Cheers to Twenty-Five Years
Charleston Home + Design Magazine has reached its 25th year in Charleston. Over time, we have grown into a brand that positively influences local homeowners with quarterly publications that cover the latest in local home design, from products to materials to builders and designers. As an informative and inspirational publication, we are responsible for connecting homeowners and home professionals alike. Together, we help to turn the houses they like into the homes they love.
Charleston’s charm lies in not one definition but the blending of many past and present influences. I feel grateful to represent a region so rich in art and design culture, and our cover story is no different. We visited “ The Big Chill House” (P. 162) and learned of the downfall and resurrection of this historic property thanks to John and Katie Tashjian. Purchased in a crumbling state, the couple saw the opportunity to restore a local landmark. Three years and an impressive design team later, “ The Big Chill House” now stands restored for years to come. We dive into the details of restoring a historic home and the approval process, with insight about how to make a house built in the 1800s work for a family in 2024.
In our unique climate-proof feature Paradise or Peril? (P. 174), we spoke with our suppliers and builders about what materials are must-haves for protecting your home in a severe coastal climate like Charleston. Our seasonal renovation feature Residential Revivals (P. 186), highlights how a talented group of professionals can get a job done better and faster than one homeowner alone. If a significant construction job isn’t in the cards for you right now, consider our construction-free upgrades in the No-Demo Designs feature (P. 222).
This is what I love about design—the role our environments play in our daily lives; whether an upgrade, large or small, the impacts are undeniable.

Stress-Free Stone Selection
We sat down with a leading local distributor of natural granite, marble, quartzite, dolomite, and quartz to discuss their new showroom in Ladson.
Tell us about this new location:
The idea was to change the perspective of our company as well as showcase a wide range of different products and colors. We chose a more modern setting to attract a higher-end clientele that may have never had any idea of the more exclusive Italian marbles we offer. People often assume we do not supply higher-end materials and we hope this new location and design will clear up that confusion. We have stock for everyone and anyone who walks through our front door. We are striving to be a location where designers as well as fabricators can send all their clients and everyone will be able to find the stone of their dreams no matter what their budget may be.
How did you enter the stone supply industry?
This is a pretty complicated question. To simplify the answer, it has a lot to do with fate and the generous people who led me here. I grew up in India and always had a knack for sales. When I moved to the United States I was constantly searching for a career where I would get that face-to-face time with people. Eventually, a close acquaintance got me into the industry and the rest is history. My favorite part of what I do is connecting with our clients. I love meeting new people and over time many of our clients have become dear friends.
How does Cosmos help homeowners and designers?
The best way we can benefit homeowners and designers is with the heart and dedication of our employees. Excellent customer service has been drilled into our associates since the first day they were brought on. We take time to listen to what our homeowners and designers wish to do with space and help them make their visions a reality. We have people who are experienced in helping and are always available to answer any questions they may have. We strive to help each and everyone make their dream projects a reality no matter their budget.
What is the Cosmos advantage?
Hands-down, our biggest strength and what sets us apart is our customer service. Every employee goes through intensive training to learn every detail of the products we carry to ensure they feel confident before stepping foot in our showroom. We care about our clients, homeowners, and designers and want to make every experience the best it can be. Stone selection can be stressful and it is our goal to relieve as much of that worry as possible.

Designing Dreams
Brittany Hanlon and Stephanie Gannon of Hayes + Nash Design Co. and the Shanty Shoppe give us their take on home trends, inspiration, and how the coast influences their designs.
Brittany Said: Stephanie Said:
Inspiration can come from so many sources, and it changes with each design we create. Sometimes our work is inspired by a family heirloom, or from somewhere visited while traveling. Other times it is inspired by the view from the project.
I grew up out west, went to design school in San Francisco, and spent a lot of time in southern California growing up. The West Coast has worked its way into my DNA. My style is casual and clean mixed with some boho textures and moments of color.
Our design strategy is all about our clients and what they want, not what we want for them. Trends come and go. If we are using something “trendy” in a design that we feel might not be as long lasting, we try to incorporate it in a way that is easy and relatively inexpensive to change should they tire of it.
Custom pillows, SO + CA candles, Archipelago spa products, fun lamps.
What trends inspire you?
Describe your personal style
How do your designs endure time and trends?
Shanty Shoppe must-haves?
I can’t say that trends inspire me. I am inspired by my wanderlust. My creative side is reinvigorated when seeing combinations of elements, colors and texture in ways that we haven’t used together before in our designs.
I love a clean, relaxed palette with textual and airy elements. Think a more minimal version of a Tropical British Colonial. It’s not uncommon for me to be attracted to unusual accessories or pieces of art that give a hint of playfulness to our designs.
We like to create designs and spaces that last. The elements that could be perceived as trending we will suggest using less of, or in a fashion that could be changed in time, if needed. We have incorporated trends into our projects through lighting, hardware or accessories.
A Shanty hat is alway a good gift and something you’ll see me sporting on weekends around town.

Interior Designer Jennifer Vreeland
Kitchen
“We worked with Advanced Kitchen Designs to upgrade the once-plain kitchen with a mix of new cabinets, finishes, and fixtures. The base and upper cabinets are solid white while the kitchen island cabinets are black for contrast. We limited the amount of upper cabinetry installed to make space for natural wood floating shelves. The display storage added interest against the yellow ochre zellige backsplash tile. We added more character with an urban metal upper glass cabinet and a wallpapered ceiling in the mudroom/bar area.”
Primary Bedroom
A luxury cocoon, the custom window treatments and upholstery fabrics used in the primary suite were an integral part of the way this design feels. The mix of pattern, color, and texture works together to create a layered look that speaks to the personal style of Jennifer and her family. She matched the drapery and custom headboard for a more saturated look while drawing from its color palette to design the connected bathroom.
The primary bathroom’s initial semi-custom design included the vanity, plumbing fixtures, and lighting to separate the primary bathroom into a relaxing oasis away from the rest of the home’s lively feel. Jennifer elected to add the wall tile for a pop of color, the drama of 3 Moroccan-style black mirrors, and a stationary black metal and glass cabinet for more storage and to connect the bedroom palette to the bathroom suite. 3.
Living Room
Jennifer repainted the trim and added vintage doors and handhewn beams to connect the rest of the spaces. “We created the furniture floor plans with brands like Highland House, Four Hands, Furniture Classics, Etu, and Serena & Lily. Layering many different fabrics and colors in the space was essential to adding some drama,” she says. The custom window treatments by Jean’s Custom Workroom, LLC completed the design styled among JV Design Style’s collected antiques, artwork, and other accessories that create a curated and timeless look.

Industrial Charm
Rick Jackson has been a fixture in the Charleston construction industry for over 25 years with his extensive machine finishing experience.
The Product
Carolina Mobile Storage can transform shipping containers into a variety of products based on customer needs. They offer both climate-controlled and non-climatecontrolled containers. The containers range from used units, typically 10-15 years old from their shipping life, to nearly new one-trip containers that have only carried cargo once. With a large inventory available, the team can guide customers through the range of options. While storage is the primary use, the company also specializes in modifying containers into a wide array of uniquely designed products.
The Craftsman
As a father of 11 and grandfather of 26, Rick Jackson knows how to manage a team well. In 2013, he and a friend acquired Carolina Mobile Storage with the goal of expanding its success. Rick shares, “My faith is the foundation of everything I do in business.
Our aim is to honor Jesus Christ in all our business practices, from how we interact with customers, vendors, and team members to how we manage finances and conduct ourselves on-site. We strive to apply principles from the Bible in every aspect of our work.”
The Process
When a customer visits the office, a member of the skilled team conducts a face-to-face meeting to sketch out the modifications needed. After the initial rough sketch is created, Rick and his team assess the project to provide a price estimate and evaluate feasibility. Timelines for the project can vary from a few days to 3-4 months, depending on the extent of the modifications required. Delivery is a highlight of the business. The driver then calls as they leave the yard to inform the customer that the unit is en route. Once the unit is delivered, final adjustments are made to ensure it is operational and ready for use.

ARCHITECT:
Leslie Norton
NORTON DESIGN STUDIO
What is your architectural philosophy?
We aim to tailor spaces to fit each homeowner’s unique lifestyle. Valuing communication and understanding, we invest time in getting to know the clients personally to ensure their home functions according to their individual needs. For this particular project, we focused on cleaning the lines of the previous design and making it contemporary per request.
How did you create a balance between functionality and aesthetics?
The original design had awkward angles and obstructive doors, so the interior layout was adjusted, adding a bathroom to the front of the house, closing in an exterior patio off the kitchen for a walk-in pantry, gutting the bathrooms, and incorporating pocket doors to optimize the space. Becca Jones Interiors was instrumental in striking the perfect balance.
What challenges did you overcome?
The home’s direct river access placed it within a critical OCRM line, prohibiting construction there. Situated on a flood plain, the home required elevated livable space to meet code, rendering the bottom level uninhabitable. To maximize efficiency on the exterior, we collaborated with Zourzoukis Homes, as well as Tidal Creek Designs to rearrange the pool area and create a beautiful outdoor living space.
How does this home’s architecture interact with its natural surroundings?
The homeowners purchased the home for its location, which allowed for a creative redesign of the interior spaces. They worked together to explore several options for positioning the living room and kitchen, testing five layouts to optimize the view. Interestingly, the homeowner chose Leslie for this project because of the windows she used in a previous job. Since the original windows were too small and decaying, she enlarged them to better showcase the stunning river view.

