o you remember the Gem of Tanzania? The ruby was on Wrekin Construction’s balance sheet at a value of £11m – and was sold last month for £8,000. I briefly considered claiming against the destruction by fire of an extremely old possession, but then thought that the insurance company may not see a lump of coal as an antique – despite possibly being a million years old! Value truly is in the eye of the beholder. Sometimes it’s tricky to know what to put in an opinion column – do you get all optimistic and risk upsetting people who are having a pretty bad time of it – and at the moment there’s a lot of that around – or do you reflect the mood of the news and have others wonder what you’ve got to be so down about? Sometimes you need to get things in perspective, and realise that we rarely have to face up to the sort of hardship others around the world have in their daily lives. “Stop complaining”, says Bruce Mau in Architect: the magazine of the American Institute of Architects. “It’s a great time to be an architect. Is it really difficult being an architect in America? It’s difficult to be a female intellectual in Kandahar. It’s difficult to raise a family living on waste products in the garbage dumps of China. It’s difficult to find your way as a child in Malawi, where the infection rate of HIV/AIDS is 17%, having already wiped out a generation of mothers and fathers. It’s difficult to overcome drug addiction from the quicksand of poverty and incarceration in America’s overpopulated prisons. These conditions are difficult. Being an architect is not difficult.” All in perspective. Well done to our Publishing Director Sam Ball, who completed the Brighton Marathon in 4 hours 44 minutes and raised £780 for Unicef! The first retrofit Passivhaus!

aul Davis + Partners alongside engineers and builders Ryder Strategies, environmental consultants Eight Associates and consultants/project managers Greentomatoenergy, transformed the 1850s terraced house in a Holland Park conservation area for client Octavia Housing by refurbishing it to strict Passivhaus levels.This German low-energy building standard required the home, amongst other criteria, to use less than 15kWh of energy to heat it per m² per year, compared to the UK average of 130kWh. ‘Achieving Passivhaus standard in Victorian housing stock, beside the fact that it is technically a ‘tour de force’, has the

potential to help the increasing number of families in the UK facing the disastrous consequences of fuel poverty,’ said Pd+p Project Architect, Marion Baeli. ‘This approach also offers optimum internal comfort, healthy environment and help improve well being of people living in old existing houses.’

‘By delivering a Passivhaus, Princedale Road achieves exemplar carbon emissions reductions without compromising on thermal comfort levels,’ Environmental Consultant, Jean-Pierre Wack said. ‘The site specific response is especially creative in undertaking environmental improvements adapted to this historic building.’

Maximum comfort The home’s CO2 emissions and energy consumption have been cut by an estimated 83% and 94% respectively, saving the tenants an estimated £910 a year on fuel bills.The ultimate goal is to offer maximum comfort to the inhabitants and a home that is future proofed against fuel poverty.

The team took stripped back the house to the facade, removing the internal walls, staircases and chimney breasts.They then created a thermal envelope within the brick exterior using 20cm of insulation and a continuous airtight layer made of timber OSB boards.The timber joists were rehung on steel beams resting on party walls. This measure avoided creating problematic “cold bridges” to the exterior brickwork.

The project also includes another first: a labyrinthine underground heat exchange beneath the lower floor slab, providing fresh air in summer and warm air in winter.

All in all, the home has a primary energy demand of 10kWh/m²/year and a space heating energy demand of 80kWh/m²/year. It emits just 15kg CO2/m²/year.

This has been an opportunity by Octavia to demonstrate that even the hardest of homes to heat can be refurbished to an exemplar standard.’

Greenhouse ‘A milestone’ Dr Wolfgang Feist, the founder of Passivhaus, presented the project team with the very first Passivhaus certificate awarded to a retrofit in the UK on 1 March 2011 at EcoBuild. Accreditation was given by Peter Warm of WARM: Low energy building practice, one of just four Passivhaus certifiers in the country. ‘The renovation at 100 Princedale Road is a milestone in the history of thermal renovation,’ said Warm. ‘It has achieved the demanding “Passivhaus” standard, the leading standard for low energy building. What makes this a milestone is that this is a building in a conservation area, where external wall insulation is not generally acceptable, and that it has dealt with the difficult issues of internal wall insulation and building airtightness by an overall concept of lining the shell with a continuous box. The airtightness of the building is ten to twenty times better than most current

building projects.This surely will be one of the buildings that shape how we learn to deal with our existing housing stock.’ Tenant Ms Bakali recently moved into the home with her three children; aged 16, 11 and 5. Over the next two years, the efficiency and comfort levels of the home can be monitored by the public via www. greenoctavia.org.uk. Energy readings will be collected from the home and compared to two similar homes on the same street which have been refurbished to lower levels of energy efficiency. Ms Bakali and her family will also be regularly visited to see how they are finding living in their unconventional home. Stringent planning ensures developments do not follow the high rise, high density path

Buying a property overseas includes planning for more than just protection from the stronger sun! Many countries have stringent anti-seismic construction specifications, something that FC&A look at in Greece.

reece and its islands are contained in a ‘box’ of fault lines and modern property construction is designed to safely withstand earth tremors. Similar quakes also strike nearby Turkey, which often result in more extensive damage due to less strict building codes. After a particularly bad earthquake around Thessaloniki in 1978, the Greek government established the Institute of Engineering Seismology and Earthquake Engineering (ITSAK) which is responsible

for determining anti-seismic construction specifications to be legally incorporated into every new building being constructed in Greece.

