W
e’ve all felt a little housebound this year, so the thought of summer around the corner has never been so enticing. Get your place ready for relaxing or entertaining by giving it a spring clean, replacing heavy winter duvets with linens and brighter colours, and freshening dull walls with a lick of paint. “White is always a good choice as it’s fresh and easy to live with,” says interior designer Rachel O’Connell of Style My Abode. “Choose warmer whites in darker rooms, and cooler tones where there’s an abundance of light.” Embracing natural elements such as oak and stone will also bring a lightness to kitchens and bathrooms. “Think about choosing an interesting slab of granite instead of the standard engineered stone,” says Rachel. “Even adding a small amount of oak to an all-white kitchen can bring it into 2021 and prevent it from being boring.”
There’s no chance of that this summer, thanks to the latest trends. Mediterranean-style curves and arches are appearing everywhere from walls and furniture to decorative pieces, such as mirrors. Ribbed wood and glass are elevating kitchen and bathroom cabinetry, and warm metal accents are also hot. Brass, bronze and copper give interiors a luxurious feel when used in tapware, handles and handrails. Outside, give some TLC to your barbecue area by re-staining decks and outdoor furniture, and replacing cushions on sofas. Add potted strelitzia (bird of paradise) for a tropical touch. “If money was no object,” says Rachel, “I’d advise investing in a beautiful outdoor sofa, a louvre-covered outdoor entertaining area with built-in barbecue and bar area, outdoor heating, a TV and, of course, a pool.” Or you could simply add a beanbag or two.

reviews. In the end, we went on the recommendation of a friend of friends who had worked with Nate before and spoke really highly of him. Nate being a Master Builder helped us make the decision. By choosing a Master Builder we knew we were choosing quality and someone we could trust. It was also very important for us to be protected by a guarantee, especially with an investment of this size. Only Master Builders can offer the protection of the market leading Master Build 10-Year Guarantee. It gives us peace of mind knowing that if something does go wrong, Master Builders will help resolve any issues and finish our home. At less than 1 per cent of the build cost it was a no brainer for us.
Q&A HOW TO BUILD A HOME THE RIGHT WAY
How are you finding working with your builder Nate? It has been a fantastic process. Nate brought a wealth of building knowledge to our project. Having someone who truly knew his stuff put us at ease. Discussing the build with him is always a highly productive experience as he is never afraid to give you his honest opinion. His focus was never about upselling. Instead he was dedicated to what he thought was best for us and our home. He understood our budget from the outset and helped us to ensure we got great value for money.
Building a new home can seem daunting, and even more so in these uncertain times. But Waikato’s Nicole Kara couldn’t be happier with her decision to continue to build through the disruptions created by Covid-19. Nicole Kara and her husband Kurt are well into building their dream house in Hamilton – a home for them and their two young children, as well as Nicole’s parents. So far, the project has been a great experience and Nicole credits this to the work of her team of Master Builders from Sentinel Homes. The Level 4 lockdown certainly added to apprehensions all homeowners feel during the building process, but Nicole says she is incredibly happy with how things are going and believes there has never been a better time to build. We catch up with Nicole about the process and asks her for tips for others thinking of building their own homes. What would you say to those considering building a new home, particularly at this time? It’s worth taking the leap. Like anything, you can spend hours thinking about what could go wrong. But now we’re deep into the building process, we know we made the right decision. For us, the timing couldn’t be better – interest rates are low and our builder and his team have capacity. We were considering renovating, but convinced ourselves that if we are going to spend all that money then why not get exactly what we want. We found a bit of land and made the jump into building. We can’t wait to live in a home that’s perfect for our family.
Do you still believe this, even with market uncertainty? We all know there’s a housing shortage, which means we should all be motivated to build new, where possible. One of the best assets in New Zealand is real estate. Kiwis love property – we can see it, understand it and its value holds up over time. Low interest rates have made it an ideal time to build. Everyone is trying to buy homes and they are all being snapped up. Rather than joining the race, and having to settle for something that’s not quite right, we decided to spend this time on our build. History tells us that when there is a softening in the market, if you hesitate, you can miss the boat. Once demand starts to creep back up, prices will increase. My advice is, if you are in a position to do so, now is the time. Tell us about your build. We chose a Master Builder to ensure we had the backing of a trusted organisation. Since November last year, we’ve been working with Nate from Sentinel Homes on our new family home just outside of Hamilton. We’re currently right in the thick of it. Our roof has just been finished and we’re underway with the plumbing and wiring. All things going well, we should be finishing the place by early next year. How did you go about finding a builder you could trust? We did our research, shopped around and asked friends. We really took on board past customer testimonials and
What advice did your builder give you about the specifics of your project? From the start, Nate and the team had a real emphasis on quality and what would give us the best outcome in the long term. Sometimes the cheapest option is the cheapest for a reason and won’t last. We had plenty of conversations specifically around what materials were best. Nate was great at explaining the cost behind certain materials and then would recommend what he’d use himself. Obviously, I’m not a builder, so we came in with no real idea of what was best. To have that expertise and advice on hand was really comforting. A big focus for us was the importance of sustainability and the durability of the house. This led to our decision to use brick for our exterior, rather than cedar, as it requires less maintenance. Do you have any tips for others about how to best work with your builder? My number one piece of advice is to build a strong and trusting relationship with your builder, right from the start. Second is frequent and clear communication. Sentinel Homes is incredible with this, and I would be quick to recommend them to anybody. Another bonus of working with Sentinel Homes is their use of the CoConstruct app. This allows us to stay informed about the progress of the build with regular updates and photos. It also provides us with a place to keep everything in writing, which we can easily refer back to. It really helps us to keep on top of things, especially when you’re trying to think of what you might have missed. It keeps the work trucking along by allowing us to be able to respond to approvals in real time. It is great to see this kind of technology available.

