Welcome

to the Registered Master Builders House of the Year 2019 magazine for the East Coast / Manawatu / Whanganui Region The houses in this, our annual magazine, are some of the Registered Master Builders best new builds and renovations from the past year. They have all been entered into the prestigious Registered Master Builders House of the Year competition, which is judged by a team of construction and architectural experts. The criteria is simple: building excellence. We’re so proud of the standards of our builders and this showcase of their work. We hope you feel inspired viewing the Master Builders work from your region. To find out who won, visit houseoftheyear.co.nz from 13 July.

East Coast / Manawatu / Whanganui House of the Year competition Supreme New Home Winner 2018 ABC Design, East Coast Congratulations to last year’s winner, ABC Design, for the region’s Supreme New Home 2018 – a luxuriously Hawke’s Bay stylish dwelling in Mahia.

The East Coast / Manawatu / Whanganui Region competition is one of 10 regional House of the Year events held in July and August. You can view the regions results at houseoftheyear.co.nz from 13 July. Each category is judged by a pair of judges (one builder and one architect) who rate each property against a scorecard. The highest points-scoring Gold Awards in each category become the Category winners. The highest pointsscoring Category winners are named the Local Supreme Winner for a New Build and the Local Supreme Winner for a Renovation. As well as being judged for building excellence, entries are rated for their lifestyle value. There are kitchen, bathroom, outdoor living and sustainable home awards and excellence in workmanship is recognised by the Craftsmanship Award. If you’d like an extra copy or your magazine is damaged, please call 09 308 9998 and we’ll send you one.

REG IONAL AWARDS REGIONAL SUPREME WINNER Awarded to the two Regional Supreme Award recipients from each regional event: House of the Year and Renovation of the Year.

BUILDING UP TO HOUSE OF THE YEAR Registered Master Builders House of the Year is back, and competition veteran Ross Faulkner shares his stories of success. Ross Faulkner is a stalwart of the building industry. Starting out in the late 70’s as a driven apprentice, his goal was always to run his own business. Initially a labourer, he took on some small contracts before moving into renovations, new builds, then joining the Registered Master Builders Association and entering his first House of the Year competition in 1999.

Celebrate the craft Like many in the industry, Ross views the House of the Year competition as a mark of distinction. He’s had finalists in the competition for a few years running now and continues to enter because the team enjoy it, it builds good relations and builds his brand. “House of the Year is great marketing because when customers see our results, they have confidence in us even before we’ve met.” But Ross says it’s down to staff experience too, his team love craftmanship and the competition is a reflection of their work. They value being involved and enjoy the reward of having their work recognised – there’s even a bit of banter around who’s going to win.

A winning team The Gold Award won by Faulkner Construction last year was in the ‘Builders Own Home’ category. The major reno stood

out for architectural detail and intricate design; it took skill to achieve what they did, and the judges marked accordingly.

They’re prompt and upfront with any issues and make sure the business doesn’t fork out for something that’s out of my control.”

In addition to top-notch architects and builders, Ross credits his success to solid building partners. He uses Bunnings Trade, who contribute towards the build not only with the supply of materials, but also with the support provided by their team. Having Account Managers on site means they see where the job is at, what’s going on and know in advance what’s required.

At the end of the day, Ross says to succeed in any industry you need people that stand beside you and support you when times are tough. You have to have relationships as well as a good pricing structure and consistency.

“I chose Bunnings because they’re honest – I value that. My Account Managers notice things and act on it accordingly, in time, to make sure there are no delays. If we wait for something that’s not available, it stuffs our job up. But they’ve been good at having it all.”

Backing the business Ross likes a bit of a yarn and has a few stories about Bunnings. “I don’t know how often I tell this story to other builders. Basically, Bunnings stepped in and helped us on several occasions. One time our concrete didn’t have the right amount of cement in it. It could have cost me eighty-odd thousand dollars. We had to rip all the concrete out and do it again. But Bunnings sorted it. They made sure I wasn’t out of pocket.” “They stand behind us, back us 100% and make sure we’re not disadvantaged. The loyalty Bunnings Trade showed me when there were problems is what’s telling.

