FEATURED AGENT: Grace Vista Why did you choose to be a Real Estate agent with RE/MAX Elite? I was a RE/MAX agent in Maryland. When we first moved here, I joined Viera Realty in 2009, but knew I wanted a change to a firm that offered more services to their agents. In early 2012, I starting researching all the different RE/MAX offices and quickly knew that Elite was the best RE/MAX office in the area! What do you think is the best thing about Brevard County Florida? Having moved here from the north where we had really cold winters, I’d have to say it’s the sunshine, great weather year round, and being close to both the rivers and beach.
Tell us about your favorite volunteer experience. I love any type of volunteering when I know I can make a difference in someone’s life. I’m on the Board for the Space Coast Cancer Foundation, a local charity which gives monetary help for cancer patients in our county with financial need. I’ve helped with numerous fundraising events, but it was most gratifying when I actually met some of the cancer patients in our community who received our financial aid. (The Foundation paid their rent or their utility bills, and/or drove them to their treatments.) I saw how grateful they were and I knew all my hard work was worth it. What is the funniest thing to happen to you recently? Isn’t every day in real estate comical? (LOL!) Probably what I find funny is when I try to get work done at my home office and my 4 year old yellow lab, Cooper, decides he wants attention when my phone rings and I’m taking to an important client. I work really hard, but that’s not so convincing when they hear Cooper’s sudden and very boisterous barking right next to me!

Want a Jumbo loan with minimal down payment and no mortgage insurance? Please read on! Do you have a buyer who wants to buy a high-priced home and wants a minimal down payment? If so you should consider a VA Jumbo loan! Dyer Mortgage Group offers VA jumbo loans up to $1,500,000. The down payment is much lower than a conventional loan, and the qualifying is easier too. Many buyers don’t consider using their VA entitlement because they think they are not eligible, or they believe that VA only lends up to the standard $417,000 loan limit. The buyer does not have to be currently in the military, and many Veterans served years ago and now work in the private sector. I recently did a VA loan for a buyer that served over 50 years ago, and they never even considered doing a VA loan. Even if the buyer has used their VA loan benefit before sometimes they don’t realize they can use it again. VA jumbo loans offer a low down payment (the amount they can borrow is calculated using a sliding scale for determining the amount they need to put towards the property). Another benefit is the VA loan rates are usually cheaper than a Conventional loan, and there are NO monthly mortgage insurance payments! Here are some examples: $600,000 sales price $554,250 loan $45,750 down payment (7.6% down payment) 30 year fixed rate at 4.125% = $2,676.97/month $900,000 sales price $779,250 loan $120,750 down payment (13.4% down payment) 30 year fixed rate at 4.125% = $3,763.70/month
Next time you have a buyer ask them “have you ever served in the Military”? If so you may be able to help them get the home of their dreams for a minimal down payment and a great rate! There is virtually no difference in the appraisal requirements, and the cost to the seller is minimal (please call us if you are writing a contract and we will assist you with the VA addendum to the contract). Order Up! Celebrating All-American Diners All-American diners serve up comfort food with a heaping side of nostalgia. Coffee shop. Greasy spoon. Lunch Counter. Call it what you will. But if the eats are cheap and no-frills— as well as hot and hearty—then chances are good you’re being served a burger, corned beef hash and eggs or a fresh-from-thedessert-case piece of pie in an allAmerican eatery known as a diner. Nobody knows diners better than chef Guy Fieri, the spiky blonde-haired host of several Food Network TV shows, including the long-running Diners, Driveins and Dives, where he and his crew travel the country in search of “love, peace and taco grease,” or maybe just a good ol’ fashioned pastrami sandwich, in the funkiest joints they can find. “We’ve visited and continue to visit some of the greatest places in the United States,” says Fieri, 46, in his cookbook Diners, Drive-Ins and Dives: The Funky Finds in Flavortown (Harper Collins, 2013). “To have a chance to recognize these family institutions— these cultural epicenters—is unbelievable.” Today’s diners— community hubs that usually consist of a prefabricated railroad car-shaped structure outfitted with a counter, stools and a bustling open kitchen—trace their lineage to the late 1800s when a swell in the number of factory workers, primarily in the Northeast, created a demand for quick, affordable meals— and lots of them. According to the American Diner Museum, around 1858, Walter Scott, a part-time pressman and type
compositor1 in Providence, R.I., started it all when he served sandwiches and coffee to newspaper night workers and men’s club patrons initially from a basket, and later from a horse-drawn food cart. Similar carts and wagons4 (foreshadowing today’s restaurant food truck craze) sprung up all over the East Coast and by the early 20th century, manufacturers were building moveable structures, dining cars big enough to accommodate both tables and customers, and the diner was born. By the early 1940s, most diners were enduring fixtures and the cheap comfort food they offered became a fixture in American life, especially during the 1950s, the golden age of diners, when nearly 6,000 diners operated across the country before the fast-food industry boomed. Over 60 years later, white- apron-wearing waiters and waitresses still serve up blue-plate specials with a smile at some 2,000 diners nationwide, many which have been celebrated on Diners, Driveins and Dives. “They say, ‘Thank you for coming,’ and I say, ‘Thank you for existing,’ because this is what America is about,” says Fieri.
