HOUSE OF THE YE AR 2021

Welcome

to the Registered Master Builders House of the Year 2021 magazine for the Southern Region Once again, the prestigious Registered Master Builders House of the Year competition has attracted hundreds of top-quality entries from around New Zealand. These new builds and renovations have wowed our expert judges, who are all leaders in the fields of construction and architecture. We hope you enjoy this annual showcase of craftsmanship from the Master Builders in your region. The results go live at www.houseoftheyear.co.nz on July 25. Hamish Broomfield, President | Registered Master Builders Southland Branch

How the Registered Master Builders House of the Year competition works All entries are awarded points by two judges (a builder and an architect). The projects with the highest scores are given Gold Awards and the best become Category winners. Then, the highest points-scoring Category winners are named Local Supreme House of the Year or Local Supreme Renovation of the Year. Entries are judged on building excellence, but also on their lifestyle value, so you’ll also see kitchen, bathroom, outdoor living and sustainable home awards. Excellence in workmanship is recognised by the coveted Craftsmanship Award. The Southern Region competition, one of 11 regional House of the Year events, is held on July 24. You can see all of the results at www.houseoftheyear.co.nz from July 25.

Take a wander through some of New Zealand’s most impressive rural homes and gardens and discover the stories behind them. This is a beautiful hardback with more than 200 images. A coffee table must-have.

It’s easy to bemoan the amount of plastic in the world, but much harder to do something about it. This book helps readers end their reliance on the material and suggests easy swaps that are much kinder to the planet.

Wood, we are told, is style. This hardback shows how it is used in homes all over the world and guides architects, interior designers and builders in the many ways it enhances modern buildings. Even daring architecture is given warmth and cosiness.

Clockwise from top: artisan chairs; Sheila Smith; gorgeous textiles for sale; soft furnishings and artwork inspired by the colours of the local landscape; sumptuous sheepskins and plump cushions.

How would you describe your home and style? My husband enticed me to New Zealand by promising me a designer house with a pool, overlooking the beach. We arrived and he promptly bought a farm in the Catlins with an old villa homestead. After falling through the floorboards several times we did a complete refurb. I went with a classic country home vibe, creating light with skylight windows and French doors. I would describe it as homely and calming and perhaps a little eclectic, like me. What inspires you about living in your region? Living in the Catlins is truly inspirational. The scenery is stunning and the people are kind and resourceful. What was one of the memorable items you ever bought for your home? After my first promotion at BSkyB Television London, where I worked in the graphics department, I dashed out to Chiswick High Street one lunchtime and bought ‘Howard’, a plush, dark red chenille couch. He was called Howard in the brochure and has been in my life ever since. What’s your favourite room in your house? My bedroom as it is such a calming space,

kitchen, I’d make sure I got the best benchtops as they make a huge impact. If money was no object, what would you splurge on for your home? New Zealand wool carpets: they’re natural, luxurious underfoot and fire-resistant. You’ve got a day to refresh your house. What do you do? I often regroup objects or ornaments so that they can ‘breathe’, and I always use feather cushions that get re-plumped and change out throws or bed linen. I move furniture around a lot if a look is getting stale. I also cut rosemary or greenery from the garden and place it in bedrooms or bathrooms – small things which are uplifting. What should every home have? Every home should have some soft lamp lighting; it hides a multitude of sins and makes a room seem homely or comforting. Candles work the same way on a smaller scale. If you could have a ‘house tour’ of any home in the world, whose home would you choose? Malator House in Pembrokeshire, Wales, which was built into the earth for the ex-Labour MP Bob Marshall-Andrews. www.smallprophetdesign.com

In case you thought you might be reading the wrong magazine, this couple’s home really is their castle. A big one – five bedrooms, four bathrooms and the obligatory dungeon, tunnel, turrets and crenulations, not to mention a lake-size moat. Quite the project for a building firm and in all likelihood, a once-in-a-lifetime one. The whopping 1250sqm Ōamaru landmark came with its fair share of challenges and required communication, patience and thinking outside the square from everyone involved. It’s not like ATM Builders could go down to the local store and buy castle fittings and fixtures – in many

