OF THE REGION'S BEST HOMES Clever kitchens + inspired bathrooms
The Southern Region competition is one of 10 regional House of the Year events held in July and August. You can view the Southern Region results at houseoftheyear.co.nz from 21 July. Each category is judged by a pair of judges (one builder and one architect) who rate each property against a scorecard. The highest points-scoring Gold Awards in each category become the Category winners. The highest points-scoring Category winners are named the Local Supreme Winner for a New Build and the Local Supreme Winner for a Renovation. As well as being judged for building excellence, entries are rated for their lifestyle value. There are kitchen, bathroom, outdoor living and sustainable home awards and excellence in workmanship is recognised by the Craftsmanship Award.

BUILDING UP TO HOUSE OF THE YEAR Registered Master Builders House of the Year is back, and competition veteran Ross Faulkner shares his stories of success. Ross Faulkner is a stalwart of the building industry. Starting out in the late 70’s as a driven apprentice, his goal was always to run his own business. Initially a labourer, he took on some small contracts before moving into renovations, new builds, then joining the Registered Master Builders Association and entering his first House of the Year competition in 1999.
Celebrate the craft Like many in the industry, Ross views the House of the Year competition as a mark of distinction. He’s had finalists in the competition for a few years running now and continues to enter because the team enjoy it, it builds good relations and builds his brand. “House of the Year is great marketing because when customers see our results, they have confidence in us even before we’ve met.” But Ross says it’s down to staff experience too, his team love craftmanship and the competition is a reflection of their work. They value being involved and enjoy the reward of having their work recognised – there’s even a bit of banter around who’s going to win.
A winning team The Gold Award won by Faulkner Construction last year was in the ‘Builders Own Home’ category. The major reno stood
out for architectural detail and intricate design; it took skill to achieve what they did, and the judges marked accordingly.
They’re prompt and upfront with any issues and make sure the business doesn’t fork out for something that’s out of my control.”
In addition to top-notch architects and builders, Ross credits his success to solid building partners. He uses Bunnings Trade, who contribute towards the build not only with the supply of materials, but also with the support provided by their team. Having Account Managers on site means they see where the job is at, what’s going on and know in advance what’s required.
At the end of the day, Ross says to succeed in any industry you need people that stand beside you and support you when times are tough. You have to have relationships as well as a good pricing structure and consistency.
“I chose Bunnings because they’re honest – I value that. My Account Managers notice things and act on it accordingly, in time, to make sure there are no delays. If we wait for something that’s not available, it stuffs our job up. But they’ve been good at having it all.”
Backing the business Ross likes a bit of a yarn and has a few stories about Bunnings. “I don’t know how often I tell this story to other builders. Basically, Bunnings stepped in and helped us on several occasions. One time our concrete didn’t have the right amount of cement in it. It could have cost me eighty-odd thousand dollars. We had to rip all the concrete out and do it again. But Bunnings sorted it. They made sure I wasn’t out of pocket.” “They stand behind us, back us 100% and make sure we’re not disadvantaged. The loyalty Bunnings Trade showed me when there were problems is what’s telling.
Supporting new builds & builders Due to timings, Faulkner Construction won’t have a house in the competition this year – but hope to have three entries next year. Still, Ross is excited about the upcoming event, supporting the entrants and seeing the results. “New materials and products are out, so it’ll be interesting to see new designs, what catches the eye and what architects are picking up on this year. There are sharp architects out there doing a great job, and everyone follows them. This competition’s always great, specifically seeing the new guys who haven’t entered before, seeing them come through is brilliant.” Once again, the industry’s enjoying the build-up to the competition and we’re all holding our breath as to who will take out the Registered Master Builders House of the Year Awards. To find out more about how Bunnings Trade can help you build or to get in touch with your local Bunnings Trade Account Manager, contact (09) 978 2200.

