e’ve all felt a little housebound this year, so the thought of summer around the corner has never felt so good. Get your place ready for relaxing or entertaining by giving it a spring clean, replacing heavy winter duvets with linens and brighter colours, and freshening dull walls with a lick of paint. “White is always a good choice as it’s fresh and easy to live with,” says interior designer Rachel O’Connell of Style My Abode. “Choose warmer whites in darker rooms, and cooler tones where there’s an abundance of light.” Embracing natural elements such as oak and stone will also bring a lightness to kitchens and bathrooms. “Think about choosing an interesting slab of granite instead of the standard engineered stone,” says Rachel. “Even adding a small amount of oak to an all-white kitchen can bring it into 2021 and prevent it from being boring.” There’s no chance of that this summer, thanks to the latest trends. Mediterranean-style curves and arches are appearing everywhere, from walls and furniture to decorative pieces, such as mirrors. Ribbed wood and glass is elevating kitchen and bathroom cabinetry, and warm metal accents are hot. Brass, bronze and copper give interiors a luxurious feel when used in tapware, handles and handrails. Outside, give some TLC to your barbecue area by re-staining decks and outdoor furniture, and replacing cushions on sofas. “If money was no object,” says Rachel, “I’d advise investing in a beautiful outdoor sofa, a louvrecovered entertainment area and, of course, a pool.” Or you could simply add a beanbag or two. It may be relatively small at 142sqm, but it has an abundance of desirable features including a large deck from which to bask in the sun and admire the lake views, or take refuge from the late afternoon sun. 1400mm The handsome house’s exterior cedar cladding, which will weather beautifully over the years, is contrasted with the modern tray roofing. Wood is a feature that is repeated inside on the pitched ceiling of the open-plan kitchen/dining/living pavilion.

Warm wooden flooring also unites this space, and the built-in window seat looks 2350mm out to the mountains in the distance. As kitchens go, this is a streamlined beauty in sparkling white-on-white and features a generous waterfall island. This three-bedroom, two-bathroom house gives its owners flexibility to choose between living in it and maxmising family life, or locking their treasures in the kids’ bedrooms and renting out the living areas and main bedroom. Set on a hill with views over green farmland and bush, this new build is modern yet unobtrusive, and complements its semi-rural location. The black corrugated cladding and board-andbatten home boasts three bedrooms, four bathrooms and two living areas. The expansive interior centres around a large but cosy living area, featuring a distinctive black ceiling, recessed fireplace and porthole window. Carpeted and comfortable, this is the place to relax while watching the kids play on the flat lawn outside. Large glass sliders

make the indoor-outdoor life easy. The kitchen is located under the mezzanine, and features a generous island bench for weekend brunches, and a butler’s pantry to keep cooking messes tucked away. Two of the bedrooms, each with ensuites, are located in a separate wing, meaning family life can continue without disrupting bedtimes. The main bedroom has the upstairs level, sunlit through skylights. This is a high-quality home that provides everyone with space, privacy and comfort. With its gabled rectangular form and black iron cladding, this clever new build makes a striking statement yet complements its natural environment. Internally, the house has been lined in chipboard with negative detailing. Polished concrete floors not only look stylish but absorb the sunlight that floods in, keeping the north-facing home warm. The bathroom also features chipboard and two windows to capture the outlook. One of these is positioned at the end of the shower to bring the rural views inside. Floor-to-ceiling dark tiles in the shower

alcove make a stunning contrast to the wood. Made on site, the concrete vanity benchtops match the imported bathtub and vanity bowls. Doors from each of the four bedrooms open to their own exposed aggregate terrace, landscaped with plants and boulders. Attached to the custom kitchen island is a lowered dining area, continuing the chipboard theme. The cabinets and benchtops match those in the bathrooms, and contrast with the rest of the open-plan space. A lot has been achieved in this home on a tight budget. This sophisticated new build lives up to its attractive outlook. Located in a small rural community known for its lush farmland and mountainous backdrop, the dwelling is strikingly modern yet complementary to its natural setting, clad in 5-Rib iron and cedar board-and-batten. Its floorplan is split into two wings. Notably, the bedrooms are separated from the main living area, which boasts attractive cathedral ceilings. The designer kitchen is at the heart of the open-plan living space. A concrete benchtop adds industrial

personality, balancing the textured white splashback and timber features. The fireplace in the lounge is recessed between high-pitched windows allowing for ample sunlight, and to frame the views. Oak timber accents throughout the three-bedroom, two-bathroom home add dimension and texture. A large patio area outside is accessible through sliding doors. Flush with the lawn, this is a tranquil space for relaxation, continuing the calm feeling that runs through this beautiful country home. For more of this house go to houseoftheyear.co.nz