cases, they had to make them themselves. The firm dug the moat and used stones in the build. The walls, clad in custom Ōamaru bolstered stone, are almost half a metre thick and sit on huge concrete footings. More than 20,000 blocks were used, so Riverstone Castle, split over three levels, is built to last – and, in case of trouble, to withstand attack. Underfloor heating comes from moat water passing through heat pumps and a furnace that warms the pipes. Some of the internal beams are made from century-old macrocarpa from the owners’ farm. Solid as its schist foundations, Te Toka (The Rock) is both a lakeside sanctuary and an inspirational reminder that a home should be a long-lasting legacy. Clad in stone excavated directly from the building site, this majestic 820sqm property exudes masculine solidity, enhanced by fortress-thick insulated concrete form walls and 3.2m ceilings. Visitors are greeted in the ‘Great Room with a sublime view through an uninterrupted almost 10m expanse of European spruce triple-glazed windows. The nearly 2m-deep skylights indicate the astonishing roof thickness,

which required an award-winning engineering feat to crane the innovative timber modules into place. Not only is this home breathtakingly beautiful, it is also an exemplar of innovative solutions in sustainability and craftsmanship, with its sheer size demanding uncommon expertise. Every feature is at scale, perfectly proportioned despite the large footprint. The final touches of a newly planted apple orchard and a small flock of sheep paint the ideal pastoral picture, belying the technological savvy involved in this build. Featuring four different outlooks, this four-bedroom family home gently curves around a ridge on Queenstown Hill. The views span from the Crown Range in the east to Walter Peak in the west, with the Remarkables range taking centre stage. Clever use of six split floor levels across 311sqm allows the house to remain closely connected to the terrain. This connection to the earth is enhanced through the use of schist cladding and ‘off the form’ concrete foundations. Attractive variable width vertical cedar weatherboards complete the cladding.

Inside, the house is divided in two by a full-height honed block wall. The living and main bedrooms to the east, kids and guest rooms to the west. Panels of coloured glass transform the natural sunlight into rainbows as it falls across the American oak panelling of the entranceway. For outdoor entertaining, double sliding doors open onto a semi-circular barbecue terrace to the north. To the south is a viewing deck with a spa tucked discretely into a nook to provide complete privacy and relaxation, with that majestic view for company. On a plateau surrounded by the gently rolling foothills of the Criffel Range is this long, elegant home. As well as its obvious good looks, the 492sqm dwelling also achieves two major objectives: it captures the spectacular views of the Wānaka Basin and maintains the privacy of the owners. The deliberately solid southern side, made of dressed Otago stonework, responds to the rocky slopes of the mountains and blocks cold mountain winds. It also gives away very little of what lies within the house, heightening the sense of interest and anticipation when you arrive.

In the heart of this luxury four-bedroom home is an internal courtyard that’s sheltered from the prevailing winds and allows comfortable year-round outdoor living. The line between indoor and outdoor living is blurred by large double-glazed doors that slide into hidden recesses and provide a seamless connection from the courtyard to the living room and kitchen. In contrast to the southern walls, the northwestern facade is almost entirely transparent. More double-glazed doors open onto expansive decks that overlook the lawn and lap pool. Sitting high above Saint Clair Beach is this architecturally designed home that deftly achieves two major objectives. The 310sqm four-bedroom residence was built to take in the stretch of beach and Pacific Ocean below, but it also had to sit beneath the view line of the existing property on the site. As a result, the dwelling, crafted in weatherboard atop concrete block, folds into the contours of its elevated section and sits discreetly in its landscape – not an easy feat given that there are four levels over which a complexity of living spaces are located.

The owners were committed to sustainability, healthy living and energy efficiency for their new home, so photovoltaic panels were installed to supply electricity, and solar panels to provide hot water. Polished concrete floors and exposed concrete walls maximise passive heat absorption and storage. Evidence of the craftsmanship is everywhere you look – in the beautiful herringbone tile kitchen splashback, timber-lined walls, three opulent tiled bathrooms, and the outdoor living spaces that link the indoors to the out. Bucolic Otago landscapes and an elegant, architect-designed home that makes the most of them. Is there anything better? This 262sqm residence sits naturally in its environment, its understated features complementing the land without distracting from it. Think copper accents, a stone chimney and a solid timber door that swings open to reveal a generous foyer. Muted tones, including whitewashed oak flooring throughout, lend a relaxed vibe to the interior. The wood stove at the heart of the home is a nod to one of the owner’s memories of a childhood bach. Above