Significant ground stress Conventional UK construction methods would not be allowed in Greece, as a footings foundation which keys into the ground would breakdown with any significant subterranean earth movement. Generally for house building, constructors in Greece use a raft system of foundation. This is a reinforced concrete platform which sits on the ground and ‘floats’ above any likely earth tremor beneath. With columns and tie beams of reinforced concrete, the complete skeleton of the house is locked together as one unit, and is designed to move in tandem with any stress. Dennis Chatzidakis, Snobby Home’s Construction Director and a qualified structural engineer says, “This system of construction is extremely strong and well proven.While Crete is fortunate in not having experienced an earth quake in living memory, we do have one or two earth tremors every year.The construction standards which are legally enforced in Greece have proved that a reinforced concrete skeleton, constructed as an integral part of a solid raft foundation, is more than adequate to withstand

significant ground stress, without any major damage.” Reinforced concrete frame The project engineer marks out the position and dimensions of each property and wooden shuttering is constructed to create a ‘jelly mould’, 40 – 50cm high, over this area.Within this shape, 2.5 tonnes of B500C quality steel rods are laid, wired together to form a checker board. At corners and specific load bearing points, upright rods are keyed into the metal construction to create structural vertical columns. Concrete quality to a C20/25 standard is poured into the foundation and a separate cubic square metre block is prepared as a quality and strength test. Due to the hot weather, the foundation is kept well watered to prevent drying at a too rapid rate, and alleviating the occurrence of stress cracks. Within two days the wooden shuttering is broken down and cleaned for further use.Vertical steel rods keyed into the reinforced foundation are then shuttered up and concrete poured to create structural columns at each corner, and specific load bearing points of the building. Brickwork is laid to a height of one metre, whereupon reinforced tie beams are constructed, encircling the house and keyed into each column. A further tie beam is

constructed at roof height to create an interlocked reinforced concrete frame. Design continuity In the main, architects in Crete have designed cuboid style houses favoured by the Greek market, rather than considering what would appeal to buyers from the UK, who form the largest percentage of buyers. Culturally, in Greek homes the washing machine is always installed in the bathroom. Showers tend to be ‘wet’ rooms and verandahs are invariably sited ‘hotel style’ off bedrooms. Greeks love to socialize and cannot understand the UK prevalence for privacy - or the anathema of using a waste bin in the toilet! All features the UK market does not relish. Says Mike Saunders, MD for Snobby Homes, “Before we launched the company

six years ago we spent a lot of time researching precisely what the UK market was looking for. Our findings highlighted three main criteria – traditional character – small, private developments – a turnkey solution.We also saw a unique opportunity in the market to establish a strong brand image. All builders in Crete develop different houses from site to site, which means there is no design continuity or a recognizable pedigree. Snobby is different. We build just three house types – a two bedroom Snobby bungalow – a two storey, two bedroom Snobby – and a three bedroom Snobby Posh Pad.Thus there is continuity on all our developments.We have thirty eight different Snobby designs; all based on the same design features, which gives us the flexibility of maximizing usage on difficult shaped plots.”

Consumer protection Buying a property overseas is a huge investment in trust, and few builders in Crete are recognized by AIPP – the UK consumer protection federation guarding the interests of those buying property abroad. Says Saunders, “With the market now shifting to buyers moving here permanently, storage is a must, which is why we have now upped our specification; Snobbys are now going green with construction in thermal brick, for superb insulation, double glazing and solar water heating – all factors to reduce energy costs and afford comfortable living.”

The ‘health’ in ‘health & safety’ Abermed, UK provider of occupational healthcare for the oil and gas industry, is developing its global expertise to support the construction sector. Managing Director Ross Haworth tells FC&A about the huge business benefits generated by focusing on employee Health.

T

he 2010 British Safety Council conference recently highlighted the construction industry’s struggle to prevent injury and ill health and create a safe working environment.The 2009/10 HSE Labour Force Survey agreed. It revealed that construction workers encounter more fatal injuries than staff in all other main industry groups.The survey also highlighted an estimated 82,000 people in the sector who are currently suffering from an illness caused, or made worse, by their job. As one of the UK’s largest suppliers of occupational health services, we are keen to work with construction businesses to address these alarming statistics and apply valuable lessons learned in the oil industry. Since the introduction of the Health and Safety at Work Act 1974, safety records have improved but there is little evidence of any improvement in workforce wellbeing’ the UK’s relatively poor health record is well documented.

