HOUSE OF THE YE AR 2021

Welcome

to the Registered Master Builders House of the Year 2021 magazine for the Taranaki Region Once again, the prestigious Registered Master Builders House of the Year competition has attracted hundreds of top-quality entries from around New Zealand. These new builds and renovations have wowed our expert judges, who are all leaders in the fields of construction and architecture. We hope you enjoy this annual showcase of craftsmanship from the Master Builders in your region. The results go live at www.houseoftheyear.co.nz on July 17. Dilip Patel, President | Registered Master Builders Taranaki Branch

How the Registered Master Builders House of the Year competition works All entries are awarded points by two judges (a builder and an architect). The projects with the highest scores are given Gold Awards and the best become Category winners. Then, the highest points-scoring Category winners are named Local Supreme House of the Year or Local Supreme Renovation of the Year. Entries are judged on building excellence, but also on their lifestyle value, so you’ll also see kitchen, bathroom, outdoor living and sustainable home awards. Excellence in workmanship is recognised by the coveted Craftsmanship Award. The Taranaki Region competition, one of 11 regional House of the Year events, is held on July 16. You can see all of the results at www.houseoftheyear.co.nz from July 17.

PHOTOGRAPHY ANDY SPAIN, JOSHUA CROSL AND

Coastal cool meets meticulous craftsmanship in this Supreme Award-winning New Plymouth home, which is big on style and flawless detail When the sun catches this New Plymouth home at a certain angle, the vertical cedar cladding fair glows. It’s almost a metaphor for the accolades that builders Petersen and Barnes have garnered for their work here. At 180sqm, it’s not the biggest, most expensive house, but according to the Registered Master Builders House of the Year judges, it was the best new build in the region in 2020. The firm also scooped seven other awards, including ones for craftsmanship, sustainability and outdoor living. “The workmanship on every element of this project has been completed to the highest standard,” said the judges. “Petersen and Barnes are the worthy winners of the Taranaki Supreme Award. This cleverly designed house is functional and brings light and sun to the whole house. The builder has beautifully fitted vertical and horizontal cedar cladding to the whole of the exterior.” The three-bedroom Strandon property embraces its coastal position with a relaxed beachy vibe. But this is not at the expense of family friendliness – you’ll find two living rooms, two bathrooms and high raking ceilings that engender a feeling of space. An aluminium ladder leads to a mezzanine floor, and a window seat has bifolds to connect with the outdoors where there’s a shower for washing sandy feet. It is the detail of the work, such as grooved plywood linings and birch plywood ceilings, that really catches the eye. It’s flawless.

bathrooms have warming timber details; the open-plan living space is family friendly with a relaxed, beachy vibe.

‘The workmanship has been completed to the highest standard.’

The project had its challenges, say builders Sam Petersen and Malachi Barnes. “Our first challenge was that the architect was in Wellington, our clients were in France and we were building in New Plymouth.” As for being named the region’s Supreme Winner for a new build, they say: “We were both so proud, very proud of each other for the hard work we put in. It was our first entry into the awards. The house was such a pleasure to build – it’s where our passion is, building bespoke homes like this.”

PROFILE

Home FRONT Anna Major, owner and designer at Haus of Design, New Plymouth, loves a natural and relaxed retreat

R

aised in Taranaki, Anna has been working in the building industry since 2014, lending her design flair and eye for quality materials to projects covering hospitality, offices and homes.

‘Slow homes should be encouraged. You’ll love it longer because you got it right.’

How would you describe your home and style? Sustainable natural materials, relaxed furniture and a good mix of old and new. I really like simple, honest materials and a place I can retreat home to.

Clockwise from above right: Designer Anna Major; the relaxed vibe of this lounge is typical of her style; Togo furniture, such as this Fireside armchair, is on Anna’s wish list; this kitchen, designed by Anna, embraces a mix of old and new.

What inspires you about your region? The variety in nature here is so inspiring. Also, we’re still a reasonably ‘small town’ so we get to build great relationships with our many passionate and talented tradespeople. What’s the last thing you bought for your home? A Maker&Son armchair – and I finally feel like an adult! Seriously, though, it’s the comfiest sofa in the world. What was one of the memorable first items you ever bought for your home? A Balinese hand-knotted throw. The quality is incredible and it has such substantial weight. It was a treat and something that’s now sentimental. What’s your favourite room in your house? My kitchen. I designed it three years before we even started renovations and my ideas didn’t change in that time. It’s a perfect family kitchen, made to last. If renovating, where would you spend most of your budget and why? The material palette, for example, stone finishes, natural timber and custom joinery. The base palette

is important because it becomes the canvas for the interior scheme. If the budget’s tight, use what you have or just be thrifty until you can invest in the perfect furniture or fittings. Slow homes should be encouraged. You’ll genuinely love it for longer because you got it right.

