Altus Window Systems Fabricators:

reviews. In the end, we went on the recommendation of a friend of friends who had worked with Nate before and spoke really highly of him. Nate being a Master Builder helped us make the decision. By choosing a Master Builder we knew we were choosing quality and someone we could trust. It was also very important for us to be protected by a guarantee, especially with an investment of this size. Only Master Builders can offer the protection of the market leading Master Build 10-Year Guarantee. It gives us peace of mind knowing that if something does go wrong, Master Builders will help resolve any issues and finish our home. At less than 1 per cent of the build cost it was a no brainer for us.

Q&A HOW TO BUILD A HOME THE RIGHT WAY

How are you finding working with your builder Nate? It has been a fantastic process. Nate brought a wealth of building knowledge to our project. Having someone who truly knew his stuff put us at ease. Discussing the build with him is always a highly productive experience as he is never afraid to give you his honest opinion. His focus was never about upselling. Instead he was dedicated to what he thought was best for us and our home. He understood our budget from the outset and helped us to ensure we got great value for money.

Building a new home can seem daunting, and even more so in these uncertain times. But Waikato’s Nicole Kara couldn’t be happier with her decision to continue to build through the disruptions created by Covid-19. Nicole Kara and her husband Kurt are well into building their dream house in Hamilton – a home for them and their two young children, as well as Nicole’s parents. So far, the project has been a great experience and Nicole credits this to the work of her team of Master Builders from Sentinel Homes. The Level 4 lockdown certainly added to apprehensions all homeowners feel during the building process, but Nicole says she is incredibly happy with how things are going and believes there has never been a better time to build. We catch up with Nicole about the process and asks her for tips for others thinking of building their own homes. What would you say to those considering building a new home, particularly at this time? It’s worth taking the leap. Like anything, you can spend hours thinking about what could go wrong. But now we’re deep into the building process, we know we made the right decision. For us, the timing couldn’t be better – interest rates are low and our builder and his team have capacity. We were considering renovating, but convinced ourselves that if we are going to spend all that money then why not get exactly what we want. We found a bit of land and made the jump into building. We can’t wait to live in a home that’s perfect for our family.

Do you still believe this, even with market uncertainty? We all know there’s a housing shortage, which means we should all be motivated to build new, where possible. One of the best assets in New Zealand is real estate. Kiwis love property – we can see it, understand it and its value holds up over time. Low interest rates have made it an ideal time to build. Everyone is trying to buy homes and they are all being snapped up. Rather than joining the race, and having to settle for something that’s not quite right, we decided to spend this time on our build. History tells us that when there is a softening in the market, if you hesitate, you can miss the boat. Once demand starts to creep back up, prices will increase. My advice is, if you are in a position to do so, now is the time. Tell us about your build. We chose a Master Builder to ensure we had the backing of a trusted organisation. Since November last year, we’ve been working with Nate from Sentinel Homes on our new family home just outside of Hamilton. We’re currently right in the thick of it. Our roof has just been finished and we’re underway with the plumbing and wiring. All things going well, we should be finishing the place by early next year. How did you go about finding a builder you could trust? We did our research, shopped around and asked friends. We really took on board past customer testimonials and

What advice did your builder give you about the specifics of your project? From the start, Nate and the team had a real emphasis on quality and what would give us the best outcome in the long term. Sometimes the cheapest option is the cheapest for a reason and won’t last. We had plenty of conversations specifically around what materials were best. Nate was great at explaining the cost behind certain materials and then would recommend what he’d use himself. Obviously, I’m not a builder, so we came in with no real idea of what was best. To have that expertise and advice on hand was really comforting. A big focus for us was the importance of sustainability and the durability of the house. This led to our decision to use brick for our exterior, rather than cedar, as it requires less maintenance. Do you have any tips for others about how to best work with your builder? My number one piece of advice is to build a strong and trusting relationship with your builder, right from the start. Second is frequent and clear communication. Sentinel Homes is incredible with this, and I would be quick to recommend them to anybody. Another bonus of working with Sentinel Homes is their use of the CoConstruct app. This allows us to stay informed about the progress of the build with regular updates and photos. It also provides us with a place to keep everything in writing, which we can easily refer back to. It really helps us to keep on top of things, especially when you’re trying to think of what you might have missed. It keeps the work trucking along by allowing us to be able to respond to approvals in real time. It is great to see this kind of technology available.

