Custom Developer of Dream Homes
Castle Building & Remodeling, Inc. is a professional design/build remodeling company that specializes in residential remodeling. Castle is a second-generation family business with over 3,200 past clients and was founded in 1977 by Marty Schirber. The 2016 Castle Educational Home Tour’s purpose is to educate and inform the public on real everyday remodeling projects, not just the largest or most expensive projects like the luxury tours or Parade shows. On our Tour, Castle will show the public real remodeling projects like mud rooms, laundry rooms, and bathroom remodels that would never be shown on a luxury tour. Remodeling is a huge investment and we understand it takes effort to learn about all your remodeling options. Our Tour is designed to help people make better remodeling decisions for your own remodeling projects, and better understand what a realistic remodel involves, as well as what is achievable within your budget to create a valuable investment in your home. Use this Guide Book to learn more about the homes we are showcasing. It will direct you to the homes that will best help you in planning your project. In each home we have an expert ready to talk to you about the project you are visiting, your upcoming project, and how Castle can help you achieve your remodeling goals.

I SEE FIELDS OF GREEN Castle Building & Remodeling partners with Field Outdoor Spaces to provide their clients with the best urban landscaping in the Twin Cities While many companies shy away from the tight lots and challenging yards in urban spaces, Field Outdoor Spaces has made an art of it. For the last ELEVEN years and counting, Field has worked with homeowners in Minneapolis, St. Paul and other neighborhoods around the Twin Cities to maximize their outdoor living areas. Most projects start with a design and the dedicated design team, led by Karina Greenwood and Dylan Reid, are especially good at listening and making sure that the end product gives you time to enjoy the space rather than just work to keep it up. Field design balances well-thought-out living areas with plantings that give a sense of a natural and living environment.

give a project budget number right there. To set expectations - a full renovation of a typical 40’ by 30’ backyard can come in between $12,000 and $30,000 depending on the scope. Field offers thoughtful design and professional crews that build high-quality landscapes with minimal impact on your existing plants, structures and your neighborhood. We’re “Employee Powered” meaning that you can count on employees receiving living wages and benefits that allow them to live a healthy life.
Working with a design/build landscape company that specializes in small spaces pays dividends. Field has worked hard to develop unique solutions over the years. While much of the industry focuses on concrete products, Field uses predominantly clay pavers and stone for patios and mixed stone for walls. These materials integrate better in older neighborhoods and are a better long-term investment since they get better with time. With a full metal and woodshop, Field also integrates elements that make the landscape livable and contemporary - like rusted steel planters, cedar pergolas, sun sails and Field-designed trellises. Landscapes are for living and Field can also help design outdoor kitchens, from simple grill tables to more elaborate masonry islands. How about a pizza oven, for instance? Field prides itself on being up front on pricing. During the free consultation, the Field designer will walk through the scope of the project and listen to what you want to accomplish with your renovation. They then describe how they would approach your space and for most projects, 14

Landscapes on Tour Check out these 3 beautiful landscapes featured on Tour this year:
H12
Play Areas - 2-footed and 4-Footed 3828 11th Ave S, Minneapolis MN 55407 The client came to us with a common problem - no plants would grow under their silver maple in the back. They needed a solution to green up the space while providing living space for them and recreation for their dogs. The new space includes a large area of artificial grass, which brightens the entire space and is easy to clean as well as corrugated culverts for plantings and dog play.
H13
Using Small Trees for Screening 4721 16th Ave S, Minneapolis MN 55407 Like many projects, the landscape was completed in phases with the backyard work done in 2012 and the front yard in 2014. The backyard features a bluestone patio and a good example of the importance of small trees to create comfortable, relaxing spaces. A raingarden anchors the front yard with natural, pollinator-friendly, low-grass plantings.
H14
Designing Patio Spaces 4037 Linden Hills Boulevard, Minneapolis MN 55410 This patio and backyard were completed this year as part of a beautiful house bump out. Unique ‘Tupelo’ stone gives a contemporary feel and the surrounding arbors create a private outdoor extension to their house.

