A sanctuary of sophistication and technological mastery unfolds within ‘909’, a 929m² luxury condominium in India, where technology and elegance blend seamlessly to create an intuitive and beautiful home. This project, masterfully executed by MACBEE, redefines the integration of smart technology within luxurious living spaces, initiated from a profound understanding of the client’s desire for a home where luxury meets cutting-edge technology.

Security considerations are paramount in this lavish setting. Despite robust on-site security features, the client’s requirement for internal surveillance was driven by the presence of multiple household assistants, highlighting a focus on privacy and safety as much as comfort and entertainment.

At its core, functionality shaped every aspect of the design. The integrated home was crafted to seamlessly meet the homeowner’s functional needs. Key considerations included accessibility and ease of use, ensuring that all family members could effortlessly interact with the technological systems. Comfort was engineered through meticulously planned lighting, shade, and media controls, creating a harmonious living environment. Energy efficiency was a major focus, with programmed lighting scenarios and heating, ventilation, and air conditioning thermostat controls designed to minimise energy use.

The partnership with MACBEE was renewed following a highly successful previous collaboration, signalling deep client satisfaction and high expectations. From the moment one enters the condominium, the air is charged with precision and control, reflecting the comprehensive mandate: lighting, heating, ventilation, and air conditioning (HVAC), curtains, and other amenities are all operable via keypads, smartphones, and iPads. The desire to incorporate voice control adds a layer of modern convenience, enhancing the everyday interactions within the space. The emphasis on high-quality sound in the family lounge and an exceptional audio system in the media room cater to the entertainment needs of a sophisticated audience.

The future needs of the home was considered through the scalability of the technology infrastructure, allowing for upgrades to the system as lifestyle needs of the homeowner changes.. Aesthetic integrity was preserved, with every technological integration designed to complement the overall style and finishes. Discreet setups ensured the elegant ambiance was maintained, with maintenance considerations cleverly integrated into the design, highlighted by the inclusion of a separate server room from the project’s inception.

Seamless integration of technology systems and devices was crucial, ensuring interoperability and compatibility for a cohesive user experience. The user interface was intuitively designed, making interactions straightforward and enjoyable.

The dining area, featuring state-of-the-art smart technology integrated within luxurious furnishings and ambient lighting, is perfect for both intimate gatherings and grand celebrations.

Coordinating this project involved intricate collaboration with multiple third-party agencies, especially for the home cinema setup.

The complexities of managing various stakeholders, timelines, budgets, and manpower demanded meticulous planning and execution. MACBEE’s expertise ensured a smooth transition from the commencement to the completion of the project, culminating in a flawless handover to the client.

Proform Interior, the interior designer, played a pivotal role in realising the client’s vision, ensuring that the technological integrations enhanced rather than compromised the space’s aesthetic quality.

Their collaboration with MACBEE epitomised the synergy required to achieve such a sophisticated and harmonious outcome.

PROJECT:

CAVENDISH SQUARE

Stepping into Harcourt House on London’s exclusive Cavendish Square is like traversing through time, witnessing a seamless blend of historic opulence and contemporary innovation. Originally built in the 18th century as a residence for the First Lord Harcourt, this Edwardian Baroque jewel has undergone a fascinating transformation from luxury mansion flats in 1909 to a medical hub by the early 2000s. In 2016, a visionary project began to restore and upgrade this Grade II-listed landmark into a series of high-tech luxury apartments.

e heart of this project lay in preserving the building’s historic charm while integrating cutting-edge technology. Harcourt House now comprises 25 spacious apartments spread across six oors, each designed with meticulous attention to detail.

The collaborative effort involved an impressive roster of experts: architects Darling Associates, builders Ant Yapi Construction, and interior designers Carte Blanche Design Monaco, Helen Green, and Mokka. The integrator behind the technological marvel of this project was Inspired Dwellings, and the result was nothing short of extraordinary.

The heart of this project lay in preserving the building’s historic charm while integrating cutting-edge technology. Harcourt House now comprises 25 spacious apartments spread across six floors, each designed with meticulous attention to detail. The ground floor features a concierge, a meeting room for residents, and a private medical centre, while a wellness suite and gym are located on the lower ground floor.

A critical requirement was to maximise the return on investment for the developers, Centreland. Extensive

cabling was installed throughout the apartments, including networking, lighting, speaker pre-wiring, and television socket cables, ensuring future adaptability. High-ticket hardware like Crestron and Lutron controllers, and loudspeakers were sparingly installed, with a fully equipped show apartment demonstrating potential upgrades. This approach allowed for cost-effective initial installations while offering residents the flexibility to customise their homes with additional features.

Privacy and performance were paramount in the technological design. Each apartment was equipped with a wired and wireless network, a Crestron touchpanel, video access control, television and satellite signal, Lutron lighting, and heating, ventilation, and air conditioning. The building management system was designed to offer comprehensive control in communal areas while ensuring individual privacy through the use of virtual local area networks for each

apartment. This setup allowed for a full concierge service without compromising residents’ personal security.

The lighting system was another standout feature. Communal area lighting was controlled by a time clock, with façade lighting synchronised with astronomical time. Bathrooms were equipped with passive infrared sensors that could detect when an apartment was unoccupied for extended periods, triggering a holiday mode that adjusted lighting and shut off valves to simulate activity and conserve energy.

Despite facing significant challenges, including a burst pipe causing extensive damage and delays due to the COVID-19 lockdown, the project was a resounding success. The intricately programmed network system ensured seamless connectivity across apartments while maintaining strict privacy controls. The integrators overcame logistical hurdles, including the installation of plaster-over in-wall invisible speakers due to historical ceiling constraints, and precise programming of the Lutron lighting system in coordination with the lighting designer.

The fruits of these efforts are evident in the swift sale of the apartments and the high demand for bespoke upgrades. Regular maintenance checks and remote support ensure that the technology continues to function at its best, offering residents the highest levels of service.

The presence of a medical centre within Harcourt House added another layer of complexity. Shared entrances and specific programming of the closed-circuit television and doorbell systems were required to allow medical staff limited access while ensuring residents’ privacy.

As Harcourt House emerges revitalised, its transformation from a historic gem into a modern sanctuary is a sublime example of how technology can enhance our living spaces without sacrificing aesthetic value or historical integrity. This palatial residence, now a series of high-tech luxury apartments, offers a glimpse into the future of urban living, where the echoes of the past enrich the conveniences of the present.

CINEKADISCO PROJECT:

In a charming French vacation home, an extraordinary project known as CINEKADISCO has transformed a simple room into a versatile entertainment haven, blending cinema, karaoke, and nightclub experiences into one immersive space.

Imagine entering a room where the boundaries of reality blur, where the ambience shifts seamlessly to match your mood, and where each element is tailored for an unforgettable experience. This is the essence of CINEKADISCO, a space where technology meets artistry, creating a sanctuary for a large family of 12 to create memories that will last a lifetime.