W

e’ve all felt a little housebound this year, so the thought of summer around the corner has never been so enticing. Get your place ready for relaxing or entertaining by giving it a spring clean, replacing heavy winter duvets with linens and brighter colours, and freshening dull walls with a lick of paint. “White is always a good choice as it’s fresh and easy to live with,” says interior designer Rachel O’Connell of Style My Abode. “Choose warmer whites in darker rooms, and cooler tones where there’s an abundance of light.” Embracing natural elements such as oak and stone will also bring a lightness to kitchens and bathrooms. “Think about choosing an interesting slab of granite instead of the standard engineered stone,” says Rachel. “Even adding a small amount of oak to an all-white kitchen can bring it into 2021 and prevent it from being boring.”

There’s no chance of that this summer, thanks to the latest trends. Mediterranean-style curves and arches are appearing everywhere from walls and furniture to decorative pieces, such as mirrors. Ribbed wood and glass are elevating kitchen and bathroom cabinetry, and warm metal accents are also hot. Brass, bronze and copper give interiors a luxurious feel when used in tapware, handles and handrails. Outside, give some TLC to your barbecue area by re-staining decks and outdoor furniture, and replacing cushions on sofas. Add potted strelitzia (bird of paradise) for a tropical touch. “If money was no object,” says Rachel, “I’d advise investing in a beautiful outdoor sofa, a louvre-covered outdoor entertaining area with built-in barbecue and bar area, outdoor heating, a TV and, of course, a pool.” Or you could simply add a beanbag or two.

Clad in vertical cedar and with a black aluminium roof to handle coastal conditions, this home is built with luxury in mind. The entry stairs feature floating oak treads and there are floor-to ceiling windows, some double storey. A log burner and open fire keep it cosy in winter and

there’s a deck space to relax on during every part of the day. You can finish a day of swimming and beach adventures by firing up the pizza oven under the louvre roof. Oak overlay and carpet cover the floors, and in the bathroom, floor-to-ceiling tiles and quality tapware lend a luxurious feel. There’s no shortage of garage space – including one that accommodates a motorhome. You’ll also find a workshop, because everything has been thought of. The owners can relax in this home for years to come. For more of this house go to houseoftheyear.co.nz

The owners of this beachfront Bay View house wanted a ‘future classic’, but also a ‘forever home’ for their young family to grow into. As a result, the four-bedroom house draws on mid-century modern influences and raw, natural materials, and also has spaces that can be separated or connected by large floating pivot doors in the wide hallway – ideal for the family’s changing needs. The home, which also accommodates the owners’ photography business and studio, is crafted in enduring materials that connect it to its coastal landscape and can withstand the harsh environment.

An L-shaped kitchen has an island with a stone waterfall top and storage is plentiful in the open scullery. Bifold windows connect it to a deck area and bar leaner. The tiled ensuite is the ultimate relaxation space with a luxurious bath, walk-in glass shower, quality fittings and a feature wall. Beach life in all seasons and weather can be enjoyed thanks to floor-to-ceiling glass and sliding doors that open up to the outdoors. Take your pick from several areas for family and friends to relax in, with the sea as the backdrop. For more of this house go to houseoftheyear.co.nz

‘Granite stair treads were imported from the clients’ home town in India.’

The owners of this striking Manawatū build wanted the home to exude luxury and comfort, but also reflect their strong cultural connections to India. The result is an eye-catching multi-level home that has four bedrooms, each with its own ensuite. A series of curved roofs anchors the project, giving it a strong form and unique identity. A combination of architectural stone veneer columns, dressed New Zealand red cedar and Resene Rockcote is used to give the house a contemporary look with earthy aesthetics. The interior has the same feel – in an Indian context. ITM MANAWATU_Single HR.pdf

