OF THE REGION'S BEST HOMES Clever kitchens + inspired bathrooms

The Waikato Region competition is one of 10 regional House of the Year events held in July and August. You can view the Waikato Region results at houseoftheyear.co.nz from 3 August. Each category is judged by a pair of judges (one builder and one architect) who rate each property against a scorecard. The highest points-scoring Gold Awards in each category become the Category winners. The highest points-scoring Category winners are named the Local Supreme Winner for a New Build and the Local Supreme Winner for a Renovation. As well as being judged for building excellence, entries are rated for their lifestyle value. There are kitchen, bathroom, outdoor living and sustainable home awards and excellence in workmanship is recognised by the Craftsmanship Award.

If you’d like an extra copy or your magazine is damaged, please call 09 308 9998 and we’ll send you one.

GOLD Awarded to builders whose entries achieve 90 per cent of the points available and are judged to be at least 80 per cent above industry standard. SILVER Awarded to builders whose entries achieve 82.5 per cent of the points available and are judged to be at least 65 per cent above industry standard. BRONZE Awarded to builders whose entries achieve 75 per cent of the points available and are judged to be at least 50 per cent above industry standard. REGIONAL CATEGORY WINNER Awarded to the highest scoring Gold Award winner from each category.

NATIONAL COMPE TITION Each year a maximum of 100 entries from the regional competitions receive Gold Reserve status, with all then judged by a new panel to find new category winners. Lifestyle Award-winners are also named at the national level. The two best houses (one new build and one renovation) become the National Supreme winners, to be announced at a gala dinner in Auckland in November. NATIONAL SUPREME WINNER

BUILDING UP TO HOUSE OF THE YEAR Registered Master Builders House of the Year is back, and competition veteran Ross Faulkner shares his stories of success. Ross Faulkner is a stalwart of the building industry. Starting out in the late 70’s as a driven apprentice, his goal was always to run his own business. Ross started Faulkner Construction almost 40 years ago, initially taking on small contracts before moving into renovations, new builds, then joining the Registered Master Builders Association and entering his first House of the Year competition in 1999.

Celebrate the craft Like many in the industry, Ross views the House of the Year competition as a mark of distinction. He’s had finalists in the competition for a few years running now and continues to enter because the team enjoy it, it builds good relations and builds his brand. “House of the Year is great marketing because when customers see our results, they have confidence in us even before we’ve met.” But Ross says it’s down to staff experience too, his team love craftmanship and the competition is a reflection of their work. They value being involved and enjoy the reward of having their work recognised – there’s even a bit of banter around who’s going to win.

A winning team The Gold Award won by Faulkner Construction last year was in the ‘Builders Own Home’ category. The major reno stood

out for architectural detail and intricate design; it took skill to achieve what they did, and the judges marked accordingly.

They’re prompt and upfront with any issues and make sure the business doesn’t fork out for something that’s out of my control.”

In addition to top-notch architects and builders, Ross credits his success to solid building partners. He uses Bunnings Trade, who contribute towards the build not only with the supply of materials, but also with the support provided by their team. Having Account Managers on site means they see where the job is at, what’s going on and know in advance what’s required.

At the end of the day, Ross says to succeed in any industry you need people that stand beside you and support you when times are tough. You have to have relationships as well as a good pricing structure and consistency.

“I chose Bunnings because they’re honest – I value that. My Account Managers notice things and act on it accordingly, in time, to make sure there are no delays. If we wait for something that’s not available, it stuffs our job up. But they’ve been good at having it all.”

Backing the business Ross likes a bit of a yarn and has a few stories about Bunnings. “I don’t know how often I tell this story to other builders. Basically, Bunnings stepped in and helped us on several occasions. One time our concrete didn’t have the right amount of cement in it. It could have cost me eighty-odd thousand dollars. We had to rip all the concrete out and do it again. But Bunnings sorted it. They made sure I wasn’t out of pocket.” “They stand behind us, back us 100% and make sure we’re not disadvantaged. The loyalty Bunnings Trade showed me when there were problems is what’s telling.

Supporting new builds & builders Due to timings, Faulkner Construction won’t have a house in the competition this year – but hope to have three entries next year. Still, Ross is excited about the upcoming event, supporting the entrants and seeing the results. “New materials and products are out, so it’ll be interesting to see new designs, what catches the eye and what architects are picking up on this year. There are sharp architects out there doing a great job, and everyone follows them. This competition’s always great, specifically seeing the new guys who haven’t entered before, seeing them come through is brilliant.” Once again, the industry’s enjoying the build-up to the competition and we’re all holding our breath as to who will take out the Registered Master Builders House of the Year Awards. To find out more about how Bunnings Trade can help you build or to get in touch with your local Bunnings Trade Account Manager, contact (09) 978 2200.

