As we near the end of 2022, I don’t have to tell you that the current real estate market continues to challenge us all. Economic uncertainties and rising interest rates continue to impact the housing market, with the luxury space being no exception. While none of us can predict what 2023 and beyond holds for us, I can honestly say that investment in real estate will always be a smart choice for building generational wealth. The living room is my favorite room because it’s where I spend the most time with friends and family. I absolutely love hosting, so I designed the living room to be welcoming, warm, and comfortable.
What makes this particular space special?
The living room is the soul of the home! It’s truly the main focus—it’s where people gather and enjoy each other’s company. I love the comfort of the living room and its ability to serve the entire family. Some days it’s a playroom, sometimes it’s used for watching movies, and other times it’s a space for friends to relax and have a drink.
What are some things that you personally feel make your house a home?
A home is a collection of memories and moments. I personally feel that the warm touches are what make a home. Soft textiles, plush rugs, beautiful lighting, and unique art bring personality and character to the home.

In the annals of architectural history, in which we exalt form and structure, little attention is given to doors. Perhaps this is due to their architectural ubiquity—doors can be found in virtually every building, except those where climate or economics might affect their necessity. How many doors do we pass through in a day? Maybe we overlook them because we walk right by them.
The front door of a building has always had a practical application, of course. In homes, exterior doors protect the interior of a building from the elements and potential invaders, and provide privacy.
But doors have never just been about practicality—their cultural significance is entrenched in their history, and has influenced their design and function for centuries. The first documented representation of a door was found in ancient Egyptian artwork dating
back 4,000 years. In these times, doors were installed on tombs and adorned with symbols of significance; they were understood to mark a passage between the present and the afterlife.
In other ancient cultures, the slabs from which doors were made often conveyed a narrative, or symbolized the prestige of the structure— palaces, secret societies or prestigious homes often boasted doors with ornate designs carved into the wood, or motifs molded from metals and applied to the door’s surface. These indicated the status of the people inside, or told a story of the importance of the structure.
In some cultures, symbols representing protection, health, gods, and other positive forces featured on doors to offer both physical and spiritual security. The door was transformed from a mere access point into a powerful portal through its specific design and adornment.
Providing a strong visual metaphor, doors have come to be understood as symbols for a range of life experiences— from new beginnings, to transitions and mortal endings. When we’re building our homes, we should consider that our doors can also convey beauty and meaning in a variety of ways.
FIRST IMPRESSIONS LAST
From the moment your home comes into view, it should be welcoming—both to you, and to your visitors—and your front door plays a significant role here. There are many ways in which a door can negatively affect the first impression of your home, from it being in disrepair, to it not matching the style of the rest of the home.
The basic requirements for a welcoming door are condition, color and style.
CONDITION
A scruffy front door can be enough to deter visitors from knocking, or to bring your mood down. Few people feel welcomed by peeling paint, rotting wood or broken glass. If your front door has seen better days, it might be time to upgrade. Sometimes, all this will require is a fresh coat of paint or new hardware; sometimes, it will mean a complete replacement.
COLOR
The color of your front door says as much about you as it does about your home. If you want the door to be classic and stand the test of time, opt for a neutral shade like black, gray or brown. Stained hardwood is also a great choice, bringing a natural and timeless element to your home. Alternatively, if you’re keen to try some color, choose something that reflects your personality, complements the home’s exterior and is warm and inviting. It might also be helpful to look at the surrounding landscape; are there colors in your garden that you could draw from? Natural hues can help your home sit comfortably into a natural setting.
STYLE
Step back from your home and assess your entryway. Does the door match the architectural style of the house? If you have a Dutch Colonial Revival style home that’s been fitted with a modern, plywood-and-glass door, that incongruence can create a negative impression, even on a subconscious level.
The same is true of new-build homes. It’s common to invest a lot of time, energy, and money into the build and interior fit-out of the house, and sometimes the front door seems to be an afterthought. Make it a priority when you design your exterior—do the door’s materials complement the cladding of the home? Does the door make the desired impression on approach? Does it open in a way that does justice to what lies beyond?
GETTING PERSONAL
The best way to ensure that your door is the right fit for you, your family, and your home is to investigate bespoke design. The benefits

that you’ll get from a custom door are many, but the main ones are personalization, quality, and energy efficiency.
PERSONALIZATION
If you choose a mass-produced door for your house, there’s a probability that at least one of your neighbors will have the same one—or at least something similar. A bespoke door is a great way to put your own stamp on your house, so that every time you return home, you feel connected to it. Your custom design will set you apart from the other houses in your street— maybe even in your city—and, if done well, could add value to your home.