One feature that commands immediate attention is the staircase. Hand-carved teak balustrades are teamed with granite treads specially imported from the clients’ home town in India. Meticulous craftsmanship was required to build the staircase and the curved bulkheads in the living area. Concealed lighting creates a soft glow and definition between surfaces of the ceiling. You’ll also find a high-end kitchen, prayer room and double garage in this special home that combines craftsmanship and culture. For more of this house go to houseoftheyear.co.nz

This new build has been designed to make the most of the ocean views and for as many rooms as possible to have a northerly aspect. Working within the long site that narrows at the rear boundary, the dwelling recedes as you move down the property. The ground floor is designed to be a separate unit and can be sectioned off from the rest of the house if needed. Upstairs, outdoor areas extend from the internal living spaces. The west-facing deck is covered, tucked behind the main living area. Although not at the front of the

house, glazing allows the owner to gaze toward the ocean. Meanwhile, a deck on the north side offers protection from the sea breeze, making it the ideal spot for a gin and tonic. For peace and privacy, the main bedroom is positioned at the rear of the home, and offset to cleverly capture the view. The owners wake to the morning sun, the best spot to start the day. A recessed garage ensures this striking home retains its street appeal, and the home has even been futureproofed with a lift to the second level. For more of this house go to houseoftheyear.co.nz

Tucked away down a private lane is this grand design that impresses the moment it comes into view. Clad in a Specialized plaster system and with vertical Abodo Vulcan on its commanding gables, the home immediately stands out against the rolling green landscape. The single-level house has pitched ceilings to allow plenty of space to display the carefully chosen glass chandeliers, while light floods through the tall windows. Underfloor heating and two large fireplaces with floor-to-ceiling tiling and thermally broken double-

glazed windows keep the living spaces cosy, despite the impressive size of the rooms. Come summer these areas can be opened out to decking and raised lawns, offering multiple options for relaxed alfresco entertaining and dining. The high-spec kitchen is elegant in black and white and includes a large scullery with loads of storage. You’ll also find four stylish bedrooms, two bathrooms, a powder room and separate laundry in the 334sqm elegant, semi-rural homestead. For more of this house go to houseoftheyear.co.nz

On top of one of the highest sites in Gisborne, you’ll find this stylish, modern house with some of the most panoramic views around. The sleek three-bedroom, two-bathroom family home has been clad in a combination of cedar shiplap and Colorsteel in FlaxPod, and features a low roofline to help blend into the semi-rural site. On the inside you’ll find polished concrete floors throughout the open-plan living area, large windows to enjoy the views and a separate living area for the kids and their friends to hang out in.

Because the single-level home has been designed with an obtuse angle, there are sheltered outdoor areas accessed by large over-wall slider doors from all points of the home, including the kitchen. The main bedroom features a walk-in wardrobe and an ensuite with sea views, while the stylish white kitchen has a butler’s pantry. The centrally located laundry is hidden behind bifold doors. In winter, light the log burner, relax on the built-in window seats and enjoy the city views. For more of this house go to houseoftheyear.co.nz

A modern take on the classic cottage, this three-bedroom home is a great example of infill development in an urban environment. Set within a character area of Havelock North, the home is cleverly designed to maximise space on a restrictive back section. The open-plan living/dining/kitchen area blends seamlessly with outdoor spaces to cater for all-day sun. Beautiful polished floors invite visitors into the spacious kitchen with modern appliances and a central island that ties the design together.

High raking ceilings in the main living area also elevate the sense of openness. Upstairs is a private retreat featuring the main bedroom, ensuite, dresser and study. Design features such as the Juliet balcony off the main bedroom are a nod to the provincial cottage. Outside, a low-maintenance garden with standard roses brings another element of traditional character, and the garage matches the aesthetic of the house. Country charm and modern comforts come together in this lovely new home. For more of this house go to houseoftheyear.co.nz

Two distinct wings make up this four-bedroom rural family home that has instant appeal. A defined entrance with polished concrete floors leads you into the 250sqm house where you either head left to the extensive living areas or right to the wing with the bedrooms and bathrooms. Living and dining can be found in an expansive open-plan area with pitched ceilings that maximise natural light. This spills out onto sprawling north-facing decks and lawns. It’s the ultimate space for classic Kiwi get-togethers with plenty of room for alfresco dining.

