D
o you feel like you have been living and operating your business with a Bunker Mentality for the last several years? According to Wikipedia, a bunker mentality is “a phenomenon that occurs when an individual or group stops taking into account new, pertinent information and begins viewing outsiders as enemies due to an isolation resulting from being under attack”. If you find yourself identifying with this description, isn’t it time to take a peek around and realize the worst is behind us for the most part. We have had to reevaluate our business models and adjust to the “new normal”. Many builders have diversified themselves as remodelers, energy auditors, and lead paint specialists. Suppliers and associates have downsized and found alternative sources of revenue. There has been a major effort to “Do Business with Members” and I feel these efforts are paying off for our membership. Your Association continues to offer a variety of programs and services that can help you get out of the bunker. Our educational programs, social events, and networking groups are all enhanced by your participation. We need you - and you need us - as we push this industry forward. The political climate is against us and the nation faces an unprecedented assault on housing that threatens to derail nearly 100 years of national policy promoting the value of homeownership. We must make our voices heard as an industry and our elected officials must understand the benefits of a strong housing market. Fully 15 percent of the U.S. economy relies on housing and nothing packs a bigger local economic impact than home building. A healthy housing industry means more jobs and a stronger economy. Home building increases the property tax base that supports local schools and communities. Housing, like no other sector, is “Made in America.” Most of the products used in home construction and remodeling are manufactured here in the United States. But policymakers are proposing far more radical changes that would threaten the dream of homeownership for millions of current and future Americans. These include: 1. Eliminating the Mortgage Interest Deduction - Cutting the tax benefits associated with owning a home would impose a huge tax increase on millions of middle-class home owners and send shockwaves through the economy. 2. Abolishing Fannie Mae and Freddie Mac - Some members of Congress are actively pushing to abolish Fannie Mae and Freddie Mac and end the federal backstop for housing. 3. Mandating Minimum 20 Percent Down Payments - Six federal agencies are proposing a national Qualified Residential Mortgage standard that would require a minimum 20 percent down payment and other stricter qualifications, which would keep homeownership out of reach for most first-time home buyers and middle-class households. 4. Denying Credit for New Housing Production - The credit pendulum has swung so far out of balance that many lenders are refusing to make loans for potentially new housing projects, and under pressure from federal banking regulators, are even calling in performing loans. Please make you voice heard – contact your representatives in Washington, Raleigh, and the City / County in which you live and work. Plan to attend upcoming candidate forums and public discussions of topics that are important to you and this industry. Get involved!

Remodeling Industry Positioned for Growth Consumers Showing Signs of Increasing Interest in Home Renovations
A
s the new construction housing market continues to struggle locally and nationally, we are seeing some positive upturn in remodeling and home renovations. Consumers are showing signs of increasing interest and pent-up demand for home improvements. Families remodel their homes for many different reasons. It may be to accommodate additional people living in the home, to redesign the space to better suit the family’s current lifestyle, to save money on utility bills, or to reduce their environmental “footprints” and be better stewards of our natural resources. Whatever the reason, remodeling continues to grow in popularity. NAHB’s economic department offers the latest analysis and information – including the Remodeling Market Index – to identify the current economic trends in remodeling. According to NAHB, Americans spent $116 billion on improvements to owner-occupied units in 2010, down from a peak of $146 billion in 2006. NAHB’s remodeling forecast expects these expenditures to increase steadily as the broader housing market recovers through 2011 and 2012, reaching $119 billion and $131 billion, respectively. Beyond general recovery in the housing market, key factors driving increases in remodeling expenditures will include: the aging housing stock, needed aging in place remodeling work, and increasing interest in improving home efficiency and green remodeling. "Remodeling activity has been rising slowly since the first quarter of 2010. Expected improvements in the job market and the overall economy are beginning to increase homeowners' confidence and remodelers are seeing indications that business will pick up," said NAHB Chief Economist David Crowe. "More remodeling jobs will unfold as consumers in more secure financial positions enter the remodeling market. A more robust recovery in residential remodeling will depend upon future improvements in labor and credit markets." Who remodels? According to the 2009 HUD/Census American Housing Survey, households under the age of 35 account for 11 percent of the money spent by home owners on professional remodeling jobs. Home owners between the ages of 35 and 44 account for 22 percent, home owners between the ages of 45 and 54 for 24 percent, home owners between the age of 55 and 64 for 23 percent, and homeowners 65 or older for 20 percent. What are the most popular remodeling jobs? According to NAHB surveys, the top jobs by popularity remain bathroom and kitchen remodeling. Window and door replacements, room additions, decks, enclosed porches and outdoor living are growing in demand and interest. As you can see in this year’s Tour of Remodeled Homes, we had a variety of each of these for area consumers to see. The Tour of Remodeled Homes continues to provide a great resource and marketing opportunity for our participating remodelers.

