HOUSE OF THE YE AR 2021
Welcome
to the Registered Master Builders House of the Year 2021 magazine for the Nelson / Marlborough / West Coast Region Once again, the prestigious Registered Master Builders House of the Year competition has attracted hundreds of top-quality entries from around New Zealand. These new builds and renovations have wowed our expert judges, who are all leaders in the fields of construction and architecture. We hope you enjoy this annual showcase of craftsmanship from the Master Builders in your region. The results go live at www.houseoftheyear.co.nz on July 17. Russell Campbell, President | Registered Master Builders Nelson Branch
How the Registered Master Builders House of the Year competition works All entries are awarded points by two judges (a builder and an architect). The projects with the highest scores are given Gold Awards and the best become Category winners. Then, the highest points-scoring Category winners are named Local Supreme House of the Year or Local Supreme Renovation of the Year. Entries are judged on building excellence, but also on their lifestyle value, so you’ll also see kitchen, bathroom, outdoor living and sustainable home awards. Excellence in workmanship is recognised by the coveted Craftsmanship Award. The Nelson / Marlborough / West Coast Region competition, one of 11 regional House of the Year events, is held on July 16. You can see all of the results at www.houseoftheyear.co.nz from July 17.

Take a wander through some of New Zealand’s most impressive rural homes and gardens and discover the stories behind them. This is a beautiful hardback with more than 200 images. A coffee table must-have.
It’s easy to bemoan the amount of plastic in the world, but much harder to do something about it. This book helps readers end their reliance on the material and suggests easy swaps that are much kinder to the planet.
Wood, we are told, is style. This hardback shows how it is used in homes all over the world and guides architects, interior designers and builders in the many ways it enhances modern buildings. Even daring architecture is given warmth and cosiness.

How do you build a top-end holiday home for three generations of two separate families? You construct three separate buildings that provide plenty of separate spaces for individual groups. Then you link them with walkways that create sheltered outdoor living zones and let natural light flood in. Done. Given this 380sqm house, with views of Golden Bay, is exposed to coastal conditions, it also required robust, durable materials, such as powder-coated aluminium cladding and fibre-cement interior wall linings. The outdoor dining area beyond the kitchen is
sheltered from the sea breeze and prevailing winds and the sliding kitchen window creates a practical link. Covered outdoor zones around the building take into account high rainfall and the cantilevered roof at the front provides ample shelter. The delight is in the detail of this five-bedroom, four-bathroom luxury home. The soffit linings align with the ply on the living room ceiling and cement fibreboard wall linings are precisely cut to allow a negative detail around the top and base of the aluminium cladding. Perched high on a hill, this eye-catching architecturally designed home makes the most of panoramic sea views across Tasman Bay. A cantilevered open-plan kitchen/living/dining area leading to a deck allows the owners to enjoy uninterrupted views to the beach and Haulashore Island. The two-bedroom, two-bathroom home is 203sqm of pure delight, inside and out. Bold exterior lines and charred Siberian larch cladding, together with light-filled spaces and floor-to-ceiling windows and doors, are just some of the jewels in and on this hilltop stunner.
The dark exterior scheme continues inside – the custom-designed kitchen is like a work of art with a black granite bench and fittings juxtaposed against an illuminated canary yellow splashback. The appliances are either integrated or out of sight. Talk about X factor. Just when you think you’re done with striking surprises, you’ll come across a natural marble staircase. This leads you to the upstairs bedrooms and bathrooms where a tasteful black-and-white palette continues – along with those magnificent views. For more of this house go to houseoftheyear.co.nz

GRAND & CENTRAL Clever design and craftsmanship means this house, close to the central city, can be connected to the street while maintaining privacy for the owners. How was the win-win achieved? The 258sqm home was sited on a corner of the corner section. It allowed the builders to create a morning outdoor seating area on the eastern side, and the main living area on the north-west side to flow onto the louvre-covered deck and garden.