The clients envisioned a multi-functional room that could adapt to their diverse entertainment needs. They sought a balance between quality and budget, aiming for a high-end feel without unnecessary extravagance. Positioned between a bar and a music zone, the room’s purpose was clear: to provide a cinema for immersive movie nights, a karaoke area for lively sing-alongs, and a nightclub space for vibrant dance parties. The architect and the client collaboratively chose the furniture, carpet, and decorative elements, setting the stage for integrator FRESIA MEDIA to weave their technological magic.

FRESIA MEDIA’s approach to designing the cinema aspect of the room was meticulous. The clients’ aesthetic preferences were honoured, incorporating unique features like a coconut floor, a wooden dance area, and ambient lighting tailored to each activity. The acoustic isolation was achieved using advanced technical sound plates, ensuring that every sound is crisp and clear, free from mechanical noise or unwanted resonance.

The cinema function of CINEKADISCO is truly a marvel. Equipped with three LCR500 speakers and four subwoofers from the Waterfall Pro Custom Series, positioned within a baffle wall at the front, the room delivers maximum direct field pressure, perfect for an immersive cinematic experience. Surround sound is expertly handled by Waterfall Elora on-wall speakers, positioned and angled to optimise the audio experience.

Karaoke enthusiasts will find their dreams realised in this space. Although the equipment wasn’t originally designed for karaoke, FRESIA MEDIA, in collaboration with Trinnov, developed dedicated settings to ensure topnotch performance. The result is a karaoke experience that rivals any professional setup, providing endless hours of entertainment.

speaker receiving up to 700W, delivers a powerful sound experience. The RS700 Digital Signal Processing Amplifiers by Waterfall/Atohm power the front wall configuration, ensuring optimal performance even under intensive use. Despite the technical constraints and aesthetic demands, FRESIA MEDIA’s expertise shines through. Acoustic treatments were meticulously applied behind stretched fabric, maintaining invisibility while enhancing sound quality. The room’s length and unique layout required careful planning for speaker and subwoofer placement. The result is a harmonious blend of form and function, with speakers semi-embedded and ceiling-mounted at custom angles to achieve the best listening experience.

COTSWOLDS MANOR HOUSE

Set against the verdant backdrop of the Cotswolds, the Cotswolds Manor House seamlessly marries historical grandeur with modern sophistication. Constructed in 1424 by local stonemason Richard Winchcombe for a knight of Agincourt, the manor has traversed the centuries, each leaving its mark. In 2010, a vision to transform this Grade I-listed property into a ‘forever home’ began under the stewardship of its new owners. This was not just a renovation but a reverent restoration, aimed at preserving the essence of the 15th century while integrating 21st-century conveniences.

The manor house grounds, where the timeless beauty of Cotswold stone compliments the lush greenery of contemporary landscaping.

This ambitious project, led by Tonic Architecture with construction by Stonewood Builders, demanded meticulous care, unfolding over three years of detailed planning to satisfy heritage regulations while preserving the integrity of the manor. The integration of the manor into a smart home was expertly handled by SMC, tasked with updating the mechanical and electrical systems to contemporary standards without compromising the building’s character.

The client insisted on a comprehensive restoration that maintained the highest quality, from masonry repairs to roof insulation and system upgrades that extended across the estate, blending new structures with the old. The core of the technological transformation was the integration of the KNX system, known for its versatility, energy management capabilities, and future readiness. This open-protocol system facilitated the incorporation of devices from various manufacturers, achieving a seamless blend of aesthetic uniformity and functional sophistication across the manor.

Integrating cutting-edge technology into such a venerable structure posed distinct challenges. The flexibility of KNX, supporting diverse communication media like twisted pair wiring, radio frequency (RF), and internet protocol (IP)/ Ethernet, enabled varied installation approaches

that honoured the building’s historic fabric. This adaptability ensured that modern conveniences, from lighting and heating, ventilation, and air conditioning (HVAC) control to energy management, could be woven into the fabric of the manor without aesthetic disruption.

Lighting played a pivotal role in the project, aimed at complementing the property’s aesthetic while accentuating its medieval elements. The KNX system enabled the creation of diverse lighting scenes and mood settings, providing effortless control while optimising energy usage. Integration of the HVAC system into the building management system (BMS) allowed for centralised control, enabling efficient operation and proactive maintenance. The sophistication of the underfloor heating, automated trench heaters, and comprehensive ventilation systems in wetrooms was matched by their discretion and efficiency.

One notable innovation was the relocation of the centralised plant room from the historic core to a newly built bespoke space, minimising the impact on the historic structure and accommodating modern mechanical and electrical installations.

Throughout the project, the preference for KNX profoundly influenced every design and installation decision. SMC worked closely with

the clients to tailor equipment specifications perfectly, ensuring a seamless integration with existing systems across the estate. The grandeur of the great hall and the master suite was enhanced by unique lighting designs from a French designer, controlled through KNX technology to merge tradition with modern usability.

The unexpected discovery of a moat added complexity to the groundworks, yet it was addressed with the same ingenuity and dedication that characterised the entire project.

Today, the Cotswolds Manor House not only respects its historical roots but also embraces the future, showcasing a stunning integration of tradition and technology. This transformation, achieved through the collaborative efforts of Tonic Architecture, Stonewood Builders, SMC, and partners like Ivory Egg, exemplifies how heritage and innovation can coexist.

STORYBOOK HOME PROJECT:

Deep in the Netherlands, where the gentle rustle of a nature reserve’s foliage blends into the realms of human habitation, a villa known as the Storybook Home merges ecological sensibilities with the forefront of technology. This residence is a showcase of how modern innovations can integrate seamlessly into natural aesthetics to forge a living space that is both technologically advanced and organically alluring.

Crafted by the expertise of integrator De Opera Domotica, and envisioned by Architenbureau de Vries-Theunissen, with interiors by DESIGNA, this project has earned its recognition on the merit of integration and design alone.

e integration of technology within the Storybook Home is subtle yet profound.

The genesis of the Storybook Home was driven by a vision to construct a villa that would resonate as an integral part of its natural surroundings, as intrinsic as the trees and wildlife adjacent to it. For the client, his wife, their 18-year-old daughter, and their two dogs, the challenge was to embed sophisticated security, audio-visual, and energy management systems while adhering to an ecological ethos. The design stipulated the exclusive use of natural materials and finishes, with a categorical exclusion of synthetic acoustic materials. This requirement led to pioneering approaches to acoustics, often pushing beyond traditional boundaries.

The villa’s architecture is a reflection of thoughtful design and meticulous planning. The basement houses technical rooms and a dedicated space for the dogs, a ground floor that merges effortlessly with the landscape, an upper floor that cleverly conceals technical equipment within or above the bedrooms, and a welcoming pool house complete with a swimming pool

and jacuzzi. Every space in this home is crafted with purpose and precision. The oak beams in the attic presented a unique challenge, limiting space and necessitating ingenious solutions for the placement of equipment.