the staircase is an attic loft for grandchildren to sleep over. The great room is flooded with natural light and features an alcove – just the place for contemplation. The solid-oak mantle atop the schist fireplace anchors the space that has a 4m-high skillion ceiling with hand-made oregon trusses. A sleek, dark kitchen offers views to the meadow and mountains on both sides. This stylish home has achieved the objectives set by its owners – to allow them to feel warm and relaxed while they take in the majesty of their surroundings. PEAK PERFORMER In Central Otago, temperature is everything. So when the owners decided to build this 110sqm house, they needed it to be warm in the chilly winters and cool in summer’s soaring temperatures. As well as requiring a highperforming home, the owners needed it to be affordable. The end product is this delightful corrugate cabin, which has a Homestar 8 design rating and is being assessed for the same build rating.

How did the builders achieve this feat? The house, which is clad in cedar and lined with ply and plasterboard, is air tight, the result of insulation made from wool-carpet offcuts. Thermally broken windows, a heat recovery system and a fire also help keep things toasty. Not only high-performing, this home is hardy, handsome and sits naturally in the landscape.

How could a corrugate and timber cabin surrounded by mountain ranges ever look out of place in Central Otago? In the L-shaped floorplan, there’s an openplan kitchen and living zone, a single bathroom and three bedrooms. Outdoors, there’s covered decking. Smart, practical and utterly charming. Perching high on a hill and making a striking addition to its neighbourhood is this sleek, black beauty. The compact home – it has three bedrooms, two bathrooms and a garage in its 146sqm floorplan – has an open-plan kitchen/living/dining area that takes advantage of its lofty position to showcase views of Saint Clair Beach and the ocean. Double-glazed aluminium windows, including floor-to-ceiling glass in the lounge, means that when the weather’s cold, the vistas can still be enjoyed from a toasty-warm house. A heat pump and wood burner that

uses passive ventilation keep it that way. On a fine day, two sets of sliding doors can be opened to the hardwood deck and a linked sheltered patio, cleverly nestled into the slope. In fact, almost the entire corner can be opened to the great outdoors. While all the living happens on one level, there’s a basement garage that’s connected to the deck and patio by exterior stairs. Black coloursteel cladding and a monopitch roof result in strong, elegant lines. Timber slats on the garage level add a stylish contrast. For more of this house go to houseoftheyear.co.nz

In this attractive 228sqm family home, frames are centre stage. They are the windows that form borders around beautiful rural views, and the shapes that give the four-bedroom house its strong form. A cedar-clad arch marks the entrance and leads you inside to the polished concrete floors and 4.6m-high cathedral ceiling of the open-plan living space. Here, another arch frames the views and leads you outside to the portico and patios. This residence is made for fun and entertaining. The kitchen, with its large island bench, scullery and modern

appliances, is ideal for catering for a crowd, and the open-plan living area means guests can chat to the cook. Head though large stacker doors and the portico and there’s a large, sunny lawn for the kids to run wild on. The two bathrooms are fitted with floor-to-ceiling tiles in the showers and have LED-lit nooks for the soap and shampoo. There’s a freestanding bath in the main bathroom for the littlies. A double garage with laundry and internal access tops off this stunning cedar- and plaster-clad family home. For more of this house go to houseoftheyear.co.nz

STYLE CENTRAL The owners’ brief to the builders was to come up with a house that had a Central Otago vibe. The appealing combination of dark-stained cedar-and-batten, plaster and schist on the exterior of the 300sqm home met their wish list to a tee. It also delivered serious street appeal. Inside, the schist has been carried through to the entrance, where over-height glass-panel doors lead the eye outside to the landscaped entertainment area.

In the kitchen, living and lounge areas, exposed rafter ceilings lend a sense of volume and allow light to flood in. The kitchen, slick in wood and white tones, has a glass sliding window above the splashback and a sliding barn door leads into a spacious walk-in pantry. The pantry’s positioning close to the double garage makes unloading groceries easy.

