Ask Not…

I

t is hard to believe that another year is almost behind us and 2012 is rapidly approaching. Next year is certain to be exciting, and somewhat controversial, as we exercise the great American right of electing our new government. I encourage you to make your voices heard and support the candidates that support our industry. As I watch the recent Occupy Wall Street protests, I am saddened by the blame placed upon the capitalistic system that our country was built on. Much of this anger should be directed at failed government policies that lead to the housing crisis in the first place. In 1994 the Clinton administration went to extraordinary efforts to increase homeownership rates. It promoted minimal down payments and pushed for ways to get lenders to give mortgage loans to first-time buyers with shaky financing and incomes. It’s clear now that the erosion of lending standards pushed prices up by increasing demand, and later led to waves of defaults by people who never should have bought a home in the first place. We need to seek out elected officials that will enact responsible, market driven legislation that will lead to the long-term stability for the homebuilding industry. The recently completed Fall Parade of Homes was very successful with many builders reporting great traffic and many qualified visitors. This event continues to give our builder members an extra opportunity to showcase their products and remind the public were are still here and ready to meet their building needs. I would like to thank all of the builders, associates, suppliers and members of the Parade Committee for their time and efforts in putting on a successful event. Planning is underway now for our Spring Parade of Homes. I am very pleased to “pass the gavel” to the 2012 Greensboro Builders Association President John Hodgin. I have known John for many years and he is a man with a great heart for giving back to the community. As many people struggle with the economic realities of life, I am reminded of the Parable of the Good Samaritan. As we cross paths with people less fortunate and facing hardships, do not turn and look the other way – let us be the Good Samaritan and offer help, compassion and encouragement during this special holiday season. For more than 50 years, the Greensboro Builders Association has a history of giving back to the community we serve. Our partnership with Habitat for Humanity in the Raising Roofs campaign and the Peacehaven Community Farm project are recent examples of this effort. To borrow from the famous John F. Kennedy speech…Ask Not What Your Association Can Do For You; Ask What You Can Do For Your Association. I encourage all of you to get involved and be passionate in your efforts. Your Association is a collection of people, that when directed to a common goal, is capable of accomplishing great things. It has been an honor to serve as your President.

Looking Back…Looking Ahead Milestones & Accomplishments W

ith the continued economic challenges facing the construction industry, it has been equally critical as an Association, for us to do the same as each of you have with your business. We must step back…evaluate where we have been…where we are today…and where we are going. What is the “new norm”? Should we look back to the year 2000 for sustainable variables? Or are there other comparable years to use for guidance. Don’t you wish there was a magic ball that could tell us these answers…and more importantly when our economy will turn around and the housing industry will rebound. The Board of Directors recently spent time assessing our current programming, benefits and services that we offer. We wanted to share with you some of our reflections from the past ten years…and ask for your guidance and input in helping us develop our priorities and goals for 2012 that will best serve you – our members. As you review this list of milestones and accomplishments that have occurred in the “best and worst” of times, think about what is MOST IMPORTANT to you and your company. What can we do collectively as an association of small businesses that will provide the greatest VALUE and return on your investment.

Marketing & Promotions Parade of Homes has annually provided builder and associate members the opportunity to showcase their homes, products and services to area consumers since 1958. Our 50th anniversary Parade was our largest ever with 118 homes featured in the spring of 2008. When our current economic downturn hit, many builders had existing inventory. To provide additional marketing opportunities to showcase these homes to consumers, we began offering a Fall Parade of Homes in 2009. In addition, we formed a marketing partnership with Winston-Salem to coordinate and share advertising expenses to promote a regional Triad Parade of Homes. New this year was the introduction of a mobile application and interactive website promoting our Parade of Homes with today’s growing technology. Tour of Remodeled Home is sponsored by our Remodelers Council. The Tour is in its 14th year as an annual event which showcases the very best in professional remodeling. It’s another valuable tool for both builder and associate members to market their company, product and services to area consumers. Many remodelers state that clients come to them with a copy of the Tour magazine and want to replicate a project they saw years earlier. There is tremendous value in the personal testament from a pleased home owner opening their home to the public to showcase their contractor’s work.

