HOUSE OF THE YE AR 2021

Welcome

to the Registered Master Builders House of the Year 2021 magazine for the East Coast & Hawke’s Bay Region Once again, the prestigious Registered Master Builders House of the Year competition has attracted hundreds of top-quality entries from around New Zealand. These new builds and renovations have wowed our expert judges, who are all leaders in the fields of construction and architecture. We hope you enjoy this annual showcase of craftsmanship from the Master Builders in your region. The results go live at www.houseoftheyear.co.nz on August 21. Chris Flude, President | Registered Master Builders Hawke’s Bay Branch

How the Registered Master Builders House of the Year competition works All entries are awarded points by two judges (a builder and an architect). The projects with the highest scores are given Gold Awards and the best become Category winners. Then, the highest points-scoring Category winners are named Local Supreme House of the Year or Local Supreme Renovation of the Year. Entries are judged on building excellence, but also on their lifestyle value, so you’ll also see kitchen, bathroom, outdoor living and sustainable home awards. Excellence in workmanship is recognised by the coveted Craftsmanship Award. The East Coast & Hawke’s Bay Region competition, one of 11 regional House of the Year events, is held on August 20. You can see all of the results at www.houseoftheyear.co.nz from August 21.

floating oak treads “secretly” fixed to the central beam; this future-proofed house, with a pool and a lift, is perfectly set up for all the family, including grandchildren.

‘This home was constructed with care and passion by the builders.’

“Complex” and “challenge” are words the judges of the Registered Master Builders House of the Year used to describe this Ōhiwa house. But at the same time, their comments were full of terms such as “worthy winner”, “care and passion” and “total accuracy”. In short, Randall Construction pulled off a tricky, complicated new build with skill, dedication and precision. “This home has workmanship of the highest level and deserves to be the Regional Supreme Award Winner,” said the judges. As well as the top prize for a new build in the region, Randall Construction also won four other awards for the coastal three-bedroom, two-bathroom home near Ōpōtiki. The firm scooped Top 100, Category Winner, Outdoor Living and Gold prizes. One of the reasons the build was so challenging was the owners’ desire for the home to be future-proofed, so they could enjoy it well into retirement. The design included a lift, which the judges said required “total accuracy”. They also lauded the builders’ work with the vertical cedar cladding, decking and internal stairs. “Complex cladding and flashing junctions have been fitted without fault, as have the cedar screens. “Decks on two levels display beautiful workmanship. Stairs have floating oak treads that are secretly fixed to a heavy central beam.”

For Paul Randall and his team, the project was long, complex and rewarding. They spent two years on the home, 15 months of it full time. It started as a renovation, but it soon became clear a new build was required. So, they spent weekdays at the site working from “highly detailed” architect’s plans and would return home to Gisborne on the weekends. The clients, Paul says, “were pretty over the moon” with the result, and so was he.

PROFILE

Home FRONT Ignore trends and stay true to your individual style, says Hawke’s Bay interior design expert Asha Payton

A

sha’s Payton’s upholstery hobby, plus a love of fabrics, led to the establishment of Little & Fox. The business has a thriving fabric and furnishing store in Havelock North and a showroom in Ahuriri, Napier. She and her team offer design services and made-to-order pieces. How would you describe your style? Eclectic but considered. I don’t own heaps of ‘stuff’, but prefer to showcase a few really important pieces that are dear to my heart and that hold history and significance. The other pieces tend to come and go. I get bored easily and I’m well known in my neighbourhood for giving away treasures I’ve bought from vintage and antique shops. What inspires you about living in your region? The landscape and the colours. Autumn is my favourite time of year for inspiring scenery. Te Mata [Peak] and the Tuki Tuki Valley are truly magical then. What’s the last thing you bought for your home? A scented candle. I love a good candle and light them each night as soon as I get home. It’s a simple ritual but it makes for a lovely sense of calm and a great scent throughout my home. What was one of the memorable first items you bought for your home? My GP & J Baker silk velvet curtains in lemon that create a room divider between my kitchen and living. They are totally over the top and opulent, but seriously to die for. Every day I admire and touch them. I love them.

12

R EGIS TER ED M AS TER BU ILDERS

What’s your favourite room in your house? My bedroom. I have a great view of Te Awanga beach and the sea. It’s upstairs, removed from the rest of the house and I can have a quiet moment to myself (no disrespect to my four beautiful children).

‘I love lamplight in the evening – it’s essential for ambience.’

If you were renovating, where would you spend the bulk of your budget? The kitchen – it’s generally the central hub of a home. There, and I'd buy good-quality blinds and curtains. If money was no object, what would you splurge on? I have an obsession at the moment with hot-rolled steel doors and windows. This is where I’d invest my money. What’s a trend you’ll be glad to see the back of? Mmm, following trends.

