We need your peanut butter and/or monetary help! Girl Scout Troop 1559 has officially adopted South Trinity Towers for a community project. South Trinity Towers is a low income subsidized apartment building for elderly people. In January, John Gaydar from Dyer Mortgage Group and his wife Wendy along with Girl Scout Troop 1559 helped put together 165 grocery bags (1 for each unit) & bringing them door to door. The money to purchase the food comes from a large private family trust; however the Trust has yet to renew its donations for this year. We are having a peanut butter/money drive. Peanut butter has a good amount of protein and is less expensive than other forms while having a longer shelf life. If you are at the grocery store and they have “buy one, get one free” on peanut butter….maybe you can pick up one to keep and give the other to Troop 1559? Or you’d like to make a donation or the company you work for would help sponsor South Trinity Towers. We know there are literally thousands of great causes and many dear to your heart. We certainly do not want to replace them. However, maybe this week you could buy a case of water instead of a case of soda and give the difference to Troop 1559 for Trinity Towers. A few dollars goes a long way for someone in need.

Best practices for writing a Closing Cost Addendum

Hello RE/MAX Elite agents! A best practice when preparing a closing cost addendum is to make sure that the contract be very clear and address exactly what closing costs/prepaids/escrows are being paid for by the seller and what is paid by the buyer. It is assumed (standard FAR/BAR contract) that the seller is paying the Florida Document Stamps on the Deed and the Owner’s Title Insurance; those items are NOT included when calculating the additional seller contribution for closing costs. If the seller is Fannie Mae the buyer will be responsible for the Florida Stamps on the Deed ($.70 per $100 of the sales price); if you are representing a buyer be sure that they know they will incur this additional cost. In addition many new construction condos and builders have their own contract drafted and in many cases they pay no closing costs (not even the Florida Stamps on the Deed and Owner’s Title Insurance). Carefully review the wording in the contract and discuss these costs with the buyer when making an offer so there are no misunderstandings at closing! If the seller is going to be asked to pay closing costs/prepaids for the buyer here are a few tips: •The addendum should clearly state that “seller to pay up to X dollars or % of sales price towards buyers closing costs, prepaids, or escrows”. If it is not spelled out correctly the buyer may not get the full benefit of the seller contribution. •In addition we recommend that you specifically list the dollar amount of the closing cost contribution. If a contract says “seller to pay 6% of buyer’s closing costs” that could be interpreted to mean 6% of the dollar amount of the closing costs; for example, if the buyer’s closing costs are $5,000 then 6% would be $300.00. •Be sure and specify that the seller contribution is for “buyer’s closing costs AND prepaids”. A clear contract addendum upfront will save frustration at closing! If you are writing a contract and need assistance please let us know. A frequent question we are asked is “how much can a seller contribute to the buyer’s closing costs?” The amount the seller can contribute will vary depending on the type of loan program. Here is a breakdown of what is allowed in most cases: Conventional loan: 5%-9.99% down = 3% of sales price 10% or more down = 6% of sales price Note: if the property is an investment the maximum seller paid closing costs is 2% of the sales price. 8 Ways to Ward Off the Flu at Home 1. Hit the Hot Spots The bathroom is germ city. Think of all the contaminated surfaces your family touches. Doorknobs, faucet handles, light switches and the sink need to be disinfected every day during flu season, so give them a good scrubbing. A disinfectant will kill the flu while other cleaners will only remove the germs. Check your disinfectant’s label to make sure it is Environmental Protection Agency (EPA)-registered. The label should also list the specific germs the disinfectant can effectively kill and instructions on how to use the product for best results. Let’s talk toothbrushes. If yours are in a toothbrush holder, they’re probably touching, and that can lead to crosscontamination. Find another way to store them during flu season. Also, don’t share your toothpaste. As a temporary, inexpensive solution, buy travel-sized tubes for each family member. 2. Hit the Buttons The remote control entertains more germs than you might imagine. So do game controllers, computer keyboards and cell phone buttons. Before using any cleaner, be sure you check the manufacturer’s recommendations for that item. If it’s compatible with your device, use a spray disinfectant and follow the product instructions for use. 3. Tidy the Tables The kitchen table, coffee tables and game tables are perfect hosts for gazillions of germs. We use tables all the time, so we don’t think about how