What’s the trend you wish would make a comeback? Lucite joinery and furniture. Considering our advances with LED lighting and CNC cutting, I feel like only good things can come from this. If money was no object, what would you splurge on for your home? Some designer lighting, some Togo sofas, and a few amazing pieces of art. You’ve got a day to refresh your house. What do you do? Change out linens, cushions, throws. Consider new artwork, floral arrangements and plants. Embrace colour! You’ll surprise yourself with how it makes you feel. People play it safe with neutrals, thinking they’ll last longer, but you’ll quickly tire of the look when it lacks personality. What should every home have? Good heating, mixed-level lighting and the ability to control it, and comfortable beds. Basically anything that affects your senses should be considered a priority. If you could have a ‘house tour’ of any home in the world, whose would you choose? Probably Nile Niami’s mega mansion in Los Angeles. I’m curious as to what 9200sqm of house would feel like! www.hausofdesign.co.nz HOU S E OF THE Y E A R 2021

It’s easy to bemoan the amount of plastic in the world, but much harder to do something about it. This book helps readers end their reliance on the material and suggests easy swaps that are much kinder to the planet.

Wood, we are told, is style. This hardback shows how it is used in homes all over the world and guides architects, interior designers and builders in the many ways it enhances modern buildings. Even daring architecture is given warmth and cosiness.

H is the perfect shape for this home set on the boundary of a prestigious golf course. Not only does the design optimise the views and indoor-outdoor flow, in this case the H also stands for harmonious. It starts outside: the clean lines of tray roofing, plaster cladding with vertical stained cedar weatherboards, and gables all combine beautifully. Then, a pergola with sharp lines leads you to the wide pivoting front door in a soft green-blue hue. Turn right and you’ll find three bedrooms, three bathrooms, a laundry and an oversized garage specifically designed for the pool table. Turn left and you

walk into the main living/dining/kitchen area, which has a 2.5m stud and a sloping ceiling. Step through another door and you’ll find the second living space with a cathedral ceiling and full-height windows. In between wings are a study and a toilet. Part of the brief was to make the most of golf course and Mount Taranaki vistas and the team has aced it. At sunset, the last rays setting over the 11th green pour into the alfresco outdoor living area. With this 289sqm house, H is also for a hole in one. When everyone involved in this project walked onto the building site, they automatically headed for the only raised spot on the flat piece of land. They knew the knoll was exactly the right place to build this three-bedroom house. The position maximises sunlight, which streams into the 228sqm home, and the owners enjoy expansive rural valley views. Although the house is on a plinth of sorts, it still sits comfortably within its environment – a key requirement. The clients wanted a warm home, both physically and aesthetically, and private outdoor living spaces that

connect to views. As the clients are businesspeople, an office was part of the list of must-haves. It had to be near the living areas, yet could be closed off. The socially oriented kitchen, which has a large central peninsula with a cooktop, has access to outdoor spaces on both sides of the house. One area is covered, so the elements are never a factor in deciding whether to dine or entertain outdoors. Vertical shiplap cladding and coloursteel roofing give the exterior a smart appearance without detracting from the surrounds. For more of this house go to houseoftheyear.co.nz

With a backdrop of rolling green hills and tranquil countryside, this four-bedroom, two-bathroom rural home is perfectly positioned for a young family. The design, with a 200sqm footprint, has been cleverly thought out to minimise wasted space and maximise family harmony. High-raking ceilings combine with open-plan living and large windows to create a sense of space and light. The living area opens out to a portico for all-weather entertaining. Meeting the internationally recognised Passive House standard, the home delivers comfort, health and energy

efficiency to the occupants. The heatrecovery ventilation system works quietly in the background, allowing for a constant supply of fresh air. In addition, uPVC joinery adds to the energy efficiency of the home, while enhancing the cottage-vibe aesthetic. Outside, white board-and-batten cladding with natural detailing and a gabled portico give a nod to Mount Taranaki sitting majestically in the background. With an orchard and edible gardens, the homeowners can enjoy healthy eating and time outdoors. For more of this house go to houseoftheyear.co.nz

Meet the new kid on the block. This striking, two-storey contemporary home makes a statement with its crisp exterior punctuated by warm cedar on the garage and front doors. It’s smart, appealing and a far cry from the tired bungalow that used to live here. Downstairs you’ll find the main bedroom with a walk-in wardrobe and a beautiful tiled bathroom that feels more retreat than ensuite. The spacious kitchen, with a scullery, has an eye-catching feature splashback – a photograph of the Taranaki coastline, which is only a short stroll away.