Like the oil and gas sector, the British construction industry has made a concerted effort to adopt robust health and safety policies. However, these are predominantly safety-focused. Health commonly remains an afterthought in the workplace. Root causes Consider the last HSE policy you read or training course you attended. I expect the majority of the content focused on past incidents, risk management and workplace accidents. Of course, it’s important to ensure we have policies and procedures in place, but do we invest enough in targeting the root cause of the problem? How can your industry influence and improve the health of Britain’s workforce? Why should you invest in the health of your workforce? Prevention is far more effective than cure. The oil industry acknowledges that many injuries are foreseeable. Interestingly, breaches and incidents caused by human error are often the result of ill health. A healthy and alert worker is less likely

Obesity is an excellent example. A 2007 study in The American Journal of Epidemiology revealed that overweight and obese employees are more likely than others to be injured on-the-job. Reasons include being prone to fatigue, poor overall health and using safety equipment and uniforms designed for smaller people. Social responsibility Evidently, a fit and healthy workforce is safer for the company. But the value of this can be overlooked.The fear of disaster striking when there are 50 workers on a busy site prompts the creation of a safety policy. Considerations for the health of the workforce tend to come later when companies realise health promotion might boost morale or fit their corporate social responsibility agenda.

There is no quick fix but employers should provide an environment that inspires healthy behaviour. Stimulating and engaging health education about nutrition, smoking cessation, alcohol misuse and weight management offers a meaningful start.

Most health initiatives involve introducing fruit into the canteen, posting nutrition advice on the noticeboard or installing a gym to attract new recruits. Health is so much more than this. Priorities need to change: improving, maintaining and monitoring employee health and wellbeing isn’t a luxury benefit. It is as important as ensuring site safety. However, it is easier said than done. Oil and gas industry employees, offshore for weeks at a time, are a captive audience. Construction workers, on the other hand, may move to a new site every few weeks. This, coupled with recession-induced cost cutting, means that the implementation and management of health policies can be challenging. But it is possible. Taking responsibility The results are worth the investment. PricewaterhouseCoopers research found more than 50 UK case studies that showed positive results after introducing health and well-being programmes. So, what are these benefits?

Finally, there are significant financial advantages. A physically and mentally fit workforce means less sickness absence, saving employers millions of pounds each year. Staff turnover levels will also be reduced.With healthier, less accidentprone workforces, the likelihood of incurring injury-associated costs, such as liabilities and litigation, is reduced.You couldn’t ask for better incentives, but some organisations still need to be made fully aware of these advantages. Seeds of awareness Of course, the ultimate responsibility to take action lies with the individual: people must become engaged in the psychology of living healthier lifestyles.Yet the workplace is the ideal situation to plant the seeds of awareness. Employers have a moral duty to alter attitudes. People spend significantly

Powerful incentives Like the oil and gas industry, the construction workforce has a varied demographic.Younger age groups are sometimes more open to technology such as on-line learning or keep fit programmes. Older workers may respond favourably to the psychology behind health awareness. Emotive messages about responsibility towards their children and grandchildren can be powerful incentives. We might expect the government to take the lead in promoting healthy lifestyles but, with encouragement, companies could begin to drive the societal health agenda. Many people have a lack of awareness or a tendency to consider only shortterm effects. Employers quickly become desensitized to repetitive health promotion messages. Companies can make a difference. Employers have the opportunity, and responsibility, to promote the importance of personal health and wellbeing in the workplace. Good health is critical. It’s the source of everything we value.

Firstly, healthy businesses perform better. Workers feel engaged and valued if their company takes an interest in their wellbeing. A healthy employee is a better performer, creating a more efficient and effective workforce overall. Secondly, taking responsibility for employee health is the right thing to do. It creates a reputation of excellent staff relations. Industry talent is drawn to a company that nurtures its employees.

Wrightstyle raises fire safety concerns One of the UK’s leading steel glazing companies has written to the government to raise what it believes to be an “extremely important” issue of fire safety. Wrightsyle Chairman Denis Wright

rightstyle Limited, which supplies steel glazing systems worldwide, is concerned that glazed doors, screens and facades are being inspected and passed as being fire resistant when in fact they offer little protection. The company’s chairman, Denis Wright, has raised the issue with Andrew Stunell OBE MP, Under Secretary of State at the Department for Communities and Local Government, who has already announced a consultation on changes that need to be made to the building regulations to ensure they remain fit for purpose. The minister has also stated that he wishes to explore what more can be done to make sure inspectors adhere to the building regulations and how better levels of compliance can be delivered - issues that are at the heart of Wrightstyle’s concern. The company believes that there seems to be an incomplete understanding and enforcement of fire specifications contained within the Approved Document B and the usage requirements of certification data.

Insufficient guidance “For example, and we have first-hand experience of this, unlatched doors with untested or incompatible fire-resistant glass are being accepted as fire doors within the regulatory definitions despite the fact that they are clearly not within the permissible limitations of their supplied test certification. This is palpably absurd,” said Denis Wright in his letter. Wrightstyle says that there seems to be insufficient guidance to fire or building control officers or consultants as to what needs to be specifically checked on the submitted data. The building regulations simply state that test standards such as BS476 Part 22 or the applicable EN specification should be available. However, at no point do the regulations require further examination of that test certificate to determine whether or not the installed assembly matches the description in the certification. For example, if the assembly is constructed from multiple components, have they been tested together? If it has been welded, has it been welded using the correct process? Performance criteria In the recent past,Wrightstyle has raised