BUILDER:
Steve Gyger
ARBOR BUILDING GROUP
What inspired you to become a builder?
Originally from upstate New York, I began working in construction at 16 and have been in the industry ever since. Learning from master tradesmen, I built my company’s foundation on these skills for over fifty years. I’m a social, outgoing person who enjoys working closely with clients, building lasting friendships and creating exceptional finished products.
Tell us about the renovation.
The first floor renovation was extensive, including expanding the galley kitchen entrance, removing a rear wall to seamlessly blend the living room with the all-season room for better natural light, and reconstructing the walls to create a rear office with views of the pool. A second floor was added with two bedrooms, each with its own full bath and a large common area. Throughout the home, we installed new hardwood flooring, millwork, Hardie plank siding, and mahogany doors, while also updating the front staircase and porch.
What were the homeowner’s goals?
The homeowners aimed to expand their space for their growing family and modernize the first floor with an open floor plan.
Did you face any challenges?
Before starting on the interior, we had to remove the existing structural roof system and then quickly frame and dry-in the entire second floor addition. With the interior exposed to the elements, it was crucial to cover the exposed areas securely each day until the new roof was installed. The project had a very aggressive timeline. Arbor Building Group met the target completion date by finalizing the project in just four months.
(above) The second-floor addition includes two custom-tiled bathrooms, one for each bedroom, plus a spacious media area.

STRIPED LEMON DESIGN
What makes this project unique?
This stunning condominium on Daniel Island features 12-foot ceilings with intricate trim work. Seizing the opportunity to make a bold statement, we decided to color drench the entire room including the ceiling, trim, doors, and built-ins in Benjamin Moore’s Breath of Fresh Air. Ironically, I was selected for this project to bring a fresh new design.
What challenges did you face?
With a small room that had no windows and three doors, we knew the design needed to be bright and impactful to prevent the space from feeling cramped or cluttered. While we usually rely on introducing color and pattern through fabric with window treatments, the absence of windows here led us to incorporate custom fabric pieces with the pillows and coffee table.
How did you incorporate the client’s personal style?
My client’s home beautifully reflects her style and personality, but she was unsure how to design the room off the foyer. The calm, sophisticated atmosphere and soft color palette with traditional and coastal accents made it easy to design her sitting room. Her desire for a fun space gave us the creative freedom to create a bold and inviting area.
Describe the furnishings and finishes.
We introduced a beautiful new navy blue grasscloth credenza to anchor the room, and added visual interest with lamps, accessories, and artwork. The coffee table cushion was custom made in white performance fabric with green welting, which adds versatility to use as a table or ottoman. Updating the built-ins with brushed brass pulls helped integrate the gold tones from the wallpaper. The rattan mirror adds texture, while the flanking sconces provide extra light.
For more information, call Striped Lemon Design at (860) 539-2473 or visit stripedlemondesign.com.

Conceal the Clutter
Custom cabinets in a vibrant shade feature interior inserts that offer these homeowners the ideal solution to optimize their kitchen space while maintaining the home’s stylish design.
The Setting:
This home in the heart of downtown Charleston has a beautiful interior design with stunning character features, but still lacked the storage space the homeowners needed. Like many homes located in downtown, the home is a beauty but was small in space. In order to maintain a polished look, proper storage solutions to keep the everyday clutter away were needed. The homeowners contacted Charleston Custom Cabinetry, a local cabinet company known for its exceptional custom craftsmanship.
The Problem:
Considering the kitchen is smaller than most, efficient storage for items and appliances was essential. They envisioned their new home to have an extremely functional kitchen with high-end features and finishes. The available storage space was narrow and compact and hard to utilize without upgrades. In addition to limited countertop space, the challenge was figuring out a design that would suit the organization requests of the homeowner and maintain a cohesive look throughout the home.
The Solution:
Written by Ashley Rowell | Photography by Ruta Smith
To meet the needs of the homeowners, Charleston Custom Cabinetry designed and installed new inset painted white oak cabinetry. Custom storage features include an appliance garage pantry with a microwave niche, a garbage pull-out drawer, a paneled ice machine and hidden storage for dishes, dry goods, and glassware. This style of cabinetry demands precise craftsmanship, which Charleston Custom Cabinetry executed effortlessly. Try to find the fridge; it’s expertly concealed! Each cabinet box has been maximized with interior inserts. Additional storage is available beneath the kitchen island, which made space for appliances and other items used less-frequently.

How do you ensure product longevity and reliability?
“We take pride in our commitment to quality by ‘overbuilding’ our projects, which means we go above and beyond to ensure durability and excellence. This dedication is reflected in our lifetime warranty. For instance, just recently, I personally repaired an issue with a shower we had installed 14 years ago at no additional cost to the customer. This level of service is a testament to our promise of enduring quality. While other businesses might not offer the same level of long-term support, we stand by our work and are committed to providing reliable and lasting service.

How are you different from other paint contractors?
“We often emphasize that our paint jobs are designed to last 15 to 20 years. We don’t simply show up and spray; we use sanders, brushes, and rollers to ensure a thorough and proper application. Each home receives an extra third coat to protect against UV damage, ensuring color retention and a consistent fade over time. For darker colors, we even apply four coats. The quality of our work is unmatched; as we apply additional layers, you’ll notice the color of the exterior of your home deepening and becoming more lively.

What services does Carolina Machine Finishing provide?
“We precoat building materials by running them through a conveyor belt machine that applies primer, paint, stain, or sealer to all six sides: top, bottom, edges, and both ends. This coating protects the materials from UV radiation and moisture degradation. For example, we process Hardie plank by feeding it into our machine. The plank moves linearly through the machine, where waterfalls of coating hit it from two directions on top. It then passes through a series of brushes and a roller that presses the coating deep into the pores. After exiting the machine with a beautiful coat, the material is air-dried. We can coat any type of material.

Project by Island House Real Estate
Throughout history, this property has served as a business space on the ground level and living quarters on the upper levels. Purchased in 2021 by Tricia Peterson of Island House Real Estate, a threeyear renovation took place to restore the home in ways that honor history but boast modern sensibility. “The whole interior was redesigned to make it functional for us. There were a lot of structural changes and repairs that needed to be made,” Tricia says.
“The rooms were small with low ceilings and slanted floors that weren’t supported properly. The kitchen was added to the original home at some point in previous renovations, where the primary suite is now housed. The new kitchen originally was a bedroom, so we opened that up to create the living and dining room,” she explains.
Working alongside architect Liz Baker of Translations Design, the extensive renovation completed the home with 3,490 square feet of living space, 4 bedrooms, and 4.5 baths.
Tricia’s favorite space is the upstairs living area because of the chandeliers and historic heart pine hardwoods. “Opening up the ceilings makes such a difference in the space and gives it a grand feel,” she says.
Tricia’s initial vision for the property was to design a bakery or flower shop. Like many other historic homes in the neighborhood, the property had lost its commercial zoning over time. Thankfully, the BAR approved her request to house the headquarters of Island House Real Estate. “There is a lot of due diligence that needs to be done when renovating a historic property, and luckily, having the connections we do as a luxury
broker was essential in getting this complicated project done,” she says.
The original kitchen was moved to the center of the second floor, creating an open concept with lofted living space and raised ceilings on the third floor. A lofted living space was built above the kitchen and upstairs. The renovation team maintained the attic collar ties for detail and kept the exposed rafters for a sense of history.
The new primary suite, formerly the kitchen, is wrapped in a bouquet of patterns by House of Hackney. Tricia shares, “I just loved it from the first time I saw it. We had many jokes about my husband’s acceptance of Hollyhock. I love a more monochromatic look, so it just seemed to make sense to be all floral.” We ran out of wallpaper at first, so we only had the walls done for a short

Nostalgic Luxury
Original doors, windows, and hardwood floors were carefully preserved, adding depth and personality to this historic renovation.

time, and while it would have still been great, doing the ceiling made it feel like a basket of happy flowers.”
Downstairs, two bathrooms, a kitchenette, a full bar, and an outdoor courtyard were built to host clients and business events for Island House Real Estate. The entire ground floor stands as a luxurious taste of real estate brokerage. Tricia describes her vision as “Great Gatsby meets a French cafe vibe. So many vintage details like the push button light switches and rim locks give it that old feel.”
In the meeting space, concrete walls, tile floors, and PVC trim were used as Tricia anticipated occasional flooding. “It was important for me to keep a nostalgic feel, so we repurposed the brick from the original fireplace to construct the new fireplace, exterior steps, and entryway floor. We kept the original hardwood flooring, interior doors, windows, and everything we could to maintain the character,” she says. ✴

A Storybook Setting
This philosophy is at the heart of one designer’s ethos, believing every item should have a story, imbuing a home with character and soul.
Design isn’t just about aesthetics; it’s about storytelling. For many, the objects that fill their homes are more than mere decor—memories, heirlooms, and treasures collected over time. Michelle Woolley Sauter’s home is a testament to this principle.
“I love collecting items I feel are beautiful,” she shares. “From pieces I’ve picked up while traveling to heirlooms handed down from family members and friends, everything in my home has a bit of a story.” Each object is a chapter in the greater narrative of the home, a tangible reminder of places visited and loved ones cherished.
This design approach extends beyond mere collection. It’s about creating a space where each piece feels intentional, where every corner whispers its tale. “When I look at something wonderful
I’ve collected, or someone has given me, I remember the story and the person fondly,” she reflects. This personal connection breathes life into her design philosophy, creating environments rich with history and warmth.
The designer’s style is a harmonious blend of coastal, traditional, and transitional influences. “I enjoy a classic take on coastal, traditional, transitional, and everything in between,” she explains. This eclectic mix allows for creativity and personalization, ensuring that no two projects are identical.
One of Michelle’s key strengths is designing storage and architectural solutions. From built-ins and bookcases to closets and dining areas, she knows how to increase storage beautifully. “Our kitchen and bath game is also on point,” she adds, highlighting their expertise in creating functional yet stunning spaces.

