The Wairarapa / Wellington Region competition is one of 10 regional House of the Year events held in November. The Wairarapa / Wellington Region results go live at www.houseoftheyear.co.nz on 13 November. Each category is judged by a pair of judges (one builder and one architect) who rate each property against a scorecard. The highest points-scoring Gold Awards in each category become the Category winners. The highest points-scoring Category winners are named the Local Supreme Winner for a New Build and the Local Supreme Winner for a Renovation. As well as being judged for building excellence, entries are rated for their lifestyle value. FRONT Kāpiti Coast-based interior designer Vanessa Webb is the owner of Dress My Nest. Here, she talks smart buys, inspiration and style

V

anessa Webb loves being part of the building process for clients’ homes, as well as adding the finishing touches. Vanessa is the owner of Dress My Nest, an interior design firm operating across the Wellington region. She describes herself as a client advocate, bridging the gap between homeowner and tradespeople and ensuring a client’s vision becomes a reality. Her new studio on the Kāpiti Coast gives the public access to her homeware, furniture and soft furnishings. How would you describe your home and style? We live 200 steps from the beach which I absolutely love, however I do feel I’m a city girl at heart so I definitely have a more contemporary take on a coastal vibe. I love a well thought-out interior erring on the side of minimal, but with two parents working from home, two daughters who love ‘things,’ a cat and a dog, clutter is a constant battle. What inspires you about living in your region? In the past I craved travel and found inspiration that way. This year has changed that and now I’m looking around me for inspiration. Whether it’s a walk along the beach, or a drive around the Pāuatahanui Inlet, I’m taking more notice of the colours and textures and finding myself drawn to colour schemes inspired by nature. What’s the last thing you bought for your home? My new design studio means that after five years of working at home I’m finally going to have a designated workspace. I’ve been decorating that and filling it with my favourite

things. I’m passionate about working with New Zealand designers and manufacturers and two of my favourite purchases are made by Kovacs Design Furniture in Christchurch. I bought a swivel chair for the design studio and one for home.

If money was no object, what would you get for your home? We live in a 30s stucco bach that has been added on to. We’ve toyed with the idea of moving and building, but we love our location so made the decision to work with what we’ve got. We’re desperate for double glazing and better insulation.

‘More people are working from home – it should be somewhere you love to be.’

What’s your favourite room in your house? Our bedroom. The scale and the views are something I could never give up. It’s also separate from the rest of the house with its own outdoor area, so climbing the stairs is an escape when life is busy. I had the bed base upholstered and settled on Peonia fabric from Mokum for the headboard. The lights were a limited edition colour which were hand blown on the Gold Coast. I love the pink and green – it’s a colour scheme I find very restful. What’s the trend you wish would make a comeback? Less fast fashion. If we make purposeful decisions when selecting furniture and furnishings, items are more meaningful and we won’t tire of them.

Where would you spend most of a renovation budget? I love helping clients ensure the permanent features are perfect so their homes will always have good bones. They can always update the furnishings. You’ve got a day to refresh your house. What do you do? Paint. During lockdown we painted our black lounge a soft sage green. What should every home have? A sense of joy. In 2020 people are spending more time in their homes. It’s important it’s somewhere you love to be. When the owners of this home decided to build on the site of an 1880s cottage, they wanted their new home to fit in with the wooden villas and cottages of its neighbourhood. As a result, the three-bedroom house needed to be sympathetic to the historical Mount Victoria streetscape. This was achieved through the design – a twin-gabled villa – and the materials used. From the street you can see large sash windows in the upper-level gables and the entrance is understated. The city-facing elevation features two striking double-level bay windows. A lower level is clad in rendered plaster

painted to contrast with the light weatherboards. The kitchen colour palette works tonally with the rimu flooring throughout the home, and the island is like a piece of furniture in the open-plan space. There’s also an annex for breakfasting in the sun. Finishes in the kitchen include timber veneer, stainless steel and composite stone. In the three bathrooms, you’ll find natural travertine tops and timber veneer cabinetry. The 282sqm house also has impressive outdoor living options, given its compact inner-city site. Q&A HOW TO BUILD A HOME THE RIGHT WAY

How are you finding working with your builder Nate? It has been a fantastic process. Nate brought a wealth of building knowledge to our project. Having someone who truly knew his stuff put us at ease. Discussing the build with him is always a highly productive experience as he is never afraid to give you his honest opinion. His focus was never about upselling. Instead he was dedicated to what he thought was best for us and our home. He understood our budget from the outset and helped us to ensure we got great value for money.

