12 Stages of Construction

7. Roof Structure

1. Excavation and Services

- Timber beams are placed above top wall plate to support other roofing component like insulation and corrugated roof sheet

- Demolition of existing house - Excavation in preparation to build retaining wall for basement structure - Instalation underground services like storm water, cold water and sewer water.

2. Footings and Retaining Walls

8. Roof Cover - Roof insulation are installed - Corrugated roof sheet are installed

- Setting up retaining walls - Concrete slab for basement poured and cured on site - Concrete footings (strip and stumps) formed - Setting up site boundaries

5. Intermediate Floor Structure

- Set up floor joist for ground floor supported temporarily with scaffolding - Concrete slab poured and cured on site - After concrete slab are done, temporary doors are installed, so it could locked and used as the site office.

- Instalation of load bearing steel studs frame - After the steel studs are installed, then timber studs are also installed - Speed bracing are also installed to resist lateral forces, for instance wind - Once frames are all up, opening (windows) are being measured

9. Windows and Cladding - Window frames are installed, but not the glass as it is fragile and might accidentally broken even before the house it occupied by the owner - Claddings are installed

11. Ceiling and Lining - Wall insulation are installed then covered with plaster board - Bathroom tiles are installed - Ceiling linings are installed according to the string placed strategically as designed

- Structural flooring element for the intermediate floor (1st floor) are assembled - Steel I-beam bearer are used with timber truss floor joist layed on top of it

6. First Floor External Wall Structure

- First floor structural flooring element are completed - Steel studs frame are installed - Timber studs are also installed - Timber speed bracing installed to resist lateral forces - Downpipes are installed

- Services like meter box and switch box are installed - Electrical wiring are hidden in the ceiling before it is concealed with plaster board

12. Finishing Trade

- All bathroom accesories like bathtub is installed - Window glass are installed in the window frames - Ceiling are painted with white paint - House are being cleaned and all worker are packing up their stuff and leave the house
