OF THE REGION'S BEST HOMES Clever kitchens + inspired bathrooms

The Bay of Plenty / Central Plateau Region competition is one of 10 regional House of the Year events held in July and August. You can view the Bay of Plenty Region results at houseoftheyear.co.nz from 6 July. Each category is judged by a pair of judges (one builder and one architect) who rate each property against a scorecard. The highest points-scoring Gold Awards in each category become the Category winners. The highest points-scoring Category winners are named the Local Supreme Winner for a New Build and the Local Supreme Winner for a Renovation. As well as being judged for building excellence, entries are rated for their lifestyle value. There are kitchen, bathroom, outdoor living and sustainable home awards and excellence in workmanship is recognised by the Craftsmanship Award.

If you’d like an extra copy or your magazine is damaged, please call 09 308 9998 and we’ll send you one.

Paper Plane owner Krista Plews talks home style

Collectibles add character and personality to a home, Krista has even named a few of her favourites, including a penguin, rabbit and owl.

Spatial designer Krista Plews and her product designer husband Tim dreamed of opening a design store that would enable them to work with creatives. When Canadian Krista and Kiwi Tim washed up in Mount Maunganui, Paper Plane was born. Describe your home style. When we bought in 2017, we covered every possible surface in white paint. The blank canvas was exhilarating. It removed style limitations from our minds. Tim likes strong contrasts and vintage pieces, I love organic materials and timeless design. We decided to style our home slowly and spontaneously, collecting pieces from creative people and as we travel. It’s far from complete, but we love what we see happening around us so far. What inspires you about living in your region? The Bay of Plenty, and Mount Maunganui

“A blank canvas removes style limitations” specifically, is a magical place. We meet lots of brilliant young designers, artists and entrepreneurs through our store and they bring in new ideas and inspiration. We’re all here for the laidback lifestyle. There’s a wonderful sense of community, support and balance that’s inspiring.

warm sunlight most of the day. It feels casual and comfortable, but every piece of furniture in this room is really special, so I feel very content there. List some of the pieces you love. Two relaxed grey linen Citta sofas; Parallel chairs in olive leather by Simon James; a taxidermy rabbit and vintage owl (named Angus and Agge after my father and grandfather); a vintage French leather gym mat that Tim designed a base for and now serves as a coffee table; and a big cactus named Miller after the Broadchurch TV character.

What’s the last thing you bought for your home? Tim’s belated Christmas present to me. It’s a vintage painted concrete penguin from France. His name is Benedict (after Benedict Cumberbatch who can’t pronounce penguin – Google it), and he sits in our lounge. One of our Maine Coon cats, Ernie, wraps around his feet every afternoon while napping, so he feels like family.

If money was no object, what would you buy? Original art from local and international artists.

Favourite room in the house? The lounge – it’s the heart of our open living area and is bathed in

What should every home have? Quality utilities. Invest in practical items that are used every day.

Up to eight hours per night is spent in bed, so buy a good mattress. A deep and comfortable sofa for curling up on with family and good friends is an absolute must. Quality kitchen knives are also worth every dollar spent, just be sure to never put them in the dishwasher. HOUSE OF THE YEAR 2019

“This home soars high and mighty, truly creating a hilltop haven” Elevated on a private peninsula above white-sand beaches, this contemporary semi-cantilevered smart Tauranga home has it all. A meandering concrete driveway delivers you to triple garaging. Cedar cladding showcases the colossal glass front door, setting the tone for what’s inside. LED sensor uplighting, hidden ceiling illumination and fully ducted air-conditioning complement the home’s clean lines. Solid oak and Hinuera stone create a natural ambience that contrasts superbly with the exterior steel. Upstairs, the sun-drenched master domain boasts