Supporting new builds & builders Due to timings, Faulkner Construction won’t have a house in the competition this year – but hope to have three entries next year. Still, Ross is excited about the upcoming event, supporting the entrants and seeing the results. “New materials and products are out, so it’ll be interesting to see new designs, what catches the eye and what architects are picking up on this year. There are sharp architects out there doing a great job, and everyone follows them. This competition’s always great, specifically seeing the new guys who haven’t entered before, seeing them come through is brilliant.” Once again, the industry’s enjoying the build-up to the competition and we’re all holding our breath as to who will take out the Registered Master Builders House of the Year Awards. To find out more about how Bunnings Trade can help you build or to get in touch with your local Bunnings Trade Account Manager, contact (09) 978 2200.

Home

How do you describe your style? Ever changing. We’re constantly travelling and finding new inspirations and this is reflected in both my home and the store. I tend towards a relaxed, eclectic and cohesive blend of all the things I love. I’m not dictated by what’s on trend.

FRONT

Napier’s Amber Wallace is an interiors stylist at Madisons. She talks home style.

What inspires you about living where you do? We’re so lucky to call this beautiful region home. The Hawke’s Bay has these dusky hues that are so unique and beautiful. I am inspired daily by the muted colour palette we have as our backdrop. It fits perfectly with my love of natural tones. What’s the last thing you bought for your home? My honey sheepskin.

“It’s the details that bring a home to life” Favourite room in the house? The lounge/family area is the haven of the home and my favourite room. It’s where we all gather. The window nook is a place to sit and reflect throughout each season. Trend you wish would make a comeback? Double denim – why not?

What would you go budget on? I know what I wouldn’t go budget on! That’s the furniture and finishing touches. I go to so many beautiful homes and stunning new builds and they are let down with the final layer. It’s the details that bring a home to life.

Money no object, what would you get for your home? An incredible outdoor entertaining area. The Hawke’s Bay climate means we spend a lot of time outdoors and it would be magic to create a resort-style space at our back door.

You’ve got a day to refresh your house – what do you do? I’d forage and fill the house with lush greens in my favourite collected vessels. I’m also a big believer that new cushions are the quickest way to change the whole feel of a space and inject new life.

Where would you spend the bulk of your renovation budget? The kitchen and bathroom – it’s always money well spent in these rooms. I love to cook and entertain so having a welldesigned kitchen makes it enjoyable.

What should every home have? Pieces you love. Fill your home with objects that mean something to you, special things that you collect over the years and that are a reflection of you and your life. This is what makes it your home. HOUSE OF THE YEAR 2019

ADVERTORIAL

You deserve peace of mind with the Master Build 10-Year Guarantee Giving homeowners peace of mind for over 25 years. Building a house or doing a major renovation is a big deal, it is probably the biggest investment of your lifetime, so it makes sense to protect it with a Master Build 10-Year Guarantee.

Our market leading Guarantee has been developed in New Zealand for New Zealand families. It has protected more than 140,000 Kiwi homes over the last 25 years. Only a Registered Master Builder can offer you the peace of mind of a Master Build 10-Year Guarantee. Registered Master Builders have been building quality homes for more than a century. But very occasionally, even for the best builders, something can go wrong. Choosing to work with a Registered Master Builder helps prevents this and a Master Build 10-Year Guarantee gives you even more peace of mind and is an essential part of any build. David Kelly, Chief Executive of the Registered Master Builders Association, points out that the Master Build 10-Year Guarantee provides much greater protection than both the Building Act and the Consumer Guarantees Act, which only apply if the building company that carried out your building work is still around when

your problem happens. While most building projects will run smoothly, sometimes things do go wrong. Mr Kelly says the Guarantee provides protection to resolve those issues and enables us to support the homeowner to get their home finished to the highest standard.