Home FRONT
Photographer and Folklore Store and Sisson Gallery owners Sarah and Todd Sisson talk home style How would you describe your style at home? Very similar to our shop style in Clyde – a relaxed eclectic collection of items we love. I’ve always liked to combine clean modern design with vintage/antiquities. I particularly love the natural textures in wood, wool, linen and stone. I have a love of indoor plants too – but only real ones. They breathe life into spaces, especially during winter in Central when there is very little green outside.
Adding greenery to you home is a real mood changer, reckon Sarah and Todd.
“Buy well, buy once for lasting pleasure and less waste”
What inspires you about living in your region? So much. Central Otago has an amazing landscape – big skies and wide open countryside with hills that seem to change constantly depending upon the light. We really experience four seasons down here, which means our landscape is never the same for long. We also have fantastic access to outdoor spaces and activities right on our doorstep. What’s the last thing you bought for your home? A 1920s rolled-arm couch with beautiful tobacco-coloured velvet. It’s so well made and comfortable but the fabric is torn in several places so I’m now on the hunt for a similar velvet fabric to recover it with. I’ve become slightly obsessed with crystal geodes as well. They make such an interesting feature piece for decorating. Favourite room in the house? The front lounge is my current favourite, as it’s a great space to sit in the late afternoon. We’ve recently removed several large trees on our section, which has opened up views of the Old Man Range. Trend you wish would make a comeback? To be honest we have never been trend followers. We prefer to buy and decorate our house based on items that function well, create comfortable spaces or make us feel good. Money no object, what would you get for your home? A domestic robot – have they been invented yet?
Where would you spend the bulk of a renovation budget? After 10 years living in a home designed in the 1970s we’re about to embark on a major renovation to our family living spaces, which will open up the kitchen/living and orientate it more towards the sun. So the bulk of our budget is going into a new kitchen and structural engineering to allow us to remove walls and columns. We’re really looking forward to the results but not the bill. What would you go budget on? After years of going budget (out of necessity) and seeing the waste when constantly having to replace things, we have changed our philosophy to buying once and buying right – for our needs. We would rather wait and buy as budget allows than fill the house with things that look good briefly but don’t last.
You’ve got a day to refresh your house – what do you do? That would be a very long list at the moment, but hopefully much less after the renovation. A big declutter, new cushions and lots of vases of fresh flowers. What should every home have? On a practical note, excellent insulation and heating. That has been a major driver behind our renovation and so essential if you live in this part of the country. On a more homely note, at least one sanctuary space that you feel truly relaxed and comfortable in. HOUSE OF THE YEAR 2019

“This luxury home celebrates entertaining within a stunning natural setting” Designed to enjoy world-class views, this magnificent four-bedroom, five-bathroom residence promises luxury living in the idyllic Millbrook Country Club. Comprised of a series of small interconnecting buildings, the 700sqm design is far greater than the sum of its parts. Steeply pitched roofs translate to incredibly spacious – and beautifully crafted – interiors. Oak rafters with tongue-and-groove ceiling linings enhance the architecture and atmosphere inside. Beautifully selected wallpapers, light fixtures and furnishing are showcased throughout.
The bespoke kitchen is built for entertaining; its large scullery concealing all manner of sins. The media room/library is a cosy timber-lined retreat off the main living hall. Steel work creates attentiongrabbing detail above gas fires in both living areas. In the master bedroom, a gas fire with hand-crafted brass details delivers ambience. The ensuite makes waves with a curved bath and bespoke vanity. Three further bedrooms, an office and sauna complete this extravagant yet elegant home. “There’s even an orangery to add enjoyment amid the alpine splendour” Luxuriating on the water’s edge, this home with palatial 900sqm footprint melds into the natural environment. Zigzagging rooftops echo the surrounding mountain peaks. Pine and stack-stoned schist cladding exude raw appeal. The four-bedroom, four-bathroom interior is as rich and varied as nature, borrowing from the source. Raking cedar ceilings grace the lounge areas, with painted pine in the kitchen and living domain. Both the study and the large dining room feature oak panelled wall linings. Imported elements, such as wallpapers, Italian marble
and light fixtures, English bathroom fittings, and flooring from San Francisco lend this home a worldly feel. An orangery with glass ceiling is located off the kitchen area; an ante room off the master suite. The basement features a media room and wine cellar. This home is fully automated, including blinds, heating, televisions, lighting and sound system. Heating is geothermal, with piping drilled down 100m to a ground source. “An internal courtyard with built-in lounge area is a sheltered surprise” With engaging architecture and astonishing views, this Wanaka wonder is sure to take your breath away. The perfect alpine retreat, this home delivers 400sqm of lakeside luxury. A combination of smart design and unbeatable location make it a haven of privacy that’s still intimately connected to the outside world. A built-in fireplace subtly separates kitchen and dining spaces from the main living area. American oak flooring and joinery add warmth and texture, which set off the dark granite kitchen bench. Three bedrooms are linked by an external outdoor