What’s the trend you wish would make a comeback? Trends? No. Personally, I dislike the word. Individual style? That’s a big yes.

You’ve got a day to refresh your house. What would you do? I love to move all of my furniture around. I do this often. You can give yourself and your home a whole new feel.

Asha Payton (opposite) loves fabric, something that’s evident in her bright and exciting Little & Fox store in Havelock North; showroom in Ahuriri, Napier; and in her designs.

What should every home have? Lamps and rugs. I love lamplight in the evening – it’s essential for creating ambience. Rugs create texture and layers. Every home needs a beautiful rug. If you could have a ‘house tour’ of any home in the world, whose home would you choose? Kelly Wearstler, the Los Angeles-based interior designer. She uses bold, timeless design with incredible architecture to excite the senses. www.littleandfox.co.nz HOU S E OF THE Y E A R 2021

Wood, we are told, is style. This hardback shows how it is used in homes all over the world and guides architects, interior designers and builders in the many ways it enhances modern buildings. Even daring architecture is given warmth and cosiness.

The builders thoroughly enjoyed working on this luxurious architecturally designed home, which is set among orchards on the edge of Havelock North. Within its floorplan are four large bedrooms, each with ensuite and walk-in wardrobe; two spacious living areas; and a formal dining area. The cedar-clad residence was designed to function either as a 550sqm family home, or a 250sqm home for two, with a guest wing. Precast concrete chimneys and portals over doorways are elegant, while the high-seamed roof

profile adds a touch of class. High gables with no soffits as well as boxed corners and facings around the windows, required significant exterior trim, which has been achieved to the highest level. Three log burners keep the whole home cosy in winter, while solar panels on the roof help generate energy. The interior features natural materials, which are carried through to the outdoor entertaining area. Designer lighting, high-end fittings and well-placed windows top off this beautiful, bespoke home. Supreme WOOD PRODUCTS is proud to support East Coast & Hawke’s Bay House of the Year 2021

onathan and Venus founded “Supreme Wood Products” in 2016 to bring high quality Siberian Larch for the best price to the New Zealand market. The business model is essentially to buy direct, without a middleman, and to deliver from the containerto-door. Now, we own part of a mill in Russia so we can monitor the quality directly and ensure the best quality timber is supplied continuously and efficiently.

Rode through tough times We had to learn the hard way that the business practices in Russia are not the same as in New Zealand, and the Russian suppliers did not always share our enthusiasm for a high quality product. One key issue is that if the timber is not dried correctly then it will lead to major movement, cracking and splitting. So we decided to set out and find suppliers who share our passion for a top quality professional attitude and attention to detail. The relationships we have formed with such suppliers is what has led to us having a good consistent supply of high quality timber.

Our business is proudly 100% kiwi owned and operated!

Better & Direct

Best Siberian Larch in New Zealand Along with sourcing the best Siberian Larch and the largest trees we also adopted a thermal modification technology to give the timber stability. Our Siberian Larch is put through a double kilning process and raised temperature for 72 hours so that it will withstand the New Zealand climate better, and reduce movement, cupping and splitting dramatically. While this does not change the look of the timber it improves the strength and durability. Different from other modified timbers in the market, you do not need to pay an extortionate price for our Siberian Larch. In fact, it is priced lower than all major timber suppliers. From logs, edged boards and treatment, we are now in full control of the process. In our opinion and experience, our Siberian Larch is the best quality and price in New Zealand.

The kitchen is cleverly tucked beneath and behind the stairs, which lead to two double bedrooms and a bathroom – all with views. This simply sublime dwelling sits easily in its landscape and is built from readily available, low-treated timber

Perched on an elevated site overlooking the scenic hills and valleys of Central Hawke’s Bay, this four-bedroom home is all about location, views and relaxed family living. Constructed from quality, low-maintenance materials with schist pillars and exposed aggregate concrete footpaths, the 210sqm home fits like a glove within the landscape. The positioning was carefully considered to make the most of its idyllic location, with service areas to the south and living to the north. The handsome dark exterior of this four-bedroom family home cleverly conceals the light and inviting interior that makes it such a pleasure to live in. Polished concrete floors combine with a contemporary kitchen to form the heart of the home. An island bench with breakfast bar provides a natural gathering spot for the kids to catch up with parents after school, and for guests to take a seat while a glass of wine is poured. From here, it’s a natural progression into the living area, or out through the sliders where a decked outdoor living area sets the scene for barbecues.

