on the cover “Set against the dramatic backdrop of the Wasatch Mountains, this 1955 ranch-style home in Salt Lake City’s charming Sugarhouse neighborhood was in need of an extensive and mindful renovation. After occupying the home for nearly ten years, the clients requested a sensitive renewal of the space that respected the original style of the home. The house had already been altered dramatically by a previous owner, and few original design elements remained. Instead, more traditional elements were added during the 1980s, as is the case in so many homes of the era. This meant the mid-century style of the original home could be referenced without current conditions dictating the new design choices and selections.”

Renovation Navigating a Smooth
If you’re inspired to do a little home improvement (or a lot!), you’re not alone. Social distancing at home has inspired many makeovers, updates, upgrades, and full-on renovations. Admit it: spending all this time at home has highlighted one or two things you don’t love about the place, or that don’t suit your lifestyle. We like to call this “wasted space.” You likely have some big ideas on how to take your property up a rung or two, and we’ll be the first to admit that a home renovation is a great way to climb the property ladder!

Before you start swinging your sledgehammer, know what you’re getting yourself into. A renovation means there will be dust, and you can count on disruption and inconvenience, but remember: it’s only temporary, and hopefully the result will be worth all the effort. In our business, we’ve seen some incredible home renovations, but it’s not always a smooth process at every turn. Here are some lessons that we’ve learned along the way. Read on, and take it from a pro!
The Plan In all honesty, your plan is the most important part of your renovation project and 100 percent of it comes from you—the client. Nobody can tell you what you and your family want or need in a home, but we can help you figure it all out. Before you order materials or start to work, determine the answers to these key questions: What would you like to achieve with this renovation? What’s on your “musthave” list versus your wish list? Do you need to accommodate a growing family or new functions within the existing space? Perhaps you require a home office, another bedroom, or you wish to boost resale value by modernizing your home. Set goals for the space and consider what you’ll need to make them a reality. As design professionals, our job is to help bring your vision to life based on your plan, budget, and timeline.

RENOVATION

The Budget Ideas are just pie in the sky, but things take a very real turn when you start talking budget. Depending on the scope of work, your renovation could cost tens or even hundreds of thousands of dollars. Most renovations fall into one of two categories: those where finances define the project, or those where needs define the project. Either way, the budget always plays into the overall plan. As designers, we aim to arm the contractor with as much information as possible up front, to ensure an accurate quote in terms of price and timeline. We go as far as completing the entire design before we implicate the contractor in any way. We produce full construction drawings, draft cabinetry elevations, and select all finishes, right down to the hardware and any other small details that should be included in the scope of work and price quote. This is where all our efforts in the planning process will pay off. Designers understand the process and exactly what needs to be included in terms of labor and material, so part of our job is to help determine all costs before any commitments are made. When you’re ready to start sourcing renovation professionals to do the work, get quotes from a few companies that specialize in the type of work you are planning: kitchen, bathroom, additions, exterior work, and so forth. Determine what services they each offer and what they charge, and ensure you’re comparing apples to apples. Design firms have all these resources at their fingertips, so this is a consideration for someone who has no renovation experience or inclination. If you’re project managing yourself, get referrals, check references, and do your due diligence to ensure you’re hiring the right company for the job. At some point during the course of the renovation, you’re likely to encounter a few unexpected surprises (to put it nicely). For example, you’re planning to remove a wall but find ventilation or plumbing stacks—surprise! For most property planned projects, a 10% contingency fund should suffice to cover these unpredictable finds. Now, don’t confuse your contingency fund with an “upgrades and revisions” fund. Your contingency does not cover changes and upgrades that you decide to make along the way, such as a more-expensive marble mosaic or higher-end appliances. In that case, your buffer would be much higher than a mere 10%. Remember that the literal definition of “contingency” is an unforeseen event or emergency, so this fund should be reserved for those cases only.

