HOUSE OF THE YE AR 2021

Welcome

to the Registered Master Builders House of the Year 2021 magazine for the Wellington & Wairarapa Region Once again, the prestigious Registered Master Builders House of the Year competition has attracted hundreds of top-quality entries from around New Zealand. These new builds and renovations have wowed our expert judges, who are all leaders in the fields of construction and architecture. We hope you enjoy this annual showcase of craftsmanship from the Master Builders in your region. The results go live at www.houseoftheyear.co.nz on July 31. Regan Powell, President | Registered Master Builders Wellington Branch

How the Registered Master Builders House of the Year competition works All entries are awarded points by two judges (a builder and an architect). The projects with the highest scores are given Gold Awards and the best become Category winners. Then, the highest points-scoring Category winners are named Local Supreme House of the Year or Local Supreme Renovation of the Year. Entries are judged on building excellence, but also on their lifestyle value, so you’ll see kitchen, bathroom, outdoor living and sustainable home awards. Excellence in workmanship is recognised by the coveted Craftsmanship Award. The Wellington & Wairarapa Region competition, one of 11 regional House of the Year events, is held on July 30. You can see all of the results at www.houseoftheyear.co.nz from July 31.

It’s easy to bemoan the amount of plastic in the world, but much harder to do something about it. This book helps readers end their reliance on the material and suggests easy swaps that are much kinder to the planet.

Wood, we are told, is style. This hardback shows how it is used in homes all over the world and guides architects, interior designers and builders in the many ways it enhances modern buildings. Even daring architecture is given warmth and cosiness.

When you first see this 360sqm home, you get the sense it has always been there. With its rustic, yet-refined aesthetic, the roomy residence sits naturally within the rural landscape. Although this is undoubtedly a large house with luxurious features and detailing, it is also a comfortable, easy-to-live-in home. The combination of stonework, vertical cedar, and exposed beams and rafters reinforces connection to the landscape, while creating character and visual intrigue. In winter, this home really comes into its own with a choice

of two large floor-to-ceiling fireplaces embedded in stone – there’s one in the main living area and another in the den. The theme of warmth and comfort has also been woven into the outdoor entertaining areas. Two large stone fireplaces have been incorporated into a sheltered courtyard and the separate outdoor living and dining area. In the summer months, an impressive in-ground swimming pool provides the backdrop for years of fun childhood memories and family gatherings. For more of this house go to houseoftheyear.co.nz

What do you do when the kids are leaving home and you no longer need 400sqm of family house – especially an older one requiring maintenance? You subdivide your section and build a smaller, low-maintenance, high-quality dwelling that has an apartment-style feel to it. The sharp lines and square forms in the design of this 225sqm three-bedroom house appealed to the clients. So did the spacious open-plan living and entertaining area, plus the fact the home is designed to work beautifully on the site. One of the challenges was keeping

the three-storey property within the height restriction plans. The owners wanted to use quality, durable materials, such as painted shiplap cedar on the exterior and marble tiles and French oak flooring inside. One of the owners lent her skills to the design of the kitchen – her masterpiece. Eleven metres of dark cabinetry behind the island extend into the outdoor area, connecting it with the kitchen. The clients were deeply involved with the build and made it a pleasure to be part of the project. For more of this house go to houseoftheyear.co.nz

A blue-chip location called for a special home and the builders stepped up to the mark. Replacing an old house, this jewel at the top of the hill basks in all-day sun and takes in sweeping panoramas of Wellington, the harbour and nearby mountain ranges. All rooms have views, but the vista from the luxury of the main-bedroom ensuite is second to none. The lounge opens to a large west-facing deck. Deck is an understatement for what has been achieved here. It’s no simple extension to the 192sqm house – it is truly an engineering feat, given it sits atop a double garage that

has been excavated into the hillside. An open-plan kitchen, living and dining area means everyone can enjoy the space and grandstand position. The views are pretty good inside too. Bamboo details are used for the kitchen shelves and vertical-slat balustrade. This house may be exposed on its perch, but it’s seriously warm. Underfloor heating; double-glazed, thermally broken windows; and passive heat from the sun and a concrete slab make it light and cosy. It’s a win-win for the owners – dramatic scenery and a warm home. For more of this house go to houseoftheyear.co.nz

STANDING GRAND Building a home to capture panoramic views invariably comes with a few challenges, and this one, located at the top of a hill in Paraparaumu, was no exception. With its elevated position, the site is exposed, and had a significant amount of gorse to be cleared, as well as covenanted bush to consider. The build team worked closely with the homeowners to bring their grand dream to reality.