However, the project’s trajectory was not devoid of further challenges. The onset of the pandemic resulted in the client and his family being locked down in Indonesia, delaying the project until the end of 2021. This interruption brought significant alterations upon their return. Originally, a wall and a large fabric folding door were planned to separate the cinema from the dining room. These were removed during construction to create an open space, necessitating a redesign to support the audio and vide performance. The seating area, initially destined to be filled with hammocks and bean bags, was transformed into a custom sofa arrangement, partially obstructing the speakers.

Security was a paramount concern for the client, who frequently travels.

The solution was a robust, multi-faceted system that ensured unparalleled security during their absence. The system was designed to allow their daughter to host pool parties while restricting access to the rest of the house. Advanced monitoring of visitors and deliveries via cameras, coupled with an alarm system that activates if paths from the main entrance are deviated from, provided peace of mind. Additionally, a specialised ‘Dog Mode’ was incorporated, allowing the dog walking service to access the property without compromising security. In case of an alarm, provisions were made for the dogs to roam freely, ensuring their safety and the security of the home.

The integration of technology within the Storybook Home is subtle yet profound. Motorised electric windows in the daughter’s

bathroom and bedroom close automatically when the security system is armed. The removal of suspended ceilings in the bedrooms required innovative integration of heating, cooling, and home automation equipment. Wireless curtains in the kitchen, controlled seamlessly from hidden units, epitomise the blend of technology and design.

De Opera Domotica’s collaboration with Monitor Audio and other partners has ensured that every technological element of the home enhances its ecological and aesthetic values. This villa serves as a vivid example of what is achievable when cutting-edge technology is employed to complement and enhance ecological mindfulness, creating a living environment that is not only futuristic but also intimately connected to its natural setting.

HISTORICAL PRIVATE RESIDENCE

Entering this home is akin to stepping into a world where luxury, technology, and art blend in perfect harmony. Masterfully crafted by Aloud AB, this project has transformed two historical units in central Stockholm into a seamless, elegant living space, exuding the charm and sophistication of high-end international hotels. Guided by the visionary expertise of Punto Equise Studio, the architect behind this marvel, the residence exemplifies innovative design and advanced integration.

e outcome is a home that not only meets but surpasses the client’s expectations, seamlessly blending luxury, technology, and comfort.

The media room is an exemplar of seamless technology integration with invisible speakers and custom lighting designed to highlight the client’s art collection.gatherings and entertaining guests.

The kitchen combines functionality with elegance, featuring indirect lighting, state-of-the-art appliances, and a harmonious blend of modern and classic design elements.

Right from the initial meeting, the client presented a clear vision, heavily influenced by their extensive travels. They aimed to mirror the opulence and functionality of luxury hotels within their private dwelling. The undertaking was formidable: incorporating state-of-the-art technology into a building dating back to 1861, all the while preserving its historical integrity and crafting a space suitable for grand dinner parties and art displays. The age of the building and its central location introduced significant challenges, especially in accommodating audio-visual and lighting equipment within the constrained space.

Aloud AB joined the project at a crucial stage, with construction underway and the client previously unaware of the vast potential of integrated technology. Initially, the plan was modest — simply to hang a few television screens. Yet, through meticulous consultations and innovative presentations, the team unveiled the full possibilities of a fully integrated smart home. Their proposal included a new concept

for lighting — focusing on indirect lighting using custom-made stucco, which not only highlighted the architectural features but also perfectly illuminated the client’s art collection.

The overhaul of the lighting became a fundamental aspect of the project. The stucco facilitated hidden light sources that elegantly accentuated artworks and created a warm, inviting atmosphere. Grazers and light niches were added in bathrooms and other areas to enhance both comfort and aesthetic appeal. A particular feature was the installation of a silhouette fixture in the kitchen to precisely light a specific painting, showcasing the project’s attention to detail.

An innovative solution addressed a specific request from the client for closet lighting. Inspired by their global travels, the team modified the placement of magnetic contacts to ensure the lights remained on, even when obstructed by something as minor as a shoelace. This

highlighted their commitment to merging functionality with convenience.

The shading system also saw a significant transformation. Although the original ambition for extensive controllable shades was tempered by structural and timing constraints, the team managed to forge an elegant ambiance. In the entrance, a sheer shade with side channels recreated the luxurious feel of a high-end suite.

Stepping into Grey Haven, one is immediately enveloped by a sense of both grandeur and intimacy. This project was masterfully executed by Blackroom, an integrator renowned for its skill in crafting immersive audio-visual experiences. The cinema began as a mere concrete structure and its transformation into a home theatre of unparalleled quality was as much a journey of human connection as it was of technological precision.

The initial spark for this cinematic sanctuary came from Andrey Zmeyev, the interior designer. Recognising the complexity and specialised nature of high-end audio-visual rooms, Zmeyev sought the help of Blackroom. This was uncharted territory for him, and he needed a partner who could not only navigate the technical intricacies but also understand the emotional and functional aspirations of the space. The client envisioned a room that was as much a place for his young growing family to gather (and the children to put on performances) as it was a haven for movie aficionados..

The vision was clear: a versatile space that could transition seamlessly from a private cinema to a stage for the kids’ theatrical ventures. At around 46.5m², with an adjacent dressing room for the little performers, the canvas was set. Despite being located in the basement, the room boasted a window that the client and designer were adamant about

retaining. Blackroom, ever the problem-solvers, devised a solution that preserved this feature without compromising the room’s performance, installing an automatic motorised blackout curtain to maintain optimal viewing conditions.

From the moment the client visited Blackroom’s showroom and saw the potential for their home, there was a shared excitement. The handshake that sealed their collaboration marked the beginning of an intricate design process. The challenge was to create a well-balanced, high-performance solution within a reasonable budget. The client, though new to the world of home cinemas, had clear priorities: practicality, quality, and value. Blackroom’s proposal, centred around Procella Audio speakers, their own brand subwoofer, and a JVC projector, struck the perfect balance.

could not be placed outside the room perimeter. Instead, it found its home in a sealed, ventilated hush-box within the ceiling soffit, ensuring optimal cooling and performance. A museum-grade anti-reflective glass protected the projector lens, maintaining the room’s aesthetic and technical standards. The entire setup was professionally calibrated using Imaging Science Foundation (ISF) and Home Acoustic Alliance (HAA) standards, maximising the capabilities of the available processing power.

Vyacheslav Tikhonov, the builder, played a crucial role in shaping the space to meet the exacting standards required for such a project. His craftsmanship ensured that the technical room adjacent to the cinema was perfectly configured to house all necessary equipment discreetly. The room’s shape, almost serendipitously suited for a perfect baffle wall, allowed Blackroom to save space and enhance the acoustic environment.

Ultimately, Grey Haven offers a sophisticated blend of technology and architecture, seamlessly integrating family life with entertainment. It exemplifies how dedicated craftsmanship and innovative design can transform a basic structure into a multifunctional space that caters to a variety of entertainment needs.