The living area opens to the outdoors for entertaining and relaxing, but when it’s cooler, close the doors and enjoy the central heating. Skylights add more light to the 252sqm house and leadlight windows from the owners’ old house can be admired on the way up the stairs. There are two bedrooms and a tiled family bathroom upstairs. The living area, which has a kitchenette, opens straight onto a deck where you can soak up views of the Tasman Sea. This good-looking new kid on the block has more than achieved its owners’ goal of easy living. For more of this house go to houseoftheyear.co.nz

Right from the start, the owners of this 291sqm house had a clear vision of what they wanted – a home that complemented its rural landscape and surroundings. So the Hassall Homes team set about constructing the three-bedroom, two-bathroom house with garage to follow the natural contours of the land. The result? A property that settles into its surroundings, honouring the environment rather than dominating it. Step inside and the feeling is similar; this is a home that is self-assured and comfortable. The honed block wall extends from the exterior through the glass entry to

form a feature wall between the entrance and living areas. Natural grey and white tones with timber accents and timber-style flooring give it an industrial look, but with warmth and heart. Special touches elevate it even further: a free-standing bath; a sleek, glossy kitchen; and a covered terrace that is custom made for get-togethers. In the living area is a free-standing wood fire with a smart ventilation system. A ceiling fan in the dining/kitchen space helps with air flow in summer. This house has everything you need and more – without shouting it to the world. For more of this house go to houseoftheyear.co.nz

The clients knew exactly what they wanted in their new home. It had to be simple, modern and designed to include plenty of space for the kids, storage and entertaining – poky or cramped rooms were out of the question. The result: a 242sqm home with four bedrooms, two bathrooms and two living spaces. It feels like an awful lot of house, which is thanks to the skilled design team at Sentinel Homes. This was enhanced by the materials and finishes chosen by the clients and the interior designer. As a result of this collaboration, the desired look was achieved, and the budget met.

With this build so close to the maunga it was important to keep things cosy. You’ll find a passive layout, increased insulation, low-e glazing and a free-standing wood burner. The kitchen, with a walk-in pantry, has stone benchtops, monochrome tiles and glass pendants above the island. The main bedroom has a large walk-in robe and ensuite. You’ll find a free-standing tub for the kids in the clean fresh family bathroom. Level-entry sliding doors seamlessly connect the main living spaces to vast timber decking. The laundry and double garage, with attic, provide storage. For more of this house go to houseoftheyear.co.nz

Q&A HOW TO BUILD A HOME THE RIGHT WAY

Master Build 10-Year Guarantee. It gives us peace of mind knowing that if something does go wrong, Master Builders will help resolve any issues and finish our home. At less than 1 per cent of the build cost, it was a no-brainer for us. How did you find working with your builder Nate? It was a fantastic process. Nate brought a wealth of building knowledge to our project. Having someone who truly knows his stuff put us at ease. Discussing the build with him was always a highly productive experience as he is never afraid to give you his honest opinion. His focus was never about up-selling. Instead, he was dedicated to what he thought was best for us and our home. He understood our budget from the outset and helped us to ensure we got great value for money.

Building a new home can seem daunting, but Waikato’s Nicole Kara couldn’t be happier with her decision to build

Nicole Kara and her husband Kurt built their dream house in Hamilton – a home for themselves and their two young children, as well as Nicole’s parents. The project was a rewarding experience, which Nicole credits to the work of her team of Master Builders at Sentinel Homes. The build took place last year and the lockdowns certainly added to the apprehension that all homeowners feel during the building process, but Nicole says she is incredibly happy with how the project evolved and believes there has never been a better time to build. We caught up with Nicole about the process and asked her to share tips for others who are thinking about building their own homes. What would you say to those considering building a new home, particularly at this time? It’s worth taking the leap. Like anything, you can spend hours thinking about what could go wrong. Despite uncertain times, we know we made the right decision. For us, the timing couldn’t have been better – interest rates were low and our builder and his team had capacity. We were considering renovating, but convinced ourselves that if we are going to spend all that money then why not get exactly what we wanted. We found a bit of land and made the jump into building a home that’s perfect for our family.

