Welcome
to the Registered Master Builders House of the Year 2023 magazine for the Waikato Region
Building a house is about much more than timber, brick, steel and concrete. It’s about realising a dream. The annual Master Builders House of the Year competition is a chance to see how members’ planning, skills and hard yakka have transformed homeowners’ visions into reality. This year’s House of the Year judges were blown away by the standard of craftsmanship in both new builds and renovations. We hope you enjoy exploring the homes in your region and are inspired by the skills on display. Perhaps you’ll be starting to plan your own dream project.
The results go live on August 19 at www.houseoftheyear.co.nz

TIPS
PLAN FOR SUCCESS
It is no secret that Kiwis love their houses and building your own home is a dream for many of us. Building (or renovating) is a big deal and can feel daunting – good planning, preparation and communication are the key ingredients to a rewarding and successful building experience.
Planning is essential
Working with the right builder is key. An accomplished builder will guide you through the design, consenting, construction and approvals stages, then build your dream home. Make sure you choose a builder you want to work with, and who has completed similar projects to yours. Speak with their previous clients and, if you have doubts, wait until you find the right person. A Master Builder will streamline the process, as each has been vetted and receives ongoing support and industry training.
Communication is everything
Maintaining concise, consistent communication with a builder is vital. Set clear expectations around timing and budget and be honest about your needs and limits. This ensures both parties can flag any concerns. Building requires bringing together diverse skills and resources. Ask builders about their relationships with trade partners – a Master Builder understands the importance of effective communication and relationships.
BUILDING KIWI HOMES SINCE 1984
Contracts and legal advice
Get everything in writing and review your contract with a lawyer. Be realistic – if you receive a price that looks too good to be true, it probably is. Ensure your builder understands the market conditions and can discuss them with you. Most contracts have a clause for price fluctuations – discuss this with your builder and ensure you understand the risks. Be wary of fixed-price contracts as you may pay too much contingency. Conversely, too little contingency can create an even greater risk. Discuss a payment schedule with your builder to ensure you are not paying too much in advance and you have a fair allocation of risk.
Master Build 10-Year Guarantee
While most builds go smoothly, it pays to have protection. The Master Build 10-year Guarantee provides the best protection on the market and a process for resolving any issues in your building journey.
By following these steps you will have everything in place to make your dream home a reality.
For more helpful advice and to find a Master Builder, visit masterbuilder.org.nz

Warning, glamorous curves ahead. This Hubsch Wave trolley will be a talking point at your next drinks with its 1970s-inspired terrazzo top and groovy rack.

ON THE SIDE
Sculptural side tables are one of the top trending furniture pieces this year. They’re not only a handy place to put your cup of tea, but they are also an easy way to create interest in a small room.
COTTAGE INDUSTRY
Country-inspired designs are having a moment. Serve up dinner with a dollop of whimsy with this linen tablecloth from The Sunday Society.

This barbecue with a big serving of azure-toned style is a red-hot must-have for summer. It has four stainless-steel burners, a roasting rack, hood, integrated flame-thrower ignition and more extras than you can shake a skewer at.

For rooms like bedrooms where relaxation is key, you can’t go past grey-toned coastal blues like Resene Forecast, Resene Breathless and Resene Duck Egg Blue. These trending hues are also worth considering for outdoor areas as an alternative to white weatherboards..

Style to the max
Take a modern approach to maximalism with vibrant designs from the Resene Wallpaper Collection. For this more-is-more look, pair jazzy prints with bold-coloured furniture and patterned cushions or curtains. If space allows, try a mural from the Resene Wallpaper Collection to amp up the drama.
TACTILE BEAUTY
Textured walls that mimic the rough imperfections of natural limestone, mudbrick or adobe will create softness and depth in your home. Create this look with textured Resene wallpapers, Resene Sandtex Mediterranean or by blending two paint colours using Resene FX Paint Effects medium.