With its warm tones and gas fire, the lounge is a cosy place to hunker down and relax. The loft above the garage has an ensuite, walk-in wardrobe and storage, and serves as the owners’ office. How do you build a duplex so that both homes make the most of the available vistas? You stagger them, just as the Jennian team has done on this elevated site. The satisfying outcome is that both threebedroom, two-bathroom homes, joined at the garages, have views of the inspiring Central Otago landscape and sky. The builder’s favourite parts include hidden internal garage entry and full-height cavity sliders into the living areas with vaulted ceilings. Skylights allow natural light to fill the kitchens, bathrooms and hallways. The beautiful herringbone tiling behind the bath is

among the features visitors comment on, as well as the generous storage in the hallway cupboards and garages. The ducted heating system ensures each room remains at the optimum temperature all-year around. Another plus of the properties: they showcase the range and diversity of builds with Jennian Homes, the suppliers and the products available. The brick and cedar entries and hallways – sure to make a lasting impression – are fine examples of attention to detail and showcase what can be achieved by bringing the outdoors in. The 552sqm Mount Gold builder’s home, a combination of six double-height spaces, is a handsome landmark, but it is also a standout for the family zones it provides, as well as for the smaller, more-intimate spaces that allow the residents privacy and separation. Three gabled pavilions face west to capture the evening sun and views over the swimming pool towards Lake Wānaka and Treble Cone beyond. The pavilions are staggered to create different exterior spaces that provide

shelter, sunlight or shade and allow the owners to enjoy the outdoors. Exacting craftsmanship is evident throughout the seven-bedroom, four-bathroom dwelling – you’ll see complex carpentry details, exposed rafters, delicate steel tension trusses, dressed stonework chimneys and high-performance European door and window joinery. The building is clad in burnt larch weatherboards – a Japanese technique known as shou sugi ban. Charring the timber results in a durable, low-maintenance cladding with a rich dark texture that suits the Wānaka environment. For more of this house go to houseoftheyear.co.nz

OPEN & HUT CASE Now for something completely different. Here’s a holiday cabin that’s also a showcase of Abodo thermally modified timber products – for cladding, structure, linings, flooring, joinery, furnishing and fence posts. It’s clear from the fully exposed timber interior that precision craftsmanship is on show here too. Using heat rather than chemicals, Abodo converts

rapidly renewable, locally grown radiata pine into high-performance timbers that withstand the harsh local conditions. The trees are New Zealand grown and Forest Stewardship Council (FSC®) certified. Abodo’s Vulcan Cladding is the first verified carbon-negative feature timber. The 112sqm cabin, a simple shape inspired by the Central Otago stone shed, has a high-performance thermal envelope and, had a rangehood been installed, it would have garnered a Homestar 7 rating. Step through the steel archway framing the entrance and you’ll see an open space with a bathroom and an office or bunk room. A bedroom loft above the laundry is accessed by a ladder stair. Exposed studs and rafters are positioned over tongue-and-groove walls and ceilings. Beautiful. For more of this house go to houseoftheyear.co.nz

Q&A HOW TO CHOOSE THE RIGHT BUILDER FOR YOU

How did you know you had the right builder? Both my wife and I have a background in quality management and customer service. We were looking for a builder with industry credibility who could listen and interpret our ideas. Right from the start we got on really well with our builder. Instantly I knew we had a common understanding of what we wanted from the build and by showing me his previous work, I could see that he was a quality craftsman. He went above and beyond throughout, starting from our first conversation. Don’t be afraid to ask to see previous work and talk to past customers. Because InHaus are Master Builders, I also knew they would have had to complete a number of rigorous checks to ensure they met the quality standards of the organisation. As well as looking at building experience, qualifications and workmanship, there are also financial checks for all Master Builders to ensure business stability. Knowing these checks

Building a new home or undertaking a major renovation is a big deal, so you need a builder you can trust to help you through the process. We sat down with Nelson local Vince Roper, whose new house won a National New Home Category Award in the Master Builders House of the Year competition in 2014, and ask him for his tips. He and his family attribute their win to their strong relationship with their Master Builder Russell Campbell from InHaus and the team of sub-contractors and architects he surrounds himself with.

have been done is great for peace of mind. Why did you choose a Master Builder? We've built before and know this can be a stressful time. You hear about cowboys and you need to make sure you are protected. I knew I absolutely needed a Master Builder. Choosing one gave me confidence, assurance and minimised the risk of building a new home. It is also important to think about the long term – this is not where you want to focus on the cheapest option. You want to get the best value and a home you will love for years.