Building a new home can seem daunting, and even more so in these uncertain times. But Waikato’s Nicole Kara couldn’t be happier with her decision to continue to build through the disruptions created by Covid-19. Nicole Kara and her husband Kurt are well into building their dream house in Hamilton – a home for them and their two young children, as well as Nicole’s parents. So far, the project has been a great experience and Nicole credits this to the work of her team of Master Builders from Sentinel Homes. The Level 4 lockdown certainly added to apprehensions all homeowners feel during the building process, but Nicole says she is incredibly happy with how things are going and believes there has never been a better time to build. We catch up with Nicole about the process and asks her for tips for others thinking of building their own homes. What would you say to those considering building a new home, particularly at this time? It’s worth taking the leap. Like anything, you can spend hours thinking about what could go wrong. But now we’re deep into the building process, we know we made the right decision. For us, the timing couldn’t be better – interest rates are low and our builder and his team have capacity. We were considering renovating, but convinced ourselves that if we are going to spend all that money then why not get exactly what we want. We found a bit of land and made the jump into building. We can’t wait to live in a home that’s perfect for our family.

Do you still believe this, even with market uncertainty? We all know there’s a housing shortage, which means we should all be motivated to build new, where possible. One of the best assets in New Zealand is real estate. Kiwis love property – we can see it, understand it and its value holds up over time. Low interest rates have made it an ideal time to build. Everyone is trying to buy homes and they are all being snapped up. Rather than joining the race, and having to settle for something that’s not quite right, we decided to spend this time on our build. History tells us that when there is a softening in the market, if you hesitate, you can miss the boat. Once demand starts to creep back up, prices will increase. My advice is, if you are in a position to do so, now is the time. Tell us about your build. We chose a Master Builder to ensure we had the backing of a trusted organisation. Since November last year, we’ve been working with Nate from Sentinel Homes on our new family home just outside of Hamilton. We’re currently right in the thick of it. Our roof has just been finished and we’re underway with the plumbing and wiring. All things going well, we should be finishing the place by early next year. How did you go about finding a builder you could trust? We did our research, shopped around and asked friends. We really took on board past customer testimonials and

What advice did your builder give you about the specifics of your project? From the start, Nate and the team had a real emphasis on quality and what would give us the best outcome in the long term. Sometimes the cheapest option is the cheapest for a reason and won’t last. We had plenty of conversations specifically around what materials were best. Nate was great at explaining the cost behind certain materials and then would recommend what he’d use himself. Obviously, I’m not a builder, so we came in with no real idea of what was best. To have that expertise and advice on hand was really comforting. A big focus for us was the importance of sustainability and the durability of the house. This led to our decision to use brick for our exterior, rather than cedar, as it requires less maintenance. Do you have any tips for others about how to best work with your builder? My number one piece of advice is to build a strong and trusting relationship with your builder, right from the start. Second is frequent and clear communication. Sentinel Homes is incredible with this, and I would be quick to recommend them to anybody. Another bonus of working with Sentinel Homes is their use of the CoConstruct app. This allows us to stay informed about the progress of the build with regular updates and photos. It also provides us with a place to keep everything in writing, which we can easily refer back to. It really helps us to keep on top of things, especially when you’re trying to think of what you might have missed. It keeps the work trucking along by allowing us to be able to respond to approvals in real time. It is great to see this kind of technology available.

The success of the project is due, in part, to delivering a bespoke design on a complex, precipitous site, but the new build succeeded in another way – it also met a tight budget. The 260sqm building that steps down the hill is divided in half and each unit has three bedrooms. The exterior of the building is clad in low-maintenance black corrugated Colorsteel, mostly fixed vertically, but there are strong clues that each townhouse has its own distinct character. Aramus wanted to showcase strong architectural materials, including exposed concrete, steel, cedar and glass, in its Aotea show home. And the finished house achieves this and more. The four-bedroom home is elevated with excellent views of Te Awarua-o-Porirua Harbour, but the extreme wind conditions and sea spray needed to be factored in. The exterior is clad in vertical cedar shiplap weatherboards stained in Wood-X. Espan-340 flat Colorsteel Maxx is vertically laid on walls as a feature. An Ecoply Barrier rigid air barrier system