A steep slope, tricky access and unstable soil? No worries for the IConstruct builders who were able to overcome the challenges and craft this beautiful architectural home. Significant engineering was required to anchor the 149sqm house to the difficult site, but the results are stunning – and so are the views over Cook Strait. The three-bedroom house also captures all-day sun for the family in residence. It’s clear this home has been built to respect its environs – it follows the natural slope of the land and its dark tones complement the surrounding bush.

The cladding incorporates beautiful timber rain screens, one discreetly hiding the laundry door. Clever. Inside, natural light floods in through bespoke skylights. The bathroom and ensuite, which have white subway tiles, enjoy vistas, but also seclusion and intimacy. High windows in the living zones invite sun and views of treetops, but maintain privacy. The kitchen, with clean, matte-white finishes, oak accents and handle-free cabinetry, is a streamlined affair. And the deck? It’s big – for those big, beautiful views. Q&A HOW TO BUILD A HOME THE RIGHT WAY

Master Build 10-Year Guarantee. It gives us peace of mind knowing that if something does go wrong, Master Builders will help resolve any issues and finish our home. At less than 1 per cent of the build cost, it was a no-brainer for us. How did you find working with your builder Nate? It was a fantastic process. Nate brought a wealth of building knowledge to our project. Having someone who truly knows his stuff put us at ease. Discussing the build with him was always a highly productive experience as he is never afraid to give you his honest opinion. His focus was never about up-selling. Instead, he was dedicated to what he thought was best for us and our home. He understood our budget from the outset and helped us to ensure we got great value for money.

Building a new home can seem daunting, but Waikato’s Nicole Kara couldn’t be happier with her decision to build

Nicole Kara and her husband Kurt built their dream house in Hamilton – a home for themselves and their two young children, as well as Nicole’s parents. The project was a rewarding experience, which Nicole credits to the work of her team of Master Builders at Sentinel Homes. The build took place last year and the lockdowns certainly added to the apprehension that all homeowners feel during the building process, but Nicole says she is incredibly happy with how the project evolved and believes there has never been a better time to build. We caught up with Nicole about the process and asked her to share tips for others who are thinking about building their own homes. What would you say to those considering building a new home, particularly at this time? It’s worth taking the leap. Like anything, you can spend hours thinking about what could go wrong. Despite uncertain times, we know we made the right decision. For us, the timing couldn’t have been better – interest rates were low and our builder and his team had capacity. We were considering renovating, but convinced ourselves that if we are going to spend all that money then why not get exactly what we wanted. We found a bit of land and made the jump into building a home that’s perfect for our family.

Do you still believe this? We all know there’s a housing shortage, which means we should all be motivated to build new, where possible. One of the best assets in New Zealand is real estate. Kiwis love property – we can see it, understand it and its value holds up over time. Low interest rates have made it an ideal time to build. Everyone is trying to buy homes and they are all being snapped up. Rather than joining the race, and having to settle for something that’s not quite right, we decided to spend this time on our build. Tell us about your build. We chose a Master Builder to ensure we had the backing of a trusted organisation. We worked with Nate Alley from Sentinel Homes on our family home just outside of Hamilton. How did you go about finding a builder you could trust? We did our research, shopped around and asked friends. We took on board customer testimonials and reviews. In the end, we went on the recommendation of a friend of friends who had worked with Nate before and spoke really highly of him. Nate being a Master Builder helped us make the decision – by choosing a Master Builder we knew we were choosing quality and someone we could trust. It was also very important for us to be protected by a guarantee, especially with an investment of this size. Only Master Builders can offer the protection of the market-leading

What advice did your builder give you about the specifics of your project? From the start, Nate and the team had a real emphasis on quality and what would give us the best outcome in the long-term. Sometimes the cheapest option is the cheapest for a reason and won’t last. We had plenty of conversations specifically around what materials were best. Nate was great at explaining the cost behind certain materials and then would recommend what he’d use himself. Obviously, I’m not a builder, so we came in with no real idea of what was best. To have that expertise and advice on hand was really comforting. A big focus for us was the importance of the sustainability and durability of the house. This led to our decision to use brick for our exterior, rather than cedar, as it requires less maintenance. Do you have any tips for others about how to best work with your builder? My number-one piece of advice is to build a strong and trusting relationship with your builder, right from the start. Second is frequent and clear communication. Sentinel Homes was incredible with this, and I would be quick to recommend them to anyone. Another bonus of working with Sentinel Homes is their use of the CoConstruct app. This allowed us to stay informed about the progress of the build with regular updates and photos. It also provided us with a place to keep everything in writing, which we could easily refer to. It really helped us keep on top of things, especially when you’re trying to think of what you might have missed. It keeps the work trucking along by allowing you to be able to respond to approvals in real time. It’s great to see this kind of technology available.