You can customize every element of your door, choosing everything from thickness and locks, to insulation, hardware, glass, materials and paint. Opt to add lights, stained glass, filigree, or sculptural elements. Taking your cues from ancient cultures, you could incorporate design elements that signify things of importance to you: family heritage, spiritual symbology, or purely aesthetic grandeur. The beauty of bespoke design is that if what you envision is structurally possible, you can have whatever you want.
In an existing home, your choice of standard doors is limited by what you can purchase that will fit the existing doorframe and the structure of the home. Custom design, on the other hand, takes what you already have, and creates something that is a perfect fit—both in terms of the required size and your personal taste—and the designer can ensure that it is sympathetic to the original aesthetic of the home.
In a new build, the sky’s the limit. If your home is a concrete monolith with an ultra-modern facade, you could install a six-foot-wide steel door that swings open on a central axis for maximum impact. A more organic home design might incorporate a carved-wood door with a curved frame, echoing the shapes and textures of the landscape. The possibilities are limitless!
ENERGY EFFICIENCY
Your home’s doors play an important role in keeping your house cool in summer and warm
in winter; inefficient doors can negatively affect your home’s energy efficiency and, subsequently, the cost of heating and cooling. If you’re looking for energy efficiency, you can immediately rule out more than half of the stock doors that are available on the market; the ones that remain might not have the look that you want or be available in the size that you need. Custom doors are usually constructed using higher-quality materials than those that you’ll find in bigbox stores regardless, but you can also request that your bespoke door maker uses specific insulation materials and technologies to ensure that you’re minimizing your carbon footprint— and your utilities costs.
QUALITY
The materials and finishes used in bespoke design are typically of a higher quality than those used to produce mass batches of products. It’s also worth considering that generic doors will not necessarily be designed
for the climate where you live or the materials that are typical of the region. Where cheaper timbers and hollow cores are often used for stock doors (not always, of course, but certainly in the lower-cost range), custom makers are more likely to work with materials, like solid timber, that provide quality and longevity that take your local environment into account, and that fit the aesthetic of the geographical region where necessary. Bespoke doors benefit from the expert craftmanship of the maker, lessening the need for maintenance or replacement, and possibly even saving you money in the long run.
When you’re assessing the entryway to your home, ensure that the door is given just as much importance as the rest of the design. After all, it’s the first interaction that you and your guests will have with your house, and it can set the tone for the experience of your home.

In the building design space, sustainable solutions are becoming more prominent. US homeowners are leaning towards more eco-friendly investments, with 67 percent1 of recent buyers citing energy efficiency as “very or extremely important” in their purchasing decisions. Houses with green features attract a higher price tag, while those without are shown to depreciate over time. As the market for eco solutions skyrockets, and the range of sustainability products expands, there’s a good value— and health—proposition for investing in eco-conscious home design.
CAUSE AND EFFECT
In the United States alone, greenhouse gas emissions for 2019 totaled roughly 6.6 billion metric tons, with carbon dioxide (CO2) accounting for 80 percent 2 . But what’s the problem with greenhouse gases?
Many gases in our atmosphere do not interact with the infrared rays of the sun, so the radiant heat that is created by the sun’s rays hitting the Earth can pass back into space unimpeded by those gases. Greenhouse gases like CO2 , however, absorb and then re-emit the sun’s heat. So, as the levels of these gases in the atmosphere increase, more heat is absorbed and re-emitted, and some of it is directed back to Earth. This results in the “greenhouse effect,” which is slowly increasing Earth’s average temperature and resulting in extreme weather, food crop shortages and acute wildfires.
In 2019, Americans made up approximately four percent 3 of the global population, but were responsible for approximately 17 percent4 of the world’s energy use, as well as 13.5 percent 5 of global carbon dioxide emissions. This doesn’t have to be the case.
ECO HOME BENEFITS
Developments in eco-architecture and green engineering have been advancing at a rapid pace, as the realization has set in that reducing our impact on the Earth can offer both immediate and long-term benefits.
Chief among these are the energy and cost savings that eco homes offer. By incorporating smart energy solutions and passive design using organic materials, homeowners can reduce their energy consumption, leading to a decrease in their carbon output and savings on utility bills.

There are also myriad health benefits to adopting eco practices in your home—from stress reduction, to improved heart function and reduced risk of respiratory disease, cancer, and asthma.
CREATING AN ECO-FRIENDLY ATMOSPHERE
Building developers continue to expand their capabilities and offer more sustainable solutions, giving homeowners a multitude of eco-friendly options that can cut energy bills and reduce the environmental impact of the built environment.
