Entrust Your Home Renovation to a Professional Remodeler
Page 1
Ability to creatively address budget and space constraints Most remodelers relish the chance to employ new design solutions to reorganize and maximize space in a home. This ability to work with a home owner on their remodeling dreams within a budget is a specialty of many remodelers. They can help propose alternatives that keep the budget in check, such as providing a variety of product choices or redesigning interior space to minimize the need for building home additions. Commitment to excellent customer service A professional remodeler has solid business skills and understands that remodeling is about providing excellent customer service. These remodelers will take meetings and return phone calls to address customer concerns proactively. They prioritize customer satisfaction and take pride in their remodeling work.
R
emodeling your home can modernize its style, improve energy-efficiency and home functionality, increase its value, and help with upkeep and maintenance. No matter how small or large the renovation, we recommend you consult with a professional remodeler to ensure you maximize the return on your investment. As homeowners, you can save time, aggravation and money when hiring a professional remodeler. Consider some of the qualities that make professional remodelers the best choice for your home renovation. Technical training and experience in home remodeling Professional remodelers have years of technical training and experience that cannot be equaled by do-it-yourself books or television programs. They understand a home’s structure, electrical wiring, plumbing and other details that must be considered before attempting a home remodel… and can often solve unexpected problems.
4
2013 TOUR OF REMODELED HOMES
Professional references and work samples Professional remodelers are more likely to belong to trade associations, such as the Greensboro Builders Association, where they benefit from education programs, acquiring knowledge and skills to better run a business and improve their home remodeling services. A remodeler in good standing can also provide references from past clients. They also can show examples of previous remodeling projects to give you a feel of the quality and style of their work…such as those on the annual Tour of Remodeled Homes. Information on tax credits and other ways to save money Remodelers can help you identify savings opportunities such as energy efficiency tax credits. These credits offer money back on installing energy efficiency improvements such as new windows, doors, insulation and roofing. In addition, there may be other rebates and discounts they can help you obtain. Make the smartest investment in your home by hiring a professional remodeler. They’ll help you stay on budget, solve remodeling challenges, and provide a higher-quality service. Remember, when hiring a remodeler, you are buying a service not a product. To find a list of licensed general contractors / professional remodelers in our area, visit the Greensboro Builders Association website at www.GreensboroBuilders.org.

Checklist for Hiring a Remodeler The decision to hire a home remodeler can be intimidating. Your home is your largest investment and the best way to protect it is by hiring an ethical, professional remodeler. Below are a few things to consider: • Make sure the remodeler holds an active NC General Contractors license. • Begin your search with the Greensboro Builders Association and Remodelers Council to find experienced licensed contractors as well as suppliers and trade contractors. • Ask family, friends and coworkers for recommendations. • Make sure the contractor has a permanent business location and a good reputation with suppliers and financial institutions. • Ask about experience and areas of expertise. • Make sure the contractor carries sufficient workers compensation and general liability insurance. If not, you may be liable for any construction-related accidents on your premises. • Ask the contractor to provide you with names of previous customers. • Ask to see the contractor’s work, both completed and in progress. Check for quality of workmanship and materials. Attend the annual Tour of Remodeled Homes to see homes recently remodeled by licensed contractors. • Do you feel you can easily communicate with the contractor? Remember you will be in close contact with them throughout the construction process. • Make sure the contractor provides you with a complete and clearly written contract. • Be cautious of unusually low-priced bids. If the contractor is unable to pay for the materials and labor as the project proceeds, this may indicate a potential problem. Keep in mind that less expensive does not necessarily mean better! • Verify that your contractor is an EPA Lead-Safe Certified Renovator if you are planning work in a pre-1978 home that will disturb more than six square feet of painted surfaces inside the home or 20 square feet on the exterior of the home. When hiring a remodeler, you are buying a service rather than a product. The quality of the service will determine the quality of the finished product and your satisfaction. 2013 TOUR OF REMODELED HOMES