IT'S ALL IN THE FAMILY The History of Castle Castle Building & Remodeling, Inc. is a professional design/build firm specializing in residential remodeling. Castle is a second-generation family business, started in 1977, with over 3,200 past clients. Marty Schirber started the company from his basement and watched it grow over the years. If you hire Castle you will find that our tag line “The Best Value in Professional Remodeling” is our way of life. Our professional team strives to bring a luxury service to the masses. Amy Hinck
Design Manager, AKBD
Alyssa received her B.S. in Architecture from the University of Minnesota. She thrives working on challenging renovation projects — likely stemming from a childhood of flipping houses with her family. At age five it wasn’t uncommon to find her drawing floor plans in chalk on her grandmother’s driveway. She studied abroad in Oaxaca, Mexico and came to appreciate the contrast in architectural style when comparing the courtyard buildings there to the high rises in the Twin Cities. Her travels have taken her to Thailand, Vietnam, South Africa, Mexico, and 12 European countries, furthering her appreciation for renowned historical architecture and design. Alyssa loves skiing, hiking, camping and anything that will give a rush of adrenaline such as skydiving, white water rafting and zip lining.
Natalie Hanson
Remodeling Designer Interior Designer
Amy received her B.A. in Architecture from the University of Minnesota. She has achieved certification as an Associate Kitchen and Bath Designer through the National Kitchen and Bath Association (NKBA), as well as a LEED Green Associate through the U.S. Green Building Council (USGBC). During her ten plus years in the remodeling industry Amy has worked as a drafter, designer, project manager and store manager. At Castle and The Natural Built Home Store, she pitches in wherever needed, keeping the showrooms up-to-date, assisting designers with projects, training new employees and leading design work for the Save-A-Castle division. She develops, edits and maintains company-wide processes and documents while also fostering continuing education among the design staff. www.castlehometour.com
Natalie received her B.A. in Interior Design in 2012 from the Art Institutes International Minnesota and has been actively working in the industry ever since. She has been interested in art, architecture and interiors since childhood and discovered the field of interior design as a great avenue for her next professional adventure. With a unique background to her design career, she attended an alternative high school at the Minnesota Zoo — the School of Environmental Studies — where she developed a passion for environmental sciences. Right out of high school, she decided to pursue a career in Meteorology at the University of Oklahoma where she spent two years chasing tornados and attending Sooner football games.

On the main floor, previous remodels had left the homeowners with layers of mismatch flooring. From carpet to parquet, tile to engineered wood, this house had it all. The family decided to unify the front entry, ½ bath, kitchen, dinette, and family room with a new modern tile. Removing a large closet between the dinette and family room also helped modify the space to make it seamless. A large new 8’ glass patio door and new fireplace with surrounding shelving became focal pieces of the new space. A ½ bath refresh rounded out the main floor improvements. In the basement, a family room, bedroom, and ¾ bathroom were added so the family had more space to spread out.