Eco-friendly Heating and Cooling
Traditional heating, ventilation, and air conditioning systems are expensive and detrimental to the environment; considering alternative options is a great place to start when greening your home.
The first thing to do is to make sure that the quality of your insulation is high. This will help to keep the temperature in your home regulated, by keeping the cold out in winter and the heat out in summer. In addition, consider all passive (without mechanical intervention) heating and cooling options, like optimizing the amount of sun entering your home, or keeping windows open for cross-ventilation.
There are also many active ways to heat and cool your home that are ecofriendly. For heating, a wood fire uses zero electricity, and you can get energy-efficient options with low carbon emissions. Solar hydronic systems heat water in pipes and run it through the home, while geothermal heating transfers the earth’s natural, steady heat from a few feet underground.
In the warmer months, you can also use a geothermal system to cool your home—it removes the heat from the building, and transfers it back to the ground. Alternatively, ceiling fans may be all you need to get your home a few degrees cooler, or you could opt for an evaporative cooling system or an eco-friendly air conditioner.
Solar Panels and Home Batteries
A residential solar setup consists of photovoltaic solar panels, typically installed on the roof, which collect the sun’s heat and light; a solar inverter, which converts the current into electricity; and a home battery system, which collects solar energy for your use.
Solar panels and batteries will reduce (or even eliminate) your home’s reliance on the energy grid. Some solar systems are grid-connected, so if you generate more energy than you need, you can feed it back into the grid; and if your batteries are running low, you can draw on the grid for what you need. Others are completely off-grid, removing your dependence on grid power, as well as the associated costs. Another benefit is that, with the increasing perceived and actual value of eco amenities, your home may also attract a higher sale price if you decide to sell.
At-home Electric Vehicle Charging Stations
The White House has set a target for electric vehicle (EV) sales in the United States to account for 50 percent of all car sales by 2030, which should be aided by its plan to grow the country’s EV charging network from around 47,000 to 500,000 charging stations by 2030. In addition, California will implement a ban on the sale of new gas-powered cars by 2035, and at least 17 states have called for the government to implement a similar national ban. Since 2010, an estimated total of 2.4 million electric cars sold have been sold in the United States. With increasing EV uptake, residential EV charging is also on the rise.
The major benefit of installing an EV charger on your property is that you don’t need to leave your home to charge your vehicle, there’s no wait at a charging station while your battery replenishes, and you can even leave your car charging overnight.
There are two ways to charge your electric car at home. The first, Level 1 charging, is through the car’s charging cable, which is compatible with most 120-volt wall sockets; however, the household’s electrical wiring will need to be assessed by an electrician first to ensure that it can handle the electrical draw. The second, Level 2 charging, is to install a home-based charging station that increases the electrical output from your home from 120 volts to 240 volts. Many electric car brands can charge from empty to full in around seven hours using a 240-volt home charger, compared to 24 hours using a home’s standard power, making the initial outlay of a home-charging station a worthy investment.
Low-energy Lighting
The benefits of low-energy lighting, like compact fluorescent lamps (CFLs) and LEDs, are astounding. Compared to their mercury-filled counterparts, CFLs and LEDs use at least 75 percent less energy and emit less greenhouse gas, while offering 8,000 to 50,000 hours of light (incandescent bulbs flicker out after only 750 hours). Alongside the environmental gains are health benefits—circadian rhythm improvements, reduced headaches,

increased productivity, and reduced anxiety—and financial savings to homeowners of roughly $4,000 over 20 years.
Aesthetically, LEDs are also improving indoor environment quality, which provides added incentive for homeowners to make the change. LED strip lighting has proved popular to illuminate staircases and joinery; dimmable, warm-toned LEDs create cozy, relaxing spaces; and vibrant neon LEDs make a statement in any room of the house.
High-performance Windows
High-performance windows were introduced in the 1920s to improve the comfort of those living and working in city buildings. These early window designs lead to better-performing insulated glass units and double-glazed windows, designed to keep buildings warmer during the colder months and cooler in the summertime. Today, high-performance windows are capable of blocking more than 70 percent of external heat, and maximizing solar heat gain during the winter.
As opposed to conventional glass, these engineered windows offer energy savings of 35–40 percent, which are achieved through double or triple glazing using insulated gas panes. High-performance windows are available in three types of materials: annealed glass (float glass), heatstrengthened glass (laminated glass), and toughened glass (safety glass).