Tucked behind the streamlined kitchen with spacious scullery is a separate cosy lounge with its own bar for enjoying quiet time and nightcaps. The gabled rooflines give the home a country feel and combine beautifully with vertical grooved cladding. Horizontal shiplap cedar weatherboard adds extra charm and interest. A double garage, study nook, main-bedroom ensuite and separate laundry make this a house that can be enjoyed for many years to come. For more of this house go to houseoftheyear.co.nz

Two distinct pavilions greet visitors to this dark and distinctive Palmerston North home. Linea Oblique weatherboard and New Zealand cedar cladding bring drama to the external walls and create a stylish architectural facade in the new subdivision. One pavilion has uninterrupted open-plan living anchored by a designer kitchen. With raked ceilings rising to 2.7m, followed by bulkheads, the space is airy and spacious feeling. A tiled feature wall with an integrated rangehood in the kitchen adds to the sense of openness and Dekton benchtops complete the stylish picture.

Indoor-outdoor flow is easy. Step outside from the lounge and you’re on a private sun-drenched kwila deck. In the other wing you’ll find three spacious bedrooms and two bathrooms. The main bedroom has an ensuite and a walk-in wardrobe; bathroom fittings include New Zealand-made Methven tapware. The 196sqm H-shaped house also has a study and internal-access double garage. The link between the two wings forms the entrance and provides the structure for the attractive partially covered corridor to the front door. For more of this house go to houseoftheyear.co.nz

ADVERTORIAL

You deserve peace of mind with the Master Build 10-Year Guarantee Giving homeowners peace of mind for over 25 years. Building a house or doing a major renovation is a big deal, it is probably the biggest investment of your lifetime, so it makes sense to protect it with a Master Build 10-Year Guarantee.

Our market leading Guarantee has been developed in New Zealand for New Zealand families. It has protected more than 140,000 Kiwi homes over the last 25 years. Only a Registered Master Builder can offer you the peace of mind of a Master Build 10-Year Guarantee. Registered Master Builders have been building quality homes for more than a century. But very occasionally, even for the best builders, something can go wrong. Choosing to work with a Registered Master Builder helps prevents this and a Master Build 10-Year Guarantee gives you even more peace of mind and is an essential part of any build. David Kelly, Chief Executive of the Registered Master Builders Association, points out that the Master Build 10-Year Guarantee provides much greater protection than both the Building Act and the Consumer Guarantees Act, which only apply if the building company that carried out your building work is still around when

your problem happens. While most building projects will run smoothly, sometimes things do go wrong. Mr Kelly says the Guarantee provides protection to resolve those issues and enables us to support the homeowner to get their home finished to the highest standard.

In a street full of 1970s-era brick houses, this new build blends in seamlessly. That’s because the owners had it designed that way and chose classic brick with Linea weatherboards for the exterior and metal tiles for the roof. Inside, it’s a different story. The house shines, due to its contemporary style, plus the quality of the construction. The open-plan living area has a vaulted ceiling to add a sense of space and allow for a steady flow of natural light. A designer kitchen features modern, sleek lines and statement black tapware, and has a walk-in pantry.

A second lounge ensures everyone has plenty of space in which to entertain and relax, while an office means that studying or working from home is never a problem. A Brivis ducted gas central-heating system creates a cosy atmosphere throughout the 204sqm house and double-glazing helps retain the heat. There’s also an internal-access insulated double garage. Indoor-outdoor flow? In summer it’s easy to throw open the large stacker doors in the living and lounge areas and step into the private backyard. For more of this house go to houseoftheyear.co.nz

RENOVATION $500,000–$1MILLION BLUFF HILL

A GRAND SCALE This grand eight-bedroom Victorian home has undergone a few renovations over the decades. It was converted from a family home to a mental health service residence, to individual flats and then back to a family home again in the 2000s. Over the past year, the 1860s Category-2 heritage house has been transformed again. This time it’s the