issues of fire safety certification in Dubai and, most recently, in Abu Dhabi, where it believed that regulations were not being stringently enforced, or where there was a less than optimal understanding of the performance criteria of using systems where components have not been tested together. Wrightstyle supplies internal and external glass and glazing systems internationally, with a full service capability from design, through fabrication to installation. Apart from recent UK contracts, for both commercial and Olympic projects, it has supplied over the past year to, among other countries, South Africa (a FIFA World Cup stadium), UAE (Dubai Metro) and the USA (a nationally-important chapel for the US Marine Corps). “British Standards and Building Regulations are there to protect public safety, not least in the event of a catastrophic fire. With regret, when it comes to unlatched fire doors, there requires to be an assessment of current guidelines for fire safety officers, and other authorised fire consultants, and an urgent need to issue further guidance to determine when an unlatched glazed door system can be considered a fire door,” concluded Denis Wright.

An old property has stood the test of time, and is likely to have been built from local materials that are appropriate to the surrounding environment. SPAB, Britain’s oldest building conservation organization, are concerned that modern materials used in refurbishments can exacerbate some of the very problems they try to remedy.

PAB (The Society for the Protection of Ancient Buildings) believes that an old building should be mended sensitively rather than restored.When you respect the materials from which a building has been constructed, working with them rather than against them, you are allowing it to continue to do its job in the tried and tested way that the craftsman who originally built it understood.This is a blueprint for efficient sustainability. But that blueprint is currently under threat and, ironically, pressures from the green agenda are the cause for concern. In an attempt to boost the thermal performance

of their older buildings, many people are being encouraged to introduce apparently efficient modern interventions. SPAB argues that ‘improvements’ including waterproof materials, damp courses and double glazing could actually have a negative impact and inadvertently make properties colder because they prevent an old building from breathing - trapping damp. ‘Conserving rather than replacing old buildings can, therefore, be inherently sustainable,’ said Douglas Kent, SPAB’s Technical Secretary. ‘It could be argued that William Morris, the founder in 1877 of the SPAB, was one of the first to promote, albeit indirectly, the concept of

sustainability!’ ‘Old buildings are often constructed from materials with lower embodied energy than new ones,’ he continued. ‘Components frequently also have longer life-spans and are easier to repair than their modern counterparts. Additionally, older buildings not uncommonly possess features conducive to good energy efficiency (such as thatched roofs, thick walls able to retain heat and release it gradually and windows arranged to maximise daylight but minimise heat loss). Many adapt well to modern living requirements and are constructed of lime mortar and other materials that assist recycling. With all work to an old building,

our approaches on the right figures to begin with, then we could be doing untold damage. It’s not that the U-value system is wrong; it’s just that when it comes to traditionally built houses, it’s being wrongly applied.The system is fine for measuring the performance of modern buildings which are designed to let nothing in, but older houses are often constructed from materials that absorb damp and then allow it to evaporate. They live and breathe and work in a totally different way to buildings made from modern building materials.’

Most pre-1914 houses (including those that are unlisted) need to ‘breathe’.They are usually built of permeable, porous materials, which are often lime- or earth-based. Unlike modern buildings that depend upon cavities, barriers and membranes to keep water out, old buildings permit moisture to be absorbed by the fabric but evaporate back out – the ‘overcoat’ and ‘raincoat’ effects respectively. Well-intended but ill-advised energy efficiency measures, such as covering walls with impermeable materials or restricting ventilation too much, may cause condensation, promote rot and aggravate human health problems, including asthma.’ Results from the first stage of SPAB’s research on the energy efficiency performance of old buildings suggest that standard U-value calculations used across the construction industry underestimate the thermal performance of traditional walls. In some instances, it now appears

Inappropriate goals ‘Misguided work can not only compromise the special interest of an old building but save little, if any, energy,’ added Kent. ‘Consider better-informed, targeted measures that accurately identify essential work. For example, pressurisation tests can pinpoint the areas that would benefit most from draught-proofing.Thermal imaging is another method increasingly used for assessing where heat is escaping. Even if they are identified as a source of heat loss, the replacement of old single-glazed windows that may only need repair, with new double-glazing that may have a less than 30-year life is illogical.’ The findings have important implications for anyone living in or working with older buildings. SPAB believes that these people are under increasing pressure to achieve inappropriate goals.When you consider that around 20% of properties – including Victorian and Edwardian terraces built before World War One – are likely to be constructed from traditional materials, the scale of the problem becomes apparent. ‘Energy efficiency is becoming the key issue for people working with historic buildings,’ stated Jonathan Garlick, SPAB technical officer. ‘But if we aren’t basing

Importantly, the theoretical value obtained from the U-value calculations is used by professionals as the base-line for assessing thermal performance of different types of constructions. However, SPAB’s on-thespot research suggests that 79% of the traditionally built walls sampled – including walls of timber, cob, limestone, slate, and granite – performed better than expected. ‘Amazingly, this research has not been carried out before in England, explained Jonathan Garlick. ‘Accepted theoretical performance figures have long been used as a standard base measurement by professionals and homeowners when old buildings are being up-graded, altered or even assessed for Energy Performance Certificates, but are they correct? We believe that with some traditional materials our in-situ results prove that they are not. We appear to be underselling the thermal performance of our old buildings by not fully understanding them.’ ‘It’s all about understanding the building first,’ he continued. ‘How it performs, how you use it and how you live in it. U-values are not the complete story. Energy efficiency is also about our behaviour in a building, moisture content in the structure, humidity, temperature, air-tightness and the quality of the air you breathe.’ www.spab.org.uk

A window on the future Achieving zero carbon with a UK-produced timber window? Ian Purkis from JELD-WEN explains to FC&A how innovation means that this is now possible!