The owners were clear about what they wanted inside: an open-plan space without corridors and a viewing area at the top of the stairs where the office is. This space looks down onto the living room and kitchen areas. This move also ensures the building, which is two storeys in part, doesn’t impact the views of its immediate neighbours. Evening sun beams into the living spaces ensuring
a comfortable year-round temperature. High windows draw fresh air through the three-bedroom, two-bathroom stunner. Energy-saving systems include sensors for lighting and blinds; remote operation of heating, ventilation and air conditioning through a smart device; solargenerated power; and LED lighting. Just a short walk from Kaiteriteri Beach is this striking architecturally designed 136sqm home, plus garage. The eyecatching form is tailored to the section and the roofline is designed to provide respite from heat in summer and shelter from the elements in winter. But what it also provides are the prerequisites for an astonishing deck, which runs the length of the building and pushes into a recess, effectively forming an outdoor room. The owners can throw open the doors, hit the deck and relax all-year round. Step through the front door and take a left into the
breezeway that separates living and sleeping zones, then flows to an open-plan area. In the latter you’ll find a kitchen made from hard-wearing materials that invite big family gatherings. Negative-detail ply-lined ceilings in the living area add warmth and flair and extra-large stackers create indoor-outdoor flow. Take a right from the breezeway and you’ll come across the bathrooms and bedrooms, one of which is a bespoke bunk room. The cladding on this remarkable beach home will naturally weather to silver, blending in with the landscape. For more of this house go to houseoftheyear.co.nz

With a site overlooking Ruby Bay and with eastern views of D’Urville and Rabbit islands, it was imperative this house enabled the owners to drink in the impressive vistas. And that is exactly what they’ve ended up with – a three-bedroom home with masses of glass so they’re never far from a view. Even the far side of the home opens up to a sheltered deck so you can enjoy what the bay offers, then take a three-second walk to the other side to take in the trees and hills. The floor-to-ceiling glass has another benefit; the sun bathes the 228sqm house in light and warmth. This
passive heating is complemented by hydronic floor heating and above-code insulation. The upshot: warmth and uncompromised views. The exterior design is a beauty too – light-stained vertical shiplap contrasts beautifully with dark-stained horizontal weatherboards that are colour-matched to the external joinery. The butterfly roof keeps the house as low-key as possible in the sensitive environment. Inside you’ll find polished concrete floors, a designer kitchen and bathrooms, and a five-star main-bedroom ensuite. Bliss. For more of this house go to houseoftheyear.co.nz

The design brief had three objectives: Create a home for several generations, make it easy-care and use locally grown, sustainable products, wherever possible. For the owner, it was important the house catered for the whole family – from those planning for retirement right through to grandchildren – during long holidays together. So multiple separate living areas were created, but these were also designed to be closed up to create smaller spaces when just one or two people are there. A self-contained wing, five bedrooms and three bathrooms offer everyone privacy and their own space.

The 250sqm property also had to be low maintenance and efficient in terms of heating, so it is well insulated, has centralducted heating and cooling, and gas hot water. Skylights let lots of natural light in and oversized windows and glazing capture heat and frame views, which are treated as pieces of art. These vistas can also be enjoyed from the outdoor bath, a real star of the show. Locally grown and milled beech cladding and flooring, plus New Zealand-designed and made David Trubridge pendant lights all fit the clients’ brief for buying local. BEST OF BOTH WORLDS The owners’ brief was clear. They wanted their brandnew home to be in keeping with other homes in their established neighbourhood. They’d removed the old house on the site but the replacement needed to “fit in”. The design team came up with a plan that mixed plaster weatherboard cladding with features such as character window detailing and traditional rooflines.
These have given the 229sqm build a feeling of yesteryear – but with the convenience of the latest products, innovations and building techniques. Character features: tick. All the mod cons: tick. In the main part of the house are three bedrooms, the main with a tiled ensuite and a walk-in wardrobe. A fourth bedroom on the far side of the double garage is configured as a private sleepout and has its own living space and ensuite. Fanning out from the kitchen are three living zones – open-plan family, living and dining – so there’s plenty of space for everyone. Doors open directly onto patios, one covered, providing yet more pleasant and relaxing places for the owners. For more of this house go to houseoftheyear.co.nz