Q&A HOW TO CHOOSE THE RIGHT BUILDER FOR YOU

How did you know you had the right builder? Both my wife and I have a background in quality management and customer service. We were looking for a builder with industry credibility who could listen and interpret our ideas. Right from the start we got on really well with our builder. Instantly I knew we had a common understanding of what we wanted from the build and by showing me his previous work, I could see that he was a quality craftsman. He went above and beyond throughout, starting from our first conversation. Don’t be afraid to ask to see previous work and talk to past customers. Because InHaus are Master Builders, I also knew they would have had to complete a number of rigorous checks to ensure they met the quality standards of the organisation. As well as looking at building experience, qualifications and workmanship, there are also financial checks for all Master Builders to ensure business stability. Knowing these checks

Building a new home or undertaking a major renovation is a big deal, so you need a builder you can trust to help you through the process. We sat down with Nelson local Vince Roper, whose new house won a National New Home Category Award in the Master Builders House of the Year competition in 2014, and ask him for his tips. He and his family attribute their win to their strong relationship with their Master Builder Russell Campbell from InHaus and the team of sub-contractors and architects he surrounds himself with.

have been done is great for peace of mind. Why did you choose a Master Builder? We've built before and know this can be a stressful time. You hear about cowboys and you need to make sure you are protected. I knew I absolutely needed a Master Builder. Choosing one gave me confidence, assurance and minimised the risk of building a new home. It is also important to think about the long term – this is not where you want to focus on the cheapest option. You want to get the best value and a home you will love for years.

It sounds like you had a great relationship with your builder. How did you go about fi nding someone you wanted to work with? We had just moved to Nelson after the Christchurch earthquakes and were very focused on re-establishing ourselves in a new, quality home in a more positive environment. Having built twice before, and being very house proud, we had a clear idea of what we wanted in terms of build quality and final finish. The only problem was when we arrived in Nelson, we had no building contacts and no one to turn to for a recommendation. We had used a Master Builder to build our last home in Christchurch, so we went with what we knew best. Using the ‘Find a Builder’ tool on the Master Builders website, we looked up Nelson-based builders. Although we knew all the builders would be up to the Master Builder quality standard, we wanted the best of the best, so we also looked at who had won House of the Year accolades. InHaus fitted the bill so we gave it a shot. Turns out it was the best decision we have ever made.

Tell us a little bit about your project and the relationship with your builder? Because we were new to Nelson, we were unsure of the area where we had decided to build. It's important people work with a builder who knows the area and can provide good advice. Our builder had built another home not far away from our section and that gave us some extra assurance. As we were building a whole new house, the design phase was crucial. Collaboration is so important here. You want to make sure your builder is involved throughout the whole process, working closely with you and your architect. We had an exciting vision of what we wanted, and we recommend working with an experienced builder who can conceptualise and turn your vision into something tangible. Working with a Master Builder, you know your project is backed by the best in the business. Our builder really did go above and beyond in every aspect and never watched the clock. We now consider Russell and his son Shaun – who was the Master Builders CARTERS National Apprentice of the Year 2015 winner – to be very good friends.

The opportunity to get a Master Build 10-Year Guarantee was also a no brainer. Building a home is one of your biggest life investments so it is important you are protected. No one knows what will happen in 10 years’ time, but I know I am protected by Master Builders no matter what – even if my builder is no longer in business. Most banks will also insist on a guarantee, and this one is the best. Any other tips to share with Kiwis looking to build or renovate their homes? It's all about a partnership. Be clear about your expectations early on and what you want to achieve. It's too late to go back and change your mind once the job is finished. You want the job done well once. The quality of your home will also be remembered for longer than the cost will. It may be worth stretching yourselves a bit, to get a quality builder. And if you have to wait for your builder, it will be worth it. We are extremely proud of the home we have and working with the Master Builder InHaus team has been one of the most positive things to have happened in our lives.