T

he changes in 2010 to Part L of building regulations, along with the related Part F updates, are important stages on the journey to zero carbon. This is not a mythical Utopian land far over the horizon, but the imminently foreseeable future for UK construction. As a result of this, architects are working more closely than ever with window manufacturers to ensure that these requirements can be met by 2016 when zero carbon becomes mandatory for all new builds. The changes that are planned are part of the UK Government’s commitment to bringing CO2 emissions down in stages, ultimately leading to an 80% reduction by 2050. However, the one area of the UK housing stock that the Government can most easily influence, which is done through Building Regulations, is the new build sector.To make zero carbon a reality in 2016 for all new homes, a rapid change in the technology of building is already underway and there are likely to be some major moves away from current practice to meet these requirements. Carbon capture Timber has always been a major component in building, but its unique and natural carbon capture properties means it will have a major role to play in achieving zero carbon, giving it a significant advantage

over other materials. As timber grows, it draws in CO2 from the atmosphere, converting it into the very wood itself and releasing life-giving oxygen. As a rule of thumb, for every cubic metre of timber grown, one tonne of CO2 is stored and therefore extracted from the atmosphere. With thousands of cubic metres of timber used in construction, this is one very good contributor to the zero carbon future. In a zero carbon building, timber windows not only add to the carbon store effect but bring great benefits in terms of the thermal performance that can be achieved, both by using the latest triple glazing technology and advanced window design. Design aspirations Timber windows have a major advantage in that they can be machined to match

In reality, both the houses and the windows will probably last a lot longer, although not as long as what is believed to be the oldest timber window in the UK. An 11th Century church window was recently exposed during renovation, complete with opening timber sash and leather hinges. That was 1,000 years of great service from a timber window and an amazingly long carbon store! Never has it been more true that timber windows will pay for themselves many times over their lifetime and increasing numbers of public sector specifiers are recognising this and responding accordingly. Extended service With the clock ticking and zero carbon less than five years away, many within the private and social housing sector are recognising the need to act now to work with manufacturers to develop a specification for their new and replacement windows. Specifiers have also recognised the need to source locally wherever practical, again supporting the UK timber window industry. The future is therefore very positive for timber window manufacturers who have carved a niche in offering both bespoke and volume capabilities, but with a firm focus on quality and delivery. T

he brief was to adapt this Victorian terrace house for modern family life. The site backs onto open parkland in an area of London’s East End which is becoming increasingly fashionable. Previous ad hoc extensions and adaptions had failed to form coherent or even, in some cases, habitable spaces.To develop the largest possible ground floor living space in this sensitive location, the new extensions were designed to the maximum extent possible without the requirement to obtain planning permission. At the upper level, the roofspace was opened up to form a master bedroom oriented towards the treetops. New accommodation was needed for a growing family; the cellar was excavated to form utility space. The layout at the upper levels was rationalised for family use, and to fit in additional living / storage space wherever possible. Enhanced thermal performance, rainwater harvesting and solar water heating have been incorporated into the design.

A model world The take up of building information modelling (BIM) continues to grow. So what does this mean for construction teams? Mark Lewis of Autodesk discusses.

D

espite the radical changes to the outside world over the past decade, some UK building site offices are like time capsules, lodged somewhere mid 1990s or even earlier.There may sometimes be a laptop or two in the corner, but the main feature is the sheer number of paper drawings everywhere. However far building design has progressed along the path to total digitalisation, the main deliverable to the construction site is still, in many cases, a 2D drawing.Yet, increasingly not just architects but also major contractors are adopting building information modelling (BIM) methods of working.These coordinate architectural, structural and mechanical design creating a model of a building’s primary systems which can be analysed and explored and used to create design alternatives in ways that simply weren’t possible only a few years ago. Consequently, in some cases, smart boards and virtual reality screens are gradually taking the place of the rolls and rolls of drawings. Because it is easy to change aspects of the design on the screen, initial errors don’t become an issue and a question of blame as they may do if expensive time and materials were being wasted on site. Also, if 2D drawings are still needed, they can easily be taken from the 3D model and printed as necessary. Software such as Autodesk Navisworks can integrate over 50 types of file formats, so it’s not a problem if different teams have been working on different CAD systems. Also, because the software presents this in a visual way, it can be easily understood and

