April is energizing! There is just something special about the longer days, green leaves and flowers blooming. It is a month full of possibilities. Think of all the things you can get out and go do! Check out the Calendar of Events, take a stroll down the Hill Country Mile, dine at one of Boerne’s fabulous restaurants or attend a local concert!

I have always known this, but here recently I seem to have become increasingly aware of the many, many different types of businesses we have here in Boerne and the surrounding areas. The diversity is impressive and the creativity and ingenuity is to be commended!

CAN SOMEONE REALLY Steal the Title to My Home?

HHave you heard all those radio/TV commercials given by reliable folks about having the title to your home stolen? There is even a person claiming he has accomplished that several times! How is that possible? They are not talking about fraudulent applications for mortgages, although that probably happens frequently. They are talking about someone who forges a deed to themselves and then tries to borrow money against the property or resell the property to a third party. Despite the frantic mode of the commercial, you do wonder if this really is as common as they lead you to believe.

There are FBI statistics about wire fraud in real estate transactions, however there is no real statistical data about "home title fraud."

There are several things to know about this type of fraud. In Texas, this kind of fraud could be enabled if an unsuspecting buyer purchases a property from someone without going through a title company. The title company closing process includes protections designed to prevent this type of fraud. Also, it is important to know that a forged deed is absolutely void and conveys nothing, however, if the forged deed has been filed in the deed records, it can create a cloud on the title to your home.

If that were to happen, a real estate attorney could prepare and file an affidavit of forgery that could be filed in the deed records to counteract the forged deed. It might be necessary to file suit against the forger to have the forged deed declared invalid and have that judgment filed in the deed records. It doesn't matter if the forger has fled far away because they can be served by publication, or an attorney can file a motion for summary judgment. Because there is no defendant fighting the case, the attorney's fees for such proceedings are usually modest. Remember that most "protection plans" do NOT cover attorney fees!

Of course, you want to prevent a forged deed before it happens and the advertisements for these title protection services make sometimes impossible claims. For instance, some claim that the monitoring service puts a "shield" around your home title. That is not accurate. All the "protection service" does is check the deed records periodi-

cally to see if any instruments have been filed in the deed records with your name on it and let you know when it happens. These services may also claim that the true owner will be liable for the fraudulent mortgage payments. False - you are not liable for a fraudulently obtained mortgage in your name.

Here are preventative measures you can take which cost you nothing and should give you peace of mind:

• Lock your credit account at each of the 3 major credit reporting agencies.

• Periodically check the deed records for your home in your county.

• Be sure you get the appraisal notice each May and the property tax invoice in Nov. If not, call right away to inquire.

• If you fail to receive a utility bill, call the provider immediately.

• If you get some sort of payment book from a mortgage company that you don't recognize, contact the company immediately.

• Get a copy of your credit report periodically and check it for accuracy.

• For vacation/rental property, be sure you are getting utility/tax bills. If the property is vacant, check to make sure no one is living there.

When you purchase property, always go through a licensed title company to make sure the title to the property you are purchasing hasn't been subjected to a previous fraudulent transfer.

wCreating Custom Yard Games for a Whole Lot of Fun!

What’s better than a backyard barbecue with your family and friends? A backyard barbecue with some super fun yard games, of course! “I made my first yard games to have for my own family cookouts,” said Hector Santiago, owner of Sunshine Woodworks, LLC. “The first ones that I built were Jenga and a backyard washer set. I would watch YouTube videos and learn how to make the games that I wanted for my own backyard.”

Eventually, Hector found himself with an abundance of games, so he decided to go on Facebook Marketplace and see if he could sell a few. “After I sold some of my own personal games online, that is when I got the idea that I could make a business out of this!” Hector’s games became quite popular, and his hobby grew into a small business. He began to come up with new ideas of games to offer and now has six games and one new one debuting this month. He has sold games to businesses and individuals across the Boerne and San Antonio area and as far as Fredericksburg, Austin and even Houston. Sunshine Woodworks has even been featured on local news channels KENS 5 and KSAT 12 a combined five times!

Sunshine Woodworks offers Cornhole, JUMBO Jenga, Jenga Jr., Ladder Ball, 3 Hole Washers, 1 Hole Washers, Yardzee and Hook-N-Ring with Shot Ladder, and now Left, Right, Center.

