted their extension to feel like a glasshouse and the result certainly speaks to the design brief. Extensive glazing and Danpalon panels on the north-facing roof plane mean natural light floods in. For all of its modern, streamlined touches, there’s a real connection to the original cottage and respect for its heritage. This is evidenced in rimu cabinetry in the kitchen providing a welcome touch of warmth, and the exposed bricks, which add texture and nod to the house’s history. This mix of materials continues through to the guest room, complete with sumptuous ensuite and alfresco dining space. The confluence of old and new is expertly executed, resulting in the very best of both. For more of this house go to houseoftheyear.co.nz

and overgrown area at the back of the property. An aspect that the owners wanted to retain was the original colour scheme, and this has been answered with splashes of greens and yellows. A magnificent, timber-lined kitchen/dining/living now sits three storeys up with breathtaking views of the harbour. Open-plan with plenty of windows to capture the view, this area also has a built-in window seat and fireplace. Large glass sliders with yellow trim open out from here onto the 80sqm hardwood deck, which is a perfect place to sit back with wh˭anau and friends. A separate lounge area with study nook is an ideal spot to take some time out. Two bathrooms and four bedrooms, including a guest suite, complete this dynamic home. Restoration of this magnificent Category 2 homestead in North Canterbury, following the Kaiko˭ura earthquakes, took 18 months. No detail was too small in preservation of the original features, including the six chimneys and 10 open fireplaces. Careful dismantling of the ornate timber and plaster features was required before the lath and plaster from the walls and ceilings could be worked on to put the house back together. The owners used the opportunity to create an open-plan kitchen/living/dining space and remodel the
four bathrooms of their sprawling five-plus bedroom 855sqm home. Now the kitchen is light-filled with a large central island, contrasting cabinetry and marble splashback. And the main bedroom’s ensuite is a wonderful meld of the old and new with the original sash windows co-existing with the tiled shower and marble flooring. But it’s the square turret and restored wraparound veranda, enhancing and connecting the living spaces to the beautiful grounds, that will leave guests in wonder. WELL MANORED The beauty of this stately homestead with lodge-like proportions of 800sqm had faded somewhat. But the bones of the grande dame north of Christchurch were magnificent and to be respected. One of the main focuses of this renovation was to reuse as many of the materials as possible for a light tread on the environment, as well as for nostalgia and budget
purposes. So it was that each rimu, kauri and beech panel, fire hearth and slate tile was removed with care and reinstalled after the renovation and linings had taken place. The windows from the demolished part of the house were reused in the new upgrade. The same went for the rimu doors, which were given new life as cavity sliders. The original slate tiles were reused in the mudroom. Both the kitchen and bathrooms were also exercises in keeping some original features, while thoughtfully bringing these spaces into the 21st century with state-of-the-art appliances. The inefficient old heating system was also upgraded to ensure the home stays healthy for years to come. For more of this house go to houseoftheyear.co.nz

TUDOR SPLENDOUR The renovation and structural repair of this historical five-bedroom home has returned it to its former glory. On the home’s exterior, all linings were stripped and replaced with a Sto plaster system. Tudor-style battens were then reinstated. Inside, the walls and ceilings were insulated and lined with plywood, followed by Gib. All windows were
retrofitted with double glazing, and the rimu floors were sanded back, filled and polyurethaned. The original fireplace mantels were reinstalled, and the pitched ceiling in the kitchen remains true to the home’s era. The kitchen also proudly shows off engineered stone benchtops, thermoformed white satin joinery and the use of existing tapware and appliances. The addition of an ensuite was made to the second bedroom. Featuring Burlington fixtures, a Michel Cesar oak wall hung vanity and heritage tessellated porcelain floor tiles, this bathroom blends seamlessly with the existing dwelling. Quality craftmanship has ensured that this renovation has honoured the home’s heritage. For more of this house go to houseoftheyear.co.nz

GARDEN
FLORAL DISPLAY Once the gorgeous flush of spring is over, gardens can look a little tired or dull, which is when annuals and perennials must be summoned. Pop down to your local garden centre, peruse the flower aisles and you’re bound to find something you love. Just keep in mind where in your garden they should be planted, how much sun they require, how much water they need, and what shape and size they will eventually grow to.
SUMMER
smarts
you’ll be saving yourself a lot of backache later on in summer. Set aside an afternoon and go for it. Do the whole garden, then mulch with compost, pea straw or pine needles. This will help suppress them – for a while anyway.
DRINK UP
Be clever about how you tackle your warmer-weather gardening tasks and you’ll have more leisure than labour in summer, says Mary Lovell-Smith
do well in shadier areas. Most vegetables and herbs also do well in containers. If you’re not an expert compost maker, get pots as big as you can and fill them with container mix, then plant.
S
As far as I know there are only four ways to avoid weeding: spray with herbicide (seriously uncool), pay someone else to do it, concrete your garden or just let them grow. But if you do pull them out now, while they are small,
ummertime’s coming and you want the livin’ to be easy. If you put in the hard yards now you’ll be able to enjoy a lazy hazy guilt-free summer. You won’t be entirely chore-free, but you’ll certainly give yourself more time for other summer activities, or to simply enjoy the fruits of your gardening labour – from the comfort of a lounger.
PLANT TO PLATE
Fancy popping a sun-ripened cherry tomato into your mouth or sipping a cocktail made with your own lemons and mint? Then get planting. From mid-November even the most tender summer vegetables can be planted outside in all but the chilliest parts of the country. Most adore the sun, but if you’re running out of sunny spots, then lettuces and coriander

OUT DAMNED WEED
hot tips
Healthy soil makes for a productive patch. Building up your soil with compost, manure and other organic material is the best thing you can do for your garden.
The most useful garden tool is the Japanese niwashi. It’s like a short-handled hoe with a sharp blade, and is great for weeding, hacking and digging out roots.
Chances are it will be a dry summer with water restrictions, so before you do anything, check to see if you can use the hose on your garden. If you have the green light, make watering part of a pleasant daily routine. The best time to water is early morning or late afternoon, so hold the hose in one hand, and a hot drink or long cool one in the other. It’s also a good idea to plant drought-resistant species, mulch the more needy ones and/or install an irrigation system and timer.
CLEAN MACHINE
After a winter of inattention, your garden equipment may need a little cleaning, de-cobwebbing and repairing. The good news is, this only needs doing once a year. So wash down your outdoor furniture, deck, house exterior; check that the fabric furniture isn’t rotting or if the wood need oiling; and get the steel-wool onto the barbie… Yes, all those tedious tasks. Then reward yourself.
The presence of birds is
the icing on the cake in any garden. Encourage korimako/bellbird, kererū, tūī, pīwakawaka/fantail and kākā by planting plenty of native species.
Lemon and other citrus, which are sometimes fussy in soil, can grow well in pots. These are best filled with a special citrus mix and placed somewhere sunny.