Whitewash and console table in Resene Half Tasman.
COMFORT zone
The latest colour and decorating trends put wellbeing centre stage. From calming colours to botanical wallpapers, add layers of happiness to your home with Resene.
The past few years have been challenging, but one upshot of the difficulties of the pandemic is a growing awareness of wellness and mental health. Lockdowns highlighted how much our homes can affect the way we feel and as a result the latest design trends have moved away from the stark minimalism that dominated the early 2000s. Designs that bring vitality through colour, texture and patterns are trending and Resene paints and wallpapers are with you all the way.
A new leaf
Much like a walk in nature can soothe the soul, bringing the outdoors inside is a way to uplift an interior. From plush palms to feathery ferns, there are many nature-inspired designs in the Resene Wallpaper Collection that will add a touch of greenery to your home. Resene Wallpaper Collection 291406 is a Japandi-style bamboo design which pairs well with green-based whites such as Resene Rice Cake and flooring or shelving stained with Resene Touch Wood.

Travel is as much about the journey as it is the destination, and the same can apply to decorating. Expressing your artistic side through Resene paints or wood stains can be as enjoyable and relaxing as the room you are creating.
New neutrals
Move over grey. Warm whites are leading the way in neutral interiors. These creamy tones add a touch of comforting luxury, especially when paired with shiny accents in Resene FX Pearl Shimmer or Resene FX Metallic paints.

This watercolour wall was created by blending Resene Colorwood wood stains in Resene Skywater, Resene Riverstone, Resene Silvered Grey and Resene Whitewash. Rattan cabinet in Resene New Denim Blue. Couch from Nood, cushions from Farmers.
GO WITH THE GRAIN
For a modern home exterior that complements the landscape, consider timber cladding stained with Resene Woodsman. Resene Woodsman protects timber from the elements while also showcasing its natural beauty by allowing the wood grain to show through.
Walls in Resene Beethoven, flooring and bench in Resene Thorndon Cream. Mattress and artwork from Father Rabbit. Bolster cushion from Sunday Store.
Warm but calm
Earth colours such as burnt oranges and rust tones are trending right now, but these high-energy colours are sometimes not suited for areas designed for relaxation. For a softer alternative, try a warm apricot such as Resene Beethoven or a dusty blush like Resene Awaken.
Dark and dramatic
ATOUCH luxe
OF
Grand but elegant kitchen design comes down to thoughtful planning rather than splashy spending.
Whether it’s a flambéed dessert or a dish that’s garnished with a flourish, a touch of theatre never goes awry with food. The same idea applies to kitchens where luxurious fittings create a bit of drama and make eating and cooking that much more enjoyable. Think swathes of statement stone, natural timber in flooring and cabinetry, and tapware in metals with vintage finishes like aged iron and brushed nickel. Layering different levels of sheen in the room, such as matte-painted cabinetry paired with shiny stone and reflective glassware or lighting, creates visual interest and decadent comfort. Interior and kitchen designer Kathrine McDonald says achieving an opulent look often
comes down to well thought-out design rather than the most expensive materials. “Your design will define your finishes, and it’s easy to create a sense of luxury with cheaper products if the layout is right,” she says. “I always think stone and natural materials raise the sophistication level, and you can do things like wrap an extractor fan in stone or render to make it a statement. Think about intersections like where the bench ends and how that lines up with elements such as windows.”
Colourwise go for dark and dramatic hues such as charcoal, burgundy or British racing green, or creamy vanillas in rooms with sheer drapes bathed in light.
IN FINE STYLE
Subtlety and sophistication are hallmarks of this kitchen, the centrepiece of a Cambridge house built by Fowler Homes. Muted organic hues and textures are combined to elegant effect. These include engineered stone in the scullery and limestone benches in the kitchen, teamed with dark- and light-coloured cabinets and shelving. One inky hued wall houses large appliances — two ovens and a double-doored fridge. It’s all warmed up with a drop-down timber breakfast bar extending to a table with seating on both sides. Forever set in stone
Coastal living tends to encourage a slower pace — views to get lost in, a focus on sunlight, soft textures and soothing palettes. If that’s the case, the owners of this masterpiece overlooking Cooks Beach must be positively blissed out.
Natural timbers and locally sourced stone blend seamlessly with the environment, creating a harmonious connection with nature. The cleverly designed multi-level
house places garaging, bedrooms, bathrooms and living areas on the ground floor, with the main living areas and guest suite upstairs. Expansive decks offer many outdoor living and entertainment options.
The goal was clear from the beginning: to craft a beach house that caters to the needs of a multi-generational family, with everyone enjoying time together while still having their own space.
Enduring materials, including stone sourced from Te Kuiti, are designed to age beautifully over time.
Enduring materials, including stone sourced from Te Kūiti, are designed to age beautifully and add a sense of solidity and permanence. Kick back and relax
This is a property you’d never want to leave. It’s beautiful — and tailor-made for enjoyment, whether it’s relaxing with immediate family or entertaining friends. The list of divine features is long, and includes an in-ground swimming pool and two loggias that overlook it. One of these sublime spaces extends from the open-plan kitchen and living zone at the end of the north wing of the H-shaped house. The other spills from the main-bedroom suite at the termination of the southern wing. Back to that list of haves in the 450sqm Abodo timber and brick-clad house in the north of Hamilton. Step inside and be impressed by a wine cellar behind a vast pane of
glass in a timber feature wall. Venture left and you’re in the airy communal space with raked ceilings, marbled kitchen island with breakfast bar and an entire corner that spills into the loggia and a linked patio. Barn-style sliding doors open to a lounge with a grand brick fireplace, exposed rafters, tongue-and-groove walls and a distinct rustic vibe. As well as the lobby and wine cellar, the link between wings has the office and a bedroom with a secret door built into a wooden feature wall. The second wing has three bedrooms, two of which have ensuites, a bathroom, separate laundry and double garage with internal access. For more of this house go to houseoftheyear.co.nz
In rare form
How do you make the most of a site with views to Hakarimata Range, but that's also overlooked by neighbouring properties? You use architectural form to divide the site into outdoor zones that frame views but protect privacy.
To the north, a protected outdoor area opens onto a sheltered lawn, while to the west an elevated deck enjoys evening sunsets over the adjacent gully. Combine this
ingenious plan with supreme craftsmanship and you end up with one very special home. Identical gable ends with vertical cedar rain screens, recessed elements in bagged brick, matte grey standing-seam roofing and bespoke gutters hammer home the point.
Within this 360sqm home in the north of Hamilton, you’ll find an intuitive layout that minimises unnecessary movement and allows communal and private spaces to