Within the refined streets of London’s Belgravia, a Georgian townhouse has been transformed into a sanctuary where traditional aesthetics and modern technology blend in an extraordinary manner. This ‘Hand-Painted Cinema’, crafted by Inspired Dwellings, demonstrates a masterful integration of state-of-theart cinema technology within a décor that echoes a bygone era of opulence and grandeur.

The vision for this unique media room originated from a client with exquisite tastes, who demanded that the renovation of his historic home include a dedicated cinema that adhered to the luxurious design themes prevalent throughout his residence. This space was not merely to be functional but a visual spectacle in itself. To achieve this, every surface was considered a canvas. An artist was specially commissioned to hand-paint the walls, motorised chinoiserie screen, in-wall speaker grills, and the projector screen, ensuring that when not in use, the technology faded seamlessly into the elaborate artwork.

The ceiling of the cinema room is crafted as a scene of the night sky, adorned with constellations of gold stars set against a backdrop of midnight blue, with in-ceiling speakers meticulously painted to blend into this artistic interpretation. The North Lodge project, located in the UK, is an exemplary display of the fusion between opulence and practicality, masterfully executed by integration outfit Clarke Infinity. This initiative was driven by a family’s desire for a home that could provide entertainment, relaxation, and stress relief in equal measure — a sanctuary as practical as it was luxurious. The brief was ambitious, aiming to create a space where the family could engage in a variety of activities: from watching films together and hosting guests, to exercising, working, relaxing, recharging, playing, and praying. The challenge lay in weaving these diverse requirements into a cohesive, intuitive design that epitomised both style and functionality.

Entertainment spaces are a core element of North Lodge. The property boasts a luxurious cinema room, a dedicated space where the family can enjoy movie nights together. Additionally, the design incorporates a pool room and spa with an extraordinary feature: a moving floor that transforms the space from a luxurious spa into a lively event venue. This ingenious design maximises the utility of the space while adding a dramatic ‘wow factor’ that impresses guests. Clarke Infinity’s meticulous attention to detail shines through in every aspect of the property, from the adaptable acoustics in the pool room to the high-tech gym and spa facilities that cater to the family’s health and wellness needs.

Energy efficiency was a key concern for this large property spread over four floors. Clarke Infinity introduced a sophisticated heating, ventilation, and air conditioning (HVAC) automation system, capable of remotely sensing and adjusting temperatures throughout different areas. The lighting control system is equally advanced, utilising motion sensors, pressure pads, and timers to reduce energy consumption. Automated blinds and curtains serve a dual

purpose in this setup, harnessing solar energy during the day and providing insulation at night. These solutions ensure that North Lodge is both comfortable and environmentally conscious, aligning with the family’s commitment to sustainability.

The creation of this dream home, tailored for the ultimate retirement experience, was as much about the intricate details as it was about the overarching vision.

The client, previously impressed with VERBINNEN’s craftsmanship from a collaboration on a secondary residence in Tenerife, once again entrusted the integrator to transform a newly purchased piece of land into a luxurious sanctuary that marries modern conveniences with aesthetic purity. The villa’s ethos centres on comfort, user-friendliness, and an uncompromising commitment to luxury. Every device and cable was meticulously concealed to maintain a clean and elegant environment, including a hidden television in the living room that epitomises subtle luxury.

Central to the villa’s appeal is its commitment to promoting a healthy lifestyle. The easily operable multi-purpose space, dual swimming pools, and hammam are not merely architectural features but essential elements of the client’s wellness journey. Each component is designed for ease of use, ensuring that the luxurious amenities are both accessible and enjoyable. The swimming pools, equipped with child-proofing and secure code locks, provide a safe environment for family gatherings. The hammam, initiating relaxing music automatically, offers a spa-like atmosphere at the touch of a button. Close collaboration with the total contractor, furniture builders, pool company, electric window specialists, and heating, ventilation, and air conditioning (HVAC) specialists ensured that every subsystem and technology was harmoniously integrated into the overall construction.

Within a contemporary penthouse apartment in the UK, the Joy Division Room merges high-end technology with cuttingedge architectural design, setting a new standard in media room innovation. Crafted by M.E.G.A. AV Installations and brought to life with the architectural expertise of Volume 3 Architects, this room has become a globally recognised masterpiece.

Named after the iconic UK band Joy Division, whose music transformed the post-punk landscape, the room captures the band’s emotional depth and complexity in its design. The ceiling, inspired by the band’s legendary album cover artwork, is an inverted sound wave waterfall — a striking design element that instantly captures the essence of innovation and homage.

Visitors are struck by the room’s unique aesthetic, which combines sophisticated technology with artistic vision. Designed to function optimally as a high-quality home cinema for films and sports, a high-fidelity listening room, and a cosy living and party space, the room meets multifunctional needs without compromising on design or performance.

The collaboration with Volume 3 Architects was key, especially in ensuring the ceiling design met both aesthetic and acoustic standards. The architect also took on the role of interior designer, ensuring a seamless integration of technology without compromising the design’s integrity. This integration is critical, given the room’s sophisticated control systems, including extensive Lutron Dali-based lighting, automated shading, climate control, multi-room audio, and a robust home network.

The ceiling’s suspended ribbed structure, made from veneered MDF, serves a dual purpose. It acts as a large diffuser to enhance the room’s acoustics while the integrated LED strips transform it into a modern chandelier. This setup ensures controlled acoustics, crucial for both

DALI outdoor loudspeakers are conceived, designed, and engineered in-house in Denmark. The GARDIAN OW 6 and PHANTOM E-WR are true DALI loudspeakers, taking the celebrated DALI sound principles outdoors for the first time, allowing you to create upscale solutions focusing on performance.

Projects vary, so we have created two separate speaker solutions to serve different applications:

The PHANTOM E-WR series focuses on applications calling for flexibility. The E-WR in-ceiling loudspeakers are suited for almost any location and audio system. Engineered weather resistance and IP65 rated protection makes the E-WR suitable for high humidity and covered in- and outdoor locations.

DALI low-loss, high performance quality leaves the house and ventures outside with the GARDIAN OW 6 outdoor loudspeakers. Combining water and dust proof, high performance wide dispersion drivers with a stylish all-weather cabinet and toolless, auto-connect, click-fit pan and tilt mounting hardware, the GARDIAN OW 6 provides an answer to the most demanding, all weather, outdoor loudspeaker needs.

The GARDIAN OW 6’s IP67 certification provides effective immunity to dust and water ingress to enable installation even in exposed locations throughout all seasons and weather conditions.

The outdoor environment can sometimes complicate loudspeaker installation. The DALI GARDIAN OW 6, however, includes our simple Click ‘n Connect mounting bracket solution that simplifies and speeds up installation even in the trickiest locations and conditions.