Showcase of Homes was a signature event for many years where developers, builders, designers and associate members collectively used this single site event to showcase fully furnished and decorated newly constructed homes. When it started becoming more difficult in 2002 to find what had historically been larger developments to host this type of event, we alternated years, and then introduced the concept of a scattered site Holiday Showcase of Homes in 2005 and 2007 which consumers also enjoyed. The 2007 event netted approximately $25,000 for our Special Projects Reserve. As our economy spiraled downward, this event hasn’t been financially feasible for developers and builders to continue to provide. Southern Ideal Home Show began in 2001 with GBA becoming the industry partner with Southern Shows to produce an annual home and garden show that attracts more than 300 exhibitors and thousands of attendees each spring. This continues to be a great marketing partnership for our Association and members. GBA introduced our first Website in 2001. With the growing use of the internet, we totally revamped and introduced a new website in 2006 that was recognized by NCHBA Stars Award as “Best Association Website” in the state. We upgraded the site in 2010 to include our online secure payment center and added the New Home Search module that allows builders to promote, at no expense, up to four current and/or prospective homes through our partnership with Builders Digital Experience. All GBA members receive FREE information listings and links to their websites. The GBA website serves as a valuable tool for both our members and consumers. Currently we average 10,000 unique visits per month with more than 30,000 page views. Traffic increases above this average during the Parade of Homes and Tour of Remodeled Homes to as many as 15,000 visits and 50,000 page views.

Knowledge & Information Educational Programs have always been a cornerstone for GBA, providing a variety of educational opportunities from council meeting presentations…to membership meetings…to workshops and seminars…to NAHB designation courses. In the past two years, emphasis has been placed on providing certification classes including the Lead Renovator Certification; Certified Green Building Professional and Certified Aging in Place Specialist courses. Economic Housing Forecasts have become annual events since 2002 when GBA formed a relationship with Edsel Charles, MarketGraphics Research Group that continues today. As one of the largest market research companies in the United States, MarketGraphics tracks new construction starts and closings. Edsel volunteers his time annually to meet with our members to provide updates on our regional housing market activity in comparison to other markets throughout the country. This has grown to be an invaluable service we can provide our smaller business members…one that shows actual data as well as market forecasts. Builders Council was formed in 2002 with the goal of bringing licensed general contractors together to informally discuss issues impacting their business through Builder Roundtable discussions. We have hosted numerous forums with City & County Planning & Inspections staff to address issues of concern and/or clarification; as well as educational forums on Building Codes; new building technologies; lending, appraisal and finance issues; and NAHB Construction webinars.

GBA Technology Council was formed in 2010 to provide greater emphasis on the growing ways to utilize technology, introducing a series of Technology Roundtables. These informal discussions have been aimed at helping members increase their knowledge, efficiency and productivity with today’s technology. One area of concentration has been the use of social media including Facebook and LinkedIn to market and promote your business. The council has its own Facebook page to serve as a resource to post technology-related questions and gain insight from other members.

Industry Advocacy TREBIC, which stands for Triad Real Estate and Building Industry Coalition, is our government affairs coalition with other industry-related organizations that was formed in 1998 which continues today to represent our industry on local regulatory issues – serving as an advocate for personal property rights, along with fair and reasonable regulations. Some of our successes include the formation and work of a Smart Growth Coalition; the reopening of the Northwest Permit Office in 2005; followed by the reduction of permit fees in surrounding towns, which were in many cases triple what it cost in the city in 2006; commissioning a Cost of Growth Study in 2006 that remains relevant today. Probably the two most critical accomplishments include defeating the proposed Jordan Lake Stormwater Management Rules which was a focus during 2007 – 2009; and the final adoption in 2010 of the rewrite of the Greensboro Land Development Ordinance.