RENOVATION
Renovations have a bad reputation for always coming in over budget, but planning ahead holds you and your contractor accountable. If all the details were confirmed in the preagreed upon scope of work, there’s no chance of missed items surfacing and eating up your budget midway through the work. If you are making changes, be aware they they can impact your budget in terms of not only material costs, but also labor costs. Are you installing a basic 12-by-24-inch porcelain tile or a marble mosaic? Did you upgrade your standard drum shade pendants to an intricate chandelier? Did you decide to add heated flooring? Perhaps an integrated smart-home system? Upgrades such as these may require specialized installers and will likely be above and beyond your original estimate if they were not communicated to the contractor in advance.
The Timeline Ensure the contractor’s scope of work includes a timeline, and have checkpoints along the way to stay abreast of any potential delays - and how to avoid them. Timing is critical in a home renovation, where the next job can’t begin until the first one has been completed. One delay could set off a chain of events that might put you weeks or even months behind schedule. Usually, once demolition has been completed, an experienced contractor should have a good idea of when to schedule the plumber, electrician, flooring installation, and painter, and when to plan for final delivery. Once the construction starts, doublechecking the design details along the way is essential. Let’s say you do everything right and select all of your materials in advance. You confirm a price and the start date with your contractor. It’s not enough to give the contractor all this information and cross your fingers, hoping that everything is understood. There are many moving parts in a home renovation and a huge margin for human error. It’s vital to have someone on top of it all to catch any issues that arise along the way.

Don’t make design changes along the way. Revising the plan halfway through the process can be costly and time-consuming. Working with experienced, trusted professionals can help keep your project on track and on budget.

At Hibou, we’ve developed a system that includes detailed checklists to review with the contractor at key points throughout the renovation, to ensure nothing slips through the cracks. We’ve perfected this internal process for our firm and have decided to share it with renovators to save them from making the same mistakes that we’ve encountered over the years. We recently launched an online webinar to teach homeowners and renovation professionals how to take control of their renovations and plan them successfully.

If you are managing the renovation yourself, always make sure to order product well in advance and inspect it upon receipt. The most tedious project delays happen when you can’t move forward because your trades are waiting on back orders or the replacement of a defective product.
Even a simple home renovation can be complicated and daunting—feelings that get amplified tenfold when you factor in the high cost of it all. There is no doubt that this process can be overwhelming, but it doesn’t have to be. Tap into a team of experienced professionals to shoulder the weight, from helping to identify your needs and wants, to determining what has to happen to bring your dream home to life. Selecting materials, sourcing products (and making the right decisions!) and executing the project is a dance of coordination and patience best left to a professional. A designer can perfectly choreograph your renovation project, without ever missing a beat.

THE HIDDEN HALLWAY Situated in what would likely otherwise be a simple hallway that leads to a bathroom, this hidden laundry area is innovatively built into the wall space thanks to a little creativity. A front-loading washer and dryer prove to be perfectly functional here, while the added storage cabinets above provide room for necessary laundry goods. Cane style bifold doors add a mid-century modern feel to the space and neatly tuck away the appliances when not in use. VERSATILE VARIETY Every basement could use an update and what better way to bring yours into the 21st century than with a trendy wet bar? This wet bar, cleverly located behind the leather couch, is a perfect spot to kick back and mix a few drinks. Featuring a small sink and plenty of overhead shelves, this wet bar makes the most of its space with cabinets below the finished countertops. In the corner, tucked under the counter is a mini fridge to store cold drinks. The bar is smoothly integrated into the rest of the room with a mirror set behind the counter to create an illusion of expansion. Natural elements add a layer of texture with potted plants, silver bowls, and vases mingling with earth-toned mugs along the shelves.