interpreted by all those involved, including non-CAD users. The benefits of working this way are manifold. Let’s take the issue of late changes for a start. Using BIM tools, changes are automatically coordinated across the entire model, saving project teams hours of revising and checking drawings, as well as assessing the overall impact of the change. This same automatic coordination also helps users experiment with the design, testing and analysing daylighting or shadowing for example to reach the most energy-efficient alternative. Likewise with clash detection and correction. Software such as Navisworks can search for the type of design mismatch that is only apparent in a highly detailed and accurate model. Dealing with this on screen rather than on site can result in significant return on investment. Of course, traditional scheduling systems are essential to the development of detailed plans. But now, this information can be presented in a way that gives the team and other key stakeholders such as local planning authorities and community bodies a way to understand more clearly and visually how the work will be sequenced and executed. By applying 4D or the time element to the 3D model, it can, for example, help work out the best order for deliveries, ensuring there is room for materials on site or that the building of certain walls are postponed until large structures such as boilers have been installed. It can even demonstrate to communities the impact of the construction process on the local road

network, for example. This can be particularly valuable on large projects such as the construction of hospitals where specialist equipment needs to be delivered to its final location as a finished assembly in a clean and dust-free environment. Customers have told us of examples where MRI scanners have been modelled and then moved through the virtual world, showing on the way where doors need to be raised or corridors widened. As the knowledge and expertise surrounding BIM matures, so its potential grows. When it was first introduced it was perceived as a strategy for architects. Now construction teams are enjoying the benefits and owners and facilities manager should start to reap the rewards too as highly accurate data is passed on for more efficient maintenance. Installing door closers correctly is essential and can save lives

Q. What do we need to consider when specifying and installing door operators? A. Door operators used on a fire door need to have hydraulic closers and a fire alarm interface; this is so you can guarantee that in the event of a fire the door closes – as required by fire regulations.The importance of correct installation cannot be stressed highly enough, as it could mean saving lives in a fire. With this in mind, it is mandatory that installers undertake and pass a door operator installer course from the manufacturer – normally a one or two day course. Abloy will only sell door operators to installers that have passed this course. These courses cover the correct procedures for installing mounting plates, arms and accessories as well as troubleshooting, commissioning & testing and understanding the latest fire regulations. Reaching an aqualibrium? The UK seems to be either too wet or too dry! Terry Nash, MD of the Gusto Group and a Director of the UK Sustainable Development Association, suggests how this excess and deficiency could be managed.

I

t is one of the anomalies of the UK climate that notwithstanding apparently copious supplies of regular rain which periodically gives rise to local flooding, we are at one and the same time short of mains water.

However, these traditional methods only deal with water quantity, and make little or no improvement to water quality, local amenity or biodiversity, all of which need to be taken into account to deliver the sustainable homes of the future. Terry Nash

This can in part be explained by the limitations of national arrangements for capturing and storing water, and in part by the UK’s steadily rising population. This means, for example, that the driest and most highly populated part of the country (the south east) enjoys an average rainfall per capita lower than around the Mediterranean, with inevitable pressures on water supplies being the consequence. Somewhat alarmingly, the Environment Agency is forecasting that the population will continue to grow by a further 20 million over the next 40 years, leading to still greater pressures on national water supplies that are already under stress in all areas south of the Humber. Changing priorities Starting with flooding, for many years it has been a national priority to regulate surface water on new development sites so that water running off the site is controlled and down-stream flooding avoided. To this end, Sustainable Drainage Systems (SUDS) have become commonplace, often being based on the concept of simply holding the water on-site for subsequent slow-release over time.

To meet these requirements, SUDS must now be designed to cope with “quantity� issues such as local flood management, reducing downstream flood flooding, and avoidance of river bank erosion. Alongside this, however, water quality also needs to be taken into account, together with wildlife habitat, biodiversity and visual appearance. And last, but by no means least, developers must first agree the overall design with their local SUDS Adoption Board, and agree an associated adoption fee. This will inevitably mean that all elements of the system must be open for inspection and maintenance, to ensure their long-term effectiveness. Letting nature take its course The recently published Developer Guidelines (see end-note) advocates that this should be achieved by mimicking nature to the maximum extent possible as illustrated in the report as shown. Applied to a particular site, this translates into making arrangements to handle typical annual surface water at the point it falls (Source Control), making sub-site

arrangements to handle the overflow resulting from 1 in 30 year occurrences (Site Control), and a site-wide arrangement to handle 1 in 100 (or even 200) year occurrences (Regional Control). So far so good, insofar as managing surface water and reducing flood risk is concerned; meanwhile, however, newspapers already report low reservoir levels, and the introduction of hosepipe bans was being forecast back in January! Having gone to so much trouble to retain water on-site, it is surely perverse not to make good use of it to help alleviate watershortages; enter rainwater harvesting! Rainwater harvesting in its simplest form can be a stand-alone system for a single building that reduces the demand for mains-water. It does so by substituting the harvested rainwater for non-potable applications such as toilet-flushing, clotheswashing machines, or for outside uses. In the home this accounts for around 50% of the water being used, rising to well in excess of 80% in public buildings due to

their different pattern of water usage. Looked at in this way, they provide an excellent and very cost-effective solution to the reduced water consumption requirements of Water Regulations, the Code for Sustainable Homes, and BREEAM assessments; used in a coherent way as part of an integrated solution to both water supply and surface water management issues they become, in the vernacular, a “no-brainer�! An integrated approach Taking an integrated approach, on a housing development for example, rainwater harvesting can be used cost-effectively at two of the three SUDS levels, starting by the using a traditional dedicated installation for each suitable individual property;

