HOUSE OF THE YE AR 2021

Welcome

to the Registered Master Builders House of the Year 2021 magazine for the Manawatū & Whanganui Region Once again, the prestigious Registered Master Builders House of the Year competition has attracted hundreds of top-quality entries from around New Zealand. These new builds and renovations have wowed our expert judges, who are all leaders in the fields of construction and architecture. We hope you enjoy this annual showcase of craftsmanship from the Master Builders in your region. The results go live at www.houseoftheyear.co.nz on August 7. Shaun Mainwaring, President | Registered Master Builders Manawatū Branch

How the Registered Master Builders House of the Year competition works All entries are awarded points by two judges (a builder and an architect). The projects with the highest scores are given Gold Awards and the best become Category winners. Then, the highest points-scoring Category winners are named Local Supreme House of the Year or Local Supreme Renovation of the Year. Entries are judged on building excellence, but also on their lifestyle value, so you’ll also see kitchen, bathroom, outdoor living and sustainable home awards. Excellence in workmanship is recognised by the coveted Craftsmanship Award. The Manawatū & Whanganui competition, one of 11 regional House of the Year events, is held on August 6. You can see all of the results at www.houseoftheyear.co.nz from August 7.

A renovation and extension to a 1930s bungalow has honoured the house with high levels of craftsmanship and additions that are sympathetic to the era Sometimes excellence is defined by what you can’t see. This renovation and extension by Alteration Specialists Manawatu is a case in point. So seamless is the transition from old to new, that it is virtually impossible to spot. This was no small project, either. The existing rear entrance and laundry of the family home were demolished to make way for the 42sqm extension and 50sqm of new timber decking. The work, for less than $500,000, earned the builders a National Category Award, plus Regional Winner, Top 100 and Gold awards. Justin Green of Alteration Specialists Manawatu says the team was “absolutely stoked” with the results. The win was the perfect way to showcase the firm’s high level of workmanship. He says the team’s favourite parts of the project were the detailed work with native timber and the beams. “All details from the existing home were replicated in the new areas of the home, including the recycling of matai floorboards.” The judges noted the scope of the work and the builders’ ability to blend the additions into the existing home: “This renovation has been carried out with extreme attention to detail, resulting in a seamless integration of the existing and the new,” they said. “Great care has been taken to recycle and reuse existing matai flooring boards and old doors. A living

‘There has been a seamless integration of the existing and the new.’

room and veranda have been added to the rear of the 1930s two-storey house, and the existing interior rooms and doors have also been altered and relined. “Matching boxed beams were replicated to the existing and new ceilings so precisely it is difficult to see where the old ends and the new begins,” said the judges in their summation. The project has been a win-win for the builders, the owners and their beloved character home.

Gabbi McAullay takes inspiration from art and her passion for interiors in her ever-evolving personal style

recent arrival to Palmerston North from Perth, Western Australia, interior designer Gabbi McAullay is loving the Kiwi countryside as much as her creative role at King & Teppett, the largest interior design showroom in the lower North Island.

some charcoal-on-paper nudes by Perth artist Ian De Souza – ‘I’m loving they are so timeless and are the Manawatū hung in my hallway and bedroom. Other loved and the changing artworks are oil-on-canvas colours of the abstracts by Perth artists seasons.’ Matthew Farris and Damion Blundell, which are hung in the bedrooms and living areas.

How would you describe your style? Eclectic, with a mix of treasured furniture and artwork. My style is constantly evolving and I’m always changing things around, introducing new pieces, putting away things that no longer inspire me. We live in a weatherboard cottage that we’ve renovated, but plan to build a bigger, more modern house on our farm. What inspires you about living in your region? I moved from Perth 18 months ago to my husband’s family farm and I’m loving the Manawatū. The changing colours of the seasons are inspiring. In Perth, we lived in a mid-century house in the suburbs and the views were nowhere near as spectacular. I had more colour in my house in Perth because it wasn’t distracting from the view. Here, I’ve kept the palette more neutral to be in keeping with the landscape. What’s the last thing you bought for your home? A beautiful long-haired sheepskin to add comfort and warmth to the lounge. What’s one of the first items you bought for your home? Original artworks while I was working in a gallery and design store. It began a long love affair with art and the impact it can have on an interior. I have