Michelle Woolley Sauter of One Coast Design
The finishing touch is always in the details. “The selection of gorgeous lighting solutions is always the cherry on top,” she says.
Creating unique spaces requires unique pieces, and this designer knows where to find them. “I utilize a vast array of tradesourced items and antiques,” she says. Michelle aims to ensure that her clients’ homes reflect their personalities and lifestyles rather than look like carbon copies of their neighbors’ interiors.
A cornerstone of the Once Coast Design ethos is reimagining and refurbishing existing pieces. “I love freshening up pieces I already have if the scale and style will work,” she explains. This approach not only breathes new life into beloved items but also adds a layer of sustainability to their practice.
This approach is respectful and innovative when renovating historic homes. “When we first bought our historic home, we knew she ‘had issues’ going in,” she recalls. The process began with necessary structural work before moving on to the more visible
updates. Michelle adds, “Thoughtful updates should be in keeping with the origins of the period associated with the home.” She and her team strive to make these homes livable while maintaining their historical integrity. “Not many clients want a ‘Night at the Museum’ look and feel for a historic home renovation,” she says.
Historic homes have challenges and quirks, which are embraced rather than erased. “Because historic homes have ‘lovely quirks,’ the idea is to embrace them,” she explains. These unique features tell more of the house’s story and showcase its historical pedigree.
One common constraint in such homes is space. “Historic homes have lots of rooms,” she notes. She focuses on proper lighting and paint choices to maximize these spaces, ensuring each room feels spacious and cohesive.
As an artist and designer, Michelle has a keen eye for color and scale. This expertise is invaluable when selecting pieces and deciding on color schemes. “Color is tricky,” she admits. Making sure the palette

and the scale of the items within the spaces coordinate well is an art form.”
Natural light and an understanding of undertones play crucial roles in her decisions. “The amount of available natural light and an understanding of undertones are key when choosing paint and fabric,” she says. This meticulous attention to detail ensures that every element works harmoniously.
The ultimate goal is to create a beautiful and functional home. “We love living in a historic home, and it’s quite up-todate,” she says. The home blends periodappropriate furnishings and modern comfort, achieving a “jewel box” effect.
She also strives to bring this balance to One Coast Designs’ client projects. “The design has to be right for their home and right for them,” she emphasizes. This personalized approach transforms houses into homes filled with beauty, comfort, and stories waiting to be told. ✴

The Art of Home Building
A custom home was designed and constructed for these Lowcountry artists who wanted unique living spaces that would last a lifetime.
Art manifests in various forms like music, sculpture, paintings, and photography.
Debb Rugg Warren, inspired by the colors of Charleston’s local landscape, passionately expresses herself through painting. Despite differing professions, she shares a common bond with custom builder duo, April and Allen Coleman who also have a love for artistic expression. While Debb’s medium is painting, the Coleman’s express their art through the craft of custom home building.
“For nearly 18 years, we’ve called Hibben in Mount Pleasant our home, having moved into our sixth home within the neighborhood. Over time, we’ve constructed approximately 70% of the custom homes here, and it’s a
privilege that our friends and neighbors entrust us with their home-building projects,” April proudly expresses, adding, “Many of them return to us for future projects, which is immensely gratifying. Witnessing their happiness as they settle into their homes in a shared neighborhood with their families is the icing on the cake to the building journey for us.”
As long-time friends, homeowners Debb and Lonnie Warren knew just who to contact when they decided to permanently plant their roots in Mount Pleasant. With longevity and livability in mind for their forever home, Coleman Builders and architect Phil Clarke crafted a space that would support the Warrens as they age in place.
This 3,750 square foot custom home boasts 4 bedrooms and 4.5 bathrooms.
It showcases an open floor plan with a first-floor primary suite, an art studio dedicated to Debb, a bourbon room, a built-in bar, and a spacious scullery that connects to an outdoor grilling area. Coleman Builders designed a generous outdoor screened porch to facilitate seamless indoor-outdoor living, opening up to the pool area built by Royal Oasis Pools.
“We guided [the Warrens] through every step of the building process from beginning to end. They desired a blend of classic style infused with their personal touch. We brought their vision to a reality with our unique expertise and now we’re neighbors,” explains Allen.

Hardware and fittings were chosen and strategically placed to improve with age. Hanalei pendants by Visual Comfort Co. accentuate the space, complementing the custom countertops installed by MVP Granite and Marble.
In the dining room, April and the homeowner opted to unify the color on the walls, ceiling, and trim: matte black. This bold choice creates a striking contrast with the adjacent kitchen, enhancing the home’s character. Beautiful windows by Andersen Windows and Doors frame the home while a sliding glass door seamlessly connects the dining area to the outdoor patio, encouraging indoor-outdoor living.
This home celebrates art and innovation, designed for lifelong usability. “This was the couple’s first time venturing into custom home building, and we thoroughly enjoyed every step of the process,” says April. ✴

Age in Place
Unlock a new level of home functionality and accessibility for the entire family with the aesthetic pneumatic vacuum elevator.
Formerly Port City Elevator Charleston, this local commercialgrade elevator contractor specializes in residential installations in the Southeast. We sat down with Chief Operating Officer Carter Johnson to discuss how Professional Lift Solutions can help Charleston homeowners age in place.
Whether you have recently began experiencing new physical limitations or look forward to simply making the trip upstairs more comfortable and accessible, this elevator unlocks a new level of function and accessibility for the entire family. “We see many beautiful new and existing custom homes with beautiful staircases and unique entryways, but the functional ability of these forms of egress loses its appeal as function takes priority over looks during older age. In addition to physical limitation, macroeconomic limitations are a growing demand booster for this product. Especially looking at the housing market in booming areas such as Charleston in recent years, remaining in a large equity position with a low fixed interest rate is a top priority for many homeowners who purchased over the
last few years. By keeping your current home and installing an attractive elevator, you can enhance its value and regain functionality, rather than spending the same amount on closing costs to sell a home you love simply because stairs are becoming difficult. From our perspective, the choice is clear,” Carter says.
Helping homeowners age in place is the premise behind Professional Lift Solutions. The most common customer profile is one looking to remodel their home or retrofit a project for an in-home elevator. “We have taken the approach of finding products and bringing all services in-house. Nobody likes the hassle of a home renovation because the list can go on with all the different contractors. We pull the permits and have in-house electricians and general contractors. We order the elevator, install it, and maintain it with a maintenance contract to ensure your elevator stays running and stays clean for years to come,” Carter says.
He recommends the Pneumatic Vacuum Elevator brand for all applications because of its versatility and customization. Through