area, which leads to a separate office/bedroom retreat. From the roadside the home offers a little teaser of the interior and northwest facing view of Lake Wanaka. An internal courtyard with built-in lounge area and floating stairs is perfect for sheltered outdoor entertaining. The black-stained cedar cladding contrasts with the sloping cedar soffits. An ingenious membrane keeps the home airtight, while an extensive ducted heat pump system, radiator system and a fresh air unit ensure the interior stays cosy and comfortable year-round. “Sitting pretty above the lake, this is indeed, a contemporary castle” Sprawling across a steep rocky site in Aspen Grove, this thriller in the mist is the result of a clear and considered client vision. Uncompromising commitment to quality is evident throughout the 350sqm interior. Two vast floors of luxury spaces reflect the owners’ lifestyle and family values. Three bedrooms are served by four luxurious bathrooms. Huge expanses of glass capitalise on the panoramic outlook. An exquisite open-plan domain with entertainer’s kitchen serves up style and comfort beneath high, raking ceilings upstairs. The family can warm themselves by the
statement fireside in the living room, while gazing out to the dramatic lake views. The split-level design incorporates multiple touchpoints for alfresco entertaining and relaxation. The outdoor living room boasts a schist fireplace, television and a fully retractable roof that can be opened to the sun or closed to inclement weather. Innovative solutions have helped to solve problems on this tricky terrain – a sheer rock wall, for example, became a wine cave. Here’s to a happy ending for all. “Step up to sweeping views or down to service areas, including a ski dry room” This modern, multi-level marvel is designed to take advantage of a stunning location and spectacular lake and mountain views. The main living realm, nestled on the upper floor, boasts all-day sun and an uninterrupted outlook. Enjoy the vista from the elegant interior or step out onto the wraparound deck for full immersion in nature. A choice of indoor kitchen with an expansive scullery and unique copper panelling, or the outdoor kitchen makes this an inviting and functional home for entertaining. A beautiful guest bedroom and luxurious
wine cellar round out the floor-plan on this upper level. An elevator and open cantilevered oak-tread staircase connect to the peaceful middle floor and sleeping quarters. Here you’ll find two guest bedrooms, the stunning main bathroom, and an extravagant master suite. This space goes above and beyond with ensuite, walk-in wardrobe and kitchenette. A library and cinema, and the home’s entrance also feature on this level. A semi-underground garage, ski dry room and service area complete this multi-layered architectural home. “Boxing smart, this design is a series of beautifully crafted wooden wedges” Nestled among native tussocks, high above the sand dunes, this home is in harmony with its beachside location around 20 minutes drive north of Dunedin. Its wood-clad wedge volumes are each oriented to capture a unique angle on the outlook. The master bedroom enjoys the sunrise over the distant headlands. The open-plan kitchen/living/dining wedge turns its gaze across the ocean and to a private swimming bay below. Following the sun, the house opens up to a series of sheltered outdoor spaces. The evening deck and den sees the day’s last rays over Blueskin Bay.
Fine craftsmanship is showcased in the many timber features throughout. Exterior cedar and interior Tasmanian oak create a unified whole. Hand-crafted tiles, stone and ground pebbled concrete surfaces add to the tactile feel of this detailed home. The 430sqm design includes multiple living spaces with fireplaces, three bedrooms, a gallery, outdoor living areas with a barbecue fireplace and a double garage. An outdoor shower and breezeway for boards and wet gear make this a surfer’s paradise. For more of this house go to houseoftheyear.co.nz

“Walled-off then opened out, this home is built for private contemplation” The kitchen and dining areas connect to an outdoor area protected from prying eyes by a schist wall. A pizza fire delivers warmth – and dinner – during outdoor idylls. The home’s three bedrooms all enjoy views of the mountains and lake. There’s a bunk room for guests too. With two internal fireplaces, a fully ducted built-in heating system, plus underfloor heating in wet areas and the indoor/outdoor room, this toasty home outdoes itself in winter. This architecturally designed home hunkers down on the hillside with unobstructed views over Lake Wanaka. Its 208sqm of bag-washed Glenorchy schist cladding forms a camouflage of sorts. The 291sqm interior meanwhile opens comfortably to the environment. Entering through darkened American oak doors, you’ll experience your first breathtaking look out to the lake through an indoor/outdoor room. This impressive domain with skylight and recessed double slider opens completely to the surroundings. A blackened steel barn door keeps it secluded when needed.

