ABOUT THE AWARDS
T
he prestigious Property Council New Zealand Rider Levett Bucknall Property Industry Awards are presented to outstanding property developments or refurbishments across New Zealand. Above all, the Awards recognise buildings that provide an outstanding return and/or delivery of service for investment. For some, this means a return on speculative investment; for others it means creating a development that supports productive activities, which creates value for both owners and users.
This year, there are 11 award categories and one Supreme Award winner:

MERIT is awarded to properties the judges deem to have “something special” about the way in which the development or project was undertaken. There may be multiple Merit Award winners in each category. EXCELLENCE Award winners are presented to properties deemed to be among the best in their chosen category, and that symbolise excellence within the property industry across all aspects of the evaluation. There may be multiple Excellence Award winners in each category. BEST IN CATEGORY winners are awarded where a property stands out as the “best of the best” against the other entries in their category. There is only one Best in Category Award winner in each category, with these properties also in the running for the overall Supreme Award.
JUDGING Upon nomination, all entrants are invited to complete an Awards Submission that details all facets of the development, from project costs, potential return, design, to tenant and owner testimonials, project vision, innovation and a host of All nominees are subject to a rigorous judging process, where our panel of experts evaluate the buildings both on paper and in person, visiting nearly 100 properties to assess each project
individually. On completion of the site visits, our judges reconvene to deliberate on their scores and reach an agreement on the Best in Category, Excellence and Merit Award winners for each category, as well as the Supreme Award winner. Property Council gives special thanks to our panel of judges, who have dedicated considerable time and expertise evaluating submissions and participating in site visits. Their diligence and knowledge ensure the process is robust and enables us to bring these awards to you each year.

t’s with great pleasure that I introduce the inaugural Property Industry Awards magazine; a tome designed to further celebrate and recognise the finalists of the Property Council New Zealand Rider Levett Bucknall Property Industry Awards. Property – at its heart – is about much more than bricks and mortar. It’s about people creating spaces that enhance lives and act as an enabler for economic prosperity. Property contributes to our success as a country. These awards mark the culmination of years of preparation and dedication. Symbolism is alive and well in the new worship and community centre, which was designed by Dalman Architects in the shape of a cross.
he Salvation Army wanted its post-earthquake Christchurch headquarters to welcome people back into the inner city with warmth and love, and the Christian organisation’s new purpose-built City Corps complex does that and more. Realising nine years of vision and planning with construction company Arrow International, the Christchurch City Worship and Community Centre is fast becoming an iconic building on Colombo Street. It’s already a fantastic resource for The Salvation Army’s many worship, outreach, fellowship and support activities. While the earthquakes meant seven years of relocation and the Salvation Army’s services being sorely missed, the new permanent home, which centralises services, is bringing a sense of wellbeing back to the post-quake city. Featuring a modern, minimalist design based on the shape
facilities could not support. For example, far from the new auditorium being an exclusive citadel, the New Zealand Army band recorded its last album there. In conceiving the building, Dalman Architects paid careful attention to urban design principles, and also to the spiritual needs of the organisation and the wider needs of the community. They determined that the Christian cross would be the central design device for the site plan and that it would provide the main circulation spine throughout the building. The cross not only speaks to the Salvation Army’s spiritual vision and belief system, but also supports the functional need

Special attention had to be paid to seismic issues during the $13.5 million build and the resource consent process was lengthy and, at times, challenging. The complex is made up of two structures, which are separated for seismic reasons. The building also features such devices as special joints to allow for seismic movement without compromising aesthetics, and bespoke fabricated steel trusses designed to support the curved ceiling in the worship area. The Salvation Army has a long-standing relationship with Arrow International and has relied on Arrow’s partnership and expertise the evolving needs of the communities they serve.