• Engineered weather resistance

Outdoor installation means loudspeakers are exposed to natural temperature variations. With its -20°C to +70°C temperature tolerance temperatures may change, but GARDIAN OW 6 keeps the music playing.

• Landscape or portrait

The DALI GARDIAN OW 6 can be installed in portrait or landscape orientation.

• Easy connection with hidden cables

Combining hidden, weather proofed cable connections with the simplicity of spring terminals helps hugely with GARDIAN OW 6 installations. Mounting brackets incorporate bare-wire spring terminal posts protected by a removable cover, and once secured in position, the loudspeaker automatically connects electrically.

IP65 (Ingress Protection) rating combined with a DALI designed wide dispersion bass/mid driver and 25 mm dome tweeter, the E-WR combines high performance audio and great installation versatility.

With weather resistant features suitable for covered outdoor and high humidity locations, the PHANTOM E-WR in-ceiling loudspeaker can fill almost every space with Hi-FI sound. From background music in the laundry room, bathroom, spa or by the pool, to multi-channel audio out on the deck, the PHANTOM E-WR has all spaces covered.

E-WR, weather resistance, means suitability for installation where temperatures may fall to -20°C and reach +60°C. Humidity up to 100% is similarly no problem for the E-WR. With its IP65 rating, even indirect water spray is a non-issue. And the E-60 WR is effectively immune to dust or sand!

MILLENIUM

In a scenic expanse where heritage blends seamlessly with modernity, a basement once submerged under 30cm of water has been transformed into a critically acclaimed media room.. The project, aptly named ‘Millenium’, showcases the power of vision, expertise, and resilience. Led by integrator Blackroom, with builder Alexander Zotov and interior designer Alyona Kiosya, this space has received high commendation.

The journey began with a client’s ambition: to create a reference home cinema room in a 90.5m² basement. As construction of the house progressed, only the second-floor walls had been completed, and Blackroom was faced with the challenge of transforming a waterlogged basement into a luxurious cinematic space. The initial three months were dedicated to meticulous planning and designing, resulting in a 34.5m² home theatre, equipped with a 9.4.6 speaker configuration, a separate technical room, and stunning interior design.

However, just as the design was approved, an economic downturn put the plans on pause. When the client returned

months later, their vision had shifted towards converting the entire basement into a versatile media space, prompted by the needs of their young children and a tightened budget.

In response, Blackroom adapted their plans to accommodate the new requirements. The previously constructed cinema separation wall was demolished to create a space capable of hosting a variety of activities: from watching movies and streaming shows on Apple TV, to children’s events, celebrations with friends and family, gaming, and future karaoke contests. Despite the broader scope and reduced budget, Blackroom remained committed to delivering high performance. They partnered with Alcons Audio, known for their pro-ribbon sound technology, to ensure the room delivered reference-level Sound Pressure Level (SPL) and pleasing sound quality, even in this challenging, open-back space.

Although some design compromises were necessary, such as omitting ‘surround back’ speakers due to room geometry and budget constraints, the project was executed with meticulous attention to detail. The result was a high-performance media room that exceeded the client’s expectations. The choice to install a slightly smaller screen was pragmatic, balancing budget limitations without compromising the immersive viewing experience.

Throughout the installation, Blackroom managed significant challenges effectively. One issue was the absence of a stronghold plywood plate for securing the projector mount in the ceiling, resolved by adding a tread stud fixation into the concrete. Additionally, an audio-visual pre-processor that emitted loud cracking noises when switching between audio codecs was corrected by resolving a ground loop issue, further demonstrating the team’s technical proficiency.

The collaboration between Blackroom, Alexander Zotov, and Alyona Kiosya, supported by partners like Alcons Audio, has yielded a space that transcends its original cinematic purpose. It is now a multi-purpose, highperformance entertainment hub tailored to the evolving needs of the family.

In the affluent enclave of Millennium Park, the concept of luxury has been reimagined through the transformative vision of Anima Technologies. Within the ground floor of a private residence, an opulent sanctuary for cinematic immersion has been crafted – the Millennium Home Cinema. This 42m² marvel is a testament to the symbiosis of cutting-edge technology and sophisticated design.

e successful execution of the Millennium Home Cinema speaks volumes about the collaborative spirit and expertise of all parties involved.

Upon entering this home cinema, one is enveloped in an atmosphere where every detail speaks to meticulous craftsmanship and an unwavering dedication to creating a space that not only meets but exceeds the expectations of its discerning clientele. The journey to this cinematic haven, however, was not without its challenges. The room’s existing acoustic preparation, developed by another company, presented significant limitations. Yet, Anima Technologies, renowned for their expertise and innovative approach, embraced these constraints, turning potential setbacks into opportunities for creative problem-solving.

The heart of this project lies in its acoustic prowess. The client’s desire for a cinema that delivers impactful low frequencies, essential for the visceral enjoyment of blockbuster movies with powerful effects, necessitated a comprehensive approach to sound insulation. Anima Technologies rose to the occasion, designing a sophisticated

soundproofing system that envelops the space in an acoustic cocoon. A frame, set 20cm from the main concrete wall, is mounted on vibration-insulating fasteners. This frame is meticulously filled with acoustic mineral wool and covered with dual layers of acoustic drywall, interspersed with a specialised viscous membrane. The ceiling, equally crucial, is suspended on a floating frame, similarly filled with mineral wool, ensuring that every whisper, explosion, and musical note is delivered with pristine clarity.

A critical element of this project was the client’s preference for minimalistic design without compromising functionality. This ethos is reflected in the choice of low, reclining sofas devoid of control buttons, emphasising simplicity and ease of use. The seating arrangement, a vital aspect of the cinema’s design, caters to the entire family’s comfort. The front sofas, with a depth of 140cm, are perfectly suited for children, while the rear sofas, extending to 180cm,

provide ample space for taller adults and accommodate large trays of food and drinks. The result is a harmonious blend of comfort and practicality, tailored to the unique needs of the family.

Strategically placed steps guide viewers through a soft, inviting glow, creating an environment that is both functional and aesthetically pleasing. HOUSE ON THE CRESCENT PROJECT:

In the genteel streets of London’s Belgravia, a Georgian townhouse, once a symbol of architectural grandeur, had faded into a state of disrepair. For one discerning client, however, this building was not just a dilapidated structure but a potential masterpiece awaiting transformation.

Led by integrator Inspired Dwellings, the project, dubbed House on the Crescent, saw the seamless update of an early 19th-century Grade II-listed building that spreads across seven floors featuring a collection of grand salons, formal dining rooms, and smaller reception rooms and antechambers. The renovation’s primary challenge, navigated with expertise by Ian Wylie Architects, was to infuse state-of-the-art technology into this historic canvas without marring its intrinsic charm. The design strategy embraced a philosophy of continuity, ensuring that every technological enhancement complemented the historic integrity of the spaces.