Eco-conscious Appliances
Every year, the average US household discards approximately 44 pounds of appliances—a huge amount of waste that finds its way into landfills and emits toxic chemicals during decomposition. So, it’s no wonder that an increasing number of appliance brands are adopting sustainable manufacturing practices, and creating eco-friendly, energy-efficient products.
There are many key factors to keep in mind when shopping for an ecofriendly household appliance. The most important one is to keep an eye out for the appliance’s certification—an Energy Star rating, for example— as well as paying attention to whether it is produced using recycled materials. Appliances made from glass, steel, brass, aluminum, and plastic are usually easy to recycle. Moreover, choosing quality products with a long service life will reduce future waste. Research the appliance brand’s supply chain, too, and ascertain how the business sources its materials. Does the company partake in a zero-waste program? Does it have a policy in place to protect its workers and the environment?
Smart Systems
Our world is becoming increasingly centered on technology, and smart products for the home are now more common. Originally developed for convenience and efficiency, these gadgets are at the forefront of eco homes, controlling lighting, climate, and windows to help reduce your energy consumption, all at the push of a button—or a voice command.
Some popular additions to the eco-friendly smart home include lighting systems that allow users to control their lights using a timer; smart home thermostats that will maintain the desired temperature in any room of the home; smart water systems that feature built-in software to monitor water use; and smart refrigerators that can maintain efficient cooling levels and let you view their contents on your smart phone via an internal camera, so you can meal plan from across town and avoid food wastage.
By integrating smart, sustainable elements into your home, you can increase the value, comfort, health and eco footprint of your house, and join the ranks of the growing number of global citizens addressing climate change at a local level.

If the pandemic has taught us anything, it’s that health, well-being, and wellness are paramount. Whether it’s a green-filled smoothie station, a place to stretch and move, or a space dedicated to unwinding and unpacking the day, infusing wellness into design is so much more than a trend or a pandemic response; it’s a way to honor our bodies and our minds, and create a home that feels like it takes care of us as much as we take care of it.
When it comes to elevating a home’s design to reflect the importance of wellness, taking the time to flesh out the details of what wellness means to you can mean the difference between purposeful design that will last a lifetime, and trend-chasing that will quickly look outdated.
THE BASICS: SIGHTS, SOUNDS AND SCENTS
When you begin to rework your space with well-being as a priority, the simplest touches can often be the most impactful. Natural light and good air quality can make a huge difference, so ensure that you have plenty of both. If your home is dark, consider skylights or adding windows. Make sure you don’t impede the
flow of natural light into your space by placing heavy furniture in front of windows or covering them with opaque or semi-opaque window dressings. If your garden is blocking light into your home, consider removing some overgrowth or tree branches near the house to lighten up the space (keeping in mind any ecological concerns, of course).
Investing in a high-quality ventilation system is also essential; it will exhaust polluted air from your home, replacing it with fresh air, and it will assist with comfort levels in terms of heating and cooling. Window design and functionality are equally important; as well as protecting you and the inside of your home from the elements, windows should also be easy to access and open for cross-ventilation, and to bring the outdoors indoors where possible.
Noise is one of the greatest negative infiltrators in a home, and often it is unavoidable. If your home is close to a motorway or in a noisy neighborhood, sound-absorbing materials like acoustic wood paneling and soft furnishings aid in damping noise. You could also invest in a white noise machine if the noise is unbearable—most machines offer every sound from traditional white noise to natural settings, ticking clocks, and tumble dryers. You can even get white noise that sounds like a busy restaurant, a cat purring, or a train ride—all of which are preferable to motorway traffic or your neighbors’ music.
For olfactory wellness, aromatherapy is a must. Scents from essential oils, incense and candles are soothing, and provide a plethora of health benefits, including relaxation, invigoration, focus, and mood elevation. They will also help to mask or remove any unwanted smells that make their way into your home.
A SPACE TO MOVE
A home gym is a major drawcard for any property, and many homes are already equipped with a workout space. This space should be dedicated to wellness—both physical and mental—but many home gyms sit empty, their outdated design consisting of sets of weights

and bulky cardio machines in dark spaces with artificial lighting. While this can’t always be helped depending on the type of space you have available, there’s always something that you can do to create a fitness area that is also conducive to wellness.
If possible, try to have your workout space in a dedicated room that gets plenty of natural light. Home gyms are often relegated to space that’s seen as undesirable for any other use— like basements and garages. But if physical and mental wellness are priorities in your life, give your fitness space priority, as well, to reap increased benefits. Studies suggest that natural light is proven to boost mood as it encourages better sleep, gives us more energy, and provides us with essential vitamin D.