As the world’s top dealer of the PVE product, “No one sells and installs more of this product than we do at PLS. Because we are the top dealer, we have significant flexibility and a strengthened partnership with the manufacturer to fit any client’s timeline, custom application, and custom finishes,” Carter states.
Pneumatic Elevators simply rest on the existing ground floor, offering more installation flexibility while optimizing home space. With their minimal footprint, modern design, and revolutionary technology, these eco-friendly elevators go where other home elevators cannot. A versatile solution that fits into even the tightest of spaces, all three Pneumatic Elevator models are self-supporting with minimal pre-construction requirements, allowing a faster and more flexible installation.
Convenient, sleek, and highly customizable for different needs, these advanced, air-driven systems are available in three variations for a single passenger, two passengers, and wheelchair access. A plug-andplay system requiring a 220-volt power supply, these eco-friendly elevators utilize very few moving parts during operation and have minimal maintenance requirements with no harmful oils, gases, or lubricants used for operation.
The unique circular design of these panoramic elevators offers 360-degree visibility while traveling up or down. Minimal energy consumption is utilized during ascent, and gravity is used for descent, ensuring that pneumatic elevators have a nominal impact on your annual electrical usage. Geometric Abstraction
Homeowners with a penchant for urban art and modern design called on this local interior designer for her edgy yet practical approach to everyday interiors.
This striking home on Daniel Island exemplifies the bold blend of urban art and modern design. Built by SHELTER Custom-Built Living and designed by architect Daniel Beck, these Boston homeowners sought a distinct interior aesthetic, leading them to collaborate with Mary Welch Fox Stasik of Mary Welch Fox Design. The partnership was sparked by a recommendation from the builder, Jenny Butler, and proved to be a match made in design heaven.
Mary Welch, known for her edgy yet practical design sensibilities, immediately connected with the homeowners’ vision. “They wanted their home to be different—something modern and urban that still embraced
the coastal setting,” she explains. The shared love for modern art and refined furniture became the project’s foundation, starting with the homeowners’ cherished Tufty Time sofas by B&B Italia. The design unfolded from there, incorporating urbanized art with dynamic spray paint elements for movement.
The interiors reflect a deft balance of contrast and cohesion, with geometric patterns and clean lines playing against plush textures and organic forms. “There’s a lot of juxtaposition in this design,” Mary Welch notes. “Take the oversized sofa, for example; we paired it with smaller chairs upholstered in subtle patterns to play with the sense of space without overcrowding the room,” she adds. The
result is a home that feels expansive and intimate, with each piece carefully chosen to create a harmonious environment.
Modern, edgy, yet comfortable, the home’s design challenges the stereotype of modernism being cold and uninviting. Mary Welch’s team is adept at infusing warmth and coziness into their contemporary creations. “Most of my clients want a more modern design, but they still want to live comfortably,” she says. Her approach involves creating various seating areas that invite relaxation and conversation, ensuring that every room is as functional as stylish.

add a touch of luxury and privacy. The hallway features a refined plaster finish that complements the home’s artistic elements. The laundry room, often overlooked, comes alive with vibrant wallpaper that echoes the home’s playful spirit.
The children’s rooms are another showcase of this team’s design ability. One standout is the teenager’s room, featuring a striking wave wall and a palette of reds and blacks, perfectly capturing a “cool” yet sophisticated vibe. “You don’t want to overdo it for a teenage boy. They need it to look and feel cool,” she explains, underscoring her sensitivity to the nuances of designing for different age groups.
The entire home celebrates local talent and artistry. “We use our vendors and local artists to fill the homes,” she says. Incorporating these pieces supports the community and infuses the space with a unique, personal touch. The homeowners’ existing collection of rugs and artwork was thoughtfully
integrated into the new design, proving that a fresh look doesn’t always require all-new furnishings.
Reflecting on the project, Mary Welch finds it hard to choose a favorite space, adding, “It all flows together so well. It’s hard to pick one space. The entire house is my favorite.” The home’s design offers multiple sight lines from the kitchen, creating a dynamic and engaging visual experience that ties the different spaces together.
This resulting project is a bold testament to the transformative power of thoughtful design, where geometric abstraction meets the warmth of a lived-in home. Its modern, urban edge softened by cozy touches is a perfect example of how a home can be both an artful expression and a comfortable haven when led by a daring designer. ✴

Remodel Rooted in Relationships
Rooted in a deep understanding of their clients’ needs, this remodel seamlessly blends innovation with thoughtful design to enhance both functionality and timeless charm.
The project began with an extensive property search, guided by Adam and Ben Copenhaver, co-founders of CopeGrand Homes, who partnered closely with their clients in the quest to find the perfect home in Charleston. Alongside their clients’ realtor, Shayne Matthews of The Litchfield Company, they meticulously evaluated numerous waterfront properties, considering factors such as size, low maintenance, value, livability, and potential repair or update needs. It wasn’t until they discovered this particular property that they felt it truly had the potential to become the ideal home.
“We purchased our home sight unseen, relying solely on a video walkthrough and assessment from Ben and Adam. CopeGrand Homes’ level of detail and their study of the home in due diligence resulted in us making it our forever home. The time and effort they put into guiding us through the pre-construction process and executing the renovation were nothing short of
exceptional,” says homeowners Bud and Sharon.
CopeGrand Homes has been known for its grand experience, being voted Best Custom Builder five years in a row. Certainly, in this case again their comprehensive level of involvement from the very beginning allowed CopeGrand Homes to guide the project with a deep understanding of the clients’ needs, ensuring that the remodel would not only meet but exceed the homeowners’ expectations.
Rooted in a 30-year history of traditional design, the subsequent remodel embraced a fresh, modern approach centered on lifestyle-focused living. CopeGrand Homes assembled the project team for this renovation to include architect Colin Cope and interior designer Rachel Ohly. in the industry for their collaborative effort, it was certainly essential in reimagining the renovation for Bud and Sharon’s home as they modernized the structure but preserved its timeless charm.
At CopeGrand Homes, they believe that each home is a direct reflection of their clients’ personalities and is meant to serve their unique needs and lifestyles. “We place an unusually strong emphasis on relationships—and that connection generally resonates and can be found in the details and quality of each of our projects. Recognizing that each home is a unique reflection of its owner’s personality and lifestyle, we take a creative approach to design, incorporating elements of quality, convenience, and thoughtfulness that truly transform the living experience in every renovation and new build,” says Adam.
“It’s remarkable the joy that comes from the desire and thoughtfulness to care for others,” Adam reflects. “In this case, the original idea was to incorporate an elevator for Sam, the family dog. The extra joy ended up coming from a reimagined floor plan that not only included Sam’s elevator but also transformed the home with modern open-concept living and design elements that allow natural light to flow seamlessly through the rooms.” Additionally, incorporating ‘peek-a-boo’ moments, such as the hidden scullery or
the thoughtfully designed art niche at the top of the stairs, designed by homeowner Sharon, was critical to the design.
The dining area, once separate and isolated, was reimagined to become an integral part of the new living space.
“Although many are rethinking the traditional dining space, the homeowners wanted to embrace it, and we didn’t want to stray from the home’s classic roots, recognizing that the dining room would remain a cherished space for family gatherings and holidays,” Adam explains. While not entirely designed as an open concept, the new dining space maintains a deft balance of community and privacy to celebrate the traditional dining experience.
“Each room—although adjacent—stands alone with unique characteristics, from high design to carefully selected features and colors,” he adds.
To honor the home’s original character, the design team’s approach extended to preserving and enhancing its traditional elements. Subtle yet impactful details, such as trim and art niches, were meticulously crafted to play up the wall thickness and blend seamlessly with the existing architecture, creating a sense of timelessness. The team elected to keep the existing arched and cased openings around the front entry and ensconced a complimentary arch into the entrance
of the scullery. “The subtle touches and reconnections with timeless details, not necessarily large moments, but little ones can be resonant. We take these little ideas, inspiration, and we sketch them with the team on whatever medium is available, provide them to the trim folks, and we smile when they light up and shake their head yes ,” Adam shares.
“We’re honored and thrilled to have been able to be a part of this project with Bud and Sharon, and we’re incredibly grateful for our talented and professional team, who expertly manage the entire process. The credit goes to the Architectural and Design team as well. It’s not just one person, or one feature but a collection of passion and creative ideas that have transformed this house into a forever home.
Bud and Sharron, the homeowners, share their satisfaction, saying, “We use a different superlative every time we are asked about CopeGrand Homes’ work— fantastic, amazing, and outstanding are just a few. The results are so breathtaking that we’re blown away every time we return.” ✴

Stained in Style
A local flooring installer worked alongside these interior designers to achieve modern aesthetics while maintaining historic character.
In 1913, 50 Murray Street was the first home built on the waterfront. Located in historic Charleston’s Charlestown neighborhood and known as the Bissell Jenkins House, this 7-bed, 8-bath, 9,415 square-foot property has only seen a handful of renovations, with its first recorded updates made in the 1980s and a complete gut of the interior between the years 2012 and 2014.
The home’s newest owners were eager to inject modern character into the space and elected to remove the marble tiles in the grand entrance hall. Interior designers Gabrielle Radwanski of CHD Interiors and Caroline Pender of GCP Interiors recommended
Fred Stone of Elegant Flooring to help with demolition, installation, and staining once Joel Krueger of Krueger Construction leveled the home’s foundation.
In its place, white oak hardwoods installed by Elegant Flooring in a herringbone pattern were stained a bold blue/black shade. This decision alone elevates the look of this historic home with a modern edge. “Fred works well with design teams. He knows when to advise or follow our lead,” Gabrielle says.
When the new owners bought the home, they wanted to begin a renovation before moving in immediately. Fred was involved early on in the foyer’s tile

demolition. “These are their thoughts; we just help people implement them,” Fred says. He recommended what stain would best suit what wood species.
“We’ve known Fred for a long time, so we knew we would call on him for our flooring. The original plan was to keep everything brown, but as the process continued, the designers asked themselves, “What if we played around with a stain?”
To find the right stain, the designers taped off parts of the flooring to see what would work, and Fred’s color expert matched their favorite selections. The resulting stain emphasizes the wood grain, just one example of this highly intentional design.
For visual harmony, the original 8-inch pine hardwoods were also stained with an 80/20 blue-black pigment. Because the main floor includes two different hardwood species, the staining application must be done by a color expert who can match the two shades despite being different materials. “We have pine in other rooms, but oak is in the middle of the foyer.
The 4-inch is also very different from the 9-inch. We were still able to make that look consistent,” Fred says, sharing how his team works with small, custom manufacturers to source specific products for each job. “You have to match the wood with these historic repairs. You can’t use any old wood. We match our materials’ size, shape, species, and texture for a uniform look,” Fred says.
The designers add, “We come to him with our design dreams, but he has the knowledge to intervene when something doesn’t work as we imagine.” The result is a moody blue hue emphasizing the natural wood grain of the new and historic hardwoods. ✴