“Bespoke joinery and the oak panelling are the interior icing on the cake” The relatively modest 176sqm house consists of three well-appointed double bedrooms, accompanied by three exquisite bathrooms. The main living space runs the length of the structure and includes some beautiful pieces of bespoke joinery. Overhead, glass pulls light into the rear of the dwelling. Set high in the foothills of Mt Pisa, overlooking the Grandview Ranges and the mighty Clutha River, rests Rangi Kahu. Designed by architect James Stockwell, this home with its multi-faceted ceiling, is inspired by Japanese astrophysicist Koryo Miura’s ‘Miura fold’. Partially buried to maintain a low profile in the surrounding environment, the rooftops are expressed as a landscape of ridges and valleys. Soaring walls of glass span the length of the building, cleverly protected from summer sun. Mercifully, light and warmth still flood the interior in winter.

“This home is smartly designed and heated for comfortable living” It may have modern sensibilities, but this architecturally designed three-bedroom home outside of Dunedin isn’t afraid to muck in. It’s the perfect blend of designer and down-to-earth living for the family who lives here. Easy indoor-outdoor flow enhances everyday activities on this lifestyle block. A covered link connects the house with well-used utility areas and the garden. Set back from the main road near Mosgiel and clad in vertical red cedar, it blends effortlessly into its natural surrounds. Negative detailing is a real positive too. Inside, polished concrete floors act as a heat bank,
contributing to energy savings. In-slab hydronic heating warms or cools, depending on the owners’ needs. A freestanding log burner set against concrete stack bonded blockwork, delivers warming ambience in the open-plan living area. The fire is also connected via wetback to an adjacent hot water cylinder. A hush falls over the crowd under the striking ceilings lined with acoustic-rated pre-finished ply. These not only add beautiful texture to the interior, they minimise any noise from the harder floor surfaces. We’re lost for words. For more of this house go to houseoftheyear.co.nz

“This ode to a tramper’s hut is a welcome refuge after a busy day of activity” Inspired by the classic Kiwi tramper’s hut, this home is well settled into its Queenstown environment, with views over the valley and to the Hidden Hills beyond. With three bedrooms and two bathrooms, the floor-plan is divided into separate huts. The main living area is clad entirely of corrugated iron, while the bedroom huts are clad in New Zealand stained timber weatherboards. This gives the home a natural presence against the southern landscape. Internally, the finishing materials are designed to mature naturally, with unfinished plywood lining and
steel surfaces that will improve with age. The high ceilings in the open-plan living area feature blackened steel framework – a patina repeated in the kitchen finishes. The woodburner, surrounded by built-in seating, continues this dark colour scheme on the other side of the generously proportioned living area. Large sliding doors open onto a large outdoor area, providing plenty of space to relax and soak up the sunshine at the end of a long day’s tramping. For more of this house go to houseoftheyear.co.nz

The sun-drenched barbecue space is ideal for summer. A heated portico provides a perfect spot for alfresco meals. The portico connects to the tastefully styled kitchen with rich timber joinery and views of the grounds. Modern appliances are a real treat for the resident chef. A woodburner sends out warmth and ambience from its perch in the living space. Wood floors tie in nicely with cedar cladding. High raking ceilings intensify the feeling of space and light within. Future proof I N V E RC A RG I L L Built for a professional couple, the design brief for this Inverurie Estate property was for a modern easy living home with lots of natural light. Space and privacy in the semi-rural setting were also important. When entering the manicured grounds it is immediately obvious this house has been well positioned on its large North Invercargill site. Inside the home, a formal entry leads you to the main living area where a double-sided gas fire creates a focal point. All indoor and outdoor areas flow easily from here, for enjoyment of the rolling lawn and easy upkeep garden.

Inviting design with the flair of yesteryear awaits in the Otago town of Mosgiel. The cedar entranceway offsets light brick cladding, opening to a spacious hallway. Classic panelled doors and glazing draw you into the different depths of this 287sqm design. A multifunctional open-plan hub brings together living and dining with entertainer’s kitchen. Here, timber joinery is designed to complement the hallway’s doors. A user-friendly pantry provides a handy sidekick for the passionate home cook. This is a space they’ll want to spend time in.
A separate lounge with integrated office space rounds out the living areas. Four bedrooms provide individual retreats that can be easily personalised. The two bathrooms are designed to be admired, with tiled floors and showers. At the business end of the home, you’ll find the spacious double garage. Attic trusses allow for extra storage above. A supplementary single-car garage features a sectional door at either end, creating drivethrough access to the backyard. Seamless. For more of this house go to houseoftheyear.co.nz