The pavilion form was the inspiration for this three-bedroom family home that delivers the architectural style the clients wanted, plus plenty more. Split over two levels, the 209sqm house has sight lines throughout to create a sense of space, and a doubleheight living area connects the ground floor with upstairs. It’s a dramatic design move that anchors the rear of the property to its outdoor living spaces. Downstairs, you’ll find the open-plan living, kitchen and dining zone in gleaming white with black accents, such as feature lighting hanging from the lofty ceiling.

The kids’ zone is in a separate wing downstairs and also accommodates overnight guests. This area contains a separate laundry and large storage areas tucked behind sliding doors. A striking black balustrade leads you upstairs to the mezzanine where you’ll find a library, study nooks and the main bedroom with walk-in wardrobe and ensuite. This was designed to be a stylish, efficient and warm forever family home that makes the most of its beachside location. It’s fair to say, mission accomplished. Clad in bandsawn oiled weatherboard with sleek black accents, this stunning home blends character with a sophisticated modern aesthetic. On entering through the large black alloy door, guests are welcomed into a vaulted light-filled living area. Floor-to-ceiling windows and well-placed skylights warm the polished concrete floor. In winter, a wood burner keeps the space extra cosy, and on sunny days, the large sliders open to the outdoor living and barbecue area. The sleek and stylish kitchen is located at the heart of the home. It makes a striking centrepiece – a blend

of black cabinetry and oak panelling, complemented by contemporary lighting. The central island features an overhang stone benchtop, especially designed for this space. A beautiful barn-style door leads from the kitchen through to three large bedrooms and two fully tiled, immaculately appointed bathrooms. For extra warmth and comfort, the bathrooms have underfloor heating. To complete this 230sqm home, the downstairs area has a fourth bedroom, an office and a media room. As you stand in the beautiful bright kitchen and living area of this family home, uninterrupted lake views framed by large sliders appear as grand works of art. The 163sqm floorplan has been masterfully designed to maximise light and space. A key factor to enhancing the sense of space is being able to see the lake from the front of the house. To provide privacy from neighbouring houses, the design incorporates two pavilion structures built around a central courtyard. This serves to concentrate the view inward as well as focussing on the idyllic outlook.

The pavilion design also separates the living side of the house from the sleeping areas. The open-plan kitchen and dining area feature large sliders that lead to a generous timber deck bordering the lovely lake. The living area opens out to a separate, covered deck, which is sure to become a well-used year-round entertaining space. Attractive bevel-back Siberian larch complements black metal cladding and creates a natural exterior aesthetic in keeping with the surroundings. For more of this house go to houseoftheyear.co.nz

Inside, the kitchen and adjoining

living and dining areas enjoy fabulous, elevated views over the rolling green valley. VIVA LA VILLA If you didn’t know it, you’d think this was a 1900s villa that had been lovingly maintained or restored. In fact, many passers-by have commented on the flawless restoration of the house, which looks as if it has been there for a century. But this 131sqm three-bedroom home is brand new, with all the advantages of modern-day technology and all the comforts. It’s undoubtedly a win-win for the

owners – a warm, energy-efficient house with the charm and character of a timeless classic. Clad in rusticated weatherboard and with a bay window, this replica villa perched on a hillside is comfortable and cosy. It’s also off-grid. Solar panels have been installed to the north, providing power to the house. The water is heated by solar energy and a wetback, which also warms the radiator in the bathroom. Exterior joinery with low-e coating and argon gas keeps the warmth inside and the cold weather out. Water arrives from two rain-water tanks high above the house. This is a quality, beautifully crafted home that’s true to the villa’s roots – think timber floors, covered verandas and more – but is also tailored to modern needs. MADE TO MEASURE They say good things come in small packages, and this 131sqm home is an excellent example. With three bedrooms and two bathrooms, the design is spacious, open and inviting. The client-led aesthetic reveals a masculine and modern palette of grey, black and white. Exposed concrete flooring and an attractive 2.4m ply ceiling

with negative detailing delivers definite ‘wow’ factor. The thermal mass of the concrete flooring, combined with ample glazing, means the home generates and retains warmth, which is boosted by the free-standing fire. The hub of the home is the modern kitchen with integrated butler’s pantry. The contemporary design complements the homeowners’ love of entertaining and flows effortlessly out to the patio. Both bathrooms are handsomely finished with black tapware and punches of white. This contrast against the grey walls creates strong visual appeal. On the exterior, vertical corrugated cladding is impeccably finished and blends beautifully with the decking and landscaping. For more of this house go to houseoftheyear.co.nz