CASUALLY CALM Floral wallpaper steals the show in this corner room closet, where previously unused space is transformed into a practical and chic laundry room. A washer and dryer beneath a bright white countertop are tucked away neatly, and a hanging rod built directly into the nook above the cabinets uses space wisely, creating an area to hang clothes. Trendy open shelving offers even more storage while also complementing the overall aesthetic, while a generous amount of light shines on bright white cabinets to lighten up the room. SUBSTANTIAL SHELVING This is a creative way to give your TV room a little extra storage space. Carved out into the wall near the TV are a couple of shelves and space for a cabinet. The cabinet is the perfect place to store extra books, game controls, or DVDs, and it can be used as a shelf to display statement pieces such as the gold wicker basket shown here. The shelf space has been equipped with several built-in flush mount lights to highlight the display of plants and coffee table books, which also add a pop of color to the room with their naturally rich hues of blue and green. COZY COFFEE NOOK Snugly hidden in the corner of this room, the interior designer has carved out the perfect coffee bar for any living space. This makes for a great break in your work-at-home day because it is set up for a conveniently quick cup of joe to keep you on the grind. Equipped with a built-in temperature-controlled wine cooler, this little wet bar is also great to pop open a bottle of wine in the evening without having to trek all the way to the kitchen, and it keeps all of your drinks in one convenient place. MODERN AND MODULAR What appears to be a simple island counter with high-top chairs quickly becomes a new storage space. Tying in with the sleek modern design of this kitchen, these four cubed shelves make for an easy place to store both living room and kitchen supplies. They’re creatively situated to be tucked under the counter within easy reach of the counter chairs and only an arms-length away from several simple bowls for cereal in the morning and books to read at the counter while you wait for your fresh bread to bake in the oven.

SOFT AND SUEDE Updating the traditional bedroom space, this accent chair set in the corner makes for the perfect reading nook. Equipped with a soft linen blanket and a patterned pillow, the chair is set against a standing mirror that gives the room more depth. Adding a bit of gold metal to accent the suede of the chair, the end table features a great place to display a potted plant or, in this case, a book about house plants. The chair is situated near the window, allowing for natural light to illuminate this cozy corner, and a standing lamp is set up in the foreground as an alternative on dark evenings. EFFICIENT AND EFFECTIVE This ordinary kitchen space is transformed into a miniature home office with a convenient countertop that is turned into a desk. Once the drawers below the counter have been removed to make room for a chair, this corner of the kitchen becomes a cozy work nook. A wooden wine cabinet is creatively built into the above cupboard space, and a bulletin board has been set up along the wall to construct an efficient space to sit and read or enjoy a cup of coffee while waiting for food to cook. E-design, known as virtual design or online design, has become exceedingly popular in the interior design world. Thanks to the impressive technology available today, a virtual design that includes the proper measurements and architectural features can be incredibly realistic. Light fixtures, furniture pieces, wall colors, and flooring are just a few examples of the elements you might see in a virtual design rendering. However, not all virtual design is created equal. Because there are so many different ways to conduct virtual consultations and ways to present the finished product, the quality of e-design truly depends on the offered product. While neither virtual design nor the process of design is curated or practical for all clients or design firms, TAB Interior Designs has adapted its great attributes to help designers and consumers navigate through difficult times.
What is e-design? E-design and other forms like it are simple, virtual design options that offer clients the opportunity to create a custom design without needing to leave the comfort of their sofa. All communications and presentations are done virtually. Most virtual design services follow a similar process. The client is presented with a questionnaire or a selection of images from which they choose to relay their style or taste. Based on their answers, they are paired with an online designer, who, most of the time, they never physically talk with or see. There are common price tiers that will determine what services the online designer will provide. Some of those services might be visual boards, furniture plans, room elevations, along with a shopping list, and higher price tiers may get you elevations and 3D renderings. Most virtual design platforms are budget-friendly, great for getting quick inspiration, and for designing a small room without needing to hire a traditional interior designer.
3-D Renderings in Today’s Design World With e-design, there are inevitably a wide variety of 3-D renderings available. 3-D renderings range in clarity and realism, and there are even some that are so lifelike they look like the finished design. They can include windows, doors, furniture, flooring, curtains, linens, and even dÊcor and accessories. The benefit of these renderings is that there’s less guesswork involved. Seeing a realistic view of the future of the space is going to not only give you the confidence you need to start the project but also allow you to make edits prior to executing the new design. How is TAB Using Virtual Design? Here at TAB, we have adopted virtual design and molded it to fit our design process. In the past, we have used digital presentations to expand the design options provided to our clients that we could not physically gather for meetings (e.g., light or plumbing fixtures and furniture). We also offer 3D renderings for every project to help the client visualize the space and make any changes before committing financially. Our offerings for virtual design services have only grown after COVID- 19. When Colorado called for a stay-at-home order, we quickly jumped on virtual platforms with our current clients. We proceeded with online appointments while attempting to continue with as much normalcy as possible. I filled my home studio space with as many samples as as I could, so we had them to refer to as needed, and we went back to mood board presentations that we could present virtually. We adjusted our communication methods and conducted frequent Zoom meetings. While we were not together in person, this was the next best thing. We did minimal phone calls and emails, opting for means of communication where we could see our clients’ facial expressions and reactions because we wanted to be easily accessible without losing the personal aspect of design.

