2 GREENSBORO BUILDERS ASSOCIATION - BUILDER UPDATE

Growing our Business-to-Business Network

M

embership in the Greensboro Builders Association is more than a financial investment…it’s a way for local businesses…construction and non-construction…to support each other, the building industry and our community. As with any membership based organization, we need to utilize this resource to build and grow our own businesses…as well as support the Association’s stability and growth. For more than 50 years, our Builders Association has existed to serve our members through advocacy, educational and networking programs and opportunities. It is through participation and involvement that we find creative solutions to old problems; make new business contacts and gain subsequent referrals; and find avenues to give back whether it be within the Association or outside through community service projects and initiatives. As we look to gain momentum and strength within our Association, we need your help. Your business relationships are a valuable resource…whether those are existing members or prospective members that you do business with who haven’t yet joined. I would like to personally encourage you to look through your email contacts, your accounts receivable and payable, your LinkedIn connections, your Facebook friends, your rolodex or wherever you keep your business contacts. Ask yourself: Who should be part of our Association? Who can benefit from connecting with others here? Who can benefit from our advocacy…our programs…our network? Think about those who are just starting out in this industry or in your profession. Wouldn’t they benefit from being with others at the same stage, as well as those who are further on in their career? We don’t want to be an organization just for Boomers and Gen X members. We need the strong participation of younger generations for our Association to have a healthy future. Now that you have some names in mind…take a few minutes and extend an invitation to those companies to join you at one of our upcoming events in the next few months. There are numerous opportunities from networking socials…to educational programs…to sporting events to make new business contacts and see firsthand the value that can be received from membership in our Association. Our goal this year is to build a network of active and engaged members…while serving as a viable resource for our membership. I hope that you will join me by looking closely at your own business network and commit to help us grow the Greensboro Builders Association. Business-to-business networking…it’s a win-win for all involved…and our Association!

Triad Housing Market Shows Consistent Improvement The IMI is designed to track housing markets throughout the country that are showing signs of improving economic health. It measures three sets of independent monthly data—employment growth from the Bureau of Labor Statistics, house price appreciation from Freddie Mac, and single-family housing permit growth from the U.S. Census Bureau. The index identifies metropolitan areas that have shown improvement from their respective troughs for at least six consecutive months. The Good News… Greensboro & Guilford County is on the upswing. As of April, we have had seven consecutive months of improvement in building permits, house price appreciation and employment growth. While tough conditions continue to prevail across much of the country, momentum is building in communities that are showing consistent, measurable improvements in economic conditions.

T

he home building industry celebrates New Homes Month in April, just as many families are beginning to think about buying a home that better suits their needs during the spring home-buying season. The advantages of newly-constructed homes and condominiums extend beyond features and amenities. Not only do new homes provide modern floor plans and superior energy efficiency; they also increase the property tax base which generates revenue that supports local schools and communities.

NAHB estimates that three jobs are created for each new single-family home that is built, with about half being in the construction industry and the rest in other industries that are needed to outfit and sell a home such as furniture, appliances, textiles, loan officers and attorneys. A total of $90,000 in government revenue is generated — $67,000 in federal taxes and $23,000 in state and local taxes. For consumers who have been waiting on the sidelines for the housing market to show signs of recovery before buying a new home, that time has come. According to the National Association of Home Builders/First American Improving Markets Index (IMI), economic indicators show that the Triad housing market has been steadily improving for at least six consecutive months.

4 GREENSBORO BUILDERS ASSOCIATION - BUILDER UPDATE

Not even the most well-connected, smartest economic experts can time the market to make sure they buy at the lowest point and sell at the top. However with these steadily improving economic indicators…this should give potential home buyers more confidence. With our spring housing market upon us…we hope to see many more prospective buyers than in recent years…beginning with our Spring Parade of Homes.

Associate Member News O

ver the past year, we have been conducting quarterly Associate Member Roundtables…which are great opportunities for Associate members to come together to share ideas, discuss industry and general business issues, while gaining new business contacts and building strategic relationships within our Association. During our February Roundtable, ideas were generated around ways to promote the value of using Associate Members to area consumers. With the help of Bouvier Kelly, we created the adjacent ad – Use the Professionals Our Builders Trust that was displayed in a 6’ retractable banner at the Southern Ideal Home Show, along with a video created by Scott Becraft, RSG Greensboro that played throughout the show stressing the importance of using professional members of our Association. We plan to publish this same ad in various publications, such as our Parade of Homes and Tour of Remodeled Homes magazines, which have 10,000 copies printed and distributed. Planning is currently underway for marketing and networking opportunities that provide Associate members the chance to display their products and services. From membership meeting and council meeting sponsorships to table top expos…there are a variety of ways to increase your visibility and exposure to both Builder and Associate members.

Do Business With Members Networking Social On Tuesday, June 12 from 4:30 – 7:00 pm, we will bring back our networking social at Starmount Forest County Club. There will be 10 exhibit tables - $100 sponsorship per table – for Associate members to display their products and services to GBA members and guests in attendance. This is also a Prospective Member function. To reserve your table, contact Mavis Holcombe at 706-6942. These fill up quickly…first come…first served per industry classification…so don’t delay.

Associates EXPO Associate Council members are gearing up planning efforts for our Associates EXPO to be held on Wednesday, August 29 from 10 am – 2 pm at Emerald Event Center. This is a great chance to showcase products and services, especially to our Builder Members. The Builders Council will be hosting educational programs and a keynote industry presentation at lunch which is complimentary for builder members.

If you would like to serve on our Associates Council planning team…contact Scott Becraft, RSG Greensboro and/or Linda Ball, The Real Estate Book who are serving as this year’s Associate Council chairs.

NC BUILD PAC The Political Action Committee of the North Carolina Home Builders Association (NC BUILD-PAC) is a non-partisan committee organized for the specific purpose of raising funds to support pro-housing candidates of all parties at the state and local levels of government. Contributions to NC BUILD-PAC are an investment in the future of your business and the home building industry as a whole. It is essential that we are able to support the candidates that understand and will fight for the issues important to us when they are in office. Candidates who receive support from NC BUILD-PAC know our critical issues and understand the depth of that support because it comes from thousands of builders and associates across the state. NC BUILD-PAC contributions are the key to our being able to promote a pro-housing agenda in the legislature and local governments statewide. If you would like more information regarding North Carolina BUILD-PAC, contact Jessica Hayes at NCHBA at (800) 662-7129 or jhayes@nchba.org. Pledge forms can be found on the GBA website.