ADVERTORIAL
You deserve peace of mind with the Master Build 10-Year Guarantee Giving homeowners peace of mind for over 25 years. Building a house or doing a major renovation is a big deal, it is probably the biggest investment of your lifetime, so it makes sense to protect it with a Master Build 10-Year Guarantee.
Our market leading Guarantee has been developed in New Zealand for New Zealand families. It has protected more than 140,000 Kiwi homes over the last 25 years. Only a Registered Master Builder can offer you the peace of mind of a Master Build 10-Year Guarantee. Registered Master Builders have been building quality homes for more than a century. But very occasionally, even for the best builders, something can go wrong. Choosing to work with a Registered Master Builder helps prevents this and a Master Build 10-Year Guarantee gives you even more peace of mind and is an essential part of any build. David Kelly, Chief Executive of the Registered Master Builders Association, points out that the Master Build 10-Year Guarantee provides much greater protection than both the Building Act and the Consumer Guarantees Act, which only apply if the building company that carried out your building work is still around when
your problem happens. While most building projects will run smoothly, sometimes things do go wrong. Mr Kelly says the Guarantee provides protection to resolve those issues and enables us to support the homeowner to get their home finished to the highest standard.

Cabin fever A R ROW T OW N It all began with a vision: slipping through the door into a worn yet inviting space; gathering around the fire in muddy boots, with a beer in hand, and debriefing on the day’s adventures. There’s no denying the rugged cabin-in-the woods charm of the “breezeway” entrance – you can almost hear the fire crackling. OUTSIDE
round the globe, smart thinkers know that outdoor living areas are best enjoyed throughout the year. Of a winter evening you will see Parisians sipping wine on the pavements, at cafes with radiant overhead electric heaters. In London, pub patrons hellbent on fresh air are offered rugs and when the sun goes down in Tangiers, well-positioned walls retain vestiges of the day’s stored heat, while sheltering alfresco diners from the evening’s cool breezes. THE HEAT IS ON Gathering around a fire is the most time-honoured way to keep warm. Modern firepits help tame the elements, while giving a new sophistication to 21st-century gardens and courtyards. Mobile, fixed, state-of-the-art, traditional – there’s a design style for every space. For areas where outdoor solidfuel fires are prohibited, gas pits substitute well. They get around the need to burn wood, coal or pellets, and also the clearing away of ashes. Stylish new designs in radiant gas and electric heaters are showing that cool-weather outdoor living is finally being taken seriously here. Check

out Heatsail’s classy dome outdoor floor lamp and heater and Gasmate’s lighthouse-inspired Inferno Outdoor Heater. IT’S A WRAP Then there’s rugging up. Snug, cosy and natural – we’re talking about cashmere, merino and mohair throws. When guests come without enough layers, make outdoor entertaining as inviting as possible – have a pile of rugs and shawls waiting in the wings to keep everyone warm. Add a sheepskin or two for super-cosy seating. WHEN THE GOING GETS TOUGH Furniture that’s outdoors 24/7, enduring the sun, heat, rain, cold and worse has to be tough. The natural elegance of timber furniture makes it perennially popular, but always buy the best you can afford – the sturdier the better. Remember that even rot-resistant woods, such as teak, cedar, and white oak, need regular oiling or other protective treatments to prevent warping and cracking. In areas of high rainfall, metal is an enduring and versatile alternative. Aluminium furniture
cushions and squabs shouldn’t be left out all year. If you don’t have handy waterproof storage or a deck box and find lugging them inside and outside a drag, at least store them in situ on their sides so that any rainwater drains off rather than soaks in.
When not in use, leave metal chairs
on their sides to prevent water pooling in the seats and encouraging rust.
is light and portable, but needs to be kept out of strong winds. Stainless steel has a contemporary utilitarian look and it won’t rust, making it great for the coast, but it can heat up fiercely in the sun. Concrete furniture is extremely durable, and, like wood, it weathers well, pitting and softening with the years. Resin is considered long-lasting but, like plastic, has a tendency to discolour over time when exposed to the elements. Plastic-coated wicker may please the eye and seem practical, but the plastic will degrade eventually – and not before all those crannies in the weave have become home to a host of spiders and other creepy crawlies. PLANT IT UP When using your outdoor space year-round, plants need to look good year-round as well. Evergreen natives are usually easy care, especially if you have those endemic to your region. Palms lend a tropical holiday air. But celebrate the seasons too – add plants that flower in spring or summer, those with leaves or berries in visually warm autumn colours and trees with beautiful trunks and bark that are alluring, even when leafless.