Once it was a driveway leading to an existing house. Now with some clever calculations and planning, there’s a new home at the top of the site. And there’s still ample access to the original home. Centred in the heart of Lower Hutt, the new build is well positioned within walking distance of all major amenities. Step into the ground floor and enjoy open-plan living and all-day sun. The kitchen, which is dressed in black, is connected to the living area – a proud place from which to entertain indoors, if the outdoor living area is affected by the weather.

The two-storey design makes efficient use of space – you’ll find the laundry discreetly tucked away under the stairs and stacked sliders lead to the main outdoor area. Design ingenuity in this compact home carries on upstairs, where you’ll find two large bedrooms, plus a study that could accommodate an overnight guest. A well-appointed bathroom serves this area, while a guest bathroom serves the downstairs. A sharp contemporary look is achieved on the exterior, thanks to the contrasting use of cedar on black Stria. This smart 162sqm free-standing home is at the more affordable end of terrace-style options. The development has a range of homes with different facades, yet all designed to present a cohesive look within this new community. One of the real advantages of this house is its internal configuration – flexible enough to serve as a fivebedroom home, or a four-bedroom with a second living

You only need to step inside this three-bedroom house to recognise the clever design. It starts with the welcoming entrance – a covered area with feature pillar. At its heart, this home has a large contemporary kitchen with scullery, and an open-plan dining and living area. This space flows out to the private covered alfresco area, designed to capture the afternoon sun. With elegant landscaping and a natural flow between indoors and out, it’s a great place to relax or entertain. The owners can spend time outdoors in all weather and enjoy the evening sun as it sets over the rugged Tararua Range.

A 70s bach in a beautiful beachside location had seen better days, so the owners decided to have it completely transformed and extended for their growing family. This renovation entailed larger bathrooms, a spacious laundry, separate toilet and two living areas that open to a deck and outdoor living. The project also involved improving energy efficiency, sustainability and, given its coastal position, durability. Aluminium guttering and windows, and a corrugated iron roof do the hard work. And with energy efficiency high on the list, there’s a

The addition of an attractive kitchen and butler’s pantry ensure this family can indulge their passion for garden-to-table dining. Move from the statement entrance into the 167sqm home and you’ll notice a coastal-cool colour scheme, a feature wall and an open-plan living space that spills effortlessly to outdoor decking. Rebuilt with sustainability and future-proofing in mind, the family who lives here will enjoy it for years to come. For more of this house go to houseoftheyear.co.nz

BEHOLD THE BOLD There’s nothing unassuming about the material palette on the exterior of these duplexes. You’ll find vertical and horizontal timber cladding juxtaposed against black brick, which contrasts with gleaming white plaster. This unashamedly bold facade is also a timeless one. Brick was selected for its popularity, proven performance, longevity and good looks, and the aluminium window shrouds create a real point of difference.

These homes have been designed with professional couples and young families in mind. Each of the three double bedrooms is roomy and situated upstairs, so there’s no separation from young children. An upstairs toilet and main-bedroom ensuite make this a very practical first home. The larger floorplan also allows for a single internal-access garage.

The open-plan kitchen, with tiled splashback, has a breakfast bar that separates it from the dining area. French doors from the light, airy living zone lead out to the courtyard and rear section. All that’s left to do is clip back the doors, step outside and enjoy alfresco dining, entertaining and relaxing with the family. For more of this house go to houseoftheyear.co.nz

a new level of quality in Upper Hutt residential architecture. With the middle units, the designers were determined not to allow affordability to compromise the finished product. The same fixtures and fittings used in high-end homes in the village were incorporated into the design. Outside, contemporary flair is evident in parapets that contrast with the gables and monopitch

roofing elsewhere. The goal was for each unit to complement the block and wider development while maintaining its identity. Architectural enhancements include aluminium louvres. As show homes go, this is a beauty – two-storeys perched on a ridge with three sides connecting with a reserve covered in native bush. Not only an exemplar of good building practice, it also demonstrates what can be achieved on a tricky site and how to beautifully settle a home into a bush-clad section. Built to maximise all-day sun and beautiful surrounds, the four-bedroom, two-bathroom home has spacious living, plenty of glass and outdoor areas that nestle into the environs. Extensive use of dark timber on the outside helps embed the 268sqm house on the site.