Factors to Consider when Choosing a Contractor Licensed and Insured
The contractor is licensed to practice in the State of Minnesota and carries appropriate insurance coverage in case anything goes wrong with the project.
Price
The contractor is upfront and honest with detailed costs respects your budget and works to design the project to fit within these parameters.
Reputation
The contractor has a good reputation with past customers, and their customers refer them to friends and family.
Completeness of the Estimate
The contractor gives you a detailed estimate and explains all allowances and other costs associated with your project.
The Contract
All the necessary facets of the project are spelled out clearly. You won’t have any surprises once the job is started.
Level of Experience
This is a combination of years in the business, typical projects for the contractor, and whether the contractor has been in business long enough to know where their niche is and what they are good at.
Size of the Company
The size of a company can affect the quality of the product. A company that has grown too quickly may not be able to provide the same quality, experience, and attention to detail as a smaller company who has retained the same employees for years.
Job Schedule
The contractor is in charge of the scheduling of the job so your home is disrupted as little as possible. This involves ordering materials and coordinating subcontractors to get in, finish their part of the job, and get out.
Use Employees or Subs
When a contractor works with their own carpenters every day for years, they get a very good idea of their strengths and weaknesses. Contractors who hire employees from a pool of laborers may get new workers on the job every day and may not know how experienced or qualified the workers will be.
Communication
Communication is very important to a successful remodeling project. A good contractor will be easy to get a hold of and will have systems in place to make sure your wishes are noted and followed. They will also make sure everyone on the jobsite knows what is going on.
Customer Service
Business Location
How close is the contractor’s shop or office to you? Working within a defined area can allow a contractor to give more personal attention to each job. This becomes much more difficult if the contractor’s office is across town from the project.
Customer service is how well the contractor serves you and your family. This can include communication, keeping appointments, being punctual, and keeping the customer informed at all times. This may also include educating the customer about their options.
Company History
Creativity
Company history refers to the strength of the business and the length of time doing the same business. Good businesses sustain themselves and build while poor businesses struggle to find a niche and reinvent themselves.
Creativity is an important skill in the remodeling business. Often a contractor is faced with a homeowner who doesn’t know what they want. In this situation, it is up to the contractor to solve the problem and make the space “work.”
Organization on the Job
Guarantees and Warranties
Organization is a major part of a successful remodeling project. The plumbing and electrical work must be completed before the cabinets and countertops can be set in place. Coordination of all the different trades will lead to a smooth project.
Minnesota law mandates that contractors warranty their work for a specified period of time, so technically all contractors have warranties. A good contractor will clearly spell out their warranty in their contract and will provide the homeowner with the expiration dates

Craftsmanship

Craftsmanship and attention to detail are very important to make a project fit into your home. Simple details like matching trim and windows can really make a project look like it has always been a part of your home. www.castlehometour.com

Before After
This home has received much love and care from its current owner. Prior to this project Castle made improvements to the home’s exterior and converted an open area at the main floor to be a kitchen. The project being featured here is the most recent renovation which converted the original kitchen into a mudroom/laundry/3/4 bath. Improved functionality is an appropriate way to explain this projects driving motive and its successful outcome. Being everyday traffic goes in and out of the back door the mudroom closet provides helpful organization space. Now located at the main floor (in comparison to the original basement location) the laundry room is more accessible to the second floor bedrooms. Lastly, adding a bathroom to the main floor is a great convenience for guests and everyday use. While functional improvements have been highly achieved this aesthetics are also improved. To coordinate with the adjacent kitchen and living space the cabinetry was selected to match and neutral, classic finishes were selected to be paired with it. All in all the space is a beautiful reflection of the client’s heart for his home!