This philosophy extended to the integration of invisible speakers and televisions hidden behind antique mirrors, alongside control plates that mirrored the design of existing bronze sculptures. Even the closed-circuit television cameras were meticulously hand-painted

to blend into the surrounding décor. The pièce de résistance was the cinema room, featuring a handpainted motorised chinoiserie screen and coordinated wall and ceiling speaker grilles, exemplifying the project’s commitment to aesthetic coherence.

Rejecting the modern trend towards open-plan spaces, the renovation preserved the original multi-room configuration of the house. This decision preserved the building’s historical layout but introduced complexities in the management of the home’s new technologies. Over 70 keypads, controlling 220 lighting zones, were customised for each room, finished in antique bronze to reflect the furnishings in each room. The cinema room, constrained by space, featured an ingeniously mounted vertical projector reflecting its image off a strategically placed mirror, a solution that echoed the innovative spirit of the entire project.

The client’s insistence on perfection influenced every aspect of the project. The integration of sophisticated technology had to serve the house’s functionality as a family home, ensuring comfort and practicality. Partners such as Crestron, Lutron, and Meridian Audio provided advanced systems that were intuitive and user-friendly. A Crestron system, bolstered by enterprise-grade Wi-Fi, allowed easy management of audio, television, lighting, security, and climate control systems, customised to distinguish between the needs of family and staff through the incorporation of fingerprint recognition technology.

Further customisation through Virtual Private Networks (VPNs) enabled the client to access international media content, reflecting a personalised approach to global connectivity. The aim to remotely monitor and control the property required a robust technological backbone, ensuring the durability of the systems and minimising the need for future alterations that might disrupt the bespoke interiors.

The budget was strategically allocated to large-scale purchasing and investment in durable technology, a forwardthinking approach that balanced upfront costs with longterm value preservation.

Overall, the project not only revived a historical structure but also transformed it into a thoroughly modern home, equipped for the future while respecting its past. For architects unfamiliar with smart home technology, it demonstrates how sensitive integration can enhance both the functionality and aesthetics of historic properties, creating spaces that are not merely lived in but truly experienced.

In the bustling cityscape of Nairobi, Kenya, a pioneering project has emerged, redefining the boundaries of smart home technology in an unexpected locale. The Pent Residency Integrated Home, a masterpiece orchestrated by local integrator

Audio Visual Control Systems, showcases innovation and sophistication, seamlessly integrating state-of-the-art automation and entertainment systems that surpass the expectations of its occupants.

Energy e ciency was a priority, re ected in the installation of smart sensors, energy monitoring systems, and scheduling features that optimised energy use.

From the beginning, the aim was clear: to forge a smart, efficient, and enjoyable living environment. This vision was meticulously brought to life through advanced installations, with lighting automation at the core. This system enabled not just the basic functionality of switching and dimming lights, but also included motion sensor capabilities that promoted significant energy savings. Motion sensors cleverly installed in walk-in closets and corridors ensured lights were activated only when necessary, optimising convenience and efficiency. The integration of engraved keypads and a centralised touch screen offered elegant control options, simplifying interaction with the home’s systems.

The clever interplay between the lighting and security systems added a robust layer of safety and privacy. Motorised curtains, for instance, were programmed to close automatically in response to security alerts or when the home was set to ‘Away’

mode. This seamless interaction did not merely enhance the home’s functionality but also provided peace of mind to its residents. However, the installation was not devoid of challenges. The existing infrastructure required significant adaptations to support the sophisticated systems being installed. Ensuring compatibility with the home’s wiring, networking, and power systems demanded innovative solutions and occasional compromises. Where the infrastructure was lacking, alternative technologies were adopted to maintain the integrity and functionality of the installation without compromising on quality.

Adherence to building codes, safety standards, and regulations was paramount, despite the logistical challenges and budget constraints encountered. The team at Audio Visual Control Systems maintained a firm commitment to safety and legality, ensuring that all aspects of

In the tranquil Ribble Valley region of Lancashire, UK, a remarkable example of contemporary architecture resides, integrating advanced technology with elegant design. The facade of the Ribble Smart Home is a modern marvel, featuring clean lines and expansive glass that seamlessly incorporates the natural landscape into its aesthetic.

The collaboration between the client, Majik House, and the architects was pivotal from the project’s inception, ensuring that all technological elements were incorporated without compromising the home’s minimalist charm. The guiding principle was clear: technology should enhance the living experience subtly and enhance lifestyle and design rather than dominate them.

The integration process was inclusive, involving Majik House from the early stages, a move informed by the client’s positive past experiences with the company. This proactive engagement enabled the integration of audio-visual, lighting, security, heating, ventilation, air conditioning (HVAC), and control systems into the construction plans from the start. The technology throughout the home is so discreet as to be almost invisible, supporting daily life quietly and efficiently.

Visitors to the Ribble Smart Home are unlikely to notice the technological infrastructure that underpins its smooth operation. Speakers are hidden within walls and ceilings, and even the necessary equipment rack is concealed behind custom cabinetry that provides both aesthetic harmony and functional heat dissipation and ventilation.

Ease of use is paramount in this home. The client insisted on user-friendly interfaces such as remote controls, touch screens, wall-pads, and mobile devices to control the home’s systems. This simplicity ensures that the sophisticated technology enhances daily routines rather than complicating them. Furthermore, Majik House’s provision of a remote monitoring service allows system updates and maintenance to be conducted without disrupting the household.

Additionally, the property is equipped with beam sensors along the driveway and gates to mitigate potential flood damage, reflecting a keen awareness of environmental challenges.

The home’s interior is just as impressively adaptable. The cinema room doubles as a high-tech golf simulator with a switch of settings, where the main screen gives way to a black-out screen and another durable enough to withstand the impact of golf balls. This flexibility transforms a luxurious viewing area into an immersive sporting environment.

Across every aspect, from the strategically hidden Wi-Fi points to the client’s own decision to upgrade the cinema room’s speakers, the home reflects a meticulous attention to detail and a commitment to luxurious, unobtrusive functionality.

In the tranquil elegance of Hamburg’s historic landscape, a cinematic treasure has been meticulously crafted within a heritage-listed Art Nouveau villa constructed in 1909. Die Zwei - Heimkino, the celebrated integrator, has transformed the top floor of this architectural jewel into a state-of-the-art home cinema. The renovation, conducted by builder Double Q and with electrical and KNX programming by Q-Data Service, marries modern technology with the villa’s ageless charm, creating a high-tech sanctuary that respects and enhances its historical context.

The room’s design, with its rich colour palette and sophisticated finishes, provides an immersive viewing experience while preserving the historical integrity of the heritage-listed villa.

The story begins with a client deeply passionate about cinema, who, upon acquiring this historical property, envisioned a small but sophisticated cinema room. Initial attempts by the renovation team to set up a basic home cinema did not meet the client’s high standards, especially their interest in WaveForming technology and the expertise of a Trinnov partner. Die Zwei - Heimkino was appointed in the summer of 2023, bringing with them a deep understanding of DBA-based cinema rooms and a collaborative spirit that meshed well with the client’s technical background.