FRONT

Cambridge’s Emma Osment of Hus and Fox & Co talks home style

Describe your home and style? Our home is on a lifestyle block not far from town, but far enough to be out among the beautiful hills near Maungakawa. The house is finished using reclaimed timbers with large beams, high raked ceilings and a stone fireplace. I use timeless pieces of furniture for a country-lodge feel that fits its surroundings. The house is solid and so is the furniture, built to suit a family of four growing boys. What inspires you about living in your region? The countryside is beautiful and there is so much going on in the area with sports facilities and outdoor lifestyle. There’s boutique shopping and we’re not far from main centres and beaches. With growth in the area, there are a lot of stunning homes being designed and built by talented locals.

“Furniture of true quality draws the eye” What’s the last thing you bought for your home? New bedding for my bedroom to warm it up for winter. I love changing the look and feel of a bedroom with the change of the season; fresh and bright for summer, and warm and cosy for winter. Your favourite room? The living room. It’s open-plan – a place where everyone comes together, while the fire goes in winter and meals are being cooked. The sound of everyone’s voices in the evening makes our home come alive. Trend you wish would make a comeback? Interior styles have changed over the decades but we’ve brought the best through to right now. If money were no object, what would you do? Build a bigger kitchen. Now that my boys are older

Bedrooms are the simplest and least expensive spaces to update, says Emma. Use texture and colour to vary the mood

we need a lot more room in there at meal times. A wine cellar I think would have to be a must as well. Where would you spend the bulk of your renovation budget? The main living area, kitchen, bathroom and floor coverings. Bedrooms can be much simpler and costs can be kept to a minimum. Including pieces of furniture of true quality is important. The whole look can be dissatisfying if every choice is compromised. Having several pieces of furniture or beautiful lighting you really love will complete your home and your eye will always be drawn to them. You’ve got a day to refresh your house – what do you do? New cushions and throws, perhaps a floor rug, a mirror, a lamp or a new artwork. You

can change the look and feel easily if you have a good base, but just want to change things by introducing some new textures or colour. What should every home have? A comfortable place to put your feet up and unwind – whether it’s on a sofa or in an armchair in the corner of a room with a footstool. Somewhere to feel the soft warmth of the morning or afternoon sun streaming in. HOUSE OF THE YEAR 2019

“This home is a stunning showcase for modern living with a classic aesthetic” With classic good looks and a modern mindset, this Cambridge home is a real catch. Timber weatherboards, traditional detailing and bay windows exude Edwardian elegance. A brick chimney provides another eye-catching feature on the outside, hinting at the warm heart within. Double-glazed colonial windows lock in the heat. A large gas fire and ducted air-conditioning system will keep everyone comfortable through the seasons. Four large bedrooms and two bathrooms sit comfortably on an impressive 400sqm footprint. The

spacious home boasts all the conveniences of modern technology, taking the grind out of daily life. Golden brown matai flooring sets the stage for this modern love story, stretching from the entrance through to the spacious kitchen/dining/living room. French doors foster flow to extensive verandas and outdoor living spaces. A second lounge can be opened up to the rest of the home, or closed off for cosy nights in. “A double-height kitchen takes centre stage below the upstairs living retreat” As you walk around this Cambridge home, the sharp lines and stylish cladding of this 338sqm two-storey abode reveal themselves. Cleverly designed to utilise an unusually shaped section, each volume angles itself to the sun and outlook. The interior is polished and modern with four bedrooms, two bathrooms and two living rooms. Through the entrance and past the feature staircase of oak, glass and steel, you’ll discover the double-height open-plan kitchen space. The scullery offers walkthrough access to the garage, for seamless grocery

deliveries. Living and dining are nestled nearby under single-level ceilings yet still part of the open-plan. Polished concrete floors flow out to meet spacious decking and a swimming pool. For a bit of open-air fare, the alfresco area with pizza oven is ready and waiting. A relaxed indoor alternative awaits upstairs in the rumpus – a restful retreat overlooking the open-plan. The generous master bedroom gives its occupants a king-of-the-castle experience on the top floor with its walk-in robe and beautifully tiled ensuite. Rustic romance CAMBRIDGE Situated on the outskirts of the Waikato township, this northfacing country-style home captures mountain views and all-day sun. Board-and-batten cladding, corrugated iron roofing, exposed rafters, and solid timber post and beams all create an authentic rural feel. Recycled brickwork complements the aesthetic nicely in the outdoor entertaining area with open fireplace. A rusted steel pergola-like structure frames the alfresco area. Feature lights and a blazing fire create an ambient open-air retreat as night falls.