The Cornhole sets are available for custom order and Hector has created countless designs that include everything from logos to family names, creative designs and your favorite team colors. “You name it, and we will make it happen. These custom boards are very popular and really add that special touch. We sell them to individuals, restaurants, bars, wineries, event

venues and more,” added Hector.

Sunshine Woodworks is veteran owned & operated. Santiago has served 18 years in the United States Air Force – 13 years active duty and he has been serving in the Air Force Reserves for the past five years. According to Hector, “I came into this business without any experience in woodworking or owning a small business, but I am learning as I go. I still watch YouTube videos and have learned so much from friends and mentors about both woodworking and running a small business.”

Hector loves to be active in the local community and to do his part to give back. “My goal for this year is to donate a set of Cornhole boards to each of our local first responder organizations. So far, I have been able to donate sets to both the Boerne Police Department and the Bergheim Fire Department. The next set in the works is a special donation to the Boerne Fire Department.”

CJ STRATTE New CEO was 30 Years in the Making

““I feel like I have been preparing for this my whole life,” said CJ Stratte, the newly appointed President/CEO of On The Move, Inc. “I grew up in this business. I remember traveling with my family to different trade shows, helping set up, speaking with members of the different industries we serve, listening to different interactions, and being mesmerized by the marketing booths. Little did I know that all those experiences were preparing me to one day run the company that my family has worked so hard to build.”

On The Move, Inc. was started by Stratte’s grandfather, Maurice Westerdale in Dearborn, Michigan in 1992 and relocated to Boerne

in 1995. A retired product engineer for Ford Motor Company, Westerdale got into the storage facility industry and recognized the need for a commercial truck lease program for self-managed local rental trucks, allowing the owner/operator to set their own rates and advertise their company at the same time. The ingenuity of Maury evolved into a turnkey truck lease program that launched On The Move, Inc. into the fourth-largest truck rental fleet in the United States. Although the original target market for rental truck leasing was the self-storage industry, other industries began to discover the advantages of On The Move, Inc. Today, their truck leasing program not only serves the self-storage industry but the moving industry, rental stores, real estate professionals, apartment communities, caterers, and contractors. Throughout its thirty-plus years in business, the company has always made decisions or created products with the mindset of ‘what can we do to make the experience better for our customer?’ “On The Move has always done a phenomenal job of this, and now it is

Ours is built with the slide-out concept that many RVs have, making it wider and easier for a chef to have space to cook, while someone else can be working the counter. The slide-out drops down so that the cashier can be eye-level with the customer and is even low enough that it is accessible to wheelchairs.”

“Something new for us is that we will now

So many of our clients have been with us for ten, twenty, or even thirty years. Some of my closest friends originated from meeting within this industry, many of them even share stories like mine, and are now running their family businesses. Every day, I pull up and see the first truck we ever sold here at our headquarters. I think how the truck that my grandfather spent years developing, the Aerocell model that we supply today, there are now over 10,000 vehicles across America and Canada. Concerns Too Often Overlooked

A word that people often don’t think about seriously until it is too late. There is no doubt that retirement is a major life and financial transition. Many people dream of starting their retirement throughout their working career. The problem is, most of us look forward to it with no real plan. No real guidance. No real action.

If you are nearing retirement or find yourself daydreaming about the day you get to retire, read below to gain insight into the five retirement concerns that are often overlooked.

REQUIRED MINIMUM DISTRIBUTIONS (RMDS)

An RMD is the minimum amount you must withdraw from your individual retirement account each year after the age of 73. RMDs are determined by dividing the retirement account’s prior year-end fair market value by a life expectancy factor published by the IRS. If you are unsure how to calculate your RMD amount, visit The Internal Revenue Services (IRS) website for their free worksheet.