QUIET ACHIEVER Located in a smart new subdivision, this well-presented house is positioned at the end of a peaceful cul-de-sac. The combination of Antique White Firth block and Grey Friars Linea weatherboard works well to create contrast on the exterior. As you walk up to the entrance you are greeted by a high-raking soffit. Inside, the open-plan living is split

into three sections, each with a different outlook. The home is positioned to the east side of the section and opens up to a big yard and sun. A large eve on the patio provides shade when necessary. Inside, the 150mm step up in the ceiling subtly breaks up the expanse above. The kitchen provides connection to the living area and has a walk-in pantry for additional storage, plus a workspace. The main bedroom is a generous size, with a walkthrough wardrobe and well-planned ensuite. Three good-sized linen cupboards and a separate laundry provide plenty of storage. With all of this and a double garage, the plan makes exceptional use of its 233sqm. For more of this house go to houseoftheyear.co.nz

ADVERTORIAL

You deserve peace of mind with the Master Build 10-Year Guarantee Giving homeowners peace of mind for over 25 years. Building a house or doing a major renovation is a big deal, it is probably the biggest investment of your lifetime, so it makes sense to protect it with a Master Build 10-Year Guarantee.

Our market leading Guarantee has been developed in New Zealand for New Zealand families. It has protected more than 140,000 Kiwi homes over the last 25 years. Only a Registered Master Builder can offer you the peace of mind of a Master Build 10-Year Guarantee. Registered Master Builders have been building quality homes for more than a century. But very occasionally, even for the best builders, something can go wrong. Choosing to work with a Registered Master Builder helps prevents this and a Master Build 10-Year Guarantee gives you even more peace of mind and is an essential part of any build. David Kelly, Chief Executive of the Registered Master Builders Association, points out that the Master Build 10-Year Guarantee provides much greater protection than both the Building Act and the Consumer Guarantees Act, which only apply if the building company that carried out your building work is still around when

your problem happens. While most building projects will run smoothly, sometimes things do go wrong. Mr Kelly says the Guarantee provides protection to resolve those issues and enables us to support the homeowner to get their home finished to the highest standard.

GARDEN

FLORAL DISPLAY Once the gorgeous flush of spring is over, gardens can look a little tired or dull, which is when annuals and perennials must be summoned. Pop down to your local garden centre, peruse the flower aisles and you’re bound to find something you love. Just keep in mind where in your garden they should be planted, how much sun they require, how much water they need, and what shape and size they will eventually grow to.

SUMMER

smarts

you’ll be saving yourself a lot of backache later on in summer. Set aside an afternoon and go for it. Do the whole garden, then mulch with compost, pea straw or pine needles. This will help suppress them – for a while anyway.

DRINK UP

Be clever about how you tackle your warmer-weather gardening tasks and you’ll have more leisure than labour in summer, says Mary Lovell-Smith

do well in shadier areas. Most vegetables and herbs also do well in containers. If you’re not an expert compost maker, get pots as big as you can and fill them with container mix, then plant.

S

As far as I know there are only four ways to avoid weeding: spray with herbicide (seriously uncool), pay someone else to do it, concrete your garden or just let them grow. But if you do pull them out now, while they are small,

ummertime’s coming and you want the livin’ to be easy. If you put in the hard yards now you’ll be able to enjoy a lazy hazy guilt-free summer. You won’t be entirely chore-free, but you’ll certainly give yourself more time for other summer activities, or to simply enjoy the fruits of your gardening labour – from the comfort of a lounger.

PLANT TO PLATE

Fancy popping a sun-ripened cherry tomato into your mouth or sipping a cocktail made with your own lemons and mint? Then get planting. From mid-November even the most tender summer vegetables can be planted outside in all but the chilliest parts of the country. Most adore the sun, but if you’re running out of sunny spots, then lettuces and coriander

OUT DAMNED WEED

hot tips

 Healthy soil makes for a

productive patch. Building up your soil with compost, manure and other organic material is the best thing you can do for your garden.

 The most useful garden tool is the Japanese niwashi. It’s like a short-handled hoe with a sharp blade, and is great for weeding, hacking and digging out roots.

Chances are it will be a dry summer with water restrictions, so before you do anything, check to see if you can use the hose on your garden. If you have the green light, make watering part of a pleasant daily routine. The best time to water is early morning or late afternoon, so hold the hose in one hand, and a hot drink or long cool one in the other. It’s also a good idea to plant drought-resistant species, mulch the more needy ones and/or install an irrigation system and timer.

CLEAN MACHINE

After a winter of inattention, your garden equipment may need a little cleaning, de-cobwebbing and repairing. The good news is, this only needs doing once a year. So wash down your outdoor furniture, deck, house exterior; check that the fabric furniture isn’t rotting or if the wood need oiling; and get the steel-wool onto the barbie… Yes, all those tedious tasks. Then reward yourself.

 The presence of birds is

the icing on the cake in any garden. Encourage korimako/bellbird, kererū, tūī, pīwakawaka/fantail and kākā by planting plenty of native species.

 Lemon and other citrus, which are sometimes fussy in soil, can grow well in pots. These are best filled with a special citrus mix and placed somewhere sunny.