Triad Green Building Council was formed in 2008 to educate and promote the growth of green building techniques and products to builder and associate members. This council expanded to include members of the Winston-Salem, High Point and Burlington Home Builder Associations. Today we have more than 100 council members. In 20102011, council members worked with the Triad MLS successfully advocating for the inclusion of green certifications and features in the MLS database. Over the past three years, more than 250 homes in the Triad have achieved the NAHB Green designation. Through the Building GREEN Partners sponsorship program, a website was created which focused on providing consumers information on sustainable building practices, along with a list of green building professionals in the region. Milestones & Accomplishments (Continued from page 5) NCHBA and NAHB are our state and national federation partners which focus primarily on advocacy for our members. We have some of the best lobbyists and advocates working for us each day in Raleigh and Washington. In Raleigh alone, members of the NCHBA Legislative staff annually track more than 600 bills that could have some negative financial or regulatory impact on our industry. Although it is often “out of sight, out of mind” for us…be assured that your state and national dues are hard at work advocating for and against things that impact the building industry. If you are not signed up to receive NAHB and NCHBA industry alerts and emails, we encourage you to do so.

Our Housing Foundation focused for years on providing affordable homes for our community in partnership with other organizations, such as HOME Inc. In 2003 and 2004, we built 8 homes in Eastside Park on Bingham Street in partnership with the City of Greensboro…one of which was a universal design home, which was significant at the time, as many said you couldn’t incorporate accessibility features and maintain the home’s affordability.

Community Service

Our Remodelers Council has always provided leadership to area organizations through community service. In recent years, they were responsible for a complete building renovation known as Amy’s House for A Room at the Inn of the Triad; constructed a butterfly kiosk for Price Park; built a sunroom addition for Hospice at Beacon Place; and developed a working kitchen for McIver Education Center. ReBuilding Hope is a new partnership introduced this year with Housing Greensboro. In May during National Remodeling Month, more than 30 members worked to complete the renovation of eight homes. Housing Greensboro is a local non-profit agency which serves low income families by providing critically needed repairs and energy efficiency improvements to make these homes warmer, drier and safer.

Raising Roofs…Builders for Habitat is our partnership with Habitat for Humanity of Greater Greensboro that began in 2003. Our first year we brought together 22 builders, along with hundreds of associate members, to build 12 Energy Star homes in one week! Since 2003, we have now successfully constructed an additional 31 homes, totaling 43 homes to date in this every other year initiative. One home, constructed in 2005, was in partnership with Children’s Home Society for a foster parent. The last ten homes constructed have achieved the NAHB Green Home certification.

Peacehaven Community Farm was another new initiative this year for our Association as members undertook the task of residing the community barn along with other substantial enhancements. Peacehaven Farm was founded in 2007 to be an affordable housing community where adults with intellectual and physical disabilities can live independently within a working sustainable farm. The barn serves as the focal point for all community and farming activities. Construction is anticipated to begin next year for their first residential home.

Membership Financial Stability remains a top priority for your Association. In 2001, we paid off the mortgage on our office building. We have built strong financial reserves during the good years that have served us well in some of our more recent tougher years. Events such as our annual Associates EXPO, Golf and Skeet Tournaments provide great marketing, networking and fellowship time for our members, while serving as non-dues revenue sources for our Association. Membership Campaigns have been conducted to help sustain our organization. Even during the slow-down of our economy in 2008, we were successful in recruiting 100 new members in a two-day membership drive that involved more than 50 volunteers! Our new GBA logo was introduced in 2007 and made available for members to use on company websites and in printed materials. We have continued to place emphasis on branding our logo and Association through public relations, marketing and special events.