There's more evidence of the clean, restrained aesthetic articulated inside, too. Pared-back, elegant features in muted tones, such as those in the kitchen, feature throughout. All roads lead to home
This four-bedroom, three-bathroom 332sqm Cambridge home has a little bit of everything. Clad in recycled bricks and dark Triclad vertical boards, the neatly landscaped frontage, triple garage and separate ‘barn garage’ with its own kitchen, bedroom and bathroom, accommodates a motorhome. Everything the owners could need, and more. Inside, the brick and black aesthetic continues, with brick feature walls in the entry, living and powder room picking up the theme. Indoor/outdoor flow was a priority, with accentuating dark moody tones balanced by light walls and plenty of large windows and glass doors leading to the outdoors.
A black-and-white palette gives the custom kitchen a sense of identity; a window sink provides a prep space with a view, and the dark-toned scullery contains another sink, kitchen accessories and maximum storage. The family lounge opens onto a large, covered deck featuring an outdoor woodfire with concrete hearth perfect for winter entertaining. Alfresco areas have been cleverly designed to flow from the central living spaces, connecting the portico and in-ground seating area on the north with the pool and gardens on the south. This home has everything required for luxury living. For more of this house go to houseoftheyear.co.nz
The clients, retired homeowners, wanted a house with solidity, grandeur and classic American charm. Entrusted with the project was third-generation builder Chris Burns, whose father, Alex, had constructed the couple’s previous home three decades before. Chris set about turning their vision — a Cashmere brick home with the sort of gables, deep eaves and porticos found in Cape Cod-style houses — into highly crafted reality.
At 374sqm, and with four bedrooms, three bathrooms and two living areas, the house has exactly what the owners wanted, including plenty of room for grandchildren to stay, and safe places for collections of china and glass.
Enter through a crafted curved doorway, venture into the lounge and family room, and you’ll notice details such as mouldings and bespoke grooved, raked ceilings. The kitchen has traditional Shaker-style cabinets, a scullery and glass-fronted cupboards so that special china can be displayed. The meticulously finished bathrooms, with hand-picked tiles and fittings, are monochrome retreats.
The outdoors deserve a special mention. Flowing from the living areas is a portico with a raked ceiling that enjoys pool, garden and gully views. It’s also where the owners can admire their labour of love.