What’s your favourite room in the house? The kitchen, with a round table in the middle where we gather for most meals. It looks out to paddocks, the golden elm and poplar trees. We have French doors to the deck – the whole room can be opened in summer, but you can still appreciate the views in the cooler months. My table was an amazing find at a second-hand shop – it’s Danish mid-century teak, which I have with black and natural replica wishbone chairs. If you were renovating, where would you spend the bulk of your budget and why? The kitchen. It’s the most-used room, so the bigger the better. Definitely a big walk-in pantry where all the appliances could be housed so that the kitchen benches can be clear. And an Aga if the budget allowed. If money was no object, what would you splurge on? Heated floors throughout the house and a heated pool would be amazing. I’d splurge on quality, comfortable furniture that will stand the test of time. You have a day to refresh your house. What do you do? Clean, declutter, add new cushions and greenery. I love house plants such as kentia palms and fiddle-leaf figs. Trailing plants look amazing on a high shelf. www.kingandteppett.co.nz HOU S E OF THE Y E A R 2021

It’s easy to bemoan the amount of plastic in the world, but much harder to do something about it. This book helps readers end their reliance on the material and suggests easy swaps that are much kinder to the planet.

Wood, we are told, is style. This hardback shows how it is used in homes all over the world and guides architects, interior designers and builders in the many ways it enhances modern buildings. Even daring architecture is given warmth and cosiness.

The brief was to create a light-filled, contemporary home overlooking the adjacent golf course and to provide space for the owners’ art collection – in particular, a much-loved bronze memorial sculpture. Durable and naturally coloured materials of Otago schist and pre-finished aluminium cladding beautifully complement the artwork. The dramatic stone entrance provides a gallery display space and a

welcoming invitation for visitors to this impressive home. Careful planning of both interior and outdoor living spaces, and plenty of large windows, maximise the outlook to the links reserve. Unfenced elevated courtyards create separation without obscuring visibility. Four large bedrooms provide options for visiting family and grandchildren. In addition, with multiple living spaces, an office/yoga room, and a media room, guests have plenty of room to socialise or relax in private. For more of this house go to houseoftheyear.co.nz

Every inch of the 452sqm footprint has been designed for intuitive flow and to celebrate the luxury of space. House positioning was crucial to harnessing sun and light, and to create outdoor areas sheltered from the

elements. The expansive roof has solar panels sited for maximum gain. A large double-sided fireplace sits effortlessly between the living and lounge areas. A tongue-and-groove whitewashed ceiling complements the steel and plaster, all of which work seamlessly together. Every detail has been nailed, down to the recessed LEDs. When visitors step into this large and long three-bedroom home, they are greeted with a framed view. They see the contemporary outdoor lounge, featuring a suspended fireplace and an inviting pool area, all backdropped by the green landscape. From here, they’re guided through to the main living and dining area under a prism of oak plywood ceilings. A simple layout and intricate design coupled with clever detailing and artistic panache elevate this 355sqm property into something special. The main bedroom suite opens out onto its own deck,

taking in the lush outlook. The ensuite is simply sublime, with a luxurious bath that also captures the stunning rural view. The design challenge for this particular build was to create a home that took advantage of the vista of rolling hills, without succumbing to the mighty winds that sweep in from all directions. Exterior cladding, including Otago schist; vertical shiplap cedar; and high-quality, high-pressure laminate panels, complement the surroundings. Negative detailing on interior walls keeps things contemporary. For more of this house go to houseoftheyear.co.nz

FLIGHT OF FANCY The homeowners’ vision was very specific. They wanted to build an aviation-inspired rural home, which allowed them to operate an aircraft from their doorstep. This stunning 300sqm architectural build sits on eight hectares of land adjacent to the Feilding Aerodrome. To integrate the aviation theme, the architect designed the home to incorporate a ‘control tower’, evident in the elevated elements.

With a panoramic outlook taking in the Tararua Range, Manawatū River mouth and the beachside village below, this hilltop home offers year-round holiday ambience. The brief from the owners was for a compact, clever, energy-efficient and multi-functional home with the luxuries of a bespoke architectural build. They are delighted with the result, which delivers serious value for the budget. Energy modelled and built using the six Passive House Principles, this clever model delivers consistent, year-round temperature comfort and energy efficiency.