harbour views, including from an opulent freestanding bath. Three further bedrooms and two more bathrooms exude comfort and elegance. Underfloor heating operates throughout. The suspended living area uses generous glazing to create a sense of infinity without compromising privacy. The entertainer’s kitchen spills out to alfresco living with a 20m naturally heated lap pool and spa. The sense of luxury is undeniable. The finest of finishes have been considered throughout. “Sweeping sea views make each room akin to entering a gorgeous gallery” Nestled into the dunes, this modern Tauranga home is in harmony with its surroundings. The design utilises a soft-toned palette of robust materials that promise to withstand the moody coastal environment. Sustainable elements include insulation, solar panels, heating and cooling systems and passive solar design. The enviable outlook is evident the moment you step inside, with a view shaft to the pool and dunes through a cantilevered staircase. The ground floor houses three guest bedrooms, a rumpus room, laundry and garaging. Up the solid oak stairs the vast coastline is framed

through floor-to-ceiling glazing. The kitchen, with large scullery, and the dining area and lounge, with 3m stud, all lap up views. A cantilevered roof extends to cover the deck for a more up-close experience of the beach vista. The master bedroom also boasts commanding sea views, plus it enjoys a large ensuite, dressing room and private deck. A media room with covered deck is situated to the rear of the home. Adjustable vertical louvres close for privacy or open to the evening sun. For more of this house go to houseoftheyear.co.nz

“This impressive home is engineered to endure and get better with age” Don’t be fooled by the minimalist first impression. This Coromandel home is packed with complex contemporary features and hidden detail. Designed as a family sanctuary, the 340sqm low-slung modernist structure houses five bedrooms, four bathrooms and a choice of living spaces. Swathes of glass and tiled decking capture water and hill views. Remotecontrolled roof and rolling louvre screens across the face of the house create another private retreat with spa. A pop-top roof floats above, delivering the home’s architectural centrepiece while also bringing natural

light into the soaring living space and bathrooms. The dominant living domain is airy and expansive, spanning 12 metres and rising to four. Such proportions can only be achieved with substantial engineering – in this case, a detailed seven tonne structural steel design. Equally impressive is the double torch-on membrane roof which covers an area of 280sqm. Recessed curtain tracks, seamless window and door junctions and utilities discreetly screened behind sliding steps all help to maintain a sharp modern aesthetic. Strict council planning criteria played into the design, with an emphasis on spatial efficiency. The home is also structurally very efficient, which kept construction costs down. You only need to take one look at this edgy, modern abode in Tauranga to know it’s something special. Positioned on either side of its huge central volume, raking rooftops spread their wings. Cedar weatherboard and schist cladding anchors the robust 439sqm home. A curved wall leads from the entrance into the openplan living area, deserverdly dubbed the Great Hall. The 4m-high ceiling with grid and batten detail demands attention above the kitchen/dining/living areas. A huge stone hearth draws you into the sitting area. The gable roof extends out from either end of the

open-plan zone, giving cover to large outdoor entertaining areas. This offers the best of both worlds, with views to the south, and sun to the north. The master suite is pure luxury with an outlook to the water and a palatial ensuite. The home also features a sunroom, guest suite, TV room and office, loft hobby area and a laundry and utilities room. Honestly, you couldn’t ask for much more. This is an exceptional home designed and built on a challenging site. For more of this house go to houseoftheyear.co.nz

BUILDING UP TO HOUSE OF THE YEAR Registered Master Builders House of the Year is back, and competition veteran Ross Faulkner shares his stories of success. Ross Faulkner is a stalwart of the building industry. Starting out in the late 70’s as a driven apprentice, his goal was always to run his own business. Initially a labourer, he took on some small contracts before moving into renovations, new builds, then joining the Registered Master Builders Association and entering his first House of the Year competition in 1999.

Celebrate the craft Like many in the industry, Ross views the House of the Year competition as a mark of distinction. He’s had finalists in the competition for a few years running now and continues to enter because the team enjoy it, it builds good relations and builds his brand. “House of the Year is great marketing because when customers see our results, they have confidence in us even before we’ve met.” But Ross says it’s down to staff experience too, his team love craftmanship and the competition is a reflection of their work. They value being involved and enjoy the reward of having their work recognised – there’s even a bit of banter around who’s going to win.