PHOTOGRAPHY PAULA SMITHCome on home
There’s enough natural light in this house to put everyone in a good mood — an abundance of it fills the rooms, creating a warm and extremely cheerful atmosphere.
The 270sqm home, in a picturesque rural setting, has space aplenty. Traditional cladding adds charm to the exterior and the spaces, including four bedrooms, two living rooms, an office, two bathrooms, a separate laundry and loads of storage, are beautifully proportioned.
The open-plan layout allows for easy interaction with the rest of the family, ensuring no one misses a beat. A large kitchen, equipped with sleek stone benchtops and top-of-the-line appliances, is a gathering point, perfect for
family get-togethers. From the open-plan living space, everyone has a clear view of the action, and happy family memories are made in front of a focal-point woodburner with its impressive natural stone surround.
For those who appreciate the outdoors, expansive kwila decks provide the perfect spot to soak up the sun. Savour a morning coffee while admiring the magnificent views of the Kaimai Ranges or enjoy a late-afternoon beer as the sun sets over the neighbouring farm.
This gem of a house is contemporary, light-filled and practical: the essence of family living. For more of this house go to houseoftheyear.co.nz
Surf and turf
Home is where the heart is, and this one — sitting prettily under two old p Ō hutukawa trees overlooking Raglan Harbour — is a perfect picture of just that.
Built to replace the original and faded family bach, the compact three-bedroom, two-bathroom, two-living room newcomer makes astute use of the space available in its 173sqm footprint.
Constructed over three levels, with engineered block foundations, it’s an all-weather address lending a gallery-like appeal. Connecting decks protect from both wind and sun, while a covered outdoor area with louvre roof and walls leads to the kitchen and living area.
Inside or out, it’s a delight to behold. Heated, polished coloured-concrete floors with plywood and cedar walls predominate indoors and frame additional touches. These include a feature halo light fitting that throws a dreamy, star-studded reflection on the ceiling. A solid plaster fireplace over aerated stone makes it all the better for lighting up some timber logs to keep this home cosy on cold winter nights.
And when the world-famous Raglan surf’s up, there’s a place to clean up afterwards right at the back door. An exterior shower washes away any wayward black sand. For more of this house go to houseoftheyear.co.nz

Sitting pretty
A 282sqm home sitting on a 9792sqm section means plenty of room for opportunity.
Starting with the outside looking in, there’s an impressive portico providing plenty of entertainment options: outdoor heaters and speakers; lush landscaping and a pond beyond. A bath sitting on a substantial deck adds another touch to the outdoor mix.
Going with the flow indoors is seamless. Here you’ll find four bedrooms, three bathrooms and two living rooms spread over two wings, positioned at right angles to each other. A barn door makes the connection between the central open-plan dining-living area and the second living room. Raked ceilings, skylights and a gas fire keep this home both cosy and bright. Solar flair
Here’s a house that’s one out of the box. Yes, the 126sqm King Country home is a simple, elongated rectangular shape, but everything else about it is out of the ordinary, including its off-the-grid capabilities.
Sleek metal cladding trimmed with warm cedar grounds the house on its site and sets the scene for what’s in store, which is light, warm and lovely.
The three-bedroom, two-bathroom home has been built on a platform to take advantage of wide, green views, but also to accommodate the solar power system. Natural light pours in thanks to large windows, a heattransfer kit has been installed to the log burner and
low-E glass helps retain heat in chilly central North Island winters. On sunny days, the owners can fling open sliders in the communal space and step onto a deck that runs the length of the dwelling.
Given its remote location the home had to be practical, but it also displays real flair. The single-wall kitchen with tiled splashback and walk-in pantry is a fusion of tones and textures, and a raked ceiling in the living-dining-studynook area amplifies the sense of space. The family bathroom and main-bedroom ensuite are elegant with crisp white walls and vanities, grey tiles and black fixtures. For more of this house go to houseoftheyear.co.nz