keeps the house weathertight. Wide eaves and a pergola surround the living spaces to reduce direct summer sun, while high clerestory windows are positioned to allow winter rays to heat a shuttered concrete wall. When the family who live in this house needed more space, they decided to extend. The decision was made to add a second-storey floor, which would provide two additional bedrooms for the children. In order to accommodate the new rooms, space for the staircase had to be designed into the ground floor. The prefabricated stairs were cleverly installed in a way that made them look like they’d always been there. Adding a second storey would put a good deal of weight on the existing house so a significant structural upgrade was required.

Opening up the roof also meant there had to be a tent-like structure with plastic wrapping over the entire home for much of the build. All the while, the family of two adults and two children continued to live in their house. The project has resulted in two beautiful rooms overlooking a park for the children. The rooms have been designed to be of a similar size and have similar views, so no one feels they’ve got a raw deal. During the extensive redevelopment of this early 60s house, two new floors were added. There was a very good reason for this – the single-level house is perched above Wellington’s Botanic Garden and extensive views and the morning sun could be captured. The house was also designed to accommodate the owner’s collection of art and furniture, much of it mid-century. Sympathetic to the original 60s detailing and materials, the house has a predominantly neutral painted interior with a palette of complementary materials, including extensive use of recycled timber flooring, Okoume

plywood and cedar cladding continued from the exterior. A courtyard space connected to the kitchen, dining and living spaces was created to provide sheltered outdoor living. Flexible bedroom and study spaces in the rear of the house wrap around a courtyard and have both east and west outlooks. The exterior is a mixture of brick, western red cedar and painted fibre cement sheet and the roof is clad in long-run aluminium. Before its renovation, this two-storey character home was configured in two flats and looked tired and run-down. But there’s no hint of its previous life now. The weatherboard beauty has been restored to its former glory and stands tall and proud in its central Wellington neighbourhood. In order to transform the flats into one gracious four-bedroom home, the house was lifted, repiled and the back was demolished to accommodate the new doubleheight extension. To maintain the character, matching skirting boards and architraves were used and timber

floors and windows were crafted to match. Floorboards were blended in with the existing flooring, which was fully refurbished. A new kitchen and two bathrooms were built, and central heating, double glazing and insulation were installed. The gardens underwent a redesign and a double garage was constructed. Despite the extension and upgrades, the house has maintained all of its character and charm. FLORAL DISPLAY Once the gorgeous flush of spring is over, gardens can look a little tired or dull, which is when annuals and perennials must be summoned. Pop down to your local garden centre, peruse the flower aisles and you’re bound to find something you love. Just keep in mind where in your garden they should be planted, how much sun they require, how much water they need, and what shape and size they will eventually grow to.

From mid-November even the most tender summer vegetables can be planted outside in all but the chilliest parts of the country. Most adore the sun, but if you’re running out of sunny spots, then lettuces and coriander

 Healthy soil makes for

a productive patch. Building up your soil with compost, manure and other organic material is the best thing you can do for your garden.

 The most useful garden tool is the Japanese niwashi. It’s like a short-handled hoe with a sharp blade, and is great for weeding, hacking and digging out roots.

Chances are it will be a dry summer with water restrictions, so before you do anything, check to see if you can use the hose on your garden. If you have the green light, make watering part of a pleasant daily routine. The best time to water is early morning or late afternoon, so hold the hose in one hand, and a hot drink or long cool one in the other. It’s also a good idea to plant drought-resistant species, mulch the more needy ones and/or install an irrigation system and timer.

CLEAN MACHINE

After a winter of inattention, your garden equipment may need a little cleaning, de-cobwebbing and repairing. The good news is, this only needs doing once a year. So wash down your outdoor furniture, deck, house exterior; check that the fabric furniture isn’t rotting or if the wood need oiling; and get the steel-wool onto the barbie… Yes, all those tedious tasks. Then reward yourself.

 The presence of birds is

the icing on the cake in any garden. Encourage korimako/bellbird, kererū, tūī, pīwakawaka/fantail and kākā by planting plenty of native species.

 Lemon and other citrus, which are sometimes fussy in soil, can grow well in pots. These are best filled with a special citrus mix and placed somewhere sunny.