*Important note: Starting in 2024, holders of designated Roth 410(k) accounts will no longer be required to take RMDs from them. This rule is already true for Roth IRAs.1

TAXES

Retirement does not necessarily translate to reduced taxes. While you may earn less in retirement than you once did, many forms of income are taxable: RMDs; investment income and dividends; most pensions; even a portion of Social Security income depending on a taxpayer’s total income and filing status. Of course, once a mortgage is paid off, a retiree loses the chance to take the significant mortgage interest deduction.2

The bottom line: Unless your taxable income falls at or below

HEALTH CARE COSTS

Those who retire in reasonably good health may not be inclined to think about potential health care crises, but they could occur sooner than you think – and they could be costly. According to Fidelity, health care is expected to be one of the largest expenses in retirement, after housing and transportation costs.3

According to the Fidelity Retiree Health Care Cost Estimate, an average retired couple age 65 in 2022 may need approximately $315,000 saved (after tax) to cover health care expenses in retirement.3 Of course, the amount will vary depending on when and where you retire, your general health, and life expectancy.

The bottom line: it is important to plan ahead and weigh out all of your options when considering health care costs in retirement!

ELDERCARE NEEDS

Those who have a longer life expectancy or face health complications will probably need some long-term care in retirement. It is critical to look into your options and make sure you are properly prepared for long-term care.

Surprisingly, more than 6 out of 10 people polled by Provision Living said that they’re working into retirement purely for financial reasons.

By planning early, you will be better prepared to avoid having to work throughout your retirement years.

GEORGE STRAIT RAISES RECORD-SETTING $2.4M FOR VETERANS WITH 12TH ANNUAL VAQUEROS DEL MAR BENEFIT CONCERT & GOLF TOURNAMENT

FFor twelve years now, George Strait’s annual Vaqueros del Mar Golf Tournament and Benefit Concert, hosted at Tapatio Springs Hill Country Resort, along with longtime friend and local businessman, Tom Cusick, has been raising money to support the Feherty’s Troops First Foundation. This past year, the 12th Annual event raised a record-setting $2.4 million, and the all-time total raised is over $17 million.

"After George and I acquired Tapatio, we had our Grand Re-Opening on 11-11-11, which was Veterans Day," notes Cusick. "We decided holding an event for our military heroes was perfect and then we met David Feherty with Troops First, and the rest is history. I believe we both would agree that this has been one of the most fulfilling experiences we have been involved in. We have grown so close to so many that have sacrificed for our country and all of us!"

In keeping with annual tradition, the 12th annual event featured a golf tournament, as well as a benefit concert, with performances by Strait along with Asleep at the Wheel, William Beckman, Wade Bowen, Dean Dillon, Keith Gattis, Randy Houser, Jamey Johnson and Randy Rogers. Another school year is coming to a close. And if you have young children, they’re now a year closer to heading off to college or some other type of post-secondary education or training. So, if you haven’t already done so, you may want to start preparing for these costs.

And they can be considerable. During the 2022-23 school year, the average estimated annual cost (tuition, fees, room and board, books, supplies, transportation and other personal expenses) was nearly $28,000 for public four-year in-state schools and more than $57,000 for private nonprofit four-year schools, according to the College Board.

Of course, some students don’t pay the full bill for college. Any grants and scholarships they receive can bring down the “sticker price.” Still, there’s often a sizable amount that students and their families must come up with. To help fill this gap, you may want to explore various strategies, one of which is a 529 education savings plan.

A 529 plan offers several key benefits. First of all, your earnings can grow tax deferred and your withdrawals are federally tax free when used for qualified education expenses, such as tuition, fees, books and so on. You may be eligible to invest in a 529 plan in most states, but depending on where you live, you may be able to deduct your contributions from your state income tax or possibly receive a state tax credit for investing in your home state’s 529 plan. Tax issues for 529 plans can be complex. Please consult your tax advisory about your situation.

And 529 plans aren’t just for college. You may be able to use one to pay K-12 expenses, up to $10,000 per student per year. (However, not all states comply with this 529 expansion for K-12, so you might not be able to claim deductions and your withdrawals could be subject to state tax penalties.)

A 529 plan can also be used to pay for most expenses connected to apprenticeship programs registered with the U.S. Department of Labor. These programs are often available at community colleges and combine classroom education with on-the-job training.

Furthermore, you can now withdraw funds from a 529 plan to repay qualified federal private and student loans, up to $10,000 for each 529 plan beneficiary and another $10,000 for each of the beneficiary’s siblings.