“Three levels of luxury living make a lot to like in this posh pad” A slice of old Hollywood in Hawke’s Bay, this star, dubbed the Cantilever House, gives a knowing nod to classic Californian design. Clean contemporary lines frame light-filled interiors. Modern technology makes life a breeze. Palm trees complete the postcard perfection. The main house is spread over three levels: basement, garaging and living, then bedrooms above. A total of five bedrooms, four bathrooms and three living spaces provide ample options for family life. Visitors are well taken care of in the self-contained guest house. The pool house, 25m heated swimming

pool, gym and sauna make this a leisure-lover’s paradise. Heart, soul and 1,400sqm of concrete were poured into the construction of this architectural gem. The top floor comprises timber framing and structural steel. Inside, engineered oak flooring provides a warm, smooth living platform. It’s also the main material used in the internal doors and joinery. Bedrooms enjoy the comfort of carpet. Architectural lighting enhances ambience and highlights the home’s top-end fixtures and fittings. This is a spacious family residence with all the extras. “It’s a sparkling scene looking out to sea or down to the pool and patio” Relaxing on the water’s edge of Napier, this exceptional home faces due north for sun and sea views. The home is positioned close to the road, allowing for 180-degree views on the opposite side. A mix of plaster, concrete and cedar claddings, along with modern landscaping and multiple monopitch volumes, deliver in-your-face street appeal. The interiors showcase stunning finishes and architectural detailing. Enter into the spacious lower level with polished concrete floors and raw finishes. “Walk outside and admire the vines – it’s a dream for many wine buffs” This architecturally designed home just south of Napier, takes full advantage of its rural setting with extensive views over the east coast and local vineyards. Clad in cedar and Corten steel, this generous 400sqm home of four light-filled bedrooms, four bathrooms and two living areas is designed around a central courtyard. This allows the owners to move seamlessly between outdoor entertaining areas to the many shared and private interior spaces. The cedar theme continues inside, and is used to create connected, boxed living zones. With the clever use

of hidden doors, the owners are able to close off their private quarters from the main living areas. The kitchen features glossy white joinery and a marble splashback and benchtop. It opens into the entertaining area complete with a stunning built-in, iron-clad fireplace. With floor to ceiling windows throughout, the owners are able to enjoy the breathtaking views over the local wine country in every direction, no matter the weather. Cheers to that. “Commanding views reward the challenge of conquering this tricky site” Showcasing a superb fusion of design, style and practicality, this Hawke’s Bay home deserves to be admired. It has been expertly positioned on a restrictive section, using as much of the flat land as possible. The driveway is deftly positioned above, dealing with the site’s access issues. A smart H-shaped layout holds open-plan living at its heart. Two outdoor living areas are nestled into the home’s sheltered recesses to either side. Texture, flow and epic views are cornerstones of this design. Vast exterior joinery, high ceilings and a designer

kitchen and bathrooms appeal to the owner’s fine taste and discerning eye. Recessed lighting forms an ordered constellation overhead. Polished concrete floors sprawl out below, providing thermal mass for passive solar gain. Black joinery gives the kitchen solidity, reading like an extension of the dark exterior joinery on either side. Resort-worthy bathing awaits in the master ensuite with sleek marble tiles. A freestanding tub sidles up to the huge windows for soaking in the endless scenery. For more of this house go to houseoftheyear.co.nz

“Custom-made doors and joinery celebrate the warmth of wood” Inspired by his farming heritage, the owner of this Feilding home has created a modern yet rustic retreat. Set on a private section, and beautifully open to the surrounding landscape, this home is superbly sited to enjoy both sunsets and all-day Manawatu views. The grand exterior features large pillars encased in a specialised plaster system, along with vertical cedar inserts. It’s a combination that really stands out amid the rolling green spaces. Hand-crafted cedar garage doors merge effortlessly into the overall design. Inside, this home is a macrocarpa masterpiece. The

pitched feature ceiling sets the tone for skirtings, architraves and custom-made doors and joinery. Fittings and fixtures complement the widespread use of wood. The 262sqm layout includes three bedrooms, a study, two bathrooms, laundry, entry and open-plan kitchen/ dining/living areas. Inviting outdoor spaces unfold from the living domain and master bedroom to cater for alfresco entertaining in all kinds of weather. This is a beautifully realised vision of contemporary country life. For more of this house go to houseoftheyear.co.nz

“Low-slung lines define this dramatic yet welcoming design” This stunning home on the Parkhill Estate out of Napier provides an idyllic backdrop to laidback modern life. Four bedrooms, a study, two living areas and stacks of storage were all on this family’s wish list. And this country home more than delivers. Oh-so open to the outdoors, the kitchen and living areas exude elegance and flow. Expansive decking and landscaped grounds beckon for sun-soaked leisure. Attention to detail is evident throughout, from the exquisite tiling in the two bathrooms, to eye-catching feature ceilings.