Although the home offers four bedrooms, one of these has been tailormade into an art studio with a slider that opens up to the outdoors. The family bathroom caters for bubble baths with a large tub, while the main suite has its own ensuite. Both bathrooms feature polished concrete flooring and have been stylishly appointed with black fixtures and fittings, including on-trend black toilets. A walk-in wardrobe with wide sliding doors leading to the decked outdoor living zone complete the main suite. For more of this house go to houseoftheyear.co.nz

Inside, numerous skylights, a pitched central living-room ceiling and an extra-wide entrance hall create a luxurious sense of space the moment you step inside. Meanwhile, changing stud heights, different flooring selections and the varied use of textures on feature walls allow this four-bedroom home to showcase a number of beautifully complementary products.

The built-in fireplace in the main living area ensures the house stays toasty during those chilly Hawke’s Bay winters. From the outside, the black-and-white scheme is complemented by vertical cedar shiplap. Decorative chimney caps add a stylish touch to the roof. This is sophisticated Hawke’s Bay living at its best. This much-loved century-old home has been infused with new life thanks to a carefully planned renovation that seamlessly connects with, and enhances, its original character. The primary purpose of the reno was to provide the family of four with a better flow within the home and to the outdoors. The project entailed a new kitchen, family and dining rooms, laundry, toilet and covered decks. In keeping with its 1900s charm, timber has been used throughout the renovation, including the floors, window and door joinery, ceilings, weatherboards and decking.

The large windows that wrap the dining room are encased in steel units, slimmer profiles than the timber equivalent, to maximise the views. In the heart of the home, the kitchen is finished with Shaker-style cabinetry, a gas stove and stone benchtops that collectively complement the era of the house. With 60sqm of much-need extra space, an easy flow from the living area out to decking, and immaculately landscaped surrounds, this cherished home works perfectly for its modern family. Q&A HOW TO BUILD A HOME THE RIGHT WAY

Master Build 10-Year Guarantee. It gives us peace of mind knowing that if something does go wrong, Master Builders will help resolve any issues and finish our home. At less than 1 per cent of the build cost, it was a no-brainer for us. How did you find working with your builder Nate? It was a fantastic process. Nate brought a wealth of building knowledge to our project. Having someone who truly knows his stuff put us at ease. Discussing the build with him was always a highly productive experience as he is never afraid to give you his honest opinion. His focus was never about up-selling. Instead, he was dedicated to what he thought was best for us and our home. He understood our budget from the outset and helped us to ensure we got great value for money.

Building a new home can seem daunting, but Waikato’s Nicole Kara couldn’t be happier with her decision to build

Nicole Kara and her husband Kurt built their dream house in Hamilton – a home for themselves and their two young children, as well as Nicole’s parents. The project was a rewarding experience, which Nicole credits to the work of her team of Master Builders at Sentinel Homes. The build took place last year and the lockdowns certainly added to the apprehension that all homeowners feel during the building process, but Nicole says she is incredibly happy with how the project evolved and believes there has never been a better time to build. We caught up with Nicole about the process and asked her to share tips for others who are thinking about building their own homes. What would you say to those considering building a new home, particularly at this time? It’s worth taking the leap. Like anything, you can spend hours thinking about what could go wrong. Despite uncertain times, we know we made the right decision. For us, the timing couldn’t have been better – interest rates were low and our builder and his team had capacity. We were considering renovating, but convinced ourselves that if we are going to spend all that money then why not get exactly what we wanted. We found a bit of land and made the jump into building a home that’s perfect for our family.

Do you still believe this? We all know there’s a housing shortage, which means we should all be motivated to build new, where possible. One of the best assets in New Zealand is real estate. Kiwis love property – we can see it, understand it and its value holds up over time. Low interest rates have made it an ideal time to build. Everyone is trying to buy homes and they are all being snapped up. Rather than joining the race, and having to settle for something that’s not quite right, we decided to spend this time on our build. Tell us about your build. We chose a Master Builder to ensure we had the backing of a trusted organisation. We worked with Nate Alley from Sentinel Homes on our family home just outside of Hamilton. How did you go about finding a builder you could trust? We did our research, shopped around and asked friends. We took on board customer testimonials and reviews. In the end, we went on the recommendation of a friend of friends who had worked with Nate before and spoke really highly of him. Nate being a Master Builder helped us make the decision – by choosing a Master Builder we knew we were choosing quality and someone we could trust. It was also very important for us to be protected by a guarantee, especially with an investment of this size. Only Master Builders can offer the protection of the market-leading