Taking e-design to the Next Level There are some downfalls to e-design and online platforms available to the consumer. One is the lack of personal connectivity, customization, and uniqueness. Most tools are limited in the selections or vendors they can source from. The e-design services we’ve developed allow us to source from all over the world to best fit the desires of the project. Although we found the virtual platform to be a great visual presentation tool, at first the clients could not touch or feel the fabrics. To work around this, we went a step further and began to personally deliver samples to nearby clients or mail them to those farther away. With porch dropoffs, we could even sit in our vehicle while the client was on their porch. We could also then jump on the phone and talk while in sight of each other. When the client was done, disinfectant wipes were included to wipe down the samples, and we were able to pick the items back up immediately. This all took a bit more thought and time, but the outcomes were wonderful, which made the effort well worth it.

Now that stay-at-home orders have been lifted, we have reopened our office for clients who want to meet in person, and we continue to perfect our virtual process. We are taking all precautions and safety measures, but we understand that not everyone is comfortable and some would prefer virtual consultations and presentations. Our ability to adapt and overcome has helped us expand and reach clients outside of Colorado. This has also allowed TAB to become a resource to other designers who don’t have the time or knowledge to create 3D renderings to offer virtual design services. Set against the dramatic backdrop of the Wasatch Mountains, this 1955 ranch-style home in Salt Lake City’s charming Sugarhouse neighborhood was in need of an extensive and mindful renovation. After occupying the home for nearly ten years, the clients requested a sensitive renewal of the space that respected the original style of the home. The house had already been altered dramatically by a previous owner, and few original design elements remained. Instead, more traditional elements were added during the 1980s, as is the case in so many homes of the era. This meant the mid-century style of the original home could be referenced without current conditions dictating the new design choices and selections. Livability and practicality were also of high importance to the clients. The creation of a calming everyday oasis away from the demands of work and busy city life was just as imperative as that of a dynamic and fun entertainment space. Additionally, the four-legged family members had to be taken into serious consideration! The selection of furnishings and fabrics was heavily dictated by these parameters, with both comfort and durability critical. The clients also felt very strongly that the design should align closely with the stunning natural Utah environment. The color palette is drawn directly from the surrounding area: the rich rusty soil, silvery aspens, and bright mountain wildflowers. Texture functions as a prominent design tool, infusing the space with a strong tactile quality.

Variegated, ambling lines are used thoughtfully and regularly, referencing both mid-century style and natural elements such as tree branches, rivers, and mountain peaks. All details of the home were scrutinized and carefully addressed in a thoroughly planned design process. Before any thoughts turned toward furnishings or colorways, an extensive remodeling re-established the modern bones of the house. The neocolonial style baseboards and wood trim added by the previous owner were removed and replaced with a modern, flat profile. The traditional fireplace mantle and tile surround were removed entirely, and a new gas unit was installed with a clean drywall surround and a minimal floating wood mantle. A clunky half-wall surrounding the stairs to the lower level was removed. A new linear black metal railing was built instead, warmed by a wood handrail. A chrome and white glass pendant lights the way down the stairs and creates a vertical mass behind the living area, adding height and textural interest. Bright chrome fixtures were selected to replace aging plumbing fittings and door handles throughout. Damaged and worn honey oak floors were replaced with rich, dark cherry and textured taupe carpet. A subtle off-white wall color was selected to bring a warm glow to the walls and act as an ideal backdrop for artwork. Dated decorative lighting was replaced with fixtures in line with the clean feel of the home. None of the fixtures take center stage; instead, they subtly reference and repeat patterns and lines seen in several other areas of the new design.