Tour of Remodeled Homes August 26-28 The Tour of Remodeled Homes provides a great opportunity for area consumers to annually see the very best in professional remodeling, celebrating our 14th consecutive year of providing this event. Attendees have the opportunity to see beforehand photos and view firsthand the enhancements and improvements that can be made through a professional remodeling project.
Remodelers Council Remodelers along with their trade contractors and suppliers are available at the homes to discuss the project and share insight into tackling all types of remodeling and renovation projects. Consumers find the tour to be both informational and valuable as they evaluate their own interests in remodeling and/or building a new home. GBA has an active and engaged Remodelers Council that has been in existence for more than twenty years. Membership is open to both Builder and Associate members. The Remodelers Council provides monthly educational programs that foster professional growth within the remodeling industry; conducts the annual Tour of Remodeled Homes to showcase quality remodeling projects to area consumers; and participates in a variety of community service projects. Through these various levels of participation, members have built long-standing relationships and partnerships. Membership in our local council also includes membership in the NAHB Remodelers Council. NAHB Remodelers is the leading professional organization for remodelers in the country. Members are recognized for their commitment to professionalism, integrity and knowledge. Remodelers Council members are listed on both the GBA website and the NAHB Remodelers website as an industry reference for consumers and members looking for remodeling professionals. Professional growth through educational programs is a cornerstone focus for the council. Numerous industry designations are offered through NAHB such as the Certified Aging in Place Specialist (CAPS), the only program that teaches remodelers how to modify homes for those who wish to age in place; the Certified Graduate Remodeler (CGR) designation, taking on average more than two years to complete; and the advanced educational achievement for experienced remodelers, the Graduate Master Remodeler (GMR) designation. Many remodelers are also gaining the Certified Green Professional (CGP) designation focused on energy efficiency and sustainable remodeling and building practices. Giving Back to the Community… PEACEHAVEN COMMUNITY FARM During the week of June 20-24, GBA members came together to help enhance Peacehaven Farm’s community barn which serves as the focal point for all community and farming activities. Tasks included residing the barn with lumber milled from the farm; replacing and installing new windows and doors; and insulating the lower level. An additional workday was held August 9. Special thanks to all our members who took time from their schedules to come out and help. Not only were we able to provide a much needed service for a local non-profit agency, but we were able to build and strengthen friendships and relationships among our members. Planning is underway for a follow up workday to finish the siding and make other enhancements to the building, including a new roof shed and rebuilding the interior stairs.
The lumber that was used on the barn was milled from the farm. The greatest challenge was painting all this lumber. It took days and a process championed by Jim Sandknop and Corry Wilder. Day One begins with a fully exposed barn as Steve Batts ponders how to get started..
It was a family affair as several of our teenagers got involved in this project… many of which enjoyed being part of “Jim & Corry’s Painting Team”…some enjoyed painting themselves as much as the lumber! ReBuilding Hope Helping Others In Need More than 30 Greensboro Builders Association members donated their time and expertise during May’s National Remodeling Month making much needed repairs for low-income and elderly homeowners in Greensboro.
Peacehaven Community Farm was founded in 2007 to be an affordable housing community where adults with intellectual and physical disabilities can live independently within a working sustainable farm. Currently the barn on the property serves as the focal point for all community and farming activities.

ReBuilding Hope is a new collaborative partnership between the GBA and Housing Greensboro, a local non-profit agency which serves lowincome families by providing critically needed repairs and energy efficiency improvements Housing Greensboro maintains a growing list of homes that need repairs to make these homes warmer, drier and safer. Project teams were formed, adopting a homeowner identified by Housing Greensboro. Builder and associate members worked together repairing roofs, bathrooms, kitchens, and building handicap ramps and railing to make these homes healthier and more accessible. GBA Invitational Thursday, October 6 Don't put away those golf clubs! We are headed back to Forest Oaks Country Club on Thursday, October 6 for an afternoon of GOLF and FUN…followed by a Southern Buffet dinner. This is a great opportunity to play on the course redesigned by Davis Love III and where the Wyndham Championship was held in previous years.

Skeet Tournament Wednesday, November 2 We had so much fun last year and this spring…we’re doing it again this fall! Come out and join us for our Skeet Tournament on Wednesday, November 2 at 1:30 pm. It’s a great way to spend an afternoon with other GBA members and friends. This fall’s event will be held at Shane’s Sporting Clays at 6319 B Highway 158 in Summerfield. Expert marksmanship is not a requirement to attend - beginners and pros alike will be participating. Guns may be rented for $10. Cost per participant is $55 which includes dinner following the tournament. Prospective members and guests are invited to attend with GBA members. If you have never used a hand gun or need a refresher, this is a great time to come out to the Skeet Tournament. We will have an expert on hand to give you tips and information on the proper way to safely handle and discharge a hand gun. Various sizes and types of hand gun will be available for you to try.
Player registration is $80 per person which includes: • 18 holes of golf • Golf Cart • Practice Range balls • Southern Buffet Dinner following play • All the FUN you can have Mulligan packages are also available which include two mulligans and two tee-busters per player…for those that want to increase their bragging rights on the course! Cash prizes will be awarded. Sponsorships are a great way to market and promote your company and continued support of the Builders Association to everyone on the course. Most sponsorships provide an opportunity to have face-to-face time with all the players. Sponsorships range from $100 to $750 and include the following options: • Dinner Sponsor • Putting Contest • Beverage Cart • Beverage Stations • Longest Drive • Closest to Pin • Longest Putt • Patio Sponsor • Tee Sign Player and sponsorship registrations are available on a first come, first served basis.