For this award-winning painting company, giving back to the community that has provided so many project opportunities was a natural decision. Restoring this historic Summerville Farmhouse to its original beauty was both a privilege and a blessing.
In the 1830’s, the current Farmhouse aka Club House at The Ponds in Summerville, was built as the third home of John Christopher Gottfried Schulz a German Protestant coming to join brethren already settled here. This lot of land along with the Farmhouse residing on it was passed onto James S. Simons, who worked the land as a corn, cotton and sweet potato farm, raising cattle in the 1950s. The property later became the main center for amenities in the residential neighborhood, The Ponds.
Old Charleston Painting Company earned its reputation as the mostawarded painting company in Charleston through hard work and excellence. Their experience with projects in The Ponds community and their certification to
handle lead-based materials made them the top choice to restore this historically significant home.
“This project was a true labor of love. It was important to give the community something that they deserve and will be able to enjoy for many years to come,” expresses Bethanny King of Old Charleston Painting Company. The residential and commercial painting company dedicated two months to restoring this beautiful property, returning it to its elegant Southern style.
Given the building’s age, Old Charleston Painting Company anticipated the need to test for lead, and fortunately, the results came back negative. However, they proceeded with the same caution as if the test had been positive, recognizing

the serious risks associated with lead exposure. This approach prioritized the safety of both the community and the professional painters.
“This project really weathered the storm,” Bradford explains. “We faced some challenges due to Charleston’s climate.” The team strategically postponed the project until after pollen season, but they still faced rain delays, extreme temperatures, and high humidity. Despite these obstacles, Old Charleston Painting Company’s dedicated professionals persevered and restored the home to its true beauty.
Before beginning to paint, the team thoroughly secured the building, including windows, doors, and entry points, as well as the surrounding grounds, in compliance with EPA guidelines. They cleaned the Farmhouse, revealing the deterioration of the existing paint and the poor condition of the wood. Wearing Tyvek suits, Old Charleston Painting Company then removed the old paint using a HEPA vacuum system to capture dust and debris from sanding. They also removed all rotten wood and addressed any potentially compromised wood.
The color consultant at Old Charleston Painting Company collaborated with community members at The Ponds to create a custom palette. They used colors from the Old Charleston palette which was modified from the Historic Colors of Charleston palette by Sherwin-Williams and tweaked to ensure longevity of the color formulations. After the color selection process, these paint professionals painted the entire building, restoring its beauty. The shutters were carefully removed from the exterior, then sanded, repaired, and painted offsite at the spray shop. Once fully cured, the team transported and reinstalled them on the Farmhouse.
“The Ponds Community is beyond excited to have such an important part of history, their history, restored respectfully back to its original colors,” explains Bradford King owner of Old Charleston Painting Company. This project exemplifies Old Charleston Painting Company’s commitment to safety and detail, as well as their dedication to giving back and supporting the community that has supported them. ✴

Breath of Fresh Air
The home’s modern, artistic character was fully realized with help from a local architect who redesigned the entire house, and added a second floor.
Once stood a dark, segmented home filled with beautiful art and a charming backyard garden disconnected from the house. The home originally suffered from limited views of the backyard with nearly no direct access to the exterior. With issues like a leaky owner’s suite, outdated bathrooms with limited storage, cramped flow, and little opportunity for expansion, this home created a unique challenge for the team of architects and designers at Joy Architecture + Interior Design.
Allison Landers, the designer at Joy Architecture + Interior Design, previously completed a renovation for this client at the start of her career, working for another architect. Because of their positive experience
with Allison, the client chose to collaborate with her current firm.
“We are a woman-owned architecture firm with capabilities to provide full architectural and interior design services,” states Joy Martin founder and principal architect of Joy Architecture + Interior Design.
Joy and her team worked with the existing footprint of the home, expanding the first floor with a small addition to the back of the house and adding a full second story. Their primary goal was to design a modern, functional open floor plan that maximized natural light, optimized the home’s flow, showcased the home’s artwork, and enhanced indoor-outdoor living. A better connection to the backyard was a specific request for the client considering her furry friends.

Step It Up
The staircase, with its striking steel and glass railing and white oak treads, masterfully bridges the home’s two levels.
The home’s original structure was segmented, creating closed off spaces. On the first floor, Joy and Allison omitted two bedrooms and repurposed one as a mudroom and full bath, and converted the other into a living space. Prior to construction, the living room was tucked away from the kitchen and dining space, leaving the space to feel dark and isolated. The relocation of this living space seamlessly connects the kitchen and dining room, allowing harmony to fill the space. Four panels of sliding glass were added to the back side of the living room to welcome in natural light.
Drawing on the use of daylight and infusing each room with modern design elements, Joy and her team worked to create a welcoming home layout filled with beloved artwork. “The color accents, natural wood details, and custom tile work come together to transform this house into a contemporary sanctuary,” Joy highlights.
At ground level, a rear entrance was added to provide the homeowner easy access to the mudroom and full bathroom, simplifying dog clean-ups. These areas feature custom-built
furnishings, playful light fixtures, and cheerful wallpaper.
The striking staircase, featuring an integrated steel and glass railing structure with white oak trends, immediately captures attention upon entering the home through the front door. This design element establishes a seamless flow between the home’s levels. Working closely with WB Builders, Joy’s team removed the original half-story and replaced it with a full second story.
The new second level includes two guest rooms, a full bath in the hallway, and a spa-like owner’s suite. “This is the most luxurious, relaxing bathroom. Utter perfection,” the homeowner praises. The primary bathroom boasts a soaking tub, custom mosaic tile, bespoke cabinetry, a white marble shower, and adjustable lighting. The homeowner’s focus on functionality led to the integrated custom storage throughout. Allison also took the opportunity to incorporate natural wood details inspired by midcentury furniture design.
Throughout the home, this architecture team thoughtfully illuminated circulation spaces to highlight the
homeowners’ extensive artwork collection, using custom furnishings and accent lighting by Visual Comfort Co. and Lynn Peterson Design. The lighting design includes an integrated smart lighting system with elegant brass and gold backplates and pre-set moods for each room. Given the home’s focus on displaying art the designers chose a cluster of vibrant glass “melt” pendants by Tom Dixon for the upper level of the staircase. This design element adds dynamic light and color, enhancing the view from the entry foyer and highlighting the new windows.
Joy Martin and her architecture firm were actively involved from the initial schematics to the construction oversight. Her team meticulously handled all drawings and construction details, as well as selecting interior fixtures and finishes throughout the process. This project breathed new life into this space for the homeowners to enjoy for years to come. ✴

Modern Masterpiece
This Mount Pleasant home underwent an extensive renovation where the interior layout was completely changed by the builder. The new layout promises the homeowner years of enjoyment.
When the homeowner purchased this Mount Pleasant home twenty years ago, the home sold for a great price. Today, homes in this neighborhood demand significantly higher prices. Although the homeowner was pleased to be in a booming area, he wanted to update his outdated floor plan.
Referred by the home’s architect Kevin Hoertdoerfer, Diament Building Corp. conducted a cost analysis and found that renovating the existing home would be more cost-effective than starting from scratch, building a custom home. The renovation of the Mount Pleasant home began promptly and was completed roughly a year later.
Evan Diament, owner and lead builder of Diament Building Corp, explains, “The home had good bones and is located in a great area, but it needed renovations.” The homeowner had always envisioned more for the spaces in the house, and through this renovation, those dreams were brought to life.
The architect completed the initial renderings, which included a third floor addition. Evan assessed the costs and found them to be over budget. He collaborated closely with both the architect and the homeowner to value-engineer a new set of plans, which eliminated the third floor option. The team completely stripped the interior and reconfigured the first and
second floor plans, removing the second floor’s flooring system in the process.
The open-concept of this home required a substantial amount of steel beams and columns, which had to be accounted for in the budget. Fifty thousand dollars was spent on steel alone. Considerable time was spent planning the structural logistics. “This is the type of project I’m known for,” says Evan, adding, “This renovation required a specific skill set.”