A high-quality home that maximises views to the sea and the mountains to the south was the brief for this bold, elegant New Plymouth residence. And that’s what this 391sqm home with top-quality, lowmaintenance materials, custom detailing and bespoke joinery, delivers. When you walk through the front door, you’ll see floating oak stair treads and ply panels. Moving into the open-plan living area, you’re greeted with 180-degree views of Port Taranaki and the Sugar Loaf Islands. Given the house is in an exposed coastal zone, it
required robust detailing and lowmaintenance, corrosion-resistant cladding. Higher-than-code weather detailing using three levels of protection – seals, backflashings and tapes to a rigid air barrier – was also used. Accessibility was another important consideration as the house will also be the owners’ retirement home. Challenges on the project included extensive earthworks and piling in sandy soil. These were managed and closely monitored by a civil engineer. The result is an impeccable waterfront home. For more of this house go to houseoftheyear.co.nz

Relaxed vibes abound in this cedar home where it’s a holiday all year round. A beachy feel defines this small, yet practical cedar home, set across two storeys. Three bedrooms, two bathrooms and two living rooms make the home feel larger than its actual 180sqm floor area. Part of this is due to the stunning high-raking rooflines and matching internal ceiling heights. Other impressive features include grooved plywood linings, birch plywood ceilings and built-in joinery. There’s even an aluminium ladder which leads to the mezzanine floor – perfect for those seeking some ‘me’ time.
With various timber ceiling and wall surfaces combined with white kitchen cupboards and decor, the aesthetic is light and fresh. Concrete floors are durable and easy to clean. After a busy day, wind down on the window seat which opens out through bifold windows, or in the outdoor living area that’s also perfect for entertaining. As the beach is just a five-minute walk away, the outdoor shower is the ideal addition for washing off sandy feet. For more of this house go to houseoftheyear.co.nz

ADVERTORIAL
You deserve peace of mind with the Master Build 10-Year Guarantee Giving homeowners peace of mind for over 25 years. Building a house or doing a major renovation is a big deal, it is probably the biggest investment of your lifetime, so it makes sense to protect it with a Master Build 10-Year Guarantee.
Our market leading Guarantee has been developed in New Zealand for New Zealand families. It has protected more than 140,000 Kiwi homes over the last 25 years. Only a Registered Master Builder can offer you the peace of mind of a Master Build 10-Year Guarantee. Registered Master Builders have been building quality homes for more than a century. But very occasionally, even for the best builders, something can go wrong. Choosing to work with a Registered Master Builder helps prevents this and a Master Build 10-Year Guarantee gives you even more peace of mind and is an essential part of any build. David Kelly, Chief Executive of the Registered Master Builders Association, points out that the Master Build 10-Year Guarantee provides much greater protection than both the Building Act and the Consumer Guarantees Act, which only apply if the building company that carried out your building work is still around when
your problem happens. While most building projects will run smoothly, sometimes things do go wrong. Mr Kelly says the Guarantee provides protection to resolve those issues and enables us to support the homeowner to get their home finished to the highest standard.