What is a Professional Remodeler?
Castle’s professional approach stems from the understanding of how difficult it can be for our clients to live through a remodeling project, as well as the emotional roller coaster ride that remodeling can cause. We believe that how our clients’ experiences are managed is as important as, or more important than the actual finished remodeling product. Castle Building & Remodeling uses a team approach that pairs an experienced Castle Interior Designer with a Castle Project Manager. You will begin by working with a trained Interior Designer who helps you plan the space. After this phase, the team works together to create a detailed set of specifications and proposal. During the production phase, a Project Manager becomes the eyes and ears on site to ensure that the project is executed as planned. Castle has created an industry-leading system to retain control over the process.
Mobile Communications: Each Castle Project Manager is equipped with a smart phone and tablet computer. This unique technology allows instant access to client and trade partner information and ensures that clients can reach their project manager.
Detailed Specification: Our detailed specification serves as a road map for the project and has proven to be extremely reliable and accurate. This system leads to improved communication and helps our customers and craftsmen to deliver an as-designed project with less problems and re-work than our competitors. Design & Planning System: Castle’s system of building the project in a 3D design program before physically building the project removes the mystery for many homeowners. The ability to see the project in 3D before construction eliminates the need for our clients to be able to read blueprints and also leads to extremely accurate estimates. With detailed plans and even more detailed line-item specifications, Castle’s customers have very few surprises during the project. Change Order System: Our documented change order system is easy to follow and leads to accurate tracking of additional costs and credits. Change orders can be e-mailed for review and convenience. Download our free app today!
Contractual Documents: Castle’s professional and balanced contractual documents protect both parties involved.
the start and guarantees that if there is a problem with workmanship, it will be fixed.
Building Performance Guidelines: Castle provides all clients with a very thorough set of building performance guidelines that clearly lay out what to expect from your home and what to do if a warranty issue arises.
No Unforeseen Change Order Guarantee: You can sleep well knowing that there will be no unforeseen or unexpected costs for your project. Because Castle Building & Remodeling plans so thoroughly we can actually guarantee this. Compare this with many companies in the industry that utilize a system based on allowances that fluctuate wildly after the contract is signed leaving clients unsure of project costs and unable to plan financially.
Job Start Binder: At the start of large projects, Castle’s clients receive a 3-ring project binder with information on the care and maintenance of the products used in their project. The Job Start Binder also provides a place to keep plans, invoices, change orders, and other project materials. This binder is designed to answer questions before they arise and helps to keep the myriad of project paperwork organized and tidy. Educational Resources: Over the years, Castle has built a library of educational resources relating to remodeling and older homes. Our in-office library was started to help educate employees but is open and available to the public and customers. We believe in education and have educational resources available on our website as well.
Guaranteed Completion Date: We’re fast, guaranteed, or we pay you. Once again because we plan your entire project well in advance of starting we can guarantee substantial completion to a forecasted completion date. This takes the worry out of the nightmare project that never ends and creates an incentive for Castle and our partners to get your home remodeled quickly so you can get your life back to normal as quickly as possible.
Lifetime Warranty: Castle’s long-term view of serving the client and building a lifetime relationship differs from many contractors who are just trying to survive and only offer the state mandated warranty. Our philosophy is to do things right the first time. Castle’s one-of-a-kind lifetime warranty encourages quality from www.castlehometour.com

Educational Feature: How to Plan for Bathroom Tile
Before After
This typical 2-story, South Minneapolis stucco home, built in 1910, was lacking amenities on the first floor. With just one bathroom upstairs, and only a living room, dining room and kitchen on the main floor, the home was short of living space. A small, inadequate rear entry mudroom just wasn’t doing the trick as an everyday exit and entrance to the home. As the homeowners began to think about aging in place, there was an obvious need to expand the main floor to accommodate a master bedroom and ¾ bath, as well as a much larger rear entry/mudroom. Castle designed an addition that addressed all their needs in a very attractive, yet efficient amount of space. The transition from the dining room into the master suite addition features a beautiful hallway/alcove with access to the bathroom, as well as the bedroom. All of the millwork details match the custom trim in the dining and living rooms, making it feel like the space had been there from the beginning. The Homeowners selected bold wall colors to offset the white enameled trim to create colorful and exciting contrasts. Be sure to check out the locally made custom accent tile used in the bathroom shower, along with beautiful marble vanity countertop.

How to Plan for Bathroom Tile by Josh Blanc and Carrie Carlson Clay Squared to Infinity
Step 1 Create a vision of your tile project:
There are hundreds of tile designs, colors, and concepts for you to choose from and the process can sometimes feel overwhelming. When creating your vision of your tile project we recommend looking at books, magazines, and the internet. Your local book stores carry a great selection of magazines and home improvement books. We recommend utilizing the National Kitchen and Bath Association, Houzz, and the Handmade Tile Association websites. Bring in clippings of ideas and color schemes you like.
Step 2 Questions to ask yourself:
“What is the style I want to create in this space?” “Do I want to work with the period of the home i.e. Bungalow, Arts & Crafts, Victorian, Tudor, rambler, or contemporary style?” (Working in a period will guide your decision process and help narrow down your choices.) “Am I more eclectic? Do I want to make a piece of art in the space?” Working with themes and color ranges will help you keep on task.
Step 3 Time lines:
We recommend that you begin planning for your bathroom tile closer to the beginning of your remodel, before other things are installed that could limit your tile choices and design. Order time for tile can be anywhere from 2-8 weeks. You will also want to make sure you know when your tile installer is scheduled, unless you are installing the tile yourself.
Step 4 “Do I need a designer or architect to do my bathroom tile project?”
Designers and architects are people who understand space, design and color. They typically cost 15% of a project but when you have large projects their insights and knowledge can save you more than their fees.
Step 5 Plumbing and other obstacles in the bathroom:
The bathroom is full of switches and electrical outlets. Switches for lights f, shower stall and the exhaust fan generally should be located close to their use. Outlets are generally located next to the vanity, high on the wall. A good location for many of these is above the tile, on the painted wall. If you are planning to install a shower with multiple shower heads and thermostatic controls, understand there are no standards for where these will be installed. You will need to consult with your plumber as to their location. Then plan your tile design around that.
Step 6 Locations for tile in the bathroom:
In the bathroom there are so many areas recommended for tiling that you’ll understand why 70-80% of a bathroom is often tiled. All shower and shower/tub surrounds should be tiled, at least 6” above the shower head. Tubs that have no shower but a surround should still be tiled about 6” above the top of the tub. Tile behind the sink, at least up to 4” above the sink. As far as the toilet, if it is next to a wall or has walls on both sides, we recommend tile all the way around the toilet for easier cleaning maintenance. And last but certainly not least, the bathroom floor.