installed slow-closing dark white oak stained cabinetry, giving the space a more masculine edge. The kitchen boasts Wolf and Sub Zero appliances, beautifully paired with the Tower One Fridge. With a touch of a remote, the homeowner can adjust the ambiance, thanks to motorized shades by Best Buy Blinds, Inc. Striking light fixtures hang above the island, adding character. A banquette tucked in the corner provides additional seating and a casual dining option.
The dining room flows effortlessly into the living area and kitchen with a robust design by Amy Trowman of Amy Trowman Designs. The ceiling features white oak, juxtaposing the stark white walls. A modern electric fireplace with slate wall detailing beckons the homeowner to relax and enjoy the warmth and view. Evan and his team introduced natural light into the space with a large 16foot opening that connects to the outdoor living space.
On the second floor, the custom home builder raised the floors by six inches to give the first-floor ceiling more height. As a result, the windows on the second floor sit a bit lower since they kept the original placement. The homeowner’s son enjoys a spacious living area
and a kitchenette with paneled appliances and a stovetop. A barn-style shiplap door, locally sourced, cleverly hides the bedroom while complementing the modern design. The bathroom boasts large-format tiles in a bold color and a curbless shower.
The master bedroom showcases a striking shiplap ceiling and 7.5-inch white oak floors with a natural finish. Evan crafted custom built-ins with a slow-to-close finish. Dual walk-in closets enhance the master bath, along with a luxurious shower featuring large-format tiles and a sleek, curbless design. The shower fixtures come in a sophisticated gunmetal finish.
Diament Building Corp. gave the exterior a dramatic makeover as well. They painted the brick white, added a new front porch, and completely revamped the landscape. A drainage system was installed alongside the new hardscape and landscaping. The team also redid the deck around the pool and restored the existing IPE wood. ✴

Suite Bathroom Makeover
These remodeling experts created a spa-like bathroom in this Lowcountry home.
Many people want a luxurious bathroom but lack the budget and time for a contractor to come in and disrupt their daily lives. Bath Tune-Up handles bathroom renovations from start to finish, staying within a timeline and budget and leaving homeowners with a new favorite room in their house. These bath experts establish expectations early, leading with transparency about costs and schedules. Dan Ziner of Bath TuneUp states, “Expect minimal disruption to your daily life during the project.”
The homeowner has been an admirer of Bath Tune-Up’s work since they completed their guest bathroom in a timely manner with playful finishes. It only made sense to allow these bath experts, who solely complete bathroom renovations, another opportunity to showcase their work. When the
homeowner requested an update from a basic builder-grade style to a more spacious design with upgraded plumbing fixtures, these bathroom specialists knew they had an opportunity to get creative with the design. Dan explains, “The homeowner wanted the bathroom to exude luxury and create an organic, spa-like ambiance.”
For this complete master bath remodel, Bath Tune-Up installed heated tile flooring to enhance comfort and ensure the homeowners felt pampered in their own bathroom. To create a seamless transition, they extended the tile flooring into the closet and replaced the door with a pocket door, which increased the space available for use.

The Krugg lighted mirrors add a touch of elegance, complementing the artisanal glass sinks that rest seamlessly on the countertop. Hinkley sconces and the lighted mirrors together provide formal symmetry and exude a relaxed luxurious appearance.
The usage of unique tile creates an opulent setting in the standin shower. This shower features a rain head shower, a niche, and penny-round tile flooring. Without sacrificing the space in the actual shower, Bath Tune-Up installed a free-standing tub and carried the shower tile to punctuate the end of the space. “No detail was left out,” Dan states proudly.
With the assistance of the homeowner, Bath Tune-Up’s skilled team of experts undertook a remarkable transformation of the master bathroom within a span of just four weeks. They reimagined the space using a new, vibrant color palette while maintaining the original layout of the room. Through a carefully curated selection of fixtures and tile, the team successfully achieved the homeowner’s vision of evoking the serene beauty of the ocean in the primary bath. ✴

History In The Making
Being involved in the historic renovation of The Post Exchange was a significant achievement for this local interior designer.
Initially constructed in 1906 as a Recreation Hall for soldiers stationed at Fort Moultrie, this Sullivan’s Island gem has been transformed into a dream home through a meticulous multimilliondollar renovation. This renovation seamlessly blends its historic past with modern comforts, making the home accessible.
With the guidance of Leila Muller owner and lead designer of Poppy + Shae Design Co., this home exudes coastal elegance. Leila’s journey to this project began with a twenty-six-year corporate career before she ventured into interior design. She’s been wearing an investor hat for decades, flipping multiple properties, which fueled her desire to design.
In October of last year, Leila launched Poppy + Shae Design Co., drawing inspiration for its name from her two daughters.
The portico features porcelain flooring, a haint blue ceiling, custom mahogany double doors flanked by copper lanterns with a large-scale lantern anchoring the space; all by Lowcountry Lighting Studio. Leila remembers being awestruck by the tile flooring. The harlequin pattern, outlined with tiny soldier subway tiles, left a lasting impression.
The kitchen is a cook’s dream, combining functionality with elegance. A massive island with Dolomite countertops, seven seats, built-in appliances, and multiple refrigerators
is at its heart. Striking white marble countertops wrap the kitchen’s perimeter, complemented by a custom hood vent. Leila explains why she chose a backsplash with gold inlay, “I had always wanted to use this tile in one of my designs, and this kitchen seemed like the perfect place.” Generous drawer space and custom cabinetry from Mount Pleasant Kitchen and Bath further enhance the space.
Blending seamlessly into the living area is a fireplace adorned with marble herringbone tile, a fluted oak surround, and built-ins, topped with a luminous chandelier that adds luxury.

warm maple wood shelving, quartzite countertops, a bar sink, a mini refrigerator, and charming preserved exposed brick.
Having the autonomy to make most of the design decisions, Leila incorporated her love for curvatures. In the downstairs bedrooms, the windows are rounded, so she installed fluted window seals to complement them. The entryway to many rooms is framed in a curve. More curves can be found in the mirrors, stair railing, bookcases, and other places in the home.
On the opposite end of the kitchen resides the primary bedroom, featuring a walk-in custom closet with two seating areas and a stone island. The adjoining primary bath boasts twelve-foot ceilings, a blue tile backsplash, a massive natural stone vanity with backlit mirrors, fluted cabinets, and a burlap glass-front cabinet. The freestanding bathtub and expansive walk-in shower with large porcelain tiles promise ultimate relaxation.
Leila’s vision for this grand project was to merge luxury and sophistication while
paying homage to the home’s historic charm. She showcased the exposed brick that reveals the original foundation along with the original tin ceilings in the gymnasium, details she was determined to highlight rather than hide.
The same dedication applied to the exterior; the foundation needed to remain intact to comply with the town of Sullivan’s Island Design Review Board’s regulations. Driven by her belief that the home’s exterior deserved shutters, Leila scoured archives to find a historical photo of the Post Exchange with shutters, securing the board’s approval. Her determination is evident in the home’s elegant Bahama and Colonial shutters.
Steadfast in her faith, Leila has big plans for the future of Poppy + Shae Design Co. “The world is my oyster, and I am just thankful for the opportunity to put my stamp on such a historic place on Sullivan’s Island,” Leila proudly states. ✴

and price them with the ability to make upgrades to find the right fit for each project scope,” he shares.
Regarding custom home building materials, Jack recommends homeowners “Pay attention to the house’s interior. Don’t go light on it, whether that be your trim or windows and doors. It truly makes a house stand out.” This home boasts significant custom interior trim detail by Ragland Homes and custom brickwork on the exterior. In addition to the sleek look of JELD-WEN’s black-cased windows and Therma-Tru Mahogany front door, these material details made all the difference in achieving the homeowner’s desired result for a beautiful but sturdy home.
Provided by 84 Lumber, Therma-Tru exterior doors offer a wood look with excellent durability and energy efficiency. Resistant to denting, cracking, and warping, the homeowners selected these doors for longevity. Decorative glass inserts, sidelights, and transoms can also be added to enhance curb appeal and allow natural light into the home. Many ThermaTru models include reinforced lock areas and advanced security features for enhanced protection.
For the home’s siding, HardiePlank is a reliable and attractive option for homeowners looking to enhance their curb appeal with a product that offers both beauty and resilience. It’s an excellent exterior siding option for Charleston’s hot and humid climate, as it can withstand harsh weather conditions like heavy rain, strong winds, and extreme temperatures. It’s also non-combustible for added protection against fire.
Jack adds, “Most homes in Charleston are HardiePlank rather than brick. We recommend this product because it carries a 50-year warranty. As a fiber cement product, HardiePlank does not rot and holds paint for fifteen-plus years.” These homeowners opted for a bright white shade for a classic farmstyle aesthetic with ultimate durability and efficiency thanks to the material selection from 84 Lumber and their custom Ragland Home. ✴