Let there be light
The site might be compact but the home is grand in every sense. And from the moment you set eyes on this address, a commanding presence is evident.
Built to exacting specifications on the city outskirts, this home radiates style and sophistication. That’s immediately apparent from the reclaimed-brick cladding exterior, which stamps its impression on the house throughout.
A clever design detail sees the use of the same brick carried through the entryway, creating a seamless transition from the outside world to the warm and inviting interior.
Four bedrooms — each of generous size — and two bathrooms are contained within. The main bedroom has its own ensuite and spacious walk-in closet. There are two living rooms, too, in this 242sqm abode.
High ceilings and large windows fill the main living area with natural light, lending a spacious and airy feel, and the elegant kitchen boasts an abundance of custom cabinetry, ample counter space and top-end appliances.
With a substantial outdoor deck, this home is built to accommodate and embrace all seasons. A double internal garage completes the package. For more of this house go to houseoftheyear.co.nz

Football fans may have reached their goal at this new townhouse development that’s popped up in the increasingly popular spot of Cambridge.
The 11 bespoke homes overlook Sir John Kerkhof Park, the year-round home of the Cambridge Football Club. The address is also just minutes from the town centre.
Clad in brick and vertical timber, the terrace houses are all two levels and range in size from 150sqm to 200sqm. Making the most of the space available, the builders — themselves locals — used the maximum permeable land space and there’s plenty of spacious, sun-filled rooms within.
Each home has either three or four bedrooms, with a double or single internal car park too. Off-street parking for guests and visitors is also provided. The north-facing site throws itself open to the best of the sun, and the high ceilings add to the sense of space.
Each townhouse has its own title and there are no body corporate fees to factor in. A service lane for rubbish bins means the entrance remains clutter free.
Football not your thing? No worries. Cambridge is, after all, the home of cycling, rowing and horses. You’ll be spoiled for sporting choice.

Fresh start
High-spec doesn’t need to be large-scale, and this smart duplex property in the north of Hamilton proves the point beautifully. Within its 158sqm floorplan that encompasses three bedrooms, two bathrooms and a powder room, you’ll find airy spaces and pared-back elegant style.
The simple yet smart aesthetic starts with the exterior where grey weatherboards and long-run metal roofing
team with white brick, all low-maintenance materials.
The two-storey design uses cantilevering, recesses and features such as a trio of vertical windows on either side of the front door to inject interest. Landscaping anchors it to its site, which is close to the Waikato River.
On the ground floor is the sunlit open-plan kitchen, dining and living zone. Sliders lead to a patio. The kitchen, all white and glossy and with timber-look panelling at the base of the peninsula, is the centrepiece of this space. On this floor, there’s also the powder room and access to the garage, which has the laundry and is where the house connects with its almost mirror-image duplex.
Up the carpeted stairs are the three bedrooms, including a main bedroom with ensuite, plus a family bathroom with a wide, tiled, glass-fronted shower. It’s fresh, bright and breezy — just like the rest of the house. For more of this house go to houseoftheyear.co.nz

Point of distinction
Perched close to the famous black-sand surf beaches and maximising both the views and the small footprint, the six townhouses in the North Point Residences development feel like a resort. It’s designed for efficient communal living, to blend with its natural surrounds and to make the best use possible of natural light. Situated across two levels, each townhouse is clad in
straw-coloured Abodo eco-timber, with solid-fill masonry blocks on the base that are durable enough to offer protection from the elements. The buildings all feature landscaped courtyards and paths between each of the units to create a feeling of space.
The dual-storey townhouses are 85sqm, with their own double carport and private courtyard. Situated on the ground floor are two bedrooms, a laundry and a tiled bathroom with a large shower; there’s even enough towel rail space for you to hang your wetsuit.
When it’s time for dinner, make your way up the Tasmanian oak hardwood staircase and you’ll find an open-plan living area with full-sized kitchen and a covered deck. Modern classic
At first glance, this charming weatherboard home looks as if it has been part of the landscape for decades. That couldn’t be further from the truth, however. It’s recently built and perfectly meets the brief of “a new home filled with character and warmth”. The three-bedroom bungalow-style house with separate garage is intended to be a forever home for the builder and his family. It also showcases meticulous planning, attention to detail and creative customising — all skills requiring true passion for craftsmanship.
Spread across 198sqm, the house is not the biggest around, but the 2.7m stud height, wider-than-standard
hallway and generous rooms, mean there’s a sense of airiness and plenty of space. The open-plan living, dining and kitchen is large enough for everyone to spread out. Custom cabinetry in the kitchen, living room, media room and laundry adds to the bungalow-style charm. Four separate outdoor areas, some covered, allow the family to thoroughly enjoy the rural surrounds.
This dream home has also been built with sustainability in mind. Rainwater is stored, upgraded insulation has been used and a heat-transfer system installed. This character-filled labour of love is warm in every way. For more of this house go to houseoftheyear.co.nz
Oh what a ceiling
This labour of love showcases this builder's immense talents and craftsmanship. It starts with a grand exterior featuring Abodo weatherboard, plaster and schist. Step inside through the grand, shiny white front door and prepare to be wowed by the generous lobby and living area, complete with mirrored ceiling.
Timber raked ceilings and statement feature walls, combined with a generous use of glass, further illustrate this builder’s singular style.
The 294sqm home is big enough to accommodate four spacious bedrooms, two luxury bathrooms and two living areas. A designer kitchen with touches of marble
and ample storage space offers all the catering bells and whistles. This is a good thing, considering there’s a vast landscaped outdoor entertainment area — with spa included — too. A separate laundry and office keeps work and play areas apart.
There’s room for two cars in the in-house garage that has its own workshop area, although with local parks and shops nearby, you may want to walk instead. When the need to ride does arise, Flagstaff is just a short drive to the Hamilton CBD, and it has easy access to the Waikato Expressway.