this will ensure that these properties meet the necessary water consumption requirements, whilst also providing inexpensive local Source Control. Where possible, developers will usually look to meet all their SUDS obligations at the level of individual properties as under these circumstances the system does not need to be adopted. A properly designed rainwater harvesting system might accomplish this, but on those site/ development specific occasions it cannot do so, then rainwater harvesting can also be integrated into the Site Control element of the system. Many modern developments incorporate higher density properties where roof sizes cannot supply all of the non-potable

water requirements of the residents. Under these circumstances, communal rainwater harvesting systems, whose supply is supplemented by the over-flows of the individual property systems, can satisfy both water consumption and SUDS Site Control needs. This approach will help to minimise the cost of the Regional Control element of the SUDS, in the process helping to ensure that all three elements are fully maintainable and thus able to be adopted. Structural integrity And it is in the building envelope where the particular energy saving advantages of timber frame construction can be found. Frequently, the decision to build in timber frame is taken for reasons other than energy efficiency; for example, speed of erection, reduced site labour, dry construction, precision and accuracy of finished building or even cost. However, as energy efficiency continually becomes more and more important to clients and designers, this will become one of the major reasons for the choice of timber frame simply because the system has the ability to incorporate very high levels of thermal insulation. Adding a convenient 50mm service zone to a conventional 140mm stud wall increases the insulation depth to 190mm.

nergy efficiency in buildings comes at a cost. Energy is another word for fuel - most commonly electricity, gas, oil or solid (coal) fuel. All fuel costs money in some form and the more fuel that can be saved with energy efficient buildings, the lower the running costs for building users and owners. It is the building envelope that utilises and/ or controls the natural elements to assist in providing economic thermal comfort. For cool temperate climates some level of additional space heating will be required but, in most cases mechanical cooling will

Thermal insulation is not the only energy criterion, however, and a view which is often expressed is that the low thermal mass of a timber frame fabric is such that solar gain cannot be effectively utilised. However, high thermal mass is not necessarily beneficial; but rather, the important factor is the provision of the right level of thermal mass in the right place to utilise solar gain.This can be achieved in timber frame without compromising the structural integrity of the system. The climate type under consideration can be broadly described as cool temperate, where winter heat loss is the major energy efficiency design criterion.Within

Decisions which affect the ‘economic comfort’ requirement: natural lighting and ventilation characteristics of windows and doors

the general cool temperate climate, a number of variations occur. In terms of macro-climate there are the cold dry winters and hot dry summers typical of inland continental areas (north central USA, central Canada and inland northern and central Europe) and cool wet winters with moderate, humid summers typical of maritime regions (UK, Ireland, Denmark, Netherlands Belgium and Atlantic coastal France). In terms of micro-climate, there are variations caused by local topography and vegetation or existing buildings. All these variations must be considered in the design to reduce energy consumption. Environmental factor The external climatic conditions which influence energy consumption are the daily and average seasonal temperature (winter and/or summer), the daily and seasonal solar radiation, the winter and summer wind (speed and prevailing direction) and, to a lesser extent, the precipitation. Internally, air temperature is the major internal environmental factor which affects energy consumption as the building heat loss is directly proportional to the inside/ outside temperature difference. While the internal comfort air temperature may vary

between 15°C and 30°C, this will normally be between 18°C to 22°C during the heating season. Site planning decisions are taken early in the design process and have a significant effect on overall energy efficiency. Orientation is closely linked to all other site planning decisions. One of the particular benefits of energy-efficient planning is that there is little or no cost penalty associated with the decisions, while the potential energy benefits can be high. Site considerations The energy considerations for site layout are orientation, minimum over-shading and wind protection. Other site considerations are view, privacy, minimum roadworks (length, width and specification) and minimal service runs and the relationship of landscaping and gardens to the buildings. While these considerations can affect the energy decisions, they would not normally be expected to compromise them. The target site density however might be expected to affect energy efficiency decisions adversely, but at even high density (say up to 200 persons per hectare) good orientation with minimum over-shading for passive solar gain can be achieved with

careful layout and grouping. Designers need to consider all of these potentially conflicting issues for optimum energy efficiency, but with buildings responsible for up to half the total national energy consumption in industrialised countries, surely that extra work at the drawing board is more than justified. It’s now 12 months since the Feed-In Tariffs were announced and the growth in both the thermal and PV generation markets has been huge and still in its infancy. So much so that the HSE have become very concerned about safety in this new and growing market.

ecause of the short duration of the average installation (two days at most) conventional scaffolding is proving too expensive and is very unpopular with residents because of security and the invasion of privacy.There are three main safety concerns with most installations, first is the problem of actually getting the panels up to gutter level and into position on the roof, the second is providing movement over the array during fixing (and subsequent maintenance for cleaning and snagging in later years) and the third and most important concern is that of edge protection during the one or two day installation process. Ultrascape hits the Heights Ultrascape’s Flowpoint ECO is being used to re-point the cobbled Main Street in the village of Haworth near Bradford. Haworth, home of the famous Brontë sisters who wrote their classic novels in the Parsonage, is the second most visited literary shrine in the country after Stratford-Upon-Avon and a place of international interest. Landscaping & Drainage UK first for Hauraton DRAINFIX® CLEAN A sports arena at Darwen Vale High School, Blackburn, has been provided with a 400m² car park drained with the first UK installation of Hauraton DRAINFIX® CLEAN filter-bed channel system.