It sounds like you had a great relationship with your builder. How did you go about finding someone you wanted to work with? We had just moved to Nelson after the Christchurch earthquakes and were very focused on re-establishing ourselves in a new, quality home in a more positive environment. Having built twice before, and being very house proud, we had a clear idea of what we wanted in terms of build quality and final finish. The only problem was when we arrived in Nelson, we had no building contacts and no one to turn to for a recommendation. We had used a Master Builder to build our last home in Christchurch, so we went with what we knew best. Using the ‘Find a Builder’ tool on the Master Builders website, we looked up Nelson-based builders. Although we knew all the builders would be up to the Master Builder quality standard, we wanted the best of the best, so we also looked at who had won House of the Year accolades. InHaus fitted the bill so we gave it a shot. Turns out it was the best decision we have ever made.

Tell us a little bit about your project and the relationship with your builder? Because we were new to Nelson, we were unsure of the area where we had decided to build. It's important people work with a builder who knows the area and can provide good advice. Our builder had built another home not far away from our section and that gave us some extra assurance. As we were building a whole new house, the design phase was crucial. Collaboration is so important here. You want to make sure your builder is involved throughout the whole process, working closely with you and your architect. We had an exciting vision of what we wanted, and we recommend working with an experienced builder who can conceptualise and turn your vision into something tangible. Working with a Master Builder, you know your project is backed by the best in the business. Our builder really did go above and beyond in every aspect and never watched the clock. We now consider Russell and his son Shaun – who was the Master Builders CARTERS National Apprentice of the Year 2015 winner – to be very good friends.

The opportunity to get a Master Build 10-Year Guarantee was also a no brainer. Building a home is one of your biggest life investments so it is important you are protected. No one knows what will happen in 10 years’ time, but I know I am protected by Master Builders no matter what – even if my builder is no longer in business. Most banks will also insist on a guarantee, and this one is the best. Any other tips to share with Kiwis looking to build or renovate their homes? It's all about a partnership. Be clear about your expectations early on and what you want to achieve. It's too late to go back and change your mind once the job is finished. You want the job done well once. The quality of your home will also be remembered for longer than the cost will. It may be worth stretching yourselves a bit, to get a quality builder. And if you have to wait for your builder, it will be worth it. We are extremely proud of the home we have and working with the Master Builder InHaus team has been one of the most positive things to have happened in our lives.

There’s a lot to like about this fourbedroom house, starting with the way it settles naturally into its neighbourhood. Linea weatherboards and a coloursteel roof are always a winning combo, but the street appeal of this 224sqm home is matched by what’s inside. You can’t miss the striking kitchen with its black and macrocarpa features, including the island, which has both. Add a tile splashback and scullery with a separate sink and dishwasher and you have somewhere that is superbly practical but also exhibits serious flair. The kitchen links to sun-drenched dining and family

areas. Together it’s a cohesive light-filled space that lends itself to relaxing and mingling. For quieter times, or a movie, the separate lounge is the place to be. The family room and main bedroom suite have large sliders that open to the paved patio. The tiled bathrooms, serene and sophisticated spaces, have the bonus of heated floors. The separate laundry, double garage and scullery provide plenty of storage and double glazing keeps things cosy in the southern winters. Feature skylights ensure the house is light and sunny throughout. For more of this house go to houseoftheyear.co.nz

Elegance, space and versatility – they’re the three things you want in an executive home. And this attractive 202sqm property has them all in its three bedrooms, two bathrooms, two living spaces and a study that’s nicely set up for working from home. Doors leading directly from the main living/dining space to expansive decking provide a smooth transition from inside to out and ensure alfresco dining is on the menu all summer long. In winter, the cosy lounge – complete with fireplace – is just the place to curl up with a cup of something hot and watch a movie.

The decor, in tasteful grey and charcoal hues, is punctuated with surprises, such as a wallpaper feature in the main bedroom and sophisticated sea-green walls with under-lit floating shelves in one of the living rooms. Both the family bathroom and ensuite in this show home are tiled sanctuaries; one has a bath and the other a vanity and mirror frame in matching wood. Divine. The walk-in wardrobe in the main bedroom suite is a beauty. It has plenty of hanging space and smart-looking shelving. Ideal for executive living at its best. This 1960s Frankton bach has been transformed from top to toe into a modern new home. On the exterior, new vertical cedar and plaster cladding is complemented by a handsome new deck with floating concrete steps directing visitors to a stunning cassette facade. Inside, a new kitchen takes advantage of breathtaking views of Lake Wakatipu and the snow-capped mountain ranges beyond. An island/breakfast bar has been perfectly positioned so the homeowners can enjoy meals with a view that is simply… wow!