There are plenty of reasons to celebrate this house in the rural surrounds of Hamilton. The builder’s home with three distinct wings hits the trifecta with craftsmanship, space and style. From the bold exterior with white brick and Titan cladding to the interior flourishes such as wallpaper feature walls, the 347sqm high-spec property delivers. You can’t help but notice the way the house, with four
bedrooms, two bathrooms and two living spaces, beautifully smudges the lines between inside and out. You’ll see one of the many examples at the entrance, where glass sliders define the hall, separating it from the entry on one side and the rear outdoor room on the other.
The outdoor room itself is snuggled between the open-plan living and kitchen area and the separate lounge, and offers a sheltered space for alfresco dining, get-togethers or just relaxing. The fact that it looks out to a landscaped patio, swimming pool and the peaceful green Waikato landscape only adds to the appeal. A sleek kitchen with butler’s pantry is entertaining heaven.
Three bedrooms and a bathroom can be found in the left wing; the main bedroom, in the right, has a walk-in robe, ensuite and patio. A powder room, study, separate laundry and triple garage make this home practically perfect. For more of this house go to houseoftheyear.co.nz

Sustainable and stylish
A love of nature is evident throughout this H-shaped four-bedroom family home in Morrinsville. Set on a lifestyle block overlooking Mt Te Aroha, this 278sqm home has been carefully designed with sustainability and style in mind.
The Xpod flooring system is 100 per cent recyclable, constructed from recycled materials and
creating zero landfill waste. The Accoya cladding is made from wood sourced from sustainable forests. An acetylation process significantly increases the durability and sustainability of this raw timber, prolonging its useful life, while cedar has been chosen for its thermal qualities providing good heat conductivity and insulation.
But the eco features don’t encroach on comfort. This home makes optimum use of indoor-outdoor flow for entertaining with two large stacker doors that open out to the kwila covered-in deck area. The black and cedar exterior colours are stylishly replicated indoors, with a statement black fireplace in the main living room, black wall paint in the secondary living area and charcoal cabinetry in the spacious kitchen and bathrooms. The effect is dramatic yet down-to-earth.