These drainage channels directly cleansed rainwater runoff from the car park into a controlled water course which is part of the area’s SUDS scheme. The DRAINFIX® CLEAN channel run was assembled on site from the following components: 1. Channel run made up of one metre long, 300mm (usable) width x 505mm (usable) height fibre reinforced concrete channels. Each channel having

a maximum retention volume of 70 litres/m. 2. 100mm Diameter mesh drain pipe made of highly durable PE-HD and covered with a geotextile tube. Supplied in 1 metre lengths with push fit socket for connection on site. 3. Carbonate substrate granules to create filter-bed, supplied in bags to site. 4. Ductile iron bolted down gratings with a load category of D400. The DRAINFIX® CLEAN filter-bed channel system was developed in collaboration with a number of European Universities and subsequently tested under severe, real

life conditions over many years. Pollutants such as heavy metals and hydrocarbons contaminate hard road surfaces and are washed into the drainage system; in a relatively short time, the particles and organic matter from the surrounding drained surface penetrate the filter-bed and begin to form a filter cake. Hanson in sustainability first Hanson has been involved in the development of the UK’s first private ecohouse using prefabricated brick and block cavity walls, which has been built to achieve Code Level 6 of the Code for Sustainable Homes. Lawn House in Burbage, Leicestershire, constructed by Irvine Whitlock, Hanson’s brick and block contracting division, could have a direct impact on the future of house building in the UK. Designer Penny Shankar visited the Hanson EcoHouse™ at the BRE Innovation Park in Watford 18 months ago to explore the concept of prefabricated masonry panels.

The Hanson system increases the speed of on-site installation, improves quality and accuracy and has minimal impact on the surrounding environment.

Exterior Wall Treatments Stormdry waterproofs Grade II listed building Stormdry masonry protection cream has been used to treat penetrating damp at Denne Park House, a Grade II listed building in West Sussex. Top floor rooms at Denne Park House were suffering from internal damp problems due to water ingress.Tests using Stormdry gauges were able to determine the severity and exact location of rainwater penetration. Results showed that waterproofing treatment was required for the lower sections of the external chimney breast elevations of brick and sandstone. Stormdry masonry protection cream and Stormdry Repointing Additive were specified as the preferred waterproofing solution. Due to its unique formulation, 10569 TCD FBA HPFC AW 16/2/10 Stormdry deeply penetrates masonry

to form a water-repellent yet breathable barrier.This leaves no visible alteration to the natural appearance of the stone or brickwork, which was required for works to this listed building. Stormdry Repointing Additive imparts water-repellency to mortar and improves adhesion between mortar and the brick.

Stormdry masonry protection cream was applied to the external chimney brickwork 13:59 Page 1 and sandstone, with all mortar beds

raked out and repointed using Stormdry Repointing Additive. Upon completion of the works Stormdry gauge tests were carried out once more and confirmed the treatment was effective. The stone and brickwork of the chimney breasts retain their natural original appearance and water ingress has been successfully halted.The Stormdry treatment is expected to last for at least 20-30 years.

Roto used on UK’s first retrofit Passivhaus Roto hardware has been extensively used on the first retrofitted building in the UK to achieve certification to the German Passivhaus standard. The Princedale Project, which has been spearheaded by Octavia Housing, set out to prove that a Victorian terraced house from the 1840s can be transformed to meet the highest levels of energy efficiency. The London-based housing association has worked with engineers and builders Ryder Strategies, architects Paul Davis + Partners, energy consultants Eight Associates and project manager greentomatoenergy. The team have recently been presented with their accreditation certificate by Dr Wolfgang Feist, a leading light of the Passivhaus movement. Octavia Housing claims over a dozen low energy innovations for the building, which has been described as a milestone in the history of thermal renovation. Amongst its attributes

Balcony Systems trip the light fantastic Adding light to a property can transform its appearance, as well as enhancing its use and the general well-being of its occupants. uring May we’ll have the Safety & Health Expo at the NEC and Sustainabilitylive, both great shows for anyone in the industry. Both essentially shows-within-shows, they pretty much cover every aspect of our industry – and it’s good to be at the NEC, the whole world doesn’t exist within the M25! ExCeL is a great venue but it takes so long to get there if you’re travelling down from the north, although everyone from Kent (and that seemed to be a huge percentage of those I spoke to) thought it was great – can’t please everyone etc. Our June issue looks ahead to the CIH Conference in Harrogate. There should be some really interesting discussions there from the state of public sector housing, finance and the future of housing in the Big Society. It’ll also be a chance to see the impact of the housing ‘pact’ that was developed at last year’s conference and delivered to Grant Schaps.