Stretching across 43,000 square metres in the central city block

The material palette of bronzed aluminium, basalt, limestone, glass and timber lends civic weight in a contemporary way. Lead architects Warren and Mahoney worked on the project, with Opus Architecture and Cox Architecture. The narratives, histories and aspirations of Ngāi Tahu/Ngāi Tuahuriri artists are also woven into the design.

hat’s not to love about living in a former camping ground on the Hibiscus Coast and in a brand-new apartment in one of three new buildings that blend seamlessly with the landscape? The residents already living in the seaside community of Kensington Park get to welcome new friends with the completion of the North West Quarter. Designed by Shanahan Architects and entered in two awards categories – Multi-Unit Residential and Urban Land Developments – the quarter was designed to be a community within a larger community. It is now an integral part of the 16-hectare Kensington Park site, which is 500 metres from Orewa Beach and adjacent to a 16-hectare native bush reserve. The three buildings – called Seabreeze, Tui Point and The Ferns – comprise 76 light, airy and breezy apartments, all of which have large decks and enjoy stunning sea, bush or garden views. They showcase intense urban living in a park-like setting and allow for that all-important sense of community and space,

to connect residents with communal outdoor areas, the buildings are set into the hillsides, which has enabled hidden basement areas used predominantly for parking. The entire Kensington Park neighbourhood is consented for 840 freehold homes, and was modelled after the timeless Cape Cod/Plantation style of house. While the new North West Quarter buildings follow the same architectural principles as earlier buildings, they are themed along the lines of traditional New Zealand timber homes. The largescale use of this style of cladding is unusual for buildings of this size and required intensive design considerations – but combined with the earthy colour palette the look works brilliantly.

irst there was the primo Prima Building and now the fabulous
SugarTree’s latest apartment building for stylish inner-city living is replete with a rooftop terrace that takes in sweeping views of the Auckland City skyline, all the way across the sparkling waters of the Waitemata Harbour and beyond the Harbour Bridge to the distant North Shore. The Centro, entered in the Multi-Unit Residential category, is part of SugarTree’s multi-faceted development, which brings together apartments, retail, entertainment and work space. The SugarTree development, which consists of the Prima, Centro and Altro blocks, has been dubbed an urban village. Designed as a place to live, work, play and relax, it’s set between Nelson and Union Streets, in the heart of one of the Southern Hemisphere’s fastest-growing cities. Centro’s completion marks the second phase of the SugarTree development.

Centro is home to 259 one-bedroom, twobedroom and three-bedroom apartments, as well as an impressive 19 penthouses, each with their own courtyard. There are eight commercial and area and a preschool – all part of the rejuvenation of the city’s upper Victoria Quarter. For inspiration, SugarTree designers looked to some of the world’s most dynamic cities – from the loft living of New York’s Soho to quaint, colonial Tiong Bahru in Singapore, where old-style meets hipster central. According to Babbage architects, SugarTree was
constructed in the CBD since the Global Financial Crisis. They say it signalled the start of a wider boost in construction across the city. The Auckland development sits in a golden triangle between Ponsonby, Grey Lynn and district. It’s within easy walking and cycling distance of many of the city’s main attractions – just minutes from the SkyCity Casino, the shopping hub of Queen Street and the city’s waterfront. With Auckland University on the doorstep and many other education facilities within easy reach, life at the SugarTree will be easy for the 2000 or so people expected to eventually live in this new

he Aria Apartments are an exciting example of urban redevelopment and medium-density living. Located in the heart of Ponsonby, one of Auckland’s most desirable suburbs, Aria sits on the site of the former DYC Vinegar company. TOA Architects worked with Legacy Property to achieve the unique design that challenges New Zealanders’ mindset of what a home should be. Twenty boutique one- and two-bedroom apartments are now contained on a site the size of a typical Ponsonby villa section. The narrow streetscape called for careful consideration of the façade articulation. The geometric curtain wall, inspired by