often they get touched and the germs they harbor. 4. Remember Flopsy and Mopsy Stuffed animals get cuddled, drooled on, dropped and shared. If the manufacturer states the toy can be washed in the laundry, and if instructions allow, throw it in the washer with hot water. If not, put the stuffed animal away until the flu virus dies on its surface. 5. Clean and Dispose Empty your trash cans and clean them with disinfectant spray, especially after they’ve been filled with germy used tissues. If someone in your home already has the flu, follow these precautions: 6. Too Close for Comfort If your spouse or partner is sick, sleep on the couch. You could be at greater risk for the flu if you don’t. 7. Wash Germs Down the Drain Wash the sick person’s towels, pillowcases, face towels and bedding daily using hot water. 8. Sequester That Spoon Wash the sick person’s eating utensils separately from the rest of the family’s. It’s a good idea to regularly wash all your other utensils in the dishwasher during flu season. Of course, remember to wash your hands in warm or hot water often and scrub for at least 20 seconds, avoid touching your eyes, nose and mouth, and cough into the crook of your elbow. And get ready to breathe a little easier in your own home. 2. Make it safe and sound Your home may be beautiful, but is it safe? There are a few things that every homeowner should do to ensure that they're not living with a potential health hazard or fire risk. First, check your house for radon. This colorless, odorless gas causes about 21,000 lung cancer deaths each year from the radioactive particles it traps in your lungs as you breathe, according to the U.S. Environmental Protection Agency. One in every fifteen homes has elevated levels. And with test kits costing as little as $20 at your local hardware store, there's no reason not to get right on that. While we're on the subject of deadly gas, make sure you install a carbon monoxide detector on every bedroom floor in addition to fire detectors. If a chimney flue or furnace vent gets blocked or leaks, carbon monoxide could back up in your house and kill you. New Year to Dos For Your Home With the start of a new year, it's always a good idea to assess your home and its needs. Taking stock of appliances, home systems, and other items that make a house a home will help guide you to home improvements needed, appliances that may be near the end of their lives, and any other updates that can help to boost your home's worth. Listed below are major home systems to evaluate in the new year to help give you peace of mind.

HVAC In the winter and summer months a home's HVAC (heating, ventilating, and air conditioning) systems are put to good use. January is the perfect month to replace disposable filters or wash permanent ones in your home's HVAC or humidifier systems. Filters should be regularly replaced or washed when use is high or during peak seasons. The start of a new year is an excellent time to vacuum all heat vents, especially those that are located on the floor. The vents are overly susceptible to dust, dirt, pet hairs, and other particles that float through the air. Vacuuming heat ducts helps clean your home's HVAC system and can help with any problems brought on by indoor pollutants, mold, pollen or anything else that finds its way into an air duct. Vacuuming has also been known to help with any heating or cooling issues related to clogged air ducts. January is also a good time to check for any leaks in your home's forced air heat ducts. If any are found, seal the leaks with duct tape.

Smoke Alarms and Carbon Monoxide Detectors Smoke alarms and carbon monoxide detectors save lives. Checking alarms and detectors is especially important when cold temperatures in the winter leave homes closed up. This month inspect, clean and test your smoke alarms and carbon monoxide detectors, and be sure to replace any that are faulty, no longer working or old.

Fire Extinguishers Very few homeowners actually have to use a fire extinguisher; many times these important tools get overlooked for maintenance. January is a great time to inspect and charge any working fire extinguishers you may have in your home. Fire extinguishers should also be placed in all accessible areas of the home where fires are more likely to occur: kitchens, garages or areas that house furnaces, boilers, fireplaces and stoves.

Fire Evacuation Plan Do you have a plan in place in case of a fire in your home? January is the perfect time to form a fire evacuation plan. Go over the plan with anyone who might live with you, and if you have kids dedicate a time to have a practice fire drill. Should your home's bedrooms be on a second or third floor, invest in a fire escape ladder, many of which can be found at your local hardware store.

Leaking Windows and Electrical Outlets With winter setting in, finding the weak points in your home will not only help keep your home warm, but it will also help cut down on heating bills. Identify any windows that may have broken seals by looking for condensation on the inside of the window. Examine electrical outlets throughout your home for any drafts, and insulate those that may be letting in cold air.

Check and Test GFCI Outlets Ground fault circuit interrupters (GFCI) are a must have in your home. These special outlets protect people from electric shock by monitoring the amount of current flowing through the outlet. If there is an imbalance of current, the outlet trips the circuit of the appliance, cutting off the electricity. You can test GFCI outlets with a circuit tester that has its own GFCI test button.