It’s a calm, attractive space thanks to beautiful tiling. The kitchen – the point from which the living room, lounge and dining room flow – is the heart of the home and packs a stylish punch. White herringbone tiles
contrast with deep-blue cabinetry and light fixtures above the breakfast bar add wow factor. The lounge, a serene space in muted hues, opens directly onto a private deck. The giveaway clue on the letterbox leaves no doubt about where the owner’s heart lies. The silhouette of a plane makes perfect sense, given this home is within cooee of the Omaka Aerodrome – home to the Marlborough Aero Club – and on a subdivision where the street names have an aviation theme. Three bedrooms, two bathrooms and one living room make up this 195sqm home that sits pretty with the Wither Hills as a backdrop, and vineyards and wineries at its doorstep. Stroll inside and head for the relaxed living area that boasts a timber feature wall and tray ceiling.
From here, you’ll find sliding doors that open to a private patio and endless skies for unlimited plane-spotting. The client’s wish list has been ticked off in this well-appointed home, including the elegant kitchen that features a walk-in pantry, large work spaces and a gas cooker. It’s the perfect place to put culinary talents to the test. This purpose-built Linea weatherboard and Rockcote Graphex dwelling truly proves that, in some cases, the sky has no limits. of a much bigger home,” says the builder from Stonewood Homes. The luxury of space is evident from the moment you pull up to the double garage, or knock on the grand front door. The galley kitchen, which incorporates a pantry, is a crisp and clever study in black and white. A beautifully glazed living area sits to one side, while a separate
lounge adjoins this space. From here you can see the deck, which is positioned to capture the sun as it tracks throughout the day. And at the end of the day, there’s an inner sanctuary to retreat to in the form of a delightful main suite, which is decorated in soothing tones and has carpet underfoot. AN IDEAL WORLD Designed for a retired couple, this single-level threebedroom, two-bathroom home is exactly right for the owners’ lifestyle. It’s warm, sunny and open-plan. There’s plenty of room for vehicles, and even a space for a boat or campervan. And the maintenance? It’s a cinch, with powder-coated aluminium joinery, roof tiles and Linea weatherboards and plaster cladding on the exterior.
The layout is ideal too. In the 186sqm floorplan you’ll find flowing living, dining and lounge spaces plus two sunny, covered alfresco areas, so sipping coffee outside is always an option. Screens provide privacy and shelter. The glossy kitchen is at the centre of everything and has a pantry and decent-sized breakfast bar – always a good place for visitors to gather or for chatting to the cook. Capturing the sun was also a major consideration in this build. The house is positioned to allow light to flood in and provide natural warmth. The main bedroom is a place of true relaxation, with a fresh, tiled ensuite and walk-in wardrobe. This home has plenty of storage options too – in the double garage and linen cupboard. In fact, it has it all. For more of this house go to houseoftheyear.co.nz

TOP OF THE PODIUM Compact also means comprehensive when it comes to this style-filled 114sqm house. You have everything you could possibly want or need – three bedrooms and two bathrooms – with the bonus of views of Stoke and beyond that you’d be hard pressed to find elsewhere. There’s a good reason for the unparalleled vistas; some of the house is perched on a slope, which is part of its

obvious charm. But it also posed challenges for the construction team – it had to be built on a steel structure and retained into the bank. Inside, everything is orientated around the view: the open-plan kitchen/dining/living space, deck, main bedroom and a second bedroom all enjoy front-row seats. You’ll find the family bathroom and mainbedroom ensuite on the opposite side, which is anchored directly to the land. The streamlined white kitchen with stainless steel appliances is tucked into the floorplan, without disrupting the flow to the dining and living zones. A garage and off-street parking make this home practical as well as eye-catching, and double-glazing in the powder-coated aluminium joinery keeps things cosy. When the owner of this house saw the Milestone Homes show home, he immediately knew it was just what he wanted to build on his section. So it was simply a case of tailoring the plan to his lifestyle and tastes to give him the home he’d set his heart on. From the outside, the 204sqm house, clad in plaster and vertical cedar, has a classic, understated feel, which belies the sense of luxury found within. Timber, dark cabinetry, LED feature lighting and a walk-in pantry make the kitchen an attractive heart of the home. Another plus: the pantry, with oodles of storage,
links directly to the garage, so it’s just a few steps from car to kitchen with the groceries. You’ll find plenty of places to entertain, inside and out. Step through sliding doors from the family and dining areas and you’ll find yourself in a covered alfresco entertaining area that makes the most of the outlook to a reserve and the Richmond Ranges. You’ll find three bedrooms, including the main suite, which provides a sanctuary for the owner. The walk-in wardrobe has timber accents and the ensuite is the epitome of luxury with premium finishes throughout. For more of this house go to houseoftheyear.co.nz

Yes, this substantial home clad in vertical shiplap cedar and crisp white plaster has a smart exterior, but wait until you check out the clever design on the inside. The kitchen, with a walk-in pantry, and separate living room both open to the alfresco area, while the dining space flows to the back garden, which enjoys rural views to the west. Tucked beside the dining area is a media room. Polished concrete floors and vaulted ceilings provide a point of difference in the living areas. A separate laundry opposite the kitchen leads to a double garage with work bench. Keep heading down the
hall and you’ll come to a completely separate area with a study, lounge and bedroom with a walk-in wardrobe and ensuite – just the thing for extended family or guests. The main bedroom, off the entrance, has a dreamy ensuite and ranch sliders open the entire suite up to the landscape and rural vistas. A linen cupboard, bathroom, separate toilet and two more bedrooms complete this part of the house. Skylights illuminate the hallways naturally. Pale neutral tones coupled with inclusions such as dark joinery and feature walls add to the 283sqm package. For more of this house go to houseoftheyear.co.nz