A winning team The Gold Award won by Faulkner Construction last year was in the ‘Builders Own Home’ category. The major reno stood

out for architectural detail and intricate design; it took skill to achieve what they did, and the judges marked accordingly.

They’re prompt and upfront with any issues and make sure the business doesn’t fork out for something that’s out of my control.”

In addition to top-notch architects and builders, Ross credits his success to solid building partners. He uses Bunnings Trade, who contribute towards the build not only with the supply of materials, but also with the support provided by their team. Having Account Managers on site means they see where the job is at, what’s going on and know in advance what’s required.

At the end of the day, Ross says to succeed in any industry you need people that stand beside you and support you when times are tough. You have to have relationships as well as a good pricing structure and consistency.

“I chose Bunnings because they’re honest – I value that. My Account Managers notice things and act on it accordingly, in time, to make sure there are no delays. If we wait for something that’s not available, it stuffs our job up. But they’ve been good at having it all.”

Backing the business Ross likes a bit of a yarn and has a few stories about Bunnings. “I don’t know how often I tell this story to other builders. Basically, Bunnings stepped in and helped us on several occasions. One time our concrete didn’t have the right amount of cement in it. It could have cost me eighty-odd thousand dollars. We had to rip all the concrete out and do it again. But Bunnings sorted it. They made sure I wasn’t out of pocket.” “They stand behind us, back us 100% and make sure we’re not disadvantaged. The loyalty Bunnings Trade showed me when there were problems is what’s telling.

Supporting new builds & builders Due to timings, Faulkner Construction won’t have a house in the competition this year – but hope to have three entries next year. Still, Ross is excited about the upcoming event, supporting the entrants and seeing the results. “New materials and products are out, so it’ll be interesting to see new designs, what catches the eye and what architects are picking up on this year. There are sharp architects out there doing a great job, and everyone follows them. This competition’s always great, specifically seeing the new guys who haven’t entered before, seeing them come through is brilliant.” Once again, the industry’s enjoying the build-up to the competition and we’re all holding our breath as to who will take out the Registered Master Builders House of the Year Awards. To find out more about how Bunnings Trade can help you build or to get in touch with your local Bunnings Trade Account Manager, contact (09) 978 2200.

“This casually elegant home is a glamping dream lifestyle come true” Originally from Dunedin, the owners of this modern marvel are now enjoying their retirement in the sunshine. With three bedrooms, two bathrooms and two living spaces, their home on the western edge of Tauranga allows them to both easily socialise day-to-day and to accommodate visiting friends and family. “It’s a smart sun trap, both for enjoying lazy living and energy efficiency” The discreet frontage of this Tauranga residence cleverly conceals the extraordinary family home within. Open the keyless front door and come face to face with unencumbered Mauao views. This dwelling has class, style and, most importantly, incredible functionality. A well-designed kitchen features three stacked ovens conveniently located next to the unobtrusive hob and work bench. The fire is the focal point of the spacious lounge. Smart shelving creates space for a colourful ceramic display. Three spacious bedrooms are graced with luxurious

carpet. Two asymmetrical retro shower rooms display matching feature mirrors and a single sink. Outdoor living is key to this design. The flow from the courtyard pool and spa area through the open-plan interior to sunken seating at the waterfront has been shrewdly considered. Smart solar heats the pool and hot water during summer. In winter the underfloor heating and radiators are fed by the wood burner. Skylights offer maximum natural light while retaining that all-important privacy. “Each twist and turn inside opens the occupant up to awesome views” Bathing in the Ohope sun, this two-storey home brings Tuscan character to the Whakatane coast. Shuttered panels, arched windows and a high stud make for light and airy Italian-inspired living. Every entrance is a grand entrance in the extravagant tiled foyer with its winding staircase. Open-plan living and a separate formal lounge reside at ground level, each with up-close ocean views. The pared-back interior flows beautifully to the luxurious decks outside. Revelling in light and sea breezes, this is the perfect environment for outdoor