What advice did your builder give you about the specifics of your project? From the start, Nate and the team had a real emphasis on quality and what would give us the best outcome in the long-term. Sometimes the cheapest option is the cheapest for a reason and won’t last. We had plenty of conversations specifically around what materials were best. Nate was great at explaining the cost behind certain materials and then would recommend what he’d use himself. Obviously, I’m not a builder, so we came in with no real idea of what was best. To have that expertise and advice on hand was really comforting. A big focus for us was the importance of the sustainability and durability of the house. This led to our decision to use brick for our exterior, rather than cedar, as it requires less maintenance. Do you have any tips for others about how to best work with your builder? My number-one piece of advice is to build a strong and trusting relationship with your builder, right from the start. Second is frequent and clear communication. Sentinel Homes was incredible with this, and I would be quick to recommend them to anyone. Another bonus of working with Sentinel Homes is their use of the CoConstruct app. This allowed us to stay informed about the progress of the build with regular updates and photos. It also provided us with a place to keep everything in writing, which we could easily refer to. It really helped us keep on top of things, especially when you’re trying to think of what you might have missed. It keeps the work trucking along by allowing you to be able to respond to approvals in real time. It’s great to see this kind of technology available.

lfresco dining is a luxury our climate affords us – most of the time. Even when the weather is conspiring against us, there is plenty of patio equipment that makes enjoying the great outdoors a possibility. Think braziers, outdoor fires and heaters, not to mention louvre roofs, canopies and windbreaks. But with summer in the not-too-distant future, many of us will be turning our attention to the beaches and lakes we’re blessed with. You don’t need a home with a deck facing the sea – a picnic by the water is just as good.

LOOK ON THE BRIGHT SIDE Evie Kemp’s kitchen is the antithesis of the one- and two-tone examples we’ve seen in recent years. GARDENS GARDEN

5 TREES FOR SMALL GARDENS

Seven sins of

LANDSCAPING Landscaping and establishing a new garden is fun, hard work and not without its pitfalls. Here are some of the most common garden and landscaping blunders to avoid, says Mary Lovell-Smith

THINKING there’s not enough room for trees, or even one tree. There is always room for at least one in a garden. Can it be called a garden if it is treeless? No, rather, it’s a dispirited chunk of outdoors. A tree brings shade, sound, colour, perspective and movement to a garden. It’s just about working out which is best for your situation. (And, remember, trees will increase the value of your house should you sell it.)

MISTAKING outdoors for indoors and making outside ‘rooms’ that attempt to obliterate what the outdoors is all about – nature. Embrace the elements and refrain from filling up your outdoor space with rugs, sofas, TV screens, heaters, lamps and the like. Hedges make wonderful walls, tree canopies ceilings and flagstones floors.

IMAGINING that every house, no matter the style or age will benefit from a deck. Many homes don’t suit the standard timber deck. Show imagination and design a deck (or get a professional to design one) to suit and enhance your home. Not that decks are the be-all and end-all; it may be that a concrete or tiled terrace or patio, veranda or porch will work better for you.

58

R EGIS TER ED M AS TER BU ILDERS

FORGETTING there are four seasons – not just spring and summer – when blossom and flowers are doing their thing. Also plant for autumn and winter, with plants and shrubs that bloom late, have leaves that change colour and berries to attract the birds.

NEGLECTING the view of the garden from indoors, which is most often how we see our gardens. This may mean framing it out of a window with foliage, or placing a particularly pretty shrub a couple of metres from a window to draw the eye outside.

WANTING to control every inch of the garden. Banishing weeds, keeping hedges razor sharp, and maintaining perfectly manicured lawns is fine, but what about the creatures that live in the garden and make homes in the likes of rotting logs or long grass? Also, the price of maintaining such a tidy garden is a high cost in labour or, worse, chemical warfare and its collateral damage.

PAYING the price of impatience by choosing fastgrowing trees and hedging plants. These are wonderful

A key to choosing trees for modest gardens is not so much the size, but how dense and dark they will be in full leaf. Those with an open aspect and sparse leaves are preferable. The other consideration is getting your money’s worth from the tree, such as flowers in spring and summer, colour and fruit in autumn.

Jacaranda mimosifolia

Smothered in clusters of fragrant, purple blooms in spring and summer, jacarandas are a sight to behold. Prefers warm climates or at least a sheltered, warm spot.

Judas tree (Cercis siliquastrum)

This pretty, deciduous tree has heartshaped leaves and clusters of bright pink flowers followed by showy, dark purple pods. Prefers free-draining soil.

Amelanchier canadensis

A small, spreading tree with starry white flowers, and coppery new leaves that turn green before developing brilliant colours in autumn. Tolerates wet soil and drought.

Zelkova serrata

Also known as Japanese elm, this beautiful tree has a wide, spreading habit and gently weeping branches. Its red-purple colours can be stunning, especially in areas with chilly autumns. Prefers moist, well-drained soil, in full sun or partial shade.

Kōtukutuku

Tree fuchsia, or Fuchsia excorticata, has stunning rust-coloured papery bark and its branches grow at interesting, twisted angles. Bees love its red and purple flowers. Prefers moist soil.

for the first few years when they shoot up to successfully provide privacy or hide something unsightly. However, once they reach the desired height they won’t stop growing. You’ll find they will require a lot more work to keep trim than many slower-growing species.