Designer: Mark Benzell | Project Type: Kitchen / Sunroom Addition Home Style: Arts & Crafts | Educational Feature: Kitchen Trends
Before After
This 1916 Arts & Crafts built home needed a larger kitchen and a way to take advantage of the large, south facing, back yard. With basement stairs along the south wall of the kitchen, the view was blocked except for a door a small back porch. Castle collaborated with an architect on this project, and the overall plan is a stunning sunroom and kitchen addition, reconfiguring the basement stairway to keep it out of the line of sight. As part of this project, a 2nd floor expansion was also added as phase one of a future finished master bedroom suite. The first floor bathroom was also remodeled. The 2nd floor and bathroom are not on the Tour this year. The new cherry kitchen cabinetry is highly detailed in the Arts & Crafts style as is all of the sunroom oak trim and wainscot paneling. A custom built oak cabinet extends from the kitchen and serves as firewood storage, as well as a visual divide to the basement stairs. This is truly a one of a kind feature. The sunroom features a tile floor over radiant floor heating, making this space a very comfortable and well-lit respite. The exterior detailing follows through with the era of the home, with the added touch of new soffit and fascia detailing that eventually will be changed throughout the rest of home. This is a beautifully designed project that’s a must see.

This 1949 South Minneapolis home had an underutilized, unwelcoming basement with old, dark paneling in the family room, and an unfinished laundry, storage and work shop area. Headroom was at a premium because of low hanging ductwork, plumbing and gas lines. Castle Building & Remodeling transformed this basement by creating a much more welcoming, well-lit and functional family room, with an added egress window, built in storage units and a media area with flat screen TV. Ductwork and piping in the unfinished half of the basement was raised or consolidated to give adequate headroom for a bright and spacious new laundry area. A new 3/4 bath completes the package, along with a built-in linen cabinet in the finished hallway. Storage areas were consolidated in separate areas of the basement with their own access doors. The family now eagerly uses the basement space as a regular, normal part of their home, no longer dreading the trip down to the ‘cellar’.

Leaky, old plumbing prompted this homeowner to renovate their bathroom. A once dysfunctional bathroom was transformed into a fresh, new space that still mimics it’s past. The original blue-green pencil tiles were salvaged by the homeowner and reinstalled in the tile wainscoting. We changed out the radiator to a heated towel warmer to save space and add that extra bit of luxury. Before, the bathroom had no storage, and now there is a recessed linen cabinet and drawers that add functionality and a little sparkle to the space. The original medicine cabinet was refreshed and a new toilet was installed. The showstopper of the bathroom is definitely the tub/shower. A vintage inspired shower fixture was installed and it shines like a jewel amongst the subway tile. The homeowner now enjoys relaxing baths in her new soaking tub with marble accents.