Upstairs, via the inviting staircase, a spacious carpeted landing connects to four bedrooms and three bathrooms, two of which are ensuites. Commanding ocean views enjoyed from these ensuite rooms really put the icing sugar on the cannoli. interior creating a lovely environment for all-day enjoyment. Stacking glass sliders foster flow to the large covered deck for soaking up the serenity. When it’s cold outside, a fireplace beckons in the cosy, carpeted lounge. A pleasant, pared-back palette of white and grey ensures the decor can easily evolve to match the owners’ changing tastes. Pendant lights and splashes of colour in the soft furnishings add subtle personality. The lucky clients couldn’t be happier with their personalised retreat. This new home is turning heads in Rotorua. A simple yet classic design meets with a modern palette of black and white that demands attention, particularly with the punchy red front door. A textured stone chimney adds a lovely natural feel to the exterior, while a fireplace keeps the interior cosy. The owners wanted to downsize, but with enough room to easily entertain guests, and this home allows them to do exactly that. The comfortable 151sqm layout includes generous open-plan living, kitchen with pantry, a small office, a snug,

two ensuite bedrooms and excellent storage capabilities including large linen and attic trusses in the garage. Custom-built spaces thoughtfully accommodate the owners’ existing furniture. The living area and snug open to a sunny yet covered outdoor zone, providing the indoors with great ventilation and protection from the midsummer sun. The low-maintenance, easy care garden and landscaping mean more time for golf, bridge and sunset tipples. This is a home to truly be proud of. For more of this house go to houseoftheyear.co.nz

Architectural ideas are expressed with confidence throughout. Layers of depth and detail celebrate the home’s construction, rather than hiding it. Noteworthy features include Vitex hardwood battens inside and out, polished concrete flooring, a contrasting black and white colour theme. Built for a busy young family, this excellent-value build serves as a comfortable, easy care home base.

ADVERTORIAL

You deserve peace of mind with the Master Build 10-Year Guarantee Giving homeowners peace of mind for over 25 years. Building a house or doing a major renovation is a big deal, it is probably the biggest investment of your lifetime, so it makes sense to protect it with a Master Build 10-Year Guarantee.

Our market leading Guarantee has been developed in New Zealand for New Zealand families. It has protected more than 140,000 Kiwi homes over the last 25 years. Only a Registered Master Builder can offer you the peace of mind of a Master Build 10-Year Guarantee. Registered Master Builders have been building quality homes for more than a century. But very occasionally, even for the best builders, something can go wrong. Choosing to work with a Registered Master Builder helps prevents this and a Master Build 10-Year Guarantee gives you even more peace of mind and is an essential part of any build. David Kelly, Chief Executive of the Registered Master Builders Association, points out that the Master Build 10-Year Guarantee provides much greater protection than both the Building Act and the Consumer Guarantees Act, which only apply if the building company that carried out your building work is still around when

your problem happens. While most building projects will run smoothly, sometimes things do go wrong. Mr Kelly says the Guarantee provides protection to resolve those issues and enables us to support the homeowner to get their home finished to the highest standard.

“This home is like a private clubhouse – who wouldn’t want to sign up?” Sun, scenery and effortless elegance are par for the course in Kinloch. Designed to capture the impressive panoramic vista, this four-bedroom design blends into the surrounding fairways, sprawling across acres of undulating countryside. Situated in the award-winning Jack Nicklaus Signature golf course around the lake from Taupo, this home is casually clad in cedar and oblique weatherboard. Designed with luxury living in mind, the 286sqm home presents a contemporary take on the classic country lodge. Open-plan spaces rest beneath a 3m-high stud.

