The (slow) rise of real estate tech When the Internet became publicly accessible in 1989, the world was a different place — the Berlin Wall was still standing, “uber” was only a synonym for “very German,” and Barack Obama was under 30. Although many might characterize the real estate industry today as slowmoving, it looked a lot different in 1989. “Twenty years ago, you’d pitch a broker on using our technology, and it was a tough sell to make because most principals were barely using the computer,” Rich Boyle, the former CEO of real estate tech giant Loopnet, said. “Now, the drivers and decision makers of the real estate industry are comfortable with technology and, as we’re seeing, are beginning to embrace it.” As the Internet grew in popularity, the real estate industry slowly began to accept the presence of technology, but rarely, if ever, were they leaders in it. Today, the industry includes social media-savvy real estate agents, data mining and predictive trend analytics, paperless transactions and online investment via crowdfunding. The real estate industry seems incredibly techfriendly in comparison. Rent payments are being collected via smartphone using PayPal and Venmo, Matterport allows for virtual walkthroughs, and more and more deals are being made via email. And, there is no sign that the increasing presence of technology in real estate will slow anytime soon.

The impact of real estate technology (RETech) on homebuyers and sellers According to Properties Online, Inc., whether researching properties and markets via MLS, Trulia and Zillow or searching for an agent via LinkedIn, the majority of homebuyers (over 90 percent) use the Internet in their housing search. Accordingly, almost half of agents and their associates want their brokerages to offer more technology-enabled tools as the buying and renting processes have continued to move online. The rise of real estate technology also changes the way with which buyers, sellers and their intermediaries communicate with each other. In fact, response times are ranked among the top priorities for buyers and sellers when picking their agents. Especially concerning response time, 49 percent of agents believe that technology gives them a competitive advantage. Furthermore, advances in analysis, reporting capabilities and speeds have impacted the quality and volume of information available to consumers — and their ability to access it online. Pending Home Sales Increase in March for Third Consecutive Month WASHINGTON (April 29, 2015) — Pending home sales in March continued their recent momentum, rising for the third straight month and remaining at their highest level since June 2013, according to the National Association of RealtorsŽ. The Pending Home Sales Index,* a forward-looking indicator based on contract signings, climbed 1.1 percent to 108.6 in March from an upward revision of 107.4 in February and is now 11.1 percent above March 2014 (97.7). The index has now increased year-over-year for seven consecutive months and is at its highest level since June 2013 (109.4). Lawrence Yun, NAR chief economist, says contract signings picked up in March as more buyers than usual entered this year's competitive spring market. "Demand appears to be stronger in several parts of the country, especially in metro areas that have seen solid job gains and firmer economic growth over the past year," he said. "While contract activity being up convincingly compared to a year ago is certainly good news, the increased number of traditional buyers who appear to be replacing investors paying in cash is even better news1. It indicates this year's activity is being driven by more long-term homeowners." Lottery and Sweepstakes Scams Many consumers have received bogus notifications indicating that they have won lotteries or sweepstakes through known organizations, only to find out that they have been scammed. The scam typically starts by the receipt of a letter stating that they have won a foreign lottery or sweepstakes, along with a cashier's check. The letter indicates that the check is to be used in order to cover any taxes and fees that are associated with claiming your prize money. All you have to do is deposit the check into your bank account and wire a portion of the money back in order to cover the taxes and fees on your winnings. Once they have received the money wire for the taxes and fees, they will then send you the rest of the prize money you've "won." Unbeknown to the recipient, the cashier's check accompanying the letter is fraudulent. You will be held liable for the full amount of the deposited check. Many consumers believe that if a check is deposited and the money appears in their account, the check must be valid. This is not always the case; there are actually federal laws that require that banks make funds available within one to five business days depending on the type of check, however it can take up to several weeks for a bad check to be discovered. Tips to Avoid Becoming a Victim NEVER pay money to receive money. Legitimate lotteries do not require you to pay a fee or tax to collect winnings. NEVER enter any foreign lotteries. If you play a foreign lottery through the mail or over the telephone, you're violating federal law. Ask yourself, did I enter this contest? You cannot win money or a prize in a contest unless you or someone else has entered on your behalf. Game promotions offering prizes totaling more than $5,000 must file with the Florida Department of Agriculture and Consumer Services seven days prior to commencement of the promotion. Even game promotions based in other states must be filed if they are conducted in Florida and/or are open to Florida residents and have prizes valued at more than $5,000. Remember, if it sounds too good to be true, it probably is! The Florida Department of Agriculture and Consumer Services is the state's clearinghouse for consumer complaints, protection and information.