These clients called Castle in to help create a more functional kitchen. Their refrigerator was in the rear entry, not in the kitchen. The dishwasher was mobile and needed to be moved daily. The countertop area was low and the space between the countertop and upper cabinets was short. We made this kitchen functional, with carefully designed prep space and storage, and an actual working triangle. We also installed an energy efficient window and eco-friendly faucet. Aesthetics played a key role too. The old dark green cabinets and woodwork are now replaced with gray and off-white, making for a lighter feeling space. The kitchen remodel was rounded out with cute hardware and light fixtures and is now a room that the owners will enjoy being in. Don’t forget about the rear entry though. As in most Minneapolis homes, the rear entry typically lacks a mudroom. While kitchen space was most important to the clients, we still saved a bit of room for some coordinating shelving and hook strips for practical purposes.

This customer is absolutely ecstatic about the small near addition/kitchen and mudroom remodel. Her motivation for the project was both function and aesthetics. The kitchen lacked countertop space and practical storage. When Castle showed her a design that incorporated a mudroom/kitchen expansion, she fell in love. This remodel proves that while giving a nod to sustainability with virtually every choice, in pursuit of GreenStar certification, you can still have a gorgeous kitchen. Some unique features include the pass through between the kitchen and rear entry that lets great light filter through stacked windows. More distinctive aspects are the tiered Paperstone and marble countertops, custom hickory cabinets with eco resin panels and floating shelves, ceiling mount pot rack, recycled end grain hardwood, and smart touch faucet. We enlarged and opened up the kitchen to adjacent rooms and made the kitchen into a room that has organic design characteristics. From the exterior, the addition blends well with the existing façade.

H9: 3328 47th Ave S Designer: Mark Benzell | Project Type: Kitchen | Home Style: 1.5 Story Arts & Crafts
Educational Feature: How to Plan a Kitchen Remodel Built in 1926, this Arts & Craft home had all the features associated with that traditional architectural style. Staying true to the era while introducing some elements that complemented, yet modernized, the finishes was the ultimate goal of the remodel. A smaller kitchen, remodeled about 20 years earlier was cut off from the dining and living room spaces. The dining room seemed small and cramped. A front porch, running the full width of the house, was underutilized, and the main floor bathroom was quite dated. The decision was made to open up and expand the kitchen and capture half of the porch space to allow the dining room to expand. The front entry porch was reduced in half and the bathroom was completely gutted and remodeled. The results are spectacular. The original dining room built-in was replicated and integrated into the flow of the kitchen cabinetry. Rich cherry cabinetry was used throughout except for a section of upper cabinets that were painted to break up the abundance of cherry. An absolutely gorgeous Cambria Oakmoor countertop was installed with a peninsula overhang to accommodate seating for three. It’s hard to tell the where the new millwork starts and old trim leaves off, blending the home’s spaces seamlessly. In addition, all of the porch and dining room windows were replaced and the porch wall fully insulated so that it remains open to the living room, separated only by a half wall.

Few opportunities come about to renovate a home designed by Minnesota’s most prolific architect. In addition to this home, Clarence H. Johnston designed at least 42 mansions along St. Paul’s Historic Summit Avenue, many of the early buildings throughout the U of M campus system, and the famous Glensheen Mansion in Duluth. Looking for additional assistance, the new homeowner’s found Castle to help them design and renovate a main floor ½ bath and create a new master bathroom in the existing 2nd floor master bedroom closet. Creating spaces that married with the original style and aesthetic of this historic home was essential. The brand new 2nd floor master bathroom was designed to complement an additional bathroom across the hallway. Castle was able to use the very small square footage to create a new bathroom that feels very spacious! New Carrera marble hex tiles floors were selected with a marble boarder to pair with the restored and hand-picked marble sink. Traditional subway tile was installed around the room and shower with a beautiful chair rail tile. All of the details matter; push button electrical switching, new historically designed porcelain bath accessories by Rejuvenation, historically designed plumbing fixtures, solid marble shower.