An equally important consideration in a home fitness space is your equipment. If you can, opt for sustainable and eco-friendly equipment made from either natural or recycled materials—cork, rubber and wood are all regularly used for eco-friendly equipment, and many companies use recycled plastics for their gear. Make sure you assess the volatile organic compound levels in the equipment, as well, which are chemicals found in many products that can be released into the air we breathe— and in a fitness space, you want the air to be as clean as possible.
A home gym also doesn’t have to look like a Planet Fitness. Create an open space where you can practice yoga or Pilates, barre, or HIIT workouts. Bring plants into the space, and choose colors that complement your workout style. If you’re into intense workouts, reds and oranges can inspire an energetic mindset. If you prefer wellness-based exercise like yoga, green or white are great options for a soothing space.
And if you’re the type who gets overheated or loses composure during a workout, blue is a cooling and restful shade that will help you stay calm and focused.
A final thing to consider is convenience and practicality. In addition to your fitness equipment, incorporate elements that will help
you to keep healthy into this dedicated space. Stock a mini refrigerator with protein snacks and water, and install a towel rack for when you work up a sweat (and a laundry basket for when you’re done). A surround-sound audio system that is connected to your phone is a great addition, so you can stream energizing music, yoga soundtracks or virtual training programs while you work out.
MAXIMUM RELAXATION
While a space dedicated to movement is all about your body, consider creating an area that tends to your mind. Now more than ever, it’s important to slow down and take time out to enjoy a little stillness. Today, there is a staggering range of options that offer different aesthetics, materials, and functions.
CHOOSING THE RIGHT FIREPLACE FOR YOUR HOME
Start with the space that you’ve chosen for your fireplace. Is it an existing fireplace that you’re intending to replace with something more modern, or are you installing a new fireplace? Both options will require planning; an existing fire box and chimney will need to be assessed for functionality with a new fireplace, while the site of a new installation must be approved by the fireplace manufacturer and fitter. You can’t just drop a fireplace into a room without proper planning, as you need things like venting for smoke or heat, a power source, heat-resistant flooring, and a range of other things, depending on the fireplace.
The right fireplace will also be determined by your reasons for choosing to have one in your home. Is it for the aesthetic? Warmth? Environmental efficiency?
If you choose to install a fireplace for heating reasons, you will need to investigate the possibility of heating your entire home with the fireplaces you’re considering. Your insulation and the size of your dwelling will determine whether you can heat the entire home with fire alone, or if you will need auxiliary heating in some parts of the house.
Many homeowners are also considering the ecological impact of their houses, and a fireplace can be a good way to minimize reliance on other sources of fuel for heating; however, traditional wood-burning fires are not particularly efficient when it comes to converting wood’s energy to heat. THE BASICS: WOOD OR GAS
Wood-burning fireplaces are very popular with those who are seeking a cozy ambience and a nostalgic feel. Traditional fireplaces—brick recesses with masonry chimneys—are rarely used these days because of their lack of efficiency. Modern wood-burning fireplaces are factory-made rather than bricked in, and can be designed to look like traditional fireplaces, but with much more efficient energy usage. These fireplaces usually come with a masonry or prefabricated chimney, which is generally easier to install and more energy efficient.
The size of the wood-burning fireplace will be largely determined by the size of the room. Small fireplaces are best for heating small, single rooms like a guest bedroom or office. In contrast, a medium-sized fireplace works great for a living room, dining room, or a space with semi-exposed outdoor elements. Meanwhile, large wood fireplaces are useful for open-plan layouts or outdoor spaces, where airflow will carry heat away very quickly. The size is important for the correct level of output—for example, if the fireplace is too large, you might end up burning your fuel at a low smolder to avoid overheating, which increases the level of air pollution. The pitfalls of a toosmall fireplace are obvious—you just won’t get the heat that you need.

Many fireplaces come with glass doors fitted; these can help to regulate heat, reduce hazards when there are burning logs inside, keep smoke and gas-fire emissions out of your home, and create a decorative effect.
A hearth is the part of the floor that extends beyond the fireplace’s front (or around the base of the fireplace, if you have a freestanding version or a fireplace in the middle of a room). Most manufacturers recommend leaving 36 inches of clear space in front of, or around, a fireplace, depending on its shape, so factor that space into your design.
Gas logs are ornamental objects that give the appearance of a wood fire in a gas-burning fireplace. Choose the size, color, burn pattern, and more to really customize your fireplace experience. Lava rocks and fire glass are also ornamental, but they do not appear to burn; they can be used in a gas fire to create a realistic-looking rock bed, or to make a design statement.