Thermally broken joinery and insulated slab flooring are just some of the elements that make this house work hard for its owners. The exterior palette of white coloursteel and vertical cedar cladding is at home in the coastal environment, and the aesthetic is continued indoors. The crisp, calm interior references Scandinavian and Japanese design ideals, as you’ll see in the blonde ply ceiling, whitewashed walls and custom shoji screen. Nate brought a wealth of building knowledge to our project. Having someone who truly knows his stuff put us at ease. Discussing the build with him was always a highly productive experience as he is never afraid to give you his honest opinion. His focus was never about up-selling. Instead, he was dedicated to what he thought was best for us and our home. He understood our budget from the outset and helped us to ensure we got great value for money.

Building a new home can seem daunting, but Waikato’s Nicole Kara couldn’t be happier with her decision to build

Nicole Kara and her husband Kurt built their dream house in Hamilton – a home for themselves and their two young children, as well as Nicole’s parents. The project was a rewarding experience, which Nicole credits to the work of her team of Master Builders at Sentinel Homes. The build took place last year and the lockdowns certainly added to the apprehension that all homeowners feel during the building process, but Nicole says she is incredibly happy with how the project evolved and believes there has never been a better time to build. We caught up with Nicole about the process and asked her to share tips for others who are thinking about building their own homes. What would you say to those considering building a new home, particularly at this time? It’s worth taking the leap. Like anything, you can spend hours thinking about what could go wrong. Despite uncertain times, we know we made the right decision. For us, the timing couldn’t have been better – interest rates were low and our builder and his team had capacity. We were considering renovating, but convinced ourselves that if we are going to spend all that money then why not get exactly what we wanted. We found a bit of land and made the jump into building a home that’s perfect for our family.

Do you still believe this? We all know there’s a housing shortage, which means we should all be motivated to build new, where possible. One of the best assets in New Zealand is real estate. Kiwis love property – we can see it, understand it and its value holds up over time. Low interest rates have made it an ideal time to build. Everyone is trying to buy homes and they are all being snapped up. Rather than joining the race, and having to settle for something that’s not quite right, we decided to spend this time on our build. Tell us about your build. We chose a Master Builder to ensure we had the backing of a trusted organisation. We worked with Nate Alley from Sentinel Homes on our family home just outside of Hamilton. How did you go about finding a builder you could trust? We did our research, shopped around and asked friends. We took on board customer testimonials and reviews. In the end, we went on the recommendation of a friend of friends who had worked with Nate before and spoke really highly of him. Nate being a Master Builder helped us make the decision – by choosing a Master Builder we knew we were choosing quality and someone we could trust. It was also very important for us to be protected by a guarantee, especially with an investment of this size. Only Master Builders can offer the protection of the market-leading

What advice did your builder give you about the specifics of your project? From the start, Nate and the team had a real emphasis on quality and what would give us the best outcome in the long-term. Sometimes the cheapest option is the cheapest for a reason and won’t last. We had plenty of conversations specifically around what materials were best. Nate was great at explaining the cost behind certain materials and then would recommend what he’d use himself. Obviously, I’m not a builder, so we came in with no real idea of what was best. To have that expertise and advice on hand was really comforting. A big focus for us was the importance of the sustainability and durability of the house. This led to our decision to use brick for our exterior, rather than cedar, as it requires less maintenance. Do you have any tips for others about how to best work with your builder? My number-one piece of advice is to build a strong and trusting relationship with your builder, right from the start. Second is frequent and clear communication. Sentinel Homes was incredible with this, and I would be quick to recommend them to anyone. Another bonus of working with Sentinel Homes is their use of the CoConstruct app. This allowed us to stay informed about the progress of the build with regular updates and photos. It also provided us with a place to keep everything in writing, which we could easily refer to. It really helped us keep on top of things, especially when you’re trying to think of what you might have missed. It keeps the work trucking along by allowing you to be able to respond to approvals in real time. It’s great to see this kind of technology available.