Q&A HOW TO CHOOSE THE RIGHT BUILDER FOR YOU
How did you know you had the right builder? Both my wife and I have a background in quality management and customer service. We were looking for a builder with industry credibility who could listen and interpret our ideas. Right from the start we got on really well with our builder. Instantly I knew we had a common understanding of what we wanted from the build and by showing me his previous work, I could see that he was a quality craftsman. He went above and beyond throughout, starting from our first conversation. Don’t be afraid to ask to see previous work and talk to past customers. Because InHaus are Master Builders, I also knew they would have had to complete a number of rigorous checks to ensure they met the quality standards of the organisation. As well as looking at building experience, qualifications and workmanship, there are also financial checks for all Master Builders to ensure business stability. Knowing these checks
Building a new home or undertaking a major renovation is a big deal, so you need a builder you can trust to help you through the process. We sat down with Nelson local Vince Roper, whose new house won a National New Home Category Award in the Master Builders House of the Year competition in 2014, and ask him for his tips. He and his family attribute their win to their strong relationship with their Master Builder Russell Campbell from InHaus and the team of sub-contractors and architects he surrounds himself with.
have been done is great for peace of mind. Why did you choose a Master Builder? We've built before and know this can be a stressful time. You hear about cowboys and you need to make sure you are protected. I knew I absolutely needed a Master Builder. Choosing one gave me confidence, assurance and minimised the risk of building a new home. It is also important to think about the long term – this is not where you want to focus on the cheapest option. You want to get the best value and a home you will love for years.
It sounds like you had a great relationship with your builder. How did you go about finding someone you wanted to work with? We had just moved to Nelson after the Christchurch earthquakes and were very focused on re-establishing ourselves in a new, quality home in a more positive environment. Having built twice before, and being very house proud, we had a clear idea of what we wanted in terms of build quality and final finish. The only problem was when we arrived in Nelson, we had no building contacts and no one to turn to for a recommendation. We had used a Master Builder to build our last home in Christchurch, so we went with what we knew best. Using the ‘Find a Builder’ tool on the Master Builders website, we looked up Nelson-based builders. Although we knew all the builders would be up to the Master Builder quality standard, we wanted the best of the best, so we also looked at who had won House of the Year accolades. InHaus fitted the bill so we gave it a shot. Turns out it was the best decision we have ever made.
Tell us a little bit about your project and the relationship with your builder? Because we were new to Nelson, we were unsure of the area where we had decided to build. It's important people work with a builder who knows the area and can provide good advice. Our builder had built another home not far away from our section and that gave us some extra assurance. As we were building a whole new house, the design phase was crucial. Collaboration is so important here. You want to make sure your builder is involved throughout the whole process, working closely with you and your architect. We had an exciting vision of what we wanted, and we recommend working with an experienced builder who can conceptualise and turn your vision into something tangible. Working with a Master Builder, you know your project is backed by the best in the business. Our builder really did go above and beyond in every aspect and never watched the clock. We now consider Russell and his son Shaun – who was the Master Builders CARTERS National Apprentice of the Year 2015 winner – to be very good friends.
The opportunity to get a Master Build 10-Year Guarantee was also a no brainer. Building a home is one of your biggest life investments so it is important you are protected. No one knows what will happen in 10 years’ time, but I know I am protected by Master Builders no matter what – even if my builder is no longer in business. Most banks will also insist on a guarantee, and this one is the best. Any other tips to share with Kiwis looking to build or renovate their homes? It's all about a partnership. Be clear about your expectations early on and what you want to achieve. It's too late to go back and change your mind once the job is finished. You want the job done well once. The quality of your home will also be remembered for longer than the cost will. It may be worth stretching yourselves a bit, to get a quality builder. And if you have to wait for your builder, it will be worth it. We are extremely proud of the home we have and working with the Master Builder InHaus team has been one of the most positive things to have happened in our lives.

three spacious bedrooms and a family bathroom, plus the main bedroom with its ensuite and walk-in wardrobe. Because the house is H-shaped, rooms open up to a central, private decked area. It’s modern, easy living at its best. The smarts exhibited in the design are also evident in the styling – inside and out. The interior, in earthy and subdued tones, are given punches of colour, such as the rich blue