Living Room: A contemporary fireplace flanked by dynamic, custom floating shelves is the focal point of the relaxed yet tailored living room. The area rug references the project’s full color palette in a playful mid-century Eames-inspired pattern. The sofa’s textural, pale silver upholstery is accented by wheat- and earth-hued pillows and connects visually to the dining area. The polished concrete coffee table acts as a grounding surface for a bright pop of burnished brass and regularly rotating floral arrangements. Artwork plays a central role in this space, adding layers of both color and pattern, while also relating to the organic linear motifs that resurface throughout the home in a wide variety of surfaces and scales.
A high/low mix was purposefully created with furnishings and decorative accents throughout the home. Key pieces such as the sofa, coffee table, and dining table are high-quality custom items, purchased for comfort and durability for the long term. Barstools, accent tables, and lamps were sourced from more accessible brands, allowing for future updating in small doses. The artwork and decorative items throughout the home are a great mix as well. The clients travel extensively and shop for unique reminders of their adventures wherever they go. These personal items are displayed prominently throughout the house, with more mundane items such as vases and pillows from the likes of Crate & Barrel and Room & Board playing supporting roles. This mix creates a polished look without feeling cookie-cutter or trendy.

Kitchen: Natural cherry custom cabinets were chosen for their timeless appeal, dramatic grain pattern, and rich, warm color. The flat panel style with minimal hardware is both up-to-date as well as appropriate to the age of the home. Paired with the soft sage green backsplash tile and grounding grey quartz countertops, the space is classic modernism at its best. The glass pendants over the peninsula seating inspired by plant stalks were designed by Hammerton Studio, a Utah-based lighting company. Practicality is also at the forefront of this small but efficient workspace. Full height cabinets add valuable storage while also creating the illusion of more ceiling height. The depth of the peninsula was maximized to allow for storage on all three sides, and shallow cabinets were added above the countertop, perfect for quick access to glassware and coffee mugs without taking up too much counter space. The peninsula height was kept to 36 inches instead of being raised to bar height maintain an open feel into the dining area. The counter stools also contribute to the spaciousness with delicate metal bases and no backs.

Dining Room: Set directly between the living, kitchen, and outdoor spaces, the centrally located dining room acts as the visual and social hub of the open living area. It draws attention despite its petite size with a splash of bold, saturated color. The rich mustard of the soft modern dining chairs recalls the wildflowers that blanket the nearby mountain valleys each spring. The dark stained table expands for special occasions, and the dramatically large-scale pendant, also by Hammerton Studio, acts as an anchor from above. The soft grey rug connects to the living room sofa and adds a subtle layer of softness without drawing attention from the colorful seating. The bar area not only provides valuable additional storage space and a beverage fridge, but also creates the opportunity for another vertical surface rich in texture. The wall behind the bar is covered in an unusual, dimensional, and iridescent shell-like tile.

Powder Bath:
It was imperative to create a bright, open feel in this small yet important space. The crisp, pale wall color and white countertop achieves an airy feel, while the drama of the vertical backsplash tile creates the feel of a high ceiling. Chrome fixtures reflect natural sunlight, and the lit mirror saves valuable wall space by eliminating the need for sconce lights.

Guest Bedroom: A light and soothing colorway washes this space, designed to function as a luxurious oasis for visiting family and friends. The king bed is accented with textiles and artwork that represent florals abstracted in a variety of artistic expressions. The walls gain slightly more warm color in this room, balancing the cool grey accents of the upholstered tufted headboard and bedding. The straight lines of the nightstands and concrete lamps give a modern edge to the overall softness and femininity of the space.

Master Bedroom: The palette of the master bedroom is noticeably a step darker and richer than other areas of the home, creating a cozy, calming environment for the homeowners. Deep blue and mahogany tones evoke a cool mountain evening approaching, while the metallic bedside lamps and decorative wool pillows exhibit texture akin to pinecones and tree bark. Textile patterns are small-scale, rounded, and organic, eliciting the feel of newly formed dewdrops on a forest floor.

