RESIDENTIAL REAL ESTATE: House Hunting During A Pandemic

C

ovid 19 has changed the way we live, work and play. It’s changed the way we shop at businesses, and changed the way we conduct business ourselves. This change has negatively impacted the world’s housing market. Buyers have become more unsure than ever about starting the process, and sellers are hesitant to even put their homes up for sale. With precautions and orders in place to slow the spread of the virus, being physically present for any part of the home buying or selling process is difficult, sometimes impossible, to do. Experts in Canada, as well as worldwide, are making ominous predictions about the housing market’s future based on the results we are seeing right now.

Consider your lifestyle. When you’re searching for a new place, you want to make sure it’s a perfect fit for you and those moving in with you. It’s helpful to make a list of needs and desires. When creating it, consider your present and future lifestyle. Do you spend more time indoors or outside? Will you need separate spaces as your family grows? Have you taken up a hobby during quarantine that you want to continue with? Or, perhaps your lifestyle has changed in some other way that has changed your personal needs. This list serves to reference those changes, and what you should look for to accommodate them. You might not get everything you want of course, but it will help point you and your Realtor in the right direction.

But is that truly the case? Should we really be worried and hesitant?

Not all things can (or should) be done digitally. There are some parts of the process that you just need to be there for. Taking virtual tours is convenient, and agents try to show you absolutely everything, but when you’re seriously considering a home, your prescence in that home is paramount.

Simply put, no. We should be aware of what’s going on in the world, but for our local housing market, there’s not really a need to worry. Take a look at that table to the right. Do those numbers seem like drastic drops? Not at all. Those numbers indicate that houses are still being bought and houses are still being sold. It’s the typical rise and fall from year to year. Sure, we are doing more of our tours online, more of our apointments socially distant and more of our transactions finished digitally. However, here’s why our local situation hasn’t seen a huge change: Life goes on. People in Saskatchewan, and especially those in the Parkland area, know that life continues to march on, despite tough situations and devastating events. Take a look back during 2008 when the rest of the world was facing a recession - Saskatchewan was actually having a prosperous year. Take a look back to all of the floods that poured down on us in the past 10 years - we put on our muck boots and hoisted each other out of that mess ourselves. Life continued. We knew that despite economic rising and falling, and despite the temperament of Mother Nature, life would continue to go on, just as it always had. We adapted when we needed to adapt, and we rebuilt where we needed to rebuild. So, despite the pandemic happening currently, life is still happening. Some need to relocate for work, some need space to expand their families, some need a place to express their new independence and some need a place to retire.

Keep an eye out for local perks. Businesses are feeling the effects of Covid 19’s impact. In order to keep running, they adapt. Part of that adaptation may include lowered costs for services, or payment forgiveness. For example, mortgage rates have been lowered to help out buyers. Some banks are even offering payment deferrals, or more flexible payment options. It always helps to know what options are available to you. Be safe. Life continues on, yes, but we are still affected by the world around us. Precautions are in place to help protect you and to protect others. Respect public health, and be sure to safeguard your own. The home buying process may just take a little longer than normal, but in the end, you’ll have yourself a home to be safe in. Even though things in our lives have gone through changes, our own housing market hasn’t gone through anything drastic. We’re all making our own paths through life, and a pandemic doesn’t change that. As long as we stay aware of what’s happening around us, we can adapt to help ourselves. It may even benefit others - be it a local business or just the neighbour next door.

That being said, there are some things to note when searching for a home during this time:

The main reason most people chose to shop online, even before Covid-19, was that it was more convenient. With targeted search parameters, finding one item in a stack of thousands is easy. You don’t need to waste fuel or a day of shopping at different stores to get everything you want. What have local businesses just done in the past couple of months? They’ve made it easier than ever to shop local! Their quick adaptations have actually solved some of the issues that pitted them against e-commerce sites. Things aren’t completely solved, and the road ahead is unpaved for our local businesses, but this is a promising beginning. For the rest of us, as consumers, we can benefit immensely. The goods we purchase from local stores are sourced closer to home. As such, they are much safer for us to buy since they have had to

The most wonderful thing about local businesses are their incredible abilities to adapt. Take the current pandemic for example. In respect of public safety and health, they closed their doors. They closed their doors! Almost all of them continued to pay their employees, recognizing that it’s not the store that matters, but the people within. After realizing that closure was going to be more than a couple of weeks, many stores began to offer alternative ways to interact, view and shop - including embracing technology and e-commerce. When the time came to re-open, they began operating at half capacity, offered curbside pick-up, and/or contactless delivery2. Their online options still continue to be available in tandem with their physical stores, a welcome treat for those of us wanting to support our local businesses, as well as those of us wanting the safety and comfort of online shopping.