The client and his German movie director wife were intimately involved in the design process, numerous plans, renderings, and virtual reality (VR) sessions ensuring the final outcome was a perfect blend of functionality and aesthetic appeal. The room’s design, a bold black and red homage to early 20th-century theatres, stands out not only for its visual impact but also for its technological prowess. While the historical integrity of the villa posed certain constraints, innovative solutions, such as replicating original doors to accommodate wide and surround speakers and recreating the historic stucco ceiling border, ensured the seamless integration of modern elements.

Amidst a natural forest along a tranquil riverbank in Ukraine, this is a masterpiece of modern architecture. Riviera Hills, designed by the acclaimed Artem Zverev from Yodezeen Architects, harmoniously blends cutting-edge technology with sophisticated design to offer a sanctuary for a family of four, embodying hope in challenging times.

The clients, seeking comfort and security amidst the extremes of a continental climate — scorching summers and frigid winters — required a sophisticated heating, ventilation, and air conditioning (HVAC) system. The Bureau of System Integration rose to this challenge, integrating an automation system that met the family’s specific requirements for climate control and air quality, all while seamlessly matching the home’s luxurious modern aesthetic.

The Bureau of System Integration, renowned for its expertise, embarked on this endeavour with clear performance objectives. The comprehensive integration of lighting, shading, audio systems, home cinema, HVAC systems, security, and closed-circuit television (CCTV) was crucial to ensuring optimal functionality and user experience. Minimalist wall keypads were chosen to blend effortlessly with the home’s clean lines and luxurious interior design, reflecting the modern architectural style.

A standout feature of the Riviera Villas is the seamless integration of a home cinema experience within the living room, incorporated into a feature wall alongside a fireplace. This innovative solution required meticulous planning and creativity, especially given the tight budget constraints. Traditional home cinema style, with a front central channel speaker, were not feasible due to the stringent interior design requirements. Instead, Phase Technology CI150 speakers were integrated into the feature wall, combining the front left, right, and centre channels into two cabinets. This unique speaker design delivers superb sound quality, creating the illusion of a central channel speaker and providing a sweeping soundstage akin to the finest multichannel movie theatres.

The complexity of this project extended beyond just integrating audio-visual into the living room. The system had to maintain a reliable network and power supply to ensure uninterrupted operation, even during temporary power outages. The primary interface for system control was a secured iPhone app, as requested by the client, eliminating the need for additional display formats such as personal computers or iPads. This exclusive demand required innovative solutions to accommodate all available systems within the small interface of an iPhone app.

The client’s Meridian DSP 5200 Piano Black loudspeakers were successfully incorporated into the multi-room system, allowing the family to stream their favourite music from digital sources seamlessly. Gas and air quality sensors, power supply management, and sewer canalisation control further ensure comprehensive automation and integration across various aspects of the home.

Named after the Japanese concept of stillness achieved through meditation, Seijaku embodies the essence of calm and simplicity. This principle, deeply rooted in Japanese culture, has been exquisitely translated into a minimalist design that not only soothes the soul but also incorporates the pinnacle of smart home technology. The project, meticulously realised by the skilled integrators at Knektd, demonstrates exceptional work in marrying elegance with innovation.

The vision for Seijaku was articulated clearly from the outset: “less is more.” This guiding principle influenced every decision, from the materials selected to the technology integrated. The client, an individual with a profound appreciation for minimalism, actively engaged in the design process alongside an Italian design studio. Their collective ambition was to strip away the non-essential, leaving behind only what was crucial for function and aesthetic purity. This was not just a stylistic choice but a philosophical one, aiming to create a space where simplicity fosters a deeper sense of peace and contemplation.

Late in the design process, Knektd was enlisted to bring this minimalist vision to fruition through smart home technology. Their challenge was to enhance the aesthetic and functional simplicity without disrupting the serene atmosphere. The integration needed to be seamless, ensuring that every piece of technology served a purpose without drawing undue attention to itself.

Lighting control was pivotal in achieving this balance. It was devised to enhance the openness of the space and to spotlight the client’s collection of art and sculptures. The lighting system, carefully crafted by Knektd, used neutral colours and simple forms to avoid excess ornamentation. This allowed the artworks to become focal points within the serene environment, illuminated in a way that amplified their presence without overwhelming the senses.

A central aspect of Seijaku was the complete control over the property provided to the client. This included an integrated control and audio-visual system, heating, ventilation, and air conditioning (HVAC) system, and lighting control, all operated through a simple, clean interface. The goal was to ensure that every subsystem worked harmoniously within the minimalist design, adhering to the principle that everything has a place and a purpose. The control system, powered by Crestron technology, offered an intuitive user experience,

The gym within Seijaku exemplifies the seamless integration of technology and design. It features a 55" LG Gallery Design OLED television and Wisdom L8i line source in-wall speakers, meticulously installed to sit flush with the walls. The custom bezels, designed and fabricated by Knektd, ensured that the speakers and television blended seamlessly with the room’s aesthetics. The audio experience was further enhanced by the client’s existing Wisdom s90i in-wall subwoofers and ICS7a in-ceiling speakers, all controlled through a Crestron touch screen remote. This setup not only provided highperformance audio-visual capabilities but also maintained the minimalist design ethos.

In the pantry, the minimalist design continued with a pair of 6" Bowers & Wilkins in-ceiling speakers. These were installed using plaster kits to ensure they sat flush with the ceiling, maintaining the clean, unembellished look that characterised Seijaku.

Through Knektd’s expertise, the principle of seijaku—stillness—has been both preserved and enhanced, creating a home that offers a sanctuary of calm and simplicity. Imagine a room where the magic of the big screen envelops you, where the plush recliners and immersive ambiance of a top-tier theatre merge effortlessly with the comforts of home. This vision came to life in the Elysium Cinema project, a masterpiece crafted by integrator MACBEE in India. The client’s passion for movies, particularly the exhilarating sensation of sitting close to the screen, drove every aspect of this endeavour.

The client, a genuine movie enthusiast, wanted a snug home cinema that could accommodate 10-12 people, complete with luxurious recliners akin to those in the finest cinemas. These recliners, however, were not just about comfort; they were about bringing the viewer right into the heart of the action. The client’s dream was to have everything – from colours and materials to overall design – blend perfectly with the existing home decor. This meticulous attention to detail ensured that the cinema room did not just feel like an add-on but an integral part of the home.

To achieve this, a virtual reality (VR) setup was employed, allowing the client to explore various configurations of the room tangibly. This innovative approach enabled the client to visualise different arrangements, make adjustments, and finalise the layout to

his exact preferences. The end result was a space that felt like stepping into a traditional theatre, with the added convenience and personal touch of a home setup.