Master Bath:
An unused nook in the master bath was transformed into useful and attractive floating shelves for both display and extra storage. The decorative objects add personality and contrast to the clean lines of the space. Both the charcoal-streaked porcelain floor tile and the blue-grey glass backsplash tile have the appearance of solid mountain rock. The cramped bathtub was removed and replaced with a large frameless glass shower enclosure that allows natural light to reach the vanity area. An extra-thick countertop gives added visual weight to the floating dual-sink vanity. While this house is certainly not a strict mid-century restoration, the lines and massing of space give the sense of being in a 1950s interior. There is history here. The finishes, textures, and colors are refreshed and new yet also feel out of time, not trendy or overly contemporary. The home is grounded in this particular locale, even without direct reference to the mountains or the state of Utah. There is a pervasive warmth and comfort that suits the relaxed lifestyle of the clients and their guests. This warmth flows easily and seamlessly from one space to the next, creating a cocooning retreat away from the busyness of the outside world while always looking upwards towards the natural beauty just on the horizon.

Taking an old home that carries history and everlasting charm and renovating it to create a fresh modern oasis while staying true to the authenticity of the home takes a delicate touch and a meticulous mindset. Tennille Wood from Beautiful Habitat succeeds at the task with this 1890s home, demonstrating how a transformation can truly evoke a new love for an old home.

We’ll take a look at the before and after of the project, seeing how renovating an older home to make it 21st-century functional can be accomplished by adding new rooms in unused spaces, redesigning bathrooms, and updating fixtures like lighting, flooring, and cabinetry. We’ll see how Tenille took a traditional space from outdated to fresh and modern with the addition of a master suite and updated finishes that make the home pop. Recessed lighting, custom wood features, and a brand-new master will show how Tenille was able to capture the original beauty of the home, while the added upgrades further accentuate the touches that make this home one-of-a-kind.
after THE KITCHEN The 1890s galley kitchen that was last remodeled in the 1960s left plenty of room for rejuvenation. With a tight footprint, the primary challenge was how it could be upgraded to provide a sizable kitchen solution with enough space to complete tasks. Removing the original brick chimney was the perfect place to start. Leaving plenty of room for a new peninsula that wraps around the corner, the kitchen quickly became more than double the original size, creating a space that is comfortable, practical, and enjoyable.
The new ceiling is decorative and detailed and provides the touch of elegance that this traditional home deserves.
The size of the kitchen wasn’t the only challenge, however. Home renovations often bring unique obstacles that require several workarounds. In this kitchen, a ceiling beam had to be added to carry the weight of the new master suite upstairs. Rather than allowing the beam to halt progress, the team opted for a coffered ceiling that proved to be even better than the previous.
Along with the size of the kitchen, the addition of the new ceiling, updated cabinets and backsplash, stainless steel appliances, brushed nickel handles and knobs, and a touch of color on the area rugs in front of the workspaces establishes the tone of the farmhouse home and upholds the raw beauty of this traditional 1890’s home.
Wood cabinets, tile countertops, and paneled lighting were also in need of an update. State-of-the-art off-white shaker cabinets and white backsplash tile replaced the old elements and highlight the new farmhouse feel. The light blue accent tile lined at the top of the simple white backsplash adds a bit of detail and color to the space and also ties in with the light blue in other rooms.

THE NEW BATHROOM The original bathroom in this home was shared between four bedrooms, so removing the fourth bedroom and using the space for something else was the perfect opportunity to build a spacious and luxurious new bathroom. Two-thirds of the old bedroom was used to make space in the new bathroom, which now features a walk-in shower, slipper tub, and double vanities. The new pieces and increased amount of space truly revitalized this outdated room and made it into a spa-like sanctuary. The design was just as important as the amount of space. Large scale floral wallpaper on one of the walls and a more neutral paint color on the other walls adds fun, color, and personality without taking it over the top. The custom cabinets echo the blue-green color of the wallpaper to collectively create a fresh, modern look. The center of the flowers on the wallpaper is red, which made choosing a red accent on the mirrors an easy decision: it brightens up the room and adds a pop of color. Large windows bring just the right amount of light into the bathroom, and two unique light fixtures installed above the mirrors supplement that light on dark days or evenings. The nearly bronze color of the light fixtures makes the space feel classy, while the brushed nickel handles on the cabinets combine mixed metals in this bathroom, bringing in some modern flair. The walk-in shower is grand and elegant with a built-in niche for storage and a bench seat. Large rectangular tiles installed vertically make the shower look larger, and two shower heads provide the luxurious experience everyone desires in a custom shower. Decorative sea-glass accent tile in the center of the main shower wall draws the eye and creates movement, while glass shower entry doors elevate the design just enough to add modern style.

