Rachel Nicole Friend Her father and I are proud to announce the graduation of Rachel Nicole Friend from Merritt Island Christian School, Friday, May 16, 2014. Rachel graduates at the top of her class with an Honors Diploma and as a member of the National Honor Society. She has played Varsity Volleyball and Varsity Basketball for 5 years each, and is her school's winner of the 2013 Wendy's High School Heisman for her achievements.
Rachel early admitted to Eastern Florida State College where she has completed 35 credits toward her college education and is a member of the Phi Theta Kappa Honor Society. Rachel has been accepted to University of Central Florida, Florida State University, Stetson University, and University of South Florida St. Petersburg. She has received scholarship opportunities to date totaling more than $117,000. Rachel plans to study Biomedical Sciences this Fall at the University of Central Florida where she has been named a "Top 10 Knight."

I remember my mama and daddy telling me as a child to always “be yourself” and not worry about what others thought of me. I’m fairly sure that is standard parental advice; then again, it could have been to keep me from realizing that those purple corduroy pants I loved were not hip and cool like the Guess jeans other kids were wearing. My daddy and grandpa, whom I called papaw, were known for always speaking their minds no matter what the groupthink was. Now fast forward to today. In 2014—and at a much more
mature age—am I still allowed to “be myself” as a real estate agent? Or should I and others in the industry feel pressured to conform to some image of what a practitioner is supposed to be? (And what the heck is that anyway?)
I disagree heartily with this belief. I think that it’s possible to have a thriving, growing real estate business while still being open about your opinions. You see, in real estate, it’s the relationship between you and your clients that rules. Residential construction jobs grew 5 percent in April
Say you’ve got a client who wants a home with a formal dining room, gas fireplace, two-car garage and finished basement. That’s easy: Those are common listing terms, and a simple search in the MLS should bring up all the properties that match the criteria.
Residential construction employment jumped by 13,100 month over month in April and 29,500 from three months before, said Trulia Chief Economist Jed Kolko, citing the latest jobs report from the U.S Department of Labor.
Now picture this: The client is in a wheelchair. So on top of the previously mentioned features, she needs hallways that are wider than 36 inches, entrance thresholds that are less than half an inch high, a roll-in shower, and grab bars in the bathroom.
Job growth in the construction industry and metro areas hit particularly hard by the housing collapse continues to outpace overall growth, but employment among young adults, a vital source of housing demand, hasn’t fared as well recently, according to recent jobs numbers.

Indeed, business professionals who want to be perceived as leaders should be investing in the latest technology breakthroughs, according to a study published recently in The Journal of Product Innovation Management. "Familiarity with and usage of new high-tech products appears to be a common manifestation of innovative behavior," the study's authors wrote. "Those who are tech-savvy are also perceived as authoritative on other subjects and as leaders." As part of the study, the researchers taped interviews with actors who were categorized by their appearance and other factors. In one scene, the actors were taped as they wrote down a note using an old-fashioned calendar, and in the other, they took down a note on an electronic calendar. The researchers found that when test subjects watched the interviews, they overwhelmingly viewed the actors using the electronic calendars as more authoritative.

Condo financing now available with 5% down! Did you know that condo financing is now readily available? The amount the buyer will be able to finance depends on several factors. The most important factor will be regarding the financial status of the Home Owner’s Association. If the HOA is in good financial shape the buyer will probably be able to obtain financing with 5% down (owner occupied) or 10% down (second home). If you have a buyer who would like to purchase a condo please contact us so we can verify the condo eligibility. In addition if you have a listing and you’d like to know what financing options the buyer will have we can research the condo for you and let you know if there will be any challenges with a buyer obtaining financing. Most HOA’s are in much better shape than they were a few years ago;
the couple of things that can prevent a buyer from getting a 95% loan include: More than 15% of the units being delinquent by 30 days or more. Pending litigation. Insufficient cash reserves maintained by the HOA. If the condo does not qualify (according to Fannie Mae’s guidelines) we also offer a “streamlined” condo
approval. This allows a buyer to obtain condo financing even if the HOA does not meet Fannie Mae’s guidelines. The buyer can obtain 75% loan to value financing if it is owner occupied, or 70% loan to value if it is a 2nd home. A: It was not so much anything specific as much as it was my imagination. I spent my childhood on the edge of the woods. We built forts and made up games and role-playing stories. Found on Pinterest 5-Ingredient Easy White Chicken Chili • 6 cups chicken broth • 4 cups cooked shredded chicken • 2 (15-oz) cans Great Northern beans, drained • 2 cups salsa verde (storebought or homemade) • 2 tsp. ground cumin • optional toppings: diced avocado, chopped fresh cilantro, shredded cheese, chopped green onions, sour cream, crumbled tortilla chips
Directions Add chicken broth, shredded chicken, beans, salsa and cumin to a medium saucepan, and stir to combine. Heat over medium-high heat until boiling, then cover and reduce heat to medium-low and simmer for at least 5 minutes. Serve warm with desired toppings.