THE LAST THIRTY: Our Continuing Legacy

30 arrying on from the last issue, we delve into the continuing history of the Co-op. Since 1990, the Co-op has remained stable in the communities it serves with vast improvements in sales and facilities. A strong vibrant economy, along with added competition saw the need for additional services. The purchase of a crop input competitor in 2003 led the co-op to expand into another line of business. The agro centre opened a new facility on Hamilton Road that still, to this day, services the needs of our members. Of course, not every location was thriving. In 2006, the Co-op closed the kiosk in Dubuc. However, a fuel presence was kept open with a keylock being installed.

Sales continued to grow, and in 2009, a decision was made to build a second convenience store/gas bar and car wash in Yorkton. Land was purchased from the city. In August of 2010, the Palliser Way Gas Bar opened to the public. This location has proven to be more than just adequate, as it surpassed the 5 year projection in sales in only 2 years.

The food store location in Kamsack was getting older; it was leased space in a mall, with limited parking and no room to expand. The Board was faced with a decision to either build a new food store, or exit the food business in Kamsack. The only competitor in town was a small family owned business looking for an exit plan themselves. It was a risky decision to build new, based on the costs of a new food store, but in the shadow of an exiting competitor, a decision not to build would leave the community without a food store. The feasibility showed small positive results, and in 2011, a decision was made to proceed with a new food store in Kamsack. In the summer of 2013, the new store opened to the public. This new location had ample parking, expanded food lines, a bakery and a deli (which the former store lacked).

Until February 2nd 2019, Yorkton Co-op operated 10 locations in 6 communities. There were food stores in Yorkton and Kamsack, 2 gas bar/C-stores and car washes in Yorkton, and a gas bar/ C-store in Kamsack. There are agro centres in Yorkton and Theodore as well as a crop input centre in Ebenezer. Yorkton Co-op also had a presence in Dubuc with a keylock and a cardlock in Rhein. Since 2010, sales at Yorkton Co-op were more than $771 million dollars with net savings in excess of $34 million dollars. All of the Co-op facilities in Ebenezer, Theodore, Kamsack and Yorkton have either been recently built or renovated with more than $25 million dollars spent during this time. At the same time, more than $22 million dollars has been allocated back to members in equity and cash back.

February 3rd, 2019 saw the dawning of a new Co-op named Legacy Co-op. This new Co-op was the result of an amalgamation between Yorkton Co-op and Churchbridge Co-op. This amalgamation will see 6 more locations and 4 more communities added. There is a food store in Churchbridge serving the food needs of the members, a home and agro centre as well, which serves the needs in the lines of hardware, feed, agro hardware and home centre materials. Besides the fuel outlet in Churchbridge, there are cardlocks in Esterhazy and Langenburg. There is also a small keylock in MacNutt that services the needs in that area. Sales in 2020 for Legacy Co-op are projected to be over $103 million dollars with a net savings of almost $3 million dollars. Legacy Co-op currently employs approximately 230 team members. Legacy Co-op has withstood the test of time and has become stronger because of it. Our competitors continue to grow and merge into larger entities, and it is vital that we continue to find efficiencies in our operations and offer our members a greater range of products and services in the future.

The latest facility that is being upgraded currently is the Ebenezer As Robert Kiyosaki, businessman and author once said, Agro Centre. A new 12 bin volumetric blending plant is being constructed, along with completely renovated storage sheds and “Your future is created by what you do today, offices. Site preparation has been completed to give this location morrow.” a much better presence from the highway. This facility is now in full production and ready for the Spring season.

Simply type in your desired location, the MLS number of a home if you know it, or a street address. Once you hit “Go”, a map will load with matching criteria to your search. If you like a simpler approach, simply scroll down the homepage instead. You’ll see links to different sections of Yorkton and Melville, as well as links to view properties in our surrounding communities. Click on your desired choice, and be greeted by a simple grid list of every available listing, even those not listed under Century 21. This makes it easier to compare homes, since you won’t have the hassle of searching on multiple sites. When you find a home you’re interested in, click on the picture. You’ll be taken to a page that gives you all of the juicy details. Find a Realtor faster. Our agent directory is right on the homepage now. Cruise the profiles of our dedicated team, and get into contact with them using the handy contact buttons on their respective sites. Text or email them directly from the website! Sign up to save searches, favourite listings and save time. Create an account through our site and stay up to date with listings. If you favourite listings you’re interested in, they are saved to a section on your profile where you can call them back up whenever you want. You can view all your favourites at once to help narrow down the choices before you even come to see us! This is especially helpful for those who have already been through the process and know what they want. If you’re still searching,

In the coming weeks, as new listings come onto the market, your saved search will reference each listing and add any new listings to that search based on your search criteria - saving you valuable time.