A FRESH MASTER SUITE This traditional home did not feature a large master suite like most newly built homes have today. “Popping the top” into the unused attic was an excellent way to construct a new master bedroom without removing space from other areas of the home. One of the challenges that emerged was how to add storage and function with the structure of the roof pitches and dormers. By embracing the shapes and sizes of the ceilings and “pushing” into the cavities of the framing, a more contemporary feel in the master was quickly achieved, which helped to transform the space into a modern retreat. Because of the unique shapes and heights of the ceiling, the room also needed a special storage solution unlike any other. That solution meant integrating the desired storage into the cavities of the walls to add his and her dressers. The built-in dressers maintain the purity of the 1890s home and also enhance the modern design of the space thanks to their custom natural cherry construction. These dressers also leave plenty of room for décor and other pieces that help make the master functional. While many attic spaces often feel dark, this master suite doesn’t, thanks to the sheer amount of light coming through the adequately sized windows. The addition of three dormers helped to create new brightness in this
master suite. Three large windows behind the bed and two windows in the stairwell allow this bedroom to feel like it’s on the main floor. Recessed lighting installed throughout the space also boosts the amount of light in the room, with four fixtures above the bed, four near the staircase, and others spread throughout the ceiling. A sitting area situated where one of the new dormers now exists gives space for reading, relaxing, or having a cup of coffee. Furnished with swivel chairs, this nook encourages multi-directional use so that homeowners can look out the window or face the beautifully designed master bedroom. The addition of an abstract rug at the foot of the bed completes the design in the master suite, creating a subtle color scheme that isn’t flashy but still packs a contemporary punch. Playing off this color scheme with the bed pillows, comforter, and beige bed frame, the design stays trendy but keeps a classic style. Natural wood elements shine and help to maintain a sleek simplicity through the design, making this master suite feel fresh, modern, and composed.

THE STAIRCASE It was necessary to create stairs to reach the new master suite, now located where the attic was. To do this, the fourth bedroom that was also used for the new bathroom was split to create a staircase that wraps around the corner up into the master. White oak wood planks installed on the stairs soften the modern design with charm, while tread lights illuminate the way at any time of the day. See-through wired railing at the top of the steps makes the staircase feel larger and pairs with the floors flawlessly. Continuing the concept of modern meets fresh farmhouse, the simple staircase adorned with a deep gray stair rail and tall baseboards completes the look of the upstairs master and offers the practicality needed in this original 1890s home. Windows at the top of the steps breathe light into the space while light walls brighten the look and feel of the new staircase.

Almost every home I’ve ever designed has that space! That little cove hidden somewhere in the corner of your home screaming “Help Me!” Here are a few tips I’ve used over the years to give that wonderful but often overlooked space a makeover that works every time. If done properly, that small wonder of a space could turn out to be the go-to spot for a good book and a glass of wine! Let’s begin.

COLOR Start by choosing a color palette. Make sure your colors flow from one room to the next for a cohesive feeling as you move throughout the rooms. One of my all-time favorite ways to bring an often overlooked and boring shelf space to life is simply dressing up the back with a contrast paint color, fabric, wallpaper. Yes, wallpaper!
BOOKS Let’s talk hardcover books. Today most people are reading on their tablets, Kindle (is that still a thing?), or laptops. What to do with all those oh-so-engaging hardcover books? Take the cover sleeve off for a more vintage look; they really are kind of vintage anyway, right? Don’t be afraid to stack your books. Vary the stacking between vertical and horizontal. Organize your shelves so that 60% of the books are vertical and 40% are horizontal to create both balance and spontaneity. Go vintage with all the old hardcover books laying around and don’t forget the rule of thumb for stacking. Layer, layer, and then layer some more. Beautiful Design Made Simple | 73

THE WINNING FORMULA Keep in mind this simple rule of thumb when styling a bookshelf. Take everything that is currently on the shelves off. For inventory purposes, on any size shelving unit, keep in mind this basic formula: one-third books, one-third accessories, and one-third empty space. Empty space gives way to breathing room and helps to give the appearance of less clutter. We all need less clutter in our lives, don’t we?