Perched among the trees on a prominent site in Bowentown, you will find ‘the house on stilts’. This two-storey, 302sqm home has been designed in response to a restrictive section – and the results are to be applauded. Relaxed yet refined living spaces gaze out to views of Waihi Beach and the surrounding islands. Complex engineering went into the construction of this considered creation. Piles were driven into the rock face to allow a top-storey deck that sits 8m above the ground. Further engineering supports a large timber

turning bay and parking platform, which welcomes guests on arrival. The 302sqm interior of this coastal home features four relaxing bedrooms and three beautifully finished bathrooms. A subtle, neutral colour palette was chosen so as not to take away from the views. The kitchen serves even the most fastidious foodie with modern appliances and spacious walk-in pantry. Large stacker sliders frame the vista and create an easy connection between open-plan living and decks. For more of this house go to houseoftheyear.co.nz

ADVERTORIAL

You deserve peace of mind with the Master Build Multi-Unit 10-Year Guarantee Peace of mind for your apartment, duplex or townhouse – guaranteed. Buying your new home is exciting, and it is a big investment – probably one of the biggest investments of your lifetime. So, it makes sense to protect it with the Master Build Multi-Unit* 10-Year Guarantee.

Our market leading Guarantees have been developed in New Zealand for New Zealand families. It has protected more than 140,000 Kiwi homes over the last 25 years. Only a Registered Master Builder can offer you the peace of mind of a Master Build Multi-Unit 10-Year Guarantee. Registered Master Builders have been building quality homes for more than a century. But very occasionally, even for the best builders, something can go wrong. Choosing to buy a home built by a Registered Master Builder helps prevent this, and a Master Build Multi-Unit 10-Year Guarantee gives you even more peace of mind. David Kelly, Chief Executive of the Registered Master Builders Association, points out that the Master Build Multi-Unit 10-Year Guarantee provides much greater protection than both the Building Act and the Consumer Guarantees Act, which only apply if the building company that carried

out your building work is still around when your problem arises. While things usually go smoothly, there could be an issue with the build.

“Seamless indoor-outdoor flow makes this a superb home for all seasons” Designed for elegant relaxation and entertaining, this natural beauty in Hamilton comes to life at night. Feature spot lighting is used to dramatic effect inside and out. Uplights cast a playful glow on the down-to-earth timber cladding. Negative detail strip lighting demands attention in the inside open-plan and in alfresco spaces. High raking ceilings create an incredible feeling of space in the home. Wide glazed sliders do their part too, ensuring an intimate connection with a spacious central courtyard. When the doors are open, inside and out become one – perfect for enjoying both formal open-air

dining or bustling barbecues with friends on the deck. And an outdoor fire allows for year-round use. Dark contrasting paintwork creates a sense of drama alongside natural timber cladding and decking. A variety of finishes, such as marble and textured tiling, enrich the spacious interiors. Fine fixtures and fittings promise everyday luxury in the kitchen and two bathrooms. Four bedrooms offer ample accommodation, meaning there’s no need for guests to rush off after dinner. All-day sun floods the living areas of this beach town home, creating an enticing environment for fun and relaxation. A smart layout and swathes of glass capture spectacular views out to a nine-hole golf course. The open, airy living/kitchen/dining area and the master bedroom snuggle up to the boundary. Slight elevation offers an outlook over the green. The home merges seamlessly with its surroundings. It’s as though the golf course was this home’s backyard – but without the hassle of maintenance. The house itself promises easy living and minimal upkeep.