Do you still believe this? We all know there’s a housing shortage, which means we should all be motivated to build new, where possible. One of the best assets in New Zealand is real estate. Kiwis love property – we can see it, understand it and its value holds up over time. Low interest rates have made it an ideal time to build. Everyone is trying to buy homes and they are all being snapped up. Rather than joining the race, and having to settle for something that’s not quite right, we decided to spend this time on our build. Tell us about your build. We chose a Master Builder to ensure we had the backing of a trusted organisation. We worked with Nate Alley from Sentinel Homes on our family home just outside of Hamilton. How did you go about finding a builder you could trust? We did our research, shopped around and asked friends. We took on board customer testimonials and reviews. In the end, we went on the recommendation of a friend of friends who had worked with Nate before and spoke really highly of him. Nate being a Master Builder helped us make the decision – by choosing a Master Builder we knew we were choosing quality and someone we could trust. It was also very important for us to be protected by a guarantee, especially with an investment of this size. Only Master Builders can offer the protection of the market-leading

What advice did your builder give you about the specifics of your project? From the start, Nate and the team had a real emphasis on quality and what would give us the best outcome in the long-term. Sometimes the cheapest option is the cheapest for a reason and won’t last. We had plenty of conversations specifically around what materials were best. Nate was great at explaining the cost behind certain materials and then would recommend what he’d use himself. Obviously, I’m not a builder, so we came in with no real idea of what was best. To have that expertise and advice on hand was really comforting. A big focus for us was the importance of the sustainability and durability of the house. This led to our decision to use brick for our exterior, rather than cedar, as it requires less maintenance. Do you have any tips for others about how to best work with your builder? My number-one piece of advice is to build a strong and trusting relationship with your builder, right from the start. Second is frequent and clear communication. Sentinel Homes was incredible with this, and I would be quick to recommend them to anyone. Another bonus of working with Sentinel Homes is their use of the CoConstruct app. This allowed us to stay informed about the progress of the build with regular updates and photos. It also provided us with a place to keep everything in writing, which we could easily refer to. It really helped us keep on top of things, especially when you’re trying to think of what you might have missed. It keeps the work trucking along by allowing you to be able to respond to approvals in real time. It’s great to see this kind of technology available.

NEW HOME UP TO $450,000

QUALITY TIME Style and quality don’t have to cost the earth, as this new build shows. Take a good design, add kitset materials, apply expert craftsmanship and voila! You have an affordable 153sqm home that ticks all the boxes and looks, for all the world, like a much more expensive property. One of the advantages of the kitset was that the

design was locked in from the outset, so wholesale changes were out of the question. This and the staged supply of materials enabled the team to stick to their building programme. But the result is so much more than a house constructed on time. A smart Linea weatherboard and vertical shiplap exterior signals that this is a home with class. Step inside and the interior confirms it. You’ll find an elegant white kitchen with wood accents, a stand-alone bath in the spacious bathroom and the main bedroom has a walk-in wardrobe and ensuite. Sliding doors open directly from the living and dining space onto a spacious deck with a green outlook. As if that’s not enough, there’s a fireplace in the lounge, a tiled splashback in the kitchen and a garage with a laundry. For more of this house go to houseoftheyear.co.nz

LOOK ON THE BRIGHT SIDE Evie Kemp’s kitchen is the antithesis of the one- and two-tone examples we’ve seen in recent years. When the Kiwi designer, known for her bright, busy and joyous interiors, gave her own kitchen a makeover, she opted for brightly painted cabinets, a black sink, tap and lamps, and tiles that she added colour to herself.

Classic hit Take a plain space, install timeless white cabinetry, on-trend black fixtures, stylish appliances and sleek benchtops and what have you got? A classic kitchen that will never date. Add your own flair to this perfect canvas. Kaboodle kitchens, $POA, from Bunnings.

EVERYTHING & THE KITCHEN SINK What trickery is this? A U-shaped drawer that uses every centimetre of space around your sink. It’s ideal for all those need-to-have-handy bits like scrubbing brushes and detergents that can end up in a jumble. Sink cabinet, $POA, from Blum.