A Warm Welcome
This newly installed, contemporary, modern Isokern fireplace greets guests with an enduring embrace in this custom-built Kiawah Island home.
Since ancient times, a fireplace has been a cherished addition to any home. It evokes romance, provides warmth, and adds a welcoming spirit to the space. Before construction began on his custom home, this Kiawah Island homeowner was sure he wanted the fireplace to be the centerpiece of his living room.
Knight Residential Group, the builder of this home, recommended WilliamSmith Fireplaces to the homeowner, due to their extensive collaboration on numerous projects.
“Usually, communication flows through the builder rather than directly to the subcontractor. However, Tony Smith and his team
at WilliamSmith Fireplaces were so responsive and pleasant to work with that, by the end of the project, I found myself calling Tony directly,” explains the homeowner.
Tony always starts by reviewing the architectural plans of the home. This allows him to understand the surroundings and overhead space of the potential fireplace location. Knowing this helps these fireplace experts determine if the structure will obstruct the chimney pipe, how many elbows are needed, and the amount of pipe required for the chimney.
A fixture from Restoration Hardware inspired this fireplace design. Knowing the homeowner wanted an

industrial look, WilliamSmith Fireplaces offered various metal samples to help him choose the paneling for the fireplace. The homeowner also requested a small shelf beneath the fireplace for décor. Stoll, a South Carolina based metal fabrication specialist, manufactured the panels and shelf.
The panels feature a hot roll natural finish, an intentionally distressed finish that highlights the variations in the metal. “Stoll is great to work with. One of the panels had a disfigurement, and they replaced it quickly, allowing the project timeline to remain the same,” says Tony.
This Isokern fireplace showcases an industrial contemporary style with its hot roll natural finish, accented by rivets and decorative banding on the panels. WilliamSmith Fireplaces installed a Rasmussen burner, which includes a Valve Vanisher that hides all controls beneath it. Additionally, the fireplace features a black firebrick interior in a herringbone pattern, which adds interest to the graphic texture and overall design.
The fireplace showcases fireballs in varying sizes, contributing to its modern design. The homeowner says, “I appreciate the irregular geometry of the fireballs; I didn’t want it to resemble a row of cannonballs. The varied sizes give it a contemporary edge with a more graphic feel.” Lava rock at the base conceals the burner while adding a decorative element.
Despite its impressive design, the fireplace presented challenges due to its weight of 2,400 pounds. Tony worked closely with the builder to ensure the home had adequate structural support to bear the weight of it. This highlights the importance of involving a subcontractor early in the project. The fireplace’s construction began in the early stages of building the home, even before the drywall was installed.
“I am delighted with the outcome of this project,” says Tony. “There are always challenges during the construction process, but I trust my team’s ability to work with the homeowner to address these issues and implement improvements.” ✴

This outdoor space in Mount Pleasant underwent a harmonious transformation, featuring a refurbished deck made with weather-resistant materials and the addition of a new paved walkway.
Adeck expands your indoor living space and sets the stage for outdoor enjoyment. Designed to fit seating, tables, and other outdoor furniture, it serves as a versatile outdoor living space. In this Lowcountry home, accordian folding doors from the living room open to a newly added outdoor addition that blends easily into the original structure.

The outdated structure was further upgraded with the addition of a vinyl railing which features a distinctive spider design, for character.
The area beneath the deck has been cleverly concealed with a decorative screen for enhanced privacy with side entrance. To improve this space even more, these outdoor experts replaced the old patio access doors with folding panoramic doors, which invites the enjoyment of outdoor activities into everyday life.

Throughout a three-year restoration, the dedicated team worked passionately to preserve Tidalholm’s rich heritage while crafting a design to ensure its grace and grandeur for future generations.

The film “ The Big Chill ” premiered in 1983 and quickly became a cult classic. Featuring a star-studded cast—including Kevin Kline, Tom Berenger, Jeff Goldblum, Meg Tilly, William Hurt, and Glenn Close—the film captures the essence of a generation through a group of friends reconnecting at a funeral and grappling with a world that has only grown colder. A vibrant 60’s soundtrack lightens the film’s exploration of existential themes. While Tidalholm is best known as the setting for “ The Big Chill ”, it also played a significant role in the 1979 film “ The Great Santini ”, which is based on the novel by Beaufort native Pat Conroy. The historic home and guest house are set on nearly two acres and boast seven bedrooms, twelve bathrooms, and nine fireplaces on a grand scale of just under 10,000-square-feet.
Tidalholm’s Tale
Tidalholm, named in the 1920s to reflect its setting as a “home by the river,” was built in 1853 by the wealthy planter Edgar Fripp as his “town home” and summer residence. The Sea Island Hurricane of 1893 severely damaged the home’s gables and cupola, and a second-story piazza was added as part of the home’s repair. Also, in the 1920s, the house underwent a significant transformation: a single roof was constructed over the original twingabled roof and a central cupola, changing Tidalholm’s style from Italianate to Colonial Revival, which is how it appears today. The original cupola and copper roof remain beneath the current roof.
Tidalholm’s rich history includes serving as United States Army Hospital #7 during the Civil War in 1861, the same year the
Union Army occupied South Carolina’s Sea Islands, freeing approximately 10,000 enslaved individuals in the region. Shortly thereafter, the house accommodated volunteer students involved in the Port Royal Experiment (1862-1865), a program to rebuild the South’s political and economic systems.
In the early 20th century, Tidalholm found a new purpose as a seasonal guest house and retreat, welcoming guests such as former First Lady Barbara Bush and author E.B. White. When the home transitioned back to a residence in the 1970s, it found international fame as the backdrop for two Hollywood films and even a Mariah Carey music video.
Unfortunately, the home fell into disrepair in the early 2000s. A bank seized
ownership of Tidalholm in 2015 and failed to maintain the house, causing its plaster walls to deteriorate and its ceilings to cave. The bank listed the home for sale in “as is” condition, where it languished on the market for years waiting for someone to save it from demolition. While it attracted numerous inquiries, the required cosmetic, foundation, electrical, plumbing, heating, and air conditioning replacement proved too burdensome for prospective buyers. In 2017, Tidalholm was purchased by John Tashjian and his wife, Beaufort native Katie Tashjian (nee Cunningham), who were up for the challenge.
“John fell in love with Beaufort on his first visit and became enchanted with the Lowcountry’s natural beauty, architecture, and history. When he learned Tidalholm was for sale, it was an opportunity he
“THE BIG CHILL” WARMS
couldn’t pass up,” Katie says. John adds, “The home is such an essential part of Beaufort’s history, identity, and civic pride. As a real estate developer, I saw both an opportunity and a challenge to restore one of Beaufort’s crown jewels to its original grandeur.”
John and Katie take great pride in their brief role in Tidalholm’s much longer story, “We are proud to serve as Tidalholm’s 11th owner. We view our role as stewards for a short period of its rich history,” he says. In 2017, their restoration efforts started locally, enlisting the expertise of architect and preservationist Robert Montgomery, along with historic renovation expert Beekman Webb, and construction management led by Chuck Ferguson of The Meridian Company.
Renowned designer Steven Gambrel of S.R. Gambrel, Inc. guided the design plan, adding a refined sensibility to the home’s aesthetic.
“Katie’s deep affection for her hometown inspired our commitment to restore Tidalholm,” John says with a smile, adding, “In many ways, this restoration was my heartfelt love letter to Katie and the cherished town she holds so dear.”
Originally meant to be a second home for their family, Tidalholm’s three-year restoration was completed just in time for a spring break visit in March 2020, when Katie was only four weeks pregnant with their daughter. With the onset of the pandemic, their plans changed in ways they hadn’t anticipated. “I had packed for a
week’s trip to Beaufort but never left,” Katie laughs, reminiscing. As fate would have it, they found a new purpose in Tidalholm during the pandemic, where their next chapter began amidst the whispers of its storied past.
Saving A Landmark
“To reassure the community that John and I were focused on a proper restoration, we gathered our neighbors and members of the Historic Beaufort Foundation (HBF) for a meeting to discuss our plans. John gave a presentation entitled “Saving Tidalholm”, Katie shares. Together, they outlined the challenges and proposed solutions for restoring the home. The couple was comforted that their neighbors, HBF and Beaufort’s Historic Review Board embraced