Have the protection of New Zealand’s leading Guarantee
The Master Build 10-year Guarantee provides homeowners with the best peace of mind that exists in the market. Whether you are building a house or doing a significant renovation –it makes sense to protect your investment.
While the vast majority of building projects go through smoothly, we all recognise that sometimes things can go wrong. The Guarantee provides a process to get a resolution during an emotional and stressful time.
The Master Build 10-Year Guarantee is one of the only products in New Zealand to provide cover if your builder is no longer in business. It is increasingly being requested by name by homeowners and most mortgage lenders. And at less than 1% of the build cost, it makes good sense.
The Master Build 10-year Guarantee provides the most comprehensive cover in the market, including cover for loss of deposit and non-completion. It also provides cover for structural defects, workmanship, and materials. The role of the Guarantee is to support you to get your home finished if your builder cannot or will not complete it.
Our Guarantee provides much greater protection than both the Consumer Guarantees Act and the Building Act. Maybe most importantly, these Acts provide no financial support if your builder goes out of business.
Last year we asked nearly 1,500 customers what they thought of the Guarantee and 83% stated their Master Build Guarantee brought them peace of mind, and 71% would recommend it to someone they knew.
When you choose a Master Builder, you are choosing quality. The Master Build 10 Year Guarantee is a key part of the quality mark. It can only be offered by a Master Builder, because we have undertaken rigorous financial and quality checks.
The Master Build 10 Year Guarantee has protected more than 216,000 homes over the past 30 years
How does a guarantee work?
A Master Build Guarantee is a warranty product and includes insolvency protection. It is not an insurance policy.
With an insurance product, the relationship is traditionally between the consumer and the insurer. With a 10-Year Master Build Guarantee there are three parties involved –the consumer, their builder, and Master Build Services. In general, a guarantee or warranty provides assurance that something will be fixed if it goes wrong, whereas insurance provides an offer of compensation for loss. The vast majority of claims under the Guarantee are settled with the builder returning to site to address the issues. This is always our first course of action.
You are covered for:
Loss of Deposit and Non-Completion
Workmanship and Materials
Structural Defects
Temporary Accommodation
While you’re still building our Guarantee protects your deposit and covers you for non-completion and remedial work (you can choose to opt out of this cover).
Your project is covered for defects in workmanship and materials for two years after your building work is completed.
You’re protected for any structural defects including weathertightness issues (rot and fungal decay) for 10 years from the date your Guarantee is accepted.
If your home is unable to be lived in after it has been completed as a result of the damage in your claim, you will be covered for costs and expenses relating to removal, storage and alternative accommodation to a maximum value of $10,000.
masterbuilder.org.nz
The Guarantee does not cover contractual disputes. Master Builders provides a free disputes resolution service to help resolve these issues.Home sanctuary
Big is beautiful in this Hamptons-style show home that sits at the base of Sanctuary Mountain Maungatautari. It starts as it means to go on, with a dramatic entryway and high-raking ceilings that offer a distinctive introduction to the spacious open-plan living areas.
Four bedrooms and two bathrooms make up this home, which has been designed to suit a variety of lifestyles and never go out of style.
The heart of the single-level home is the open-plan living and dining area with a designer kitchen. But if you prefer to relax, you could always retreat to the separate lounge with recessed ceiling that doubles as a media room.
Open up the doors and go with the outside flow: there’s truly plenty of space to play on this 2785sqm section. A golf putting green is already in place and there’s ample space for a pool, if you feel like splashing out.
Pukekura is just a 10-minute drive from Cambridge town centre and its abundant shopping, sporting and lifestyle facilities. Hamilton and Tauranga are within easy driving reach, too.

Designed to be an accessible three-bedroom home in the urban market, this easy-care 163sqm show home is an inner-city North Waikato haven.
The earthy tones of the brick cladding and coloured steel roofing blend well with the landscaped frontage planted with natives and hardy shrubs.

Triple treat
Three is a special number in this sublime Cambridge show home. Firstly, the house consists of three linked pavilions designed to lay across the section to maximise sunlight and lend street appeal. You’ll also find three bathrooms, three living spaces and a footprint of just over 300sqm. Bedrooms? There are three — plus a gorgeous main suite with its own tiled bathroom, lounge and private deck. In fact, in this wing the opulent suite only has the double garage as its neighbour. In the centre pavilion you’ll find an open-plan living, dining and kitchen zone with scullery, entry and office. A feature scissor-truss ceiling and 2.4m-high joinery add
volume and usher in light. Limestone benchtops in the kitchen, and engineered stone in the scullery, laundry and fireplace cabinetry, draw the eye.
A link containing a lounge and bathroom separates the second pavilion from the third, which is where you’ll find the remaining three bedrooms, one with ensuite and deck.
Alfresco entertaining is covered with an almost 30sqm outdoor room with a fireplace and three skylights. For cool Waikato nights indoors, a fireplace and twin-ducted heating system keep things toasty. A vertical cedar and plaster exterior only adds to the appeal of this lovely home. This show home is so luxurious it could be mistaken for a holiday lodge. With its gently sloping roof and stately columns, this 230sqm home encapsulates country living.
The exterior is a combination of Hinuera stone, cedar shiplap and James Hardie Oblique cladding, creating a smart and stylish first impression.
Inside, things get even better with glorious raked ceilings, and skylights which allow the light to stream through. The layout is a fine example of how thoughtful design, specification and attention to detail can create something truly special; with four bedrooms, two tiled bathrooms and two living rooms, the design flows
seamlessly from one room to the next. The main bedroom is truly king-sized with a mammoth walk-in wardrobe and ensuite that’s more akin to a spa.
Other luxurious extras include a gas fireplace in the lounge and a beautiful built-in display case opposite the kitchen. The portico and outdoor living off the kitchen and living room make catering to celebrations simple and easy.
Sustainability is a key part of the design too, with a ducted heat-pump system, double glazing and airconditioning throughout. In every sense, this home is warm and inviting.