Reinventing Your Home as Empty Nesters
Outdoor Rooms Don’t just limit your living space to your home’s interior walls. If you enjoy barbecuing and hosting parties, consider the possibility of an outdoor kitchen. Adding a hearth or grill for cooking, a sink for ease in preparing food and a small fridge to keep things fresh will make entertaining easy — keeping you from running back and forth to the kitchen and missing out on the fun. If entertaining isn’t your thing, designing an area to retreat to might be the option for you. Add plants, water features and comfortable furniture to create a space to get away from it all. The options for outdoor rooms are endless and can be specifically tailored to fit your lifestyle. Home Office You may be an empty nester, but you are still a very active member of the workforce. An extra bedroom or den previously used for family activities would be a great place to turn into a home office.
I
t’s official! You’ve dropped your youngest child off at college and are returning back to an empty nest. While it is can be bittersweet to see your child leave home in search of independence and adulthood, it can also be a joyous time for you now that you finally have the house all to yourself. Your home was once centered around your family’s hectic schedule. Now that you are no longer spending time carpooling and helping with last minute science fair projects, it’s time to figure out how you want to change your home to reflect your new lifestyle and interests. Here are some ideas that might get your creative juices flowing.
6
2013 TOUR OF REMODELED HOMES
Home offices are becoming less of a luxury and more of a necessity with more people telecommuting or running their own businesses from their house. A consumer preferences survey by the National Association of Home Builders found that a home office was the third most desired specialty room. Breathing Room Depending on the age of your home, you may find that your master bedroom or bath is too small for comfort. Expand into space that isn’t being used to build the master bath of your dreams or to create a separate seating or dressing area in your bedroom. Incorporating these changes will not only create a home that suits your new lifestyle, they are ones that may increase the value of your home for the time when you decide to finally sell. For information on remodeling or to explore options for redesigning your current home to match your lifestyle changes, attend the Tour of Remodeled Homes where you can talk with licensed contractors and design professionals as well as see firsthand the benefits and possibilities available through professional remodeling.

Aging-in-Place Aging-in-Place means living in one’s home independently regardless of age or ability. Millions of Americans are living longer and more active lives. And with their changing lifestyles, maturing Americans are also looking to revitalize their home environments. Many local remodelers have achieved the Certified Aging-in-Place Specialist (CAPS) designation, which is a national educational program and certification developed by the National Association of Home Builders, in partnership with AARP and the NAHB Research Center, designed to teach professionals how to modify homes for aging in place. Since 2002 more than 3,500 have completed CAPS, making it one of the fastest-growing education programs at NAHB. How big is Aging-in-Place? • 89% of people 50+ wish to remain in their own homes indefinitely (AARP) • 68% of remodelers already perform aging-in-place remodeling (NAHB) • More than half of all 55+ households rate their current home a 9 or 10 out of 10 (American Housing Survey) • The aging population is the number two issue to affect the remodeling industry over the next five years, only behind the availability of skilled labor (NAHB) Remodelers report that the most requested Aging-in-Place features include: • Grab bars • Higher toilets • Curbless showers • Wider doorways • Ramps or lower-thresholds • Task lighting What should my home contain if I want to Age-in-Place? • A master bedroom and bath on the first floor • A low or no-threshold entrance to the home with an overhang • Lever-style door handles • No change in levels on the main floor • Bright lighting in all areas, especially places like stairways • A low-maintenance exterior • Non-slip flooring at the main entryway • An open floor plan, especially in the kitchen and dining area • Handrails at all steps To learn more about Aging-in-Place, talk with local professionals who have completed this nationally recognized training program to discuss modifications you can make to your existing home and/or new home. 2013 TOUR OF REMODELED HOMES