Inside, the timber decor dovetails with the views. Skylights crafted into timber ceilings funnel light into living spaces and glazed doors open the house to stairs and the lush, green expanses beyond. The elegant kitchen is part and parcel of the open-plan living area and has a walk-in pantry. Although this home, which also has a double garage, laundry, study and powder room, is built over two levels progressing down the site, it has been future-proofed for potential owners. Inside you’ll also find a lift. For more of this house go to houseoftheyear.co.nz

LOOK ON THE BRIGHT SIDE Evie Kemp’s kitchen is the antithesis of the one- and two-tone examples we’ve seen in recent years. When the Kiwi designer, known for her joyous interiors, gave her own kitchen a makeover, she opted for brightly painted cabinets, a black sink, tap and lamps, and tiles that she added colour to herself.

GARDENS GARDEN

5 TREES FOR SMALL GARDENS

Seven sins of

LANDSCAPING Landscaping and establishing a new garden is fun, hard work and not without its pitfalls. Here are some of the most common garden and landscaping blunders to avoid, says Mary Lovell-Smith

THINKING there’s not enough room for trees, or even one tree. There is always room for at least one in a garden. Can it be called a garden if it is treeless? No, rather, it’s a dispirited chunk of outdoors. A tree brings shade, sound, colour, perspective and movement to a garden. It’s just about working out which is best for your situation. (And, remember, trees will increase the value of your house should you sell it.)

MISTAKING outdoors for indoors and making outside ‘rooms’ that attempt to obliterate what the outdoors is all about – nature. Embrace the elements and refrain from filling up your outdoor space with rugs, sofas, TV screens, heaters, lamps and the like. Hedges make wonderful walls, tree canopies ceilings and flagstones floors.

IMAGINING that every house, no matter the style or age will benefit from a deck. Many homes don’t suit the standard timber deck. Show imagination and design a deck (or get a professional to design one) to suit and enhance your home. Not that decks are the be-all and end-all; it may be that a concrete or tiled terrace or patio, veranda or porch will work better for you.

66

R EGIS TER ED M AS TER BU ILDERS

FORGETTING there are four seasons – not just spring and summer – when blossom and flowers are doing their thing. Also plant for autumn and winter, with plants and shrubs that bloom late, have leaves that change colour and berries to attract the birds.

NEGLECTING the view of the garden from indoors, which is most often how we see our gardens. This may mean framing it out of a window with foliage, or placing a particularly pretty shrub a couple of metres from a window to draw the eye outside.

WANTING to control every inch of the garden. Banishing weeds, keeping hedges razor sharp, and maintaining perfectly manicured lawns is fine, but what about the creatures that live in the garden and make homes in the likes of rotting logs or long grass? Also, the price of maintaining such a tidy garden is a high cost in labour or, worse, chemical warfare and its collateral damage.

PAYING the price of impatience by choosing fastgrowing trees and hedging plants. These are wonderful

A key to choosing trees for modest gardens is not so much the size, but how dense and dark they will be in full leaf. Those with an open aspect and sparse leaves are preferable. The other consideration is getting your money’s worth from the tree, such as flowers in spring and summer, colour and fruit in autumn.

Jacaranda mimosifolia

Smothered in clusters of fragrant, purple blooms in spring and summer, jacarandas are a sight to behold. Prefers warm climates or at least a sheltered, warm spot.

Judas tree (Cercis siliquastrum)

This pretty, deciduous tree has heartshaped leaves and clusters of bright pink flowers followed by showy, dark purple pods. Prefers free-draining soil.

Amelanchier canadensis

A small, spreading tree with starry white flowers, and coppery new leaves that turn green before developing brilliant colours in autumn. Tolerates wet soil and drought.

Zelkova serrata

Also known as Japanese elm, this beautiful tree has a wide, spreading habit and gently weeping branches. Its red-purple colours can be stunning, especially in areas with chilly autumns. Prefers moist, well-drained soil, in full sun or partial shade.

Kōtukutuku

Tree fuchsia, or Fuchsia excorticata, has stunning rust-coloured papery bark and its branches grow at interesting, twisted angles. Bees love its red and purple flowers. Prefers moist soil.

for the first few years when they shoot up to successfully provide privacy or hide something unsightly. However, once they reach the desired height they won’t stop growing. You’ll find they will require a lot more work to keep trim than many slower-growing species.