Historic Remodel Five Tips for Renovating or Creating a Bathroom in a Historic Home Clarence H. Johnston designed 785 Dayton Avenue for the Senator Thomas and Susan Welch family in 1894.
1) Reference historic photos of the home. Using historic
photos to match original details is a great way to create a bathroom that feels like it belongs in the home. Some resources for finding historic photos include: Home seller, neighbors, internet search, MN historical society, county historical society, and even descendants of original or early owners!
2) Use a designer and remodeling firm that are experts in historic homes. If your goal is to ensure your bathroom remodel is respectful to and reflects the history of the house, then hiring a professional with practical experience can help ensure you create a bathroom that fits in. Designers and remodelers who know old homes understand today’s building codes and how to use modern techniques while maintaining a historic look. Knowing how to source historic reproductions and historically accurate materials is where hiring an expert can save you a lot time and hassle.
3) Reuse and Save. It was important to this client that in add-
ing a master bath to the home that it not change the original footprint of the house, so the master bath was added to an existing walk-in closet, requiring no alterations to the floor plan. All of the building materials that could be were salvaged and re-used including closet trim, the closet door (which was turned into a pocket door), baseboard, etc. For both bathrooms, the original windows were kept (after some negotiation with the City of St. Paul inspections department), and the homeowner stripped and re-glazed the windows, and put in all new ropes into the rope/pulley system. Learn how to recondition windows and more with the Preservation Alliance of Minnesota education classes – see ad on page 11 with upcoming classes including window repair, plaster, and wallpaper.
4) Purchase Salvaged Materials. For both bathrooms,
“Historic photos revealed that each bedroom in the home was originally appointed with a fully plumbed marble wall-hung sink with backsplash and porcelain bowl. Unfortunately, the sinks had long ago been removed, but armed with the photographic evidence of what had been there, we were inspired to find similar-style, antique marble sinks to incorporate into the new bathroom projects. The period sinks helped set the tone for the entire design of both bathrooms.”
salvaged antique wall-mounted marble sinks were used. Historic photographs served as a guide. The photos revealed that each bedroom in the home was originally appointed with a fully plumbed marble wall-hung sink with backsplash and porcelain bowl. While the sinks had long ago been removed, the homeowners were inspired to locate similar-style, antique marble sinks to incorporate into the new bathroom designs. Salvaged antique lighting was also incorporated into the first-floor half-bath. Here are some resources for finding salvaged building materials: Hennepin County Choose to Reuse - http://www.hennepin.us/choosetoreuse
5) Match Details in Your Home. When you can’t save an

item and rehab it, or find a salvage item and you must order something new, we recommend matching as many existing details as possible. For the new master bath, the original subway tile walls and hex tile floor in the original bathroom down the hall served as both inspiration and our guide to selecting the wall tile and the size, shape, and border pattern for the floor tile. Carrara marble—rather than ceramic—was chosen for the floor for its beautiful compliment to the salvaged antique Carrara marble sink. A cabinet maker custom built the floor-to-ceiling cabinet to replicate the scale, configuration, and door panel profile of the original linen cabinet in the upstairs hallway.

H11: 525 Holly Ave Designer: Natalie Hanson | Project Type: Kitchen, Pantry, Powder Room | Home Style: Victorian
Educational Feature: Planning with your designer using social media This 1883 Historic Hill St. Paul home was in desperate need of a kitchen remodel to match the rest of it’s beautiful Victorian charm. The old floor plan was not functional and did not utilize the space to its full capacity. The house also did not have a bathroom on the main floor, and because there was ample space for a large kitchen, eat in area and some leftover, a powder room was also added. Attention to traditional details like ribbed glass, marble accents and custom baseboards to match the rest of the home, made this project extra special. The floor plan now places the sink with a beautiful view of the backyard and creates a functional work flow area for optimal kitchen use. Because the homeowners also entertain a lot and have grandchildren over often, a kitchen with seating was also important. There is now an island with seating and an eat in area for quick meals and coffee talk. What was once a closet was also converted to a butler’s pantry for more entertaining and storage space. Overall, the end result is a modern-day kitchen, eat in dining area and powder room with traditional styling and details which make that area of the house as beautiful in character as the rest of this 133 year old home.