Double-glazed aluminium joinery sits comfortably with the exterior claddings – a mix of battened panels and clay-brick veneer. A double garage tops off this easy-to-love, easy-to-live-in home. RENOVATION $500,000–$1MILLION

STOREY TIME ‘Renovation’ seems like an inadequate word to describe the level of craftsmanship involved in this major project. ‘Complete transformation’ is a much more accurate way to express what’s taken place, given the existing timber floor is about the only part of the old house that remains. The work included a new layout, a second storey, two new bathrooms and a spacious open-plan lounge overlooking the beautiful gardens. It’s all fresh and

LOOK ON THE BRIGHT SIDE Evie Kemp’s kitchen is the antithesis of the one- and two-tone examples we’ve seen in recent years. When the Kiwi designer, known for her bright, busy and joyous interiors, gave her own kitchen a makeover, she opted for brightly painted cabinets, a black sink, tap and lamps, and tiles that she added colour to herself.

GARDENS GARDEN
5 TREES FOR SMALL GARDENS
Seven sins of
LANDSCAPING Landscaping and establishing a new garden is fun, hard work and not without its pitfalls. Here are some of the most common garden and landscaping blunders to avoid, says Mary Lovell-Smith
THINKING there’s not enough room for trees, or even one tree. There is always room for at least one in a garden. Can it be called a garden if it is treeless? No, rather, it’s a dispirited chunk of outdoors. A tree brings shade, sound, colour, perspective and movement to a garden. It’s just about working out which is best for your situation. (And, remember, trees will increase the value of your house should you sell it.)
MISTAKING outdoors for indoors and making outside ‘rooms’ that attempt to obliterate what the outdoors is all about – nature. Embrace the elements and refrain from filling up your outdoor space with rugs, sofas, TV screens, heaters, lamps and the like. Hedges make wonderful walls, tree canopies ceilings and flagstones floors.
IMAGINING that every house, no matter the style or age will benefit from a deck. Many homes don’t suit the standard timber deck. Show imagination and design a deck (or get a professional to design one) to suit and enhance your home. Not that decks are the be-all and end-all; it may be that a concrete or tiled terrace or patio, veranda or porch will work better for you.

FORGETTING there are four seasons – not just spring and summer – when blossom and flowers are doing their thing. Also plant for autumn and winter, with plants and shrubs that bloom late, have leaves that change colour and berries to attract the birds.
NEGLECTING the view of the garden from indoors, which is most often how we see our gardens. This may mean framing it out of a window with foliage, or placing a particularly pretty shrub a couple of metres from a window to draw the eye outside.
WANTING to control every inch of the garden. Banishing weeds, keeping hedges razor sharp, and maintaining perfectly manicured lawns is fine, but what about the creatures that live in the garden and make homes in the likes of rotting logs or long grass? Also, the price of maintaining such a tidy garden is a high cost in labour or, worse, chemical warfare and its collateral damage.
PAYING the price of impatience by choosing fastgrowing trees and hedging plants. These are wonderful
A key to choosing trees for modest gardens is not so much the size, but how dense and dark they will be in full leaf. Those with an open aspect and sparse leaves are preferable. The other consideration is getting your money’s worth from the tree, such as flowers in spring and summer, colour and fruit in autumn.
Jacaranda mimosifolia
Smothered in clusters of fragrant, purple blooms in spring and summer, jacarandas are a sight to behold. Prefers warm climates or at least a sheltered, warm spot.
Judas tree (Cercis siliquastrum)
This pretty, deciduous tree has heartshaped leaves and clusters of bright pink flowers followed by showy, dark purple pods. Prefers free-draining soil.
Amelanchier canadensis
A small, spreading tree with starry white flowers, and coppery new leaves that turn green before developing brilliant colours in autumn. Tolerates wet soil and drought.
Zelkova serrata
Also known as Japanese elm, this beautiful tree has a wide, spreading habit and gently weeping branches. Its red-purple colours can be stunning, especially in areas with chilly autumns. Prefers moist, well-drained soil, in full sun or partial shade.
Kōtukutuku
Tree fuchsia, or Fuchsia excorticata, has stunning rust-coloured papery bark and its branches grow at interesting, twisted angles. Bees love its red and purple flowers. Prefers moist soil.
for the first few years when they shoot up to successfully provide privacy or hide something unsightly. However, once they reach the desired height they won’t stop growing. You’ll find they will require a lot more work to keep trim than many slower-growing species.