This contemporary pavilion-style home stands out from the rest. Feature cedar cladding creates a distinct contrast against a charcoal exterior. The impressive entrance, with its skylights and designer plaster wall, is followed by a simple, yet striking interior with raking ceilings in both living spaces. Sleek design meets high-end craftmanship in the Glen Johns kitchen that includes a Caesarstone raw concrete benchtop, Fisher & Paykel stainless black designer appliances, Melteca Bullet Puregrain cabinetry and Blum Blumotion soft-close doors and drawers.
The home is designed to make the most of the north-facing aspect, with various indoor-outdoor living spaces. Dual decks offer shelter from the winds and complement the textures of the aggregate steppers, paths and rock walls. One of two living areas connects outside to the deck, perfectly sheltered in the centre of the building. With three exceptional bedrooms and two luxurious bathrooms, this home is yet another proud addition to the David Reid Homes’ portfolio. For more of this house go to houseoftheyear.co.nz

Built in the 1960s, this mid-century modern home has many interesting features, including full-height windows and a butterfly roof. After 60 years, the roof design had started failing. Its entire structure and the central gutter needed replacing. Given the extent of the works, it made sense to redesign the living area to open up the space. New timber joinery, kitchen, furnishings and fittings would pay homage to the home’s mid-century beginnings.
The entire eastern upper level was demolished and rebuilt. All the walls were re-framed and the roof structure replaced. The home was rewired, painted inside and out, and presented to the highest level. The stairwell features modernist geometric angles to continue the style of the living area down to the first floor. The Hinuera stone exterior and matai floors were restored, and the old rimu beams that had supported the roof were repurposed to form a beautiful screen between the kitchen and lounge. GARDEN
FLORAL DISPLAY Once the gorgeous flush of spring is over, gardens can look a little tired or dull, which is when annuals and perennials must be summoned. Pop down to your local garden centre, peruse the flower aisles and you’re bound to find something you love. Just keep in mind where in your garden they should be planted, how much sun they require, how much water they need, and what shape and size they will eventually grow to.
SUMMER
smarts
you’ll be saving yourself a lot of backache later on in summer. Set aside an afternoon and go for it. Do the whole garden, then mulch with compost, pea straw or pine needles. This will help suppress them – for a while anyway.
DRINK UP
Be clever about how you tackle your warmer-weather gardening tasks and you’ll have more leisure than labour in summer, says Mary Lovell-Smith
do well in shadier areas. Most vegetables and herbs also do well in containers. If you’re not an expert compost maker, get pots as big as you can and fill them with container mix, then plant.
S
As far as I know there are only four ways to avoid weeding: spray with herbicide (seriously uncool), pay someone else to do it, concrete your garden or just let them grow. But if you do pull them out now, while they are small,
ummertime’s coming and you want the livin’ to be easy. If you put in the hard yards now you’ll be able to enjoy a lazy hazy guilt-free summer. You won’t be entirely chore-free, but you’ll certainly give yourself more time for other summer activities, or to simply enjoy the fruits of your gardening labour – from the comfort of a lounger.
PLANT TO PLATE
Fancy popping a sun-ripened cherry tomato into your mouth or sipping a cocktail made with your own lemons and mint? Then get planting. From mid-November even the most tender summer vegetables can be planted outside in all but the chilliest parts of the country. Most adore the sun, but if you’re running out of sunny spots, then lettuces and coriander

OUT DAMNED WEED
hot tips
Healthy soil makes for a
productive patch. Building up your soil with compost, manure and other organic material is the best thing you can do for your garden.
The most useful garden tool is the Japanese niwashi. It’s like a short-handled hoe with a sharp blade, and is great for weeding, hacking and digging out roots.
Chances are it will be a dry summer with water restrictions, so before you do anything, check to see if you can use the hose on your garden. If you have the green light, make watering part of a pleasant daily routine. The best time to water is early morning or late afternoon, so hold the hose in one hand, and a hot drink or long cool one in the other. It’s also a good idea to plant drought-resistant species, mulch the more needy ones and/or install an irrigation system and timer.
CLEAN MACHINE
After a winter of inattention, your garden equipment may need a little cleaning, de-cobwebbing and repairing. The good news is, this only needs doing once a year. So wash down your outdoor furniture, deck, house exterior; check that the fabric furniture isn’t rotting or if the wood need oiling; and get the steel-wool onto the barbie… Yes, all those tedious tasks. Then reward yourself.
The presence of birds is
the icing on the cake in any garden. Encourage korimako/bellbird, kererū, tūī, pīwakawaka/fantail and kākā by planting plenty of native species.
Lemon and other citrus, which are sometimes fussy in soil, can grow well in pots. These are best filled with a special citrus mix and placed somewhere sunny.