Sliding joinery from the kitchen/dining/family space and formal lounge promote indoor-outdoor flow, making this an ideal home for entertainers. Golfers will be in heaven too, with the top course right on their doorstep. Thanks to a thoughtful U-shape layout, the master suite enjoys peace and privacy away from the other sleeping quarters. It enjoys a sumptuous ensuite, walk-in wardrobe and views south to the lake, lodge and 18th hole. Talk about a hole in one. For more of this house go to houseoftheyear.co.nz

“Behind the scenes, a feature fireplace is also an efficient energy extra” Perfectly designed to meet the owner’s needs and tastes, this Tauranga home features grand interior spaces and bold design choices. Case in point, the raw wood feature wall that draws you into the heart of the home. Feature lighting demands attention throughout. Set over a roomy 254sqm, the residence delivers four good-sized bedrooms, two bathrooms including double ensuite, and spacious, open-plan indoor-outdoor living. A bold black island anchors the entertainer’s area. Expansive glazing offers a view from the kitchen to the sweeping alfresco living platform.

Lightweight panel cladding and cedar features to the exterior can be enjoyed from expansive decking. So too a brilliant spa pool for relaxing under the stars. Plenty of sun blesses this space throughout the day making it a go-to spot for relaxing and entertaining during the summer months. Subtly separating the main living area and a more contained lounge is a double-sided gas fireplace. Don’t let chilly months deter you from alfresco entertaining. Mary Lovell-Smith shares how to weather winter

OUTSIDE

round the globe, smart thinkers know that outdoor living areas are best enjoyed throughout the year. Of a winter evening you will see Parisians sipping wine on the pavements, at cafés with radiant overhead electric heaters. In London, pub patrons hellbent on fresh air are offered rugs and when the sun goes down in Tangiers, well-positioned walls retain vestiges of the day’s stored heat, while sheltering alfresco diners from the evening’s cool breezes. THE HEAT IS ON Gathering around a fire is the most time-honoured way to keep warm. Modern firepits help tame the elements, while giving a new sophistication to 21st-century gardens and courtyards. Mobile, fixed, state-of-the-art, traditional – there’s a design style for every space. For areas where outdoor solidfuel fires are prohibited, gas pits substitute well. They get around the need to burn wood, coal or pellets, and also the clearing away of ashes. Stylish new designs in radiant gas and electric heaters are showing that cool-weather outdoor living is finally being taken seriously here. Check

out Heatsail’s classy dome outdoor floor lamp and heater and Gasmate’s lighthouse-inspired Inferno Outdoor Heater. IT’S A WRAP Then there’s rugging up. Snug, cosy and natural – we’re talking about cashmere, merino and mohair throws. When guests come without enough layers, make outdoor entertaining as inviting as possible – have a pile of rugs and shawls waiting in the wings to keep everyone warm. Add a sheepskin or two for super-cosy seating. WHEN THE GOING GETS TOUGH Furniture that’s outdoors 24/7, enduring the sun, heat, rain, cold and worse has to be tough. The natural elegance of timber furniture makes it perennially popular, but always buy the best you can afford – the sturdier the better. Remember that even rot-resistant woods, such as teak, cedar, and white oak, need regular oiling or other protective treatments to prevent warping and cracking. In areas of high rainfall, metal is an enduring and versatile alternative. Aluminium furniture

cushions and squabs shouldn’t be left out all year. If you don’t have a handy waterproof storage or deck box and find lugging them inside and outside a drag, at least store them in situ on their sides so that any rainwater drains off rather than soaks in.

 When not in use, leave metal chairs

on their sides to prevent water pooling in the seats and encouraging rust.

is light and portable, but needs to be kept out of strong winds. Stainless steel has a contemporary utilitarian look and it won’t rust, making it great for the coast, but it can heat up fiercely in the sun. Concrete furniture is extremely durable, and, like wood, it weathers well, pitting and softening with the years. Resin is considered long-lasting but, like plastic, has a tendency to discolour over time when exposed to the elements. Plastic-coated wicker may please the eye and seem practical, but the plastic will degrade eventually – and not before all those crannies in the weave have become home to a host of spiders and other creepy crawlies. PLANT IT UP When using your outdoor space year-round, plants need to look good year-round as well. Evergreen natives are usually easy care, especially if you have those endemic to your region. Palms lend a tropical holiday air. But celebrate the seasons too – add plants that flower in spring or summer, those with leaves or berries in visually warm autumn colours and trees with beautiful trunks and bark that are alluring, even when leafless.