This undoubtedly looks like a lot of house for its 167sqm footprint, and an attractive one at that. But, until you get up close and personal, you only get a hint of the intricate detail and craftsmanship that’s been applied here. Walk up the paved entrance and you’ll be struck by the landscaping and eye-catching stone column that signposts the entrance. A combination of Rockcote plaster and horizontal Abodo weatherboard, plus tiles on the roof, make the exterior appealing. But it’s the extras that take it to another level of class – decks, alfresco areas, gabion

features and planting that encircle the property, as if it has always been there. A deck flows from the confluence of the living and dining zones and the kitchen oversees it all. Benchtops in a U-shape ensure ease of access to everything the cooks require, and the subway-tile splashback is a perfect addition to the slick cabinetry. Elsewhere, neutral tones are the abiding theme – but they are punctuated with punches of colour. Three bedrooms, two-car internal-access garaging and two toilets make it ideal for family life. Reconfiguring two bedrooms into an expansive open-plan kitchen, living and dining area that opens out onto the beautiful black kwila deck has created an entertainer’s dream. The kitchen is now the heart of the home and embraces the owners’ passion for cooking and entertaining. And through elegant bi-folds, they can now admire the retreat that is their garden.

A personal haven was created by transforming the original formal lounge into a generous main suite, complete with a large ensuite and walk-in wardrobe – a must-have in any modern home. GARDENS GARDEN

5 TREES FOR SMALL GARDENS

Seven sins of

LANDSCAPING Landscaping and establishing a new garden is fun, hard work and not without its pitfalls. Here are some of the most common garden and landscaping blunders to avoid, says Mary Lovell-Smith

THINKING there’s not enough room for trees, or even one tree. There is always room for at least one in a garden. Can it be called a garden if it is treeless? No, rather, it’s a dispirited chunk of outdoors. A tree brings shade, sound, colour, perspective and movement to a garden. It’s just about working out which is best for your situation. (And, remember, trees will increase the value of your house should you sell it.)

MISTAKING outdoors for indoors and making outside ‘rooms’ that attempt to obliterate what the outdoors is all about – nature. Embrace the elements and refrain from filling up your outdoor space with rugs, sofas, TV screens, heaters, lamps and the like. Hedges make wonderful walls, tree canopies ceilings and flagstones floors.

IMAGINING that every house, no matter the style or age will benefit from a deck. Many homes don’t suit the standard timber deck. Show imagination and design a deck (or get a professional to design one) to suit and enhance your home. Not that decks are the be-all and end-all; it may be that a concrete or tiled terrace or patio, veranda or porch will work better for you.

66

R EGIS TER ED M AS TER BU ILDERS

FORGETTING there are four seasons – not just spring and summer – when blossom and flowers are doing their thing. Also plant for autumn and winter, with plants and shrubs that bloom late, have leaves that change colour and berries to attract the birds.

NEGLECTING the view of the garden from indoors, which is most often how we see our gardens. This may mean framing it out of a window with foliage, or placing a particularly pretty shrub a couple of metres from a window to draw the eye outside.

WANTING to control every inch of the garden. Banishing weeds, keeping hedges razor sharp, and maintaining perfectly manicured lawns is fine, but what about the creatures that live in the garden and make homes in the likes of rotting logs or long grass? Also, the price of maintaining such a tidy garden is a high cost in labour or, worse, chemical warfare and its collateral damage.

PAYING the price of impatience by choosing fastgrowing trees and hedging plants. These are wonderful

A key to choosing trees for modest gardens is not so much the size, but how dense and dark they will be in full leaf. Those with an open aspect and sparse leaves are preferable. The other consideration is getting your money’s worth from the tree, such as flowers in spring and summer, colour and fruit in autumn.

Jacaranda mimosifolia

Smothered in clusters of fragrant, purple blooms in spring and summer, jacarandas are a sight to behold. Prefers warm climates or at least a sheltered, warm spot.

Judas tree (Cercis siliquastrum)

This pretty, deciduous tree has heartshaped leaves and clusters of bright pink flowers followed by showy, dark purple pods. Prefers free-draining soil.

Amelanchier canadensis

A small, spreading tree with starry white flowers, and coppery new leaves that turn green before developing brilliant colours in autumn. Tolerates wet soil and drought.

Zelkova serrata

Also known as Japanese elm, this beautiful tree has a wide, spreading habit and gently weeping branches. Its red-purple colours can be stunning, especially in areas with chilly autumns. Prefers moist, well-drained soil, in full sun or partial shade.

Kōtukutuku

Tree fuchsia, or Fuchsia excorticata, has stunning rust-coloured papery bark and its branches grow at interesting, twisted angles. Bees love its red and purple flowers. Prefers moist soil.

for the first few years when they shoot up to successfully provide privacy or hide something unsightly. However, once they reach the desired height they won’t stop growing. You’ll find they will require a lot more work to keep trim than many slower-growing species.