Communications with our members remains a priority and is one that continuously evolves with technology as we strive to expand ways to share industry updates and news. In 2003, we developed our quarterly Builder Update magazine. In recent years, we introduced our Member News and Tell Me Something Good emails; and added Facebook and LinkedIn groups.

50th Anniversary Celebration events were held throughout 2008 including a commemorative Builder Update magazine with more than 25,000 copies distributed to area consumers sharing our history and the value of working with industry professionals.

Looking Ahead...

“Why Wait…It’s a Great Time to Buy, Build & Remodel” marketing campaign was implemented in 2008 in collaboration with the Greensboro Regional Realtors Association encouraging consumers to take advantage of the availability of inventory, lower construction costs and historical low interest rates.

The Greensboro Builders Association is here to serve you. Builder News Preparing for the 2012 Housing Market Why Participate? Spring Parade of Homes

April 28-29 & May 5-6

Tour of Remodeled Homes August 24-26 Fall Parade of Homes October 13-14 & 20-21 It’s time to begin thinking about ways to utilize GBA’s home tours in 2012 to market and promote your business…as Builder and Associate members. Consumers annually look forward to the opportunity to see a variety of new homes and design trends both in the Parade of Homes and the Tour of Remodeled Homes. For more than fifty years, GBA builders have utilized the Parade of Homes to showcase new construction, which for many years were primarily speculative homes. With today’s lending challenges, builders are working with clients to enter pre-sales in the Parade. This enables the builder along with their suppliers and subcontractors to continue to take advantage of this annual marketing opportunity and various Parade incentives. The Parade of Homes Committee has decided to continue to offer both a spring and fall Parade in 2012 to allow builders flexibility based on marketing of existing inventory and/or receiving funding to begin construction of a new home. Consideration is being given to returning to a Spring Parade only in 2013. Early Registration for the 2012 Spring Parade of Homes is underway. Participation Agreements can be found on the GBA website at www.GreensboroBuilders.org. For remodeling contractors, participating in the annual Tour of Remodeled Homes is a great way to set your company apart from other general contractors. Tour entries can be any renovation that has previously been completed or will be finalized by June 30, 2012. Tour entries provide consumers the opportunity to visualize and see first-hand what they might be able to do within their own home. Both the Parade and Tour provide advertising and sponsorship opportunities for builders, remodelers and associate members with more than 10,000 magazines distributed for each event…as well as our online mobile website applications.

We really believe in participating in the Parade of Homes and have participated in almost every Parade of Homes event since the founding of our company 11 years ago. It gives us a great way to show our quality and workmanship to the public. In addition, it gives us an opportunity to try out and display new floor plans, features, options and materials. Since we are primarily a custom-home builder and remodeler, we get to meet many of the folks who become our future customers when they are ready to build their new home, addition or remodeling project. The GBA staff is great to work with. The advertising support is excellent. And we typically get several hundred visitors, which is great market exposure. We can’t think of a better way to get exposure for our business. It is a great value! Regis Skeehan, President Piedmont Personal Builders, LLC We wouldn’t think of not entering a home in the Parade. My last four custom homes were all directly related to the Parade. I'm just finishing up a custom home with folks that I first met five Parades before. They returned every Parade just to follow our work product and chat. This Fall Parade we saw at least four couples with the exactly the same MO. Without the Parade, I would probably not have met any of the last four custom homes that I built. I actually sold my 2011 Spring Parade home the second weekend of the Parade. While I don’t have any definite contracts from this fall, we put our foot in the door with several possibilities and are pleased with the traffic we had. The collective marketing, coupled with the consistent branding of these events, is a win-win for all involved generating qualified traffic and potential clients. Even in the toughest of economies, the Parade and Tour continue to provide a return on your investment.

Southern Evergreen believes that the Tour of Remodeled Homes is the most important marketing event we participate in each year. It gives our team an unprecedented opportunity to display our work to potential clients who are actively seeking advice and ideas as they consider remodeling their own homes.