Once upon a time it was a cottage. Now this Cambridge charmer is a grown-up version of its former self. The 47sqm extension has enabled this house to spread its wings, with a laundry, bathroom, separate toilet and main bedroom ensuite contained within the revamped look.
It helped that the client is an interior designer: somebody who wanted to retain the home’s character while giving it the new lease of life it needed. That’s why you’ll see a dedicated effort to tie the old with the new by reusing existing materials.

Those internal doors have been here before, in other places. Additional doors have come from a demolition yard, as have the leadlights in the powder room.
Concessions to modernity lie in new double-glazed timber joinery throughout the house. There’s a ducted underfloor heating and cooling system and upgraded insulation. Generation next
This much-loved 1970s home needed new life injected into it. The adult children were returning on a repeat basis, now with their own kids in tow, for family get-togethers. So began the season of transformation.
After extensive engineering work, both in the groundworks and to the original structure, the new shape began to emerge. Out went the dated floorplan with separate living spaces; in came a large open-plan living

Vanity PROJECT
With its rolling surf, black-sand beaches and bush-lined hills, it’s easy to see why Sascha Kreßmer and Christina Schregel based their business in Raglan. Partners in life and in work, the pair run Motide, a furniture and kitchen- and bathroom-design company where nature is at the heart of their enterprise. Natural materials such as rattan, cork, stone, linoleum and reclaimed timber feature widely in their handmade vanities and cabinetry, and everything is sawn, jointed, turned and sanded using traditional woodworking techniques.
“Nature is a huge source of inspiration for me, and respect for the environment was instilled in me from an early age,” says Sascha, who is the ‘maker’ of Motide’s designs.
“Wood is a material that I love to work with and find incredibly beautiful in its texture, tones and feel. I approach working with it with great care and respect, allowing its characteristics to guide me as I transform it into a piece of furniture,” he says.
Christina, who manages the design side of the business, adds: “In our design process, we embrace the textures and hues found in the environment. Our products are timeless pieces that withstand the wear and tear of daily use and only get more beautiful with age.”
The pair hail from Germany but have lived in New Zealand for 16 years. Before starting Motide in 2017, Christina worked as an architect for 13 years, and Sascha was a joiner and architectural technician. These days he prefers being on the tools more than using computers, although he employs his technical background to apply mathematical precision to his furniture.
Christina uses her architectural and design knowledge to create kitchens and customise pieces tailored to clients’ homes. She enjoys being able to focus on detail and functionality. With a movement away from fastfurniture, and towards longer-lasting products made using sustainable construction techniques, there’s an increasing demand for Motide’s bespoke creations.
“There is a growing awareness of the importance of
knowing where and how items in your home are made. More consumers appreciate artists and artisans who work with natural materials and are opting for handmade pieces over fast-furniture,” she says.
“We strongly believe that quality manufacturing and sustainability go hand in hand, and we strive to build products that are made to last as a testament to our commitment to a sustainable future.”
Although furnishing a new home can be daunting, when choosing pieces for a home or planning bathrooms or kitchens, Christina advises homeowners to think about their favourite colours and personal style right at the beginning of the process. Planning the space carefully is also essential.
“Instead of approaching each room as a separate entity, consider choosing a design style that can be applied throughout the house for a harmonious look and feel. By selecting a theme, you’ll make it much easier to find furniture pieces that fit your style,” says Christina.
“Proper space planning is also crucial to be able to visualise how your furnished space will look. It’s important to consider the layout of each room, including its dimensions, lighting and spacing. Ensuring the size of your furniture fits within the space and that pieces sit together without overcrowding is key to a functional and aesthetically pleasing design.