How to Speak Remodeling
Certified Graduate Remodeler (CGR): A professional designation program offered through the National Association of Home Builders Remodelers Council. To attain the CGR designation, a remodeler must take a specified number of continuing education courses and comply with a strict code of ethics. Certified Aging-in-Place Specialist (CAPS): CAPS professionals have learned strategies and techniques to meet the home modification needs of home owners who want to continue living in their homes safely, independently and comfortably regardless of age or ability level. CAPS graduates pledge to uphold a code of ethics and are required to maintain their designation by attending education programs and participating in community service. Change Order: This is written authorization to the contractor to make a change or addition to the work described in the original contract. The change order should reflect any changes in cost.
he remodeling industry is growing every year. Whether it’s a small cosmetic remodel such as replacing bathroom fixtures, or a major down-tothe-wall-studs overhaul of your kitchen or adding new space to your home, understanding the terminology your professional remodeler is using can be very helpful to ensure you get the finished project you want.
T
As you interview potential contractors, this glossary of common terms used by builders and remodelers will help you understand the language of your remodeling project — and help you avoid miscommunication with your contractor. Allowance: A specific dollar amount allocated by a contractor for specified items in a contract for which the brand, model number, color, size or other details are not yet known. Bid: A proposal to work for a certain amount of money, based on plans and specifications for the project. Building Permit: A document issued by the City or County Building Department, granting permission to undertake a construction project. Call-back: An informal term for a return visit by the contractor to repair or replace items the home owner has found to be unsatisfactory or that require service under the warranty.
8
2013 TOUR OF REMODELED HOMES
Cost-plus Contract: A contract between a contractor and home owner that is based on the accrued cost of labor and materials plus a percentage for profit and overhead — also known as a time-and-materials contract. Draw: A designated payment that is "drawn" from the total project budget to pay for services completed to date. A draw schedule is typically established in the contract. Lien Release: A document that voids the legal right of a contractor, subcontractor or supplier to place a lien against your property. A lien release assures you that the remodeler has paid subcontractors and suppliers in full for labor and materials. Plans and Specifications: These are drawings for the project, and a detailed list or description of the known products, materials, quantities and finishes to be used. Punch List: A list of work items to be completed or corrected by the contractor, typically near or at the end of a project. Subcontractor: A person or company hired directly by the contractor to perform specialized work at the job site — sometimes referred to as a trade contractor. Visit www.GreensboroBuilders.org for additional information about remodeling along with a list of professional remodelers / licensed general contractors in the area.

PROJECT DESCRIPTION
Kevin Jones Design-Build
“Wow! I have never seen that before!” and “Check this out!” seem to fit this one of a kind renovation near downtown Greensboro. Mid-century modern housing design was a huge movement in the 1950’s. It was driven by the need to provide returning soldiers with affordable housing and by the desire of Americans to usher in a brand new “space age” design. In recent years, the significance of this housing movement has been recognized resulting in homeowners taking great care to restore and improve these homes.
www.KevinJonesDesignBuild.com Kevin Jones 336.402.1464 kevin.kjdb@icloud.com
Each room in the house was renovated. A wall of HDTV monitors beyond the kitchen stream a constant “window on the world” view from the server room based on the homeowner’s mood. The banquette table was custom made and inspired by Walt Disney World’s Space Mountain. The “Ying/Yang” bathrooms feature curved shower walls and shower glass with rain heads providing the water flow. This remodel is one of a kind and shows that there are truly no limits to what can be achieved when doing a complete renovation.

GENERAL CONTRACTOR
PROJECT DESCRIPTION
Kevin Jones Design-Build
This historic three-story home in Fisher Park, built in the 1920’s, received a full renovation on the second and third floors and also a period accurate “carriage house” style detached garage. The roof was raised on the third floor to add height and allow the installation of a wall of windows on the new shed dormer overlooking the back yard. His and hers offices and a guest suite with a full bath are now located on the third floor.
www.KevinJonesDesignBuild.com Kevin Jones 336.402.1464 kevin.kjdb@icloud.com
The second floor was re-designed by combining two existing bedrooms into a large master suite with walk-in closet, master bathroom with huge shower, dual vanities and a free standing soaking tub. The kid’s bedrooms had additional closets added and their bathroom was completely renovated. Due to the house being located in the Fisher Park historical district, all changes to the exterior of the home and the design of the new detached garage had to be approved by the architectural committee prior to construction.

PROJECT DESCRIPTION
BEFORE
The homeowners wanted an updated kitchen, in looks and functionality, without demolishing their custom-built solid oak cabinetry. Through the collaborative effort of a team of professionals, including an interior designer, master carpenter, cabinet designer, custom cabinet finisher and specific trade professionals, this custom-built 1970’s style kitchen was transformed… exceeding the homeowner’s expectations. A seven step faux finishing process was used to turn the perimeter oak natural cabinetry into rich cherry cider and the island oak natural cabinetry into an off-white painted cabinet with hand washed glaze. The existing cabinetry was modified to install new stainless steel appliances, custom cabinet end panels, concealed door hinges, Delicatus granite countertops and natural stone subway tile backsplash. Recessed ceiling lights were installed along with LED under-cabinet lights and oil rubbed bronze hardware and faucet. The existing hardwood floors were refinished.