Pour moi? Brew yourself a cuppa, sit down, put your feet up and admire your stylish new teapot. Living & Co Tokyo teapot with bamboo handle, $18, from The Warehouse; glass teapot, $39.90, from Paper Plane; Bredemeijer Xilin cast-iron teapot $101, from Amara.

HOME & THE R ANGE Power your cooking, hot water and several radiators from one attractive wood-fired source. Rayburn 200 Series cooker, $11,495-$13,495, from Warm NZ.

SAGE ADVICE Kitchens, once a backroom domain are, thankfully, now front and centre in living zones and enjoy light, space and views. In this Egmont Village home, constructed by Hofmans Builders, the kitchen is the star of the open-plan living and dining space, without dominating it. It’s the colours – white, wood and a restful shade of sage green – that engender a relaxed yet smart vibe. For more of this house go to page 28. HOU S E OF THE Y E A R 2021

GARDENS GARDEN

5 TREES FOR SMALL GARDENS

Seven sins of

LANDSCAPING Landscaping and establishing a new garden is fun, hard work and not without its pitfalls. Here are some of the most common garden and landscaping blunders to avoid, says Mary Lovell-Smith

THINKING there’s not enough room for trees, or even one tree. There is always room for at least one in a garden. Can it be called a garden if it is treeless? No, rather, it’s a dispirited chunk of outdoors. A tree brings shade, sound, colour, perspective and movement to a garden. It’s just about working out which is best for your situation. (And, remember, trees will increase the value of your house should you sell it.)

MISTAKING outdoors for indoors and making outside ‘rooms’ that attempt to obliterate what the outdoors is all about – nature. Embrace the elements and refrain from filling up your outdoor space with rugs, sofas, TV screens, heaters, lamps and the like. Hedges make wonderful walls, tree canopies ceilings and flagstones floors.

IMAGINING that every house, no matter the style or age will benefit from a deck. Many homes don’t suit the standard timber deck. Show imagination and design a deck (or get a professional to design one) to suit and enhance your home. Not that decks are the be-all and end-all; it may be that a concrete or tiled terrace or patio, veranda or porch will work better for you.

FORGETTING there are four seasons – not just spring and summer – when blossom and flowers are doing their thing. Also plant for autumn and winter, with plants and shrubs that bloom late, have leaves that change colour and berries to attract the birds.

NEGLECTING the view of the garden from indoors, which is most often how we see our gardens. This may mean framing it out of a window with foliage, or placing a particularly pretty shrub a couple of metres from a window to draw the eye outside.

WANTING to control every inch of the garden. Banishing weeds, keeping hedges razor sharp, and maintaining perfectly manicured lawns is fine, but what about the creatures that live in the garden and make homes in the likes of rotting logs or long grass? Also, the price of maintaining such a tidy garden is a high cost in labour or, worse, chemical warfare and its collateral damage.

PAYING the price of impatience by choosing fastgrowing trees and hedging plants. These are wonderful

A key to choosing trees for modest gardens is not so much the size, but how dense and dark they will be in full leaf. Those with an open aspect and sparse leaves are preferable. The other consideration is getting your money’s worth from the tree, such as flowers in spring and summer, colour and fruit in autumn.

Jacaranda mimosifolia

Smothered in clusters of fragrant, purple blooms in spring and summer, jacarandas are a sight to behold. Prefers warm climates or at least a sheltered, warm spot.

Judas tree (Cercis siliquastrum)

This pretty, deciduous tree has heartshaped leaves and clusters of bright pink flowers followed by showy, dark purple pods. Prefers free-draining soil.

Amelanchier canadensis

A small, spreading tree with starry white flowers, and coppery new leaves that turn green before developing brilliant colours in autumn. Tolerates wet soil and drought.

Zelkova serrata

Also known as Japanese elm, this beautiful tree has a wide, spreading habit and gently weeping branches. Its red-purple colours can be stunning, especially in areas with chilly autumns. Prefers moist, well-drained soil, in full sun or partial shade.

Kōtukutuku

Tree fuchsia, or Fuchsia excorticata, has stunning rust-coloured papery bark and its branches grow at interesting, twisted angles. Bees love its red and purple flowers. Prefers moist soil.

for the first few years when they shoot up to successfully provide privacy or hide something unsightly. However, once they reach the desired height they won’t stop growing. You’ll find they will require a lot more work to keep trim than many slower-growing species.