their plan. “We commenced construction in March 2017 and celebrated our first night in the house in December 2019,” Katie says.
Before the project began, Katie remembered Tidalholm as “grand but empty, longing for love.” Caroline McCoy of “The Bitter Southerner” blog writes about her visit to Tidalholm before the restoration. She recounts that she gazed through the boarded windows and saw, “A grand, enduring portrait of the Old South, poised between being lost or lovingly revived.” The Tashjians infused that vision with life and love, breathing warmth and vitality back into the historic home.
While the home was not condemned at the time of sale, it was deemed unlivable.
John adds, “The fixtures were antiquated and decayed. The ceilings were caving in. It was unsafe.” When asked if he had any advice for those interested in a historic renovation, John jokes, “My first advice is ‘don’t do it!’ But if you are committed to the noble task, do it once and right.”
Tidalholm’s restoration was fraught with challenges from the onset. John recalls, “We started with a plan but quickly realized that the house had other plans, so we just went where the project took us. For example, we didn’t anticipate lifting the home and redoing the foundation, but we had to do it right to make it last.”
“The more time we spent with the home, the more it revealed itself to us…The longer we listened, the more it told us what it was
and what it wanted to be. We had so many conversations with Steven Gambrel where he would say, ‘I feel like the house wants to be…’ and he was right,” recalls John. “We also took advantage of opportunities to create new moments to celebrate part of the home’s history, such as adding a pub in a space where they used to serve breakfast when Tidalholm was an inn,” he shares.
The renovation plan included reinforcing the house’s structural integrity while restoring its original character. Tidalholm needed a complete remodel from the foundation to fixtures with new electrical, plumbing, and HVAC systems. “We took it down to the 1850s heart pine studs,” recalls John. Despite the significant renovation, the home’s original first-floor plan remains intact, with a grand foyer, spiral staircase,
(above left) The formal dining room, with its restored original molding, whispers of the grandeur of its historic past. and formal sitting and dining rooms on each wing.
“One of the most important design goals during the planning stages was to create an architecturally significant eastern exposure that would serve as Tidalholm’s second front door,” John says. The kitchen, primary bathrooms, and dressing room now overlook the Beaufort River on three sides.”
How has this renovation honored the home and its history while still planning for the future? John says, “It’s a delicate balance. How do you work around nine fireplaces? You don’t want to enclose them, but one no longer needs a working fireplace in their kitchen.”
John jokes, “I’m not a preservationist; I prefer the term ‘restorationist,’ which I made up. I believe we should protect buildings of importance but still be mindful that we need not be incarcerated by our history. When we started to think about Tidalholm, I didn’t want the home to be a museum or to feel caught in time…I wanted to think more about how a family would use it for the next 170 years rather than the previous.”
Contemporary Distinction
The Tashjians chose nationally acclaimed designer Steven Gambrel to provide a vision for Tidalholm’s next chapter. Known for his projects in New York and worldwide, Gambrel has been honored as one of today’s most incredible talents
in architecture and design and is consistently named on the Architectural Digest “Top 100” list. When asked what it was about Tidalholm that convinced Steven Gambrel to come to Beaufort, he said that the project resonated with his passion for restorative yet relevant design. He wanted to be part of the project for its historical relevance. Though he currently resides in the northeast, Gambrel’s Virginia roots and southern sensibilities are displayed throughout the home.
“I have always loved Steven’s work and his ability to control color. He is brilliant at stacking derivations of color and making them play together,” John says. Gambrel remarks, “The materials and color selections started with trays in the office

based on what the architecture seemed to be asking for; the existing plasterwork wanted to be in the light, fresh whites, offset with the pale blues and silvers reflected off the water; the library was finished in a dark and rich, deep navy lacquer.”
Gambrel’s vision for the home was to stay true to the Lowcountry’s architectural history. John admits, “I drew a lot of inspiration from Steven’s previous work in New York and initially wanted to use many of the same design elements at Tidalholm. However, Steven reminded me that the house needed to speak its own native vernacular.” Gambrel adds, “The interiors feel fresh, easy, and inviting, evoking memories of family and the warm climate of the environment.”
Though Tidalholm is grand in scale, its interiors are anything but intimidating.
Instead, the house exudes warmth and charm, feeling like a welcoming home for a delightful American family. As you move from the foyer toward the center of the home, the sense of relaxed elegance envelops you with comfortable, tailored upholstery, contemporary furnishings, and beautiful fixtures. Beyond the foyer, in a modern addition to the original 1853 home, you’ll find a cozy second living room ideal for family time. This space is thoughtfully connected to the kitchen and offers water views, blending seamlessly with the home’s historic style.
Tidalholm’s kitchen was designed by S.R. Gambrel’s talented designer, Oscar Molina. “Oscar was working on our kitchen at the same time that he was designing a private yacht,” John shares. “Every detail mattered to Oscar. He meticulously planned every inch of the kitchen, much like designing a space-
constrained yacht. When we couldn’t find hardware that would complement the scale of the kitchen, Oscar had it custom-forged in Italy. All those little details came together to create something truly beautiful,” John notes. Katie admits, “The kitchen looks quite different than during “The Big Chill”, but the fun, laughter, and friendship the room evokes live on.”
The dining room showcases intricate plaster lace trim molding, likely added during the Victorian era. “Although much of the plasterwork had fallen off or been damaged over time, Katie and I felt it was essential to restore it,” John recalls. They enlisted a specialized plaster team from Upstate New York to meticulously recreate the lacework piece by piece, using new plaster molds. Descending the black antique slate steps beneath the grand spiral staircase, you’ll find

the wine cellar, additional living spaces, a catering kitchen, and an English-style pub, each offering its own cozy retreat.
The couple also uncovered some of Tidalholm’s hidden architectural features during the renovation. They installed windows in the enclosed third-floor cupola to showcase Tidalholm’s original twin-gabled copper roof. Additionally, they exposed the beautiful original beams and their wooden peg joinery on the ground floor. Bricks from Tidalholm’s deteriorating sea wall were repurposed to create garden paths and walkways designed by landscape architect Glen Gardner.
Though the Tashjians purchased the home 35 years after “The Big Chill” was filmed in Beaufort, artifacts from the original set remained. John recalls, “When we purchased the house, the set design for William Hurt’s attic bedroom was still built into the third-floor cupola. Also, the library had been faux-painted by a set designer and still had the padded, sound-absorbing walls
necessary for filming.” Katie and John still pay tribute to the home’s Hollywood past: posters from “The Big Chill” and “The Great Santini” hang downstairs with nostalgic delight. “I always say that Tidalholm was the ninth character in “The Big Chill” as it was the house that brought those eight friends together,” John says.
A New Era
We asked the couple, “If Tidalholm could speak, what would it say?” Their answer was swift and heartfelt: “We’d humbly hope it would say ‘Thank You.’ Thanks to the Tashjians’ dedication to their community and painstaking restoration efforts, Tidalholm now stands as a beautiful testament to the passage of time and the importance of preserving historic treasures. With a storied past, Tidalholm has entered a “second act,” blending modern comforts with a deep respect for its cherished place in the hearts of South Carolinians and, naturally, Glenn Close fans.

Water-Resistant, Non-Slip Floors
Unlike traditional concrete or epoxy flooring, Coastal Stone Floors are made of hand-selected, all-natural river stones mixed with resin and troweled over existing concrete to create a durable and breathable surface that resists staining, moisture, bubbling, chipping, and peeling. Homeowners on James Island converted their garage into a private retreat for their college-aged child. Given the frequent flooding in this area, they sought a solution to protect the space. These flooring experts installed a flooring option that withstands flooding while providing comfort and style. This flooring, which is both easy to clean and aesthetically pleasing, proved its durability by protecting the furniture during Hurricane Ian.

Check Your Attic
and Crawl Space
Homeowners should regularly check their attic and crawl space insulation. Open and closed cell spray foam insulation can reduce air infiltration and significantly reduce attic temperatures. In the summer, it may lower your attic temperature from 140 degrees to within 20 degrees of your thermostat - thus reducing AC strain and reducing your electric bill. Spray foam applied under your roof deck creates an unvented attic that keeps out dust, dirt, pollen, & debris, which improves indoor air quality. Closed cell can also strengthen your roof by 300% during a hurricane.

Living the Dream
Have you ever watched a movie and wished you could live the life of the characters in the movie? Of the numerous times I have watched “ The Big Chill” movie, I not only admired the characters but wished I could live in the house featured in the movie, an antebellum mansion located in Beaufort, SC. The same house you can see within the pages of Charleston Home + Design Magazine.
In the 1983 movie “ The Big Chill” , a group of college buddies comes together 15 years later for the funeral of a classmate who committed suicide.
Watching the movie as a young college graduate just starting out, I couldn’t help but look up to the characters admiringly. Now all in their late 30’s, there is a “what are they doing now” comparison of what they’ve accomplished since college. The Jeff Goldblum character is a writer for People Magazine. Tom Berengers character Sam stars in a Magnum PI-like TV show. William Hurt plays Nick, who lives with PTSD from serving in Vietnam. And Glen Close and Kevin Klein are the college sweethearts-turned successful power couple everyone envies.
When I watched the movie as a 22-year old living in upstate New York, I made the comparison’s people inevitably make... “Will I stay close with my college friends like they did? Will I be successful like them? Will I ever live in such an amazing house on the water like theirs, with a dock and plenty of land to play
football at halftime like the characters in the movie did?” Probably not, it’s a movie after all.
Like Harold (Kevin Kline) and Sarah (Glenn Close) in the movie, they like me left the North and laid down roots in South Carolina’s Lowcountry. I worked for the legendary 96 Wave during its heyday in the mid-90’s. 96 Wave was breaking new music and back then was the first radio station in America to play Hootie and the Blowfish. When my college friends came to Charleston for a reunion, I proudly played some of the newly released music 96 Wave was breaking at the time. My college friends admonished me to “turn on something we know like “ The Big Chill” soundtrack.”
After eight years of intense learning and many successful 96 Wavefests, I started this magazine with a friend and became an entrepreneur. I married a Southern girl and raised two amazing daughters on the Ashley River in Charleston, SC. I tell my wife all the time, “I’ve had nothing but good luck since I met you.”
“ The Big Chill” was a huge influence on my life. And now that house I admired so much (and still do) is on the cover of the magazine that I’m proud to say has been in publication for 25 years. I think they call that life imitating art.