2013 TOUR OF REMODELED HOMES
BEFORE
PROJECT DESCRIPTION This 1979 home, according to the homeowner, was due for an update. Going for increased function rather than flash, the renovation focused on upgrading materials and finishes for the kitchen, den/living room, hall and master bath and floors. Keeping essentially the same layout in the kitchen, new cabinetry includes much greater function and the clean lines the homeowner was looking for. Special features include wide stacked drawers, pots and pan storage along with roll out shelves for greater access and ease of use. The classic updates bring this home out of the last century and will serve well for decades to come.

2013 TOUR OF REMODELED HOMES
BEFORE
PROJECT DESCRIPTION The homeowner’s primary objective in this kitchen remodel was to fix what had become an unworkable kitchen and remove a drop zone. The existing island was awkward creating a “corral” feel. Significant changes included removing the corner pantry and moving the dining room door to create enough room for a focal point wall with a custom hood. All new cabinetry was installed. The perimeter cabinets are a dover color with a greystone glaze and the island cabinets are portabello. The granite is a beautiful Antoneli exotic, Capolavoro.

PROJECT DESCRIPTION The primary objective of this project was to finish more than 1,000 square feet of attic space into a large open and inviting family room with a home theatre and bar area, along with a guest bedroom. This new space provides additional room for family entertaining and guests. The large “L shaped bar wraps around the home theatre seating area for additional seating and theatre viewing. The bar area has a granite top with glass shelves and cabinet lighting. The space includes nice lighting accents along with cedar beams on the ceiling. There is plenty of space for a separate game table and other entertaining. Part of an existing bonus room space was converted into an exercise room. All of this was accomplished with only having to add one dormer on the exterior of the house for the guest bedroom.

2013 TOUR OF REMODELED HOMES
PROJECT DESCRIPTION If you came to the Tour last year, you will recognize that after a successful kitchen remodel, the homeowners were ready for their next renovation project…to create a showplace combination master bath and closet…a place to hide out after a crazy day and just relax in the tub. In this master bath and closet renovation, we removed interior walls between the existing closets and bathroom. This also required changing all plumbing locations. The closets are custom cabinetry. Custom tile can be found in the shower. The tub sits in the center of the room to create this live-in master bath. Through this renovation, the homeowner was able to create their personal “get-away” space.

PROJECT DESCRIPTION Ladies: If you are having difficulty getting your husband to come with you on the Tour of Remodeled Homes…this year you are in luck! This home was fully remodeled and featured on the Tour last year. This is the final phase of the re-imagining of this home. The new garage attaches to the main house via a breezeway and features a porch swing in a nice shady spot to take advantage of the peace and quiet that golf course living provides. The interior of the garage is enormous and it is also immaculate and incredibly organized – one of the telltale signs of a serious old car enthusiast. The Man-Cave on the second level features a huge living space, a full bath, and a media room with a wet bar. This classic car themed décor is very inviting and also fun and funky. Many people have already asked, “Can I move in?” (including the General Contractor!) Unfortunately the answer is “no” but please come out and enjoy it on the Tour!

PROJECT DESCRIPTION An existing screened porch was converted into a sunroom and walls were opened into the existing living space of the home. It was very important to the homeowners that the sunroom be consistent with the existing architecture of the home and appear original to the home. The floor level of the sunroom was raised to that of the existing home to create a seamless transition between rooms. Equally important was to preserve the view of the beautiful wooded, natural setting of this property. Matching materials were obtained and multi-step finishing processes were used to recreate the finishes of the existing home. The original exposed beam support structure was removed to visually open the room and allow for the desired placement of windows, doors and lighting. A landscape lighting system was also installed throughout the property highlighting various features to enhance the exterior of the home.

Jamestown has long been known for its ambiance, convenience, and “small town feel. For these reasons, this homeowner did not want to move and therefore decided to renovate to attend to the needs of their changing lifestyle. This renovation not only entails a new guest suite but also includes adding key transitional areas for family gatherings and entertainment.

In addition, the kitchen was expanded and completely renovated using rich color selections in areas such as the cabinetry, tile, and countertops. Despite the stunning kitchen selections, the focal point of this addition may well be the sunroom which incorporates a stone wall, arched case openings, a stone chimney with a see-through fireplace, a slate tile floor, palladium windows, and a stained tongue and groove ceiling. Last, but not least, the master bathroom was also completely rearranged by removing a garden tub and installing an oversized tile shower, new cabinets, countertops and a new tile floor. This addition / renovation will afford the homeowner and their family many years of enjoyable, yet practical living in this quiet swim and tennis community.