The successful realisation of this home cinema was a testament to the seamless blend of technical proficiency and design insight. MACBEE’s approach ensured that potential issues were addressed during the design phase, minimising any impact on the final room layout. This method adhered strictly to industry standards, covering aspects such as room design, audio-visual reproduction, acoustics, and delivering an immersive viewing experience. It wasn’t just about meeting these standards; it was about exceeding the client’s expectations and creating a space that offered an “escape from reality.”

Each detail, from the plush seating to the ambient lighting, is designed to replicate the feel of a top-tier theatre, providing the ultimate home cinema experience.

Crestron was chosen as the backend solution for its intuitive interface and adaptable features, enabling effortless control at the press of a button. The integration included a customised graphical user interface (GUI) on the client’s iPad, offering convenient access to functions like source selection, track changes, and volume control. The client used Apple TV for streaming digital content and relied on their Kaleidescape server for high-quality video content, merging variety and quality in streaming media.

The cinema room’s ambience was meticulously designed with a blend of fibre optic lights and architectural lighting, programmed to establish the desired atmosphere for various scenarios. Upon entering the cinema room, a ‘Welcome’ scenario is activated, where warm white fibre optic lights illuminate at 100%, complemented by downlights set at 60%. Pressing the ‘Watch’ button dims all primary lights, leaving only the step lights on, enhancing the cinematic experience.

What set this project apart was the client’s preference for sitting close to the screen, a feature not typically found in home cinemas. The primary requirement was to replicate the immersive experience of being part of the film, which was achieved by positioning the seating closer to the screen than usual. This took careful design engineering to ensure that the proximity did not impact on the viewing angles. Unlike conventional designs, where screens occupy the narrower wall of a rectangular room, this project placed the screen on the wider wall, aligning with the client’s desire for an immersive viewing experience.

The culmination of this project, with the involvement of interior designer Proform Interior, resulted in a space where the technical meets the tactile, where design speaks to the senses, and where the client’s passion for movies is celebrated in every detail.

Sierra House is more than a home; it is a sanctuary, an intelligent abode designed to offer unparalleled comfort and luxury amidst its challenging surroundings.

The genesis of Sierra House was initially a modest renovation. However, as discussions evolved, so did the vision. The original structure was demolished to make way for a more ambitious design proposed by Yodezeen Architects. In just two years, a new, expansive house was realised, tailored to the client’s dreams. Spanning an impressive 3,057m², this modern marvel harmonises with its irregularly shaped plot, ensuring its design remains relevant for years to come.

Sierra House is meticulously segmented into three levels, each serving distinct functions to cater to the family’s diverse needs. The semibasement floor is a multifunctional area, featuring a garage for five cars, technical rooms, a staff block, a wine room, a lounge, and a cinema. The ground floor unfolds into spaces designed for both social gatherings and personal retreats, featuring a living room, kitchen, dining area, office,

guest block, gym, spa, swimming pool, and a technical block. The top floor is dedicated to family life, housing a master suite, a guest bedroom, three children’s rooms, and a play area.

At the core of Sierra House’s allure is its sophisticated integration of smart home technology, adeptly managed by IQ Premium Engineering. The client’s requirement for an intuitive control system is met through an AMX control hub, which coordinates various subsystems, including lighting, shading, multimedia, and heating, ventilation, and air conditioning (HVAC). The lighting and shading, powered by the trusted Lutron QS processor, adapt to the daily rhythm. Motion sensors in hallways and bathrooms trigger different scenarios based on the time of day, enhancing both comfort and efficiency. In the bedrooms, automated curtains and blinds ensure privacy and convenience, closing after sunset and opening at predetermined times.

The spacious master bedroom features a sophisticated blend of wood finishes, soft lighting, and modern furnishings.

One of the project’s most compelling features is the integration of a legacy home cinema system. The existing equipment, cherished by the client from a previous residence, was seamlessly incorporated into the new environment. This demonstrates IQ Premium Engineering’s commitment to personalised solutions and meticulous attention to detail. Despite certain constraints, such as the decision to use the Lutron QS processor over the newer QSX model, the project’s execution did not compromise on quality or functionality. The choice was driven by compatibility considerations with the AMX system, ensuring a reliable and cohesive smart home experience.

Moreover, Sierra House leverages modern conveniences such as multi-room audio with AirPlay 2, facilitating easy zoning and streaming from the client’s iPhone. Voice control adds an extra layer of sophistication, enabling homeowners to interact with their environment effortlessly. STORYBOOK CINEMA

In the expansive Dutch landscape, adjacent to a nature reserve, a villa sympathetically blends the charm of nature with the marvels of modern technology. This residence, crafted by integrator De Opera Domotica, architect Architenbureau de Vries-Theunissen, and interior designer DESIGNA, represents the convergence of ecological mindfulness with cutting-edge smart home solutions. Named the ‘Storybook Cinema’, this home is not merely a dwelling but a sanctuary that embraces both the environment and the latest in home automation.

The journey began in 2020 but was interrupted due to the client’s lockdown in Indonesia, delaying progress until the end of 2021. Upon their return, significant modifications were made to the original plan, adding layers of complexity and creative problem-solving to the project. Initially, the cinema room featured a wall and a large fabric folding door separating it from the dining room. These were removed during construction, creating an open space that presented new challenges for audio and video performance. The seating arrangement also transformed from hammocks and bean bags to a custom sofa, which partially obstructed the speakers, necessitating inventive acoustic solutions.

Each room was meticulously planned to integrate highquality speakers, in line with the client’s preference for Monitor Audio, ensuring exceptional audio experiences. The cinema room, adjacent to the dining room, was critical. The audio and video systems not only needed to perform flawlessly but also to harmonise with the villa’s aesthetic. The kitchen and the ‘Marrakesh’ chill room in the basement were equipped with Dolby 5.1 sound systems, while the pool house and swimming pool area required high-quality sound to complement the setting.

The ecological approach extended to the acoustic treatments within the home. Initially planned synthetic acoustic materials were replaced with clay walls, which offered superior absorption properties while maintaining the desired natural finish. To balance the hard flooring, a carpet and fabric sofa with matching cushions were introduced. Diffraction panels were strategically placed behind the screen between the front speakers, and the acoustic ceiling was crafted from flax and straw, sprayed with colour-coded open granules, ensuring adherence to the natural materials mandate.

Designed for a family of three and their two dogs, the villa reflects a natural, organic aesthetic while incorporating advanced technological systems. De Opera Domotica was tasked with delivering a fully integrated solution that prioritised security, audio-visual excellence, and energy management, all whilst adhering to the use of natural materials. The result is an exemplar of innovative thinking in sustainable design.

However, the commitment to natural materials necessitated some compromises. The absence of synthetic acoustic measures meant alternative solutions were needed to manage sound quality. Clay plaster, with better acoustic properties than standard plaster, was used throughout. The removal of the wall and sliding/folding fabric door between the cinema and dining room necessitated creative placement of the surround and back speakers to maintain optimal sound distribution.

The Storybook Cinema is a holistic experience that sets a new standard in cinema design, where nature and technology coexist harmoniously.