The dark exterior encapsulates that classic Kiwi bach character, with the bonus of a 258sqm footprint – four bedrooms, two bathrooms and two living areas. Superb outdoor spaces beckon for everyday enjoyment. Decking spills down to the cool blue swimming pool. An outdoor lounge is set up around a roaring fire, a great spot to warm up at the end of the day. Rural retreat TA M A H E R E PHOTOGRAPHY BY HELEN JONES

Charming entertaining spaces, a brand new master suite and improved garaging and utility areas: it’s the recipe for happy country-style living in Hamilton. The existing kitchen has been demolished, allowing for a 34sqm extension to the floor area and a bigger, better open-plan kitchen. The cook’s haven combines scullery and laundry with access to the outdoor service area. The butler’s sink and servery window are designed with outdoor entertaining in mind. Complete with feature truss and rural views, the new alfresco area is perfect for spending time outdoors.

There’s plenty of room for everyone on the dining deck, with the bonus of an outdoor fire to lounge around. A concrete slab and chunky macrocarpa posts add authenticity to the pizza oven. Brick and natural timber elements bring a bit of warm country charm to this clean modern abode. A spacious new master bedroom with walk-in robe and ensuite has replaced the existing garage and laundry. Built to match the main homestead, a new freestanding garage provides enough room for car, toys and storage. For more of this house go to houseoftheyear.co.nz

What a difference 25sqm makes. This updated Cambridge home has been extended and enhanced to capitalise on open-plan living – all while maintaining its classic character. It’s good riddance to the leaking asbestos-ridden roof and hello to a modern corrugated roofing system. Some clever reconfiguration has the fourth bedroom now opening off the hallway, rather than the lounge. Extra storage and a super-sized main bathroom with skylight are happy side effects of the improved layout. The new open-plan kitchen, dining and lounge is the

OUTSIDE

round the globe, smart thinkers know that outdoor living areas are best enjoyed throughout the year. Of a winter evening you will see Parisians sipping wine on the pavements, at cafes with radiant overhead electric heaters. In London, pub patrons hellbent on fresh air are offered rugs and when the sun goes down in Tangiers, well-positioned walls retain vestiges of the day’s stored heat, while sheltering alfresco diners from the evening’s cool breezes. THE HEAT IS ON Gathering around a fire is the most time-honoured way to keep warm. Modern firepits help tame the elements, while giving a new sophistication to 21st-century gardens and courtyards. Mobile, fixed, state-of-the-art, traditional – there’s a design style for every space. For areas where outdoor solidfuel fires are prohibited, gas pits substitute well. They get around the need to burn wood, coal or pellets, and also the clearing away of ashes. Stylish new designs in radiant gas and electric heaters are showing that cool-weather outdoor living is finally being taken seriously here. Check

out Heatsail’s classy dome outdoor floor lamp and heater and Gasmate’s lighthouse-inspired Inferno Outdoor Heater. IT’S A WRAP Then there’s rugging up. Snug, cosy and natural – we’re talking about cashmere, merino and mohair throws. When guests come without enough layers, make outdoor entertaining as inviting as possible – have a pile of rugs and shawls waiting in the wings to keep everyone warm. Add a sheepskin or two for super-cosy seating. WHEN THE GOING GETS TOUGH Furniture that’s outdoors 24/7, enduring the sun, heat, rain, cold and worse has to be tough. The natural elegance of timber furniture makes it perennially popular, but always buy the best you can afford – the sturdier the better. Remember that even rot-resistant woods, such as teak, cedar, and white oak, need regular oiling or other protective treatments to prevent warping and cracking. In areas of high rainfall, metal is an enduring and versatile alternative. Aluminium furniture

cushions and squabs shouldn’t be left out all year. If you don’t have handy waterproof storage or a deck box and find lugging them inside and outside a drag, at least store them in situ on their sides so that any rainwater drains off rather than soaks in.

 When not in use, leave metal chairs

on their sides to prevent water pooling in the seats and encouraging rust.

is light and portable, but needs to be kept out of strong winds. Stainless steel has a contemporary utilitarian look and it won’t rust, making it great for the coast, but it can heat up fiercely in the sun. Concrete furniture is extremely durable, and, like wood, it weathers well, pitting and softening with the years. Resin is considered long-lasting but, like plastic, has a tendency to discolour over time when exposed to the elements. Plastic-coated wicker may please the eye and seem practical, but the plastic will degrade eventually – and not before all those crannies in the weave have become home to a host of spiders and other creepy crawlies. PLANT IT UP When using your outdoor space year-round, plants need to look good year-round as well. Evergreen natives are usually easy care, especially if you have those endemic to your region. Palms lend a tropical holiday air. But celebrate the seasons too – add plants that flower in spring or summer, those with leaves or berries in visually warm autumn colours and trees with beautiful trunks and bark that are alluring, even when leafless.