Stainless steel is sleek and functional in the large L-shaped entertainer’s kitchen, tying in with the choice of appliances. Well-placed windows keep this space light and fresh. Every day feels like a vacation in the master retreat with its delightful dark walls and plush carpet. Step onto the private deck for a quiet morning cuppa or soak up the serenity from the elegant ensuite. Positioned behind a barn slider, this quiet haven has a chic freestanding bath tub with picturesque views. For more of this house go to houseoftheyear.co.nz

Don’t let chilly months deter you from alfresco entertaining. Mary Lovell-Smith shares how to weather winter

OUTSIDE

round the globe, smart thinkers know that outdoor living areas are best enjoyed throughout the year. Of a winter evening you will see Parisians sipping wine on the pavements, at cafes with radiant overhead electric heaters. In London, pub patrons hellbent on fresh air are offered rugs and when the sun goes down in Tangiers, well-positioned walls retain vestiges of the day’s stored heat, while sheltering alfresco diners from the evening’s cool breezes. THE HEAT IS ON Gathering around a fire is the most time-honoured way to keep warm. Modern firepits help tame the elements, while giving a new sophistication to 21st-century gardens and courtyards. Mobile, fixed, state-of-the-art, traditional – there’s a design style for every space. For areas where outdoor solidfuel fires are prohibited, gas pits substitute well. They get around the need to burn wood, coal or pellets, and also the clearing away of ashes. Stylish new designs in radiant gas and electric heaters are showing that cool-weather outdoor living is finally being taken seriously here. Check

out Heatsail’s classy dome outdoor floor lamp and heater and Gasmate’s lighthouse-inspired Inferno Outdoor Heater. IT’S A WRAP Then there’s rugging up. Snug, cosy and natural – we’re talking about cashmere, merino and mohair throws. When guests come without enough layers, make outdoor entertaining as inviting as possible – have a pile of rugs and shawls waiting in the wings to keep everyone warm. Add a sheepskin or two for super-cosy seating. WHEN THE GOING GETS TOUGH Furniture that’s outdoors 24/7, enduring the sun, heat, rain, cold and worse has to be tough. The natural elegance of timber furniture makes it perennially popular, but always buy the best you can afford – the sturdier the better. Remember that even rot-resistant woods, such as teak, cedar, and white oak, need regular oiling or other protective treatments to prevent warping and cracking. In areas of high rainfall, metal is an enduring and versatile alternative. Aluminium furniture

cushions and squabs shouldn’t be left out all year. If you don’t have handy waterproof storage or a deck box and find lugging them inside and outside a drag, at least store them in situ on their sides so that any rainwater drains off rather than soaks in.

 When not in use, leave metal chairs

on their sides to prevent water pooling in the seats and encouraging rust.

is light and portable, but needs to be kept out of strong winds. Stainless steel has a contemporary utilitarian look and it won’t rust, making it great for the coast, but it can heat up fiercely in the sun. Concrete furniture is extremely durable, and, like wood, it weathers well, pitting and softening with the years. Resin is considered long-lasting but, like plastic, has a tendency to discolour over time when exposed to the elements. Plastic-coated wicker may please the eye and seem practical, but the plastic will degrade eventually – and not before all those crannies in the weave have become home to a host of spiders and other creepy crawlies. PLANT IT UP When using your outdoor space year-round, plants need to look good year-round as well. Evergreen natives are usually easy care, especially if you have those endemic to your region. Palms lend a tropical holiday air. But celebrate the seasons too – add plants that flower in spring or summer, those with leaves or berries in visually warm autumn colours and trees with beautiful trunks and bark that are alluring, even when leafless.