result of a collaboration between renowned Hawke’s Bay architect Simon Clarkson, Designgroup PMA and the newly established team at Hawke’s Bay Construction. The team loved working on the project, and especially enjoyed the result – a home restored to its former glory, with modern flair. The meticulous kitchen is the perfect combination of old-world charm and modern-day panache. There’s a scullery, butler’s sink and plenty of storage. Dark parquet flooring, bronze hardware, Caesarstone benchtops and glass match the Victorian era of the home. This project was not without its challenges, however. When work started it soon became clear there was more to remedy than originally thought – the result of different building standards over almost 160 years. Versatile Hawke’s Bay’s Te Anau show home is built for entertaining. A portico leads into a breezy open-plan dining and living area that flows into a Scandinavianstyle kitchen with LED lighting under the cupboards. It also has a spacious butler’s pantry. From the open-plan space, open the stacking doors and walk straight onto a large deck, positioned for all-day sun. The main bedroom also opens onto this deck, making it a perfect spot for a morning coffee. There’s plenty of space for entertaining and a barbecue. With three bedrooms and a study nook, this home is

designed for a growing family. Two bathrooms, a separate toilet and a big laundry make modern living easy. The colour scheme and stylish flooring choices give the interior a warm and welcoming feel. A duck-egg blue main bedroom has an ensuite with tiles chosen to complement the soothing shade. The contrast with the dark floor tiles is consistent with the main bathroom. GARDEN

FLORAL DISPLAY Once the gorgeous flush of spring is over, gardens can look a little tired or dull, which is when annuals and perennials must be summoned. Pop down to your local garden centre, peruse the flower aisles and you’re bound to find something you love. Just keep in mind where in your garden they should be planted, how much sun they require, how much water they need, and what shape and size they will eventually grow to.

SUMMER

smarts

you’ll be saving yourself a lot of backache later on in summer. Set aside an afternoon and go for it. Do the whole garden, then mulch with compost, pea straw or pine needles. This will help suppress them – for a while anyway.

DRINK UP

Be clever about how you tackle your warmer-weather gardening tasks and you’ll have more leisure than labour in summer, says Mary Lovell-Smith

do well in shadier areas. Most vegetables and herbs also do well in containers. If you’re not an expert compost maker, get pots as big as you can and fill them with container mix, then plant.

S

As far as I know there are only four ways to avoid weeding: spray with herbicide (seriously uncool), pay someone else to do it, concrete your garden or just let them grow. But if you do pull them out now, while they are small,

ummertime’s coming and you want the livin’ to be easy. If you put in the hard yards now you’ll be able to enjoy a lazy hazy guilt-free summer. You won’t be entirely chore-free, but you’ll certainly give yourself more time for other summer activities, or to simply enjoy the fruits of your gardening labour – from the comfort of a lounger.

PLANT TO PLATE

Fancy popping a sun-ripened cherry tomato into your mouth or sipping a cocktail made with your own lemons and mint? Then get planting. From mid-November even the most tender summer vegetables can be planted outside in all but the chilliest parts of the country. Most adore the sun, but if you’re running out of sunny spots, then lettuces and coriander

OUT DAMNED WEED

hot tips

 Healthy soil makes for a

productive patch. Building up your soil with compost, manure and other organic material is the best thing you can do for your garden.

 The most useful garden tool is the Japanese niwashi. It’s like a short-handled hoe with a sharp blade, and is great for weeding, hacking and digging out roots.

Chances are it will be a dry summer with water restrictions, so before you do anything, check to see if you can use the hose on your garden. If you have the green light, make watering part of a pleasant daily routine. The best time to water is early morning or late afternoon, so hold the hose in one hand, and a hot drink or long cool one in the other. It’s also a good idea to plant drought-resistant species, mulch the more needy ones and/or install an irrigation system and timer.

CLEAN MACHINE

After a winter of inattention, your garden equipment may need a little cleaning, de-cobwebbing and repairing. The good news is, this only needs doing once a year. So wash down your outdoor furniture, deck, house exterior; check that the fabric furniture isn’t rotting or if the wood need oiling; and get the steel-wool onto the barbie… Yes, all those tedious tasks. Then reward yourself.

 The presence of birds is

the icing on the cake in any garden. Encourage korimako/bellbird, kererū, tūī, pīwakawaka/fantail and kākā by planting plenty of native species.

 Lemon and other citrus, which are sometimes fussy in soil, can grow well in pots. These are best filled with a special citrus mix and placed somewhere sunny.