CHOOSE A FOCAL POINT Have an awesome piece of art you want to show off? Make it the focal point by placing it in the largest area of the unit. Don’t forget to add some art to break up all those books. You can also make your books the focal point. Books have the ability to convey the personality of the owner. Show off all that knowledge.
ACCESSORIZE So now let’s talk accessories. Place a few small pieces near the front to give all those books some depth and don’t forget to add a pop of greenery now and then. For me, it’s a personal preference but I choose not to include family photos in bookshelf vignettes. Bookshelves, if done properly, add to the room a feeling of art or architectural appeal. So now you’re ready to clear out that clutter, dust off those shelves, and begin again. Let’s recap to keep it simple. 1. Create a backdrop with a pop of color.
2. Go vertical and horizontal and throw in some vintage. 3. Keep it simple and keep small objects to a minimum. 4. Layer, layer, and layer again.
5. Everything good happens in threes.
6. And don’t forget to add in some greenery and show off
the art pieces you found on vacation that you just can’t live without.

A WIDE VARIETY OF FLOORING STYLES No matter what type of flooring you choose, one expectation you can have when looking at all the flooring products available is that each and every product will be one-of-a-kind. Whether it’s carpet, luxury vinyl, hardwood, or tile, you’ll find tons of styles to choose from. Each type of flooring offers unique appearance characteristics, from a range of colors to several sizes, shapes, and more. Carpet is available in a range of colors, shades, and fibers. Whether you’re looking for the perfect neutral shade to match any design or you are looking for something modern and unique, there’s likely a carpet style out there for you. Along with the vast number of styles, expect to find wool, nylon, polyester, polypropylene, and triexta fibers in cut-loop, loop-pile, and cut-pile carpet constructions. When it comes to luxury vinyl, you can expect to find many designs that mimic genuine hardwood floors. These luxury vinyl planks appear like natural hardwood with artificial graining and stain colors, but are made with different materials. Luxury vinyl tiles that mimic the look of tile or other products are also available. If you’re shopping for genuine hardwood, you’ll find a number of stains, species, widths, and finishes. Red oak, white oak, hickory, and cherry are some of the species you can expect to find, while stains vary in color from light to medium and dark. The finish on the surface of wood floors can also be matte, semi-gloss, or glossy, depending on the hardwood product. Textures on the surface of wood floors like hand-scrapes, coarseness, and mineral streaks are also common with hardwood planks. Common plank widths for both engineered and solid wood floors include 2 ¼ inches, 3 inches, 5 inches, and even 7 inches. For tile, there are different materials, shapes, sizes, and finishes. Glass, natural stone, porcelain, and ceramic are four common tile materials, while octagons, rectangles, squares, and circles are popular shapes. Tile ranges in size, anywhere from small mosaics on sheets to large 24-inch tiles, depending on the use, and matte and gloss finishes are both found in a few tile designs.

A VARIETY OF FLOORING PRODUCTS WITH VARYING FEATURES AND WARRANTIES With so many flooring products available, it’s no surprise that there are also varying features and warranties depending on the product. Carpet features include unique durability ratings, stain resistance for some products, different levels of softness, fade resistance, and performance. Luxury vinyl features include stain resistance or waterproof protection; varying thicknesses; resistance to dents, scratches, and other wear; and different constructions. Genuine hardwood floors have varying hardnesses depending on the species, as well as different finishes that can affect the durability of the floors. Tile can be 100% waterproof or waterresistant, and its durability depends on the product. Along with these features, expect each product to have a unique warranty. If you are interested in purchasing flooring for a home with kids or pets, or you’re simply interested in long-lasting flooring options, be sure to consider the warranty. Warranties often have a different number of years for wear, stain, and soil resistance, and some warranties are specific to the types of damages, cleaning methods used, and more. With the square footage, you can then get an estimate on the overall cost of your flooring project. You can expect these estimates to include the cost of the flooring multiplied by the square footage, which is the total cost of the flooring, the cost of the removal of old flooring, the cost of the removal and installation of moldings,
