Meet Neal Spurlock our newest RE/MAX Elite agent I believe Florida; specifically Brevard County is one of the best places to live. I moved here with my family in 1961. I have found Brevard to be all I could ever want with its great beaches, warm sunshine, and super people. After graduating from Satellite High, I continued my education at Brevard Community College, and completed my Bachelor’s Degree at Florida State University. Upon graduation, I studied for my Residential Contractors License. A short time later, I became a State Certified General Contractor building Residential and Commercial structures throughout Brevard. After over 20 successful years as a Contractor, I added a Realtor Broker License in the 1990. I began my Real Estate Career with RE/MAX on Merritt Island. With the experience I have in the construction field; that enables me to more fully evaluate and advise my clients in buying or selling both commercial and residential real estate. Conventional financing now available with 100% gift funds There was a recent change in the required amount that the buyer has to contribute towards the down payment when purchasing a home. Previously conventional financing allowed for a buyer to get a gift as long as they already had 5% of the sales price in their own funds. A gift was then allowed for any additional down payment or towards closing costs and prepaids. Effective immediately the buyer can get all of the down payment, closing costs and prepaids as a gift from a family member. This creates an opportunity for home buyers looking to buy a home that is above the FHA limit of $271,050. If you have a buyer that wants to purchase a home and they don’t have much cash on their own they could buy a home without having to use an FHA loan and this will expand their price range/purchasing power significantly. To qualify for maximum Conventional financing the sales price can be up to $439,000. By obtaining a gift of 5% of the sales price the maximum loan would be $417,000. If you have any questions about buyers who would like to purchase a home but don’t have enough cash for a 5% down payment please contact our office so we can assist them with financing options. This change is for owner occupants and is not allowed on Fannie Mae Homepath properties (those purchases still require the buyer to have 5% of their own funds in the transaction). BRING ABOUT A MEETING OF THE MINDS Hone your negotiation skills to close more transactions where everyone leaves a winner John Keane, a Chairman’s Club member with RE/MAX Team in Jackson Heights, N.Y., attributes his success, in part, to being a skilled negotiator. Here’s his best advice on gaining an edge: Manage emotions. Negotiations are emotional, and it’s our job to keep ego and emotions in check. Sellers can get offended if they hear a buyer make disparaging comments about their home. And buyers might not be willing to pay extra for the seller’s decorating, which they dislike but the seller is very proud of. Our job is to bring about a meeting of the minds where everyone feels that while they may have to give a little, they still get what they want. Always try to negotiate in person. By doing this, you can use your voice and energy to keep people positive and focused, and can gauge how things are going based on body language. It can be a very positive sign if someone has a lot of questions or even a lot of objections. It means the person is engaged and interested in the property, and wants to know more. Be strategic with buyers. If you’re working with buyers, the first step should be determining their maximum budget. If they start negotiating at the top of their range, they can’t increase their Offer when a seller counters it. John Keane is… Set expectations with sellers. If you’re working with sellers, The Negotiator help them understand the benefits of a highly qualified buyer, like someone with a mortgage pre-approval letter in hand, versus accepting a higher offer from a less-qualified buyer. Sellers new to the market are sometimes slow to commit because they want to wait for that elusive buyer with a higher offer. The active buyer who’s right in front of them is worth giving full consideration. Try to protect personal property. It’s crazy when negotiations fall apart over minor details – everything from the old washing machine to the custom-made drapes – but I’ve seen it happen. I advise sellers to remove personal property they’re not willing to part with before they put the house on the market. Invariably, if the buyers see something they want, they’ll have a hard time accepting anything less.