In addition to the three bedrooms and three fully tiled bathrooms, a living room extension has expanded the home’s footprint to a spacious 200sqm. The extension was created at a 25-degree angle to the original bach to make the most of the views and give the exterior some contrast. The original ridgeline continues through to give the extension an architectural feel. A tastefully wallpapered central walk-around feature wall with a double-sided fireplace provides space for artwork and to showcase the owner’s personality. GARDENS GARDEN

5 TREES FOR SMALL GARDENS

Seven sins of

LANDSCAPING Landscaping and establishing a new garden is fun, hard work and not without its pitfalls. Here are some of the most common garden and landscaping blunders to avoid, says Mary Lovell-Smith

THINKING there’s not enough room for trees, or even one tree. There is always room for at least one in a garden. Can it be called a garden if it is treeless? No, rather, it’s a dispirited chunk of outdoors. A tree brings shade, sound, colour, perspective and movement to a garden. It’s just about working out which is best for your situation. (And, remember, trees will increase the value of your house should you sell it.)

MISTAKING outdoors for indoors and making outside ‘rooms’ that attempt to obliterate what the outdoors is all about – nature. Embrace the elements and refrain from filling up your outdoor space with rugs, sofas, TV screens, heaters, lamps and the like. Hedges make wonderful walls, tree canopies ceilings and flagstones floors.

IMAGINING that every house, no matter the style or age will benefit from a deck. Many homes don’t suit the standard timber deck. Show imagination and design a deck (or get a professional to design one) to suit and enhance your home. Not that decks are the be-all and end-all; it may be that a concrete or tiled terrace or patio, veranda or porch will work better for you.

90

R EGIS TER ED M AS TER BU ILDERS

FORGETTING there are four seasons – not just spring and summer – when blossom and flowers are doing their thing. Also plant for autumn and winter, with plants and shrubs that bloom late, have leaves that change colour and berries to attract the birds.

NEGLECTING the view of the garden from indoors, which is most often how we see our gardens. This may mean framing it out of a window with foliage, or placing a particularly pretty shrub a couple of metres from a window to draw the eye outside.

WANTING to control every inch of the garden. Banishing weeds, keeping hedges razor sharp, and maintaining perfectly manicured lawns is fine, but what about the creatures that live in the garden and make homes in the likes of rotting logs or long grass? Also, the price of maintaining such a tidy garden is a high cost in labour or, worse, chemical warfare and its collateral damage.

PAYING the price of impatience by choosing fastgrowing trees and hedging plants. These are wonderful

A key to choosing trees for modest gardens is not so much the size, but how dense and dark they will be in full leaf. Those with an open aspect and sparse leaves are preferable. The other consideration is getting your money’s worth from the tree, such as flowers in spring and summer, colour and fruit in autumn.

Jacaranda mimosifolia

Smothered in clusters of fragrant, purple blooms in spring and summer, jacarandas are a sight to behold. Prefers warm climates or at least a sheltered, warm spot.

Judas tree (Cercis siliquastrum)

This pretty, deciduous tree has heartshaped leaves and clusters of bright pink flowers followed by showy, dark purple pods. Prefers free-draining soil.

Amelanchier canadensis

A small, spreading tree with starry white flowers, and coppery new leaves that turn green before developing brilliant colours in autumn. Tolerates wet soil and drought.

Zelkova serrata

Also known as Japanese elm, this beautiful tree has a wide, spreading habit and gently weeping branches. Its red-purple colours can be stunning, especially in areas with chilly autumns. Prefers moist, well-drained soil, in full sun or partial shade.

Kōtukutuku

Tree fuchsia, or Fuchsia excorticata, has stunning rust-coloured papery bark and its branches grow at interesting, twisted angles. Bees love its red and purple flowers. Prefers moist soil.

for the first few years when they shoot up to successfully provide privacy or hide something unsightly. However, once they reach the desired height they won’t stop growing. You’ll find they will require a lot more work to keep trim than many slower-growing species.