ven state-of-the-art sounds almost too mundane a description for Auckland Universityâ&#x20AC;&#x2122;s new science building. Bedazzling to the eye from the outside, inside it houses world-class facilities for some of the brightest talent in the land. High-tech dedicated design spaces and laboratories foster innovative science and research based on the premise of collaborative working and social engagement. Home to the schools of Chemistry, Environment and Psychology, the 23,000-square-metre Science Centre building is entered into the Education category. The design responds to a complex and diverse functional brief. Project manager RCP says the brief from the university was to provide a cutting-edge research and teaching facility to supplement the recently renovated chemistry tower, optimising the siteâ&#x20AC;&#x2122;s position on the corner of Symonds and Wellesley streets to create a new entrance to the university. his innovative student accommodation, with its bright colours and strong engineered timber frame, is one of the largest timber-framed buildings in the land. Students at Otago Polytechnic are loving life in the new village. With exposed timber beams, ambient spaces and playful design elements, the building is a versatile high achiever that has been entered into three award categories â&#x20AC;&#x201C; Education, Green Building and Multi-Unit Residential.

The Polytechnic’s goal was to ensure quality, healthy spaces for all students to optimise their learning.
With Education for Sustainability being a core mission of the design and operation of the village, the buildings are arranged in two separate wings, connected by a translucent circulation link at the main entrance. The Logan Park Wing is oriented east-west, providing apartment and studio accommodation over four levels. The Harbour Terrace Wing is oriented north-south and provides and common areas. T
he pleasant surrounds and imposing brickwork of historic Christâ&#x20AC;&#x2122;s College did not escape damage in the Christchurch earthquakes of 2010 and 2011. While some of the buildings
to moderate damage, some had to be demolished and rebuilt and others had to be put back together. Restoration, was completed last year and is an entrant in the Education and Heritage, and Adaptive Reuses categories. The compact heritage project at the south-east corner of the campus involved demolition, structural upgrade and restoration of heritage features. The existing building dovetails with a new extension, which is to cover more than 500 square metres at the heart of the school.
The prestigious Christchurch boys’ school Christ’s College had its Gothic Kitchen Tower restored postearthquake.
The new servery and kitchen are sleek and pristine, but make no mistake – this was a highly technical structural engineering project. The construction included Shotcrete Shear walls, new wall connections between old and new structures, a complete refurbishment of the interior and exterior and heritage stonework. The original tower, constructed in 1925, had to be gutted and rebuilt. Construction company Naylor Love’s sequence required careful planning. While emergency works were carried out in 2010 and 2011 to stabilise the structure from further damage, the building then sat dormant

During the demolition phase, the entire building was stripped and the old kitchen structure was demolished, then rebuilt. The second stage was the structural upgrade. WORKING THE ANGLES
T
he distinctive Röhlig Logistics building at Auckland Airport’s The Landing Business Park respects the context of its landscape, while creating a sense of identity and place through strong architectural form. The building responds dynamically to its surrounding environment through large screens that drape over the building. These are angled at one end to align with the chevron pattern of the landscape, and create a twist to the building form that responds to the curvature of the road. Röhlig Logistics is a leading global freight-forwarding company with its headquarters in Bremen, Germany. The company has more than 2000 employees across 30 countries and has been operating in New Zealand for 20 years. The brief for its new Auckland base called for a highly functional

GATEWAY TO SUCCESS

ith its pared-back form and palette, the Potter Interior Systems building makes for a distinctive statement on the Church Street frontage in Penrose, Auckland. Located in the Gate Industry Park and built by the Goodman Property Trust, the building is part of Goodmanâ&#x20AC;&#x2122;s premium industrial estates. The new development contributes to the area through its quality architecture and building materials. Clad in metal and pre-cast concrete panels, the building provides around 5,000 square metres of sought-after space. The building is a portal-framed warehouse

Michael says Goodman is very proud of their business parks. “The end product gives a very low vacancy rate and a really strong business because our customers are staying with us.” The buildings were built on spec, which meant the company took a risk without having a customer signed up. “Taking a risk in a time when the market is strong has proven to be successful because we’ve built quality buildings and attracted quality customers to occupy them,” says Michael.
